Floorplans, Features and Finishes
New Home Collection houses are built with the highest quality materials and offer custom designed plans. These homes are designed for today’s second-home or permanent-home residents and can be built from permitting to finish in approximately 12 months. The floor plans consist of 3, 4 and 5 bedrooms ranging from 2,650 to 3,400 square feet. The exteriors feature the charming architectural influences of Charleston and the Lowcountry style. All plans feature open living spaces with an abundance of windows allowing for maximum light and viewing. The master bedroom suite and study or 2nd bedroom are on the main level, and 2 or 3 additional bedrooms with en suite baths are on the upper level. Outdoor living spaces include both screened and covered porches as well as a grilling deck. Oversize garage spaces, activity areas and storage areas are located on the ground level. Interior features include custom finishes, such as: 10-foot ceilings with 8-foot paneled doors, wainscoting, traditional heavy moldings and trims, hardwood flooring and custom cabinetry with solid counter surfaces. Two levels of finishes are offered with an array of selections in the Sapphire and Diamond packages. Elevators are included in the Diamond Package, and homes are prepped for elevators in the Sapphire Package. All construction meets the current national and local hurricane building codes. Additional specifications include: Anderson 400 Series Hurricane Impact Windows, KitchenAid or Thermador appliances, Moen plumbing fixtures, Carrier HVAC, 30-year architectural shingles and low maintenance fiber cement siding.

Plans have been pre-approved by the Seabrook Island POA Architectural Review Committee (SIARC). Plans will require final review by the SIARC.

All plans are available with front end garages to accomodate the narrower widths of some lots. House plans are for the exclusive use of the New Home Collection, LLC.
Q&A Q. How does the process work? A. The client selects a Collection plan and an available lot on Seabrook Island. The client meets with the Collection builder to review all the details of the plan. The builder and the landscape architect will visit the lot of choice to consult with the client regarding the optimum house site. Such things as setbacks, view opportunities, existing tree cover and other specific site conditions are reviewed at this time. Once the client selects the plan, exterior colors and the site plan is prepared, the design firm presents the plans to the ARC for the final review. Upon final SIARC approval, the builder will apply for the building permits and upon receiving them, the construction begins. Upon starting construction, the clients will meet with the interior designer to select their customized interior finishes, which include flooring, plumbing, cabinetry, countertops, lighting and interior paint colors.
Q. What are the advantages of choosing a New Home Collection plan vs. building a custom home? A. More often than not, a custom home will be more costly than a Collection home. Building a custom home usually takes an additional 6-12 months for the planning, design and the approval process. Building a Collection home plan eliminates much of this time-consuming and lengthy decision process because the plans are designed and pre-approved. With the New Home Collection, the total cost of construction is known upfront. The price of each plan is fixed. There are no add-ons to the pricing, unless the client makes changes to the plans. Many times, a custom home is built on a cost plus basis, which is different from the fixed price contract. The cost plus approach can be relatively unknown until well into the building process, or not until the end.
Q. What is included in the fixed price of a Collection home? A. The Collection price includes everything needed to build according to the plans and specifications. All interior finishes are included as well as the driveway and sidewalk, with lot clearing and landscaping allowances also included.
Q. Can changes and upgrades be made to the plans?
Q. Is this program available to current lot owners in Seabrook?
A. Yes, minor floor plan modifications can be made, by consulting with the builder and subject to their approval, with any agreed upon price adjustments. If any plan changes are required by the design team as a result of client changes, there will be an hourly charge.
A. Yes! The Collection program is ideal for those who own a lot and have chosen not to build, either due to the complexities of the planning and review processes, the upfront investment or time it takes to build a custom home.
Q. What is not included in the building price?
Q. What size lots are needed for Collection plans?
A. Only two items: The $2,500 final SIARC Review Fee and the washer and dryer, which can be purchased at the builder’s discount. Q. How long does it take from start to finish to build a Collection Home?
A. The plans are designed to fit on most of the full-size lots on Seabrook Island, which are approximately ½ acre in size. Before final lot selection, verify with the Collection Team that the Collection plan selected will fit on the lot selected, in order to meet the ARC lot setback requirements.
A. The total process, once any changes are agreed upon, is approximately 12 months, including permitting and construction time.
Q. Once the decision is made to build a Collection Home and a lot has been selected, what is next? A. The client will sign a contract to purchase the lot from the lot owner and sign a fixed-priced building contract to build the desired home with the builder. All plans and specifications will be included in the contract.
