C
ordelia Snow and Elaine Bergman have been wondering about the old stone walls on the south bank of the Santa Fe River in the Barrio de Analco. “There were some major flood events over the years that caused a lot of damage in town, but there are those cool stone walls,” said Bergman, director of the Historic Santa Fe Foundation. She produced a photograph that had been taken from the roof of St. Michael’s College (probably today’s Lamy Building) in 1880 and pointed out tall stone walls on the river. Bergman and Snow, who serves on the HSFF board of directors, think they may have acted as flood walls for the homes on East De Vargas Street. One of those is the “Tudesqui” house, a Foundation-owned home that is on this year’s Mother’s Day tour of historic properties. People who do the self-guided tour may wonder the same thing as they walk to and from the “Tudesqui” house, a territorial-style abode that was owned by merchant Pablo Delgado during the 1850s. The fourth tour stop for Mother’s Day walkers is the Oliver P. Hovey House at 136 East Grant Avenue. Like the “Tudesqui” and Delgado homes, this is owned by the Foundation. Have you ever looked closely at the outside walls? The “bricks” are painted on. “When the Foundation purchased the property in 1976, the false brick was covered with stucco and long forgotten,” according to an article in the most recent issue of the HSFF newsletter. “An early photograph revealed walls painted in false brick. When existing stucco was removed, fragments of the painted brick were uncovered and it was decided that the brick finish would be restored.” The tour on Mother’s Day, Sunday, May 12, takes place from 1 p.m. to 4 p.m. A $5 ticket gives you access to all four properties. Darlings, In the February issue, when I told you about the married couples who are also realestate partners, I reported something that wasn’t quite true. Oh no, you’re thinking, don’t tell me that Clara and David Dougherty aren’t really married? Well, Dumplings, that’s not it. (Whew!) In referring to married couples at Karen Walker Real Estate, I mentioned that Patrick Walker is still single. As Snopes would put it, that’s a mixture of true and false information. It’s true, Patrick Walker is “unmarried,” but he’s not actually single. Yes, Love Bugs, Patrick, the perennial bachelor, is engaged. Seriously. To a lovely woman who is also a Realtor, Susan Loomis (Santa Fe Properties). Before moving to Arizona and back, she worked closely with Chuck McKinley (SF Props), and they became such good friends that Chuck is hoping she’ll ask him to be matron of honor at her wedding. (Pssst, Susan, just don’t let him wear something off-the-shoulder.) Whatever happens at the wedding, I’m thrilled for both Patrick and Susan, and I’m going to nominate them for the 2014 Realtor Couple of the Year. A new face but an old soul was recently added to the SF Props roster. Doug McDowell, new associate broker with Santa Fe Properties and president of McDowell Associates, now offers real-estate sales in addition to the many services currently available within his companies. I’ll be watching to see how he tops his latest accomplishment, Las Placitas Compound, the first LEED (Leadership in Energy and Environmental Design) Goldcertified development on Santa Fe’s historic Eastside. Keller Williams did it last month. They moved to their new location at 130 Lincoln Avenue and they had a truly grand Grand Opening. Located on the second floor of Lincoln Place, the KW offices are gorgeous, with a generous balcony looking down to a lively street scene. For all of us whose memories stretch back to the early ’90s, this is where Café Escalera used to be, so we can laugh remembering all those fabulous business lunches we had on that balcony. Sometimes, Kittens, I stop by the KW offices and just sit on the balcony, my eyes closed, thinking that at any moment Jama Fontaine (KW team leader) will join me for an apéritif and a light appetizer. Another walk down memory lane (Is this what happens as we age, Pumpkins, we get lost in memories??) occurred last week when Mark Cross (local Santa Fe author) and I delved into a large box I have of photographs and magazine articles about my old friend and designer/builder extraordinaire, Betty Stewart. What a lot of fun that was. But enough about the past, here’s something useful for your clients today. When your buyers are new to New Mexico, give them a copy of Mark’s book, The Encyclopedia of Santa Fe and Northern New Mexico. It’s a handy guide to help them pronounce words like Cerrillos, to know the meaning of words like latilla, and to know what the word Christmas refers to when ordering dinner at Maria’s. In case you didn’t know, Tootsie Rolls, Peter recently returned to Santa Fe after living in Florence, Italy, for seven years. As the founder of Peter Kempf International, he developed private residence clubs in Italy, Bermuda, Costa Rica and some other exotic places that I now can’t remember, but, believe it or not, he’s very excited to be back home in Santa Fe. Anyone who tries to leave Santa Fe but keeps returning understands this. How many of you darling readers know that May is National Historic Preservation Month? Ah hah, I thought so. Well, Robin Jones (executive director of Cornerstones Community Partnerships) thinks that every month is preservation month for crumbling adobes, but she did line up some special events. On May 18, Cornerstones is having a Community Mud Day at La Sala in Galisteo, so if you’re interested in learning the traditional art of mudding, call Cornerstones at 982-9521. On the 26th, tune into Rey Post’s “All Things Real Estate” because he’ll be broadcasting from one of Cornerstones’ major mudding projects, the San Miguel Chapel on Old Santa Fe Trail, from noon till 2 p.m. He’ll end his broadcast with the melodic ringing of the chapel’s bell tower at straight up 2 o’clock. As counter-intuitive as settlement caused by the absence of moisture seems, there is another seeming paradox emerging from the pattern of failures we are observing: It is newer houses that are failing far more frequently than older ones. Our largest underpinning jobs on existing adobe homes have been for houses that are less than 15 years old. Huge remediation expenses leave new homeowners feeling legitimately cheated. You may reasonably ask how this can be, given that building standards and codes are more stringent now than they were 50 or even 20 years ago. Here is part of the answer: An older adobe tends to be characterized by a single story, few and typically small window and door openings, and a low roofline. The tendency now is to increase the height and build sensuously thick walls broken by lots of large openings. Modestly sized vigas have given way to massive, whole trees. Concrete has replaced wood as a bond beam. In short, houses are heavier and more brittle now. If you love your new house even though it is betraying you, or if you want to build a new home, we can help keep it honest with helical piers or micropiles. ~Ed Crocker

Christie’s affiliates with Barker Realty By Paul Weideman
B
arker Realty’s 2012 expansion southward into the chunk of real estate previously occupied by Antiques at the Railyard was perhaps only mildly noteworthy, but the company’s change in profile in 2013 looks more dramatic. Barker recently purchased the santaferealestate.com domain and on May 1 became the exclusive affiliate of Christie’s International Real Estate. CIRE, a subsidiary of the art auction house, was long based in Santa Fe. It was affiliated with French & French Fine Properties from 1996 to 2004, and with Santa Fe Properties from 2004 to 2011. In early 2012, the firm laid off nearly two dozen of its local employees and relocated its headquarters to Rockefeller Center in New York City. Peter Kempf is heading the new affiliate. Also now Barker’s luxury-division chief, Kempf was formerly the Midwest vice president for Sotheby’s International Realty and then CIRE’s director of international real estate. “This affiliation gives the consumer in Santa Fe another option for global luxury brand that’s as powerful as it gets,” he said. “Since the move to New York, the synergy between the Sotheby’s art company and the real-estate company has improved dramatically. That gives us access to a high-

net-worth clientele that have an interest in luxury real estate.” He said the Sotheby’s International Realty magazine will go out to 10,000 of the art company’s “high-net-worth clientele” — collectors — worldwide. “It also gives us strong connections to the Christie’s affiliates in U.S. markets that provide big connections with a lot of our feeder markets: Texas, New York and
California,” added David Barker, owner and CEO of Barker Realty. “Our view is that the consumers in Santa Fe have been looking for an alternative for the purchase and sale of their high-end luxury property. We have, candidly, not been a big player in that arena before and this represents a big change on our part.” The company has a “growth mindset,” Barker said. “We’ve been fortunate to have
grown 30 percent a year for the past three years, during very challenging times. We’re looking forward to the market winds being at our back rather than in our face. I think this is the result of a lot of analysis that [Barker vice president] Warren Sacks has provided about our next strategic initiative, our next focus to help our company grow and have a bigger impact on the marketplace.” A new Barker Realty sign incorporating the Christie’s logo will be used to market properties of $1 million and up. Sacks mentioned the acquisition of www. santaferealestate.com. “Believe it or not, no other company owned the domain locally,” he gushed. “And in the next 30 days we will launch a new web platorm with, in my opinion, the best real-estate web company out there in terms of aesthetics and user experience.” Barker Realty is set for growth. The addition of 1,200 square feet opened space for 18 desks and a meeting room. The company now has 55 sales associates, up from about 35 in the late 2000s. David Barker said he’s aiming for 75 to 80 brokers each doing about 20 transactions a year. “We don’t want to be the biggest office in town, but rather the most productive.”

Water testing and the R.E. transaction We used to run a printed ad asserting, “Test the Well Before You Buy the Property” but it soon became apparent that not all buyers heed that advice. We have seen buyers experience some serious remorse after realizing that the cost for unanticipated water-quality mitigation is not within their budget. Depending on how you approach this issue, however, you may be able to use an unfavorable water-chemistry issue as a bargaining chip in your property negotiations. An experienced Realtor appreciates the value of water in the overall transaction and can guide you through this process and help you find a company that can perform the testing and accurately interpret the results. If you are buying a property that already has a well on it, ask the seller to provide you with a copy of the most recent comprehensive water test. But don’t be too
surprised if the well has never been tested. Any time a new well is put into production, it should be tested before first water consumption. If you sense that a seller has run a water test and is not disclosing test information to you, consider this a red flag and commission your own test, after getting permission to collect a sample. The cost of the laboratory test is trivial in the overall picture, especially if watertreatment equipment is recommended. In addition to its water chemistry, you will also want to know the performance capabilities of the well. I highly recommend that you have both a well yield test and a mechanical inspection conducted. You may find that some water-treatment equipment is required for you to enjoy the water, even though whatever may be in the water is not objectionable to the sellers. Homeowners have a wide range of tolerance for water with high lev-
els of contaminants. In the case of arsenic and uranium, some owners will elect to have these contaminants removed from all water entering the home. We have had real-estate purchasers ask us about water-treatment equipment we had provided in a house, asking, “What is that equipment in the mechanical room and what is in their water?” In order for us to disclose either water test results or equipment details to a party unknown to us, we require a written (email or fax) release from the owner. We have rarely seen motivated sellers withhold this information, but you typically need to ask for it. We have a high level of respect for the role water chemistry can play in real-estate transactions and we honor the confidentiality of the data and take a neutral stance so that we can advise both buyers and sellers. We also do not want to be legally responsible for disclosing

July opening for first phase of SF Botanical Garden By Paul Weideman
T
he Santa Fe Botanical Garden, after more than 25 years, will finally have a physical Santa Fe garden facility when the Orchard Gardens opens this July. This is the first phase of the planned $7.5 million Santa Fe Botanical Garden at Museum Hill. The property of more than 12 acres, leased from the city of Santa Fe, is located at 715 Camino Lejo, across from the Museum of International Folk Art. The 1.7-acre Orchard Gardens is being planted with more than a dozen fruit tree types and also a pistachio or two, as well as four kinds of oaks, nine rose varieties, also yuccas and agaves and cacti, sedums and sages and lavenders. There will be a “Blue Ribbon” of veronica and thyme lining the main trail. Examples of xeric perennials in the “Desert Rainbow Collection” include colorful Penstemons and Sedums, blackfoot daisies, Mohave sage, hens & chicks, and the Star of Persia ornamental onion. The planting has been going on since early March, but the landwork for Orchard Gardens was begun back in 2011. The facility is the product of many minds and muscles, but the overall plan was designed by landscape architect W. Gary Smith of New York. “He’s actually new to New York and has also lived in Montreal and Austin,” said Clayton Bass, chief executive officer of Santa Fe Botanical Garden. “He has worked with botanical gardens all over the United States and Canada. He knows the climate zones and what works where, and he also works as an artist, which you can see in everything here.” Also on the team are Beverley Spears, managing architect; and Lex Lucius, metal fabricator/vendor. “We think of this as a museum without walls, so it’s a series of experiences,” Bass said during a mid-April walkthrough. One of the first feature that you notice — after the welcome ramada with its abstracted, iron tree sculptures — is the rambla, a beautiful, stone “creek bed” that meanders through the garden property. The structure slows the flow of runoff from rains (if we ever get any more), channeling it into a series of retention ponds where it will seep into the soil. A lot of work also was done to stabilize the Arroyo de los Pinos. Erosion will be reduced through the use of gabions or wire “baskets” of rock. “This is a botanical garden for Northern New Mexico. It’s very much about celebrating the plants that are indigenous or that thrive in this area,” Bass said. “A key part of this is teaching about water conservation and how people in this environment can be responsible about water. The entire Phase 1 site is calculated to use less water than two average homes” — once the new plants are established. The project uses both city water and captured and stored rainwater. 40

The core part of the Orchard Gardens, which is all about people’s relationship to plants for food, is a central, rectangular orchard. “The variation on all this is the incredible rockwork by New Mexico Stone, which is the perennial garden,” Bass said. “All of this is local stone, harvested near Las Vegas, and all hand-finished by New Mexicans. “We’re also doing a sculptured trail, a more casual hikingtype experience through the garden, which you view from the highest part of the property.” At the west end is the Dry Garden, which, once established for a year or two, will require no water beyond what Nature provides. Then, in 2014, work will begin on the final two phases: Naturalistic Gardens and Courtyard Gardens. The former will be freer in form, integrating art and landscape architecture and including an outdoor classroom. The Courtyard Gardens is planned as a series of five courtyards along the Arroyo de los Pinos. Each of the four “separate but integrated garden experiences” reflects different aspects of the Northern New Mexico landscape and centuries of human habitation, according to SFBG materials. “Throughout the gardens native plants will be mixed with appropriate non-natives, all selected to demonstrate the variety and richness that can be achieved even in this region of scarce water.” The Sante Fe Botanical Garden continues to manage two destination preserves outside of the city. In 1993 the Santa Fe Botanical Garden entered into a long-term lease with the trustees of El Rancho de las Golondrinas for the Leonora Curtin Wetland Preserve. Besides hosting visitors during non-winter seasons, SFBG has done substantial habitat restoration there. The 1,350-acre Ortiz Mountains Educational Preserve was acquired by the Santa Fe Botanical Garden in 2001. It is now owned by Santa Fe County, but the Garden has added trails and a visitor kiosk and continues to provide visitor programming. n the drive in to the house at 16 Lluvia de Oro, all of the junipers in the landscape have had their lower branches pruned, so that they look more like trees — a bit more formal than the sprawling shrubs they naturally are. It’s a touch of the classical, even the European, that also is demonstrated in the house’s tiled roofs and arched windows and doors. “It was built in 2001 and designed by Scott Irving, who was with Archetypes then,” said owner Camilla Crandall. She pointed to a row of columns — round, capped with Doricvariety capitals and resting on stepped pedestals — that support the main beam of the rear portal. “He incorporated these Grecian columns, which I liked, and he did them in several other homes after this one.” The house on Santa Fe’s north side is 4,669 square feet, three bedrooms and four bathrooms, on a site of three acres. A good portion of that square footage is in the central living space. Here is the spacious living room, including a large fireplace with a custom screen. The floors are ceramic tile; the ceiling is tongue-and-groove boards on vigas. The outside living spaces are dominant and inviting on the other side of all the glass doors and windows. With landscaping by Santa Fe Permaculture, the back patio includes a 4,400-gallon pond shaded by lilacs (purple, white, and lavender varieties), a large fireplace flanked by banco seating and a built-in barbecue, and lush but drought-tolerant plantings. The patio area is paved with flagstone, those sections closest to the pond with black river stones set into the mortar.

Through a small but dog-proof gate is Crandall’s “secret garden” full of terraces planted with lilacs, echinacea, butterfly bush, and piñon and aspen trees. Also part of the large, central living space inside is the kitchen, outfitted with Kitchen Aid appliances and a swirly rusty-rose granite on the island and other work surfaces. The formal dining room is adjacent to a marvelous, circular atrium. Beneath a big, round skylight and backed by a curved wall of glass blocks, the atrium is alive with healthy Scheffleras, Dracenas, Anthuriums, and tall Ficus, all on drip irrigation. The back of that glass-block wall prettily presents itself in one of the home’s two master suites. This master bathroom has a rectangular tub and basins and antique-bronze faucets. On the other side of the house, the second master sports slate floors and a bathroom with ceiling beams in timber-framing pattern; a big, deep, oval tub beside window views; and a snail shower with glass-block privacy wall. The walls of the house are wood-frame except in the sound studio, which has PolySteel (an insulating concrete form) walls for soundproofing. The interior walls of the recording studio are a special rosewood paneling set in a shallow accordion profile. The studio also holds a small voice booth and a black-tiled bathroom. There is a third bedroom with its own entry and bathroom, as well as a cozy, quiet library and a fully finished garage. Rey Post’s radio show going strong By Paul Weideman
I
t’s been just about four years that Rey Post did his first “All Things Real Estate” broadcast. The radio show that he conceived is now “a freestanding enterprise, with a lot of public and corporate support,” he told Home. Last year, SIR’s CEO had an article about ATRE included in the brand’s Collections newsletter, which is sent to every agent in the company in more than 600 offices in 45 countries. It’s a success, and it’s only one part of Post’s three-pronged marketing approach, which also includes a newsletter of the same name and the website www.ATREradio.com. “The whole platform — the radio show, the website and the newsletter — has matured in such a significant way in these three and a half years,” he said during an interview in his office at the E. Palace Avenue location of Sotheby’s International Realty. “And people in the real-estate community say they listen to the show. I intentionally wanted to do the show on Sunday to tie in with open houses.” “All Things Real Estate” airs from noon to 2 p.m. Mountain Time on 1260 KTRC-AM and on 101.5 KVSF-FM. It also streams on www.santafe.com. “The ATRE radio show is one of the most popular weekend programs we offer on 1260 KTRC-AM and santafe. com,” said Scott Hutton, owner of Hutton Broadcasting. The show moved from a one-hour to a two-hour format on March 3. Post rotates host duties in the second hour with Steve Riemann, the Santa Fe area manager of Fidelity National Title Insurance Company; Kathy Roberts, trust and financial advisor; and Tom Simon, owner of Westgate Properties, LLC. One of Post’s first comments on the April 14 edition of “All Things Real Estate” was, “Laughter is one of the rarest things we have in life,” a quote from Jonathan Winters. After all, the next day was Tax Day. Post’s first guest was Glen Smith, coowner of Stephen’s, A Consignment Gallery. He told listeners that the market was “fragile,” but added that “closings are happening and that’s exciting because it means an ebb and flow of new material at Stephens.” The Cerrillos Road store, whose spring and fall sales sometimes serve as remote ATRE broadcast locations for Post, is known as a source for mid-modern furniture, Smith said. Looking through the store can be like “a treasure hunt.”

One that Smith mentioned on the radio show is later in scheduled May and involves the estate of a Museum of International Folk Art docent and former Royal Air Force pilot, “so there’s lots of English collectibles, including 200 teapots.” Next up was Ron Blessey of Home Buyers Mortgage with a prerecorded “Mortgage Minute” segment full of tips for homebuyers. Then listeners heard Kim Shanahan, director of the Santa Fe Area Home Builders Association, on a phone break from plumbing. He reported that a proposed extension of the sustainable building tax credit had been signed by the governor, after strong backing by State Senator Peter Wirth and State Representative Carl Trujillo (both Santa Fe Democrats). And he said a panel of experts at the Home Builders Association office [an April 10 lunchtime meeting that was moderated by this reporter] talked about the future of high-end constrution. “They say it’s coming back and it’s going to be green,” Shanahan said, then added a
comment directed at Smith: “Everything at Stephen’s is green because you’re recycling beautiful things that didn’t wind up in a landfill.” Still to come in the show’s first hour were Sonja Howle from Famous Barns, San Antonio, and the Open House of the Week segment, this time with Sotheby’s International Realty broker Webb Sherrill talking about a listing in White Rock. Post ended the broadcast with, “I wish you good luck and good fortune with all things real estate.” The host has done “All Things Real Estate” every Sunday since June 6, 2009. He started it while an associate broker with Santa Fe Realty Partners, which was bought out by Sotheby’s International Realty (SIR) at the end of 2010. Post is an associate broker with the company. “I do have to thank Sotheby’s International Realty for being so supportive. There is no other brokerage within the company that does a radio show, integrates it with a website and does a newsletter, all with useful real-estate information. On June 9, the company’s executive vice president of marketing, Laura DesMoine, will be on the show.”
Post has done nearly 75 remote broadcasts . “The advantage of this is that there are businesses and nonprofits who are interested in booking our remotes because they have learned they are very effective at connecting directly with consumers.” Last September, he did the show from the Santa Fe Concorso, a service-oriented classic-car event held at The Club at Las Campanas. And he will do the Memorial Day weekend broadcast from the site of a Cornerstones Community Partnerships project. Does Post see the show going beyond Santa Fe? “Part of the role of getting Sotheby’s International Realty more involved was to put our toe in the water to see just how far we might take it,” he said. “We have other brokerages in the organization that are intrigued. “One element I want to test with the corporation over the next year is that we have a number of feeder markets — Dallas, Houston, Los Angeles — so I could talk to brokers in those cities on the show and they talk to their clients, including about the Santa Fe market. This is a low-impact but very unique way to cross-market.”

Working pets into design equation If you are constantly battling pet fur on your furniture or cleaning up after a fourlegged friend, you are in good company. Clients are always seeking solutions for creating an environment where their living spaces do not become eyesores, or a constant source of worry in accommodating aesthetically sensitive friends. As the majority of our clients are pet people, it has become second nature to consider that factor in making finish selections. The repeating themes in designing a household that pets enjoy along with the owners are fabrics, flooring, and dedicated places for their activities. As with anything, it comes down to choices and preventative planning. Certain aspects differ when considering felines versus canines, which, too, must be planned for. If cats are in residence, we are careful not to select fabrics or rugs with a very open weave, or that are looped and prone to snagging. We also consider what might be very fun to climb, but that might not look so good afterwards! Cats love leather, and scratching it. Waxed leathers

will show every line, as opposed to fullgrain leathers that are more forgiving. Dogs love to chew (almost anything, it seems), and leather appears to be a favorite for them as well. We prudently select appropriate trims for pillow, furniture or drapery applications, since tassels and bobbles become irresistible play objects. The color of fabric and rug choices are often made while keeping in mind the color of fur or dander for blending until it can be cleaned. Slipcovers are ideal, if appropriate for the décor, as they can be washed or dry-cleaned in a snap. Fabrics with Crypton, Teflon or antimicrobial fibers and finishes make ideal choices, and Ultrasuede has been duly noted as one of the most pet-friendly choices for cleanability and stability. Washable linens are a must for bed-sharing. Metal legs are far better in resisting scratching, for the aftermath of territorymarking, and cannot be chewed. We have mentioned being fans of outdoor fabrics, and many of the properties (that is, solution-dyed acrylic) intrinsic
in those fabrics also lend themselves to pet-friendliness. Many indoor/outdoor flooring choices such as carpet tiles and rubber and woven-vinyl area carpets make spot-cleaning or even hosing down an easy answer. What really bothers some is not an issue to others, and the lengths to which one is willing to go to make pet-ownership more worry-free and pleasant varies greatly. For one client, we teamed with a kitchen designer for a laundry-room cabinetry project to design a matching island/ work-station to house a plumbed Cat Genie. This provided odor control and an answer to the unsightly litter box. We would be remiss if we did not talk about pets’ beds. While they don’t much care what their nests look like — only that they are comfortable — we cannot help but care as they are inevitably another piece of furniture or, ahem, “floor covering” and therefore do not just go ignored. There are many good-looking options available. As you see, many things can be done to assure that when the inevitable

happens, it is not insurmountable and there is an easy enough fix. Our homes are their homes. And let’s face it, petfriendly equals kid-friendly and husbandfriendly as well! Great time to buy, great time to sell When selling anything, owners can only hope there is a strong demand for that which they are selling. The great news for today’s home sellers is that the current housing market is experiencing a stronger demand than we have seen in some time. The spring housing market of 2013 is projected to be one of the best in years. The National Association of Realtors (NAR) reports monthly on both pending sales (houses going into contract) and existing home sales (actual closed sales). In the first quarter of 2013, pending sales has consistently outperformed the numbers reported in 2012. Contract activity has been above year-ago levels for the past 22 months. Before this year, the last time the index showed a higher reading was in April 2010, shortly before the deadline for the homebuyer tax credit. NAR also revealed that closed home sales have been above year-ago levels for 20 consecutive months and sales are at the highest level since the tax credit period of 2009-2010. This increase in demand has created bidding wars for properly priced homes across the country. This has resulted in two favorable changes for home sellers: 1. They are receiving offers closer to (if
not greater than) the list price. 2. The average days it takes to sell a home has dropped by over 20% from last year. Your ability to sell a home in today’s real-estate market will be determined by both the supply of homes for sale and the demand for that housing. In real estate, supply is represented by the current month’s supply of homes for sale (the number of homes for sale divided by the number of homes sold in the previous month). While there is no steadfast rule that will apply to pricing in every category of housing, here is a great guideline: • 1-4 months’ supply creates a sellers’ market where there are not enough homes to satisfy buyer demand. Appreciation is guaranteed. • 5-6 months’ supply creates a balanced market. Historically, home values appreciate at a rate a little greater than inflation. • 7-8 months’ supply creates a buyers’ market where the number of homes for sale exceeds the demand. Depreciation follows. In most parts of the country, supply is dropping like a rock. According to NAR, total housing inventory is below a five
months’ supply. This is almost 20 percent below inventory numbers of just a year ago and at levels we haven’t seen since 2005. Over the last several years, most homeowners selling their homes did not have to compete with new construction projects around the block. As the market recovers, more and more builders are jumping back in. As an example, NAR revealed, relative to last year, year-to-date new home sales are up 19 percent. These “shiny new” homes will again become competition as they can be an attractive alternative to many of today’s purchasers. Here are the numbers regarding new construction about to come to market from the U.S. Census Bureau: BUILDING PERMITS — Single-family authorizations in February were at a rate of 600,000. This is 25.5 percent above February 2012. HOUSING UNDER CONSTRUCTION — Single-family housing starts in February were at a rate of 618,000, 18.5 percent above February 2012. HOUSING COMPLETIONS — Singlefamily housing completions in February were at a rate of 574,000. This is 32.9 percent above February 2012.

About interior photography Let’s talk about “interior photography” to assist in selling a real-estate property. As stated in my column last month, leaving a great first impression is the key, and an imperative catalyst. The goal is to attract the attention of potential buyers and other agents. In order to do so, the interior images of a home need to be lit and styled properly, making a room or home or commercial property “shine.” This is sometimes easier said than done. It’s where professionals are needed, those with the expertise and experience to take on the challenge of any situation that may arise on a photo-shoot. If you have an attractive room with great views out the windows, you want to display and accentuate that as a strong selling point. When you walk into a room, your eyes adjust to the various lighting situations in that room, as well as looking out. A camera,
in general, does not. The lighting in the room is, in most cases, entirely different than the lighting out the windows. Either through proper lighting or Photoshop work, or normally both, the professional photographer can show the scene the way a human eye sees it, a strong case for showing the beauty of both the interior of a room as well as what’s going on beyond that, by balancing the light. Styling a shot is equally important — arranging a room based on the camera angle, lighting fireplaces and candles, dimming lights, drawing articles from other places, and weeding out clutter all play an integral part in conveying a beautiful space. Attaining the results an agent seeks is dependent upon hiring a photographer with the experience and ability to weigh a situation, and then execute it correctly.
As in many businesses, there’s no replacement for experience. There are innumerable amounts of lighting and other situations that come up on a photo-shoot, those that are predictable and those that are not, and a photographer who has seen almost everything before, “been there, done that,” is much better to adapt to any situation put in his or her path. A great photographer is a great problem-solver and technician, adding a bit of artist in there, as well. In the end, great interior photography, added to great agenting, brokering, and marketing will give a property its best chance to shine and hopefully find a happy new owner, a win–win for all involved. Tweeting for business Every time I speak or write about social media, someone in business will always comment by telling me they have no time for it and there is no return on investment. Then, when I ask them why they buy the things they do, they tell me it is because they do business with people they know, like and trust. How do you build trust if you have no time to listen and talk with people in your marketplace? Edison Research and Arbitron recently reported how pervasive social networking has become for Americans in all age groups and demographics. Every audience for every business need is now somewhere networking online. For example, the 55+ age group is now the fastest-growing demographic. Sixty percent of Americans over age 12 have at least one profile on one social media site. And there are now over 275,000 tweets (140 character messages) posted on Twitter every minute! The challenge is that your customers are becoming more like you. They are online
consumers now. They Google a product name to see where they can find the best price. They read and write reviews about the service they received from you or your company. They post their smart-phone images to their social sphere of what they are about to eat for lunch with comments. They are having short conversation bursts about your business and if you are not engaging with them online, you have no clue about what they are saying about you and your business. If you believe business is built on relationships, then you need to make building them online your business. Here are some creative suggestions for using Twitter to build relationships and tweet for business. First, a tweet is the name of the message you send in 140 characters or less. A follower is the person who has chosen to read your tweets on an ongoing basis. A hashtag begins with the symbol “#” allowing all similar conversations to be searched. A retweet is a word-of-mouth action of repeating what
someone else has tweeted so your followers can see it. Your Twitter experience is more about whom you follow and not who follows you. Start by following your customers. Next search and follow your business partners, vendors, suppliers and trade organizations. Give yourself time to get comfortable with the fast-paced stream of real-time ideas and short sentences. Start talking when you are comfortable. Remember you have only 140 characters. Every word is important. Emulate Mark Twain. Write a post that compels someone to click on the link to your blog, website, photo or video. Think of things to say that are helpful to others, positive and engaging. Be authentic and use a good face picture. Twitter is a conversation. People expect you to be talking. Avoid automating tweets. Humans are not robots. There is no automated way to engage. It is not the tweet that builds trust, it is the conversa-

tion that follows. Be a friend, a helper, a resource, a leader. Focus on becoming a trusted business by tweeting for business. See you next online. New normal - it’s getting warmer In the field of climatology, 50 years is not much time. Scientists looking for longterm, significant changes in the weather must usually study periods that are much longer than a half-century. The last 50 years have been quite different, however, as we have experienced substantial changes in weather patterns, both in the southwest and nationwide. Regardless of your beliefs about humancaused climate change, if you’ve paid attention to the weather, you’ve probably noticed that it has been odd. It is drier than normal, and it’s getting warmer earlier and for longer periods of the year. According to scientists at the National Oceanic and Atmospheric Administration, the average temperature for the contiguous United States for 2012 was 55.3°F, which was 3.3 degrees above the 20thcentury average and 1 degree above the previous record from 1998. In the last 118 years, eight of the 10 warmest years have occurred since 1990! Santa Fe is no different. Both our 48

summers and winters have been getting warmer. The year 2012 was the warmest on record, and that includes the last decade in which our monthly temperatures were consistently higher than normal. In fact, February was the only month in 2012 that had significantly below-average temperatures in the Santa Fe area. The average temps in four other months either tied or broke the all-time high record for that month; and the average temperatures for five other months broke the average high record for that month for the last decade. Rising temperatures mean we need more electricity to cool our homes and
more water to water our plants. Given the rising costs of both, I highly recommend you start preparing for a drier, warmer climate. Planting trees to shade the west side of the house is a simple yet great way to increase the comfort of our homes during our increasingly warm, sunny, summer days. We should be changing out our landscape to more drought- and heattolerant plants. Swapping out light bulbs with CFL or LED-type bulbs is another great way to reduce heat inside the house, save electricity, and thereby save water. Get an energy audit or a water audit to learn how much energy or water you

use and ways you could conserve. Predicting interest rates It is not exact science or advanced mathematics to predict future interest rates. There are general guidelines and indicators that will help you intelligently predict what mortgage rates will be one week, one month or even three months in the future. What is this “rocket science” that helps predictors look like geniuses? Consider long-term interest rates, mainly 30-year home mortgages. The best indicator of long-term rates, on a daily basis, is the trading activity and pricing of the Fannie Mae (Federal National Mortgage Association) 30-year mortgage bond. These are traded just like Treasury bonds. You must go to a brokerage trading website to find the quotes. When the price of the Fannie Mae bond is rising, the yield on the Fannie Mae bonds are declining. Declining Fannie Mae yields may indicate that home mortgage rates are declining. Other guidelines that may influence mortgage rates are: 1.) The 10-year Treasury bond yield.
As with the Fannie 30-year bond, many experts look to the yield of the 10-year Treasury. When the yield is 1.8 percent, mortgages are low. When the 10-year yield rises to 2.25 percent, you can bet the 30-year mortgage rate is on the rise. 2.) The direction of the Dow Jones stock index is important. When stocks are falling and there are more sellers then buyers, the mortgage rates can be influenced in the same direction. 3.) The world economy has an influence on our mortgage rates. For sure, when Greece, France, Italy, Cyprus, or other countries have national debt difficulties, the wealth of their country can tend toward investing in U.S. Treasuries or the U.S. stock market. Increased investments in our bond market will decrease the Treasury yield. 4.) Our Federal Reserve has recently been the major buyer for the U.S. Treasuries that are refinanced each month. This means that the Federal Reserve is buying
our Treasuries instead of China or Japan or other countries buying them. As the Fed continues to be a major buyer of billions of dollars of Treasures, mortgage rates will remain low. When the Fed ceases to purchase these huge amounts of Treasuries, rates will certainly rise. An important term is “flight to quality.” When foreign and U.S. investors see problems with stock markets, they tend to invest in the U.S. Treasury bond market. This produces the effect of more buyers then sellers and therefore lowers the yield for the Treasuries. As the yield declines, home interest rates may decline as well. Everyone is interested in mortgage rates, especially when contemplating a home purchase. The indicators above are vital to understanding what your next mortgage interest rate may be. Santa Fe County Housing Authority There is a lot of attention given to affordable housing issues in the city, but few people know what is available outside of our city limits. The Santa Fe County Housing Authority was created in 1972 to provide drug-free, safe, decent and sanitary housing to low-income and very low-income families in an environment that fosters self-sufficiency and community pride. At the helm of the program is executive director Ron Pacheco, a Santa Fe native with 22 years of government service. We recently sat down with Ron to learn more about it. The housing authority provides service to over 450 clients through a variety of programs, including public housing apartments, voucher programs, and family self-sufficiency programs. The programs are designed first and foremost to get people into housing. From there they assess the needs of their clients. Far from being bureaucratic, the Housing Authority is a highly effective, caring team of individuals are empowered to provide assistance and a variety of services from 50

property management, transportation, and budgeting to a multitude of life skills that provides stepping-stones to those who want to reach a level of independently sustainable homeownership. All housing must meet federal standards to ensure that units are safe, insulated, and free of electrical issues and related concerns. The majority of the funding comes from the federal government through the Department of Housing and Urban Development, and the county provides additional revenue. Although sequestration keeps chipping away at their resources, Mr. Pacheco and the leadership of the Santa Fe Board of County Commissioners are committed to preventing federal funding issues from negatively affecting our local residents. Although the goal is to move clients into mainstream housing, the housing authority is aware of the concerns of many seniors who want to remain in their homes. “Aging-in-place” design is another priority for the Housing Authority. According to the 2010 census, the average
age of people in Santa Fe is increasing and although Santa Fe has a few excellent senior developments, we will need to better address the multitude of housing issues related to seniors. Not all require government intervention as many services from in-house dining delivery, transportation, grocery-shopping services, and others have free-market solutions. There are qualification criteria but anyone in need of county housing assistance — including full-time students, low-income workers, senior citizens, and veterans — is encouraged to contact the Housing Authority. There is a waiting list but Pacheco says not to get frustrated, get on the list. Even if you don’t qualify for one of their programs, they are an incredible resource for finding assistance. The core issue related to creating and maintaining sustainable communities is the availability of affordable housing and it is good to know that Santa Fe is working in the right direction. With good leadership, teamwork, community support, and a vision for the housing needs

e thought we would check in with one of Santa Fe’s oldest plant providers as the gardening season really kicks in. Payne’s Nurseries & Greenhouses dates back to 1955, when owner Lynn Payne’s parents first opened their nursery at the site of today’s Jackalope Pottery. Payne’s now has stores and greenhouses at 304 Camino Alire and 715 St. Michael’s Drive, as well as an organic soil yard at 6037 Agua Fria Street. The company’s website, www.paynes.com, holds all kinds of good information for gardeners, including lists of the best perennials, shrubs, and trees for the heavy clay soils that plague many of us. There are lots of helpful articles, among them “Drought-Tolerant Color for Your Yard and Garden,” “How to Save Water with Mulch,” “How to Read a Fertilizer Label,” and “How to Use Gray Water.” Home interviewed Lynn Payne on April 23. How’s business? Business is improving. This article comes out on May 5, a little earlier than that golden date of May 15 for frost-free planting in Santa Fe. Well, I kind of watch the full of the moon and I think the full this month is this Thursday. I’ve been looking at that for years and what the old-timers would say is if there is going to be a weather change it’ll usually come a few days before or a few days after the full of the moon. So I think we may be safe after the 5th. We’re in bad drought times for the second time in a decade. How are you adapting and how are your customers adapting? For years we have been promoting not just xeric plants but proper watering. A lot of people have a tendency to over-water and over-fertilize, which is understandable because they’ve been waiting to get out in the garden, but we try to teach people to give plants what they need and no more. It is the third year of a pretty strong drought and I don’t see it letting up any time soon, so we still have to be cautious. We’ve seen our sales decrease by as much as 35 percent in some of the worst quarters, but we’re on a rebound now. We’re stocking a lot of xeric plants but also the new introductions, because gardeners always like to see the latest and greatest. What’s an example? One is the coneflower, or Echinacea, which the plant breeders have been at work on, so this year we’re introducing two or three that have brighter colors and larger flowers. You have lots of geraniums in your greenhouses right now. We do have a lot of geraniums. The breeders are breeding them to be more compact for those mild areas where they can really take off, whereas we work very hard to make things grow here, so we’re looking constantly for those plants that are labeled “vigorous.” Also this year we’re introducting six varieties of grafted tomatoes. The plant that is used for the rootstock is germinated under sterile laboratory conditions, then the rootstock is cut off and grafted to other varieties. So when the end consumer plants this in the garden, the rootstock is disease-free and disease-resistant. They’re supposed to produce triple the amount of tomatoes and the plant should get triple the size. These are not genetically modified; it’s just clean rootstock. It will be very interesting to see how those go, and now they’re working on grafted peppers and eggplant. We might see those next year. How is customer demand for food plants these days? There is a lot more interest in it. People are more concerned about what they’re eating and what they’re feeding their kids and they want to buy organic whenever it’s available and affordable. But as long as you follow a few simple rules, growing your own organic food is pretty easy. Payne’s always has a good series of workshops in the early spring. Are there any coming up in May? I think we will lay off the workshops in May because our parking lots can get pretty crowded, but maybe we will resume them in June, at both locations. It was sad to see Santa Fe Greenhouses fold last year. I hate to see any of the independents go, but it’s the sign of the times. What I’m hoping is that the independent garden centers that remain in Santa Fe get the majority of that business rather than having it go to the big-box stores. H OME

A time to celebrate and plant When mid-April teased us with her tempting milder days, several of my clients asked me if it was OK to start planting early perennials and annuals. The answer was, and shall always be, a firm “No.” Remember what happened a week later, with the sudden plunge from breezy warm to freezing snow? This sort of temperature see-saw is common in early spring, so waiting till May to plant is crucial. May is one of those months filled with promises. After surviving the early spring frosts, false starts and humbling winds, it’s now time to applaud all the hearty plants that weathered the storm. Bulb flowers like tulips, narcissus, hyacinths and iris are filling in the landscape, creating vibrant contrasts against the leafy green backdrop of cottonwoods and aspens. The first of May kicks the month off with a blossom bonanza. Known as May Day around the globe, this holiday began in pre-Christian Europe when the Roman
goddess of flowers, Flora, was honored with a five-day festival complete with flowers, dancing and feasts. Later on, the maypole was introduced in the Celtic region, a practice that is still honored in many countries today. In America, early settlers created their own May Day tradition of filling baskets with flowers and leaving them on neighbors’ doorsteps. They would ring the bell and flee, but if caught they had to kiss the recipient. This practice is no longer popular, but certainly appeals to the gardener in all of us. Free flowers and kisses, how nice. Yet these are green customs that are lighthearted in nature. For many, May Day takes on another side, one that is darker and red. In many countries abroad, May Day is known as International Workers Day, marked by demonstrations of trade unions or revolutionary parties and governments that unite to celebrate the struggles of the working class. Much bloodshed resulted on this day through-
out history, even in the United States. In 1886, the famous Haymarket Riots erupted in Chicago after police attacked protesting workers and anarchists. In thinking about the duality of May Day’s global symbolism, it seems that perhaps both themes could be useful to gardeners. While it is not a holiday, it is a time to celebrate the merging of the beauty and the struggle. Flowers bloom, trees sprout leaves, everything is flourishing… but not without a fight and a lot of hard work. Between Mother Nature and the gardener, there is much preparation, and sometimes a little bloodshed. So when you plunge your spade into the earth for the first time this season, remember that, like anything, gardening has two sides — but the payoff is well worth it. Those flower beds filled with perfectly shaped allium, poppies and hollyhocks are truly the fruits of your hard labor. But be sure to wait and plant the big stuff until after Mother’s Day. The need for title insurance Other types of insurance coverage focus on possible future events and charge an annual premium – such as flood insurance or hazard insurance that safeguards against loss from wind damage. Title insurance protects against loss from hazards and defects already existing in the title and is purchased with one-time premium. Title search and examination is the first step. Insuring a home’s title begins with a search of public land records affecting the property. The title agent or company working on the behalf of the underwriter examines documents — including deeds, wills, trusts, outstanding mortgages and judgments, property liens, highway or utility-line easements, pending legal actions, and notary acknowledgements — to determine the property’s insurability. When title problems are disclosed during the search process, they are corrected whenever possible to avoid future claims. According to surveys done by the American Land Title Association, title problems consistently arise in one out of three real-

estate transactions. Industry studies find that title insurers spend an average of 92 cents out of every premium dollar as their cost of doing business. The most common actions to cure title effects include: • Releases/pay-offs for liens: 33 percent • Releases/pay-offs for deeds/mortgages: 19 percent • Typographical corrections: 17 percent • Clearing estate/family issues: 11 percent • Clearing physical property issues: 7 percent After all this searching and examination, a title problem may still be hidden or missed, such as with a forged signature on a deed, an unknown heir who steps forward to claim ownership of the property, an expired or forged power of attorney used during a property transfer, and an incorrect public record. In each of these cases and many more, when there is appropriate title-insurance coverage, a policy will offer financial
protection. The title insurer defends the title and either perfects the title or pays valid claims. Lenders require the homeowner to purchase title insurance, just as they call for fire insurance and other types of coverage to protect their financial investment in the property. A lender’s policy ensures that the mortgage is valid and the lien priority is correct. Title insurance also is required for lenders who package and sell their loans in the secondary mortgage market. Owner’s title insurance lasts as long as the policyholder or his or her heirs have an interest in the property, maybe even after the homeowner has sold the property. It is either purchased for an additional premium or an owner may pay a simultaneous issue charge (usually a smaller amount) for the separate lender coverage. Why title insurance? Title insurance was first issued in 1871 to enable speed and efficiency when property is conveyed, or legally transferred from one owner to another. Because of title insurance, real

estate is more marketable and thus more valuable. It is working so well that it is starting to catch on around the world. High rankings for Santa Fe Good news! Santa Fe ranks high for best places to buy real estate in the U.S. Yes, I’ll admit it. I love a good reason to celebrate. CNN Money reported in March on the 5 Best Markets to Buy a Home — Santa Fe is No. 3: “Home prices in Santa Fe are forecast to rise 9.1 percent (annually) over the next five years — the second highest price gain in the nation, according to Fiserv.”1 In 2010, Business Week listed Santa Fe as one of the top-10 cities to bounce back the fastest over the next four years.2 Numerous economic sources are projecting home prices to rise an average of 3 percent across the country on an annual basis.3 A shift in homebuyer sentiment has definitely occurred over the last year as redfin.com reported that the percentage of buyers who believe home prices will rise in the next 12 months rose from
34 percent a year ago to 71 percent in the fourth quarter of 2012.4 Superstar New York Realtor Barbara Corcoran was quoted on CNBC that “home price appreciation is going to go much higher than people anticipate.”5 I know there are a lot of reasons to love Santa Fe – I’m sure you have your own favorites – and we’re not alone.
