Splendor in the pines By Paul Weideman This is the ultimate family compound in the southern Rocky Mountains: four new log buildings with six bedrooms and eight bathrooms on 156 acres of rolling property filled with ponderosa pines and over 1,200 feet of El Macho Creek. The property is accessed from a gate near the historic El Macho Church, about eight miles north of the town of Pecos and a 30-minutes drive from Santa Fe. The elevation of the homesites averages 7,800 feet. Owners Clyde and Jean Alexander finished the last building in 2010 after eight years of work. The enclave was built by Richard Roybal of Pecos Trail Construction, with plans by Jerry Beeler of BGO Architects, Dallas. “I was in the Texas Legislature 14 years and my 16

district office manager is married to Jerry Beeler, so he’s family,” Clyde Alexander said. “I designed the concept of this place, but Jean was the real creative force.” Alexander’s grandfather bought the only other deeded property in the canyon in the 1930s. “I’ve been coming up here my whole life. I bought the land in the early 1990s. I would hike up here from the family compound and dream. It wasn’t until I cleared the junipers a decade later that it all took shape.” The heart of the compound is the rock-built cantina with its large, covered outdoor-living space and professional-grade kitchen inside — outfitted with a commercial Five Star range, double refrigerators, wine cooler, and dual dishwashers. Adjacent is a wonderful, flagstone-lined hot tub with far views of one of the Truchas


peaks, Pecos Baldy, Trail Riders Ridge, and the meadow at the top of the saddle from Jack’s Creek. “We basically live outside but if the weather turns, the inside can sleep 12,” Alexander said. The main house and the guest casita were built with hand-hewn logs, while the “bunkhouse” is made of logs in the round — much of this material, and the beams and vaulted roof members inside the dwellings, came from fire-killed trees on Roybal’s ranch east of Pecos. Roybal made many of the doors, furniture pieces, and architectural elements, some of which include chainsaw-carved ornamentation. The owner said he’s “not just a builder; he’s an artist. The television-free guest house boasts many creative touches in stone and carved wood.

There’s even a bathroom that has bear prints chiseled into the flagstone and down into the shower. Here and in the other buildings are custom rock fireplaces, with fire tools by Christopher Thomson Ironworks in nearby Ilfeld. The buildings are rustic but elegant, with plenty of covered porches for outside relaxing. There is DSL internet, with satellite backup. Water is supplied by a private well (480 feet deep). The electrical supply is backed up by a 45,000-kilowatt propane power system that comes on automatically, and eight 1,000-gallon tanks. Many of the walkways and driveways are radiant-heated. Macho Canyon Ranch just went on the market in early April. It is listed for $5.5 million by James Congdon, Santa Fe Properties. HOME

PROFILE Olga Chávez

This interview series focuses on the people in Santa Fe’s real-estate industry. Olga Chávez is a broker associate with Barker Realty.

How long have you been in these parts? In Santa Fe my entire life. My father’s family has been in Las Vegas and Bernalillo probably close to 400 years and my mother’s family is very similar. My grandmother was born in Peña Blanca and she married a man from Mexico. She was an elevator operator at La Fonda and he was the pianist with Willie Palou’s Orchestra at the hotel. My grandfather had a real great history; he traveled with Bing Crosby. When you were in high school, what did you want to do in your life? I wanted to be an international attorney and travel the world. But my father passed away when I was 2 years old and my mother when I was 15, so I had to grow up pretty quick. School went by the wayside and I went into banking. I was with First National Bank of Santa Fe and Sunwest Bank for a total of 14 years. Somewhere in there you got married? I did, 27 years ago. Mario works for the state as an investigator, and I have three beautiful daughters: Marissa, Lisana, and Juliette. My eldest will be 29 in May and she has three children. I’m a grandma three times! My youngest is at the University of New Mexico; all three will have graduated from UNM by the end of this year. That’s great. What came after banking for you? I worked for Homewise, which was Neighborhood Housing Services back then. It was very grass-roots. I began in counseling and budget analysis. I would work with a family for maybe 18 months and get them to A+ credit, but then often they would end up buying something they couldn’t afford and end up coming back to us to avoid foreclosure. Mike Loftin and I sat down one day and we agreed that we needed a licensed Realtor, someone who got our philosophy, who respected those credit requirements we were trying to instill. So I got my real-estate license. Did you make the change to dealing with market-rate clients so you could make more money? Well, I had three kids at St. Mike’s and you start watching those commissions. But I was so mission-driven. At that time we were seeing a mass exodus to Rio Rancho of teachers, nurses, police officers, and firefighters because they couldn’t afford to live here. I really loved what we were doing, but economics and necessities change. How long were you with Homewise? Five years. Because I was working with all the builders to help them meet their 30-percent allotment of affordable housing, I learned the ins and outs of those product lines. At the time, Rob Gibbs’ BT Homes was the largest production builder here and I went with that company as the

qualifying broker for a couple of years. That was the peak of the market. We would literally sit in a model home and people would line up, pick lots, and go under contract off renderings, before there was even product. We could sell an entire subdivision in a couple of months. After doing that, I came over to this side of things, as I say it. I was with Santa Fe Properties for almost five years and I’ve been with Barker for almost six now. Do you specialize in a particular area? Ninety-nine percent of my business is referral-based. It’s people who I’ve sold homes to in the past or their children who are now grown are calling me. It tends to be in the affordable part of the market but that doesn’t mean I don’t have the ability or interest or experience to work in other segments. You just go where you’re called. I’d guess that you would have a bunch of closings working at the lower end and over a year’s time your total commissions would maybe equal what somebody at the higher end makes with just a few closings. It’s pretty funny. I think of myself as Fred Flintstone. I feel like I’m running and not really getting anywhere — not in a negative way — because it takes me 10 closings to equal one of those big guys, right? But I’m busy and I have a really loyal following and I’m so grateful for that. Are you here at Barker a lot? No, I primarily work out of my home office. I come

here to pick up mail and attend meetings and I have client appointments here, although I usually try to go to them, wherever they are. My office is my car. Do you use the internet? I do. Barker has built such an amazing website and they’ve made us so visible through santaferealestate.com that we get a lot of referrals. And it’s true that 98 percent of buyers go to the internet first. People are really well-educated now before they ever get to the Realtor. What’s your prediction for this year? The market is improving. Being an old banker, I’m somewhat conservative about shouting from the rooftops, but the first quarter feels stronger than the first quarter of last year, and pricing is improving in some areas. Have you done work for nonprofits? I’ve volunteered many times with Habitat for Humanity. When I was in banking I was an officer and we were required to be active in the community, so I volunteered with United Way, I was on the board of Big Brothers Big Sisters, Buckaroo Ball, the DWI task force, and others. What do you like doing in your spare time? Any minute we have, we’re with our family and grandchildren. My family is the most important thing to me. You love Santa Fe, don’t you? I definitely do. I left for two winters. I was in Denver in 1984-85 but when I had to shovel my car out of the snow to get to school and I saw people going down the street on their skis and their snowshoes with 30-foot snow drifts, I said forget it, I am going home. We’re so spoiled here and I absolutely love it. I grew up in Bellamah off of Siringo Road and then with my grandparents on upper Agua Fria Street just down from Our Lady of Guadalupe Church. We all miss that great restaurant that Willie Ortiz had in that neighborhood. Oh, yeah, La Tertulia, and next door was the little Sanchez Brothers Grocery. That was the barrio, growing up. We knew everybody. Everybody raised us. If you were walking down the street and you were misbehaving, Mrs. Ortiz would take you to task and by the time you got home grandma knew about it and mom knew about it and you were taken to task again. Santa Fe was so simple and so beautiful and so amazing to grow up in. My mother raised us on her sole income. I was really fortunate to have an amazing role model in my mom. My two older brothers were wonderful as well, but my mom taught us so much in the limited amount of time we had her with us. Who would have ever guessed that we would have to stand on our own two feet at such an early age? But Mom was amazing. She was ahead of her time in that regard. When the going gets tough, just keep on going. You don’t sit there and fall apart; you just figure out a way to make it happen. HOME

UnderstandingAdobe

Carlo Digneo’s Gothic outpost New Mexico is a remote outpost for the study of Gothic architecture; more remote still for research into those who built it. The shrine to Our Lady of Lourdes in the Pueblo of San Juán (using the place-name of the era during which it was built) is a unique structure, remarkable in its unlikely presence, “an architectural jewel on the edge of the desert,” as Bradford Prince put it. The shrine is an exact, fullscale replica of the original in France. It is not the only Gothic monument in New Mexico. Standing in solitary splendor in a pasture in La Cueva, just south of Mora, is the San Rafaél mission church. Unlike the stone shrine in San Juán, San Rafaél is built of adobe in keeping with the local vernacular. In a stunning departure from native style, however, the mission was designed and built with beautifully crafted gothic-arched windows and an entry with faux birdseye maple paneling. There are other traces of Gothic architecture in the Roman Catholic churches of New Mexico, but they are mimicry: retrofitted windows, doors and tracery as in San Felipe Neri in Albuquerque and in a previous iteration of the Isleta mission where absurd, overly tall and steeply peaked belfries bespoke a Belgian priest’s anachronistic and very much out-of-place tastes. Our Lady of Lourdes and San Rafaél, however, are the real thing, revival of course, designed and built under the

direction of French priests during and shortly after the tenure of New Mexico’s most famous cleric, Jean Baptiste Lamy. The adobe monument to San Rafaél was constructed around 1865 by craftsmen whose skill we can appreciate, but whose identities are lost. Not so with the chapel at San Juán. Some years ago I was tasked to research the building for the pueblo and to come up with an outline strategy for treatment. They were particularly concerned about settlement cracks in the volcanic-tuff walls laid up in lime mortar. Always, about a quarter of the way into this kind of thing, curiosity becomes an overwhelming driver and the immediate task becomes secondary. My obsession began when I tried to discover who had built the little place and what his influences might have been. Logically, I began the quest in San Juán, but no one there had a clue as to the architect or builder. As I advanced I was frustrated that no one with the archdiocese, no one with the Chávez History Library, the University of New Mexico, the Historic Preservation Division, or the New Mexico State Library and Archives could offer anything but “Good luck.” During the months of research, two names recurred, but neither could be tied directly to the Lourdes monument in the existing, accessible resources. One afternoon, in desperation, I called the

estimable John Kessell, scholar, historian of DeVargas and savant of New Mexico’s mission churches, and we discussed my dead ends. Near the end of the conversation I said in mock despair, “Perhaps I should just make up the history.” A good idea, he responded, “just make it lively!” Then, almost as an afterthought, he suggested that I check the regional phone books for any possible connection to the two names that had popped up. Well, Duh. I had found an obscure reference to a Carlo Digneo in my research and so my first calls were to the Digneos in the Santa Fe phone book. Several referred me to an elder brother or cousin and the trail led to Robert Digneo. I stumbled through my oft-repeated dilemma and asked if he knew of a Carlo and if... In mid sentence he interrupted and said simply, “Yep, he built it.” End of story. Robert and his brother Edward turned out to be grandsons of Carlo. They invited me over to peruse the family scrapbooks and thus elucidated an intriguing bit of New Mexico History. The combination of family lore and hard documentation relates that Carlo and his two sons, Fred and Charles, daily rode the Chili Line (the Denver & Rio Grande Railroad) to Chamita, the San Juán stop, and walked to the worksite. There they cut, dressed and laid the soft volcanic tuff that was quarried

The result, according to architect and architectural historian Vincent Scully is “a tall stiff Gothic creature like one of Archbishop Lamy’s French priests... [with] high collars and tight shoes.” Perhaps to his dour eye. Mine, like Bradford Prince’s, is more appreciative. Heading south from Alcalde and points north I always glance to the west to catch a glimpse of Carlo Digneo’s remarkable Gothic outpost on the edge of the desert. One reason for this is that older homes were often built with more flexible materials than new buildings: stone footings, adobes laid up in mud, and pliable wooden bond beams and lintels. When stressed, these houses tend to move uniformly. They tend to get charming, not scary. Secondly, houses are simply taller and heavier than they used to be. More and larger openings tend to provide more places for cracks to appear, reflecting and magnifying the effects of even minor settlement. Most of the homes we work on were built on non-compacted construction fill or on incompetent and unstable native soil. The footings were often not built to the engineer’s specifications. In response, we have developed an effective and moderately priced system to stabilize these homes with helical piers. Piers, similar to an auger but with individual helices, are hydraulically screwed into the ground at intervals. The tops of the piers are then attached to the footing. Once attached, the loads are transferred to the pier resulting, as it were, in placing the building on subterranean stilts. The footings are backfilled, leaving the new foundation system undetectable from the surface. ~Ed Crocker

Tour SAR campus on Mother’s Day By Paul Weideman MUCH OF THE CAMPUS OF THE SCHOOL FOR ADVANCED RESEARCH will be open to the public on Sunday, May 11. Several buildings are the exclusive focus of this year’s Mother’s Day Tour presented by the Historic Santa Fe Foundation. The well-known recent history of the campus centers on two stories, about the White sisters, who began building their home there 90 years ago; and about SAR, which was founded 107 years ago and has been headquartered at the 660 Garcia Street property since 1972. Martha Root White and Amelia Elizabeth White, wealthy daughters of a man who served as editor-in-chief at the Chicago Tribune and editor of The New York Evening Post, hired William Penhallow Henderson in 1923 to expand the oldest building on the property, the 19th-century Benito and Juana Garcia house. A year later, Henderson started work on the house the sisters would name El Delirio. Finished in 1929, it now is the SAR Administration Building. As soon as you’re walking in the enclosed-portal entry, you see Henderson’s characteristic detailing in the rustic, adzed posts, corbels, and beams. At one end of the large main room is a “choir loft” feature supported by posts on stone footings. In the old dining room, now an office, you may notice a fireplace set in an altar screen; this was brought here by the Museum of New Mexico’s Sylvanus Morley from an earthquake-damaged church in Guatemala.

Martha White was an excellent horsewoman and her sister had a passion for gardening, but the two are most remembered for their patronage of Indian art and for their dogs. Among the facilities they had built on their Santa Fe property were breeding and kennel facilities for Irish wolfhounds and Afghan hounds.

Their hounds were housed very comfortably and were exercised daily by kennel manager Alex Scott. Their many trophies and awards are on display in the SAR Press building, which is what the kennel space is today, after a 1962 remodel by architect John Gaw Meem and another expansion in the late 1990s.

SAR began life in 1907 as the School of American Archaeology — the name was changed in 1917 to the School of American Research and again in 2007 to the School for Advanced Research. After being housed in several buildings, SAR found a permanent home in 1972, bequeathed by the White sisters. (Martha

New director takes over at Historic Santa Fe Foundation Peter Warzel is the new director of the Historic Santa Fe Foundation. He replaces Elaine Bergman, who resigned in July 2013. Warzel has a varied business background and is also a writer and a board member for the nonprofit Artists of the World. He recently served as a consultant for the Santa Fe Railyard Community Corporation. “I’ve been a longtime visitor to Santa Fe,” he said. “We had a second house in Taos for years, an old adobe. “There had been some renovations in the 1950s and the woman who owned it was from Buffalo, New York, and the guy who designed some of the things was the artist Earl Stroh, one of the Taos Moderns, who was also from Buffalo. I got the house in the 32

1990s and I was from Buffalo, so that was unusual.” His wife, Denise, works in Denver for the National Cancer Institute and is finishing

up a master’s degree at Oxford University. They have three sons. Warzel wants to revitalize and highlight the resident artist program at El Zaguan, the historic house at 545 Canyon Road that holds the Historic Santa Fe Foundation (HSFF) offices. The apartments at El Zaguan have been rented out exclusively to artists since the 1920s and there are periodic shows of their work there. He also wants to design a GPS-guided app for mobile devices, based on the information in the 1972 HSFF book Old Santa Fe Today. Other priorities include refinishing the exterior walls at El Zaguan and dealing with the recent loss of one of a pair of horsechestnut trees in the Bandelier Garden

that likely date to the 19th century. “We just planted a couple of new chokecherry trees and Claudia Horn, a landscape architect who serves on our board, is back and forth about what kind of big tree to replace the horsechestnut that we lost. We’re on pins and needles about the second tree.” Asked about his experience in historic preservation, he said, “I have none beyond enthusiasm. We looked at this position as trying to bring some organization and vision from a business connection: who can we partner with? The bladder, another storage option The tank is the most expensive component of a rainwater-harvesting system. This is true whether the tank is above ground or below ground. Consequently, many people opt to undersize the tank in order to save money. Fortunately, there are alternatives to solid-walled tanks that can reduce the cost of a system. Passive systems have no tank and are always a good place to start; however, not all properties are conducive to passive systems. Furthermore, if you need to hold water for a period of time (for example, if you have fruit trees or a garden to water in dry summer months), a passive system won’t be sufficient. You will need some device to store water. Bladders, sometimes called rain pillows, may be a rain storage option. Bladders are

often installed in culverts and other metal tanks, but these devices have evolved and can now be designed, manufactured and installed as freestanding devices. These rainwater “tanks” require some protected space away from the direct sun and rodents, and are perfect for a crawlspace or other areas that are protected from the elements. Bladders can be freestanding with no need for a rigid container, which greatly reduces the cost. Furthermore, bladders can oftentimes be installed in locations where a tank can’t be installed, such as under an existing house. They can be designed in sizes ranging from hundreds of gallons to thousands of gallons, and their dimensions are flexible — they can be designed as long, oblong

tubes or square pillows. Most bladders are custom-made for the exact dimensions required for the installation. Warranties vary from one year to 10 years depending on the manufacturer and type of material used. Many bladders are available with a lifetime warranty on the seams and can be used for both potable and non-potable applications. Cost, flexibility in sizing, and ability to be installed in hard-to-get-to locations are a few of the advantages of bladders. While they may not always be an option — sometimes there is no good installation site — they should be considered as a viable option when planning a rain-harvesting system. Bladders can save you money and offer years of carefree rain catchment.

The ultimate nest or mattress and platform. Top the foundation with a cotton mattress pad or a lamb’s wool pad (great for cooler months) to protect the mattress and add a layer of plushness. Most of us spend one third of our day in bed (even if we are not asleep!) which should prompt us to create a sanctuary experience for the best rest possible. The bed plays a large physical and visual role in the bedroom, so why not make it as beautiful as it is comfortable? Hoteliers know that their guests not only expect a perfectly-made and comfortable bed, but also that the style of the bed can instantly make or break a room. Like a layered cake, it is important to start with a good quality foundation: a combination of mattress and box spring

preferences for the feel of bed sheets. Percale sheets have texture and crispness, while sateen is finely woven and has a soft, cool feel. If you like sateen, you might also enjoy sheeting made from Tencel, a fiber from the wood pulp of eucalyptus trees. Before you purchase bedding, be sure you carefully try the “hand” (the way the fabric feels to the hand) and ask yourself which you might like to get intimate with. Thread count is important, yet not the only factor to look for in sheeting. We recommend a minimum of three-hundred thread count, in combination with a fine cotton thread such as Egyptian or long-staple Pima. Do not be fooled by sheeting with an eight-hundred thread count, yet woven in inferior cotton. Quality bed sheeting is typically made in Italy, France, Portugal or Germany. Linen bedding is an alternative to cotton, and while often used in the finest hotels in Europe, the more relaxed look is not for everyone. A good quality medium-weight down duvet is a worthwhile investment for your bed, and finds its place on top of your flat sheet. It nestles you like an egg during the winter months. For warmer months, the duvet can be folded at the foot of the bed easily accessible for cool evenings, or replaced with a more lightweight down. Happily, there are down alternatives for allergy-sufferers. To keep your down duvet looking good over the years, protect it with a cotton or linen duvet cover — yet another option for color or pattern. There are many choices of pre-made covers in just the right texture or pattern, or one can be custom-made to perfectly suit your interior.

By Paul Weideman he first photographs Jim Gautier did for Cornerstones Community Partnerships were in 1988. “It was eight churches in the Las Vegas area,” he recalled. “In one day, an Easter Sunday, I drove 300 miles and photographed those eight churches and I was absolutely in love with the organization.” For 25 years, Gautier has photographed historic churches and other buildings for Cornerstones, a Santa Fe nonprofit that works with communities to restore their important, aging buildings. Fifteen framed prints from the series are presented in the exhibition Historic Churches of New Mexico, opening Thursday, May 8, at the Los Alamos National Bank branch at 301 Griffin Street. It all started back in 1988, when Gautier began a series of calendars to promote his business, Pajarito Company Realtors, up in Los Alamos. Each year, he did a single photo with a year calendar on the bottom. “When [Cornerstones volunteer and adobe aficionado] Ed Crocker saw it, he asked if I’d be interested in doing any volunteer work in photography. He told me about Cornerstones, which was then called Churches: Symbols of Community and was a program of the New Mexico Community Foundation. “I started as a volunteer that year and immediately fell in love with Cornerstones, it’s mission, and the people it serves, mostly in rural New Mexico. My reward has been to capture these old churches and visit with many people who are working to save and restore the most important structure in their village. Cornerstones has been my ticket to experience a vital part of New Mexico and its history. Very few get an opportunity like I have had.” Prints hanging on the walls of Gautier’s Santa Fe home show the great variety of his photographic pursuits. Nudes are another favorite subject, and there are also still lifes, hand-painted photographs, and a unique series of altered Polaroid prints. Some of these have been shown in past exhibits at the Fuller Lodge Art Center in Los Alamos. His love affair with photography dates to 1949, when he developed film and made prints in the 9th grade in El Dorado, Kansas. His mother, who was a junior-high art teacher, gave him a Kodak Pony 35mm rangefinder camera when he graduated from high school. “My mother’s parents homesteaded in Texas in the 1890s. My grandfather was the justice of the peace out there and he was a farmer. I’d help with the harvest, picking cotton for a penny a pound. I was 10, 11, 12 years old and that was basically a quarter a day, not bad for the time.” Gautier graduated from Texas Christian University in 1957 and went on to work for the YMCA at various times in Fort Worth, Los Angeles, and ultimately in Los Alamos. In 1959 the National Council of Churches assigned him to Mount Rushmore, where he served as a devotional leader and did a radio show called “Breakfast at Rushmore.” “In 1968 in Salinas, California, I paid a bank $15 a month for a year to buy a darkroom. Then I started taking pictures seriously.” He won a blue ribbon at the Monterey County Fair for a close-up picture of his two-year-old daughter 38

examining a daisy. He shot his first nudes at Tassajara Hot Springs in the Coast Range east of Monterey. “Once I’d landed in Los Alamos, I worked my buns off for four years. Then it was 1975 and I was burned out and divorced and it was what to do with a degree in religion and sociology in Los Alamos? I ended up getting my real-estate license and started with Mary McGuire, then I started Real Estate Associates with Jane Hoffman, Taffy Gibney, and Marla Black.” After that he had his own company, Jim Gautier Realty One, then in 1987 he started Pajarito Company Realtors with Jane Hoffman, Nancy Mraz, Mary Beckman, and Claudette Hopkins. “In the early 1990s, Mary and I owned the company outright and I thought we should have a national franchise. She didn’t want to, but I did a ReMax franchise in 1995, expanded it, and sold it to Nancy Mraz in 2000.” Gautier is now retired from real estate. He has been on the board of Los Alamos Living Treasures for 16 years and has done pro-bono photography for that organization, as well as for the Wheelwright Museum of the American Indian and Cornerstones. He also served on the Cornerstones board of directors, including as chairman in the mid-2000s. He has many stories from his quarter-century Sagrada Familia, Pajarito Village, Santa Fe County, NM photographing churches. He recalled the time Cornerstones was having an opening at the mission in places and I would find out the name of the mayordomo Socorro, Texas. “I took two days to drive there and I in that community, because people are very protective. “Is photographed little churches all along the Rio Grande until Lupé Gonzales here?” I’d ask. Elephant Butte, then they stopped and I picked up again “You know Lupé?” at Doña Ana in La Mesilla. I’d find these out-of-the-way

I’ll try to find him.” And all of a sudden, I was a friend. “I did a tremendous amount of this photography in the 1990s, then everybody started taking pictures and they didn’t need me to do that.” His main camera for many years was a Mamiya RB67 medium-format camera; more recently he has used Canon digital cameras. After he switched to digital, he donated all of his film cameras and darkroom equipment to the school district of Mora. Churches such as those on display in the LANB exhibit remain a favorite subject for the lifelong photographer. “I look at churches like I do people. Some are more attractive than others, some are older than others, some show the weather more than others, but all of ‘em are beautiful.” “Jim has compiled a comprehensive, artistic archive of the work we (Cornerstones) accomplished over a period of 25 years,” Crocker said recently. “His contribution reflects the apogee of dedication that the program inspired in the communities, the staff, and the thousands of volunteers who contributed to the conservation of New Mexico’s architectural and cultural heritage.” The exhibit hosted by Los Alamos National Bank branch hangs through May 30. There will be an opening there from 6 to 7:30 p.m. Thursday, May 8, and the underground parking is available for the opening. All proceeds from sales of Gautier’s prints goes to Cornerstones.

Jumbo rates same as Fannie rates I thought this would never happen. Jumbo interest rates are virtually the same as the rates for Fannie Mae loans. Could this be possible? For more than 20 to 30 years I have seen higher interest rates for jumbo loans. Even when the Fannie Mae limit was at $350,000 (in 1999) the jumbo loans in excess of that amount were more expensive. The Fannie Mae limit is now $417,000 for Santa Fe, so all home mortgages above $417,000 become jumbo and are normally expected to be at a higher rate. At least it has been that way for decades. This could mean that a home buyer purchasing a home at $600,000 or above could achieve an 80 percent loan at an interest rate comparable to the Fannie Mae rate. How great: no more splitting

your financing into a first and second mortgage. Let’s compare. Today the 30-year non-jumbo interest rate is in the 4.375 percent range with no points or origination fee. The 30-year jumbo rate is also in that same range of 4.375 percent without any points. The jumbo 5-year adjustable-rate mortgage (ARM) is at 3.5 percent — and so is the Fannie Mae 5-year adjustable. The savings are huge compared to 30-year fixed jumbos at the 5 percent level only a few months ago. Could this mean that the totally private sector of the lending world is able to finance home loans at a competitive rate without any U.S. government guarantee? Could be. As we all know, Fannie and Freddie

loans are at very low interest rates because these loans are purchased by Fannie and Freddie, using U.S government dollars, from the initiating lenders (banks and mortgage companies). So who are the lenders that are not selling to Fannie? Major insurance companies, foreign banks, pension funds, and other financial entities. This new development could be good, good, good for consumers- homeowners. As national lenders expand their lending and compete with Fannie Mae products the consumer will be the beneficiary. More competition will always benefit the ultimate user of a product. Could this be the beginning of a major shift in the lending world? Yes. As more wealth flows into the mortgage world the

In water-starved California, homeowners are learning what many in New Mexico already know: A lawn isn’t feasible

he water situation in Santa Fe is so grim that when it rains people dance naked in the streets. OK, that’s not all bad — especially given such an attractive populace fully capable of salsas and tangos — but is it wrong to feel encouraged when a neighbor has it much worse? It’s true that our state’s “use it or lose it” legal system makes no sense in an age when water conservation is so important, but at least in New Mexico, water-rights owners are limited to using a specified amount. olanda Muñoz was leading a double life, water-wise. As an accountant for the Monterey Peninsula Water Management District, in Monterey, Calif., Muñoz heard grim predictions of water shortages and rationing as the state’s continuing drought intensified. But each night, she returned to her home in an older neighborhood on the peninsula, which had a lawn so large and lush she and her husband, Ed, put in a bench. “We had a beautiful parklike setting,” Muñoz said. “It had a lot of curb appeal. I hated to give up the lawn.” Still, it seemed like the only responsible thing to do. How could she continue to justify this profligate use of water in the face of such widespread shortages?

The clients came to interior designer Laura Casey with a space dilemma: They did not want to give up the guest room in their suburban home, yet they needed a place for their child to play. Casey came up with a solution often used in small urban apartments: a Murphy bed. It takes up less space than a sofa sleeper or futon and — unlike many of those — uses a

standard mattress, so guests, including elderly grandparents, have a more comfortable stay. “They did not want to compromise the quality of the mattress,” said Casey, owner of Laura Casey Interiors in Charlotte, N.C. The Murphy bed — which tucks into cabinetry when not in use — is enjoying new popularity as a stylish space-saver in many kinds of homes, not just studio apartments. “It’s an interesting trend,” said Chris Fahy, vice president of The Bedder Way Co. in Indianapolis, which makes Murphy beds and has seen sales rise in recent years. He says many customers are baby boomers, empty nesters, and other homeowners who want to turn a bedroom into a hobby room or

exercise room but still need a place for grown children, grandchildren or other guests to sleep. Fahy’s Murphy beds range in price from $1,300 to $3,100. California Closets, which also makes custom wall beds, has seen the same upward trend, said Ginny Snook Scott, vice president for sales and marketing. Customers still buy Murphy beds for studio apartments and vacation homes, she said, but many others are looking to get more use out of an extra room. The company designs vertical and horizontal Murphy beds, often incorporating them into cabinetry units for home offices or craft rooms.

I suppose you already know that Victoria Murphy and Pat Pipkin (both formerly of Santa Fe Properties) joined Sotheby’s International Realty last month. Victoria needs an office closer to the law office of her lawyer husband, Dennis Murphy, so it’s perfect that the Sotheby’s office on Grant is practically across the street from him. This allows Victoria the ease of running from one office to the other (she’s a fitness maniac, so she runs) in order to work as Dennis‘ temporary legal assistant and still be at Sotheby’s in a timely fashion to meet the needs of her clients. This in addition to her job as cardio/aerobics instructor, as Northeast District VP of the Realtors Association of New Mexico (RANM) and participation in various committees at the SF Assoc. of Realtors and being an actress... I’m tired. Pat realized how much she would miss Victoria, because they are both intensely involved in and committed to the politics of real estate on a local/regional/national scale. Pat is a past president of both SFAR and RANM, she was Realtor of the Year last year, and is a NAR (National Assoc. of Realtors) director, as well as NAR Regional VP, Region XI, which covers six states. She also takes the time to sell property. I guess what all this means, Pumpkins, is that Gregg Antonsen (QB for Sotheby’s) can thank Dennis Murphy for delivering two top-notch Realtors to his doorstep. I’m sure at least 300 people already know this, because that’s how many people attended the Big FIVE O Birthday Bash of Francis Phillips’ (First Choice Loan Services, Inc.) on April 11. To make sure he had enough room for all his friends, Francis reserved the Palace Restaurant — all of it in its entirety — and turned it into a white-hot club for one night. He imported VJ Tom Yaz all the way from Boston/Provincetown to rock Santa Fe with a custom mix of dance music and videos. them synced to the music. Pretty fabulous, Cupcakes, but when has Francis thrown a party that was anything less than that? Let’s just hope he never gets too old to drink and dance. (Please, Love Bugs, does that ever happen to anybody? I know that we’ve all stopped drinking and driving, but thank god we still have dancing.) Okay, Lemon Drops, how many know this? Michael Nicola and Gabriel Bustamante (formerly Sotheby’s) exited Santa Fe and moved to Mill Valley last September. That’s old news to many, but maybe you didn’t know that they got married on April 13, the very day of their 34th anniversary of being together. They had a lovely ceremony (of course, Butter Beans, would it be anything less?) with about 40 guests attending, followed by a scrumptious picnic (again, would it be anything less?) on a hilltop overlooking the Bay. A couple of years ago, Michael told me that the first day he met Gabe, he knew that Gabe was the man he wanted to be with for the rest of his life. I don’t want to be a spoil sport (or do I?) but I must confess, Dear Hearts, that marriage has certainly ruined my relationships on more than one occasion. Yet somehow that doesn’t keep the desire for romantic love from lurking deep in the heart of me, how about you? I also know that I could possibly run into someone and think, “There’s the person I want to be with for the rest of my life,” because a lifetime for me at this point could be a short-term commitment (and that’s where I’m best). Prepare for your new-home project With the coming of Spring to New Mexico, and a seemingly revived economy to Santa Fe, many more people are considering the prospects of building a new home than we have seen since the “Great Recession.” This is great news to contractors and architects alike, and long overdue for many in the building trades who have struggled to keep afloat over the last several years. Many folks who have been on the fence in recent years seem to be making the all-important decision to build on land they’ve owned, or are searching for a perfect lot on which to build their dream home. With interest rates still low, and local banks willing and able to loan to qualified owners, plus a relative shortage of high-quality new or near-new homes on the market, it is a great time to consider the new build you have always dreamt of. When taking the plunge into the custom home building experience, it is important to start with the basics. The fundamentals of home building are no

different today than they were before the economic downturn. Average construction costs have remained relatively constant in the post-recession era, and the values of building lots still hinge on the key attributes that make Santa Fe such a special place to live. Location, access to views and open space, proximity to utilities, and topography of the building site remain key drivers of lot preference. If you are looking for land to build on, take time to visit several potential sites with your Realtor. Understand the covenants or other building restrictions present. If at all possible, invite your preferred architect and/or contractor to visit the lots on your short list with you. He or she should be able to offer you a professional perspective on the suitability of any particular lot to your home-design aspirations and budget. Not all homesites are equal. Will your lot require the construction of a long driveway or road for access? Are utilities such as power, phone, water and gas

nearby? Will you be required to drill your own well, or is city, county or community water service available? What about sewer access? Will you need to develop your own septic system? What are the soil conditions and topography on the building site? Your designer or builder may require you to have a soils report prepared by a geo-technical engineer prior to design or construction. Often, these investigations can be done during your due-diligence period prior to closing. Such existing conditions can be significant influences on your overall construction budget and should be understood, at least in general terms, before committing to the property. The design and construction of a custom home can be a deeply rewarding experience. But it is not one without challenges or potential pitfalls. Take your time to explore the existing conditions on the lot you hope to build on, and enlist your architect and builder to get the professional perspective.

Document your phone calls by obtaining the name and phone number of the party you are speaking with as well as the date and time of the call. Include a brief summary of the call. Keep copies of all written communications between you and the insurance company. If you are not satisfied with the results, contact the Title Insurance Bureau. Complete the complaint form. You may send your complaint in writing certified, email, fax, or deliver in person. You may provide copies of any documents that will support your position or will assist in the investigations. Retain the original documents for your records. Based on the complexity of your complaint, the involved insurance company may receive a formal written notice or phone call. If a formal written notice is forwarded, the insurance company has ten (10) business days to respond. Once the information is received from the company, the Bureau will attempt to resolve
