Well, Harvard Schmarvard, I say Darlings, I thought I wouldn’t be able to get out of bed after the heartbreak of watching the huge upset of our 3rd-seeded UNM Lobos lose to the Harvard Crimson during basketball season’s favorite event, March Madness. But then I said to myself, “Kiddo, you’re just going to have to put your big-girl panties on and deal with it.” So here I am today, out of bed, sitting at my computer and even talking with you about my disappointment. (Ah, Dear Hearts, Michael is back in his music zone with Ellie and Jay the ability to share — a very good sign in the mental-health department.) While I was in the middle of my basketball madness, Michael Umphrey (Barker Realty) was being much more creative. He was jamming with his friends, Ellie Dendahl and Jay Cawley (bass player for Juice Newton). Calling themselves JeM, this talented trio of musicians is getting ready for an April Fellow panelists Maria Babaev (Long Island) and Sharon Mills 13 gig at Vanessie’s. Marilyn Foss, David Woodard and Sharon MacDonald (all with Santa Fe Properties) also attended this sold-out summit with brokers from all across the United States, as well as South America, Canada, Europe, and Asia. Pumpkins, even though these three know plenty about selling to celebs, stars and VIPs, they attended the panel Kevin was on anyway, to make sure that he had some champions in the audience. Completely unnecessary, as it turned out, because the crowd loved Kevin. The annual Leading Real Estate Companies of the World series of conferences (of which this summit was the conference for brokers) also included the MarTech Conference (on marketing and technology), so Candy Brenton (director of marketing, Santa Fe Props) attended that. She decided going to Las Vegas would be the icing on the cake after she worked so tirelessly on the very successful Art of Home Tour, a home tour produced and underwritten by Santa Fe Properties for the ARTfest event, ARTsmart’s major fundraiser. “We are very honored to support ARTsmart in their endeavor to raise funds to give Santa Fe’s youth the opportunity to engage in the visual arts, a critical component of every student’s education,” said Candy after the Art of Home Tour. And then she left for Las Vegas. I found a Prudential Montana Real Estate business card with a picture of Michael Morgner on it the other day. What? Then I remembered that Michael and his family moved to Bozeman several months ago, but that didn’t end his real-estate career in Santa Fe. Michael recently moved from Santa Fe Properties to Sotheby’s International Realty, and by partnering with other

brokers both here and in Bozeman, I think he’ll be continuing his “dual brokership” for quite some time. Meanwhile, up in the beautiful city of Bozeman, Michael’s home is in town and close enough for their six children to walk to topnotch public schools, and his wife, Melissa, is pursuing her career as an independent product consultant for dōTERRA Essential Oils. Cupcakes, somehow I think Michael has the best of both real estate worlds. I hate to end on a somber note, Butter Beans, but I always want to tell you things to make you smile first, so that when I close with something sad, you’ll have a moment for quiet contemplation. John DeVito, 63, died on March 4 after a brief bout with cancer. John had been a Realtor with Santa Fe Properties since its inception in 1986. He was an expert in matters concerning land use, density, water conservation, and historic John DeVito, a brief life properties. Prowell lived tecting the land and natural resources were paramount in all his real-estate dealings. Two Meem homes on the market By Paul Weideman
T
he house at 210 Brownell-Howland Road is rather magnificent in its simple stature. Earthy and graceful, unfussy but elegant, this late-career house by John Gaw Meem. The architect (1894-1983) designed the 1951 home for Episcopal bishop Everett Jones; it is one of the few historic buildings possessing “landmark” status in Santa Fe and is on the market. “I think it’s basically a very modest house,” said owner Nancy Meem Wirth, the architect’s daughter. “My father was a good Episcopalian and he was thrilled to have this commission at the end of his career, and he wanted to do something really special for the bishop. The bishop had the resources to buy an incredible piece of land at the very end of Brownell Howland Road. “It’s one of the few houses I can remember my father working on, because I was old enough to be aware, and I remember how excited he was to go up there and tramp
around and choose the site, because there’s this magnificent view to the west and northwest. He built the house to fairly simple specifications, it wasn’t fancy at all, but I think it incorporated a lot of his favorite architectural details.” Among those are the beautiful carved beams and corbels at the living-room junctions with the dining room and with a three-sided sunroom or bay window. The home also is an example of Meem’s belief that modern materials could be employed to perfect effect in continuing the “adobe-look” architecture of the SpanishPueblo Revival style. The walls of the Everett Jones house were constructed using concrete block rather than the more expensive and maintenance-demanding earth. “Yes, I think there was clear recognition that contemporary, affordable materials should be used,” Wirth said. Meem was born and raised in Pelotas, Brazil, the son of a missionary, and came to Santa Fe for a tuberculosis cure in 1920, at age 25. His love for the adobe architecture of the
Southwest was stimulated by the artist and historic preservationist Carlos Vierra, who built his own adobe home 1918-1924 at the corner of what is today Old Pecos Trail and Coronado Road. In the early 1920s, Meem apprenticed with the Fisher & Fisher architectural firm in Denver and then started his own office in Santa Fe. The process of honoring and codifying the city’s architectural heritage was well under way since the Museum of New Mexico’s 1912 New-Old Santa Fe exhibition. The timing was perfect for Meem to apply his enthusiasm and talent to fine-tune the ideas about building a distinctive character for the town. In his 2001 book Facing Southwest: The Life and Houses of John Gaw Meem, Chris Wilson writes, “By calming the overly picturesque details and compositions of [Santa Fe] style as practiced before his arrival in 1920, and instead emphasizing the sculptural massiveness of adobe, Meem imbued Santa Fe style with a dignified monumentality.”

By the end of the decade he had become Santa Fe’s architect of choice, employed on various types of buildings. When he retired in 1959, his firm had designed perhaps 80 houses as well as the 1929 La Fonda remodel/expansion, the 1930 Laboratory of Anthropology, the massively adobe 1939 Cristo Rey Church, and two dozen buildings for the University of New Mexico in Albuquerque. 20

The floors in the rest of the house are the original hardwood, in excellent condition. Wood is overhead, too, in most rooms, with planks-on-vigas and latillas-on-vigas ceilings. The only decorative element that I added in the remodel was the tin chandelier over the dining-room table; that is patterned after the one that’s here in my parents’ former house.” Also new in the remodel were two “wonderful radiator-
cover doors” made by George Duross O’Bryan for the kitchen. Wirth and O’Bryan, who died last November, were longtime partners in John Gaw Meem Designs, a company that created doors and other architectural details for clients. Pay attention to your Notice of Value It’s hard to say whether it’s a subtle joke or unintentional irony but on April 1, aka April Fools’ Day, Santa Fe County sends out the Notice of Value informing county residents of their newly assessed property value. But all kidding aside, the Notice of Value is something that deserves your immediate attention and here are some tips for looking after your property taxes. The reason for your immediate attention is that once you receive the notice of value, the clock is ticking. If you discover any errors or have a dispute regarding the assessed value, use, or the classification, you have only 30 days from the official mail date to file a petition of protest with the county assessor. Although the notice clearly states that it is not a tax bill, it will soon become the basis of one, so you should make certain that the information is correct and that you are fairly assessed. Historically Santa Feans have paid (or not paid) property tax in anything but an equitable manner. Outdated methods and institutional unwillingness has led to tax discrepancies of gigantic proportion. However, the status quo has begun to change and under the leadership of county assessor Domingo Martinez, the Assessor’s Office has been spending the last several years undertaking the herculean task of entering the entire tax roll into
a new mass appraisal software system in order to more accurately assess property values and keep them up-to-date. Since this is Mr. Martinez’s last term as assessor, all Santa Feans should be grateful for getting this auspicious and progressive task underway. If you do have a dispute about your property tax, you have a constitutional right to challenge that assessment. Many discrepancies can be resolved informally by meeting with your assessor and sharing the information that you have that supports your opinion of value. This is one of those cases where you get better results with sugar than salt, and if you are friendly and honest with your presentation you will get better results. If you cannot resolve the matter informally, you can have a formal meeting before the County Valuation Protest Board. The board is composed of one New Mexico Taxation & Revenue Department representative who chairs the meeting and two local residents who volunteer their time to resolve these disputes before they proceed to district court. Once you have a hearing scheduled, focus on preparing your case so that it is accurate and organized. It is really important to keep in mind that the taxes you pay this year were from appraisals done the previous year,
so if you are protesting 2013 taxes, your case will need to be built on 2012 comps. Call your real-estate broker and ask them to compile a list of comparable sales and, if you like, your broker can even come to the hearing to present the information as an expert witness. Keep in mind that you may only challenge the valuation of your property, not a discrepancy between what you pay and what your neighbor pays. As frustrating as it is, the board does not have jurisdiction to rule on those issues. If the core of your argument is that your taxes are still going up even though market values have come down, there may be an explanation for that. Due to the previously mentioned inconsistencies in valuation, many property assessments remain below market value. A 1978 statute requires the assessor to value all property at 100 percent of its market value but in 2003 new legislation put a 3 percent cap per year as the maximum amount a homeowner’s property tax could be increased. So here’s the twister: if market values drop 10 percent but your property is assessed 15 percent below market value, your taxes are still subject to a 3 percent increase. On a final note, if you do not receive a Notice of Value, do not assume that

everything is okay. New Mexico is a self-reporting state, which means that if you do not receive a notice of value, your property is probably not on the tax roll and it is your responsibility to contact the assessor’s office. Letting it go for too long may result in a real walloping down the road. Testing for radon in home is a good idea By Paul Weideman
R
adon gas in homes is a health risk. Santa Fe County, like Bernalillo and many others, shows up on the U.S. Environmental Protection Agency’s radon maps as a Zone 1 county. That means homes can have a predicted indoor radon screening level above 4 picocuries per liter, the EPA’s recommended safe limit. The only way you can know if your house is safe is by testing it for radon. If these easy, inexpensive tests show elevated levels, you can fix it. And many new homes are being built with radon-mitigation systems in place. A few basic facts about radon are that you can’t see it or smell it; high radon levels have been found in every state; radon can be a problem in homes of all types; and it can vary from house to house. “Every location varies,” said Adam Duran, owner of DII Radon Services (699-7146). “If I test your house it can come out fine and then your neighbor’s house could test positive.” What is this stuff? “Radon is a radioactive gas produced in the soil from the decay of naturally occurring uranium; the amount of uranium in the soil varies, but it’s pretty much ubiquitous,” said Michael Taylor, the New Mexico Environment Department’s Indoor Radon Outreach Program coordinator. And just what is the danger? “Lung cancer is a wellestablished and not disputed consequence of long-term exposure to radon. For every four picocuries, your health risk is comparable to smoking eight cigarettes a day. If you have a reading of 10, it’s like smoking a pack a day. “It’s not so much the radon, a gas, that’s the danger,” Taylor said, “but within a half-life of about four days it undergoes radioactive decay and turns into a solid, radioactive particulate that gets stuck to the lining of your lungs.” Radon gas typically rises from the soil into the house due to negative pressure: it’s essentially pulled into the house. The main route of entry is through cracks — even hairline cracks — in the slab, which are very common. The gas also can enter through penetrations for plumbing or electrical services and where the slab meets the foundation wall. The state of New Mexico has no regulations with regard to radon in homes, but Santa Fe does. Jodi Porter, the city’s public information and multimedia administrator, said Ordinance 2012-4, adopted on Jan. 11, 2012, admended Santa Fe’s Green Building Code to mandate radon controls for all new homes built in the city. Home builder Doug McDowell, McDowell Associates, has installed soil-suction radon-reduction systems in his new homes for the past decade. “We use a product that is like a plastic waffleboard surrounded by a silk fabric, so it creates an air chamber underground. After we do the plumbing and backfill against the stem walls, we run this mat around the perimeter. This is below the slab, and there are couplings so you can run a PVC pipe up to the roof.” After the subgrade is set up, including multiple radon vent pipes, McDowell’s crew covers everything with polyethylene “vapor check” sheeting, wrapping up the walls, and all penetrations are patched.

“Everything below the vapor barrier is sealed and when gas hits that barrier, it moves sideways and within 10 or 12 feet it’s going to find a pipe, because it wants to get up.” McDowell said such a system adds a couple thousand dollars to the cost of building a house. “It’s a piece of cake.” Of more concern now in Santa Fe are existing homes. The EPA recommends that homeowners do a short-term radon test, which is easy and inexpensive. You can get a short-term radon test kit for $7 to $15 by calling 1-800324-5928 and do it yourself. Or Santa Fe residents can contact companies such as Clean Sweep LLC to do testing for $170. If your result is 4 pCi/L or higher, do another short-term test to be sure. If it’s still 4 or higher, do a long-term test (measuring your interior air quality for at least 90 days) — radon levels tend to vary from day to day and season to season. If a long-term test shows 4 pCi/L or higher, you should fix your home. Taylor said that can cost anywhere from $1,800 to $4,000, and there are no grants or other programs to help offset that expense. One acquaintance had a radon test performed in late 2012 for a 1979 casita on Agua Fria Street, just west of St. Francis Drive. The air was tested in a bedroom over a 92hour period and showed an average radon concentration of 5.8 picocuries per liter (pCi/l). Asked for specifics about the costs of mitigating radon in the typical slab-on-grade, one-story home in Santa Fe,
Duran said he charges about $2,500 if the house has an in-floor radiant heat system and $2,200 if it doesn’t. “Generally I core a 3-inch hole into the slab, excavate five to 10 gallons of soil, and then vent the soil with a PVC pipe to a high-volume, lowvoltage fan on the roof,” he said. The pipe is typically run up in a closet so it is not too obtrusive. Duran seals the pipe coming out of the floor with polyurethane caulk. He offers clients a 20 percent discount if it’s a Realtor transaction and a 25 percent discount if they work directly with him, and says that should cover the cost of bringing in a roofer to do a professional patch from the vent penetration. Jumbo loan market flourishing I recently closed a $600,000 home purchase at 3 percent for the first five years. Absolutely great! The borrowers were going to sell a home that they previously occupied and use the equity to pay down their new loan. A big sign of the housing market recovery is the increase in the availability of jumbo mortgage loans, or those that exceed $417,000. They have been scarce and very expensive since 2009. In 2013, we see great availability from many investors. Particularly in Santa Fe where many homes sell for double or triple the $417,000 Fannie Mae limit, the lack of jumbo loans has been hurting the financing for those purchases. I remember when, probably in 2009, a borrower needing $600,000 and the jumbo rate was 7.5 percent to 8 percent
when the Fannie Mae rate was 5 percent. In those days we would split the financing requirement into two pieces. The borrower would get a Fannie 30-year loan at 5 percent and a home-equity loan for the amount above $417,000. Even in 2012 the preference was to split the loans with a $417,000 first and a HELOC (home equity line of credit) second. Let’s look at what is available now. Within the first quarter of 2013, jumbo fixed-rate loans and adjustable-rate mortgages are flourishing. A jumbo 5-year ARM can be secured at 3 percent. A 10-year ARM has a rate of 4.5 percent and the 30-year fixed-rate jumbo is at 4.25 percent. Excellent rates that we have not seen for years. The jumbo interest rates are higher than the Fannie Mae rates but not by
much. The Fannie 30-year fixed is at 3.75 percent compared to, say, 4.25 percent for a jumbo. This jumbo-product expansion could signal a loosening in the financial markets. When availability increases in any product, the competition responds and consumers benefit. The same in home loan financing. More jumbo products at lower rates will spur other lenders to lend at favorable rates for loans above $417,000. Lenders are also realizing that the borrowers seeking large loans have excellent credit and income. These stellar homeowners, particularly in Santa Fe, will also encourage lenders to expand their loan availabilities. The jumbo borrowers I see this year have excellent credit and large incomes. Spread the word that jumbos are defi-

nitely back. No longer do borrowers need to think in terms of huge down payments for their $1 million-plus properties. April showers bring May flowers? We’ve all heard the rhyme, “April Showers bring May flowers” and as hopeful as it sounds, in its roots lie what Mother Nature has always known: we must suffer through the month’s infamous rains to get to the good stuff, those pretty, blooming flowers. There is science in back of the rhyme. Originating in 1557, the clever phrase was thought up by Thomas Tusser, writer of A Hundred Good Points of Husbandry, who based his words on professional experience. He was well aware of the positive effects that moisture in the ground produced a month later, when the plants and flowers would bloom more prolifically. But what happens when you live in a place that lags behind in the water department? According to the National Weather Service, New Mexico has much catching up to do in terms of
precipitation. But this is nothing new, and lucky for most of our spring blossoms, we live in an area where they have learned to adapt to diminished moisture levels. Perennials have a history of doing better than annuals in drought-like conditions, due to their established root systems. Early to mid- April is risky to plant annuals anyway, and even though you may be tempted by garden centers’ beautiful early displays, try not to buy till May. Bulb plants are the best bet for arid conditions as they complete their life cycle before the heat arrives. Interestingly, too much moisture in the ground can be worse as it will rot the root structure and bulb. Rain, snow, or not, most spring bulb plants should do just fine. These include snowdrops, crocus, narcissus (daffodils), tulips, hyacinth, grape hyacinth, and scilla.
Rhizome plants like the iris, spiderwort and calla lilies will also manage their way through the arid climate. While Mother Nature may not provide, it is recommended that you do — watering your spring bulbs, shrubs, and trees is a good idea, especially when the strong winds come. But don’t leave your hose on the plants. It’s wasteful, and overwatering can lead to root rot. Most flowering fruit trees, like bulb plants, are drought-tolerant. However, if the tree is young, it is recommended that you give it about one gallon of water every seven to 10 days. This can be done now. Bear in mind the tree’s root system stretches out as wide as its branches, so be sure to focus on this area. If you are like me, you may be waiting for the explosion of the lilacs and a few other woody stem plants. Most of these are fairly maintenance-free and even in the harshest conditions can still manage to bloom well. But again, it’s not a bad idea to water the roots of these plants if precipitation eludes the area. In all, April should spring forth in

color, something we all could use a little more of. If you look forward to earlyblooming flowers, all of these examples are your best bet for planting while living in the high desert. Francis gives us a chance for hope Everyone knows that the new pontiff ’s choice of “Francis” for a papal name was a good idea. Not only is Saint Francis d’ Assisi the patron saint of the Royal City of Santa Fe (and we’re so cool!), but Francis was also an ecologist, an animal lover, and a good example for folks who’d like to maintain a respectful relationship with God’s creation. Given the dangerous levels of climate change here in our little corner of the cosmos, let’s pray the “Francis” choice wasn’t just smart marketing. Let’s take the “Frank” message exactly as that: a frank and honest sign that one of our most conservative institutions is about to take Earth stewardship seriously. Fortunately, if Francis were to take a deeply ecological stand, a brief exegesis of John indicates he’d have decent Biblical backup. One example comes from a reinterpretation of the ancient Greek word λογος, found three times in John 1 (v.1): Εν αρχῇ ῆν ὁ λογος και ὁ λογος ῆν προς
τον θεόν και θεός ῆν ὁ λογος. Of the 40 translations I found online, each translates as λογος, “the Word,” but in ancient Greek, “logos” can also mean “law,” “thought,” “logic,” “ratio,” and “relationship.” Let’s leave aside the logical question about “the Word” existing “at the beginning” when no one would be there to speak or listen. Since John is about the relationship between God and humanity, and since the idea of a “relationship” seems to be, simultaneously, the most preternatural, all-important, and interesting concept of all, I prefer this version: “In the beginning was relationship, and relationship was with God, and relationship was God.” Unsurprisingly, my translation fits well with permaculture philosophy. Relationships are critical when we apply permaculture’s principles of cooperation, synergy, redundancy, edge, microclimates, diversity, and unlimited yields. The “rela-
tionship” idea is also at the genesis of Bill Mollison’s tome, Permaculture. He writes that permaculture starts with a three-fold ethic where you can’t have one without the others. The ethics, Mollison says, are “care for planet Earth, care for people, and reduce your consumption.” The inherent relationship between these ethics is this: if we don’t care for God’s creation, we won’t exist, but if our basic needs are not met, we cannot care for the planet; therefore we need to do both. However, if we don’t reduce our use of natural resources, we’re all heading to our last supper anyway, so we’d better do all three. To protect our planet for future souls, we’ll need all hands on deck, so if Rome decides to become a major player on James Hansen and Vandana Shiva’s team, I’m all for it. And in case anybody up there’s listening, if the Church actually steps up big time with an enlightened ecological world-view, I solemnly swear to

The banks ARE lending. Really. Look in your rear-view mirror to last year and you just may find that’s when home prices hit bottom. (We certainly hope so.) Interest rates may have hit their all-time lows during the “fiscal cliff ” worries, but we are still oh-so-close to those historic lows and it may make sense to review your current mortgages with your mortgage banker. You may find a low-cost loan and lower your rate one more time, or shorten the maturity to 10, 15, or 20 years with annual percentage rates in the 2’s and 3’s! The Santa Fe purchase market is picking up steam, as is the rest of the country. According to the most recent CoreLogic HPI report, Arizona led the country last year with home prices up 20.2 percent over the same month in 2011. The national average home price was up 8.3 percent over the same time period. Many signals suggest that the bottom may have already occurred, so this is a great time to Sell Up, Buy Up and find that home you’ve always wanted. In fact, this may be the most affordable time in history to buy more home for your money. Here’s a summary of the current gov36

ernment programs that most mortgage bankers can offer you today: • 100 percent financing: If you’re a veteran, VA loans are available. If your home is located in a defined rural area, including some parts of Santa Fe County, USDA rural home loans are available. To determine if your home qualifies, see http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do • 96.5 percent financing: FHA loans are great for low-down-payment purchases. Family gift money is allowed for the down payment, too. Note that mortgage insurance premiums are added to the monthly payment and usually last for the first five years of the loan. However, after June 3 new FHA loans will require monthly mortgage insurance for 11 years if the loan is under 90 percent, or for the entire life of the loan if you borrow more than 90 percent. • 95 percent conventional loans (under $417,000): These loans are available for those wishing to avoid the higher FHA mortgage insurance payments. With the current record low interest rates, FHA and 5 percent-down loans make incredible
sense for those with less saved up for their initial down payments. • 90 percent loans: Available for jumbo loans (over $417,000) for primary residence purchases, and for second homes under $417,000. • 80 percent/10 percent primary home loans: This option is back for those who wish to avoid private mortgage insurance (PMI) by financing an 80 percent first mortgage combined with a 10 percent second mortgage. Fixed or variable-rate HELOC (home equity line of credit) loans are available for the 10 percent second. • 80 percent loans: This is the normal starting point for investment-property home loans under $417,000. Banks are lending and this is a great time to buy real estate. Compare the past performance of the following for 13 years from 2000 to end of 2012: The Dow was up 18.3 percent, the S&P up 0.5 percent, NASDAQ down 24.9 percent and Santa Fe real estate (from fourth quarter 2000 to fourth quarter 2012) was up 58.86 percent. The stock markets are near their all-time highs and real estate is coming off its worst correction in history.

Joy house in Golden wins Harnar Award By Paul Weideman
A
n elegant, low-profile home crowned with a beautifully tweaked roof form has won the $10,000 Jeff Harnar Award for Contemporary Architecture. The judges’ hearts were captured by the Lone Mountain Ranch House near Golden, designed by Rick Joy Architects, Tucson. About that roof, Joy said, “You basically take a regular hip roof and then twist it to make low points on two diagonally opposing corners. Then we have a pretty substantial gutter system around the perimeter that directs water from those low points into cisterns. The owners are concerned because it’s a wildfire-prone area so we let that sort of drive the design. We’re collecting all the water off the roof. “Below that the walls are pretty dark and that’s a process that’s a tradition in northern Japan, where they char the wood and that makes it strong against wildfire. The owner learned Japanese later in life, because this is a Wagyu beef ranch. So just in the spirit of those references, it turned out to have a bit of an Asian feeling.” The Lone Mountain Cattle Company, nestled between the Ortiz and San Pedro mountain ranges, is a fullbloodWagyu breeding operation owned by Robert and Mary

Joy was principal on the 2012 Lone Mountain Ranch House, while Philipp Neher was project architect. “He and I worked hand in hand on the conceptual work, the design,” Joy said, “and, as in most offices, the project architect handles the minutia of the creation. He ran the job.” Also on the project team from the RJA office were Nicolas Norero, Claudia Kappl, and Luat Duong. Kappl noted that the “hipped and distorted roof ” was also designed to accommodate a hidden roof terrace — which offers amazing views of the landscape — as well as a long slot skylight. “The skylight is a frosted glass pane that finishes flush with the vertical wood siding at the roof deck and thus builds the edge to the roof, at guardrail height,” she said. “With that high space it was important to bring in natural light at the top there to brighten it up,” Joy said, adressing the skylight feature. “With all my projects there’s a strong connection to the sky. That’s the American West, and I need it on these big interior spaces.” Most of the interior walls and ceilings are finished with plasters from American Clay, Albuquerque. The floors are white quarter-sawn oak, which Joy liked for its nearly grainless character. The central, standout fireplace is board-
form concrete. And there is a lot of glass. “It worked out with the orientation that from the kitchen you could get a view from the window wall and you see the beautiful Lone Mountain,” Joy said. “The residence is inspired by its regional context, and demonstrates a creative sensitivity to the site, climate, vegetation, and quality of light,” said jury chairman David Heymann, AIA, Austin. “The design also demonstrates the innovative utilization of available materials and technology, adhering to basic principles of sustainability.” Other members of the 2013 Jury were architects Les Wallach, FAIA, principal of Line and Space Design of Tucson; and Geoff Adams, AIA, Architecture Program director at the University of New Mexico; landscape architect Nancy Rottle, ASLA, Seattle; and Jennifer Garrett, graduate architecture student at UNM. The Harnar Award was established several years ago by the Thornburg Foundation to encourage excellence and creativity in design and to honor the memory of Santa Fe architect Jeff Harnar. The Rick Joy project was selected from submissions of completed projects located throughout New Mexico. Joy said his company is busy with projects. “At Princeton University, we’re doing five small buildings,
including a new train station, a couple of restaurants, and a market and a commuter bike facility. We did the Amagiri Resort in southern Utah and we’re doing another one of those in upstate New York, like a $280 million project.” RJA saw a mild business slump in the summer of 2009, but now is “just cooking on all cylinders,” he said. “We’re turning down luxury houses left and right. We just don’t have the time or the people.” There are 14 people in his office at present. He said he intends to add one more and keep it at that level. The firm is known, among its many projects, for a number of rammed-earth buildings in the Tucson area and also in Taos. Considering this use of native material and the nestled appearance of the Lone Mountain Ranch House, you might assume that site is of prime importance to the architect in planning and designing buildings. “Yeah, I mean it’s important to nestle and be respectful of the site, but I also think it’s important if it’s manmade to let it be manmade,” Joy said. _____________________ In other architecture news, Modern Home Tours out of Austin, Texas, plans its 2013 Northern New Mexico event this month. Networker tips and trends Social networking today is now as accepted as the “normal” cycle on your washing machine. We are all learning how to function effectively in this changed world of communication with smart phones, the internet and social-media sites. At the same time these technologies are permanently changing how we communicate with each other, distribute knowledge, and interact with each other today and into tomorrow. We now connect in person and electronically. Over the last decade, our individual social networks have transformed the way we learn, seek advice, discover new things, research everything and everyone, make decisions, provide support and solve problems. Remember the year 2000 when no one connected to the internet wirelessly? In 2003, LinkedIn started, followed by Facebook in 2004 and Twitter in 2005. In 2013, you control your social-networking playlist of friends, family, co-workers, customers, clients and strangers in the way you interact and engage with your audi-
ence 24/7, on the go, with mobile gadgets of all sizes, shapes and colors. We can enter into social and business relationships, create new alliances, engage in common-interest networks, and act in the marketplace with people and companies we know, like and trust. Our world is nothing like George Orwell’s 1984 story of technological control. Being connected is making us free. The networked person has a social platform to move even strangers into action by broadcasting to their social sphere. Make this year the time to break some old habits and refresh your social networking presence. More people are connected on social-media sites using their smartphones and tablets than computers. Update your social profiles to fit and look good on mobile gadgets. Social networking is personal. You might want to focus on being more of a human and less of a brand. Humans interact with each other. Do more than tweet link after link to drive people to your website. Give back by
sharing information on Facebook, answer questions on LinkedIn, and reach out to someone new. Engage and act to make a difference. After all, people trust people they know and like, more than brands networking only to sell. Building trust is the bond that builds social networks. It is as important offline to your family as it is online to your friends or in marketing your website. Trust comes from transparency. Nothing is private anymore. People want honesty. Avoid false profiles, personal attacks, misinformation, mischief and jealously. Be a useful participant to your sphere long before you even try to market anything. Remember, social networking gives you a way to make friends and influence others. Today, the social-networked person is the trend. What you do and how you use social networks, mobile connectivity and the net continue to permanently change how we communicate, distribute knowledge and interact with each other now and in the future. That’s the hard lesson that Santa Fe builders, architects and owners are finally coming to grips with. After years of taking a chance that one building site is as good as the next, reality has set in: We live in an old community that is confined topographically and bounded by lands upon which we cannot build. The result is that the good, sensible building sites were gone long ago and we are now challenging Ma Nature to let us reside in places that often make little sense. Well, they have good views and they are in Santa Fe, after all, so sense becomes a relative term. When building on the side of a mountain, in a flood plain, or in a mechanically created hollow in the foothills, approach your beautiful site with care and remember, it is out to get you. More than half our remedial underpinning volume is for homes that are under 12 years old and built on lovely, risky sites. For around $700 a pop in most places, we can install a helical pier before the house is built, on 10- to 12-foot centers. After the house is built, when the living room goes south or the kitchen becomes unexpectedly sunken, we can fix it, but the hardware and labor quintuple for the same span of wall. False economies prevail in the building industry. Naturally, I love that because it couples the challenge of a complicated structural retrofit with a good living. I would prefer, however, that the money saved by an early intervention find its way into a painting on the wall or an old Hopi pot on the shelf. And I still stay busy! n

The joys of outdoor living beckon With spring upon us, we begin thinking about bringing the indoors out — outdoor living being such a bonus to living in Northern New Mexico. There are many months when our living space can spill over to the areas surrounding our home for appreciation of our star-filled night skies, fairytale sunsets, and our crisp air. Many Santa Fe homes are designed with deep portals allowing for “rooms” off of interior rooms, and the prevale nce of flat roofs provides opportunities for roof or observatory decks as well. When developing a concept for an outdoor space, we first assess landscape, hardscape, sun orientation, and views that might positively or negatively affect the overall experience. Is there a focal point, or a few, such as great view, fireplace, water feature, garden? If a few, then what is the hierarchy of the focal points? Of course a great view usually trumps all. Just as we do with interior spaces, we start with space planning. This process takes into consideration paths of circulation, focal points, proximity, seating and dining needs. Often, there might be a
main seating area, a dining area and more intimate seating areas. It is important to create a variety of seating groupings, offering different vantage points and opportunities for conversation. Rather than a matching suite of furniture, we assemble a curated collection utilizing a variety of exterior-appropriate materials, such as woven resin, teak, stone and metal to provide a more multilayered result. Furniture groupings can be grounded and delineated through the use of outdoor rugs offered in a variety of textures, colors and patterns. Rugs also provide a softness and visual relief from hardscape flooring materials such as concrete, brick and flagstone. Outdoor fabrics continue to impress us as they become more “inside” in their look and hand. They now come in beautiful textured prints, chenilles, wovens, sheers and embroideries, to name a few. There are even decorative trims to provide an added detail. When considering a color palette, while it needs not mirror that of the interior, we are mindful of what is seen from any interior space, so that there
is not a great disconnect. Sun protection is always a high priority, especially in our region. Umbrellas can offer one solution, keeping in mind that with our very strong winds in the spring, an extra weighted base is almost always required. Sometimes even when covered by a deep portal, solar shades or drapery at the edge of the portal may be necessary to provide shade as the sun sets. Outdoor drapery is a favorite to not only provide sun and wind protection, but also color, texture, softness and a bit of elegance and drama. Accessories are the last items we specify when designing an outdoor space. Planters are lovely opportunities to create outdoor bouquets of color and texture and if carefully planned can provide year-round enjoyment. They can be used to define seating areas, or sculpturally in a corner or on a table. Decorative fireplace tools, lanterns and found objects add those finishing touches of interest. There are many options to consider for outdoor spaces. We find them to be great places in which to play with color

and perhaps a little whimsy. With some thoughtfulness and planning, these bonus spaces for entertaining, family dinners and quiet relaxation will bring new dimension to the way you live. Make your first impression count “You only get one chance to make a first impression.” “Don’t judge a book by its cover.” “A picture is worth a thousand words.” “Penny wise and pound foolish.” These are all clichés we’ve heard throughout our lives. How are they meaningful in the marketing of our businesses? As technology is ever-changing, and we’re in constant motion to stay up, one thing has remained constant: our sense of the visual. Of all the senses we possess, the one most often used and that gets our attention the fastest is our ability to see. This is why, now more than ever, it’s so important to pay attention to how you market your product. Whether you’re a real-estate agent/broker, a builder, architect, interior designer, landscape architect, or any other related business, and you have a viable product to sell, you want to “put your best foot forward” in making your potential clients aware of it and your skills, “in the
best light possible.” Due to more and more avenues to achieve and broaden our range of familiarity and marketing in print and on the internet, the first impression is often all you get to make the sale. It’s important to remember that your photos are a major part of your branding. Your property shots, wide and detailed, interiors and exteriors, as well as professional portraits and head shots, convey who you are and how you want to be perceived. Whether you have a $200,000 fixer-upper or a $5 million residence, a five-star resort and spa, or an airport hotel, your photography and marketing are everything, and you want to be known for what you do best. If you’re a real-estate agent, the first thing you want to do is get someone to the property so that you can use your selling skills thereafter, and great photography does that. You can’t sell a property if you can’t get buyers or other agents to no-
tice and see it. Same for a builder, an architect, an interior designer, and others in the business. You have a great skill/product/reputation, great photography is often what attracts them to you so you can close the deal. A picture IS worth a thousand words. And the term, “Don’t judge a book by its cover”? Maybe true, but the cover is the most important part of any magazine or catalog; it’s what attracts a buyer to go inside, the first impression, and if the cover isn’t strong, and they don’t venture in, the purpose is defeated. It’s the photography and the art direction that’s going to get you there. So the next time you’re thinking of taking out the camera on your iPhone to market your own product, think twice. Don’t be “penny wise and pound foolish.” Remember that great photography and marketing are an effective and invaluable tool to help your business, when used properly.

On water usage and rates The city of Santa Fe has some of the highest water rates in the country. At the same time, our water use per capita is one of the lowest in the U.S. Is there a connection? First, our rates have gone up more than 40 percent over the last five years, including this year’s 8 percent increase. At the highest tier during the summertime, Santa Fe now has the distinction of having one of the highest water rates in the country, per a study done by Circle of Blue. Conventional economic wisdom would say that during periods of rate increases usage should go down; however, this has not been the case recently. During the same period of these rate increases we’ve also seen the gallons per capita per day (GPCD) usage increase in the city. Although 6 percent may not sound like a big increase, it represents nearly two hundred million additional gallons of water use per year. One conventional explanation for our increased water use is that it is due to the
high temperatures and current drought — we use more water when it is hot and dry. However, the drought has been shorter than these recent increases in usage. Another possible explanation, which I tend to believe, is that we have a bimodal usage pattern in the city of Santa Fe. By that I mean we have one set of users, fortunately a large number of us, who use little water and another set of water consumers who use much, much more. This hypothesis has not been scientifically proven. Most of us recall all the frontpage articles and remember the water restrictions that were imposed. On the other hand, we have a new set of residents and businesses that are unaware of the water situation within the Santa Fe water basin. These folks moved here from places where higher water use was the norm, water features were common, serving water unrequested was expected, and landscapes lush. This could partially explain why our overall water consumption
has gone up at a time when water rates are increasing quickly. There are probably other explanations as well, but it is clear that increasing water rates alone does not always result in less demand. Consequently we must continue to seek other ways to reverse this trend of ever-increasing water usage in Santa Fe. Thanks to past efforts of many, our water conservation efforts are the envy of other western cites and our water supply is much safer and more diversified than a decade ago, but our future depends on continued conservation. Some simple things we can all do — besides continuing to conserve — is share water-conservation tips with our new neighbors, point out to restaurants that it is illegal to serve water without it being requested, and report to the city hotline (955-4222) watering during the day or water running down the street. We all need to play a part in conserving our most precious resource.

Examine county draft land-use plan Santa Fe County is proposing to replace its current Land Development Code with a new draft code released to the public in 2012. The draft Sustainable Land Use Code follows the release of the Santa Fe County Sustainable Growth Management Plan, which was adopted by two resolutions in November 2010. Comments were invited through October of 2012 and are now available on the county’s website. The Santa Fe Association of Realtors has closely followed the revisions and offered several recommendations, as have many other local community groups and individuals. The Draft SLDC is a substantial document, consisting of 14 chapters and two appendices and totaling approximately 350 pages. Substantive provisions include subdivision requirements (Chapter 5), sustainable design standards (Chapter 7); zoning (Chapters 8, 9, and 10); growth management tools (Chapter 12); and housing and affordable housing requirements (Chapter 13). The draft SLDC also 42

contains all of the administrative and procedural rules for the county’s implementation of the substantive provisions. The SFAR’s comments address a number of issues and concerns raised by the draft code. The first is that it proposes a development review process that appears unduly burdensome for property owners and developers, which may stifle development opportunities, and ultimately growth, in the county. To address this concern, the association recommends that the county limit the information required at pre-application meetings, limit the discretion granted to the administrator, reduce filing requirements and scope of review for small projects or those consisting of infill or redevelopment, revise the general review process to add review timeframes as well as eliminating review by the hearing officer in smaller matters, and scale back the post-approval administrative processes. The association also notes that the draft document’s infrastructure-funding
mechanisms are unnecessarily redundant and poorly coordinated and will impose excessive costs on development. These issues can be addressed by ensuring that new development is encouraged in desired growth areas and is not overburdened with unfair costs or requirements. Specifically, the county should revise the requirement for entering into a development agreement for virtually all projects, and eliminate the provision that suggests future development fees can be applied to remedy existing deficiencies in public facilities and services. Next, the association raises the concern that several of the draft SLDC’s parking, access, and roadway requirements would result in the construction of excessive amounts of impervious surface, which is inconsistent with the code’s purported “sustainability” goals. Additionally, the association calls attention to issues surrounding the accessibility and analysis of the zoning map regarding individual properties which have been made public

by the county. The association encourages individual property owners to review the map in conjunction with the draft SLDC text. As the draft code is reviewed by county officials and advanced, the association urges County Commissioners to fully address these concerns to ensure that the final SLDC is one that meets the needs of our diverse community while encouraging smart growth. About Nambé’s high uranium levels The Nambé area is well known for high uranium concentrations in private water wells, one of which was laboratory-tested to be about 60 times the U.S. Environmental Protection Agency’s maximum contamination level (MCL) of 30 parts per billion (ppb). If you read my previous column, I cited recent work that the uranium found in wells east of the Rio Grande was determined by uranium isotope comparison to be naturally occurring and not anthropogenic. But that does not make it any less potentially harmful to human health. In the Nambé area, about half of all wells tested have uranium concentrations above the safe drinking-water standard. It is worth noting that EPA standards are more lenient than those of other developed countries: 30ppb in the U.S. compared to 20ppb in Canada, Australia and New Zealand, 15ppb recommended by the World Health Organization, and 2ppb in Japan. So if the uranium in the Nambé area
is naturally occurring and not from Los Alamos National Laboratory, then what are the geologic reasons for high uranium levels in aquifer water? The following explanation is based on field and laboratory work done by geoscientists at the New Mexico Bureau of Geology and Mineral Resources, NM Tech, the NM Environment Dept. and LANL, and published in a NM Geological Society Guidebook. There are actually four potential sources of uranium in Española Basin groundwater: altered volcanic ash beds that were deposited within the Tesuque Formation, the alteration of volcanic and granitic erosional debris within the Tesuque Formation, the weathering of uranium-bearing (non-commercial at this time) granitic and metamorphic rocks in the nearby mining districts, and weathered Precambrian granitic rocks in the Sangre de Cristo Mountains. Exposures of coarse-grained uraniferous sandstones at the Oxide Butte outcrop will activate a Geiger counter.
I would like to be able to say that there is a direct correlation between well depth and uranium concentrations, but that has not been confirmed. Many well owners do not have accurate information about the depth of producing intervals in their wells. If I had to speculate, I would say that shallow wells near streambeds (both ancient and current) pose the biggest risk. According to the Centers for Disease Control, most uranium dissolved in water is eliminated from the body, but a small amount is absorbed into the bloodstream and carried to organs. The CDC identifies the kidney as the organ at greatest risk from uranium but downplays the risk of acquiring cancer from uranium radioactivity other than increasing the risk of cancer over a lifetime. From the reading I have done, there really are not any studies directly linking uranium in water to health, but ingesting high levels seems like an overall bad idea considering what we do know and that uranium is so easily removed by certain technologies.
