Environmental Due Diligence Understanding the Environmental and associated cost implications of an investment is fundamental in enabling purchasers, vendors, developers, land owners, operators and funding partners to make a successful transaction. Without it a client can incur significant cost, legal and operational challenges in the future.

When done well and sufficiently early in the process, environmental due diligence can be used to limit liabilities, save money and gain an advantage over commercial rivals in the short and long term. We have an unrivalled understanding of the risks and challengers faced at acquisition stage. Our approach is a whole life assessment; therefore assessment of risk prior to acquisition, during operation/development and at future closure/redevelopment.

Environmental Impact Assessment For complex projects an Environmental Impact Assessment (EIA) is a key element and often a requirement of the planning process. OHES has specific multidisciplinary skills to support the production of formal EIA submissions and also produce standalone documentation for smaller projects for environmentally responsible companies. OHES designs its surveys in order to collect the required information to provide technical advice at scoping stage and also the completion of project specific EIA chapters for covering all aspects of geo-environmental and ecological risk assessment. We also work closely with partners in the wider industry to produce other chapters of the EIA, where required.

Protected Species A number of rare British species, and their habitats are protected by both national and international legislation from harm and/or disturbance. These Protected Species frequently inhabit development sites and therefore appropriate surveys and mitigation strategies are required by law.

Our in-house team of licensed ecologists offer a sensible and pragmatic approach, helping our clients to meet planning requirements, to achieve environmental objectives and to ensure compliance with environmental legislation. Our surveys are commissioned as part of design, development and construction projects, routine site management operations and habitat improvement schemes. Our primary purpose is to contribute to the efficient and costeffective delivery of development and improvement projects, and instructing appropriate biodiversity surveys at the initial stages of a project can save a significant amount of time and money. We have an excellent track record of successful planning applications relating to our work.

Invasive Weed Control The presence of non-native, Invasive Plant species, such as Japanese knotweed (Fallopia Japonica) can result in serious implications for the sale or development of affected land and waterbodies. These species can also cause environmental or structural damage, and some also present health and safety concerns. It is imperative that these species are identified and treated at the earliest opportunity, to prevent unnecessary and costly delays to projects. OHES offers a service to identify, assess and manage non-native invasive plants, using a range of the latest proven techniques in biological, mechanical, environmental and chemical control, whilst meeting all current regulatory requirements We have undertaken invasive plant eradication and control projects for both public and private sector clients, in terrestrial and aquatic situations, enabling their development projects to proceed. We also provide an insurance-backed warranty for our work, which guarantees a long term solution.

Geotechnical Investigations

Some of the most challenging issues and risks in development relate to ground conditions and they can directly affect project costs, completion time and profitability. Therefore, the assessment of Geotechnical risk is a key element in any development project involving new construction work. OHES design and undertake all aspects of geotechnical site investigation and foundation appraisals. We are specialists in site investigation and geotechnical assessment on all types of

development sites including those with specialist and complex issues in the ground such as infilled quarries/ pits, extensive made up ground and areas affected by coal mining.

Our aim is to provide customer focused and cost effective advice to minimise geotechnical and financial risks from feasibility/due diligence stage until the development is complete.

Contaminated Land Remediation In some cases detailed site investigation and risk assessment works identify unacceptable risks that need to be addressed to allow development to progress. In this event Contaminated Land Remediation works are required. The selection of the right method for remediation is key as each available option has technical challenges depending upon the nature of the contaminant, ground conditions, environmental sensitivity, development type, cost, timescales and space. OHES has a unique and specialist capability with regards to remediation sourced from its history working on complex and highly contaminated petrochemical facilities and the delivery of remediation works in highly complex situations from its incident response business. We use all of this knowledge and skills to ensure that the proposed remediation works are both technically and commercially viable.

Waste Management Consultancy Excess soil, often in considerable amounts, can be produced during land redevelopment from activities such as general earthworks/levelling and foundation excavations. Particularly on brownfield development sites, these soils and materials can be one of the biggest potential sources of uncertainty, cost and programme risk, whether unexpected or not. However, excess soils are not simply ‘Waste’, they are resources which could generate value for your project.
