What are the estimated council rates?
Approximately $300 per quarter. City of Parramatta Council ultimately determines your Council rates.
What are the estimated water rates?
Estimated at $150 per quarter.
What are the ceiling heights?
Approximately 2.7m in bedrooms and living areas, 2.4m in kitchen, wet areas, corridors and studies.
What is the kitchen made from?
20mm thick reconstituted stone benchtops, with laminated/polyurethane joinery.
Upgrade packages will receive a 12mm thick porcelain stone benchtop, with laminated/ polyurethane joinery.
What are the dimensions of the car spaces?
Generally, car space measurements are approximately:
• Single: 2.4m wide x 5.4m long
• Tandem: 2.4m wide x 10.8m long
Are pets allowed?
Pets are allowed in accordance with the by-laws. Generally one fish aquarium, one cat, one dog and one bird per household. Additional pets are permitted subject to agreement with the Owners Corporationrefer to strata by-laws.
What kind of windows are provided?
Double glazing to all apartments
Width of fridge space?
Generally, 850mm minimum.
What kind of air-conditioning is provided?
Each apartment will have an energy efficient air conditioning system installed completed with condensers and associated fan coil units. The fan coil units will be located on the balcony of the respective unit.
Are gas/water and electricity provided to balconies?
No services (electricity, gas or water) are provided to the balconies, except to Level 1 apartments.
What brands of appliances are provided?
Fisher & Paykel appliances are provided throughout your apartment.
Wardrobe finishes?
Mirror sliding wardrobe door, with melamine shelving with chrome rail in bedrooms, with drawers and shelving component.
BUILDING FACILITIES AND AMENITIES
What facilities and amenities are provided in Stage 3 Willow?
An outdoor podium pool will be delivered as part of Stage 3, which will be exclusive to the Stage 3 residents.
In addition, a multi-function room (strata meetings, birthday parties, events, etc.) will also be delivered as part of Stage 3 which will be available to the entire Sanctuary development.
How many visitor car spaces are provided?
33 visitor bays are provided (includes a car wash bay and two spaces for electric vehicles (EV)).
Is there provision for bicycles?
Yes, bicycle parking and storage is provided within the basement levels and behind the multi-function room on Level 1.
Is there a garbage chute?
Yes, garbage chutes are provided in corridors on each level in signed cupboards.
Garbage holding rooms are located on the basement levels.
Are there car sharing bays?
Yes, two car sharing bays will be provided.
What is the anticipated construction completion of Stage 3 (Willow)?
Stage 3 Willow is scheduled for completion in late 2025/early 2026.
What is the clearance height of the basement?
Generally 2.1m.
What are the dimensions of the lift?
Generally 1350mm x 1400mm.
Is there a car wash bay?
Yes, a car wash bay is provided.
THE MASTERPLAN COMMUNITY (SANCTUARY)
How many apartments will be in the Sanctuary Masterplan Community?
At the completion of Sanctuary, approximately 2,100 apartments will be provided.
When will the Sanctuary Masterplan be finished?
Scheduled for completion in 2030.

Are storage cages provided?
Storage space is allocated, and basement storage cages are provided in line with all NSW planning requirements. Purchasers are to arrange their own lock for their basement storage cage. Storage cages are approximately 2 cubic metres.
What amenities will be available to residents?
A wide range of shared amenities have been proposed to all residents at Sanctuary including:

The Wentworth Point area has leading schools such as Wentworth Point Public School, Rivendell School, Newington Public School, Meadowbank Public School, St Ambrose Catholic Primary School, Concord Public High School and proposed Sydney Olympic Park High School. There are 16 education providers all within a 10km radius from Sanctuary. Western Sydney University, TAFE NSW Meadowbank & Ryde Institute are also key draw cards for school leavers and mature age students.
Approved Stage 2 Parramatta Light Rail: Design work for the up-and-coming 400m bridge over the Parramatta River will carry a light rail service. This light rail service will provide a reliable and modern public transport service through Ermington and Olympic Park.
The first stage will be 16km in length and involves 16 stops throughout Carlingford to Westmead and is due in 2023.
Amenities
The area offers an abundance of fun activities both indoor and out. Including golf, bush walks, Blaxland Riverside Park, Sydney Olympic Park, Sydney Easter Show, Newington Armory, Bicentennial Park, Sydney Olympic Park Aquatic Centre and an URBNSURF Surf Park facility opening early 2024.
In addition, retail, shopping and dining precincts include; Pierside, Marina Square, Rhodes Waterside, Shepherds Bay Village Plaza, Top Ryde City Shopping Centre, Newington Marketplace and Lidcombe Shopping Centre.
The second stage will be a 9km, two-way track and will consist of 10-12 stops, with a travel time of 25 minutes from Sydney Olympic Park to Camellia.
Ferry: Rivercat to Darling Harbour, Circular Quay and Parramatta. Service runs 7 days a week, all year. During peak times on weekdays it will run 3-4 times per hour and during off-peak, weekends and public holidays, it will run 1-2 times per hour.
Bus: Recurrent bus services which run to Newington Village, Sydney Olympic Park, Strathfield, Burwood, Rhodes, Ryde and Chatswood. During peak time, the buses will run 7 days a week up to 3 times per hour.
Shuttle Bus: Wentworth Point residents have access to a free Baylink Shuttle bus that takes passengers between Wentworth Point and Rhodes. It runs every 10 minutes from 6.30am to 9.15am, every 20 minutes from 9.30am to 2.15pm and then every 10 minutes from 2.40pm to 6.45pm.
Train: Sydney Olympic Park train station with links to Lidcombe train station. During peak times, the trains will run 7 days per week up to 5-6 times per hour. During off-peak times, weekends and public holidays, the trains will operate 7 days a week and up to 3-4 times per hour.
Rhodes train station as part of the T1 Northern Line has multiple stops from Hornsby through to Chatswood. During peak times, the buses will run 7 days per week up to 3-4 times per hour. During off-peak times, weekends and public holidays, the trains will operate 7 days a week and up to 3-4 times per hour.
