DEAR SENIORS, PROFESSIONALS, AND FRIENDS OF THE SENIORS BLUE BOOK:
Welcome to the Spring-Fall 2023
Seniors Blue Book for Eastern Nebraska and Western Iowa. The past few years have reinforced the need to have accurate information, and that is exactly what we strive to bring our readers. That said, the one thing we can count on is change, so we encourage you to do your homework and research options.
As a tried and true ‘Authoritative Publication’ our entire mission is to provide our readership with everything they need to navigate the resources they need – and to provide resources they might not even realize exists. an array of pricing and amenity columns for easy shopping.
We have some fabulous educational articles written by local experts to help you better understand relevant topics. Please refer to the Table of Contents to see a full list of this edition’s educational articles.

Medicare 2023 “In A Nutshell” (Parts A, B & Medigap Plans)
Original Medicare is a government health insurance program primarily for people age 65 and older. It has four main parts: A, B, C & D. The chart below is an example of how Parts A & B work together with a traditional Medicare supplement also known as a “Medigap Plan.”
Medicare Part A Hospital Insurance
Generally no cost (If you paid Medicare taxes while working)
$1,600 deductible (per benefit period)
It is possible to pay the $1600 deductible and other daily charges for multiple stays & extended care.
Plan covers: Inpatient hospital care, home health care services, hospice, inpatient skilled nursing & more.
Providers are paid by Medicare assignment.
No coverage outside USA. No out-of-pocket maximum.
Many people add a Medigap plan, Part D or an Advantage Plan (Part C) to fill the “gaps” in the coverage.
Medicare Part B Medical Insurance
Most people pay monthly $164.90 (Premium could be higher based on income)
$226 annual deductible. (this can increase each year)
80/20 after deductible.
Plan covers: health care providers, ambulance, emergency care, outpatient surgical, wellness & other Medicare approved benefits
Most doctors accept Medicare.
No coverage outside the USA. No out-of-pocket maximum.
Many people add a Medigap plan, Part D or an Advantage Plan (Part C) to fill the “gaps” in the coverage.
Supplemental Policy Plans A - N Medigap
Premium varies by company, age, location & other factors.
Guarantee Issue at initial enrollment (Other special enrollment periods may be avalable)
These plans generally pay the 20% not covered by Part B & other Medicare eligible benefits
When this coordinates with Medicare, many benefits are 100% covered
Can provide benefits outside USA
Plans are available through insurance companies.
Important to add Part D plan to cover prescription drugs & avoid penalties.
Must have Part A & B to enroll.
There is NO additional cost to use the services of a full time insurance professional. Please call us or a broker in your local area for additional assistance.

Embracing Authenticity
How would it feel to walk through the world and be fully accepted for who you are? In all sectors of our work and lives we interact with others; connection is one of the greatest gifts of being human.
Within each interaction we can validate, learn and value one another. We can be intentional with the words we use and respond with empathy. The foundation of embracing an individual’s authenticity is love. From there it is helpful to understand the meaning of diversity, equity and inclusion.
Diversity empowers people by respecting and appreciating life experiences and beliefs. The way our differences add to perspectives, world views, and those we encounter throughout our journey in life.
Equity recognizes that we do not all start from the same place socially, economically, or physically. It acknowledges adjustments need to be made for imbalances.
Inclusion allows everyone to feel valued and respected as an individual. A space where different groups
and perspectives are integrated into an environment.
Infusing these values into hospice care allows others to be fully seen and accepted in their divine humanity as they complete the transition from this life. Authenticity should be the standard of care for those we serve and lead. You may be asking; how do I begin this practice? It starts with being authentic about who you are. When we are our true selves, we allow others to show up fully and thrive in their gifts and talents. When humans are honored and held with respect it is felt throughout an organization, a community and life.
As you walk through this world, my encouragement is that you greet each other from a place of love and acceptance. That you see the divine humanity in each individual and honor them. ~

PET THERAPY – There’s nothing like a visit from a four-legged creature to brighten the day of a terminally ill patient. PRICE DEPENDENT ON LEVELS
OF CARE – Flexible levels of service geared to accommodate different needs over time. Rates may vary depending on the changing levels of care while one maintains the same physical residence.
PUBLIC HOUSING (PH) – Affordable apartments for low-income families, the elderly and persons with disabilities.
REHABILITATION AND THERAPY –

Short-term rehabilitation services may be provided to individuals with diagnoses such as joint replacements, stroke, etc. Long-term rehab may also be provided for permanent residents of the facility who have chronic or progressive illnesses. Occupational therapy services in this setting are generally reimbursed by Medicare Part A for short-term, acute care clients; Medicare Part B for long-term residents who require skilled services and have medically necessary need for rehab; and often by private insurance, Medicaid, or private pay for younger clients.
RESIDENTIAL HOME – Assisted
living homes are private residential homes that typically have a small number of residents who live together and receive care from live-in caretakers. Adult family

FOR
When It’s Time to Have the Difficult Conversation
Parents often struggle to communicate with their children about a decision to consider a move to a senior living community.
Children of aging parents find themselves facing the challenge of talking to a loved one about one day moving from home to a community. Talking with a parent can be a difficult conversation. Many people hear “retirement community” and think nursing home, even though that is not the senior living community of today.
Before broaching the subject of a move, write down concerns you have for your parents. For example, are they safe in their home environment or have they been making errors with their medications? Educate yourself on senior living options to get an idea of the best fit for your loved ones. The more you learn, the better prepared you will be for the conversation.
Create a few conversation starters that will help you ease into the discussion. Bringing up the subject of a retirement community can be the hardest part. Ask about their experiences and feelings about living at home. What are your worries about staying in your home? Do you feel safe and secure? Do you ever feel lonely or isolated? What would it feel like not to maintain your current home?
This is not a conversation to have over the phone. Choose a time and place that is relaxed and free from interruptions. Begin the conversation by asking a few questions and listen to the responses which will include their feelings, thoughts, concerns and fears. Be empathetic and caring. Make sure to stress that the decision is their decision.
Making a move to a senior living community is one of the most difficult decisions seniors will ever make. With preparation and patience and having the difficult conversation, the next step might be planning a move to embark on the next chapter for a loved one! ~

How to Start a Heart-to-Heart Conversation About Assisted Living
Are you concerned about your older adult parent in their current home environment? Their house may have served them well for years but now limits them. Exploring assisted living as an option may improve their quality of life and support their needs.
How do you start the heart-toheart about living options and support? “Find out what’s going on in their life and listen carefully,” says Amy Muller, Housing Advisor at Prairie Gate, a Presbyterian Homes & Services community. “It’s crucial to keep your parent in the ‘driver’s seat’ so that they are making the decisions about their life.”
Ask your parent what it takes to maintain their house. Find out how much space in the house they use, how well they navigate its interior or go in and out freely and safely.
Educate yourself and expand your parent’s understanding of assisted living so that assumptions about “the old folks’ home” don’t become obstacles. Far from being a nursing home, assisted living offers an apartment setting complemented by supportive services including housekeeping, meals and personal care.
Your parent may fear losing their independence if they leave their
home. “Assisted living residents make their own decisions and continue to lead their life the way they wish,” Amy assures. “Your parent will organize their own day with the freedom to come and go as they please.” she says.
Showing is better than telling. Touring an assisted living community give you and your parent a firsthand look. “The most successful moves are made by seniors, with the support of their grown children, who have planned, researched and seen the choices available and know what they want,” said Amy.
Change is hard, so be prepared to provide emotional support to your parent and be patient. The goal is to help your parents adapt to their changing situation as they age and support the best possible quality of life in the best living environment for them today and for the future.~

Among the over 25 designations that Realtors can earn to increase their skills, proficiency, and knowledge, is there one that focuses on working with seniors?
Why You Should Hire A Realtor Who Is A Seniors Real Estate Specialist (SRES)
YES, there is! Every senior home seller and buyer should know about the SRES label, which stands for Seniors Real Estate Specialist. SRES agents are well versed in the areas of retirement, downsizing, and more. At a minimum, the training an SRES certified agent receives includes:
n Understanding the key life stages, viewpoints, and transitions for the 50+ age demographic
n The downsizing options available in the community
n Recognizing how to replicate and adapt the new home for the comfort and safety of a senior Hiring a quality real estate agent to help you with any transaction is very important. But for seniors that have specific needs and life circumstances, having an SRES-certified agent is even more vital.~
Editor’s Note: This article was submitted by Lisa Hubschman, Realtor, SRES. She is also the owner of A Simple Nest, LLC and can be reached at 402-8505660 or Lisa@a-simple-nest.com. See ad on page 41.
