Profile: KW team leader Jama Fontaine By Paul Weideman

K

eller Williams Realty Santa Fe is in new digs in the onetime Café Escalara space at 130 Lincoln. At press time, the company was awaiting completion of a significant landlord improvement: installation of a new, glass elevator at the Lincoln Avenue entrance. The company, which established its Santa Fe market center in the fall of 2011, moved from its former location at 510 N. Guadalupe Street. The new space promises to be one of the city’s most modern real-estate offices once construction is over. The bright interior is well suited to the realty operation, and the Keller Williams brandings are well evident. On the walls are the the current month’s calendar showing various training sessions for the agents, and a gallery of photographs of the 11 Realtors who serve on the office’s agent leadership council. We talked with Jama Fontaine, team leader at Keller Williams Realty Santa Fe. Tell us about that agent leadership council. One of the cool things about Keller Williams is that the company was designed by agents for agents. The ALC is the top 20 percent, by volunteer basis, of our agents and whenever we want to spend money, for example on advertising, the ALC has the vote. That’s how we make decisions here. I was in Albuquerque for 17 years, including on the ALC for a few years. Keller Williams really believes in education. Training is the culture of the company. In fact, today we had our number-one listing agent, who is from the Angel Fire office, teach a class. From Angel Fire? Yes, I run the market centers in Angel Fire, Santa Fe, and Española. What’s this big sign in the hallway (with “WI4C2TS” printed large)? That’s the Keller Williams belief system. We talk about each of these things when we bring a new agent in. The “W” stands for win, win, or no deal. Then it’s Integrity, Customers, Commitment, Communication, Creativity, Teamwork, Trust, and Success, which I’m big on. I went from doing up to $35 million a year in real estate myself to this position where I have to succeed through everybody else. It’s a culture of sharing here, which is different from any other company I’ve been in. Where were you born and raised? I was born in the small town of Porter-

ville, California, and I attended high school in the San Fernando Valley. What did you want to do when you were in school? I wanted to be a businesswoman, but I had no idea what that would be. Then in my teen years I got creative and I decided I wanted to be a photographer. In Dallas I worked for an international photographer. Our customers were like Ross Perot and Larry Hagman. I didn’t find the technical stuff with all the Hasselblads and light scales very exciting and when I was 26 the company let me go into sales and learn more about marketing, networking and cold-calling. Good skills for working in real estate. That’s what we teach here. When you want something, you have to find the right person. Not everyone wants to sell a home, but some do and how do you find those people?

Around that time I met the biggest Realtors in the industry. One was Mary Harker, who was with ReMax and is now with Keller Williams, and she offered me a job. I thought I was an artist, but then when I was 33 I was ready to start making money. You were in Texas? Well, by then I was living in La Jolla, California, working for a sports marketing company, a fun job that involved going to car races, but one day they said they wanted to send me to Albuquerque. I thought, What? Albuquerque’s just a place you drive through. I was born and raised in Southern California and I thought I was a night person but in Albuquerque all of a sudden I’m getting up at 5 a.m. and climbing mountains by myself. Where did you first work in real estate? I started in 1991 with a local company, Hooten Stahl. I sold 44 houses in my first year and it took me a few years to get to

the top of the city, always number two to Sandi Pressley. But I was the number-one luxury home specialist for a decade there. Hooten Stahl was bought by Prudential, then Coldwell Banker bought Prudential. I was tired of being with companies that kept getting bought. Keller Williams doesn’t sell its companies. In order to own a company, you have to come from the inside. What does the team leader do? My job here is to coach the top 25 percent of our agents in order to increase their business, and I run the company, and I grow the company by recruiting and making sure that the training calendar helps all of our agents succeed. What Keller Williams has done in the years that I’ve known this company is mind-boggling, so I’m 100 percent Kellerized. We’re like 93 percent profitable and no other company I know of offers profitsharing. We profit-shared over $55 million last year back to agents. What about agent earnings? At Keller Williams we’re partners with our agents. We have an annual cap and once you reach that, you start receiving 100 percent of your commissions. The Carsons [Roger and Melissa] did it in two months this year; they have the record right now. I had the record of doing it in one month in Albuquerque. When did you move to Lincoln Avenue? In March. It’s 5,500 square feet and we’re also looking to expand into one of the adjacent spaces, quickly. We have 78 agents and my goal is to hit 100 by the end of the year. Once there are 100 agents in an office, the company opens up more staff and services. -------------------------------Fontaine actually came to Santa Fe after a five-year break from her real-estate career. In 2007, after a divorce and the deaths of her mother and a beloved dog, she decided to get into her bucket list. She got certified in yoga, lived in Mexico for six months, and hooked up with her high-school sweetheart for a motorcycle trip across the country and to climb the Tetons and the Himalayas. “I was really examining my life but what brought me back to New Mexico was the weather, this amazing place, and real estate, helping people,” she said. A no-pest proposal It’s an uplifting human experience to ponder the mega-corporations of this world. Their power seems so vast. Their reach seems so huge. We could be talking about Exxon, Halliburton, J.P. Morgan Chase, or any of the other great American companies capable of showing the world who’s boss. They sure do make all flagwaving patriots feel good about how far we’ve come as a nation. But there is one firm in particular that is a beacon to all. I’m talking about Monsanto, the almost bashful makers of Agent Orange, Roundup, PCBs, dioxin, bovine growth hormone, transgenic seeds, and genetically modified organisms (GMOs). Rather than worry about Monsanto’s attempt to corner the world food market, we should all thank the pioneering company for keeping our sidewalks, driveways, and lawns clear of weeds all these years. Just visualize for a minute all of those fields, those rows and rows and rows and rows of crops. Ya think, they

would have grown so good if it weren’t for Monsanto’s patented herbicide? The active ingredient in Roundup, glyphosate, has other positive benefits. Think of all of the doctors, nurses, and pharmaceutical companies that benefit financially from having so many more cancer patients and kids with birth defects. Think of all of the paper-pushers at insurance companies who would be out of work if it weren’t for all those tumors. And since we all should be worried about overpopulation, critics should be thanking Monsanto for the additional human infertility that comes with bug-free waves of grain. Monsanto’s international work has also been exemplary. They’ve learned how to get farmers around the world to become addicted to their patented products, and they’ve learned how to sue growers from backwards places like India and the Upper Midwest in a way that only a shining example of crony capitalism can.

Let’s not also forget K Street. If it weren’t for Monsanto there’d be far fewer lobbyists out there. These people keep the local economy of our nation’s capitol humming, and for this they should be honored. Fortunately, they already are. They’re honored with oodles of appointments at the FDA and tons of help from the House and Senate agriculture committees. Poisoning our planet’s soil clearly has it advantages. To me, and to many of us who are proud to be part of the movement, it’s time for Monsanto to get its due. For too long the company has been paying out fines for damages. Take Anniston, Alabama, for example. Ten years ago Monsanto was forced by a rogue court to pay $700 million just because “a few” people got sick. Well, I mean 20,000 plaintiffs could be construed as more than “a few,” but Legal tells me I’m okay here if I put it in quotes.

Now that so little has been done this year in Washington, I say it’s time for a Monsanto Protection Act to be put forth… Wait, what? That act already sailed through Congress? Phew! Facebook pages for business By now, everyone has heard of Facebook. It continues to be the fastestgrowing platform for social networking on the planet, with over one billion active members monthly. Most people know you can share as much of your privacy as you chose by posting comments, information links, videos, photographs in engaging with your network of friends. What many do not know is how a Facebook business page can help any business or service expand and grow. People want to do business with people they know, like and trust. At the same time, most people experienced in business know the value of a business relationship. If you are in business or provide a service today, you know business networking is done in a more casual way by striking up a conversation. This can happen in the supermarket aisle, walking the dog in your neighborhood, handing out your card at a party, or waiting anywhere where there is a line. Your Facebook business page is an 30

online extension of those conversations about your business or service. Now it is important to know the difference between profiles and pages. Facebook profiles represent you as a person and are for your personal use to communicate with friends. You are limited to 5,000 friends. You control your profile visibility with privacy settings. Facebook pages are for business and they are visible to the public and found by internet searches. There is no limit to how many business pages you can have on Facebook. There is no limit to the number of fans (likes). The Facebook help section is the best resource for rules and instructions. Visit www.facebook.com/help/pages for more details. Here are some important extra tips. Use your company name as your vanity web address to easily direct people to your Facebook page. Your company name would follow the Facebook address. Next, include your business web site address

in the “About” section. Facebook does not allow you to blend it into your cover photo. Use all 155 characters to describe your brand, product or service simply and clearly without typos to give your business or service the greatest impact. Complete the information about your location, hours and the type of business category you have selected. Remember to ask your customers to become “fans” of your business page. Your Facebook page is a different way to market to your potential and existing customers. It is a mistake to think of it as free advertising. Your business page is a unique way to create customer loyalty and provide customer service by engagement. Once you invite people to join your page, you must make a commitment to engage with them on a regular basis. The most important thing to remember when you post is to be authentic and be yourself. If most of your posts are sales pitches, your fans will quietly disappear as they dis-

It’s all about curb appeal Exterior images of a property convey its “curb appeal.” These are the initial images, not dissimilar to when a client drives up to a listing, that forms the first impression of a property to a potential buyer. They’re images that communicate a feeling, one that may turn into an attraction and desire to see more, which is the exact purpose a builder or real-estate broker seeks when contracting a photographer to showcase residential or commercial buildings. As with interior images, there are many diverse aspects that make up a beautiful curb appeal or other exterior image, such as good lighting, often natural and/or assisted; good styling; coloration; and enhanced Photoshop editing. Full attention is paid to accentuating the landscaping and architecture, the sky, mountains, and views, as well as other present details that

make up a beautiful exterior image. The goal is to show a property at its best, and help potential buyers imagine themselves putting down roots there. There are many reasons that clients wish to purchase a particular property, among them comfort, size, location, views, and price. Others are looks and attraction: how it looks to them, how it will look to others that come and visit, or to those living across the street. Is the home attractive? Does it convey who we are and how we want to be seen? Does it feel right when you drive up? Those curb-appeal images communicate that feeling and help connect the home with the buyer, making a house a potential home. Again, good photography helps to get that point across, in various ways. Taking the correct angle, situating the house within its environment, accentuating the

nature and other attributes that make that property distinguish itself from others. Various seasons convey various kinds of “appeal.” It’s sometimes helpful to show the curb appeal of a property during various seasons, although not always a practical option. Lets face it, the agent or builder wants the property shot when ready to sell, and it’s the professional photographer’s job to get it right, irregardless of the season. And if all goes well on all ends, the hope is that by the following season, the property won’t be available again to shoot, since it will have moved on into new and happy hands — with the help of those curbappeal photos. Eliminating plastic water bottles Creating bottle-free events with the Water Buffalo has fostered win-win partnerships between Good Water Company and two Santa Fe nonprofit organizations, the Santa Fe International Folk Art Market and the Food Depot. All three entities received the 2013 Sustainable Santa Fe Award. We used our Water Buffalo device to dispense safe, chlorine-free, chilled water for event participants and eliminated plastic bottles and the volunteer manpower required for plastic bottle recycling. The portable Water Buffalo, named after a military rubber bladder filled with potable water and helicopter-dropped to troops in the field, filters chlorine from the water and then chills the water by running it through coiled tubing in ice. For both the Folk Art Market on Museum Hill and the Food Depot Souper Bowl held at the Santa Fe Community Convention Center, we had access to City of Santa Fe water supplies. When Good Water Company first proposed installing several Water Buffaloes at 46

Folk Art Market, the market staff liked the idea of “greening” the event so much that they elected to forego the profit previously made from sales of bottled water. Instead, they offered a reusable, BPA-free water bottle with the Folk Art Market logo and sold it as a practical memento of the event. For its annual event, the Folk Art Market provides small, easily recyclable, paper cone cups, avoiding flat-bottomed cups that could be placed on tables and possibly be spilled on artists’ work. Excellent idea! Many market guests proudly folded and reused their paper cups throughout the day and some refilled cups from fruit drinks they had purchased at the food court or soda and water bottles they had brought from home. No bottled water was sold at the event and there was an overwhelmingly favorable response among market guests to our having made the event plastic bottle-free. Many guests commented that they had never been to an event where chilled wa-

ter was free and widely available. Several out-of-town visitors commented that the abundant drinking water prevented dehydration during the summer outdoor event. In the past, the Food Depot Souper Bowl event was faced with a unique plastic bottle problem. Bottled water was made available free of cost to event participants. Attendees would go to the various restaurant stations on the perimeter of the room to pick up soup samples. On their way to a table, they would grab a bottle of (room-temperature) water and enjoy a few sips. Then they would get up from their tables and go back for more soup, leaving their water bottles behind. But by the time they had secured more soup, someone else would be sitting at their former location. Because they really could not tell whose water bottle was whose, they would simply pick up another bottle of water and repeat the process at another table. By the end of the three-hour event, the tables were covered with nearly full

plastic water bottles. At the Souper Bowl we provided compostable cups with the Water Buffalo. There are a multitude of compelling reasons why other Santa Fe events should eliminate plastic water bottles! Bottom-fishers, come out, come out recovery mode, Santa Fe has lagged — but not for long, many forecasts suggest. In March, CNN Money reported on the 5 Best Markets to Buy a Home, and Santa Fe Ranked No. 3. In this report, Fiserv forecasts Santa Fe home prices to rise 9.1 percent (annually) over the next five years.3 Business Week (April 2010) projected in America’s Strongest Housing Markets in 2014 that Santa Fe home prices would increase by 25.8 percent through 2014.4 CNN Money also reported (June 2012) that Santa Fe home prices were projected to increase 7.6 percent annually through 2016.5 These are aggressive numbers indeed but like hard-hit cities such as Phoenix and Las Vegas, Santa Fe is poised to bounce back. Nationally, in December 2012 Zillow reported that 105 economists and other financial experts projected national real-estate price increases of 3.1 percent in 2013 — back to the historical norms.6 However, individual opinions vary

Large metropolitan cities are on the rise with the hardest hit cities soaring: Phoenix up 23 percent, Atlanta up 16.5 percent and Las Vegas up 17.6 percent. On average the report indicated national home prices are back to autumn 2003 levels.1 CoreLogic’s home price index jumped 1.9 percent from the previous month and accelerated by 10.5 percent compared to March last year. While national prices were up, home sales edged down in March, according to the National Association of Realtors. This was not expected because inventories were down. NAR economist Lawrence Yun said that more homes are expected to go on the market in the spring and summer months ahead.2 While the nation is in bounce-back

The magical bedroom We love the way children see the world: colorful and brimming with interesting storylines. When we have the pleasure to work on a child’s (or grandchild’s) bedroom, we seize that opportunity to play and let our adult imaginations leap to their limits. We are of the mind that children deserve to live in good design (just as their parents do) and that it should be incorporated into developing a rounded education. Probably all of us can remember some aspects of our childhood bedroom, for better or for worse — maybe the bedding, the wall color or a piece of artwork. What you put in a child’s room will influence them for the rest of their lives, and you may just have the next Milton Avery or Rothko on your hands. Function begins every design approach and children’s bedrooms are no different. A clutter-less room provides space for creativity, physically and mentally, and storage is essential. Each item — clothes, toys, books, stuffed animals — needs a clearly marked and accessible area, to (hopefully) condition children at an early age to help put their things back in place. A well-planned and divided closet is a good place to institute organization. This can include shelves, cubbies, hanging space, baskets, and drawers. These elements can be decorative. Think containers, knobs, hooks. Doors can serve as yet another element in the design scheme clad with chalkboard paint, magnetic board, or vinyl graphics, and the interior

can be a surprise of color. The classic toy chest is another design opportunity with applied finishes and combinations, or could be a storage ottoman, doubling as another soft place to land. Durable and versatile fabrics and materials are important to implement as they will be subject to constant and extreme “testing.” Outdoor fabrics that can be cleaned with a diluted-chlorine solution, microfibers, and washable fabrics are ideal choices for coverings. Solid wood furniture is preferable as it can weather dings, scratches and nicks and can be easily repaired. Take advantage of a room’s volume by hanging objects to gaze upon and for feed

fantasy. Placing elements of interest such as a hand-painted creature or a caboose on a small shelf in less common yet visually accessible places leaves something to be discovered again and again. One of the most important areas to design into the bedroom is an area to play. Less is more in terms of toys and furniture, so keep it simple. Most of all, children enjoy lots of room to spread out with real and imaginary friends, and they will gravitate to a textured, playful carpet or rug. Of course, color, pattern and graphics are essential to incorporate into a concept to create brain stimulation, keeping in mind that a child’s bedroom is a place for

sleep as well as play, so nothing should be over-stimulating. What they sleep in is yet another place to get creative, with whimsical shapes or dream-like fabrics. Often our starting place for a color palette and concept is a piece of artwork or a favorite children’s book. Resist settling for clichéd themes such as trains, fairies, and movie and television characters. Inspire your children with a fun, outof-the-box, well-designed space that is worthy of the child’s unique personality, intelligence and imagination. Do not underestimate the influence it can have on them. lamesadevenn opening on June 14

By Paul Weideman his month, Santa Fe sees the opening of a new school. It’s called lamesadevenn. Wait, shouldn’t that be La Mesa de Venn? And what might that mean? “The idea is more of a symbol, a branding idea, than meaning,” cofounder Christian Alba said during a site visit. He explained that the term incorporates the notion of a Venn Diagram (which, in mathematics and other fields, uses overlapping circles to portray the relationships between sets of objects) and the table where collaborations tend to happen. But the words are clustered together into one long word that looks vaguely Scandinavian, which people associate with excellent design. lamesadevenn is a nascent school, a for-profit learning center for the arts — its grand opening, with featured artist John Barker, is scheduled for 4 to 10 p.m. on Friday, June 14. In late May, though, its only obvious manifestation was an almost-finished building, sporting a clean contemporary design, off Agua Fria Park Road. The story of its inception and evolution during the past three years centers on a diverse cast of characters. The school building was designed by Christian Alba and Santi Buraglia at the Alba.Buraglia Arquitectura studio in Valencia, Spain, in collaboration with artist Nacho Durá and New York architect Angus Eade. Ryan Healan is a partner in the school with his wife, Bethany Antolewicz, who creates custom glass tiles using the lost-wax process. And Santa Fe attorney Todd Lopez has donated time and energy to bring the building and school into reality. “The bigger project was trying to create like a cloud of talent,” Alba said. “In the last five to 10 years, going after 52

certain jobs, we ended up bringing people in who offered specific skill sets, so rather than being under one roof, it was a semi-formal network where you could put together interesting proposals. I worked in an industrial-design company in San Francisco and that’s where a lot of the seed was planted because we were working with architects and social scientists, so there was this notion of cross-fertilization.” Beginning in the summer of 2011, progress reports — penned by freelance writer Seth Biderman and with comicstyle illustrations by Durá — began to appear in Dwell magazine. One historical linkage is that Biderman, Healan and Alba were all on the Santa Fe High School soccer team back in 1993-1994. After a long search, Alba and Lopez found the site in the middle of an intentional community called La Resolana, “a loose-knit group of folks dedicated to sustainability, education, and thinking out of the box,” as Biderman put it. The first iteration of the siting and design for the school was a combination of an earlier Alba.Buraglia proposal for a cultural center in Spain’s Basque region and a response to a Santa Fe hydrologist report that recommended the building be nestled into the ground. Among the early expenses were a drilling service and soil study, a $20,000 quote for sewer extension, $10,000 for engineered fill, and $10,000 to comply with the county’s water-harvesting rules. The collaborative found assistance from Los Alamos National Bank and the parents of artist Jeremy Eichler, then zeroed in on the building. It was late 2010 when it was determined that a sunken structure would cost way too much to build. Eade came to Santa Fe to organize a series of planning meetings with the neighbors. Those conversations, Biderman reported, “centered around healthy, sustainable, and

conscious living… The community was most interested in a space that would allow them to pursue their hobbies, like cooking, plant cultivation, and yoga.” In the fifth of the seven Dwell articles, Biderman said the building’s size, and erosion and viewshed issues, alarmed some of those in La Resolana. Today the lamesadevenn building is a concrete-and-glass gem of contemporary architecture, built on what appears to be a fairly unlikely piece of land north of Agua Fria Village. What do the neighbors think about lamesadevenn at present? “Well, it’s been going on for a long time. It was supposed to be finished last April,” said La Resolana’s Christie Green, owner of the Down to Earth landscapedesign and -installation firm. “There have definitely been some issues, but the house is within our community. “I really like contemporary design and I like that it’s grey but I know that many of the neightbors don’t like it because of its size [3,500 square feet] and they basically would prefer something that looks more like a little brown box. I appreciate it because it’s different. In fact, if I could I would buy it. “This neighborhood is a progressive group of people, a really amazing group in terms of what they do for work and their skills and talents and interests, and I would like to see more innovation in exterior designs,” Green continued. “We’re doing graywater and edible plantings and earthworks. We just got a grant to do restoration and a wildlife corridor along the arroyo where Christian’s building is. We’d like to do the side of the arroyo that’s Christian’s, but we need him to finish all of his stuff before we can even get in there.” Asked about his building’s relationship to the local context, the Santa Fe vernacular, Alba said, “Well, if you look around, it’s questionable how vernacular the common


building system is; it’s just stick frame; it’s basically false. What we’re trying to achieve here is introducing a new formal vocabulary that could play off against the context. “It’s a kind of monolithic, formal composition, and it does come from Spain, which is a leader in contemporary architectural world. But I think the most interesting thing about this is that this is the only lot we could find that didn’t have strict building covenants. Santa Fe is great because they’ve been able to preserve what they have downtown, but adobe is a really inaccessible and expensive building technology.” He has been involved in an effort to develop recycledcontent concrete, including applying for grants through the New Mexico Small Business Assistance Program operated by Los Alamos and Sandia national laboratories. “What we’re doing here was meant to be a proof-of-concept project. We’re in our fourth year of testing using recycled material instead of natural aggregates, because the concrete industry contributes to the bulk of the world’s global emissions.” Alba said much of the steel and glass used at lamesadevenn is recycled, salvaged from materials abandoned in other projects and companies. “It is pretty difficult to design around all this stuff,” he admitted. “Some of it has been successful and some of it’s been problematic.” The lamesadevenn building faces most of its neighbors SEE lamesadevenn on Page 55

A helical pier is comprised of a solid steel shaft with one or more helices attached. A helix is one pitch of screw; imagine a wood screw that instead of having a continuous thread, has only one full turn. The advantage of having individual helices is that, unlike an auger, the soil is not displaced. We screw the piers into the earth beneath a house using hydraulic equipment that can fit in very small spaces. Once in place, a bracket slides over the pier shaft and bolts to the footing. We can then use hydraulic jacks to transfer the load from the bad soils to the shaft of the pier. A pier every 8 feet or so along a concrete footing will support even the heaviest wall. Because piers are installed below grade, the appearance of your home is not altered.

Plus it affords tremendous advantages in energy-saving daylighting for the owners and users. lamesadevenn houses the studio of Maya Tile, Healan and Antolewicz’ business; the couple offers workshops in cast glass. Healan said glass artist Holly Goldstein will be set up on the first floor, and there will be spaces for dance and drafting and writing workshops and painting. The school will have a certified kitchen. “The owner of La Boca wants to teach here, which is very flattering,” Healan said, “and we have people from the Santa Fe Farmers’ Market who want to utilize the rental space.” Science may also be on the menu. Healan said lamesadevenn is talking with glass scientist Alexandra Navrotsky about doing a symposium. She is a professor at the University of California at Davis and director of the college’s Nanomaterials in the Environment, Agriculture, and Technology program. Alba said he and the other owners are shooting for lamesadevenn to be a self-sustaining enterprise. “What Ryan’s working on is trying to get investment in the school, but that was the idea of the building. You need a building to inspire confidence and evoke that this was a grounded, legitimate enterprise and after that we could start developing that model. Use it twice. Use it twice. There are numerous ways to make your water go further these days. One easy but often overlooked method to cut your water bill is to use your water twice. Unlike electricity, water can be reused over and over again. Installing a greywater system is one way to stretch your gallons. These simple systems take the water you use in your bathroom faucets and laundry and send it to your yard. The water is used in both your house and yard, but you are only billed for it once. Greywater is bathroom sink, showers, tubs and clothes washer water as opposed to kitchen sink and toilet water, which is often referred to as black water. Greywater systems can in a lot of cases be easily retrofitted to intercept a few of these water sources and reused. In New Mexico, installing a greywater system does not require a permit for private residential greywater systems that discharge of less than 250 gallons per day

for use onsite for gardening, composting or landscaping irrigation. There are a few restrictions, the really key ones being that it can not be stored for more than 24 hours, should not be used in aboveground spray irrigation systems, and does not contain hazardous chemicals derived from activities such as cleaning car parts, washing greasy or oily rags, or disposing of waste solutions from home photo labs or other home occupations. Another unique approach is to reuse your bathroom faucet water to flush your toilet. These simple faucet-to-toilet water reuse systems store the water you use to wash your hands in the bathroom and send it to the toilet tank instead of down the drain. Now when you flush, you aren’t pouring fresh, clean, expensive drinking water down your toilet. Once installed, these systems are totally invisible and save water every time you flush. For those of you with water-filtration systems that require a backwash, such as

ultra-filtration or reverse osmosis systems, you can plumb the backwash so that the water goes to the landscape instead of down the drain. I often see systems in our area that purify well water and then send the backwash straight to the septic system. Arguably this may be considered using it twice; however, most septic systems are plumbed to drain far away from the house and not in an area where landscaping is either sought or required. Another approach for these systems is to plumb the backwash to a rainwater tank as opposed to the septic system. Most rainwater catchment systems can handle water with some amount of fine particulates and irrigation systems, where the water will ultimately go, always have a screen filter to remove large particulates. There are many ways to save water. Conserving is one and reusing it is another. Given that we live in an area prone to drought, it just makes sense to save every way we can and using water twice

About those pesky household smells With inventory levels slowly starting to tick upwards, it is vital to show your home in its best light. Recently, Melissa attended the Certified Home Marketing Specialist course taught by Martha Webb at the Santa Fe Association of Realtors. Ms. Webb is the author of Dress Your House for Success and an authority on home staging for increased sales and maximum profit. While we can’t cover everything encompassed in this 8-hour course, we can discuss the number-one buyer objection: those smells. A recent survey asked buyers what their impression of a house was usually based upon. Thirty-five percent of buyers’ first impressions have to do with cleanliness, clutter, and odor. These include pets, food odors, mildew and the like and it is this number-one culprit that real-estate brokers find the most difficult to bring up to their sellers. The easiest and most costeffective fix is fresh paint and a thorough deep cleaning. If you don’t have the time,

there are plenty in Santa Fe who can do the job. Interestingly, 63 percent of households have pets and yet 50 percent of buyers do not own dogs and 60 percent of buyers do not own cats. Santa Feans love their pets and so to suggest that Fido might be a turnoff to potential buyers is like suggesting your kids should sleep outside. Many folks find that tough to hear. Some buyers are afraid of dogs or allergic to cats and may not even come inside. While it may be difficult, removing your pet during showings will alleviate the issue. Cat-litter boxes should be relocated to the garage and the dog beds to the outside to help remove some of the animal scents in your home. Variety is the spice of life and that spice is often smelled in the myriad of homes available for sale. Kitchen odors can be the most pervasive and some food odors can be off-putting, like one home we had listed. The owners liked all matter of raw

fish and the unusual cuisine did have an odor that usually led to shorter showings and a negative impression by the buyers. The seller should be a bit more mindful before the open house: bake cookies instead of putting out a plate of limburger cheese. Try a bowl of lemons or some natural scented candles to help neutralize these strong smells. Selling in today’s market is tough and compounded by the fact that 64 percent of people are immune to the scents in their own home. If you are among that pool, find a friend and ask for their complete objectivity. Or, don’t be upset if a real-estate professional tries to tactfully bring it up. While sellers may be impervious to the cat box, the new baby, the Thai food, or the three dogs, it may be the objection to a potential sale. Fresh paint, a good scrub-down, and a little air neutralizer can go a long way toward removing household odors. Candles will help, too, in natural scents like pine and citrus. Be

careful not to overdo it, however, and always keep it to a minimum. Think to neutralize and keep it fresh for a faster sale! Jumbos big in Santa Fe, Part 2 Jumbo financing is on the increase in Santa Fe. Good news! If you are in the privileged position of needing a jumbo, you will want to know what constitutes this level of financing, the requirements, and how it differs from regular Fannie Mae underwriting. A jumbo loan is $418,000 or above and requires the borrower to be almost perfect in every way. I am exaggerating to make my point, but its close. The Fannie Mae ceiling is still $417,000. A 20 percent to 25 percent down payment is required to obtain a jumbo loan, whereas Fannie Mae financing can be obtained for a 5-10 percent down payment and FHA slightly less. First and foremost, credit scores are of major importance. Unlike Fannie loans where the FICO credit score can be way below 700, the jumbo universally requires a minimum 720 FICO. The jumbo borrower must have a least four credit accounts and preferably a mortgage account 56

in the last three years. Most of us know our FICO scores. We get one from each of the three national credit bureaus. The FICO score used by underwriters is the lowest mid score. This means that if there are two borrowers with three credit scores each, the underwriter will use the lowest middle score of the two borrowers. This stringent credit score requirement also applies to jumbo refinances. I have several jumbo refinance clients who are working to get their credit scores above 720 before they can refinance: a difficult job but doable. The debt-to- income ratio for a jumbo loan is lower as compared to the Fannie loans. Seems strange, doesn’t it? Debt-toincome or DTI is a percentage determined by dividing the total monthly debt of the borrower by the monthly income. A jumbo loan requires a 40 DTI with most lenders compared to the Fannie Mae

loans that can go as high as 46 to 48 DTI. Jumbo underwriting criteria are similar to that of Fannie Mae but there are important differences. Liquid assets must be verified with jumbos for a refinance. Not so for a Fannie refi. Some jumbos require two appraisals but Fannie Mae loans require just one. There are other differences, so be careful and work with a knowledgeable loan person to understand the differences. As inflation and appreciation of home values increases in Santa Fe, we have developed an increasing demand for loans above the $417,000 level. More Realtors are listing properties at higher pricing levels then in the past two or three years. This is good for every facet of the Santa Fe economic market. Santa Fe will certainly get its share of the 10,000 baby boomers retiring every day in the U.S. Many retired buyers will purchase properties requiring jumbo

financing. And, before you buyers reading this begin to cry, just know that interest rates are still at record lows, making the acquisition of a jumbo possible. Good news all around. ix Northern New Mexico homes are among those featured in this year’s GreenBuilt Tour. The June 8-9 self-guided tour highlights sustainable building practices that are not only energy-saving and practical but affordable and good-looking. Besides the homes in Santa Fe, Abiquiu, and Valdez, the tour focuses on a dozen houses in the Albuquerque area. Attendees will see examples of passive solar design; straw bale, pumicecrete, and adobe construction; innovative heating and cooling systems, including geothermal, cooled slabs, and whole-house ventilation strategies; and sensitive site design focused on minimizing impact to the landscape. “It’s always fun to see the different approaches used in building green,” say the tour’s organizers with the U.S. Green Building Council’s New Mexico Chapter. “Some homes really show off the technology and unique building materials, while others just employ clean and well-considered, integrated design to create homes that look like any other — but function much more efficiently.” Santa Fe architect W. Robert Kreger said he only designs and builds “deep green residential,” emphasizing the extent of his commitment to sustainable construction and living. “It’s a choice, and going way out on that small branch of the tree of possibilities for architects and builders has a cost. Sustainability means comfort and lower operating costs and a more durable home. “The magic expression is, ‘It’s what you choose to value’.” Kreger Design Build, owned by Bob and Nancy Kreger, constructed the new PG Residence at 24 Polvadera Place in Abiquiu. The house, a stop on the 2013 GreenBuilt Tour, was a collaboration with owners Sally Patton and Rick Grenzeback. Kreger said that the bulk of his firm’s work comes through its website, kregerdesignbuild.com. Anyone visiting sees the terms “green approach” and “verifiable sustainability” right on the home page, so they know when they choose the Kregers that green is the agenda. “And still,” he said, “when we get right down to it, some people just choose not to engage in a high-performance home.” Kreger is known for his position that puts first priority on conservation strategies like tight construction, energy efficient design, and plenty of insulation. He’s fond of saying that doing solar panels without conservation strategies, is “like putting Vitamin C in a cigarette. It’s still a cigarette.” The efficiency of the Patton and Grenzeback home can be measured in part by where it falls in the Home Energy Rating System (HERS), a scale of 1 to 100. For comparison, Santa Fe code requires a HERS rating of 70, and the BuildGreen New Mexico “Gold” standard is a rating of about 55. The PG Residence carries a rating of 40. Adding active solar — 14 photovoltaic panels and 14 solar-thermal panels — takes it down to HERS 9. In addition, technology by the Santa Fe company SolarLogic allows remote, online monitoring and control of home heating. The Kregers used local wood as much as possible for posts, beams, and vigas — and some posts are sections of tree trunks salvaged from a late-1990s flood. Other green elements of the new, 3,143-square-foot house include

advanced framing with 2x6 studs on 24-inch centers and an airtight exterior sheathing system; 7-zone radiant heating; efficient LED lighting; the use of low-VOC products; and passive radon protection built in. The house is being outfitted with a prototype of the Rain Vessel, a new type of rainwater-storage container. Rain Vessel is a new Kreger company facilitated, in part, by The Velocity Project, a city program to aid entrepreneurs. “The mission of Rain Vessel is to create opportunities for rain capture in places where it was never before allowed, such as in historic districts, Las Campanas, and Eldorado,” Kreger said. “The problem is that below-ground tanks are liabilities. You can’t drive over them and they’re guaranteed to leak eventually. This is above-ground rain catchment but

architecturally enhanced, and insulated. We’re in R&D, but we’re doing a hybrid solution for the tour house.” If you’re one of those who checked out the offerings on Santa Fe’s 2011 Haciendas — A Parade of Homes tour, you will remember the Clark Residence at 16 Lime Kiln Road in Lamy. Resembling a small barn and filled with green quality, the 1,558-square-foot home won that tour’s Grand Green prize, as well as awards for Best Indoor Air Quality, Best Water Efficiency, Best Site & Resource Efficiency, and Best Craftsmanship. That home of Jack Clark is also on the 2013 GreenBuilt Tour. for domestic hot water. But visitors remember the aesthetics: the elegant American Clay walls, sealed-dirt floors, custom maple cabinets, and the interior wall of unplastered adobe bricks, which works as thermal mass in the passivesolar design. Palo Santo Designs has two houses on the GreenBuilt Tour. The other is the Levick-Groetzinger Residence on 24 Cresta Pequeña, east of Eldorado. “There was a house here that burned to the ground, so the owners [Cara Levick and Paul Groetzinger] got an insurance settlement and could do just what they wanted,” Giorgetti said during a walk-through. Like the Clark residence, this is a smallish two-story home with walls finished in American Clay plaster and with an interior adobe wall. “It’s the same concept: passive solar and the small-is-beautiful mindset and just experimenting at how efficiently we can create a space with as little floor plan as possible and feel spacious at the same time.” The home has a “Gold” rating in the U.S. Green Building Council’s Leadership in Energy & Environmental Design (LEED) certification system. “That gives the clients and future buyers a real sense of quality assurance, more than a builder just stating that it’s green.” Giorgetti built the walls with 2x6 studs on 24-inch centers and insulated both with blown-in cellulose and two inches of rigid foam. The in-floor radiant heating system is powered by a high-efficiency propane boiler and a small solar-thermal array. It’s been two years since the Clark house was finished. Has Giorgetti’s recipe for green changed in that time? 58

“We’re still focused on the highperformance building envelope as the most effective element,” he responded. The energy efficiency of the wall system is evaluated by the HERS official during construction, and the builder also relies on feedback from the homeowner. “It’s not part of the certification, but the real test is what we hear back from our clients on what they’re spending on heating the home and how comfortable it is.” The floors are integral-color concrete. The second floor (featuring a handsome floor of sustainable-certified tropical hardwood and a balcony) is accessed by a wooden stairway with a black-steel railing. The first-floor ceiling is planks on beams, and exposed hardware. The kitchen is outfitted with a large apron sink, butcherblock countertops, formaldehyde-free maple cabinets, and walls dressed with white subway tile. “The thought here is contemporary but also timeless with natural materials like wood and adobe,” Giorgetti said. “These are the kinds of houses that are a lot of fun. They’re very simple, they go up pretty quick, they’re affordable for average folks, and they’re super-comfortable and efficient.

It’s so nice to work with clients who really are committed to the principles of building something sustainably.” The 2013 tour has one house in Santa Fe proper: the Balance Project, 928 Shoofly Street, by owner/designer Jonah Stanford of NEEDBASED, Inc. A residence of 2,500 square feet and an office of 750 square feet comprise this 2011 infill project in the Baca Area of the Santa Fe Railyard. This house won the Grand Green prize for larger homes in the 2011 Parade of Homes, and won a Special Award for Innovative Architecture. The first certified “Passive House” in the state, it has Larsen-truss cavities in the walls to facilitate a nearly seamless insulation envelope, and a three-inch

concrete slab under the second floor for thermal mass and sound-deadening. All the Balance Project’s plumbing fixtures and toilets are low-flow. Rainwater is channeled through French drains to water landscaping plants. Ninety-nine percent of the hot water for domestic use and heating is supplied by solar. A green emphasis on recycled products shows in the reject stairtreads used as hardscape pavers and in the salvaged farm sink and Japanese soaking tub. Daniel Buck Construction collaborated with Stanford on the Balance Project. Builder Scott Cherry, Lightfoot Inc., worked with architect Paula Baker LaPorte on his house at 11 Corte Corazon. The Tesuque home is on the GreenBuilt Tour. Like Baker LaPorte’s other “EcoNest” homes, this one features clay brick walls with local clay plasters and has a big, efficient, centrally placed masonry heater to furnish a good portion of the home’s wintertime warmth. The Lightfoot Home, completed in 2008, occupies 1,850 square feet. Among the green attributes are super-insulated, tight construction; interior thermal mass to store heat and moderate humidity without conditioning; LED lighting; natural reed lath in the plaster base coat; pumice insulation under the floors; and shielded wiring for an EMF-free environment. Another example of innovation is the screens fitted on the outside of windows, which minimizes glare impacts for the neighbors while also preventing accidental bird strikes. The sixth Northern New Mexico stop on the tour is a new home in Valdez, north of Taos, known as The Barn. For this attractive 1,250-square-foot house, owner/designer/builder John Briscoe followed passive-solar design guidelines developed by Ben Luce for the New Mexico Solar Energy Association. The GreenBuilt tour hours are 10 a.m. to 4 p.m. on Saturday, June 8, and Sunday, June 9. The entry fee for the tour is $2 per person per home, paid at the door.
