North County Primed To Attract Property Investment Best Value For Money Area In Dublin

One of the most accurate measuring devises regarding the economic recovery of the country, is property valuations, both sales and lettings. A recent report has shown that the North County is particularly buoyant in the area of house rentals, which shows a year on year increase of 9.3 per cent. The average monthly rent for a home in the North County is now €1,033. With the creation of more jobs and a particularly bright economic forecast, this can only be good news for the region. This is brought into sharp focus by the fact that, notwithstanding the annual increase, the North County is now the most competitively priced region in Dublin to rent a property. The average figures for the city centre are €1,240, rising to a whopping €1,396 per month average in South County Dublin. This represents an ideal opportunity to attract more people to invest in property in the North County. This

would be expected to have the knock-on effect of boosting the local economy, in terms of added retail activity and consumer confidence. With it’s ideal location, close to all amenities, including the city centre, airport and fabulous beaches, these new statistics seem certain to boost the already high profile of the North County, as an ideal place to live. The County Leader spoke with some local estate agents, who were particulary positive about the new figures. Edel McGuinness from EMG Property Consultants in Balbriggan sees the new figures as a great opportunity to attract property investment into the area, from outside. She said, “We have noticed an increase in activity in the property market, especially from cash buyers, looking for good quality properties. We have noticed a number of potential purchasers looking to move into North County Dublin from the city centre, as there is better value for money here,” she

Love was in the air for the pupils at Gaelscoil Ros Eo, in Rush on St Valentine's Day, when they dressed up for the day in either red or pink. Staff, pupils and parents, alike were all involved in the day of love. Pupils were asked to bring in a €2 contribution for the occasion, with all proceeds given to Temple Street Hospital. said. Anne Marie Tobin, Manager of Fingal Lettings in the onus is now on the government to encourage Swords, also sees increased consumer confidence. She construction in the area. This could be best done with said, “The figures are definitely up and we’re out the reform of land use and the planning process,” he said. All in all, this is a very positive report for the North door, trying to keep up with demand for houses to let. The problem is that we don’t have sufficient supply to County, which is hoped will signal a definite recovery to the local economy, which, in turn, will generate further satisfy this demand. Much of the reason for this, is that job creation locally. people are staying put, due to rising rents.” Whilst this trend is very encouraging, there are many people who will not reap the benefits. For these, any increase in rents represents further hardship for them. We spoke with the Money Advice and Budgeting Service (MABS) and their advice is that if anyone is experiencing difficulties, they should contact their nearest office, where they can avail of expert advice on how to cope with their financial situation. Commenting on the report, Ronan Lyons, economist at TCD and author of the Daft Report, told the County A new County Manager has been appointed to succeed David O’Connor, who vacated the post last year. The new man at the helm is Paul Reid, pictured centre, whose previous Leader, “The on-going positions include, Chief Operations Officer at the Department of Public Expenditure and acute shortage of rental Reform. Other posts he has held include, Programme Director, Reform and Delivery at accommodation continues Department of Public Expenditure and Reform, and as Director of Networks and to affect rents. Two Skerries lads have decided to take on a mammoth cycling challenge, all in the name of a good cause. Peter Montgomery and John Walsh have just commenced a 3000km cycle from the most northerly point of the north island of New Zealand, Cape Reinga, to the most southerly point of the south island, Bluff, near Invercargill. They set off on the challenge, now known as the Moments of Clarity Cycle (a depression awareness initiative) last Monday, February 10th, to raise awareness and fundraise for Youthline and an Irish charity called Save Our Sons and Daughters (SOSAD). The cycle should take about two-and-a-half months. Peter said one of the things that led him and John to concoct the cycle challenge has been to raise awareness about the importance of speaking out about depression. Peter told the

County Leader that it was hugely important for those suffering with depression to speak out: “Let people know how you are getting on and if the world is building up and getting stressful, speak to someone and you will feel a huge weight lifted,” he said. Peter just completed the first leg of the journey (John has to do this one later on, as he got severe sunburn on his feet, rendering him unable to cycle the first leg), and cycled an amazing 176km on the first day. Peter said he has suffered from depression for about six years, but in the beginning he didn’t really recognise that it was depression, and both of the local lads want to help end the stigma that they say is around this. “Young men don’t like to talk about their feelings. They lock it away, and this can lead to terrible dark places,” he added. As this is an awareness initiative, they hope that as many people will ‘like’ their Moments of Clarity Facebook page, as the more ‘likes’ they get, the the more awareness they have created.

Secret Government Plan To Keep Airport Open It has been reported in some newspapers, that the army has been called in to operate a new fleet of fire engines at Dublin Airport, in the event of a strike there by Siptu members. This move is reported to be part of a secret government plan to keep the airport open, should a strike take place over the Aer Lingus and DAA ‘s troubled pension plan. According to an airport source, “a strike is regarded as a ‘certainty’ after the scheme trustee revealed a proposal to slash the retirement payments of workers and pensioners.”

Closing the country’s airport by withdrawing fire service, is seen as the trade union’s most potent weapon in the increasingly heated

05

dispute. Cork and Shannon airports would be closed, and all flights would then be diverted to Dublin, which the sources confirmed, “would be kept open by military crews.” Six Kronenburg fire trucks have been leased for use by the Air Corps, so as to avoid the possibility that the DAA’s fleet of of seven fire trucks would be permanently black listed by employees, if they were used by the army, while airport fire crews were on a picket line. The fire engines, specially leased for the operation and painted in civilian colours, are being kept under wraps at the Air Corps’ Casement Aerodrome in Baldonnel.

To mark the occasion, management of the new store invited a number of local businesses and customers to see what changes were in the offering and manager of the store, Paul Dunne, said it was a very special day for both staff and customers. “There are

so many good positives with being under the SuperValu name,” he said. “The first thing is that we can now offer our customers better value for money. Another positive is that we’re working with another family owned Irish business,

Newman Calls For Pathway In Donabate Local election candidate for Swords/Donabate area, Joe Newman is calling on the County Council to provide a pathway across a green area in Donabate, in response to a request from local residents. Newman spoke with Kit Keeley, a resident of Beaverstown Orchard in Donabate, who said, “People have to walk across the grass to access the main road, and in the morning, if it’s raining, or there’s dew on the ground, they go to work with wet and mucky shoes. Bad weather conditions, like we have now, makes it very difficult for me to cross the green. There is a dip in the middle of the green, where water gathers after it rains. It’s very unfair really, as a pathway here would be a great shortcut for everyone,” he said. Newman proposes to contact the Council and ask them to provide this walkway, which will go from Beaverstown Orchard and Eden Grove, to the apartment block. He told the County Leader, “This will be of enormous benefit, particularly for elderly residents and people with mobility issues, like Kim, who needs a walker to get around. It will also take people away from a particularly dangerous and busy bend, straight to the main road,” he said.

Puppy Love For Swords Students Two classes from 3rd Year in Fingal Community College in Swords recently paid a visit to the Dogs Trust Centre. This was part of their C.S.P.E (Civic, Social, Protection and Environmental) project for their Junior Certificate. Prior to the visit, they organised a responsible dog ownership week in the school and raised awareness about animal rights and responsible dog ownership. They also raised money to donate to Dogs Trust on their visit. The visit was very educational and students learned so much more about the work Dogs Trust do. The Dogs Trust educational officer brought the students all into a hall

and gave a brief talked about the work of the Dogs Trust. She explained how dogs end up in their care and how 70 per cent of the dogs come from the dog pound. She described the many reasons why people give up their dogs; the main reason being financial . After the brief talk, the students proceeded in two groups to tour the rehoming centre. Clear instructions were given on how to approach the dogs first and then everyone had a look at the dogs. According to the students, they were “so happy to see people.” They also got to look at all the work that goes on behind the scenes by the volunteers. Once the tour was complete, the students along with their teacher Ms. O’Keefee presented a cheque of €100 to the Dogs Trust.

In the last number of weeks, there have been discussions with Minister James Reilly and Minister Brian Hayes, on the beach in Portrane, where people raised concerns and showed both ministers the extent of the damage and danger to our homes. However, residents believe that, at this point, the County Council’s report and recommendations do not include a solid structure and suggest sand fencing as the solution to the problem. A spokesperson for the residents said, “There is a meeting in the Brook Pub in Portrane on Thursday 20th February at 8pm to discuss what we need to do next. Even though the winds and tides have quietened down recently, the problem has not gone away, and unless the proper effective sea defences are put in place, we will most likely suffer more damage this year or next year.”

The ancient game of Golf has long been viewed as the preserve of the rich and privileged that smacked of elitism. It was played by middleaged men and women in private clubs around the country. This image had a semblance of truth about it up to about 30 years ago, when it was regarded as being unattainable for the ‘ordinary’ man in the street. However in the intervening time, golf has changed out of all proportions to become probably the fastest growing sport worldwide and one of the most sought-after leisure activities around. During this time, golf courses have sprung up all over the place and the game reached a peak in popularity among most people. There had always been pay and play courses in the region, but the fact that they were the only outlet for weekend golfers, meant long queues and crowded playing conditions. Some years ago, membership of golf clubs became very expensive, as demand was very high. That was all about to change dramatically, as the recession caused people

Skerries Golf Club

Skerries Golf Club is a championship 18-hole parkland course located just 20 minutes north of Dublin Airport. Renowned for its undulating fairways, strategically positioned bunkers and abundance of varied and mature trees. Boasting one of the most spectacular finishing holes in Ireland it also provides magnificent panoramic views of the Irish Sea and coastline extending from the Mountains of Mourne to Howth. Visitors are extremely welcome and never disappointed with their golfing experience.

to re-evaluate their priorities and golf memberships dipped. But, as they say, some good will always emerge from a recession. In golfing terms, that meant that suddenly, golf became affordable and clubs offered all kinds of membership deals that were, hitherto. unthinkable. With competition for green fees, many clubs now offer very attractive Early Bird specials, where you can avail of golf and a meal at very affordable prices. The fact that golf is now regarded as a major TV sport and the stars of the game are international superstars, has also helped to propel it’s popularity. However, not all people were drawn to golf. Teenagers, in particular, seemed to be immune to the attractions of this great game. It was considered as ‘fuddy duddy’ and not ‘sexy’ to be seen carrying golf clubs around. Football and other traditional sports were seen as the popular pursuits. This was all about to change in a dramatic way. The tremendous success of Irish golfers, including Padraig Harrington, Darren Clarke and Graeme McDowell and Rory McIlroy, all Major winners propelled Ireland to the forefront of world golf. Their contribution to successful Ryder Cup teams has been immeasurable. McIlroy, in particular, has added that extra glamour to the game, and he has become one of the most popular and wealthy sports people on the planet. This new high profile has added to the allure of the

game, and suddenly, it is now cool to be seen playing golf. Now, young boys and girls regard it as sexy to play golf and to be seen to play. Young girls see Rory as a pin-up and young boys view him as a role model to be copied. Similarly the young Cavan twins, Lisa and Leona Maguire have added glamour to the game, particularly for young girls. To cater for this new demand for golf, we are extremely fortunate here in the North County, to have an abundance of excellent golf courses, ranging from the finest links and parkland courses to be found anywhere. Moreover, golf has now become highly affordable, with clubs vying for new members, resulting in incredible value for new members. There is a wonderful mix of top quality links

courses and beautifully manicured parkland courses that have

hosted major international competitions. These courses provide a stern test for the best professionals, but are also fair and can be enjoyed by the enthusiastic amateur. Another great advantage that the North County has in terms of it’s wonderful golf courses, is it’s accessibility. We are fortunate enough to be in the heartland of an international airport, where overseas visitors can have immediate access to our courses. The M50 and M1 motorways also bring golfers from all over the country to the North County, with the

greatest of ease. This is a wonderful advantage to have in the effort to attract as many people as possible to the area. In recent years, Ireland has hosted the Ryder Cup and it’s ladies equivalent, the Solheim Cup, as well as the Walker Cup, the amateur version of the Ryder Cup. This has put Ireland to the forefront as a golfing destination, and North County Dublin is the gateway to this golfing paradise. With the influx of new juvenile and junior members, both boys and girls, and the newfound interest among this age group, most

Windows And Doors After the recent stint of stormy weather the North County has been facing, installing new windows and doors could be a necessary investment in your home. They could not only provide your dwellings with an instant make-over, but also make it safer and warmer during inevitable extreme weather conditions. Although it’s a costly process, the fitting of double glazing windows is a great way of reducing energy bills, noise from outside and could also improve the security of your home. However, if you feel replacing your windows is out of your budget, fixing up your existing ones could be a better option. Start by investigating your current windows for holes, gaps and cracks as these areas will need sealing to prevent leaks and draughts which could send your energy bills through the roof. You can pick up window treatments at any of the North County’s local hardware stores. Original windows are a huge asset to a house, particularly older homes, so instead of replacing yours try freshening their frames up with a fresh coat of paint. But once applied, keep an eye out for blistering or flakey paint as this could be an indication that the wood underneath is rotten and wet. If this is the case, you’ll need to do something about it immediately before the problem worsens. Weather proofing and treating your windows is something you need to do regularly to avoid the

expensive process of replacing them so it’s always a good idea to get advice from a local expert before you make any big decisions.

Kitchens Kitchens are often the space you spend the most time in, so giving yours a re-vamp could improve the feel of your entire home. If you’re looking to improve yours on a budget, simply replacing the cupboard doors or updating the colour scheme could instantly smarten up a tatty kitchen. Glass cupboard doors will instantly make a smaller kitchen appear larger as it allows the eye to wander further than if the doors were solid. If your budget can stretch to it, try reconfiguring the space you have by

ditching bulky items and purchasing a washer dryer instead of having two separate appliances. It’s important you have your appliances checked regularly to avoid any accidents or injury involving electrical items. If your kitchen feels crowded and cramped, you may need to reconsider the layout. Any sized kitchen can be made to feel much bigger with the use of a clever floor plan. When developing a new kitchen layout, you will need to consider food preparation space, washing up areas and how easy it is to manoeuvre around your kitchen. Think about freeing up work top space with the fixing in of a corner sink. This is a much neater area to place your sink and will help improve accessibility for you and your family.
