Thus we created the concept to offer it to an investor as an exclusive Country & Beach Estate, a fully serviced Club-of-Clubs. Not wishing to add to their already existing portfolio of wholly owned properties, this segment is especially designed for affluent HNWI’S are seeking a luxurious pied-à-terre at AAA locations such as José Ignacio, worry free, fully staffed and with excellent 5-star hotel services - we also call it ‘Lifestyle Ownership’, as it comes without all the hassles and liabilities of a wholly owned property. José Ignacio, a sleepy fishing village in Uruguay’s hip Punta del Este area, is a beachside playground where the world’s wealthy go to get away from it all. Founded by the Spanish settler from whom it gets its name, the quaint village, which has been likened to New York’s Hamptons, was developed in 1917. It remained largely undiscovered outside of Uruguay until the turn of the 21st century, when international jetsetters, celebrities and socialites claimed it as their own private pristine paradise.

Its most defining architectural feature is its 1877 lighthouse, which is reached by a narrow dirt road. Inside, a climb up the spiral stairs leads to a balcony with a panoramic view of the coast as well as the village. In the old days, a raft crossing connected José Ignacio to other Punta del Este satellites, but since 2015, a ring-shaped bridge designed by architect Rafael Viñoly that spans Laguna Garzon and connects the departments of Rocha and Maldonado gave the village a more viable link to the outside world. Price Range The village’s properties command the highest price per square meter in the country, which according to Ms. Waldraff and Ralph Haverkate, another broker at Team Haverkate, translates into average prices of US$2 million to US$3 million. (Prices are typically given in U.S. dollars.) "The land in the hills behind José Ignacio with a laguna view goes for US$40 to US$60 per square meter, while in town, beachfront properties command up to US$2,000 per square meter," Ms. Waldraff said. According to Engel & Völkers Punta del Este, 500-square-meter parcels start at US$500,0000 while beachfront plots up to 1,000 square meters can sell for up to US$3 million. The great estates, are listed from US$2 million to US$15 million. Condos in gated communities, which are recent additions to the village, sell for about US$200,000 to US$400,000 per unit. What Makes It Unique The village’s unspoiled atmosphere that sets it apart from other sections of Punta del Este, which has earned a reputation as the St. Tropez of South America. It has the feel of a beach town in California in the 1950s.This is true even when the social season that starts after Christmas is in full swing. There’s no pollution, no crime and plenty of space on the vast beaches. It’s a very friendly spot—the rich and famous mingle with the locals in a low-key fashion. And it’s attractive because it offers not only paparazzi-free anonymity but also "a beach lifestyle mixed with exclusive privately hosted dinners and parties. With its dirt roads and hand-painted signs, José Ignacio’s a place where time stops, and everything from late lunches to late-night parties moves at such a leisurely pace that people have no choice but to take time to listen to the waves washing on the beach and the wind whistling through the trees. The lighthouse divides the village into two beach areas called Mansa and Brava. On the Mansa side, people come to the beach to watch incredible sunsets. On the Brava side, the ocean is a bit more rough—it’s a great place to learn surfing or have a drink at La Huella, which is considered among the top 50 restaurants in South America. Unlike a lot of other places that are being discovered, José Ignacio is likely to retain its tranquil charm for generations. The homeowners are strongly opposed to any major developments, and they strive to maintain the shabby-chic character of their properties.

Relaxing in exquisite style and comfort on the end of a long day. The 265 sqm master suite is located on the upper floor. Accessed by a short hallway, the suite is set comfortably apart from the rest of the villa. Spacious and quiet, it is the perfect place to retire to after an evening of entertaining guests. Ocean breezes and garden fragrances waft through the large windows, which offer splendid views of the sea and the surrounding greenery. Two large walk in closets on opposite sides of the bedroom connect to separate his and her luxury baths, both of which tiled in a different type of marble, black in the man’s and ivory in the woman’s, and equipped with top of the line fixtures brought from Europe. Showers are glass encased and very roomy.

The wood flooring and the sandstone used on walls lend warmth to the room and the simplicity of the decoration enhances the beauty of the space. Two fantastic stainless steel chandeliers hanging from the ceiling are the masterpieces of the minimalist room decoration. They can be automatically lowered for easy lighting of the candles.
