By Jennifer Levin Photos by Jim Weber In a partially constructed house in Las Campanas, floorto-ceiling windows slide open at the press of a button. When the home is finished, the sprawling living room will double in size as the sun setting over piñon-studded vistas becomes its fourth wall. If it’s cold outside, overhead heaters can be switched on from a keypad, as can music and mood lighting. A closet in the garage contains switches for all the “smart” features in this 3,700-square-foot home, designed to be user friendly even for homeowners who aren’t tech-savvy. “There are things in this home that you won’t find anywhere else,” says Joshua Shultz of Zachary and Sons Homes. Joshua and his brother, Aaron, have been part of the 30-year-old company, with their father, Zachary, since they were little. They grew up visiting job sites. Now, 35 and 30 years old, respectively, Joshua and Aaron oversee

the building projects while their father handles the company’s finances. The brothers are members of a new generation of young homebuilders in Santa Fe, some of whom build luxury homes while others focus on affordable housing. All take pride in working with their hands and building beautifully designed, energy-efficient homes. Most of their employees and subcontractors refer to Joshua and Aaron, collectively, as “Little Zach.” Though they’ve earned respect as they’ve gained leadership experience, they know they benefit from their father’s excellent reputation, and they make sure they measure up to his exacting standards. “We work with some of the best artisans in the world, but there’s an extra level that we like to take it to. We make sure the details get done the Zachary way,” Joshua says. Joshua didn’t plan to go into the family business, but he wanted to live in Santa Fe after college, and joining his dad was a natural fit. Aaron went to trade school for welding and wanted a career that didn’t require sitting at a computer. “The way my mind works is that I have to take
things apart and reverse engineer them, which is basically what you do on a house,” he says. “There’s a process for how you build it, and think of all the finishings that go into it, to get everything in the right place in the end.”
and passion of the construction volunteers working in the cold, many of whom have been with Habitat for years. The emphasis on boots-on-the-ground labor extends to anyone approved for a Habitat house.
In another part of Las Campanas, Valerie Montoya shows off a Boss Builders home currently under construction. Though it lacks flooring, appliances, and almost all other finishes, it’s obvious that the 4,000-square-foot house is unusual for Santa Fe. A series of rooms flanks one side of a long hall, including an open-concept kitchen, a library, and a media room. It feels like a
“Our mission is sweat equity,” he says. “If you’re approved for a house, one of the requirements is that you come out and build. A single person contributes 350 hours to home construction, or 500 hours for a couple.” Krahn has been with Santa Fe Habitat for two years. The Chicago native started his career in community action, left to volunteer for the Peace Corps in Nicaragua, then earned a master’s in urban planning. He emphasizes the energy efficiency of Habitat homes, which he says are HERS-rated between -3 and a 6, which saves homeowners money on their utility bills. “Our homes are all electric, all solar.” A renovation of a 1920s Delagado Street compound is another Zachary and Sons project. It’s smaller in size than the Las Campanas home, but the work is just as detailed. The structures were gutted to the adobe and then rebuilt

palatial version of a “tiny house” built in a shipping container — very modern, with hard, square edges. “It’s definitely a little bit of a different design, maybe even a little controversial,” says Montoya, 38, who owns Boss Builders with her husband, Joseph Montoya, and his brother, Martin. Archaeo Architects designed the house, with input from the Boss team as well as the clients, a Santa Fe couple building their dream home. Valerie is president of the Santa Fe Area Homebuilders Association. The Montoyas started Boss Builders in 2007, when she was just 22 years old. Joseph’s father worked for builders in Taos, and he fell into the same career path. But he wanted to own his own company, so Valerie dropped out of nursing school and they just went for it, she says. She runs the office and manages all the clients and subcontractors, while her husband and brotherin-law oversee the projects. “Our first year, we built two houses, and then it just grew,” she says. “Around year seven, we had about 50 employees, and that was in a down market.” Kurt Krahn, 55, is the executive director of Santa Fe Habitat for Humanity, a non-profit, largely volunteer organization that builds affordable housing. Sitting in a construction trailer in Oshara Village, off Richards Avenue, he effuses about the experience

using as many original materials as they could salvage, including vigas, windows, and decorative tiles. “We put in A/C splits and radiant heat,” says Joshua Shultz. “But we wanted everything that you can see to feel true to Santa Fe Style. Not modernizing it — just a twist on the old ways.” He enjoys building big luxury homes, but admits that his heart is in the traditional architecture of Santa Fe, and the hundreds of years of workmanship he becomes a part of through renovation “Coming here and doing the things I did when I was a kid — mixing, plaster, framing, or just sweeping. It’s back to basics and back to childhood. We’re always trying to do the latest and greatest, but sometimes, it’s just about keeping it simple.”

G R O U N D B R E A K I N G R E V I TA L I Z AT I O N By Elayne Smith Lowe Photos by Gabriela Campos Bill Deuschle had to dig deep for a project that went from a complex repair to a full-house remodel — about 10 inches deep, across 3,700 square feet. Deuschle, managing member and founder of Fabu-WALL-ous Solutions, LLC, was hired to repair radiant heat lines that were leaking in a 26-year-old house in Las Campanas. To do so, the crew had to excavate the floors to reach the pipes. A radiant floor heating system runs hot water through a network of underground pipes to deliver heat to a room directly through the floor. “The repair job was Herculean in context,” Deuschle said. “We took it down to the dirt below. It was like taking a house apart and rebuilding it without damaging the structure.” To avoid structural damage, Deuschle had his crew cut a section around the

walls like a canal to create an island of concrete in the center. They jackhammered and removed more than 100 tons of concrete — the same weight as about 15 adult male African savanna elephants. The work was hard and hot, and Deuschle said he knew he was asking his crew to undertake a lot. So, he joined them. The then-69-year-old worked eight hours alongside his crew, jackhammering the concrete because he wanted to motivate them and show he understood what he was asking of them. Despite protests from his wife and disbelief from his crew, he did the work and said this kind of story was one part of what made the project so memorable. The other part was the scope of work. Once the house had nothing but a dirt carpet, it was like staring at a blank canvas. The homeowner, Joe Turner, said at that point it was easy to envision upgrades and expand from repairs to remodeling. After all, he had already made the hard decision to remove everything from the home and tear up the floors.
cess for Turner. He said there were never any major disagreements, errors or surprises. Before looking for contractors to do the repairs, Turner said he discussed the issue with the original builder, who warned him against undertaking the repairs. “Bill made me comfortable that he could do this project,” Turner said. “There wasn’t one single thing that wasn’t done the way I wanted it done.” The project started in April 2018 and took about 11 months to complete. By the end of it, Deuschle said he and Turner had become friends. “That’s Bill’s style: Be a friend and develop that relationship,” said Miles Conway, executive officer of the Santa Fe Area Home Builders Association.
“It was a logical thing to do while looking at a pile of dirt,” Turner said with a laugh. As Deuschle put the house back together, he incorporated upgrades and redesigned spaces as Turner requested. “Truly we revitalized the house and made it feel more comfortable and exciting,” Deuschle said. “It was like a brand new home.” From modernizing the bathrooms to upgrading the kitchen to applying a diamond plaster finish on all the walls, Deuschle and his team fused the home’s southwestern charm with contemporary touches, preserving details Turner wanted. Deuschle ensured the hand-carved doors fit and functioned properly after reinstalling the flooring. He matched the original flagstone’s Versailles pattern. He fitted the fireplace mantels with a rough edge. “In remodeling, we pride ourselves in how we take care of our customer,” he said. This attention to detail made the project a suc-

Conway said that Deuschle’s devotion, professionalism and integrity all factored into why Fabu-WALL-ous won the 2021 Excellence in Remodeling award. “This was a really complex job. He was technically savvy to put those elements back in place. It’s really those final details, that final inch if you will, of them doing what the client really wants.” While this project stands out from prior Excellence in Remodeling winners because of the amount of repairs included with the remodel, Conway said this type of work will become a larger part of the awards as houses around Santa Fe age.

“The future of Santa Fe is going to be taking care of our historic housing stocks,” he said. Conway has heard from homeowners who have had bad experiences with contractors. Deuschle, he said, represents the kind of integrity that people want from a builder — and that the Santa Fe Area Home Builders Association expects of its members. “It’s really important for clients to develop that relationship and trust them,” Conway said. “It’s a pretty intimate relationship with your builder and not all contractors realize that. Bill does and respects that.”

When members of the Santa Fe Area Home Builders Association reflected on which of their colleagues went above and beyond to help navigate the year’s challenges, two candidates stood out. Susan Martinez was chosen as builder of the year after taking the helm of one of the largest general contractors in Northern New Mexico with business partner Mike Montoya. With more than 40 years in business, Wolf Corporation employs more than 200 workers and has become a widely respected name in its industry. When founder John Wolf announced his retirement, Martinez said stepping up to preserve the company’s legacy and role in the community was “a no-brainer.” “It’s not just about the custom homes. It’s about this community that I live in and helping [people]. … It’s about my loyal employees, my incredible subcontractors, the vendors that we have; it’s about how we all connect as human beings.” As a member of the Santa Fe Area Home Builders Association, executive officer Miles Conway says Martinez has “shown up” in a number of ways beyond what was expected of members, including an event where she and her family cooked dozens of Frito Pies for the attendees. For Martinez, being a home builder in Santa Fe isn’t just a career, it is a way of fostering connection. Supporting other business owners is part of the mission. “We all have to work together, we’re all a team,” Martinez said. “I think everybody deserves a piece of this pie, and that’s because we live in an incredible place.” Susan Martinez of Wolf Corporation

After CEO of Southwest Sprayfoam & Roofing Matt Segura completed his master’s from the University of New Mexico in 2019, he planned to manage his company alongside business partner and lifelong friend, Aaron Lewis. The next year, he found himself acting as president of the Santa Fe Area Home Builders Association during a time of global crisis. His leadership is what inspired members of the association to select him as associate of the year. “If we go back in time, we didn’t know if construction was going to be seen as essential,” Segura said. “All we knew was, there is this virus out there, we have to take as many safety precautions as we possible can.” Segura said an important part of his role was to help protect people’s lives and livelihoods. Eyewash stations normally present at every job site doubled as hand wash stations to prevent the spread of coronavirus; transportation accommodations were made to keep employees in small groups; quick thinking was essential to helping workers and business owners keep roofs over their heads.

“I don’t know how he ran his business because he just put so much time, thought and imagination into the running of the association,” Conway said. “His whole presidency the whole year he was there was just like, ‘We’re a community.’ …It shows itself by extension by how he runs his crews, how he takes care of people, how he makes sure that every one of his crews is very safe.” Now that his term has passed, Segura will serve as a consultant to leaders of the association — but that doesn’t mean he is any less busy. He and Lewis have launched a second business, Southwest Smartseal, with the goal of making homes more energy efficient by preventing drafts. “I’m really excited now. If you were to say, ‘Well what are you going to do with your extra time?’ Totally [invest it] in building this new company that’s going to help us enhance the performance of existing and new homes.”

ometimes a job that can initially seem straightforward may actually require clever builders to rewrite the laws of physics. Arpad Builders and its
owner Tom Treece were not just going to have to merge two back-to-back bathrooms into one: their real task was to invent a means of time travel to transport this Santa Fe bathroom from the 1980s to the 2020s. The effort to modernize these bathrooms into a jealousy-inspiring suite amounted to removing common walls, BEFORE 28

cutting the concrete slab, relocating plumbing and adding
a large, walk-in shower. But what entranced the homeowner was the free-standing, cast iron clawfoot tub set upon a beautifully tiled floor. To round out the project, a tile wainscot from the shower leads to a pocket-doored water closet and a quartz countertop with matched backsplash that adorns a showroom-quality vanity.

entry – this totally tasteful remodel of a 1980s condominium on Santa Fe’s historic east side. NIGHTMARE ON CIBOLA CIRCLE
T
his remodel began with a massive explosion caused by a subterranean propane gas leak in December 2019. That horrifying explosion, which was featured
on the front page of the Santa Fe New Mexican, destroyed a casita and sent shockwaves and debris more than a mile away. The homeowners miraculously survived unscathed. Fabu-WALL-ous Solutions, LLC came in to sift the rubble for family treasures and take on the repair of the home and guest house. The home was rebuilt in the spirit of the original design with a few revisions to boot.

No less than half the interior drywall, wall-and-roof framing, insulation and electrical wiring required replacement. Fabu-WALL-ous replaced three-quarters of the windows and all of the roofing, carpet, plumbing vents and concrete retaining wall. Teamwork made this dream work. The Fabu-WALL-ous team and clients worked together and embraced each other throughout the process to create this remarkable masterpiece of hard work, skill and determination.

ometimes, two great tastes taste even better together.
Such was the case with builder Andrew Hunt of Love Builds Inc. who took his enjoyment of outdoor hot tub soaks in
winter and melded it with his vast experience constructing
greenhouses. The result of this remodeler’s alchemy was a greenhouse with its own hot tub.
Not only does the coverage of the greenhouse provide pro-
tection from the biting winds of a New Mexico winter, it has
an amazingly practical purpose. Hunt learned that the hot tub’s heat and moisture were ideal fits to thermally regulate 34

his stunning remodel was designed for merrymaking. Whether cooking, eating, or playing music together is on the agenda, this space begs to host
