From the sounds of hammer and table saws to the sight of tourists packing local galleries and historic sites, one thing is for certain: Santa Fe is back. On behalf of the Santa Fe Area Home Builders Association, I’m humbled to welcome you to the 30th annual Parade of Homes, featuring world-class construction and design packed into two gorgeous summer weekends.
48464236302826241814834 Welcome
In 2022, the Santa Fe Area Home Builders Association band ed together to express our love of community through our efforts to bring relief to communities battered by this year’s monstrous wildfires that left much of Northern New Mexico charred and scarred. Amid that, we will continue to do what we do best — build. In this case, we’re building community through charitable donations, and a future steeped in tradition by recovering wood for construction from the very burned forests that provided materials for this region’s ancestral buildings.

SANTA FE HABITAT FOR HUMANITY A strong bond exists between SFAHBA and Santa Fe Habitat for Humanity (santafehabitat.org), which utilizes an almost entirely volunteer crew – plus homeowner-provided “sweat equity” — to build energy efficient, affordable homes. Many members contribute their time, energy and resources to produce homes in keeping with our local Habitat’s high standard of excellence.

The Santa Fe Area Home Builders Association has a long-standing record in promoting green and sustainable building practices. SFAHBA helped to develop the Water Efficiency Rating Score (WERS), a predictive calculation tool and index that will not only help builders know more about their water use, but will also help governing bodies make permitting decisions, and homeowners to conserve water usage. Santa Fe’s WERS tool — soon to be renamed the “Water Rating Index” — was also recently approved for inclusion in the 2020 National Green Building Standard, where it will serve as a performance-path compliance option.

Originally built as a small adobe home, the house had at least two remodels, then sat empty for sev eral years before Faust and his team stepped inside. The house was built in 1960, according to the property description from the Office of the Santa Fe County Assessor. Previ ous owners added on to the origi nal structure in the 1970s or 1980s, then again sometime in the 1990s, Faust said. With each new owner and addition, the floorplan expanded, housing new ideas and features that felt cob bled together. With such an array, Faust said it took a lot of vision and creativity from the owners and proj ect team alike to realize the remodel.

“The old house had way too much variety,” he said. “Every where you turned, you were overwhelmed by the variety of dispa rate elements.” The remodel was intended to create a tranquil atmosphere. A reimagined floor plan involved moving the kitchen and master bedroom to enhance the charm and personality of the space. The home boasts five bedrooms, 11 fireplaces, a dry and wet bar, a caterer’s kitchen and about 5,000 square feet of wraparound portals. It sits tucked away on 2.8 acres on the outskirts of Santa Fe, with views of the city and the Sangre de Cristo mountains. Subtle, neutral walls reflect natural light from the many win dows and tie rooms together as dark hardwood floors invite people into separate areas for entertaining and relaxing. The doors — many works of art themselves — open into spaces adorned with hand-forged Mexican chandeliers and sconces. Throughout the home, modern updates blend with carved vigas, “The old house had way too much variety.”

AN ESSAY ON THE PROSPECTS OF REBIRTH FROM NEW MEXICO’S WILDFIRE SEASON ical recovery that includes the psychic scars of those who call the region home. But those trees’ sacrifice need not be wasted. With will, creativity and community buy-in, burned trees can be harvested and processed locally into vigas, latil las and other milled lumber to be used by the commu nity for rebuilding and recovery. To be sure, most burned trees need to remain in the forest providing nutrients for environmental recovery as they break down and compost the forest floor. Yet countless trees must be removed for safety reasons, which provides an opportunity to gather what has grown, developed and burned locally.
It Takes a Community to Raise a Phoenix
New Mexicans and anyone holding a deep love of nature’s beauty have co lossal reasons to mourn. Well more than 300,000 acres have burned, turning verdant lands into moonscapes and setting the stage for a long-term ecolog
At this moment, as communities reel from the trauma and devastation wrought by the Hermit’s Peak/Calf Canyon fires, bold moves can be made to set the stage for healing and a chance to rebuild in a meaningful way by re claiming trees from the burn scars of Northern New Mexico and using them to rebuild our communities.
Truckloads will be sold at auction. With so much fed eral money made available and a commitment from the U.S. government to rebuild communities, it is within the realm of possibility that all usable wood that is necessary to remove from the forests could be made available as usable lumber to fire-impacted families.
24 Haciendas - A Parade of Homes
Already we are seeing elected officials moving quick ly, making firewood available to nearby communities. The Forest Service is expected to move quickly to im plement a Burned Area Emergency Response. Boiled down, the response will hire a contractor to remove all of the burned, dead or badly damaged hazard trees within a certain distance of roadways.

Territorial and pueblo architecture and adobe construction unique to north ern New Mexico are typically fire-resistant and energy-efficient. These are homes that commemorate what we’ve lost while looking to a sustainable and resilient future.
The response to the Hermit’s Peak/Calf Canyon fire has the potential to serve as a pilot for future efforts that could replace the disillusion that typically fol lows the “honeymoon” phase of recovery with collaborative reconstruction.

25 in Eagle’s Nest, a sustainable forestry-products busi ness, is already offering discounts and free forestry products it had previously harvested to those impact ed. Mills like Mammoth and other local operations are capable of processing trees from the fire and mak ing them available to the communities for rebuilding projects. Such efforts provide a link to New Mexico’s historic past by using the same materials from the same sources that the area’s forebearers used. Add into the mix some homegrown New Mexico ado be organizations, and we have key elements neces sary to rebuild structures with traditional materials that might equal the signifiance and beauty of what has been lost. This approach, also, seeds an empow ering process moving our communities through this destructive chapter of Northern New Mexico history. Our elected officials need to know that people im pacted by fires in San Miguel and Mora counties need the chance to rebuild with New Mexico forestry prod ucts. The Santa Fe Area Home Builders Association has been active in starting those conversations at the local, state and federal levels. Programs like the Veri fied Source Good Wood Program (goodwoodverified. com) are working with Sandia National Laboratory engineers to rate New Mexico timber for structural integrity, meaning it may in fact be permissible under building codes to use the burned trees as structural materials inside home in the future. In the same way that people often describe grief through the well-known stages of denial, anger, bar gaining, depression and acceptance, other organiza tions such as the Federal Emergency Management Agency and Substance Abuse and Mental Health Ser vices Administration developed a model that identifies phases of recovery which appear in communities fol lowing a wildfire or other disaster. In this model, what stands out is how quickly the emo tional highs experienced by adversely-impacted people give way to deep emotional lows. Over time myriad stepping stones for a long recovery begins to emerge. In the case of New Mexico wildfires, cascading losses may come as monsoon rains lead to dangerous flooding and debris flows. Those affected by the Hermit’s Peak/Calf Canyon fires must navigate emo tional currents as they struggle through devastating losses. You cannot antic ipate cascading trauma, but you can mitigate the impacts by setting in mo tion community conversations that develop clear pathways toward economic, emotional and environmental recovery.
Rachel Wood has worked as a forester for over 20 years. Marie Rodríguez is with Prom ise PCES, LLC Planning, Communications & Environmental Services; Miles D. Conway is executive officer of the Santa Fe Area Home Builders Association, which serves seven northern New Mexico counties; Mikahla Beutler, LPCC, is a licensed psychotherapist in Santa Fe.
Perhaps weaving the recovery of our forests into the rebuilding of our homes and businesses will promote healing. While the fragile soil within the burned area cannot always tolerate the im pacts of salvage logging, well-planned tree harvesting can be an important tool in stabilizing and restoring burned forests Incorporating fire-harvested trees into adobe, log or other home construction methods could help people move from despair to healing.

Home is both a literal structure and an emotional experience. Both are built from the stories we make of it—a tree we planted here, a board we measured growing children against there, a pile of rocks where we buried Good Dog. Part of healthy recovery involves how we incorporate trauma—in this case, the fire—into the story of home.

Grid changes are positive for the environment but neces sitate a shift in thinking about how power is distributed.
AND THE HOMES OF TOMORROW
28 Haciendas - A Parade of Homes
Currently, electricity flows from power stations to con sumers. Experts in the industry say that in the future, this one-way street will be a two-way thoroughfare, or a series of connected streets, known as microgrids. One of the big gest sources of potential for change is electric vehicles, or EVs. Unlike traditional combustion-engine vehicles, EVs don’t require gasoline and have lower lifetime maintenance costs. They can also revolutionize the way we generate and store electricity. “EVs are mobile batteries. In the future, an EV becomes not just an asset to you, but an asset to everyone,” says Alaric Babej, principal of PNM’s Customer Energy Solutions department.
Currently, there are three levels of EV chargers. Level 3 super-chargers can top off an empty battery in 30 min utes, but require too much power for home use. A Level 1 charger plugs directly into a standard 120-volt AC out let — and takes about two days to fully charge your car. The best option for residential charging is a Level 2 char ger, which does the job in four to six hours. Installation requires an electrician — and possible upgrades to your electrical panel if you have an older home. You may also bear the financial hit of upgrading your neighborhood’s transformer if your electrical needs will max-out its ca pacity. Babej says this scenario happens rarely, and there are a number of PNM rebate programs available and in the works that can reduce costs associated with a Level 2 charger. If there were a power outage, you could power your home for a couple of days with a fully charged EV. In the future, utility companies could pay consumers to source energy from their charged EVs during times of peak need — like after work in the summer, when every one is cranking their air-conditioners — and then give it back. It’s how grid-tied solar power systems already
ELECTRIC VEHICLES
Thomas Edison formed the Edison Electric Light Compa ny in New York City in 1878 after patenting the first in candescent lightbulb. But the inventor from our history schoolbooks couldn’t have anticipated the role electricity would come to play in society. Just for starters, we rely on it to light, heat, and cool our homes, and to cook and store our food. We require a constant flow to our computers, be cause digital communication and storage are essential to our business, medical, and even our entertainment infra structures. And today’s needs are stressing out a grid made to handle far fewer people and their appliances. “It’s been said that if Thomas Edison woke up today, he would recognize the grid because it’s still fundamentally what it used to be,” says David Breecker, president of Mi crogrid Systems Laboratory, a Santa Fe-based innovation center for decentralized energy systems. “That’s complete ly changing, largely in response to the need for increased resilience, and the need to mitigate climate change.”

For people building new homes, it makes sense to factor all of this in during design and construction, to be ready for the changes coming to the grid over the next 10 to 20 years. To upgrade an older home, start by look ing for ways to improve energy efficiency, says Jim DesJardin, executive director of the Renewable Energy Industries Association of New Mexico. “You want to identify the low-hanging fruit in your home. I live in a 1940s ranch house in Albuquerque. The first thing we did was insulate the at tic. We got new windows. We put foam on the outside of the home and re-stuccoed, which is easier than opening up the walls. That’s the basic stuff, but how I see the future is that every building has a solar system on it. To me, it’s natural that you generate your own energy.”
work, says Christopher Fortson, marketing director at Pos itive Energy Solar. “If you’re producing more solar energy than your home needs at any given time, that excess clean solar energy will go back onto the grid and be utilized in that neighborhood, and the utility gives you a credit for that. That really is a sharing of energy.” And, homeowners can store solar power with a battery backup system.

By: Haciendas Magazine Photos by Jim Weber Thousands take the Parade route each year, which provides a festive atmosphere to complement Santa Fe’s legendary summer weather. Adding to the experience, the builders, designers and craftspeople who made the magic happen are also in attendance and are eager to answer questions.
For those who’ve not been on the Parade of Homes route in a few years, or are new to the event, here are some tips and information that will help familiarize you with the event and get the most out of this summer highlight.
The Santa Fe Home Builders Association began the Parade of Homes in 1992 and continues the annual celebration of Santa Fe’s building trades. Members of the association enter their best projects and work with homeowners to hold the best open-house-style event in the Southwest.
While the scale and overall impression of the entrants into the Parade of Homes can be awe inspiring, take notice of the details. Builders in the Parade of Homes take nothing for granted and are seeking to advance their crafts in ways big and small. As much as the Parade is a celebration, it is also a competi tion and design-build teams are vying for a slate of awards, including the top award, the coveted Grand Hacienda, which Tierra Concepts won in 2021. See the story on page 19 for more information.
Indeed, the Parade evolves, this year a slate of special tours are planned throughout the community with more in the works. See page 36 for information and visit santafepa radeofhomes.com for additional locations.

ABOUT THE BUILDER: Boss Builders is a local, fam ily-owned business with deep roots and love for our Santa Fe community and architecture. We build with honesty and integrity while priding ourselves on know ing we provide our clients with high-quality, sustainable family homes.
This beautiful modern home is particularly special to the team at Boss Build ers, which participated in the project from the design by Archaeo Architects all the way through the build’s completion. The result is a modern showpiece with exquisite details and finishes. The home’s spine separates sets of massings that compose the home. On the east side of the spine reside three massings comprising the garage, entry and three ensuite guestrooms. Meanwhile, to the east of this home’s spine are the kitchen, great room and den. Each massing is separated by a glazed eight-foot ramp allowing the house to step down with the natural topography of the ridge. This contemporary home captures views from the entry throughout the entire home. The street view of this home is absolutely stunning and showcases its beauty. ABOUT THE BUILDER: Terraplen Architects provides a full range of architecture, planning, design and build services. Eagle Construction Services Inc. has been a longtime partner with Terraplen since 1998 and strives for creative solutions to unique building challenges.
As so often happens in Santa Fe, plans for a small renovation turned into a major undertaking. Such was the case when a pair of homeowners — scholars at a nearby college — sought to make upgrades to this 1950s-era craftsman-style home in the South Capitol district of Santa Fe. What was a single-floor house has been re modeled into a two-story stunner that is an example of hard work and imagination coming Terraplentogether.
Architects and its collaborating builder Eagle Construction Services Inc. teamed up for this formidable project. Bringing the home up to today’s tastes required a new kitchen complete with modern cabinets, countertops, appliances and more.

Built in 1921 by artist B. J. O. Nordfeldt and adorned throughout with his handcarved beams and woodwork, the house sits on an open lot surrounded by ma ture trees and stone walls stacked by Nordfeldt himself. The house has woven a rich historical lineage over 100 years in its east side setting while being occupied by several different families. In 2019, we began planning the restoration and rehabilitation of this historic property along with the owners, Robbin and Alice Dawson, and Emily Pannier of Crested Butte Design. In 2020, we began the renovation of this centenarian home. With great care we restored and preserved the hand-carved beams and lintels. The interior finishes were select ed to be simple and functional and not detract from the historic hand-hewn embellishments.

The B Fit Rx Studio in Santa Fe offers a unique take on health and fitness based on its cre ative architecture, its focus on natural light and the surrounding natural beauty. The studio reflects the philosophy of owner, wellness, strength and conditioning coach Wayne J. Dod son. The COVID-19 pandemic has accelerated changes in the fitness industry in unprecedented ways. As the office has been transported into the home, so has the gym. Gyms have faced unique challenges and new habits have formed impacting how and where people are exercising. It was through this challenging time and client concerns about returning to a large public gym that the concept for B Fit was born. We’ve created a boutique fitness studio where clients have the entire run of the facility for one-on-one training sessions. B Fit provides the benefit and privacy of exercising at home but offers a wellness coach, stateof-the-art commercial fitness equipment plus amenities expected from a luxury spa. Crucially, full facility cleansing occurs following each workout. The health program for B Fit inspired the architecture, and the architecture inspires the wellness seekers who love the new studio. “It’s not the largest, but the nicest gym I’ve ever done.”

Each year Tierra Concepts outdoes itself with its Parade of Homes entry. Last year, Tierra Concepts won the Grand Hacienda for a classic Santa Fe style home. This year Tierra Concepts once again offers a truly unique twist with a Las Campanas showpiece. This home marries the elegant sensibilities of a Manhattan penthouse with the earthy elements of Santa Fe style. Upon entering the home through a pivoting metal and glass door, you are led into a high-ceilinged glass hallway, which is the main axis of the house – a Grand Gallery. Ahead is the great room, which incorporates the living-and-din ing areas with a sleek, modern kitchen. Whitewashed Douglas Fir beams and high ceilings complement the home’s clean lines while accentuating a modern design sensibility rooted in Santa Fe style. Large metal and glass multi-slide pocket doors open onto the outdoor terrace.
