Mid-century modern takes a net-zero turn in this breezy, low-slung, Palm Springs-influenced residence. Energy efficient features include air-to-water heat pumps that distribute to the radiant floors and supply hot water. A ducted mini-split system provides cooling throughout the home from behind breathtaking clear-grain wood ceiling expanses. The home achieves ultra-low water use through efficient indoor fixtures. Graywater and rooftop runoff systems water natural landscaping that includes native reseeded grasses.

A shallow-form foundation, which incorporates recycled EPS foam, reduced the home’s concrete utilization by 25 to 30 percent. The walls and ceilings also incorporate cellulose insulation. Together these features help lower the home’s embodied carbon.

Extensive south facing glass brings in natural light, frames expansive views, and helps heat the home in winter. More than 1,400 square feet of covered patio space ensures four-season outdoor living. Collaboration between the client and Modern Design+Construction successfully brought to life the client’s design goals and aesthetic. The builder delivered both customized beauty and carefully considered overall home efficiency.
