EQUITONE clad cinema gets northern exposure EQUITONE architectural fibre cement materials from Marley Eternit have been used to create a striking facade on the UK’s most northerly cinema and music venue. Marley Eternit’s EQUITONE [natura] was specified by Gareth Hoskins Architects for the £12.4M ‘Mareel’ building in Lerwick, Shetland, which has recently been awarded both RIAS Regional and RIBA National Awards. Taking inspiration from the building’s location on the edge of Lerwick’s historic Hay’s Dock, Gareth Hoskins Architects chose Anthracite coloured EQUITONE [natura] because of its combination of toughness, texture and appealing colour. Robustness of the facade materials was an overriding factor on this project because Lerwick shares the same latitude

as Alaska to the West and Norway to the East, and regularly experiences gusts of wind over 70mph. The fibre cement facade panels were mechanically fixed to the structural framework using a mechanical secret fix system. Calculations were carried out to ensure the fixings could cope with the wind forces on the structure, in accordance with BS CP 3: Chapter V-2. This gives methods for calculating the maximum gust wind loads that should be taken into account when designing buildings. As well as its physical robustness, EQUITONE [natura] was chosen for Mareel because the fibre cement material echoed the simple, robust forms that are typical of the nearby fishing industry buildings. The aesthetics of the fibre cement panels also

complemented the other elements specified for the facade of the Mareel building. Gareth Hoskins of Gareth Hoskins Architects said: “We specified a Marley Eternit fibre cement facade principally because of its proven robustness, an essential requirement in this exceptionally exposed, northerly location. The material also gives an excellent uniformity of colour and sharp finish to the facades it adorns, providing a striking contrast with the more rugged nature of the other building elements and setting Mareel apart from the surrounding industrial sheds around the harbour.” The client on this project was Shetland Arts Development Agency. Main Contractor was DITT Construction Ltd.

Space Solutions short-listed for a hat-trick of awards

Workplace design experts Space Solutions is celebrating after receiving a hat-trick of nominations for this year’s prestigious British Council for Offices (BCO) Awards. The commercial property experts have been short-listed in all three of their award submissions, including two nominations for the interior fitout category for separate projects. Now in its sixth year, the BCO Scotland Awards are held to celebrate excellence in office space across the country. Space Solutions has been recognised for its innovative interior design services for the new UK headquarters in Aberdeen for Teekay Petrojarl, the largest Floating

Production Storage and Offloading (FPSO) operator in the North Sea. The second nomination for the same award is for a project closer to home, the design and fit-out of Space Solutions’ new Edinburgh office at Lochrin Square. The new office promotes collaborative working through an open plan design, which features a selection of formal and informal settings, including a café lounge area to promote staff wellbeing. Space Solutions has also been short-listed in the Exterior Build category for the base build and fit-out works for Bibby Offshore’s new headquarters in Aberdeenshire. The design makes clever use of curtain wall

and rainscreen cladding components to provide a striking horizontal silver feature to the central main entrance elevation. Silver ‘bullet’ profiles of the curtain wall slice across the mirrored glass before cutting through the ceramic rainscreen feature, which returns on either side. Steve Judge, Managing Director of Space Solutions, said: “To have been short-listed for all three of our award submissions is a great honour and is a real testament to the talent and hard work of our team. It is especially rewarding to have been shortlisted for the design and fit-out of our new Edinburgh office and I would like to say a big thank you to everyone involved.”


Stewart Milne Group appoints new Group Head of Finance The Stewart Milne Group has announced the appointment of Andrew Tweedie to the new post of Group Head of Finance. Andrew, a qualified chartered accountant, joins the Group from John Menzies plc, an Edinburgh based logistics company operating in the aviation and print media distribution sectors. He reports to John Irvine, Group Finance Director, and will oversee the finance function across the Stewart Milne Group’s homes and timber systems divisions, which generated a turnover in excess of £210M last year and employ more than 800 people across the UK. John Irvine, Group Finance Director, said: “Andrew joins us at an exciting time of development for the business as we continue to develop our homes offering in Scotland and the North West of England whilst driving growth and innovation in our timber systems division. Designer Contracts, the UK’s largest flooring contractor, has introduced a carpet recycling scheme in conjunction with Carpet Recycling UK (CRUK). The scheme works by diverting 90% of Designer Contracts fitter’s unfitted carpet into felt underlay. What isn’t turned into underlay is used in the equestrian sector for arena flooring. The scheme has already saved 100 tonnes from landfill since its launch in autumn 2013. Spearheaded by Merchandise Manager Louise Abbott, the system was initially trialled at the Company’s head office in Chesterfield before being rolled out to nearly all 12 of Designer Contracts’ regional offices. Managing Director, Peter Kelsey, said: “It’s great to have been able to improve our green credentials so significantly, we’re helping the environment by transforming our waste into a sustainable solution. Fitters are supplied with a builder’s bag to fill with unfitted carpet to then drop off at their nearest Designer Contracts regional office. It is then taken to our approved recycling facility before being transformed into felt underlay.” Said Laurence Bird from Carpet Recycling UK: “Designer Contracts was introduced

Charlotte Square Collection wins top honours at Scottish Property Awards

University of Glasgow awards £1.3M contract to ISG ISG has added the University of Glasgow to its growing portfolio of Higher Education customers following the award of a £1.3M contract to enhance facilities at the renowned School of Engineering. Working across two floors of the James Watt Building, which will remain operational throughout the project, ISG will create three new research offices, additional laboratory space, a new reception and break out areas. The scheme includes the installation of new mechanical and electrical infrastructure and ISG will additionally upgrade the roof covering on the building, with the project scheduled for completion in the summer. ISG continues to build upon its reputation

for high quality and efficient project delivery within the Scottish education sector, most recently securing a £4.5M contract at New College Lanarkshire adding to previous schemes at the University of Dundee, including a £4.1M extension at the Ninewells Hospital site. The Charlotte Square Collection was named as one of the best new property developments in Scotland at the inaugural Scottish Property Awards. The refurbishment of the south terrace of the square, carried out by Morgan McDonnell Architecture Ltd, won the Architectural Excellence Award for Commercial Buildings, beating a strong list of finalists to secure the judges’ vote. Nick Ball, Director of Corran Properties, developer and asset manager for The Charlotte Square Collection, said: “We are delighted and Morgan McDonnell deserves the recognition that this award brings. The refurbishment and renovation work at 26-31 Charlotte Square has been in a class of its own. It successfully blends period character with modern office design to create unique and interesting spaces in a way that still allows tenants to express their own business personality and style.” Fifteen awards were presented, which attracted a total of 61 entries from 45 companies including developers, agents, funders and architects. Judging was carried out by a panel of experts drawn from the commercial property sector. Alasdair Humphrey, Chair of the Scottish Property Federation and one of the judges commented: “The Scottish Property Awards have provided a very welcome opportunity to celebrate all the achievements in property in the last year. The quality of work shown by our participants across both private and public sectors has been outstanding and shows positive progress which is very encouraging for our industry. Congratulations to all our finalists and winners.” Guy Morgan of Morgan McDonnell added: “We are thrilled to have received this award for architectural excellence. This project is testimony to the relevance of innovative listed building regeneration and we are delighted to have been given the opportunity to restore and reinterpret these historic buildings to create a unique office environment fit for 21st century occupation.”


Lovell to deliver £6.8M makeover for Aberdeen tower blocks Housing regeneration and refurbishment specialist Lovell is set to deliver a £6.8M high-rise improvement programme for Aberdeen City Council. The scheme will transform four highrise blocks of flats in the Cairncry area of Aberdeen: Cairncry Court and Rosehill Court, each 16-storeys high, and 17-storey blocks Cornhill Court and Stockethill Court. The high-rises are made up of a total of 388 homes. Each building will benefit from the installation of rainscreen over-cladding to keep rain out and boost thermal insulation. Lovell will also carry out concrete repairs, replacement of some windows and louvres, re-rendering of the lift motor rooms and some work to ventilation systems. Lovell, which is a certified Energy Company Obligation and Green Deal installer, is expected to start work on the yearlong improvement scheme in spring 2014. The Company was awarded the project through a competitive tendering process. Residents will remain in their homes during the work, with a specialist Lovell resident liaison officer based on site who will communicate with residents, helping ensure the work goes ahead smoothly and with minimum disruption. Aberdeen City Council Housing and Environment Convener Councillor Neil Cooney says: “Aberdeen City Council is committed to long-term investment in its housing stock to ensure properties are energy efficient and warm. As a result of this commitment more and more people are seeing their fuel bills slashed and significant savings are being realised on heating costs across the city. The over-cladding and window replacement work has been greatly received in other parts of the city and we look forward to working with Lovell as it delivers the next phase of this project. Residents in Cairncry Court, Rosehill Court, Cornhill Court and Stockethill Court can be assured that this work will be carried out efficiently and to a high standard, ensuring these properties are energy efficient and structurally sound for years to come.”

Eltherington on show at world’s leading conference venue Eltherington’s stainless steel soffits and column casings were installed on the external facade of the building to create a high level of aesthetic appeal, whilst being low maintenance. The internal column casings were specified for the main struts within a large atrium area and finished in high quality white powder coating to retain the contemporary design of the space. Eltherington’s internal cladding was fitted around an internal staircase and finished in powder coated grey. A spokesperson from BDP Architects, said: “The architectural solutions supplied by Eltherington enabled us to create a visually striking effect both inside and outside this world renowned conference venue. The products are high quality and help, in part, make the building what it is today.” The innovative new building incorporates

the new 1,600sq m Lennox Suite and other facilities such as a large glass atrium and organiser’s space. It is used all year round to support exhibitions and conferences. Contractors had to adhere to a strict call-off schedule during the project as it was a relatively constrained site in a busy city centre location. Additional complexity was added because the EICC remained fully operational, staging a number of high profile conferences, during the building work. Mike Riding, Business Development Director at Eltherington, said: “We were delighted to be specified for the new extension to The Edinburgh International Conference Centre. Our wide range of facade solutions and many years of experience in the architectural sector meant that we were able to work closely with all parties involved to meet the strict schedule.”

BSW Timber announces 60 new jobs for Carlisle and Dalbeattie sawmills Timber and the UK forestry sector and I am delighted to see more jobs created here at our Carlisle and Dalbeattie mills. BSW Timber has announced that the Company is to create up to 60 new operational jobs at its sawmills in Carlisle and Dalbeattie as demand for UK timber rises. The new jobs are a result of introducing extra shifts at both sites to meet the growing demand and were revealed during a visit to the Carlisle mill by Chancellor of the Exchequer George Osborne MP. The Chancellor’s visit marked the latest phase of a £70M five-year investment programme by BSW - part of an ongoing commitment to bring cutting edge technology to all its mills as well as creating modern manufacturing sites and improved customer services across the UK. BSW Timber is now the leading producer of UK sawn softwood, providing over 800 jobs at six sawmills across the UK - plus thousands more across the local supply chain and a further 130 jobs in their Latvian operation. Welcoming the jobs announcement, Tony Hackney, Chief Executive of BSW Timber, said: “These are exciting times for BSW

Construction Workplace Health Risks

Construction workers account for the highest rate of contracting occupational cancers than workers in any other sector, over 40% of all occupational cancers are caused by working in the construction industry – further to this 54% of male workers are not still employed by the construction sector at the working age of 60. Although the fatality rate through safety related accidents were at an all-time low last year – 39, the annual death rate from diseases contracted whilst working in the construction industry remains at 5,500 each year. And a staggering estimated total of 74,000 cases of ill health are reported by construction workers, having risen by 31,000 in 12 months. The nature of the industry means that much of the workforce is transient, moving around different sites country-wide and less likely to have access to regular medical or GP health checks. Often, if symptoms

of ill-health present themselves, many of those affected tend to ignore them. This combined with a high level of exposure to hazardous risks on the job – dust, vibration, and muscular injury – is a dangerous mix. It leads to worsening health, eventual loss of income, distressed families, and economic loss to employers suffering a skills drain. In the worst case scenario, serious work-related ill health when left un-detected can be fatal. Construction employers are now beginning to listen to and seek workplace health risk management support from Constructing Better Health (CBH), an industry owned, non-profit organisation serving the construction industry’s management of work-related health risks. By creating an infrastructure of standards, information, and most importantly advice and support for sound workplace health risk management particularly amongst SME’s and Micro organisations. CBH is committed to improving management of worker health issues across the construction industry. The CBH scheme enables individual workers to carry an electronic ‘workplace health fitness for task’ card, demonstrating that workers are fit for the task they have been assigned, on whichever site they work. The medical data is held securely in the first ever national database, it is only accessible by the qualified medical professionals employed by the CBH accredited occupational health service providers. CBH fully audits and accredits occupational health service providers, of all sizes, ranging from an individual OH advisor through to the largest companies currently operating across the UK. CBH will work with employers to ensure they contract for the ‘right’ OH services, those which will add value – not add unnecessary cost. CBH do not provide commercial services for OH, as the industry scheme, they are there to ensure that construction employers can cost effectively get the support they require to help

them to improve the workforce health. CBH also satisfies the challenge presented to principal contractors needing to demonstrate to clients and other key stakeholders their supply-chain complies with legislative workplace health requirements. In addition, CBH actively support through advice and guidance SMEs and Micros who do not always have the financial resources to employ specialist Health and Safety advisors. Whilst the safety element of Health and Safety has received much deserved attention in the past decade, health remains the poor relation. As an industry we need to keep key skills in the construction sector and reduce the cost of health liabilities and risk of future litigation. We know that ‘healthy’ companies perform much better, and their corporate profiles and reputations also improve. As our awareness increases on work-related health issues so will economic prosperity.

Adding the Soco Complex to its portfolio

Jansons Property is a successful partnership of the tenacious and innovative approach of Andy Jansons with the financial might of the William Pears Group. The Company is a highly regarded property developer and investor, with a diverse portfolio. One of its recent prestigious projects is at the Soco Complex at South Bridge. Work has provided a social hub that includes a 259-bedroom Accor Ibis Hotel, a Sainsbury’s Local and a Costa Coffee all on South Bridge. There is a 15,000sq ft bar/restaurant/retail space on the Cowgate, which is more traditionally the drinking area of Edinburgh. All areas link through some inner courtyards, so people can get from Chambers Street through to South Bridge and then to the Cowgate all through inner courtyard spaces where people can sit outside with tables and chairs. It has revitalised a site that was ravaged by fire in 2002 which burnt down all the medieval buildings, and threatened to spread through the Old Town. The fire was eventually contained but the buildings that didn’t burn down had to be demolished due to being beyond repair. After this, the site sat idle for a number of years but this changed when Jansons came along with a hotel occupier on a lease to put together a viable scheme. Soco is situated on the south side of Cowgate, opposite its junction with Blair Street. Occupiers nearby include The Three Sisters, City Café, Brewdog, Siglo, The Caves, Cabaret Voltaire, Faith Nightclub, Festival Theatre and Starbucks. Edinburgh city centre has a population of 447,660 people and is projected to grow by roughly 50,000 by 2015 and the wider Edinburgh city region has a population of 1.3 million.

In addition, Edinburgh benefits from 3.52 million tourist visitors. Because it is based on a World Heritage Site, planning had to be meticulous but Edinburgh Council were supportive and invested to ensure something was done on the site. Planning involved lots of architectural debate, meetings with World Heritage, Historic Scotland and architectural groups throughout the city to come up with a design that all parties agreed to. Jansons also put on a public exhibition at the Royal Surgeons Hall in order to keep everybody updated with plans for the site, which was well attended. The Company has quickly expanded its expertise in hotels – Soco being the eighth – and Michael Tomkins, Acquisitions & Development Director at Jansons, told Building Scotland of a gap in the market that the Company took full advantage of. He said: “We realised a few years ago that there was huge demand for more bedrooms in Edinburgh. “It gave an opening for us to go into Edinburgh and put some serious bids down for sites with those hoteliers behind us who wanted bedrooms.” Throughout construction, Jansons had up to 200 people on site, with work going to the Main Contractor for the project – McAleer and Rushe who has built Accor Hotels previously. The rest of the team was Scottish, with ICA Architects of East Kilbride designing the development. Turley Associates was the Planning Consultant for the project, and the rest of the team were all employed locally. Plant installation was undertaken to the Southbridge roof while hard landscaping work has created footpaths, which used lots of manpower. Once the rooms were completed, snagging

and cleaning took place and the corridors have had carpets and roof tiles installed, and the hallways have been skim plastered. Before that, a sculpture arrived on site, which was designed by a collection of artists. It is both a work of art and monument to the history of the building lost to fire in 2002. Its strong and simple shape reinterprets the neo-classical arch while reflecting the site’s historic past in a modern and exciting way. The sculpture is made of corten steel, sourced from Leith, and it is an exciting and dramatic material that, through its colour and texture, lends weight and strength to the sculpture. Reminiscent of the steep red crags of Arthur’s seat, the sculpture will appear routed in the city. It is located on a plinth in the internal courtyard, and had to be placed into position with the help of a crane over the top of the building. This was done in December. Now completed, the hotel will employ about 50 people, while the likes of Sainsbury’s and Costa Coffee will bring vast employment opportunities to the area. Work has also included the conversion of existing buildings in the surrounding area, such as the Patterson Building on the corner of Chambers Street. There is a building on South Bridge which has a Georgian façade and this has been effectively recreated further down the street. On Cowgate, there are three storeys below what is a medieval plot line, but this segmented area has been complemented with a split façade to replicate the medieval plot lines in a contemporary manner. The long-term aim of the project is to bring new life to this particular quarter of the city and with the new continued page 16 >

development at the bottom of Blair Street, it has created something for a whole host of quality occupiers. Work on the £32M development started in November 2012. The hotel opened in January 2014, the Sainsbury’s is also now open which leaves the retail units on Cowgate that still have to be let out. Interest for these has been high, with restaurant/bar occupiers, health clubs and

dental practices all showing an interest. LaSalle Investment Management provided funding for the scheme, which has and will be a financial success for the city. Such a strong portfolio of developments is one of the reasons why Jansons finds itself nominated for awards. At the moment, the Company is nominated for three awards at the Scottish Property Awards for Development

Promoting quality in fire safety Established by the fire protection industry in 1984, BAFE is the independent not-forprofit body that registers companies which have achieved third party certification in various areas of the fire protection industry. The Company develops schemes in conjunction with the certification bodies, trade associations, end user customers, Chief Fire Officers Association and a whole range of stakeholders including public bodies. These are always based around British and European standards with additional, specific competence requirements. An example is a scheme for companies who maintain portable fire extinguishers (SP101/ ST104). The company will require ISO9001 certification and BAFE ensures that the extinguisher technicians will have initial training and refresher training every three years afterwards, which will be monitored as part of the service. These types of schemes are developed by BAFE who work with third party certification bodies that are UKAS accredited and deliver these schemes in the field on behalf of BAFE. In just five years, the total number of registered companies has swelled from 350 to 1,120. This has helped in no small part the introduction of a new management team, following a move to the site of the Fire Service College. This involved updating all schemes, relationships with certification bodies and sorting the administration system which is now a cloud-based system. The moment BAFE receives information about a newly registered organisation from one of its certification bodies, the details are entered and instantly shared on the website. This is a key component for end users who can search the website by company, geographic location and find registered companies in their area. It will tell them exactly what scheme the company is registered to, for example it could be a fire alarm scheme or emergency lighting scheme, portable fire extinguisher scheme, or a mixture of them. BAFE is also responsible for ensuring the logo is used correctly so that companies do not claim to be BAFE registered if they are not. Similarly they cannot claim to be registered to a scheme if

they are only registered to another one, and BAFE makes sure companies can do what they say they can. BAFE has been involved in a number of major developments over the years since the Rosepark Care Home and Lakenal House fires, which resulted in much concern in regards to the quality of fire risk assessment. The Regulatory Reform (Fire Safety) Order 2005, Fire (Scotland) Act 2006 and the other national equivalents start from the basis that the property owned will have a full and competent fire risk assessment. Small premises could be capable of doing this for themselves, but if they look for an outside competence there was an absence of third party certificated schemes. A body was set up called the Competency Council, which was headed up by a Chief Fire Officer. This involves the whole of the industry, the insurers and external stakeholders who came up with a series of competencies that a fire risk assessor should have, as well as providing guidance for companies looking for a fire risk assessment provider. These guidelines can be found on the BAFE website. The Rosepark Care Home is a particularly tragic precedent because a fire at the Uddington facility claimed the lives of 14 residents, which demonstrated the importance of fire safety in such homes. As a result, important new guidance was implemented in March, which is more userfriendly and takes into account comments received during public consultation. Along with the guide, the Scottish Fire and Rescue Service is finalising a new agreement with the Care Inspectorate to further improve joint working on fire safety. A scheme has been set up by BAFE (SP205) for companies who provide fire risk assessments and that is UKAS accredited. This is being delivered by three certification bodies and currently has 25 registered companies, with many more in the pipeline. BAFE is constantly striving to keep the industry informed about the relevance of this scheme so that those who need a fire risk assessment

will find this is a great place to start. It is accompanied by the fact that the Fire and Rescue Services are now beginning to take serious action against those companies who have a fire incident and are without any fire risk assessment or evidence of adequate fire protection. Stephen Adams, Chief Executive of BAFE, told Building Scotland he hopes the convictions will act as a deterrent and make companies take their responsibilities seriously. “People are being fined, serious action is being taken now and that’s getting up to the Crown Court and the High Court,” he said. “Hopefully customers are beginning to realise that they do have obligations.” Another issue within the industry which BAFE is trying to highlight is the need to reduce the number of false alarms. Trying to find a strategy to stop this is tricky because of the simple fact that unlike something like false alarms within security, fire is different because as well as being about property risk, it poses a serious risk to life. Many fire and rescue services are contemplating charging businesses or organisations that have a large number of false alarms, in order to act as a deterrent. Work is being done to demonstrate that if a competent provider is used that meets the third party certification criteria, the result will be a better alarm system that will in turn cause fewer false alarms. All of these issues, which encourage using a competent installer for a wide range of fire equipment, serve to encourage the market place that using BAFE registered companies will result in many advantages for the businesses and companies that do so. New plant using glass bottles to make filtration systems A quarter of Scotland’s green glass bottles are to be recycled to make water filtration systems at a new plant in Midlothian. This will be at Dryden Aqua’s new £5M plant which uses the glass filters for drinking water, industrial waste water and pools. It will use recycled glass to create a groundbreaking water filtration system capable of targeting and removing waterborne parasites and pollutants, while also filtering drinking water, treating industrial waste water and swimming pool filtration, which will make significant savings for the water industry. This fast growing industry will be served well by the factory, which is already partially opened and can process 40,000 tonnes of glass per year. Dryden Aqua is a Scottish based marine biological company established in 1980 that specialises in water quality and innovative treatment technology. The Company has a strong research and development background and has been conducting research for the European Commission and UK Government under a Life Environment programme. As marine biologists, Dryden Aqua’s focus is with aquaculture and environmental business sectors in relation to sustainable water treatment technology. An understanding of the biological as

well as the physio-chemical reactions has permitted Dryden Aqua to develop a unique range of products relating to media bed filtration, coagulation and nano-technology. As a result of this unique combination, the Company can now state it has closed the loop on swimming water treatment and has eliminated disinfection by-products and reduced operation costs by more than 30%. Dryden Aqua will continue to expand and develop the manufacturing and research base. Dryden Aqua Distribution in Switzerland is established for sales and marketing in Europe for the pool industry. In addition, the Company has warehousing and distribution around Europe supported by highly trained technical distributers. Work on the plant, which is located on Bulterfield Industrial Estate in Bonnyrigg has seen the development of a shed structure with steel cladding, while landscaping has been incorporated in the form of concrete, but green glass granules have also been used as an edging and a non-slip surface. Designed by Archibald and built by Sims, work started in February 2013 and was fully completed in February 2014. It was first opened in November 2013 by Environment Secretary Richard Lochhead, who said: “This is a revolutionary system from Dryden Aqua, which exemplifies the technological and environmental

expertise that Scotland is famous for. “It is also a major investment in Scotland’s green credentials and places us at the forefront of the move towards a zero waste nation. “This is a great example of upcycling where we create something of higher value than the original substance. This technology can be used in developing countries to ensure cleaner, healthier water for all, showcasing the global reach and importance of Scottish innovation, which is a key element of the Hydro Nation agenda. “We want to support innovation and it is one of the reasons I recently announced a review into the feasibility of a national deposit and return scheme for glass and other packaging. “Our long-term goal is for Scotland to become a more circular economy where we eliminate waste by designing products in a way where they can be re-used over and over again.” Dr Howard Dryden, Dryden Aqua’s Chairman, said: “Our product can eliminate up to 90% of the pollution load from industry and municipal waste water sites and as regulations become more stringent we hope that more people will look to Scotland for the answer to their water charges.”

both around eight miles away offering even more diversity from the fresh produce of Farmers Markets to designer brands at the McArthur Glen outlet. Livingston is also the place to catch the latest 3D films at the Vue multiplex, as well as fast food national chains, while Armadale offers places for family meals to romantic dining, together with several bars and watering holes. Two projects in Aberdeen will result in the supply of district heating to domestic housing in the area. An extension of work that has been undertaken in the last few years, this will replace electric heating systems within multi-storey blocks of flats with a district heating system that is fed from a gas-fired combined heat and power station. The Cairncry project will supply an additional four multi-storey blocks. In Cairncry, there is a combined heat and power station that supplies four existing blocks, so this scheme is an extension of that centre, which will boast a larger generator. In addition, the underground mains are being extended along to the four other blocks. This part of the project is almost finished and work will soon start on the additional equipment to be installed into the new part of the energy centre on behalf of the client, Aberdeen Heat & Power (AH&P) Ltd. A temporary connection onto the existing system has been made in order to supply heat to the first of the blocks. At the Tillydrone side of the project, there are seven multi-storey blocks and a new energy centre is being constructed to service these with combined heat and power. This is being built with the future in mind in order to accommodate the wider area of Tillydrone. It will result in the accommodation of further generators in the energy centre so that combined heat and power can be provided to the wider area in future. Set up in 2002 by Aberdeen City Council, this not-for-profit company has always been tasked with reducing fuel poverty and because these flats were originally electrically heated through storage radiators or warm air heating, the adequate heating was too expensive for many residents. This scheme will drive down fuel poverty and alleviate associated health risks linked to properties becoming under-heated and suffering from damp. Residents of the flats will have heat available all the time and hot water for a fixed tariff, resulting in people being able to keep warm at an affordable price.

External overcladding to go with internal redevelopment One of the largest colleges in Scotland is benefiting from a makeover. The North East Scotland Aberdeen City Campus has been criticised over the years for its ugly 1960s exterior. The building inside has been extensively refurbished to provide state-ofthe-art facilities for students. However, the outside of the building – although structurally sound – has a dated look to it, and there is a great need to make it more efficient in terms of energy usage. Now, with the help of new technology, a new exterior is planned which will make the city campus more efficient in terms of energy use, and much easier on the eye. This will bring the exterior standard up to its interior, which continues to amaze visitors when they come through its doors and see the fantastic teaching and social facilities that students enjoy. Principal Rob Wallen said: “Our main Aberdeen City Campus at the Gallowgate dates from the 1960s and is still structurally sound. “Opened in 1964, as Aberdeen Technical College, it was built to the standards of the day and has served us well for almost 50 years. “The Board considered relocating to more modern premises, but with its accessible location and convenient transport links, we are now committed to maintaining a strong presence in the centre of Aberdeen.” A decision was made by the Aberdeen College Board of Management (prior to merger with Banff and Buchan College when the two colleges became North East

Scotland College) to re-clad the building at a cost of £5.9M – paid by college reserves. The building will see the renewal of the ‘overcoat’ of the Tower and East Blocks to reveal a fine building. This work will enhance the building’s image, improve teaching environments, reduce carbon emissions, energy consumption, energy and maintenance costs, recycling the whole building, and will make significant changes quickly. One of the big attractions of this type of approach is that the work can be carried out without the need to move staff or students. Most of the construction work is carried out on the outside of the building and then any minor works that have to be done internally are being undertaken when the building is unoccupied in the evenings or at the weekend. Principal Wallen added: “By using modern technology we can extend the life of the building by 50 years, ensuring a presence in the heart of the city for our learners.” At the Tower block, the support structure is 99% complete, with over 700 windows installed. Internally, work is ongoing and 57 rooms are complete, and glazing is complete to curtain walling zones. The installation of perimeter panels is ongoing. Fire break and insulation facilities are on site and are being installed, as are panels to insulated areas. Roof area work has also commenced. At the East block, the support structure is over halfway to completion, with windows installed to the east elevation and the south gable scaffold has been erected and needs

to extend over the front roof to the left hand side of the Gallowgate entrance. The front entrance canopy has been partially removed to allow other works to progress up to the summer holiday period, and at the link bridges, work commenced to progress to the link corridors in the middle of March. By using modern technology, the life of the building can and will be extended by 50 years, ensuring the Gallowgate Centre for Aberdeen College remains a presence in the heart of the city for learners. Designed by Burnet Pollock Associates, the Main Contractor for the overcladding is D+B Facades. Work will be complete in October. It continues the tradition of continuous improvement at Aberdeen College. The end of 2012 saw official opening after Phase II of the Gallowgate basement conversion was complete. This includes fabulous new facilities for hairdressing and beauty therapy which have allowed the department to offer new courses in body and spa therapies. There are three large, open plan, newly equipped hairdressing salons, two large beauty therapy salons, a professional nail bar, consulting rooms, beauty spa and steam room, reception and waiting areas. In addition, the College’s photographers have moved into their new accommodation which includes three new photographic laboratories, open plan, state-of-the-art photographic studios and a digital mini lab. students to work independently using different lighting and backdrops. And not to be outdone, for TV, radio and sound production, the College has invested in and upgraded its already fantastic equipment and facilities. It resulted in the creation of a new TV studio, control room and editing suite, a new recording live studio, sound lobby and control rooms, and a new radio editing suite, VCS suite, newsroom and radio production suite. In total, Aberdeen College has spent £5M to refurbish the basement area which also includes new facilities for music and performing arts students. In addition to the basement area, the College has created a new student

social space, which cost £400,000. The new area can accommodate an extra 200 students and includes a café dining area, a formal dining area, soft seating and a laptop self-study zone. The basement was opened in December 2012 by Scottish actor Elaine C Smith. Ms Smith joined guests, students and staff for the formal proceedings, which was followed by a private tour of the facilities. The basement, which originally housed the construction department, became vacant when students were relocated to a new £15M purpose built facility at the College’s Altens Centre two years ago. In 2010/11, new plans for the basement were drawn up. Phase I concentrated on new facilities

for music and performing arts students based at the College’s Gordon Centre. A new basement studio was constructed, including the 96-seater studio theatre. All costs have been covered by the College reserves. Principal Walden said at the opening: “We were delighted that Ms Smith agreed to open our new creative industry facilities. “The areas she visited as part of her tour were of particular interest to her and our students were really keen to meet her and listen to her advice.” With such modern facilities found inside the Gallowgate Centre, once the external alterations are complete, it will result in a very attractive building in every sense.

Scaffolding: block including 11 one- and twobedroom units, associated garage/ parking, storage, ancillary spaces and ground floor office accommodation. The project was procured under a design and build contract and consisted of a mix of steel frame, pre-cast floors and timber kit clad with reconstituted stone and zinc elevation treatments. Located on a constricted city centre site, the project demanded detailed planning and execution to ensure successful delivery. Redpath has also completed a fit-out and refurbishment project for a new H&M store in East Kilbride Shopping Centre. The project was undertaken whilst the Centre remained fully operational within a busy mall environment. Work comprised substantial stripping out and removal of fittings and finishes over two floors within the existing units, including mechanical and electrical installations, partitions and doors, prior to fit-out works. Redpath removed existing shop fronts along with the removal of the existing stairs and lifts while infilling the resultant voids. All fit-out works included new shop fronts, doors, partitions and fire protection. A carefully phased programme for the removal of existing floor tiles and screeding work took place to ensure minimal disruption to the shopping mall, while new repositioned electrical floor boxes were installed and new tiling was fitted into the entire area. New lighting and feature lighting columns were installed, along with bench seating and decorative planters. Redpath’s team has extensive experience in the retail sector and had the necessary skills to successfully complete this project on time and within budget. Valued at approximately £500,000, the work has been well received

by the shoppers of East Kilbride and the client. This type of success on projects saw Redpath announced as the third fastest growing company in Scotland last year, and with a similar accolade awarded the year before, it suggests growth and success will continue. Pacific go for Commonwealth Games Gold Pacific Building is setting a gold standard in the year that the Commonwealth Games come to Scotland. The Company is playing a key role in the multi-million pound revamp of Glasgow International Airport ahead of the Games and in advance of the 2014 Ryder Cup at Gleneagles. And with an order book full of projects for a host of big-name clients across the UK, Pacific is looking forward to an extremely busy first half of 2014. The most striking feature of the Glasgow Airport makeover – which is scheduled to be complete by the middle of May – will be a new international arrivals area, where competitors and overseas visitors arriving for the prestigious sporting events will form their first impressions of the city and of Scotland.

In addition to the expansion and improvement of the international arrivals area are modernisations to the main check-in hall and a substantial upgrade of the toilets within the terminal. In detail, Pacific, who employ 30 staff and are based in Hillington, on the outskirts of Glasgow, secured the following projects: ••International Arrivals & West Service Yard – formation of new glazed entrance area, floor, wall and ceiling finishes, formation of new service yard and associated works. ••Toilet core refurbishment – stripout of 12 existing toilet cores, supply and fitting of new floor, wall and ceiling finishes, including new sanitary ware, IPS and cubicles. ••World Duty Free (WDF) – a new first-floor extension to house the expanding tax and duty-free area.

••WDF enabling works – formation of new storage areas to enable extension works to commence. ••WDF fit-out – new floor wall and ceiling finishes, all works carried out over several phases. will also generate power at the site. Knight is making great progress on the buildings at the City View Business Park. Of the five buildings, three have already been completed and all prelet, two of these by AMEC. The third has only recently been finished but such is the popularity of the development, the tenants moved in almost instantly. Two further properties will be built in this joint venture between Knight and M and G Real Estate, and the end result will see the regeneration of what was previously an eyesore in Aberdeen. Fort William Police and Ambulance Station Shared station in the Highlands

The end of February saw the official opening of a new, purpose-built ambulance station that is shared with Police Scotland. Costing £4.3M, the Fort William Police and Ambulance Station is a major new partnerworking facility that will help keep people safe in the wider West Central Highlands through a range of specialist functions as part of the investment to the area, known as the ‘Outdoor Capital of the UK.’ Co-location between Police Scotland and the Scottish Ambulance Service and the use of these shared facilities will allow the two organisations to strengthen an already close working relationship. The building marks a significant investment in local frontline policing for Police Scotland in Fort William and the wider West Central Highland area and through partnership working, creates a facility that meets Scottish Ambulance Service (SAS) needs and provides a modern, fit for purpose work environment for ambulance staff. The new station is built in an area of Fort William known as Blar Mor, which is a greenfield site on the northern outskirts of Fort William. The new police station is open from 7am to midnight, seven days a week and offers increased office space conducive to a more productive working environment, which will enable staff to operate more efficiently and maximise the use of resources. For police officers, there is a modern custody suite with increased cell capacity

and includes CCTV monitoring equipment in each cell to enhance custody supervision. With the newly formed Trunk Roads Patrol Group, which is based at the Fort William Station, Police Scotland’s commitment to road safety has been greatly increased with routine patrols, attendance at incidents, investigation of collisions and the provision of specialist officers to assist in the investigation of fatal collisions. The direct benefit to the wider communities across the West Central Highlands can be achieved through a higher profile policing presence on the trunk road network, creating more equal access to specialist support to the area. The new facility also has a secure compound at the rear, improving all round security, particularly in regard to police vehicles, external stores and custody handling. For ambulance staff, the station provides an improved, modern work environment within a facility that meets all of the stringent infection control standards required in NHS Scotland with dedicated areas for vehicle cleaning and decontamination. The inclusion of training and conference rooms supports the professional education and development of ambulance staff and will become a training station for the North West, developing student ambulance technicians from the Scottish Ambulance Service Training Academy. Designed by White & McGinn Architects, the building has fully IT enabled conference

and training rooms that have been designed so they can be utilised as a multiagency incident room where required. Enhanced parking facilities have been included, which therefore improves public access. The opening was also attended by Highland and Islands Divisional Commander, Chief Superintendent Julian Innes, Local Area Commander, Chief Inspector Derek Paterson, Chairman of the Scottish Police Authority, Mr Vic Emery and Former Convener of the Northern Joint Police Board, Mr Norman M Macleod. Vic Emery OBE said: “The approach taken here is absolutely consistent with the approach that SPA and Police Scotland are championing. “Developing and investing in a modern police estate that puts the right resources in the right place to support communities in the way they now live their lives. “To see two of our key emergency services sharing one modern, efficient property makes perfect sense and will be an asset not simply to Fort William but to the wider North West. “I want to pay tribute to my predecessors on the Northern Joint Police Board for their farsighted support for this project and we are committed to building on the opportunities for improved services that it brings.” The Main Contractor for the project was Balfour Beatty, through its Mansell brand.

Housing improvement programme for thousands of dwellings Moray Council’s Maintenance Partnership for the Provision of Response Repairs and Planned Maintenance to Housing Revenue Account Housing Stock is a 15-year programme that will see maintenance and improvement to almost 6,000 homes. Work on the Council’s housing stock – currently 5,923 dwellings – will and has included the provision of response repairs and planned maintenance to gas/oil/solid fuel/air source heating and servicing. The current partnership agreement is a further extension of an original agreement originally entered into back in 2004. The partners to this agreement are the Moray Council Housing Service, the Design and Property Resources Sections within Property, and the Council’s Direct Labour Organisation (DLO). It was subject to a Best Value Review during 2007/2008. Work on these improvements originally commenced in 2004, and it was developed during the course of a year before that. It is due to expire at the end of March 2019. The Council is committed to improving its homes and has many other policies under way. During 2013/14, the Council will spend approximately £7.5M on the upkeep and improvement of its housing stock. This expenditure covers two main areas – cyclical maintenance and planned maintenance. Cyclical maintenance will cover gas servicing, solid fuel servicing, air source heat pumps, smoke detectors, inspection and house surveys, pre-

paintwork repairs, external paintwork and servicing, totalling almost £1.23M. Planned maintenance is wide-ranging for the dwellings. It will incorporate kitchen and bathroom replacements, window and door replacements, plumbing and electrical upgrades, stair upgrades, rainwater goods, safety and security, insulation, roof and fabric repairs, estates upgrades and play upgrades. There will also be a shower installation programme, garage upgrades, central heating upgrades, disabled adaptations, asbestos removal, sheltered housing upgrades, and money for miscellaneous services. This will cost over £5.5M. The Council’s Scottish Housing Quality Standard delivery plan, which outlines how the Scottish Housing Quality Standard will be achieved in Moray within the agreed time scales, has been agreed by the Scottish Executive and Moray Council and is approaching its improvement programme with a view to meeting the standard by 2015. Implementation of this involved some minor changes to the budget’s allocation to target the Scottish Housing Quality Standard failures. But the total amount being spent on improvements each year will remain constant. The Council has agreed that future expenditure will be mainly targeted at the houses that fail the Scottish Housing Quality Standard. The largest portion of the planned maintenance programme is targeted at

kitchen replacements and will see around 400 kitchens replaced annually in Moray. Tenants are consulted at all stages of the work, and are provided with individually designed layouts for their kitchen, along with a choice of units and decoration. Other items covered under the planned maintenance budget include plumbing and electrical upgrades. The Council has recently commenced a programme of electrical testing for all its housing stock and the information gathered during this process feeds in to the programme to identify electrical upgrading works for the following year. Plumbing upgrade expenditure has, in recent years, been spent on the improvement of water supplies to properties where burst mains have been an ongoing problem. Other works included are central heating upgrades, which also contributes to the Council’s Warm and Dry policy and give tenants a full choice of heating systems, where appropriate, in accordance with the current replacement policy. The Council is fitting a number of renewable heating systems that will provide a wider choice of heating in areas where no gas is available. Roof and fabric repairs are a major item of expenditure and include works such as external insulation and render replacements, which maintain and protect the structure of the dwellings, external colour washing and repairs to flashings, soffits and fascias. Moray Council DLO is the Main Contractor for all of these works.

Kingsbarns is a fairly unique project and it fits well with Colorado’s business aims and abilities - they have focused on creating an expertise in the whisky industry and also specialise in restoring and converting historic buildings, such as their residential development at Little Spott Steading in East Lothian. The Kingbarns distillery is a distinctive and far sighted project, converting an existing grade B listed steading into a new distillery and visitors centre by the Kingsbarns golf course and right on St Andrews back door. With it being a distillery, the trade by-products need to be handled to ensure absolutely no adverse waste. Ian Bownes, Joint Managing Director, told Building Scotland: “There’s a detailed and well thought out effluent handling strategy designed to incorporate natural reed-beds and filtration systems. The team has been working very closely with the Scottish Environment Protection Agency (SEPA) over the last eight to nine months in order to

make absolutely certain that the system fully complies with their requirements.” Water will come directly from the new borehole, which is some 100m into the ground, providing a tested new natural water-source for the distillery process, as well as the other water uses across the development. When it is complete, the distillery will initially turn out approximately 200,000 litres of new malt whisky to barrels, but will be capable of three times that if required in the future. The Company has been careful to make sure that all original features on the Grade B listed building are retained and restored, while at the same time converting the inner part of the building into a stateof-the-art visitor centre, offices and facilities necessary to run a distillery. A plate heat exchanger is being incorporated into the project, which will give a renewable energy conservation aspect to running the distillery’s underfloor heating. Work will be complete on the project in September 2014 but the commissioning period will mean that whiskey will be put into casks for the first time early next year. As diligent as ever, Colorado Group will still be involved to make sure that any support needed for this process is available to the client. Centre for Translational and Interdisciplinary Research New building at Dundee University A new centre at Dundee University that will help to find treatments for diseases affecting millions of people worldwide is now complete. The Centre for Translational and Interdisciplinary Research (CTIR) comprises four storeys of laboratories and associated office space, including a state-of-theart Drug Discovery High Throughput Screening Laboratory and an open plan floor dedicated to interdisciplinary research, bringing together mathematical biology, biophysics, bioinformatics, data analysis and software development. It is an annexe of the College of Life Sciences and has a total area of 4,530sq m. One of the key aspirations of the new facility is to enable innovation by breaking down barriers between scientific disciplines. To facilitate this, a new enclosed ‘street’ has been formed between the CTIR and the existing College of Life Sciences complex.

The space contains a café and acts as a place for meeting, collaboration and networking, while incorporating a substantial art gallery, curated by Duncan of Jordanstone College of Art and Design (DJCAD) to promote arts and science collaboration and host international and local exhibitions. It can provide digital media installations, while streaming live data direct from laboratories. On the front façade of the building, large anodised aluminium cladding panels incorporate an artistic abstraction representatives of four key scales of life research science: molecular, organellar, cellular and tissue. The scientific images will be translated into artwork, to be perforated onto panels, in collaboration with Professor Elaine Shemilt and her team from DJCAD. CTIR employs approximately 200 researchers and at the topping out ceremony, Professor Michael Ferguson, Dean of Research at

the College of Life Sciences, emphasised the importance of the development. “We are excited about how it (CTIR) will enhance our capabilities across key areas of research,” he said. “This facility will help further develop the already strong drug discovery programmes we have in the area of neglected tropical diseases which are producing strong candidates for drug development.” A £5M grant from the Wellcome Trust and the Wolfson Foundation has helped to pay for the Centre, while the university has put in another £5M, with the rest from various Scottish funding agencies and charitable trusts. Professor Ferguson added: “As well as bringing together scientific disciplines, the CTIR will also help bridge art and science disciplines. That has to be a good thing.” Built by Tracey Brothers, work started in July 2012 and was completed in January 2014.

McKenzie Estate External regeneration Regeneration work is progressing well at a Strathclyde estate to regenerate the exterior. The McKenzie Estate, which incorporates Smugglers Way, Arden Hill, Beech Grove, Jupiter Place and Alexander Place in Helensburgh will see changes to the external areas to improve the aesthetic qualities of the area. Work will see over 20 existing garages and outhouses demolished, with some making way for new, timber clad storage sheds, and some trees and existing shrubs and bushes will be removed. Despite this, there are a number of existing trees that are being saved and protected. Even though many trees are being removed, the completed scheme will see a number of new trees instead, and safety has been accounted for with new vertical slatted timber fences being erected. Handrails will be installed too so others can walk up steps easier.

This scheme is being made into reality by the diligent work of its construction team. James Strang Ltd is the Main Contractor. It is a family owned and run company that was established in 1908 primarily as a fencing contractor. By 1989, it had expanded thanks to the addition of a civil engineering department, allowing the Company to offer clients a more comprehensive and complete service. The addition of R Lindsay & Co (Contractors) Ltd in 1993 and Legge Steel (Fabrications) Ltd in 2004 to the Group has further enhanced the inhouse capabilities available to clients. More than 50 employees operate from the Company’s premises in Denny, which is ideally situated for access to all parts of the central belt where the largest percentage of its works are carried out. Work at McKenzie Estate will be undertaken safely as all staff at James Strang Ltd are

regularly trained and possess CSCS cards to manager/supervisor level, while the majority of the labour force are registered with CSCS. The Structural Engineer for the project is Grossart Associates, which was set up in January 1985 by Bill Grossart and in 1993, John MacDonald assumed a partnership, which saw the Practice relocated to its present office in East Kilbride. Since 2002, the Practice has been incorporated. Grossart Associates provides a design and project management function on a variety of building, civil and structural engineering works and a proactive approach is applied at every stage of a project, from feasibility study, through land survey, ground investigation, design, liaison with local authority, tender, construction and site supervision. McKenzie Estate will benefit from the high class way all companies operate, and work will be complete in May 2015.

a disability, making it one of the country’s leading examples of social enterprise successfully combining commercial success with socially responsible practices. The skills of the workforce in conjunction with advanced production machinery and equipment to cater to their varied needs, ensures products are manufactured to an exceptionally high standard. River Ness Flood Alleviation Scheme Making the area safer for homes and businesses as part of the technical options review and consideration was given to the technical, economic, environmental and social aspects of each potential solution. Progression of the scheme was helped by the Scottish Government’s decision to fund 80% of costs, with the Highland Council providing the rest. The Council also confirmed up to £3M is being invested in the appearance of the river frontage, making it more attractive and accessible, while linking it to the award winning streetscaping works in the city centre. Phase II of work will start at the end of April on the flood alleviation scheme. Residents and businesses affected by this work have received letters advising them of the impending works which will take place on both sides of the

river between Friars Bridge and the mouth of the river near the harbour. It will raise the existing flood defences along both banks of the river in the form of low walls and embankments. To enable construction of this, temporary traffic orders will come into force on streets affected by the works. Work will be carried out at the same time as work on Phase I of flood alleviation between Ness Bridge and Friars Bridge, while every effort is being made to minimise traffic disruption. A public exhibition was held at Trinity Church in Gilbert Street at the end of March, where the Council and project team discussed the plans for the work and the temporary traffic orders required. Designed by the Council, work on the scheme will be complete next April.

Work to provide flood alleviation at the River Ness in Inverness is making great progress. The £24.75M scheme, which is due for completion next April, will protect 800 homes and 200 businesses in the city centre and will also feature a public arts programme to complement streetscape enhancements. Initial work involved the diversion of gas, water, electricity and telecommunication services required to accommodate Phase I of construction and piled foundations, a seepage collection system and flood walls/ embankments on both sides of the river between Ness Bridge and Friars Bridge. Work to divert the utilities has been carried out for Highland Council by Coffey Construction Ltd, with the development designed by Mott MacDonald. Coffey’s task was to divert utilities to enable construction of the scheme in the central section. In order to safely divert gas and water pipes on Huntly Street, parking restrictions were put in place. Work has progressed in discrete sections with the temporary suspension of localised parking, but traffic flows have been maintained via diversions. The River Ness has burst its banks numerous times throughout history often with devastating consequences. The most disruptive recent event occurred in 1989 when the railway viaduct was swept away with the flood flow. A pre-feasibility study for a flood alleviation scheme was undertaken in 2005 which included the production of indicative flood extents These identified that a flood alleviation scheme would provide significant benefits in the lower section, north of Ness Bridge. Following this study, a number of alleviation options were examined

Confirmation that Edinburgh was behind AMA’s ethos towards development came when all the apartments were sold, off plan, within ten weeks of release.

AMA embraces every opportunity, regardless of size and shape, with the same commitment to quality. Lady Lawson Street, a small, odd-shaped car park on the corner of West Port and the Lawnmarket, is a fine example of the Company’s first venture into speculative office development. Commissioning Reiach and Hall Architects, AMA developed Evolution House. Stone, glass, marble and walnut panelling were the prime materials used, chosen for their permanence, durability and measuring properties. Outside, impressive facades mirror the pattern of adjacent tenements. Described as ‘poetic, refined and oozing quality’, AMA has been congratulated on commissioning such a building and hopes are high that Evolution House will encourage more developers to attain this level of excellence. In the project, AMA also achieved new innovation in low energy. In particular, the air conditioning system is a bespoke design. AMA has provided 15 modern and stylish apartments within the heart of the vibrant Marchmont, only a short walk from Edinburgh’s historic Old Town. A fully refurbished two-bedroom former Lodge house is also available with private entrance. Originally built in 1882, this former site of Marchmont School and Lodge house has been converted into one-, two- and three-bedroom apartments. With accommodation split over two or three mezzanine floors, featuring double height living areas, glass balustrades, large original sash and case windows, designer kitchens and bathrooms, and spacious bedrooms with fitted wardrobes. AMA is currently working on site at Slateford Road in Edinburgh. Construction commenced in January 2014 on the development that will provide 220 student bed spaces and 32 townhouse and apartments surrounded by new green space, designed to consolidate and enhance the surrounding residential communities. The new public space will re-link the old railway steps from Harrison Road to

the west and create permeability from Harrison Place to the east of the site. The project is due for completion on site in 2015. AMA was also involved in the recently completed Caer Amon development, which is set in the most stunning rural location, bound by the flowing Firth of Forth and close to the charming and ancient village of Cramond. The final phase of this project saw the development of 32 apartments and duplexes, which allow residents to balance urban chic with country charm with ease. Inspired by the simple beauty of Arts and Crafts architecture, they all have whitewashed walls and slate roofs. All of these contemporary apartments have been designed to meet the needs of modern life. As distinctly modern homes in a stunning setting, Caer Amon is the exact type of development that has become synonymous with AMA. There are fine traditional features, including a series of private courtyards, reminiscent of Oxford and Cambridge quadrangles. In addition, space has been freed up for landscaped gardens in the front of the apartments by the creation of electronically protecting car parking under the building. Discovery Architectural Design & Build Building an exciting future Established ten years ago, Discovery Architectural Design & Build has quickly grown from a practice that started off offering architectural services but soon moved into the full build package too. Led by Managing Director John Raeburn, the Company undertakes jobs from initial discussions, right through to the finish and Discovery will soon be moving into bespoke premises which are currently being constructed. It’s an exciting time for the Company, which will be expanded in the next few months with extra staff as the work builds. One of the projects that Discovery has recently finished is to build industrial units for CN Properties in Glenrothes. This originated from the Company’s sound business relationship with CN Properties, who they have previously worked on behalf of. It shows that Discovery’s quality of work is such that it encourages companies to award repeat business. CN Properties used to undertake their own build projects and Discovery

considerations to cause delays once Discovery began working on site. At a cost of £250,000, work on the project started in November 2013, was completed in February 2014 and the whole service finished a month later. The result is superb units on Newark Road, and this is a particularly exciting time for the Company, which should see it expand greatly within the next year. The change began in earnest last year with more jobs coming and crucially, these were bigger in stature and finance. Most of the Company’s work has been around Fife, but now this is expanding. A planning application has been submitted for a new 66-bed care home in Larbert, Glasgow. Where previously projects consisted of small houses and house extensions, projects now include the likes of this care home, which is a £3.4M development, so it is certainly an exciting time for Discovery.

provided the architectural work, but with this development, the full design and build package was undertaken. Located on a greenfield site, the project saw seven light industrial units erected, consisting mainly of a timber frame structure along with tiled roofs and roller shutter doors. These units are aimed at small businesses in the area and interest has been high. It has been a month since final completion was achieved and two units have already been taken. The tenants include a car valet company and a baker. With a total area of 1,000sq m, planning started on the project in 2009, with building and planning control handed over to Discovery. However, the recession caused the project to be put on hold. The delay ended in the middle of last year and Discovery worked diligently to ensure the highest quality was achieved for all the units, made all the easier thanks to decent ground conditions and no planning restrictions or special

The future of the UK oil and gas industry TOTAL and its partners are committed to conducting their business with care and respect for the environment and the principles of sustainable development. The Laggan-Tormore project will see construction in environmentally sensitive areas, both offshore and onshore. The project team, including a dedicated team of environmentalists, are working closely with the Shetland Islands Council and other statutory and voluntary organisations to identify concerns. Located approximately 125km north west of the Shetland Islands, the Laggan and Tormore fields represent the future of the UK oil and gas industry. Both fields are in an area known generically as West of Shetland, a region geographically closer to the North Atlantic than the North Sea – located on the edge of the UK continental shelf. Water depths descend rapidly from an average of 120m to 600m and beyond. It is a uniquely challenging environment to operate in, but also one with great potential. The subsea production system offshore will consist of two six-slot production template manifolds. The commingled, multi-phase fluid stream will be transported to shore via two 18 inch production flow lines, and a new gas processing plant will be built adjacent to the existing Sullom Voe Terminal and will be known as the Shetland Gas Plant. Processed gas will be exported via a new pipeline, with capacity for up to 665 MMs cfd gas, 230km south to a tie in point on the existing Frigg UK (FUKA) pipeline. From here it will be transported to the TOTAL operated St Fergus Gas Terminal near Peterhead. The Shetland Gas Plant facility will occupy an area of approximately 540,000sq m of which the plant will occupy 250,000sq m. A new road will be built to access the new plant, and there will be one Flare approximately 60m high, while there are likely to be some 700-800 construction workers on site during peak construction this year. The offshore drilling of Laggan and Tormore requires two separate campaigns, the first of which has commenced now that both subsea templates are successfully installed. Phase I consists of seven individual wells, four on Laggan and three on Tormore. A second campaign will see a further well drilled on each after 12 months of production to evaluate the dynamic response of the fields. Vertical exploration wells have already been drilled on both fields, as part of TOTAL E&P UK’s initial exploration in the area, and one existing exploration well on Tormore will be re-entered and completed during Phase I drilling. Designed by Lawrence McPherson Associates, the hotel is a contemporary design and will maintain the strong building edge to the river and provide a transition between the two very different heights of the neighbouring buildings. The Thyme Restaurant is facing the Clyde with an external dining area adjacent to the river, creating a range of dining experiences for guests and will also reinforce the active frontage of the building. The design also provides a new public space that links Bells Bridge to Pacific

Quay, formalising a key pedestrian link from the SECC to the site and beyond. In line with Whitbread Plc’s corporate responsibility programme, which is aimed at reducing carbon emissions by 26% by 2020, the hotel has been designed to meet these targets, encompassing low carbon design and specification and incorporating many energy saving features. Kevin Murray, Senior Acquisition Manager for Whitbread Hotels and Restaurants, who is responsible for Premier Inn’s expansion in Scotland, said: “Premier Inn is one of the UK’s leading brands and we are expanding rapidly as we respond to growing demand from our customers for more Premier Inn bedrooms in great locations. “We have more than 52,000 Premier Inn bedrooms across the country and we are continuing our record rate of expansion to achieve our goal of 65,000 bedrooms by 2016.” Thanks to the work by Ogilvie, this is continuing and the development is on schedule to open in time for the Commonwealth Games this summer.

Calder Water Community Wind Farm

The fourth wind farm for Community Windpower Ltd Community Windpower Ltd’s new wind farm in Strathclyde is now up and running. Located near Strathaven and Drumclog in South Lanarkshire, Calder Water Community Wind Farm is Community Windpower Ltd’s fourth wind energy project. Approved in December 2011, the project has seen 13 turbines installed, which can generate up to 39MW of clear green electricity. These turbines have a tip height of 147m and are the same 3.0MW DD Siemens turbines installed at Millour Hill. The project provided approximately £47M initial investment and provided in the region of £2M each year for the lifetime of the project. When it was approved, Projects Director Rob Fryer described it as ‘wonderful news’. “We are proud to be continuing our support to the Scottish economy and assisting Scotland and the UK with reaching its energy targets,” he said. A desk-based assessment was completed prior to the walkover survey in order to identify any known archaeological sites or other features of cultural heritage interest. The construction team completed a one-day walkover survey of the site in order to locate and examine features identified by the deskbased assessment and identify any important sites previously unrecorded. As can be expected, sites of human activity concentrated around the major water sources. The majority of sites were interpreted as stock enclosures of structures related to agricultural activities in these upland areas. The identified features suggested human activity and the use of land from prehistoric times until relatively recently. The survey resulted in the repositioning of some of the wind turbine locations, in order to decrease the potential

impact of the development upon the archaeologically significant features. Generating enough electricity to power 24,287 homes, the electricity generated is exported via an underground connection to East Kilbride where it feeds into the local grid and is directed for local consumption. The environmental savings associated with this wind farm include the displacement of approximately 44,072 tonnes of carbon dioxide per year, 1,025 tonnes of nitrous oxide per year, and 307 tonnes of sulphur dioxide each year. Construction of this wind farm supported approximately 150 jobs which included civil engineers and operatives, electricians, substation engineers, 50 Siemens turbine erection staff, grid connection and site management. Now that the site is fully operational, the

wind farm has also provided two permanent operational jobs in the form of turbine engineers who will remain on site. Built by Power Systems, work on site started at the end of 2012 and was completed in July 2013. It is the latest success story for Community Windpower Ltd - an independent UKbased renewable energy company who specialise in the design, development, construction and operation of wind farms. Formed in 2001, the Company was granted its fifth project back in the summer of 2012 with Sneddon Law Community Wind Farm in East Ayrshire commissioned. This will join Dairy Community Wind Farm, Aikengall Community Wind Farm, Millour Hill Community Wind Farm and Calder Water Community Wind Farm as successful projects when it is completed.

Corbenic Camphill Care Home A sixth house on the estate

A new home has been provided in Tayside for those with a learning disability in the heart of Scotland. Located in Trochy, Corbenic Camphill Care Home will revitalise the community by introducing new members while meeting the needs of an ageing population. Camphill Corbenic is an independent charity, part of the worldwide Camphill family. It is dedicated to providing a holistic residential environment that meets the social, physical and economic needs of its residents. Corbenic aims to provide residents with a home where they can stay for as long as they want. Because of this demand, the solution has been the increase of the community by building this extra house for ten people. Four of the bedrooms are fitted out with specialist equipment, enabling current residents to remain at Corbenic. Some living accommodation has specialist equipment incorporated, and Corbenic is mindful that as residents get older, they will be less able to share in the day-to-day work of Corbenic. Crucially though, the new house

offers places to younger people, and in particular, those with learning difficulties who are moving into the adult world for the first time. This £1.6M project will provide longterm benefits to generations of learning disabled people and their families. Since 1978, Corbenic Camphill Community has met the residential and day care needs of adults with learning difficulties. Before the new home was completed, this whole community was home to 28 adults who have varying care requirements. Additionally, 50 paid and volunteer co-workers live on the beautiful estate set amongst the Perthshire hills. Funds were raised for the new house thanks to a mix of donors – encompassing Trusts, companies, individuals and community groups, while a loan has also provided some of the money needed. Management and the costs of recruiting additional residents are being met by the normal revenue funds and the project didn’t incur any land purchase costs as the new house was built on the estate. The newcomers will benefit from the therapeutic environment offered

by Corbenic, and in the workshops, and households, their presence will bring added zest and vitality. Corbenic has carefully considered the effect on the existing community of introducing new individuals over a fairly limited time but is confident that this can be managed in a caring and professional fashion. These people join a vibrant community that is very participative, integrated and has a range of ways in which to facilitate change. An example is the monthly ‘council’, in which everybody takes part. Also the existing households plan everything together. Central to this process is listening to the views of residents who participate fully in this process. The five existing households are now joined by the new house, and it’s a welcome addition, pushing the total number of households up to six. This new house enables Corbenic to have a sustainable source of income too. Designed by Camphill Architects, the Main Contractor throughout the project was Bancon Construction. Work was completed in February 2014, and new residents have been welcomed.

Groenholland was founded in 1990 in Amsterdam as an earth sciences consultancy investigating and resolving soil and groundwater contamination issues. In the mid nineties, our focus shifted to shallow geothermal energy systems. Gradually over the years, moving from the (TRT) testing, design and implementation of heat exchanger wellfields to the design and delivery of complete heat pump installations, with in-house controls and software capability.

An ambitious £10M new pier for Stromness in Orkney has been completed. Part of the Orkney Islands Council’s ThreePort Strategy, the programme’s aim was to provide facilities for the emerging marine renewables industry. This included refurbishment of the old naval base at Lyness, extension of the deep water berth at Hatston in Kirkwall and a new pier at Copland’s Dock in Stromness. Copland’s Dock is the last one in this strategy, and stands out because it has been built from scratch. The new pier boasts a 100m long main berth with five metres of water depth, and 270m of berths with a water depth of three metres. A new access road and lay-down area are also provided. This pier has been built to service the offshore marine renewables industry but also cater for the local fishing industry. Previously, the site was used as a boatyard in the late 1800s and early 1900s during the boom in Orkney’s herring industry. It went out of business just before the outbreak of World War One and the site has been vacant ever since.

Having commenced in March 2013, work at the A75 Dunragit will provide a bypass in this village to the east of Stranraer, through which the A75 currently runs. The end result will be the alteration of the existing A75 carriageway to also include cycle use. Construction of the 5.2km of Ws2+1 carriageway will give both the eastbound and westbound road users dedicated and safe overtaking opportunities through the provision of a third lane. Included in the contract are earthworks, road pavement construction, culvert installation, drainage, watercourse diversion, environmental and landscaping measures, service diversions, road markings and installation of traffic signage. The ÂŁ17.1M project will improve journey times, operational performance and level of service on the A75, which forms part of the Euro-route between Europe, Scotland and the UK via the ferry terminals at Loch Ryan in Dumfries and Galloway. It will also improve safety on the A75 by reducing driver frustration and the platooning of vehicles by increasing the number of guaranteed overtaking

Peebles High School Brand new sports facility for rural school

The secondary school of the rural town Peebles will soon have access to a brand new sports centre. Work at Peebles High School is providing a new four-court games hall plus a single court multi-purpose sports room along with a fitness suite, which has a wide range of running equipment and cardiovascular machines. Funding for the new facility comes from Scottish Borders Council and a £500,000 sportscotland grant. In addition, there will be a seminar room, which is essentially a cross between a classroom and a meeting space for club use at weekends. There will be some wet and dry changing areas as well as staff accommodation, an office and reception space. It has been designed by Scottish Borders Council’s in-house Architects, who have managed to squeeze in a small area for spectators off the main hall. A new 2G type synthetic, sand dressed sports pitch that will be suitable for inter-district hockey championships is also being incorporated and there will be a 140m, five-lane spring track

along with a synthetic jump track. Drainage improvements made to the existing grass pitch means that the school will be able to use this during poor weather, something that was previously impossible. Located on Springwood Road, the school already has a gymnasium within the existing building that will be in use once the development is finished, as well as changing facilities that were upgraded eight years ago. Previously, the school had a 1970s standalone games hall but it was only a three-court size so it wasn’t really fit for purpose. As a result, consideration was given to extend it to make it the size of four courts, but from a financial perspective, this wasn’t possible. Therefore, once the new building is finished and the pupils are moved into it, the existing games hall will be demolished. This new building is being built on the existing playing fields, with some of the grass pitches being used to also form the synthetic surfaces. Once the existing games hall is demolished, the land will be made into grass pitches for the pupils. Being built by Graham Construction, the

development is a steel frame construction, with composite insulated panels externally all the internal surfaces are being done in Fermacell boarding, providing impact resistance as well as dry trades for ease and speed of construction. Changing rooms and workspaces all have laminate panel wall finishes to make it easy for future maintenance, as well as cleaning. Other demolition took place a year before work began, in order to remove some temporary classroom units that had been there historically but were derelict. Photovoltaics will be incorporated on the campus as part of the project and these have been put on the adjacent building that had a south facing roof, which the new building doesn’t have. On the other side, there has been an effort to exceed the building regulation requirements for insulation levels, improve significantly on air permeability and make it a very airtight building. Work started in May 2013 and will be completed in April 2014, with some landscaping work to be undertaken after this.

A82 Pulpit Rock Scheme to improve traffic flow on important road permitted without the use of the traffic controls that were previously in place. Where it is practical, measures are being incorporated for non-motorised users, while the work maintains what is an important national trunk road to the Highlands. The project will mitigate the environmental impact of the scheme where possible and achieve good value for money for taxpayers and transport users. Work on the project caused delays on the A82 from October 2013, while a viaduct is constructed on the shores of Loch Lomond at Pulpit Rock and a section of the existing carriageway is widened. A number of temporary road closures, which could add approximately 45 minutes to a journey from Dumbarton to Oban, have been made with drivers given suitable advance warning. The road was widened by cutting into rock on the shore side to allow the vehicles to pass easier. This work was completed in early January 2014, after which the traffic lights were removed and two lanes of traffic now operate. At the time road closures were announced, Transport Minister Keith Brown said: “The A82 Pulpit Rock scheme sits within one of the most unique and scenic landscapes in Scotland that brings many visitors to Loch Lomond. We fully recognise delivery will

not be without its engineering challenges. “Our commitment to improve the traffic flow at Pulpit Rock is unwavering and, on completion, this project will bring real benefits for businesses and communities in the Highlands and Islands, not least the haulage industry. “This is why I am pleased the announcement of our preferred contractor shows, at long last, Pulpit Rock will have a road befitting its setting and importance.” The Main Contractor for the project is McLaughlin & Harvey who, for over 150 years, has combined the traditional values of quality work and delivery on time with an advanced, innovative approach. The road widening scheme at the A82 is well on schedule for completion in spring. The A82 at Pulpit Rock has offered significant engineering challenges for decades. The road narrows at one stretch to less than 7.3m wide, which results in road users delayed at traffic signals that are in place to reduce traffic to one lane. Improvement works at Pulpit Rock will see the removal of these traffic signals, which have been in place for over 30 years. The stretch of road will then be widened to provide a two-way carriageway. The A82 is a vital artery for communities in the western Highlands and links Fort William, the Highlands, and the Western Isles with Glasgow and the Central Belt. However, many sections of the road date back to the 1920s and the route is much narrower in places than it would be if being built today. Transport Scotland has embarked on the programme of improvements to address a number of longstanding issues along the route. The Strategic Transport Projects Review for the A82 identified a number of measures to reduce congestion and improve traffic flows along a number of sections of the A82. Congestion will be removed at Pulpit Rock by the two-way carriageway because it will mean the free flowing traffic is

The GenII wireless telemetry system is ideal for both short and long term studies. It is easy to set up, install and commission and equally easy to redeploy as necessary. Data can be downloaded to the PC directly or via Ethernet, GSM or GPRS. We can offer a very wide range of sensors, some of which are internal to the transmitter, and can integrate customer specified sensors that may well be unique to a project or preferred by the user.

The Eltek GenII data logger can be used with up to 250 sensors distributed across 125 transmitters, with specific transmitters having up to eight inputs. Most transmitters are battery operated, using off the shelf batteries providing more than 2 years operation in most cases. The data logger, repeaters and some transmitter types are mains powered with 24 hour battery fallback to ensure continuous monitoring in case of mains failure. There is also no requirement for permanent connection to a PC which results in a truly independent and autonomous data logging system.

Case study

Standard environmental sensor types include RH, temperature, CO 2 , light and UV. These can be seamlessly integrated with electrical and gas energy sensors and other parameters such as wind speed, wind direction, precipitation, air pressure, water depth, tilt and linear displacement to provide the most comprehensive wireless monitoring available on the market.

Various versions of Eltek’s Darca software are available. For basic applications, Darca Plus provides system configuration, data download, analysis and data export. Darca Heritage provides more comprehensive analysis, including calculated channels and the ability to overlay parameters for comparison both in real and historic time. Darca Heritage can also provide real-time data output which can be viewed on a browser.

Monitoring a large structure can present daunting problems, but this task is being successfully performed in many of the UK’s cathedrals using the Eltek GenII monitoring system. Key parameters include the dynamics of the structure in relation to the change in moisture and the water level of the ground. The sensitivity of the system is such that the movement of the building when the daily service bells are rung is capable of being detected.
