Housing developments illustrate Seguin’s rapid growth

(Seguin) – No matter what direction you face, Seguin is growing in that direction. Whether single-family or multi-family dwellings, Seguin’s housing market is “booming.” According to city of Seguin, officials report “over 16,000 residential housing units – units that are either tied to a development that is under construction or tied to a development with plans in review by the city.

Today, the Seguin Daily News continues its series on the city’s growth with a look at housing developments that are on their way up citywide.

According to its proposed housing dashboard, city officials report 56 new subdivisions.

While locals may have looked around and wondered who would be filling these new housing units, Josh Schneuker, the executive director of the Seguin Economic Development Corporation, is assured that developers have done their due diligence and are ready to help the city embrace its new residents.

A new vision for Wells Fargo begins to emerge

(Seguin) -- The City of Seguin and its consultants are continuing the process of developing a vision for the redevelopment of the Wells Fargo block. Two public meetings have been well attended and through survey forms at the meetings, the consultant and City are getting a clearer picture of what the community would like to see.

At the first meeting on February 21, there was a lot of discussion on the character of Seguin and downtown. Participants were asked to share what buildings and landmarks define Seguin’s character the most and the attendees felt the library, the Texas Theatre, Walnut Springs Park, Central Park, Park Plaza Hotel, and Starcke Furniture

highlighted Seguin’s charm and character the most. The public at the meeting also discussed wanting more outdoor seating and the possibility of parklets and widening sidewalks to make that happen.

Overwhelmingly, attendees agreed that the rehabilitation of the historic structures on the site be a top priority for the project. 95 percent of attendees said restore the Nolte Bank building to its original design was important to the overall success of the project.

Attendees also shared the ideal uses for the site with restaurants, retail, hotel, and outdoor spaces being the highest scoring uses. Other elements the community mentioned as being needed or wanted included

walkability, additional parking, public art, and more landscaping. Also mentioned was the importance of retaining the uniqueness of downtown Seguin.

At the second meeting on March 7, attendees heard about the economic impact the different development scenarios could have on the community.

Under development scenario 1 which would see minimal changes to the site, but a reworking of the existing facades to allow for additional retailers on the first floor, over the first ten years, there would be an economic impact of over $1 million in the rest of the downtown district.

They are going to make sure they are putting a product that they know is going to be competitive. It’s going to see a lot of activity, and it’s going to fill up. So, before some of these newer multi-family developments that are under construction right now, we had occupancy rates in the multi-family sector – really 95 percent or above. So, there weren’t a lot of vacancies and options here and we haven’t seen a lot of development so this is going to I think fill that gap of new product that we need,” said Schneuker.

Over the last several months, construction crews have been hammering away at several new subdivisions and apartment complexes. Schneuker says he believes these housing units will be vital to enhancing the local workforce and finally allowing commuters to call Seguin home.

“The folks that are going to end up moving into these developments and living there, they are going to be working really across Seguin and just might not have found that housing stock that they were looking for, so this continues to again diversify our housing portfolio. It’s giving an option to folks who might work here but just couldn’t find that appropriate piece of housing that they wanted to move into yet and then also, again just with the continued growth of Seguin and all of South Central Texas, apparently more people are just going to be moving here and now we’ve got a variety of different housing products for them to choose from – from these Class A multi-family developments to the single product that we see coming out of the ground,” said Schneuker.

While all the new housing might be a surprise for most folks, Schneuker again reminds the community that it is the result of years of planning.

He says growing responsibly has been key for the city of Seguin.

“The city is still very engaged with a lot of housing developers and in our housing map online, the numbers have increased. I think now we are up to about 16,000 dwelling units in our development pipeline. So, these developments can sometimes take years to kind of come to fruition so we finally got some of these deals that we might have been working on in the background over the past couple of years now starting to go through the predevelopment process,” said Schneuker.

The number of developments, however, is still set to grow. He says that’s because he believes Seguin is now the

In the remaining scenarios, the economic impact over the first ten years to downtown would be between $3.4 million to $6.8 million.

These scenarios included the preservation and rehabilitation of the two historic structures and

newest destination for folks to live, work, and play.

“I continue to be encouraged. Obviously with the rooftops that we continue to see added to Seguin but also the continued interest from the developer community as well. Folks want to be in Seguin. They see it as I think a destination location now for single family development, industrial development, commercial development. So, a lot of things are really trending in a positive direction for our community,” said Schneuker.

On Tuesday, the SDN shared the city’s plan to grow smart and responsibly – a plan that according to city officials has already been in the works for the last several years.

As reported, Seguin’s growth shows no signs of slowing down. Over the past 10 years, Seguin has seen nearly a 25 percent increase in population, and since 2020, the Seguin population has grown 13.5 percent. The Seguin Daily News on Thursday will continue its series by taking a closer look at the retail and manufacturing growth that is also being reported citywide.

Marion’s DeHoyos and Seguin’s Medrano head to boys state powerlifting meet

(Abilene) -- A pair of area high school student-athletes are going to the boys state powerlifting meet after winning their respective regionals.

Marion’s Justin DeHoyos took gold in the 242-pound weight class at the Division 3 Region 4 meet this past Friday at Colmesneil High School. DeHoyos qualified for the state meet with a squat of 625 lbs, a bench press of 425 lbs and a dead lift of 560 lbs for a total of 1610 lbs.

Seguin’s James Medrano won the 114-pound Division 1 Region 2 weight class

competition at Joshua High School on Saturday and qualified for the state meet for the second year in a row with a squat of 470 lbs, a bench press of 280 lbs and a dead lift of 470 lbs for a total of 1220 lbs. All totals were regional records and his overall total was nearly 200 more pounds than the second place competitor. Medrano and DeHoyos will now compete at the state meet. The Texas High School Powerlifting Association boys state championship meet is set for March 22nd and 23rd at the Taylor County Expo Center in Abilene.

Heart Attack Rates Climb As The Clocks Spring Forward

(Undated) -- When most people in America move the clocks forward for Daylight Saving Time, hospitals report a 24-percent spike in heart attack visits the next day. The exact reason isn’t clear, but experts think the lost hour of sleep plays a big role, disrupting the body’s natural rhythm. While a bit late for this year, one way to combat the change is to start going to bed and waking up 15 minutes earlier, two to three days before the change.

Department Of Health Confirms Measles In Indiana

(Indianapolis, IN) -- Indiana is among 17 states across the country that have reported cases of measles. The Indiana Department of Health confirmed a case of measles recently in Lake County. That was the first report in the Hoosier state in nearly five years. Health officials say the risk to the public is low, but still encourage adults and children to get the M-M-R vaccine. They say one dose is 93 percent effective at preventing measles, mumps and rubella.

Cinnamon Products Recalled

(Undated) -- Consumers are advised that a group of ground cinnamon products are being recalled due to elevated levels of lead. The brand names included in the recall are La Fiesta, Marcum, MK, Swad, Supreme Tradition and El Chilar. The products were sold nationally at stores including Save A Lots, Dollar Tree and Family Dollars. They should be discarded.

Researchers Warn Beachgoers Of Blue Dragon Sea Slug

(Undated) -- Researchers are warning beach-goers to not touch a bright blue and silver sea slug as spring breakers head to Texas beaches. The one-inch creature, known as the blue dragon, sails on the ocean’s surface and feeds on toxins. The sea slugs may be tiny, but a marine biologist warns that their sting feels like needles “scraping across your skin” and the pain can last up to three hours. They can sting in the water or even after they come ashore and die. Blue dragons live in the Indian, Pacific and Atlantic oceans but their habitat is expanding, according to the advocacy group American Oceans.

Registration Open for City Summer Day Camp

Registration is now open for the City of Seguin Parks and Recreation Department’s Just for Kids Summer Day Camp program for those who have completed Kindergarten through 5th grade, not to exceed 11 years of age.
