Moving in to AIRE
Book your move into AIRE
Ensure you have completed your move in / out form
You will need to book your move-in date and time for your new apartment in AIRE with the Building Manager 48 hours prior to your move time. Move-in Coordinators have been allocated to ensure the access and availability of lifts for new residents moving into AIRE. This also enables the Move-in Coordinator to check any existing damage to common property prior to your move.

The lift will be padded to protect your furniture and the lift, please do not move furniture in the lift if it is not padded. Please ensure that all possible care is taken when moving furniture through the common areas to maintain the appearance and quality of the common areas. Any damage to common property or additional cleaning requirements caused by the move will be at your expense and you must contact the Building Manager immediately.
Delivery of household goods
Delivery of household goods are required to be booked in with the Move-in Coordinator and the same preceding conditions apply.
Removalist insurances
It is important to make sure your removalists have all the necessary insurances including Public Liability Insurance. You will be required to provide copies of these insurances to the Move-in Coordinator prior to your move-in date.
Access for removals and deliveries
Removalists should access the development from the car park entry points (refer to carpark maps on pages 27-29). This is a secured access point and entry will be granted via the intercom at the car park entry. Make to provide your removalists with both your mobile number and your Move-in Coordinator’s contact details.

Garbage disposal
To cater for the excess disposal of cardboard boxes and general waste generated throughout the move in period for AIRE we have provided extra recycling bins for your use.
Please ensure during and after your move you use the appropriate bins.

Disposal of cardboard boxes and usage of yellow bins
• Flatten all cardboard boxes you bring to the garbage room, tear them in half or into a quarter if necessary, and then place them wholly within the yellow bins.
• Do not leave any items on the garbage room floor. It is a matter of OH&S principles for residents to place items into the respective bins.
Disposal of large household goods (only in the garbage room on Level B1)
• Disposal of big household goods such as mattresses, electrical goods, broken furniture etc. is allowed only in the lower level garbage room in the designated areas.
• If you do not have access to lower level garbage room, contact the Building Manager to arrange access.
• Be mindful about OH & S and leave items in such a way it does not cause any damage to common property or harm to others.

Protect your apartment
Once you have moved into your apartment any marks, dents or scratches that occur to walls or surfaces as a result of moving in are the responsibility of the owner to rectify. We have provided some helpful hints below to reduce this occurring:
• Tr y to avoid scuffing, chipping or knocking walls, door frames and ceilings;
• Put protective soft covers/towels on items that have sharp corners or edges;
• Do not drag heavy items across carpets or tiles;
• Place a soft cloth or cardboard underneath your fridge and washing machine when moving across the tiles.

Water Billing Arranging a Service Call
Water usage is billed to the Strata Management and then paid for by each owner as part of your levies. You will also receive a monthly bill from Altogether for service charges. These give you the right to use the Altogether supply and sewerage systems and are payable by each owner individually. You can advise Altogether of your preferred billing address by contacting them on 1300 806 806 or visit their website at www.altogethergroup.com.au
Appliances
All of the appliances that were provided with your apartment have a warranty period. As part of your settlement package that accompanied this manual, you are provided with a box containing all keys and remotes including log-in details to BuildingLink where all appliance instruction manuals and warranties are contained. Please refer to this information for warranty details. You will need to register your warranty.
When registering you should have the following information handy:
1. Your contact number

3. Product model number and type of product, including brand
Should you have an issue with your appliance, follow these steps:
• Ensure appliance is plugged in/switched on. Power points are often hidden in cupboards or under benches
• Ensure appliance is switched on at power distribution board. Follow directions provided in instruction manual for operation or first use instructions
• Contact the manufacturer if issue arises and arrange a service call.
When making a service call you should have the following information handy:

Your new home at AIRE
Intercom
Each apartment in AIRE is fitted with an audio/visual intercom system to allow access for visitors to the building including the car park and the entry point of your apartment block.
You should refer to the operating instructions located in BuildingLink for further information on how to operate the intercom. These instructions can be found in BuildingLink / My Building / Owner Manual.
Air conditioning
All apartments in AIRE have individual Daikin air conditioning units installed which provide heating and cooling. You will find the power switch located on top of the condenser unit. Remote control panels or remotes have been provided to you as part of your settlement package and control temperature, mode and time of operation.
Air conditioning units should be operated, cleaned and maintained in accordance with the manufacturer’s instructions. Please refer to the air conditioning operation and instruction manual (in BuildingLink / My Building / Owner Manual) as well as the Care and Maintenance section of this book.
Hanging or fixing items to walls
Apartment walls generally consist of steel studs lined with plasterboard. Appropriate wall fixings should be selected in consultation with your qualified tradesperson or hardware supplier. Consideration must be given to the weight of the item being hung.
AIRE By-Laws should also be followed when preparing to hang or fix something to a wall within your apartment. You need to also ensure an appropriate detection device is used to avoid fixings contacting electrical cabling or penetrating plumbing behind the plasterboard. These instructions can be found in BuildingLink / My Building / Owner Manual.
Building works
Before you carry out any work to your unit or to common property, we suggest you contact the Building Manager and get their advice first. Certain work requires notification to the Owners Corporation, at least 21 days prior to any works commencing. Certain work is not allowed to be carried out at all. In this case, if you do, the Owners Corporation has the right to remove all work and restore any changes back to the previous condition, all at your own cost.
At all times, please contact the Building Manager or the Owners Corporation to check any existing damage to common property and to receive approval prior to commencing your activity.
Any damage to common property or additional cleaning requirements caused by your actions will be at your expense.

Smoke detectors
Each apartment is fitted with 240 volt battery backed smoke detectors. If a detector is activated, an alarm will sound within your apartment and you must evacuate immediately. This alarm does not trigger a call out by the fire brigade. Apartment owners are encouraged to develop a home safety plan. Your smoke detector will let you know when the battery is running flat by emitting a series of beeps. It is strongly recommended that you always have a spare battery available (9V). You should test your smoke detector regularly by pushing the ‘test’ button. Each common lift lobby is also fitted with smoke detectors. Please familiarise yourself with your closest Emergency Exit in your building. These are indicated on the carpark maps (pages 27-29). Smoke detectors contain batteries for backup operation. If you hear an intermittent chirping sound, this is an indication the battery needs replacing. It is wise to test or change the battery every 12 months (minimum).
Your new home at AIRE
Window coverings
If you would like to install a different coloured blind or curtain in your apartment, approval in writing from the Owners Corporation is required. More information on this can be found within the AIRE By-Laws.
If you would like to install additional insect screens in your apartment, approval in writing from the Owners Corporation is required. More information on this can be found within the AIRE By-Laws.
Window cleaning
Owners or occupiers at AIRE are to keep glass on balconies, windows and doors clean, unless they are not safely accessible. Windows that are not safely accessible or form part of the common area will be cleaned and covered as part of your strata levies. More information on this can be found in the AIRE By-Laws or by calling your Strata Manager.
Kitchen rangehoods
All apartments have a kitchen rangehood with an exhaust fan. The fan is activated when the rangehood is pulled out or switched on. The rangehood should be used at all times when the cooktop is in operation. You should refer to your appliance manual for cleaning and maintenance instructions.
Rangehood filters must be removed, cleaned and replaced on a regular basis by the owner or occupier. Please consult the Care and Maintenance section for details.
Bathrooms and laundries
Locks and devices
Bathrooms and laundries are provided with an exhaust fan that is connected to the light switch. If your apartment is unoccupied for a long period of time and/or if bathrooms and laundries are not used for an extended period of time, it is not uncommon for floor wastes located in laundries and bathrooms to develop odour. This is due to the water in the floor waste evaporating. Water creates an air seal and when it has evaporated odours may come through the pipe. The odour can be easily removed by pouring water down the floor waste to refill it.
As the front entrance door of your apartment is a fire rated door, there is strict legislation in place dictating the type of additional or replacement locks that can be installed.
If you wish to install an additional or replacement lock on your entrance door, any window or door assembly, must comply with the appropriate regulatory standards. As front entrance doors are also common property, adding any door hardware items also requires approval from the Owners Corporation, and any questions in relation to this should be directed to your Strata Manager.
Non approved/tested door seals or hardware may result in the fire rated door no longer complying with its tested fire rating standard. Note, that fire rated doors are checked annually for their compliance by an independent fire certifier. You should consult the AIRE By-Laws in relation to all locks and devices.
Care and maintenance
To maintain the investment value of your property it is recommended that residents undertake regular cleaning and maintenance of the apartment, paying particular attention to the items listed below.
Appliances
The below list is only a general guide and we strongly recommend that you consult the Manufacturer’s instructions for full set of care and maintenance information. Always check the instructions and manuals for firstuse guidelines.
Rangehood
• External faces and controls can be cleaned using warm water. Ensure the sponge or cloth is well wrung-out and wipe all surfaces dry with a soft cloth.
• Clean out any grease filter every 3-4 weeks to prevent the build-up of fat.
Air conditioning
• Filters for the air conditioning units require routine and regular cleaning and maintenance. Please consult the manufacturer’s instructions to ensure your warranty is not voided.
Dishwasher
• Door seals should be wiped regularly with a damp cloth to remove food deposits.
• Any food or drink residue that drips onto the sides of the doors when loading should be wiped off.
• The control panel should be wiped with a damp cloth to remove soiling.
• Filters in the wash cabinet are provided to collect coarse soil during washing. These are located in the base of the wash cabinet and should be removed for cleaning regularly using a nylon brush under running water.

Oven
• The appliance front should be cleaned using a damp microfibre cloth or with a clean sponge and hot soapy water solution. The surface should then be wiped dry with a soft cloth. Do not use abrasive or harsh cleaning agents.
Dryer
• It is important to clean the lint filter regularly, as it becomes a fire hazard if it collects in or around your dryer. The lint filter is located within the door opening and it can be removed for cleaning.
• After removing the lint filter, open it and wipe it clean with your hand. Then close the lint filter and place it back into the opening.
Cooktop
• Pan supports and controls should be cleaned in a solution of hot water and washing up liquid and wiped dry using a soft cloth. The cooktop surface can also be cleaned with a damp cloth and then dried with a soft cloth.
• Burners can be dismantled once they have cooled down and cleaned with a damp cloth. The igniters can also be wiped with a well-wrung cloth and wiped dry.
Flooring
Carpet
• Ensure regular spot cleaning and vacuuming of carpets.
• Clean spills from carpets immediately.
• Consult supplier’s recommendations for periodic deep cleaning.
Tiles
• Ensure regular cleaning of tiled areas consulting supplier’s recommendations for suggested solutions and tools.
• Clean spills on tiles immediately.
• Consult supplier’s recommendation for period re sealing or treatments if required.
External pavers
• Ensure spills are removed immediately and be mindful of the damage that oily substances or those high in acid may cause to natural pavers.
• Undertake regular washing down of paved area.
• Do not use acid or shampoo based cleaners on stone surfaces.
Timber
Like all timber floor Premium Oak Wood Flooring will mark and scratch. However, it can be recoated or re-sanded as required, just like traditional wood flooring in order to maintain your floor:
• Sweep or vacuum (bristles down) your floor regularly to remove stones and brasive grit or dirt
• Install dirt trapping mats at external entrances
• Apply felt floor protectors to the underside of all moving furniture to reduce marking or scratching
• Damp clean using a barely moist mop. For best results, add one capful of timber cleaner to your water and towel off any excess moisture immediately after damp mopping.
Care and maintenance
Windows and frames
• Routine hand cleaning to remove dust and fingerprints.
• Cleaning is required to preserve the powdercoated finish of your window/door frames.
• Keep tracks clean and drain holes cleared at all times.
• Periodic maintenance is required on all door hardware.
• External finish of hardware should be kept clean.
• The internal working parts of locks, catches etc. should be sprayed with a silicone lubricant to keep them in good working order.
Doors and door hardware
• Dusting or wiping down light fittings, with a cloth will help maintain a clean fitting and reduce the chance of overheating. When changing lamps or cleaning fittings ensure the power source/light switch is turned off.
• Blown globes should be replaced as soon as possible with a compatible globe of the correct rating.
Surfaces
Bench tops
• For everyday cleaning, the stone can be wiped down with warm water and a damp cloth.
• Hot items such as pots and frying pans should not be placed directly onto stone. A hot pad or trivet should be used to prevent damage and discolouration of stone.
• To avoid damage to your bench top surface always prepare food on a cutting board.
• Regularly clean joinery and handles with a damp cloth. Do not use acidic detergents and ensure there are no leaks from pipes onto shelves etc.
• It is important to keep timber dry to prevent damage and swelling.
• Ensure to clean and remove spills immediately with a damp cloth.
• Take care when doors are open as hitting them with excessive force can break or damage hinges.
• Ensure screws remain tight on a regular basis and prevent wetting hinges when cleaning kitchen components.
Stainless steel finishes
• Maintain regular cleaning to avoid “tea staining” which is a rust like appearance.
Doors and door hardware
• Ensure cleaning solutions are kept from entering cylinder locks.
Walls and ceilings
• Take care when moving large items around the apartment to minimise any damage to walls or ceilings.
• Regularly remove dust from painted surfaces.
Access and Security
Access into AIRE is restricted to residents and their visitors via the use of security access remotes (swipe) or the intercom systems. Your unit front door key will also open the lobby door.
Electronically controlled access
Remotes provide access to areas by swiping the remote close to the front of the reader. Once the card reader has been activated it will release the door’s electronic strike so the door can be opened. Each apartment is issued with security access remotes, which will enable you to gain access to:
• Your respective lobby areas
• Your floor via the lift
• Basement and carpark areas
• Garbage rooms
If you require additional security access remotes please contact the Building Manager. There is a cost associated with the supply of additional remotes.
Carpark access
Entry to the carpark is via the locations marked on the carpark maps (pages 2729) and is accessed via a security shutter. You can open the security shutter at any time by using your access swipe. Please be aware of vehicles entering or exiting to avoid tailgating by strangers. Residents may only park their vehicle(s) in the car parking space(s) allocated to their apartment. The allocated car parking spaces will be numbered to match the number associated with your apartment and registered strata plan. From the carpark you can gain access to the ground floor or your floor/lobby via the respective lift/stairs.
Fire Exits
Fire Exits are located on the attached plans (please refer to carpark maps on pages 27-29).
If you have an access problem to the building or car park (such as problems with swipe card, lift, fire exit door entry, entry to foyer etc.) please contact the Building Manager on 0417 622 292 or email them at aire@bmegroup.com.au for assistance.
Bikes and motorcycles
Bike and motorcycle racks are located on carpark levels (please refer to the carpark maps on pages 27-29). Locks are not supplied for bike racks.
Visitor Entry
Your visitors can enter the building via your respective lobby using the intercom system. Once at the entry door, guests simply enter your apartment number into the intercom keypad and call your apartment. Once you have answered the call, you must press the key button on the handset to open the main entry door and allow access to your floor via the lifts. Refer to intercom manual in the handover pack for more instructions.
Visitor Carpark Access
Please refer to the carpark maps on pages 27-29 for the location and access points for visitors parking. There are currently 12 visitor car spaces for AIRE, all located in the basement carpark.
CCTV security cameras
AIRE common property is protected and monitored by CCTV for your safety and security. All basement areas, car parking areas, lift entries and lobbies are monitored. Footage from these cameras is monitored by the Building Manager and will allow us to identify and prosecute any person found causing any damage to any property in these areas.
Living at AIRE
AIRE Executive Committee
AIRE was completed in 2022 and is made up of 57 luxury 1, 2, 3 and 4 bedroom apartments.
Once the majority of residents have settled into AIRE, the First Annual General Meeting (AGM) will be held to discuss any issues and to elect an Executive Committee from the residents.
The goals of the Executive Committee (referred to as EC from here in) are to:
• Maintain and enhance the value of your property;
• Provide you with facilities at the highest standards of affordability within the constraints of our levy structure, and
• Offer clear guidelines to your rights and responsibilities so as to ensure a harmonious community life for all.

Living at AIRE
Some Strata By-Laws and housekeeping requirements
These housekeeping rules are simply based on good order, common sense and consideration for neighbours and to keep residents from breaching By-Laws which may result in a significant fine from NSW Office of Fair Trading. If you are a tenant each substantiated breach of a By-Law will be notified to your leasing agent as well as landlord by the strata manager. The 3rd notification of a breach of any By-Law to your leasing agent will trigger the issue of a vacate notice by your leasing agent due breach of lease agreement.
By-Laws and OH & S related to appearance of the building and Common Property
• Visible clothes drying on balcony is prohibited.
• Attaching any objects on the outside of the door or leaving shoes, shoe racks, doormat, or any other object outside of the unit or carpark is prohibited.
• If someone trips over because of an object left outside of your unit, designated car park or storage unit; any compensation or legal cost which might occur due to the incident, is solely your responsibility.
Balcony By-Laws and OH & S
• No objects or substances are to be dropped from your balcony. This includes, but is not limited to, cigarettes with or without flame, spit, dust, dog/cat waste or anything that complies with the laws of gravity.
• Placing pots, planter boxes, ornaments, cups, ball point pens, drink cans or even take away food packaging on balcony rail is prohibited.
• When any substance, or object, is dropped from your balcony, the possibility of danger to other people and/or property cannot be over-stressed. Any damage caused by you to property, person(s) or pet(s) will be solely your responsibility to restore and pay for any damages including possible legal costs.
• When cleaning the balcony of your apartment, do not use a hose. Please be considerate of residents who live below you. Use a bucket and mop instead.
By-Laws regarding noise including noise from parties and music
• You have right to enjoy your music. Others have right to have quiet time. To satisfy both; when enjoying your music, turn it on inside your unit and close the doors and windows.
• If your sound system has a sub-woofer (base) unit, please be mindful that your neighbours may be subject to a throbbing boom whilst you hear a melody. Keep these units off walls and elevated off floors.
• You should also be mindful that balcony and street noise easily carries into nearby apartments. In other words, if you have invited guests and have party on your balcony or in your court yard, please ask your guests to reduce the volume and tone of their voices.
• It would be better still if you inform your neighbours about your party plan in advance, so that your neighbours are prepared to accept some level of noise and do not report to the Building Manager about the noise which might ruin your party.
• When any excessive noise reaches your apartment, especially after 10 PM at night, for the sake and the right of the community for peaceful enjoyment of their life; do not hesitate to contact the Building Manager who will contact the police, if necessary.
By-Laws regarding Pets
• Pets are only allowed at AIRE under the following conditions (copy of By-Law regarding keeping animals is attached for your reference):
» Written EC approval must be obtained before an animal may be kept within an apartment (pets have to be registered with The Hills Shire Council).
• Guide dog approval will be automatically granted upon application.
• Pets must be kept under control and within the confines of the pet owner’s apartment and otherwise must be accompanied by their owner or designated responsible carer.
By-Laws and OH & S regarding barking and fouling of pets
• Our garden, carpark areas, lifts, corridors, entry foyers, fire exits and any area which is not within your unit, storage cage or balcony is “Common Property”.
• Absolutely do not let your pet foul common property.
• If your pet fouls on any “Common Property”, it is your responsibility to clean it up immediately. If anyone notices any pet owner(s) not being responsible, please inform the EC or estate management straight away –providing us the type, size, breed and colour of the pet. Or if possible ask the pet owner to do the right thing.
• This is for the sake of public health for the AIRE community.
• A pet owner is responsible for any noise considered to be disturbing and for any property damage or personal injury caused by the animal.
• Do your responsibility and do not turn your adorable pet into pest to others.
Living at AIRE
You must abide to the By- Laws & rules to protect yourself from potential financial damage.
Any damages caused by you, your hired trade person(s), your pet or your visitors must be paid for by you. You will be responsible for any work required to restore the property to the previous condition.
If you are found not abiding by the rules, then you may be asked to pay for the repair work for any damages caused by you. Therefore we suggest you abide by the rules to protect yourself from financial damage which may be imposed upon you.
Sewage flow problems i.e. blocked toilet and/or drainage and your liability
• Items that should never be thrown in the toilet are: diapers, sanitary napkins, tampons, condoms, cigarette butts, cotton balls or swabs, unused medications, chewing gum, bandages and/or bandage wrappings etc.
• Plumbers are able to locate the source of the problem.
• If you are found to be placing any items causing a blockage in the drain system, you will be held responsible for the repair costs of not only your unit but also for those who are affected by your action and may also incur further fines.
When approaching the garage door, do not tailgate or nudge the door.
• The practice of tailgating is when one vehicle tries to gain entry immediately after a preceding vehicle which has entered the carpark (and whilst the gate may still be closing).
• Do not tailgate when approaching garage door or do not let any car tailgate behind your car.
• Be patient and stay well clear of the garage door while it is opening or closing. Do not approach the garage door while it is being opened or closed.
• Any nudge to the garage doors by your car, may cause severe damage to garage door.
• Any damage to the garage door and any part of the garage itself by its reaction, caused by tailgating or nudging of the garage door will be repaired at your expense.
Wheel-clamping may be implemented in AIRE against illegally parked cars in the car wash bay, another residents car space, on the drive way or in visitors parking. Do not force lift doors open or push against the lift doors
• Repairing lifts is extremely expensive.
• CCTV security cameras are positioned to identify any person(s) causing damage to the lifts, this footage is recorded.
• Take care in the carpark when reversing your car or moving into the building to avoid damaging the lift door, lift well or other common property.
• Do not force or jam open the lift doors, taking care to ensure the lift is not damaged in any way.
• This includes when you are moving in or out of AIRE or when goods are delivered to your unit.
• The cost for repairing any damage caused to the lift will be the responsibility of the person causing the damage.
We need your cooperation to maintain a clean and safe living environment. This is the area we rely on you to do your bit to keep the AIRE Community living environment clean, tidy and safe. Therefore, whilst living at AIRE please do the right thing and dispose of any litter, rubbish or waste thoughtfully and help maintain a clean, tidy and safe living environment, to be enjoyed by all AIRE residents.
Do not dispose of take-away food packages in the carpark, on the street or in front of the lift
• We understand you want to be in your unit as soon as possible and enjoy your time. But we ask you to dispose of your takeaway food packages responsibly, either in the garbage room or in your unit’s garbage bin.
• Do not leave your take-away food packages or other rubbish in the carpark, on the street, immediately in front of the lift or on any common property.

Garbage Disposal
• There is a garbage chute to service each level of Aire. The garbage chutes are located in the corridors on each level in a cupboard.
• The garbage holding rooms are located on Ground Level.
• Yellow bins are for recycling items and red bins are for household rubbish.
• Please pre-sort your rubbish and distribute into the correct bins.
• Wrap your garbage securely before placing into the bins.
• Please keep the bin lids, garbage room doors and roller shutter closed.
• Do not use the bins for commercial waste, this will result in higher levy costs for all owners.
• If you have an accident resulting in a garbage spill, please act responsibly and clean up after yourself, as soon and as best as possible.
The Hills Shire Council provides a WEEKLY garbage collection for general rubbish and a fortnightly recycling service (yellow bin)
• In addition to the weekly waste collection service the following services are also available from The Hills Shire Council, refer to the website, www.thehills.nsw.gov.au.
• Pre-booked household bulky waste collection.
» Monthly metal and white goods collection (bookings essential).
• E-Waste (electronic) recycling. Two free drop off events per year (visit the website above for more information).
• Ink cartridge and mobile phone drop off points.
Do not smoke in the common property or common area
All “Common Property” is “Common Area” and therefore, SMOKE FREE. Smoking is prohibited on Common Property or in the Common Areas.
Some handy tips to help you save money and headaches:
• 4 to 5 litres of cold water are potentially lost before the onset of hot water. Environmentally conscious residents prefer to gather the cold water, in a bucket, for alternative use (ie. watering plants, washing down balconies etc).
• Drainage odours may occur from time to time. These odours may be caused by a lack of usage of the second toilet or bathroom or by a build-up of deposits in the S bend or washing machine tubing. In the case of bathroom or laundry odours, simply charge the system by flushing with a half bucket of warm water and disinfectant. Baking soda with hot water is a great cleanser for a smelly drain.
• Blockages can occur in our pipes when things go in that shouldn’t. Nappies, sanitary products and even aerosol cans have been found when our pipes and pumps get blocked. Keep the pipes for what they are designed for and don’t put other things down them.
• AIRE’s shower tap is one touch and there is no need to turn the knobs to get the right water temperature while having a shower, the shower tap can be turned on when it is required.
• Leaking taps are waste of resources and money. This can be easily corrected by changing an Oring and/or jumper valves and may cost less than $5 to fix it.
• Rattle noise from washing machines can be a nuisance to you and/or your neighbours. This can easily be fixed by adjusting leg of the machine to even level. If the noise persists even after you adjust legs, do whatever you can to eliminate the noise from your washing machine while spinning for you and your neighbours.
• Smoke detectors contain batteries in them. If you hear an intermittent chirping sound, this is an indication to change the battery. It is recommended to test or change the batteries every 12 months (minimum).
• The rattling noise from a tap can be a nuisance to you and/or your neighbours. This can easily be fixed by changing O-ring and/or jumper valve in the tap.
• A clogged drain may need to be serviced by a licensed plumber. Regular use of a nontoxic and environmentally safe products such as Actizyme (available in most supermarkets) will also eliminate odours and prevent blockages.
• The ventilation fans in the bathrooms, laundry and toilet must be in good working condition to rid of not only odours but also moisture. To assist air circulation and good air flow, the air ventilation should be cleaned regularly to remove any build-up of debris. If you notice a reduction in air flow when the ventilation fan is running or any excess moisture in the air in your unit, contact estate management.
• Apartment air conditioning units are not common property. They are the property of the apartment owner and need to be maintained regularly (at least every 12 months) to avoid the warranty becoming void.
Living at AIRE
Do not hesitate to report the following to the Building Manager on 0417 622 292, for the sake of the community and a better living environment.
• Building defects, such as leaks, cracks in walls, loose fittings etc.
• Breakages in Common Property such as problems with lift(s), entry door(s), and garage door(s), etc.
• Excessive or uncontrolled growth in garden area such as weeds, overgrown grass, etc.
• Spilt rubbish or liquids in the Common Areas such as entry foyers, garage, lift, fire exit etc.
• Any obstacles to Common Property such as blocked driveways or footpaths.
• Any vehicle illegally parked in the car wash bay, disabled parking, drive way, visitors parking and in your unit’s car park space.
• Excessive noise from music, parties, dogs barking etc.
• Unacceptable behaviour of residents or visitors including damaging common property, swearing etc.
• Suspicious individuals, even trade people.
The majority of AIRE residents will do their part and actively contribute towards a peaceful, harmonious community living in AIRE. We understand that some people may accidentally breach the By-Laws without being aware of having done so. The EC of AIRE will inform these people of the AIRE By-Laws, which are designed to establish the boundaries for harmonious community living.
We also understand that some people forget time to time that this is community living. In community living, there are some differences compared to, for example, detached individual house living.
There are certain things not acceptable in community living which would normally be totally acceptable in individual house living. This is because, in community living, one’s behaviour could affect another’s living conditions positively or negatively.
The purpose of this notice is to educate and bring awareness of strata By-Laws and what it defines as acceptable in community living. This notice is only a guide to the strata By-Laws and covers only those By-Laws that directly affect our living conditions in everyday life.

Rectification Process
With any new home, there will be some items that need adjustment or correction. Included in your Sales Contract is a 90 day defect liability period. This period entitles you to notify Sekisui House via BuildingLink of defects pertaining to workmanship, faults and materials.

Emergency rectifications
Emergency defects are those that impact how you live or could potentially cause harm e.g. a major leak that might cause flooding. These should be directed to the Building Manager or your Sekisui House Customer Care Team member immediately for rectification, so it can therefore be raised outside of the 90 Day Defect Notification and Rectification Form and or period. Should an incident occur outside of business hours, emergency defects such as these should be directed to the Building Manager who has contacts for out-of-hours emergencies. Any emergencies affecting your safety should always be directed to Emergency Services “000.”
