Ten new residential subdivisions under construction, several more under review By Cindy Aguirre-Herrera (Seguin) -- Looking for a home in Seguin now comes with plenty of options. The latest snapshot for housing activity in Seguin is showing a record number of rooftops on their way up in the city of Seguin. Josh Schneuker, the executive director for the Seguin Economic Development Corporation, says residential activity has not only arrived but it's providing families various options all across the city. "In the past couple of years, the residential activity has really gone from zero to 60. I've been in Seguin now a little over four years and when I started here, there was not a whole lot of new residential activity on the books and fast forward to today, we have over 8,000 residential lots that are either tied to a development that is currently under construction or is tied to a development that has plans in review by our city staff. So, these are developments that are not hypothetical. These are developments that have legs to them. They are moving through the development process, moving through the
platting process and on their way to starting construction as well. Right now, we have about 10 new residential subdivisions under construction within the city limits and one important thing to note is that it's not concentrated to just one specific area. This is not all happening on the north side of Seguin. It's not happening on east side of Seguin. It's really scattered throughout the entire city. So, it's kind of exciting that we are not having this huge influx of population growth in one area. It's really spread out which I think - -the hope is that it doesn't impact the infrastructure as fast as having all that growth concentrated in one area," said Schneuker. Schneuker says movement on subdivisions is also not taking long. He says construction gets going as soon as most of the subdivisions are announced. "We just kind of started to see the beginnings of Arroyo Ranch and just announced that development. Well now fast forward to today, that development is under construction. It is expected to deliver about 1,100 homes at full
build out. There's not a timeline for build out. A lot of these developments -- they are projected to have up to 500 homes and there's a lot of factors that will go into dictating how fast they deliver those homes. But one thing that we are sure about is that phase one will deliver close to 200 homes there and the developers have already got plans for phase two. So, things are moving quickly on that and again, this development is located on the southwest side of town Highway 46 and FM 725 near Vogel Elementary. The next development that I'll bring up here is Hiddenbrooke and this is one where we've seen actual homes come out of the ground, sales have already been completed. This is off Highway 46 really kind of actually just south of Rudeloff Road, just to the west of Huber Road. It's a 124 acre development that is expected to deliver about 500 homes at first full build out but phase one of the development has anticipated to deliver 122 lots and that's under construction at this moment," said Schneuker. Local DJ to serve free Thanksgiving meals tonight By Cindy Aguirre-Herrera (Seguin) -- A local DJ is giving thanks this holiday season by serving a warm Thanksgiving meal to others. Cosme Alzalde, Jr., a.k.a. DJ Chuko, will be serving up a warm free Thanksgiving meal tonight for individuals and local families.

“We’ll get those little devils!”
MIRACULOUS PRAYER Dear Heart of Jesus, in the past I have asked for favors. This time I ask you this very special one (mention favor). Take it dear Jesus and place it within your own broken heart where your father sees it, then in your merciful eyes it will become your favor, not mine. Amen. Say this prayer for 3 days, promise publication and favor will be granted. Never known to fail I.S.G.
DJ Chuko says tonight is not just about serving those in need but to anyone wanting to come together as a community. "I just decided it's time to give back to

Chuko says the food will be warm and ready and will be served until the final plate is gone. "Tonight, I'm pushing -- at least to feed close to 100 people, maybe 80 people. I'm having about five turkeys, three hams and all the sides, desserts, you name it. Whatever that can feed, I'll be serving
until it's all gone," said Chuko. While most of the cost for the food is coming out from his own pocket, he says tonight wouldn't be possible without the help of his friends and family. "I do have a couple of my friends and family members that are helping to donate desserts and stuff like that. Other than that, it's pretty much out of pocket," said Chuko. The free meal will be served beginning at 6 p.m. tonight at JR Lounge. The lounge is located at 918 W. Kingsbury.
Housing construction well underway in the City of Seguin HOUSING, continued from page 1 Schneuker says three other projects are also on the horizon with one of those projects already pre-sold. "The next ones is just north of here and is actually within the Navarro ISD. This is Navarro Oaks. This is at Highway 123 and Martindale just kind of north of the Ranch 123 apartments near the Starbucks, Chili's area. This is an 88 acre development and this will deliver about 342 homes at full build out with 104 lots under construction right now in phase one. Moving back now into the Seguin ISD and really right across the street from here are the King and Lucile Street Duplex Project. This development will deliver 214 duplex units when construction is complete and

the community of Seguin. The community has helped me a lot with my business and stuff. If you just feel like having a Thanksgiving meal, come on out. We'd be happy to serve you," said Chucko.
this is all going to be coming in under one phase and 100 percent of the duplex units are already pre-sold for this development. So a tremendous amount of interest with this product and development and then the final one that I'll touch on here is Woodside Farms. This is going to be a KB Home development that will deliver 235 units at full build out and this development is located off at 123 and FM 20 in the Navarro School District," said Schneuker. Schneuker says a total of 18 subdivisions are currently in review with again, activity not concentrated to just one area. "Those are just a few of the subdivisions that are under the construction. We've had a couple of more break ground within the past months on the

far north side off of Cordova and 46. They started breaking ground over there but we anticipate more to break ground within the next three to six months as well. Our pipeline is full right now and we are working our way through the reviews and the development processes with the developments. So, we really expect the number of residential lots to be delivered into the city to really skyrocket here in the next couple of years. We kind of look back at the data for the past couple of years and we notice that over the last two years, the number of lots being delivered with building permits being issued has dropped and that's really because our inventory depleted and now we are waiting for these new developments that are putting in streets and infrastructure to come online and
when that happens, we'll probably see some record breaking numbers in terms of residential building permits issued in a single year," said Schneuker. Schneuker recently shared this latest housing information with the Seguin ISD Board of Trustees. Schneuker added that the new housing being reported in the city of Seguin is being constructed in both the Seguin and Navarro Independent School Districts. He says the development of more housing will certainly impact the growth of the school districts. Much of the growth is also in response to not only the city's location but the various new jobs that have been created and recruited to the area. See HOUSING PICS, page 3

WEDNESDAY NOVEMBER 20, 2019
Vital Statistics Gordon Lynn Tate Gordon “Lynn” Tate, age 76, of Kingsbury, Texas, passed away on November 14, 2019. Lynn was born on November 22, 1942 in Victoria, Texas, to Harold Glen and Maxine Ellen (Gray) Tate. After graduating from high school, Lynn joined the United States Marine Corps in 1962 during the Cuban Missile Crisis and continued in the Marine Reserves after his active duty tour. In 1968 he received his Certificate of Apprenticeship in the trade of electrician. After many years of being a union electrician, he was elected Business Manager of IBEW Local Union 278 in Corpus Christi, Texas - the youngest business manager ever to be elected in an IBEW local. In that capacity he often managed more than a thousand electricians from all over the country placing them in jobs building the huge refineries in Corpus Christi. Because of his leadership capabilities, in 1978 he was appointed by Governor Dolph Briscoe to be Commissioner of the Texas State Commission of Labor & Standards. Other appointments included Ambassador of Goodwill and Special Assistant to the Attorney General, and he served in Governor Mark White’s administration as Director of the Joint Training and Partnership Division whose efforts retrained thousands of workers who had lost their jobs during the economic downturn in the early 1980s. After his service in State government, he created Texans for Civil Justice, an advocacy group which lobbied for the rights of and compensatory damages for catastrophically-injured Texans. Lynn always was mission-driven to look out for the “little guy”, those people who worked hard to support their families and who wanted to maintain the standard of living and privileges of the middle class in America. He never ceased to advocate for fair wages and practices for workers in any capacity he served. To no one’s surprise, his most important and favorite roles were loving husband, proud father, and doting and adventurous
grandfather. Lynn excelled in many sports and led his family and friends into many adventures involving water skiing, snow skiing, motorcycle riding, running, fishing, hunting, skeet shooting, roping and ranching. He earned a reputation for being an avid car, boat and RV trader! He was known for his hilarious storytelling, prompting many family members to request that he tell the same stories over and over again. Throughout his life, he loved the land and the animals the most. That was evident through his actions and his words, especially through his cowboy poetry. He was asked to read his poems in many venues—the Seguin library, beside the family campfires, and he read them at the Cowboy Poetry Gathering in Elko, Nevada. During his time in Seguin, he volunteered for the local ICA chapter and served on the statewide Board of Directors for the Independent Cattleman’s Association of Texas. He also volunteered each year at Round Up to raise money for Guadalupe Regional Medical Center and participated in the South Texas Cowboy Gathering in support of the Seguin Outdoor Learning Center. Lynn is preceded in death by his parents and his first wife, Judy Ann (Walden) Tate Ponton. He is also preceded in death by many of his beloved animals. Survivors include his loving wife of thirty-one years, Sharon G. (Budnick) Tate; brother, Dr. Glen Tate and wife Diana; sister, Sharon (Tate) Knapp and husband David; sister-in-law, Janet (Budnick) Brown and husband Michael; brother-in-law, Russell Budnick; daughters, Debbie Tate, Teri Tate and Laurie Brooks and spouse Curtis Gipson; sons, Guy Tate, and Scott Brooks and wife Deleigh; grandchildren, Cole Brooks, Hannah Brooks, and Braeden Tate Wade and his father Brandon Wade. He is survived by many nieces and nephews, numerous other loving family members and a host of loyal, grieving friends. Visitation will be held on Wednesday, November 20, 2019 at Tres Hewell Mortuary from 5p to 7p. Funeral service celebrating Lynn’s life will be held on Thursday, November 21, 2019 at 2p at Tres Hewell Mortuary with Reverend Jeremy Roy officiating. Interment with military honors will follow in Dugger Cemetery on South Highway 123. A reception will be held immediately following at the Agricultural Heritage Center (Red Barn). Serving as pallbearers will be Cole Brooks, Scott Brooks, Daniel Darby, Gary Gray, Richard Gray, Derek Knapp, Dustin Knapp and Justin Tate. Serving as honorary pallbearers will be Michael Brown, Troy Callaway, Bill Darby, Curtis Gipson, Alan Guisinger, David Knapp, Al Lain,
Ronnie McDaniel, Bruce Nixon, Jim Smith, Glen Tate, Guy Tate, Braeden Tate Wade and Brandon Wade. The Tate family wishes to express its deepest gratitude to the many loving helpers who came in the home to give Lynn as much comfort and kindness as he needed. Appreciation also goes to the devoted, skilled nurses of Opus Care Hospice and Limitless Healthcare Staffing. Memorial contributions may be made to the Outdoor Learning Center, 1865 E. US Highway 90, Seguin, TX 78155, Guadalupe County Humane Society, P. O. Box 1593, Seguin, TX 78155-1593 or the ALS Association of Texas, 1315 Sam Bass Cir, Round Rock, TX 78681. Federal Agencies Taking Steps Against Fruit Virus
Study Shows Long-Term Intermittent Fasting Boosts Heart Patients' Survival Rates
(Washington, DC) -- Federal agencies are taking steps to keep a crop killer out of the U.S. Customs and Border Protection says they will be doing more inspections on imported tomato and pepper fruit. It's part of an effort to prevent the Tomato Brown Rugose Fruit Virus from impacting the multi-billion dollar U.S. tomato and pepper industry. CBP's announcement comes after a Department of Agriculture Federal Order, which places restrictions on imported tomato and pepper seed lots and transplants from all countries. The virus can cause severe fruit loss in tomatoes and peppers.
(Salt Lake City, UT) -- A new study touts the benefits of long-term intermittent fasting for heart patients. It involved two-thousand patients who'd undergone cardiac catheterization at Intermountain Healthcare Heart Institute in Salt Lake City. Researchers found that people who said they routinely fasted had a much lower death rate. Most were Mormons who'd been fasting for decades for religious reasons. Observant Mormons typically fast on the first Sunday of every month for two meals.
Schools In Samoa Closed Due To Deadly Measles Outbreak
28 People Are Quarantined In China Due To Bubonic Plague (Inner Mongolia, China) -- The state-run Chinese news agency is reporting that 28 people are quarantined in Inner Mongolia after a hunter was diagnosed last Saturday with bubonic plague. It's believed he came down with the disease after catching and eating a wild rabbit. This case comes on the heels of last week's government announcement about pneuomonic plague, the same strain the caused the Black Death in Europe in the Middle Ages. Two people in Beijing are being treated for it.
WORLD-CLASS PRIMARY CARE Close to home.
(Samoa) -- A health emergency has been declared in Samoa because of a measles outbreak that's killed six people. More than seven-hundred potential cases have been reported with 100 people hospitalized. Schools in Samoa have been closed indefinitely and children aren't allowed at public gatherings. The immunization rate against measles dropped to 30-percent last year, down from about 60-percent in 2016. The Samoan government has now made measles vaccinations mandatory.
