PROFILE Frank O’Mahony
This interview series focuses on the people in Santa Fe’s real-estate industry. Frank O’Mahony, born in Dublin and a graduate of Trinity College, is the founder of, and the qualifying broker at, Evolve Santa Fe Real Estate. How long have you been in this office (above the Jean Cocteau Cinema)? Just about six months, but I’ve been licensed since October 2004. My wife Christophe and son Jeremiah and I moved here from Palo Alto 12 years ago. What were you doing there? Well, I ran public relations for Apple UK in London, then I moved to Cupertino, Apple’s headquarters, and did marketing and communications as well as consulting work. I was at the launch of Pay Pal and also Excite, which no longer exists, and Trimble, which kind of invented consumer GPS. The tech writer for The Guardian, Jack Scofield, who’s retired now, maintains I’m the first person ever to send him an electronic press release. That was 1986 or something. What brought you to Santa Fe? Our son was 5 at that point and we thought this would be a more interesting, more eclectic, place for him to grow up and go to school. Also Palo Alto is a pressure-cooker, very intense even for kids. What was Christophe doing in Silicon Valley? She was a copy editor at an ad agency. We moved here and realized our skills were not in terribly high demand. I had written a monthly column for the Irish Times called “Letter From Silicon Valley” that was highly read because they had all those same companies over there. I loved doing it and when I moved here I talked to people at The New Mexican and they basically said Why would anyone here care about that stuff? That was a rude awakening, but it was an accurate assessment. My first job was running the bakery for Cloud Cliff then somehow I had the opportunity to be director of marketing and communications for the New Mexico Economic Development Department. That was in the Richardson Administration and it was really exciting. We brought in the Spaceport. We brought the governor and Richard Branson together. I had all my contacts from Virgin Galactic in London so that was kind of cool for me. The rockets will be going up soon. They will. They’re going to run out of billionaires. One thing I don’t think has been looked at yet is that there will be opportunities for Santa Fe’s hotels, because these are going to be people wanting Four Seasons hotels. But I reckon there’ll just be four years of billionaires, then it will be payloads into space. Including servicing the International Space Station? Branson can’t do that because he can’t go high enough, but SpaceX, which is a quiet tenant at the Spaceport, has
that contract. I was with the state for four years, then I decided to try this real-estate thing, first with Santa Fe Properties. Why the change? I wanted to run my own business again and I felt I had an expertise in online marketing that would stand me above a lot of other Realtors who had more experience in real estate. Online marketing is cool, but print exposure is also an advantage, don’t you think? My personal feeling is that Santa Fe is a print town. I produce the Buckaroo Ball and when I do marketing, the thing that makes the phone ring is the paper. If I’m looking for out-of-town buyers, of course, I’m 110 percent online. Are you using social networking? Yeah, but the only way to get visibility on Facebook is to pay for it. As a real-estate guy posting on Facebook you’re lost, because most people don’t like what you post because it’s business-oriented. You have to advertise. It’s interesting and ironic that the reason Realtors left print was that we could get something for free. But it’s not free any longer. So how’s business? I’m 57 next year and I will become the average age of Realtors in the United States. That age has been going up.
It is a real challenge. It’s fine selling multi-million homes in Las Campanas, but that’s not where the growth is. Baby boomers are a growing part of the buyer market. Luckily, Santa Fe is becoming more of a boomer market, although what was it, 50 percent of the sales last year were below $300,000? My point on the online marketing is about environment. And then it’s about geographical reach, where I can post something online and it can be seen all over the planet. It must be a boon to be selling in Santa Fe. The term is getting to be real well-known. That’s a double-edged sword. It absolutely attracts people. It absolutely has a magic. When you’re doing online stuff, it attracts people but it attracts every damn person in the world. You can end up with 400 names and when you contact them, they’re like, “Oh, I heard about Santa Fe...” It’s the lookie-loo problem. Right. So part of growing old in real estate is knowing how to recognize those people. A lot of them fall off because it’s a relatively expensive town. Even Dallas people are blown away by that. I have a guy who’s retiring from New York City and he wants two bedrooms, dark sky, and room for his telescope in the garden, and his budget is $300,000. I’ll find him something, but he’s thinking that I’m going to give him 40 different properties and I can’t. Is the market coming back? It’s defintely slow coming back. Our problem is inventory. I have a goodly number of buyers, including local buyers, but the good stuff goes really fast. I’m not pro-development-at-any-cost, but infill is a fabulous thing. We should be encouraging builders to do it whenever they can. Also, they’re taking a significant financial risk and getting approvals shouldn’t take years. I compete a lot with Scottsdale. I can complete on the opera and the beautiful skies and even golf, but not on price per square foot or inventory. I’m often asked about health care and I don’t have a great answer for that. We only have the one hospital, but I tell them we’re only 40 minutes from other hospitals. Airports are another question, and we have a small one here, but the international airport is only 70 minutes away. You can get on trails in half an hour. I sell that to my California people who are tired of driving for hours to get to Mammoth or Yosemite. What’s your prediction for the remainder of 2014? I think structurally there’s no way we can see a dramatic improvement because of the shortage of inventory. Most Realtors say they had a really good year last year and it’s looking pretty good this year if we can find the houses for buyers. Santa Fe has this pull on people and as soon as their portfolio looks better, they’ll move up their retirement dates or their plans for a vacation home. H OME

A colorful extravaganza of beautiful costumes worn by jovial Realtors, affiliates, and guests created an enjoyable atmosphere amid the ambiance of Las Campanas. Food, fun music and dancing were exactly what the doctor ordered for the Monday evening headed into the Mardi Gras season. A heartfelt thank-you goes to our stellar Community Service Committee chair, Donna Delgado, and her volunteer team, as well as our generous partygoers. The debut of SFAR’s Masquerade Ball raised $9,000 through ticket sales and a silent auction for Dollars4Schools. Community Services Committee members put in countless volunteer hours putting
together this lively fundraising event dedicated to helping our students. The $9,000 will go to Dollars4Schools’ basic-needs program, ensuring that students get nutritious snacks, lunches and clothing. When a student’s basic needs are met, it puts them on the right track for learning. Dollars4Schools provides a framework for Santa Fe’s public-school teachers to reach out to the community for resources to bring innovative and valuable programming to students. Josef Bakos and the Cinco Rellenos To the south side of his home at what in 1965 was the tag end of Tano Road, Josef Bakos had a large cistern. He had been building the homestead for years out of anything he could find that was inexpensive or attractively tactile. That, clearly, implied homemade adobes, salvaged lumber, and the odd sheet of corrugated galvanized tin out of which he had fashioned gutters that fed rainwater into the tank. It was all quite crude, charming in its way, but Josef and his wife Teresa, as they aged, were wanting to upgrade and so they hired my father to drill a water well. Josef was one of the iconic Cinco Pintores, a small assemblage of talent that balanced out with Will Shuster, Fremont Ellis, Walter Mruk, and Willard Nash. The painters are well known for their art, but they were known for other idiosyncratic skills as well: Schuster for his inspired creation of Zozobra, and Josef, particularly, for his home brew. Back to the well. They’re pretty deep on Tano Road, often in excess of 700 feet, and that makes them expensive. Josef had saved for a long time when Dad’s driller, 18 APRIL 2014

Dutch Tipton, and I pulled up with a cable tool rig to spud in. Josef was nothing if not avuncular and my first memory of him is that I got a big, jolly hug that hinted at one of the reasons he needed a reliable source of water. I was out there day after day as the swamper, a job I actually liked because on a cable tool machine there was plenty of time to whittle, daydream, and fall into the rhythm of the drill string being picked up and dropped, picked up and dropped, picked up and dropped... It also allowed time to visit with the client. Josef, daily, had me in. He showed me his little studio/workshop with canvases in various states from complete to near complete to blank to torn, and tools including an exquisite set of chisels that he used to carve frames. We visited over the weeks — we were there for several because in those days averaging 25 or 30 feet a day in a well was real progress. He showed me the adobes he was making, a few a week, for an addition he planned to build. At the time I found it amusing that a successful, well-known artist was making his own mud blocks. That was Josef.
He took his time. One day, visiting in his rustic kitchen, he asked if I had seen his cistern. Yes, I acknowledged, I had. “Well,” he said with a jesting wink, “my plan once you get me water is to turn it into a giant fermenting tank.” With that he poured two glasses of warm home-brew from sealed Mason jars. That was fun and memorable, but ephemeral. What proved lasting was his chile relleno recipe that I use to this day. One early September morning, just as Dutch and I were greasing up the rig and getting ready to drill, Josef came out with two plates, each with two chile rellenos. It was the season and the chile was fresh and aromatic. Dutch was annoyed because he was there to work, not eat, and this was a waste of his time. I, on the other hand, was charmed. Noting my delight, Josef asked if I would like to learn how to make them. So, once the string was down-hole and the daily rhythm began, I went into his kitchen and peeled, stuffed and battered another batch, tutored all along by Josef. When they were done I had three more. The beer, as I said, was an enchanting

addition to my day; it was the cinco rellenos, as Josef that day jokingly referenced them, along with a painting that we took in partial trade for the well, that have been his legacy to our family. The Wheelwright broke ground last autumn on the two-floor gallery wing off the southwest (rear) corner of the original, historic museum building at 704 Camino Lejo. “This will be a significant improvement in exhibition space, as well as a new classroom, break room, and two small galleries for rotating exhibitions,” said Board of Trust20 APRIL 2014

ees member Jean Higgins. The project also adds a curatorial receiving area and curatorial workroom on the lower level and expands the Case Trading Post by 700 square feet. Also being done at this time are renovations to the original building — including new stucco, new roof, beefed-up insulation, and upgrades to heating, ventilation, air conditioning, wiring, and telephone systems — and the development of an expanded entry with landscaping and improved parking areas. The addition is 4,050 square feet on the lower level and another 2,882 on the second floor. The maximum height is 25 feet, compared to 37 feet on the original building. First called the Museum of Navajo Ceremonial Art, it
came out of a 15-year collaboration in preserving traditional Navajo ritual by a wealthy Bostonian named Mary Cabot Wheelwright and Navajo medicine man Hosteen Klah. William Penhallow Henderson designed the museum with reference to a traditional Navajo hogan. At that time, the only buildings nearby were the Laboratory of Anthropology and the Lab Director’s Residence — today’s Museum of Spanish Colonial Art — both dating to 1930 and both designed by John Gaw Meem. This is the fourth addition to the Wheelwright. In 1967, the museum added a small space for restrooms and a stairwell, then, 30 years later, an elevator addition adjoining it. A new library and curatorial center — connected by a tun-

nel — was added in 2000. That building, designed by Jeffrey J. Seres, provided a collections storage room with massive, movable, steel file-walls, as well as rooms for meetings and performances. The current addition has been in the works for 18 years. “The original building had a mission focused on Navajo ceremonial art, then it shifted to changing exhibitions in the 1970s,” said Wheelwright director Jonathan Batkin. “We never had a space for permanent display. Ever since I started here in 1990 we knew that was a need. One of the biggest changes for us, besides the permanent gallery, is that we’ve been overloaded, with a teeny staff. Once this thing is up and running we want to get into more longrange planning.” The present work also addresses what Kenneth Francis calls “a lack of definition” in the parking areas, entrance, and grounds. The plan by Francis and his design studio Surroundings shows the old lot replaced by a loop drive and two new parking areas, as well as a Native-plant demonstration garden, perennial gardens, and a sculpture garden. Grounds spaces to accommodate annual tent and storytelling events are being preserved. “For clarity in ADA accessibility and for tour buses, we created a simple, flowing curb as a dropoff from the loop,” Francis said. “Then we extended the sort of ceremonial access extending from the brick entrance plaza that has the two Allan Houser sculptures and the front door to the museum.” A piñon grove will flank visitors proceeding on the brick access walk. Walkways from the parking areas will be crusher fines bordered by steel edging. Seres, from Studio Southwest Architects, who also designed the building now under construction, said it was planned to partially absorb the 1967 and 1997 additions, and to likewise be low-profile. “The significance of the original building has always been paramount and we’ve worked to maintain its preeminence on the site,” he said. “I don’t think there was much review [by the city’s Historic Districts Review Board] on the 1967 addition, but in 1997 we started to address the issues of height and massing, so we have stepped down, as well as
distinguishing the new from the old in materials, most obviously with the stucco.” Seres said the original building, which is dominated by the Klah Gallery, “is stylistically abstracted Pueblo Revival from a Navajo hogan, but in my opinion it’s an incredibly modern, International Style building for 1937. It won a national AIA award for W.P. Henderson.” The museum was completed five years after the staging of a landmark exhibition by architectural historian Henry-Russell Hitchcock and architect Philip Johnson at the Museum of Modern Art in New York. That exhibition in 1932 first presented Europe’s new International Style architecture to American audiences. “I like to think this building was recognized and thought of within this new style, this
clean, modern style, including with its steel casement windows on the lower level, but having very traditional elements,” Seres said. The museum is being built with concrete block and steel. The floor between the two levels is Coreslab pre-cast concrete elements and the second-floor roof is done with precast concrete “T’s.” Seres said that this “off-the-shelf engineering solution,” often used in parking garages, will yield a column-less exhibition space below. The concrete theme syncs well with the 1937 building, which has an appearance of great solidity. “Henderson built a bunker,” Batkin said. The original building is massive. The lower area and the upper area is three courses of penitentiary block and there’s a huge concrete bond beam tieing it all together.” The builder on this addition is John G. Rehders General Contractor. Asked about the challenges of this project, Rehders said, “The weather has been somewhat of a challenge, because it’s all concrete. We’re laying all the block onsite and all the slabs are poured in place.” In fact the new structure is mostly fireproof construction. “We hate the thought of sprinklers in galleries, so a concrete and steel building makes sense,” Batkin said. “Jeff and I started talking about this project in 1996 and we have tweaked it a hundred thousand times. There’s almost no other way it could have been done to keep everybody happy. “By June, we hope to finish the structure and all the site work. Once the building is complete, we will need to allow it to off-gas through the fall of 2014 before proceeding with the build-out of the permanent jewelry gallery.” The new gallery should open in the spring of 2015. Is this the end of the museum expansion plans? “This is the end of the necessary buildout to make it a really viable institution,” Batkin answered.

PROFILE Matt Desmond
This interview series focuses on the people in Santa Fe’s real-estate industry. Matt Desmond is a broker at Santa Fe Properties. Where did you grow up? I was born and raised in Tulsa, Oklahoma. What did you do after high school? I came to Santa Fe to go to the College of Santa Fe. I wanted to do film and they had a good program. I went for one semester. I was 18 and I was more interested in skiing and being outdoors. In my 20s I went to Merrimack College in Massachusetts and studied biology and chemistry. I did molecular biology research with a biotech company in Santa Fe in the late ’90s. One of my passions is triathlon and I decided at that time that I would give it a go as a performance athlete. I quit that biology job and supported myself by training people at Bulldog Gym. What are the triathlon events? Swimming, biking, and running. The races are anywhere from eight hours and up. My best time was 9:37 in the Ironman distance I was specializing in. Santa Fe is one of the best places in the world to train. Often running around town you’ll see some of the Kenyan runners. They come here for the altitude and fresh air and great trails. Are you still active in that realm? I am. Last year some friends and I started a group to get kids involved in triathlon and other multisport events. We have had kids also doing cross-country running, cross-country skiing, and snowshoeing. That’s where most of my free time goes now. What’s it called? Santa Fe Multisport. Ted Freedman, who was formerly the P.E. teacher at Wood Gormley, was one of the people who helped me start the program last summer. It got very popular very fast. We quickly reached 42 kids and we had to cut it off at that point. When did you get into real estate? In 2004-2005. I built a cabin in Colorado and I got my license and sold it. At that time I went to work for Sotheby’s International Realty as an assistant, because I thought it was really important to be with somebody who could mentor me. I went to Prudential for a time, but I was not doing that much residential real estate then. When the market started going south, I had an opportunity to help develop some renewable-energy, utility-scale projects with PNM and utilities out of Arizona and California. Who was your employer? First Wind in Boston. This was a company that was drilling here and needed someone in New Mexico with my experience. I was able to use some of my biology skills, 26 APRIL 2014

reading and writing technical reports and working with scientists. I worked with large landowners and ranchers and the State Land Office and BLM. It was an amazing opportunity to learn about that industry and about negotiating land deals and contracts for the sale of power. How long did that last? Two and a half years. It led me into a side business. I do right-of-way consulting for Tierra Right of Way Services in Arizona. I recently did something like 2,200 permits for right-of-way acquisition to upgrade broadband cable in Northern New Mexico. And we did the Santa Fe Greenway Project, a county project to lengthen the trail along the Santa Fe River all the way to Airport Road. Those involve federal funds so a certain process has to be followed, and there may be eminent domain issues. It’s all real estate but it’s a different level, a different plane. My business partner, Don De Vito, and I both come from this place of dealing with tricky situations, easement issues, and difficult transactions. The Marsha Mason deal [the sale of the actress’ Abiquiu farm] was one recent one that involved lots of attorneys. Are you dealing in ranches? We are. We’ve built our business focusing a little more on larger properties, estates, and ranches, and the Galisteo
Basin project. With Commonweal Conservancy? Yeah. That project sort of flows with our philosophy as well as our experience. You have all these great conservation easements that allow for tax credits. It’s not your typical real-estate transaction, but it brings in these highnet-worth buyers with similar values. Some projects are based on good ideas but are pretty difficult to get going. There was an effort when I was working in Lincoln County to make biofuel from the junipers that have gotten out of control, and restoring the ranchland to what it used to be. What kind of biofuel? This company was planning on creating pellets for heat. But they had to have a huge amount of the material and they tried to sign up all these landowners. That also happens with some of the wind projects. One is the Sun Zia project in New Mexico. They’ve probably spent upwards of $20 million trying to get that permitted and going. Those are all tough battles. It’s about conservation and renewable energy and you’re also dealing with a lot of stakeholders. The military is one of the big holdups on the Sun Zia project, although you have to respect where they’re coming from as well. I helped write the BMPs, or best management practices, for New Mexico for siting wind turbines. We worked with The Nature Conservancy and other conservation groups on that. What have you got on the horizon? My partnership with Don De Vito has been great. He and I are having a lot of fun and working real hard. We’ve focused on high-net-worth clientele that has now turned into a number of international clients. We’re seeing a whole generation of celebrities who want to be in a place where they can be private, where they can take off their makeup and let down their hair. We’re seeing some really interesting buyers coming in these days. Those of us who live here know how incredible it is, but I also think the internet has opened it up. It brings buyers to you? It does. For that $6.5 million buyer, you have to be able to reach out to Europe. Yesterday I was out on Highway 121 near Mora. We just started a new listing, which was the old pony express stop in Holman. It’s just amazing to me, the diversity we have in Santa Fe and Pecos and Mora. Tell us about your family. My wife, Liz Desmond, is a teacher and coach at Desert Academy and our daughter, Helen, is almost 7. She’s done more running races and triathlons than most people I know.

Watering restrictions begin on May 1 The irrigation season, as defined by our water conservation ordinances, starts on May 1 and ends Oct. 31. I recommend that we deal with these restrictions from the perspective that “we are all in this together.” If there is one thing we, of great diversity, have in common, it’s that we have a shared concern for future generations and what we leave them with respect to the water entitlement we all seem to presume. Santa Fe is a leader in water conservation, but we are not the leader as some would like to believe. We can do even more to conserve. We have made great progress in reducing our consumption... from 168 gallons per capita per day (gpcd) in 1995 to 106 gpcd in 2012. Ordinances have played a major role in that reduction. We are still waiting to hear the gpcd number for 2013 and we remain hopeful that it declined from the 2012 amount. It’s a complicated calculation using the mandated Office of the State En-
gineer methodology, which will be further complicated for Santa Fe in 2014 because of the annexation of seven Phase 2 areas this past January 1. Bear in mind that single-family residential water consumption is 55 percent of the total usage within the city and, of that total of 59 gpcd, an estimated 37 percent goes to residential irrigation. That’s right, 37 percent of the treated, potable water that is delivered to our residences is used for irrigation. In times of drought, an undeclared fear factor actually causes many of us to overwater for fear of having a decreased water supply available. Starting on May 1, we are prohibited from watering between 10 a.m. and 6 p.m., seven days per week. The city also recommends that we water only three times per week. When we water, we should remember that we are using water that is compliant with EPA drinking-water standards on plants that really don’t care. In fact, our landscape plants and
trees would probably do even better if it were not for the disinfectant required by law to keep the water bacteriologically safe as it is transported from the water treatment plant to our homes. It is certainly not added to improve the taste of the water. I am hopeful that this year the city will do a better job of leading by example and not watering during the restricted hours. I do think that the city will be keeping closer watch this year on private wells, which are subject to the same watering restrictions that apply to households connected to the Sangre de Cristo Water Division supply and distribution system. So when May 1 arrives and irrigation hours are restricted by ordinance, please think about the water you are using to irrigate as potable, treated water safe enough to drink. Observe the water requirement of the plants and trees you have, not to mention the (commonly over-optimistic) weather forecasts for

possible precipitation. After all, depending on its source (surface water or groundwater from our common aquifer), and if it is the latter, our irrigation water is potentially the drinking water for our future. New tanks save water and energy When designing a rainwater harvesting system or a solar thermal system, it is the tank that drives the costs. Designs take into consideration how much water is needed and, in the case of rainwater systems, how much water can be harvested. These factors ultimately determine how much storage, and the tank size, that is required. Improvements in tank design can enhance system design and lower costs. For a solar thermal system, the base configuration is one storage tank; plus additional tanks in larger or more demanding situations. Extra tanks can keep water hot for three to four cloudy days, providing additional hot water and heat to the household. They tend to be big — 36 to 100 inches in diameter and six to seven feet tall — each storing hundreds of gallons. They can also connect to each
other so that multiple units can be used in a system. In the 1970s and 1980s, solar hot-water systems typically used standard tanks that offered little in the way of insulation. Blankets are recommended for tanks even today. These days most solar hot-water tanks have at least two inches of insulation bundling the tank for an R value of 2 to 10. New tanks boast eight to 10 inches of insulation and an R value of 40 or more. They are larger and lose almost no heat. This added storage lowers the dependency on a backup heating system, thereby reducing the complexity and costs of most solar hot-water systems. This leads to lower utility bills and, in southern latitudes like New Mexico, may eliminate the need for a backup heating system entirely. One example is the new Cocoon Tank (www.
cocoontanks.com), which has an R value of 32. Rod Hyatt, Solar Skies national sales manager and HTP National Solar Products manager, has been involved in the design of several of these new tanks. “These new, super-insulated tanks will save space, reduce complexity and the installation effort required, and ultimately save customers money,” Hyatt said. New technologies such as these new super-insulated tanks will enable us to seamlessly reduce our current water and energy footprint and become more sustainable in an environment of diminishing resources. The quicker we adopt these new technologies, the better it will be for the current generation, future generations, and our long-term quality of life. But will we take advantage of these new innovations fast enough?

Pumping water for plants, exercise Last month I fulfilled a dream, a dream I’ve had for a long time, a dream of pumping water with my bare hands, of lifting it with my own arms, and of letting gravity take the embedded energy to the garden, the cold frames, the compost, the chickens, the bushes, and the trees. Inklings of this dream first surfaced in April 1992 when I discovered Bill Mollison and permaculture. From Mollison, I absorbed practical approaches, strategies, and techniques. I learned how to harvest precipitation with cisterns, in on-contour swales, and under the cover of lovely sheet mulches that sprout mushrooms, make worms, and build soil out of caliche. I feel silly now that I’ve fulfilled this dream since it took so little actual work to do so. We’ve had our underground cistern system in place for eight years, but my wife and I hemmed and hawed endlessly when the subject of my “gym” came up. Where is the best place for a manual pump in the Northern New Mexican landscape? Out in the sun where it won’t easily freeze? In the shade where it will be more comfortable to use? Close to the
tank and in plain view? Hidden from view with a little more privacy? In the end, we decided to design a portable-pump system. This way we can have sun when we want sun, shade when we want shade, and privacy when we want privacy. So after

eight years of determining the best place for the manual pump on our property, our first gym took only eight hours to install. Fortunately, I’d scavenged and saved materials for years. The foundation of the system is an extremely durable 2X4-lumber box with long screws and eight or nine hefty slats. This monster box had been over-engineered by some St. John’s College students and later rolled into an arroyo. Rumor had it that the thing played a major role in a theater production. (Enter four burly dudes carrying king.) The carrier was so beefy that I just flipped it over and stuck my new Heller-Aller Pitcher Pump (www.lehmans. com) on one side and a reused extra-large rain-barrel on the other. After leveling the ground and placing the box, pump, and barrel, I dug a trench, drilled a hole through a high point in an underground tank, and glued some pipe scraps to some old couplings, elbows, and unions. By morning, I found no leaks. To the contrary, we’ve been impressed by how quickly the barrel fills up. Pressure from gravity down to our pea patch has been

good too, but for me the most exciting effect of the total experience has been the nearly incessant yearning in my arms for more lifting. My body seems to want to pump water. It’s never wanted to do pushups or chin-ups. Frankly, I’m puzzled by my reaction. Is this a dream come true? Or have I slipped into an alternate reality? Thoughts? Adobe work to continue at San Miguel Chapel in the summertime
This is the first of several snapshots planned about ongoing projects of Cornerstones Community Partnerships
History: San Miguel Chapel, often known as the oldest church in the country, is the key site of the Barrio de Analco National Historic Landmark District. Oral history holds that the barrio was founded by a group of Mexican Indians from Tlaxcala. An adobe chapel was constructed on the site possibly as early as 1610 under the direction of Franciscan friars to serve a small congregation of soldiers, laborers, and Indians who lived in the Barrio de Analco. It was partially destroyed during the Pueblo Revolt of 1680. By the early 18th century, San Miguel had become one of the principal ecclesiastical buildings in the provincial capital. The chapel in its present form dates from 1710, although it has undergone significant structural and design changes. Location: 401 Old Santa Fe Trail, Santa Fe Summer 2014 scope of work: The major work will be to assess and stabilize the bell tower. After scaffolds are erected, the cement stucco will be removed, adobe brick repaired, and the general structure of the bell tower will be assessed and reinforced. Then adobe mud will be plastered over the exterior and the interior of the tower. Also, adobe re-mudding will begin on the front and possibly the north walls for general maintenance. It is intended that the bell will be operational. Volunteers will be needed for the adobe work. Work on the bell tower will call for a limited number of volunteers (as space is limited). Event for Many Mothers highlights Garrett ‘Castle’ listing on Tano Point Lane

t’s a house of some renown, it’s really big, it’s on the market — an adobe priced at $144 per square foot! — and, on April 27, it will be the site of a worthy fundraiser. On that Sunday, the so-called Tano Castle (longtime home of the owner of Garrett’s Desert Inn) will be transformed into the House of Love. The event from 1 to 4 p.m. that Sunday will raise money for Many Mothers, a Santa Fe organization that provides free, in-home support and mentoring to new moms, their babies, and their families. There will be music by Tasha Curtis & Jerry Williams. Valerie Plame Wilson, a former CIA operative and co-author of the 2013 novel Blowback, will be present during the open house. Wilson is a member of the Many Mothers advisory board, as is the Realtor representing this property, Emily Ivette Garcia. The suggested donation is $10. “I come from a family involved in community service. We picketed with César Chávez; he stayed in our house,” Garcia said. “Since I’ve been in real estate I feel blessed and I’ve been involved in nonprofits, such as Girard House and Kitchen Angels. And I’m one of the top five donors for Sotheby’s to Conservation International. With every closing we donate to saving rainforest. For me the House of Love is a way of really visibly letting real estate make a difference, and with an organization based on love.” The house has five bedrooms and five bathrooms, on five acres off Tano Road. according to Deborah Garrett. When her husband Gene bought the parcel in the late 1980s, it was just a three-bedroom casita. She said Gene grew up in Clovis and later was a Depression-era sharecropper. He went on to be a builder of grain elevators and became one of the state’s biggest landowners. In the early 1960s, he moved to Albuquerque and started selling real estate for Roger Cox. Garrett got a pilot’s license and flew his clients around the Southwest to show them hotels and motels that were on the market. His own career in hotels began with the American Motel in Albuquerque and then his purchase of The Thunderbird Inn in Santa Fe. In 1972, he moved to the capital city and bought the 20-year-old motel that would afterward be known as Garrett’s Desert Inn. He greatly expanded the casita to its present 10,438 square feet. Over the years, Garrett, who is now retired, has hosted both New Mexico governors and members of the British parliament at the house. As you drive up, the first thing you notice about the adobe and frame/stucco house is the tower adjacent to the entry doors. It has a tall roof deck reached by a spiral staircase. The relatively vast foyer, with blue-tile floor and custom carved doors, introduces the visitor to a concept of expansiveness that is evident throughout this residence on Tano Point Lane.
The foyer boasts a cedros-on-beams ceiling. In other parts of the house, ceiling treatments include cedros on vigas, latillas on vigas, and coved plaster. The living room is grandly spacious, with tile floors; large, glassy chandeliers; massive wood lintels; a really quite large fireplace; and plenty of room at one end for a pool table. The kitchen is dominated by a blue-tiled arch over the cooktop, and a big island. The appliance package (in need of updating, as are several other features of this 25-year-old house) includes double Sub Zero refrigerators. Nearby is a full bar with a curved counter big enough for six stools. The carpeted master bedroom, like the living room, boasts big windows and forever views to the west and north. His bathroom is outfitted with a large spa tub set in a floor of blue tiles decorated with seahorses. Hers includes a sauna. Bedrooms in the two wings are more on the cozy end of the size spectrum. All of the bedrooms in the house have fireplaces. There is a large patio paved in flagstone that includes a water feature. Putin and mortgages In a most interesting manner, Russian president Vladimir Putin may actually be our ally. Bet that got your attention! I mean an ally of the mortgage world. Putin has become a negative force in the world, causing economic and banking uncertainty. His political aggression creates uncertainty in the U.S. stock market and this in turn helps keep mortgage rates from rising. When investors become fearful of the movement in the stock market, their first mode of action is to sell, sell, sell. Often stocks are sold off in favor of investing in U. S. Treasuries. Treasuries are considered a safe haven for investment dollars. With the recent Putin shakeup, you can be sure many U.S., European, and Asian investors will
invest in Treasuries as well. Experts are predicting that the political climate surrounding Russia will not change anytime soon. If so, interest rates should remain favorable for some time. The 30-year Fannie Mae fixed-rate mortgage is currently at 4.5 percent, an excellent rate historically. Based on my research, I expect that this rate to continue in the near future. Therefore, expect mortgage rates to be in part determined by Putin’s actions. Use this time to your advantage. So, while Putin is putting on his aggressive show, the opportunity to finance the purchase of a new home is just waiting for you to make your move. What Putin is teaching us is that major economic and political events in the world will reflect, in a positive or negative manner, in the cost of our mortgage money. Some ways to save at tax time It’s that time of year. If you’ve filed your taxes, congratulations! As I was working with my tax advisor, Eloisa Rivera of Tax & Accounting Solutions, LLC, she pointed out that year-round tax planning is the best way to avoid last-minute surprises. We also discussed the tax advantages of home ownership, including the mortgage-interest deduction and the capital gains tax exclusion. The IRS website publishes very helpful information, particularly in the Tax Tips series at www.irs.gov/uac/IRS-Tax-Tips. I can’t give you tax advice, of course, but if you are selling a home, here are a few items you may want to discuss with your tax advisor: • Capital Gain Exclusion. You may be able to exclude up to $250,000 ($500,000
for joint filers) of the gain from the sale of your main home; • Ownership/Use Tests. In general, you need to have owned and lived in your main home for at least two out of the five years before the date of sale; • Main Home. If you own more than one home, only your main home (the one you live in most of the time) is eligible for the exclusion; • Reduced Exclusion. If you don’t qualify for the full exclusion, there are specific circumstances in which you may qualify for a reduced exclusion. This reminded me of the 1031 Exchange provision in the tax code. I have clients who are using it right now to postpone paying tax on the gain from the sale of an investment property by reinvesting
the proceeds in similar property as part of a qualifying like-kind exchange. It’s important to note that the tax is deferred, not excluded. Always consult a qualified tax professional if you are contemplating this kind of transaction. There are specific rules and requirements to follow or you won’t get the advantage of the deferment. Finally, I have a favorite way to save money over the long term: refinance your 30-year mortgage to a 15-year mortgage and build your net worth by tens of thousands of dollars. You will own your home free and clear, pay less interest over time, and be able to use the money you aren’t spending on your home loan for other purposes. Buying more Santa Fe real estate, perhaps?

Fish or cut bait? Twenty years of trout fishing can teach you a lot about selling real estate. That may sound odd, but you learn that fish are always hungry and homes are always selling. And there’s a big difference between fishing and catching fish and listing your house and selling your house. Here are some field notes from the front lines of trout fishing and selling real estate in Santa Fe. Regardless of whether you’re fishing or selling, you must first ask yourself if you are really serious. For sellers, do you want to sell your home or are you okay letting it sit on the market? If your home is just sitting on the market and not getting any showings, it’s not that there are no buyers, you are simply not in the market where the buyers are. Like fishing, you can go crazy trying things you saw on a TV show, reading how-to-do-it books or using the latest technology, but in order to succeed you must know the tools of the trade and understand the fundamental equation. In real estate, the goal is to create
demand by positioning your property at the top of a buyer’s desirability list with the right marketing. Success in marketing comes from the right story, told effectively, in the right media, to the best prospects. For the trout fisherman, you must be equally well-positioned by knowing the river, the parts of the river, and where in the river is best. Trout may be in the pool of water just in front of you but you need to know where they are feeding: at the surface, in the column, or near the bottom. The right fly presented in the wrong place won’t catch a thing. Landing a buyer for your home is no different. So now you’re standing in a stream full of hungry trout and you watch as your fly drifts by, cast after cast, without any response from the fish, and you begin to wonder what’s wrong. Home sellers get a similar feeling when they prepare time and time again for showings that come and go with little feedback. At this stage of the game you need to adjust the variables of the equation. The skilled angler will ad-
just three variables: size of the fly, the pattern of the fly, then the color. You change the variables until, boom, you catch a fish. Home sellers need to do the same thing. You have two variables: the price and the condition. If you are getting showings and no offers, it comes down to adjusting the price and improving the condition. These are the two variables that add up to value for buyers. There is a ready pool of hungry buyers out there and as they watch the daily e-mails of properties that have come on the market they will very quickly decide which properties interest them most. You know that your marketing is working when you’re getting showings. You know that your sales equation is working when you’re getting offers. If you are getting showings and no offers, work on your pricing and make certain your property shows the absolute best it can. Optimism will keep you on the river, but knowing the equation will catch fish. If you are not getting the results you hoped for, don’t

About closing documents The more common types of information and documents required at a closing are: • Loan information for existing mortgages or liens • Payoffs other than mortgages • Survey • Flood insurance • Hazard insurance • Septic inspection letter • Well inspection letter • Homebuyers warranty • Power of attorney • Conditions of closing • Cashier’s check Your new mortgage lender must receive a first mortgage on your property. The new lender requires all other mortgages or liens to be paid off or subordinated. The title company needs the seller’s lender’s name, address, telephone number, and loan number as soon as possible. Sometimes other creditors must be paid off at closing. As soon as possible, get to the closing agent the creditor’s name, address, telephone number, and account number.

Some lending programs require a survey or improvement location report (ILR). The draft is a drawing or picture that locates the improvements on the land for the lender’s purpose only. Normally, the lender does not do a physical inspection for improvements on the property. The lender relies on an ILR. This is not a boundary survey and cannot be relied on for locating exact property lines. A boundary survey shows exact property lines, easements, utility easements, egress and ingress, and encroachments. The ILR is ordered by the lender or title company from a licensed surveyor as early as possible before closing. If the flood information obtained by the lender indicates that any portion of the property lies in a flood zone, an insurance policy of flood insurance is required by the lender. Hazard insurance is required by the lender, insuring the house against fire and other casualties. You should advise the title company as soon as possible before the closing the name and telephone number of your insurance agent. If the property being purchased is not
connected to a sewer, lenders may require the local health authority to provide a current certificate that the house is served by a properly constructed and operating septic system. Other special requirements may apply. The certificate must be in the hands of the title company prior to closing. If the property is not connected to a public water supply, a current letter from the local health authority stating the water quality and quantity is satisfactory, adequate, and reliable. The letter must be in the title company’s hands prior to closing. The homebuyer’s warranty provides a one-year warranty that covers systems and appliances. If a party to the transaction is unable to be present at the closing, a power of attorney may be used with approval from the lender and the title insurance underwriter. Certain conditions may be subject to satisfaction. The lender may require items, including the sale of previous residence and/or payment of outstanding credit-card debt. A cashier’s check is required at closing

if a party is required to bring funds to the closing. The cashier’s check is made payable to the title company. No personal checks are accepted. Wire transfers to the title company’s escrow account are acceptable. Call the title company for wiring instructions. That’s the hard lesson that Santa Fe builders, architects and owners are finally coming to grips with. After years of taking a chance that one building site is as good as the next, reality has set in: We live in an old community that is confined topographically and bounded by lands upon which we cannot build. The result is that the good, sensible building sites were gone long ago and we are now challenging Ma Nature to let us reside in places that often make little sense. Well, they have good views and they are in Santa Fe, after all, so sense becomes a relative term. When building on the side of a mountain, in a flood plain, or in a mechanically created hollow in the foothills, approach your beautiful site with care and remember, it is out to get you. More than half our remedial underpinning volume is for homes that are under 12 years old and built on lovely, risky sites. For around $700 a pop in most places, we can install a helical pier before the house is built, on 10- to 12-foot centers. After the house is built, when the living room goes south or the kitchen becomes unexpectedly sunken, we can fix it, but the hardware and labor quintuple for the same span of wall. False economies prevail in the building industry. Naturally, I love that because it couples the challenge of a complicated structural retrofit with a good living. I would prefer, however, that the money saved by an early intervention find its way into a painting on the wall or an old Hopi pot on the shelf. And I still stay busy! n

he Wades have been building houses in New Mexico for 60 years. The first model home in their newest project, Cielo Azul in Santa Fe, should be under construction in early April. The project is being developed by Branch Design Development, a Santa Fe company affiliated with Columbus Capital LLC. The builder is Palo Duro Homes, Albuquerque. The site is on Agua Fria Road, east of Calle Nueva Vista and northwest of Las Acequias Park. Columbus Capital’s Mark Ruhlman said there are 220 homesites in the master plan, and 48 will be done in the first phase. The houses will range from 1,600 to 2,300 square feet and will be priced between $220,000 to $300,000. Their styling will be “a Craftsman hybrid for New Mexico,” said Tom Wade, president of Palo Duro Homes. His grandfather started building homes in Roswell and in White Rock in 1954. His father, Jerry Wade, built thousands of houses, including in Santa Fe’s Oshara develop-

ment, under the banner Artistic Homes. “I was a minority partner in Artistic, but I’ve had Palo Duro since 2003,” Tom Wade said. Palo Duro currently is building houses from Hobbs to Farmington, as well as in southwestern Colorado and northeastern Arizona. The Wades previously worked with the U.S. Department of Energy’s Building America program on research projects to improve production home building nearly a decade ago. Artistic Homes, a partner in DOE’s Builders Challenge, certified 235 homes to Builders Challenge criteria. The company’s first DOE Challenge Home, in Aztec, was also certified to the “Gold” standard for homes in the Leadership in Energy & Environmental Design (LEED) protocol established by the U.S. Green Building Council. The Wades’ goal, according to statements on their company website, was to set the bar higher for sustainable, energy-efficient, reproducible, and affordable green homes. Palo Duro claims to be the only production builder in New Mexico delivering 100 percent LEED-certified homes. Aiming for a HERS (Home Energy Rating System) number
below 60, the houses promise to offer a potential savings of 40 percent on the homeowner’s average utility bill The efficiency of the Palo Duro home starts with “an ordinary wood-framed wall done very well,” the company says. These employ 2×6 rather than 2×4 framing and studs spaced 24 inches rather than 16 inches apart, basically an advantage because it provides fewer breaks in the insulation in walls. Tom Wade said further savings are available with solar photovoltaics and solar thermal, which will be options for buyers of the houses in Cielo Azul. Palo Duro homes are built to clean-air guidelines for EPA airPLUS certification, and to Energy Star criteria for reduced energy consumption. Every Palo Duro home features a passive radon management system. “We’re hoping to begin construction on the first model house around the first week of April,” said Mark Ruhlman. “We expect that the first phase, getting the streets in and that model home built, will be complete by May 15.” JP Associates, Albuquerque, will sell the homes and staff

the model. Ruhlman said they will encourage co-ops with local brokers. “We’re really excited about this,” Ruhlman said about Cielo Azul. “We’ll have a great entry on Agua Fria Street. We’re putting in deceleration lanes there. Also, not in the first phase, there will be an entrance on Rufina, on the back side of the project.” The project site plan includes a new city park, and there will be a trail in the Cielo Azul community connecting to city trails. There will be no commercial uses in Cielo Azul, he added. During the past decade, Columbus Capital developed San Isidro Plaza on Zafarano Road and has sold land for residential projects. “Jeff Branch and I sold the property for Rancho Santos behind Lowe’s — that’s sold out — and also for Colores del Sol on South Meadows; there are about 40 lots left there. Those are all traditional Pueblo-style homes. “Most of the Cielo Azul houses will be two stories to have bigger back yards for families to enjoy,” Ruhlman said.
