Cupid’s blooming arrow Cupid’s overly commercialized, couples-oriented love fest is right around the corner, whispering into our ears that it is better to go big. Best not to repeat last year’s little embarrassment when we picked up the drug store’s last dyed rose wrapped in cellophane. (My friend who shall remain unnamed promises to never do this again). Even if you don’t have a regular sweetheart, there’s probably at least one person about whom you feel a little gushy and who would be ever-so-grateful for something sweet, sparkly or scented. If the object of your fancy enjoys fragrant forms of beauty, there’s a field of blooms waiting to be picked — from freesias and lilies to the ever popular Valentine’s Day staple: roses. While roses still remain the top pick, you will find there are other floral options available this time of year that will make your lover swoon in just as much delight. Perhaps your sweetie is sustainable and into buying local, so why not give her (or him) flowers that are locally grown and sold from a real live florist, not a supermarket? Florists count on this holiday for up to 40 percent

of their yearly sales. While it’s doubtful you’ll find much growing in our New Mexican flower farms, California is a mere two states away and could use the business. With an estimated 82 percent of flowers purchased in the U.S. being imported (the majority coming from

South America) buying flowers grown on our home turf is a very green and good thing. Asters, babies breath, calla lilies, iris, forget-me-nots, dahlias, mums,

delphinium, lisianthus, and gerber daisies are popular choices grown on California farms. Your neighborhood florist can tell you exactly where your flowers come from. Maybe your Valentine likes fragrance. Aside from roses and lilies (especially those sexy stargazers), there are some perfumed posies that hold their scent for days. Good choices include hyacinths, paperwhites, gardenias, freesias, daffodils, lilies of the valley, lilacs (maybe a bit early for these), tuberose, stock, and mini grape hyacinth. To pack a more delicious punch, combine several varieties in a bouquet. But make sure to ask what’s in season. Anything out of season or exotic equals expensive (and usually imported). But what if your sweetheart has allergies? Interestingly, just because they are flowers doesn’t mean they will smell. As a matter of fact, certain roses have been hybridized so much that they lack the original scent older varieties once had. Flowers like sunflowers, dahlias, ranunculus, anemones, most tulips, hydrangea, and protea are fragrance-free bets. Red, pink and white may still be the

Darlings, Today, in order to help Hallmark promote this month’s big event, Valentine’s Day, I’ll share some of the love stories I have uncovered about Santa Fe Realtors who are married to each other and are also business partners. Chocolate Drops, at first I thought I would find only a few couples, but was I surprised. Sotheby’s wins with seven of the 15. Chris and Patti Webster hold the record at Sotheby’s — married 34 years. Patti was managing an upscale boutique on Cape Cod when a tall, strikingly handsome blonde and bearded young man came into her life wearing tight jeans, cowboy boots, and lots of turquoise. Enter Chris Webster, originally from N. Carolina but in love with the Southwest, who had already made a name for himself selling art and antiques to museums and collectors. Chris talked Patti into moving out west, and he thinks that’s the best closing he ever orchestrated. Second place at Sotheby’s goes to Michael Nicola and Gabe Bustamante, together 33 years. One of Michael’s friends called him on a sunny California day to say he was coming over and bringing a friend. Hearing the doorbell ring, Michael looked down from his second story to see a young man with long hair and dark sunglasses smiling up at him. He turned to another friend and said, “That’s the man I’m going to be with the rest of my life.” And nothing has changed. (Maybe Gabe has cut his hair an inch or two). Next are Pam Wickiser and Bob Dunn, who have been together 30 years. Bob was from Boston and Pam was from Denver. In Santa Fe, while selling real estate in different offices, they met at an MLS meeting, which just goes to show that we should start attending those meetings more often. Fourth we have David and Bonnie Sorenson — married 30 years. Real estate

was their introduction, also. Working in different offices in California, they ended up co-listing the same property, and they still send a yearly thank-you note to the clients who brought them together. Fifth are Anne and Alan Vorenberg, married 19 years. Both excellent skiers, they met on Al’s Run in Taos (where they still go today with their three children). They bring that same excellence to real estate, and they were named the top-producing husbandand-wife team of 2012. Sixth at Sotheby’s are Paula and Tim Galvin — married 12 years. They both moved to Aspen (he from California and she from Texas), and they met each other within one week of being there. Of course, they met through real estate working for the same resort community development, River Valley Ranch in Carbondale. Santa Fe Properties has 3 married couples. (No, Cupcakes, Susan Kline and Lynden Galloway aren’t one of them.) Susan Munroe and Terry Smith are, however, and were married at the Palace of the Governors in 1996. Earlier, while living in D.C., they met on an escalator in the Hyatt Regency. He was going down, she was going up, and when their eyes met, they knew they’d be going the same direction from then on. Next we have Warren and DorLisa Berg — married a mere three years (but together for 10). Well, Puppies, what else can I say? Throughout our 20+ year friendship, Warren has always been a man of few words. Keller Williams has two married couples. Melissa Pippin Carson and Roger Carson, married 14 years, were introduced to each other back in the ’90s by our famous chef Lino Pertusini’s equally famous brother Pietro. How could romance fail to flourish when an Italian sees a match? Obviously, Pietro had a good eye for this one. The second KW couple is Rose Lopez Brown and Pat Brown, married 17 years.

Besides being a cradle Realtor (born into the biz in Albuquerque), Pat is also a great CW dancer. When he and Rose started dancing at Rodeo Nights, she knew it was the start of something big. At Barker Realty, Trudi Conkling and Jenny Bishop are the married couple, but you already know that from last month when I reported on their New York wedding. Well, so, it’s worth congratulating them again, don’t you think? Janet and Tony Rousselot are the “it” couple at Karen Walker Real Estate — married 22 years. As fate would have it, Tony was working at Alpine Sports when Janet came in with her sister to buy ski boots. By the time the boots were purchased, Tony and Janet knew their futures were colliding. (And yes, Butter Beans, Patrick Walker is still single!) The grand prize of marriage goes to Dougherty Real Estate — Clara and David Dougherty have been married 35 years, the longest of all these Realtors who are married to their business partners. They first met when attending Catholic boarding schools in Colorado but didn’t get serious until home from college one summer. Beginning and end of story. Well, well, girlfriends, what if you’re single and would like a Valentine of your own? I just happen to know the George Clooney of real estate, and he just happens to be single, and he just started at Keller Williams a month ago. Check Chris Appleby’s photo and tell me what you think. he 16th annual ARTfeast benefiting art programs for young people in Santa Fe happens Feb. 22-24 in Santa Fe. One of its programs is the Art of Home Tour, featuring eight properties now on the market, with art furnished by nine Santa Fe galleries. On the tour are the award-winning Sundial House by Paul Stephenson Oles, a charming Craftsman-style home in the South Capitol district, and an Eastside house designed by artist and preservationist Frank Applegate and once owned by Fred Harvey. Artwork showcased at the homes during this event are available for purchase. Buyer advantage: the love letter A shift has occurred in the Santa Fe housing market. That’s right, you read correctly. The inventory of homes for sale has decreased dramatically. If you are contemplating a move, is now a good time to sell your home? You bet it is! There will be less competition, the process will be quicker, and with rates at historic lows, there will never be a better time to move up. This will not last long, so take action. At this time of year, only purchasers who are serious about buying are out looking for property. With fewer homes on the market, multiple offers are on the rise, as we saw in the last quarter of 2012. We are now in a “seller’s market.” So if you are a buyer, what can you do to make your offer stand out? Expert Realtors recommend that the buyer includes a handwritten “love letter” with the offer so that you stand out from the other offers. This old-fashioned approach tells the sellers what the buyers

adore about their home and why they are the best suitor for consideration. Georgette Romero of Santa Fe Properties says it is beneficial to attach a letter explaining why a particular offer was made. It gives a little more human touch. Some transactions can have an emotional element and this really helps. In preparation for this article, I sent an email to area Realtors asking if they would share their favorite love letters used to accompany a purchase offer. Here are some favorite letters and comments (condensed). Ann Brunson of Sotheby’s International Realty submitted a letter in which the buyer said that he would buy a telescope to enjoy the night skies in Las Campanas… no street lights to distract from the stars! Julia Gelbart of Santa Fe Properties took a photo of her clients’ entire family hugging the tree in the front yard with the caption, “We really LUV this house!” Even the family rabbit was in the photo. They got the house!

A positive: listing supply shrinks As we go into 2013, everyone is talking about the improvement of the housing market. Nationally, this appears to be the case, but Santa Fe lags a little behind. Let’s take a look at the 2012 4th-quarter market statistics and see how well we did. The biggest factor to a healthy market is supply and for years we have suffered from high inventory. That is changing and the biggest gain for our market is the dramatic decrease in homes for sale. At the end of the year there were 1,200 homes for sale, a 47 percent decrease from 2011 and a 7-year low. This represents a 10-month supply, which is still a buyer’s market but with continued activity that could be changing, too. Both pending sales and closed sales were up overall for the year, a 20 percent increase over 2011. This could be a result of the reduction in the average sales price, down almost 7 percent to $419,859. The median sales price is down, also, to $315,000 from $321,893 in 2011. A look at most areas saw some form of improvement. City limits Northwest had a reduction in inventory by 55 percent, which translates to five months, and the median sales price increased 18 percent

to $321,950. Old Las Vegas Highway had a 56 percent decrease in new listings and a 14 percent increase in sales price to $426,000, but inventory levels remain high at 15 months. Tesuque had a 22 percent decrease in new listings to 39 homes for sale and an increase in median sales price to $579,913. While the Highway 285 area had a 12 percent increase in price to $436,050 over $388,500 from 2011, new listings are up and inventory levels remain at 14 months. The Old Santa Fe Trail area had a reduction in inventory to 9.5 months and a small increase in sales price to $470,000. South of I-25 had a big increase in closed sales. Inventory here is at five months but the median sales price dipped again to $280,000. Highway 14 had a small reduction in new listings from 2011 but the median sales price is down 16 percent to $229,000. The Glorieta and Pecos areas have 23 months of inventory so it is no wonder that the median price here dropped to $171,500. The Eldorado market continues to chug along with a decline in new listings. The inventory level here is at four months. The median sales price for 2012 was down

only slightly to $305,000 and it appears this is the most stable of our market areas. The Airport/Agua Fria corridor is running at approximately six months of inventory but their median sales price dipped almost 3 percent to $176,500. Out towards the Northwest county, a 3 percent increase in new listings means a 9.5 months supply of homes for sale. The median price here is down 9 percent from 2011 to $564,000. Las Campanas still has a 12 month supply of homes for sale and the median sales price here slipped yet again to $830,000. Back in city limits, the Southeast had a huge increase in closed sales so inventory levels here are at eight months but the median sales price is down to $387,500 from $396,500 the previous year. City limits Northeast also experienced robust activity but inventory levels here are still over 13 months. The median sales price dropped here, too, to $525,000 from $556,200 in 2011. The city limits Southwest picked up in closed sales and inventory levels are at seven months but again, median sales price dropped to $199,500. Condo sales in the city picked up quite a bit with both an increase in sales and

in median price to $262,000. Land sales in the city and county also rose by 50 percent but the median sales price fell to $100,000. Overall, the Santa Fe affordability index has not been higher. With prices still at all time lows and inventory levels quickly diminishing, 2013 has the makings of becoming a banner year for Santa Fe real estate. You may be entitled to discounts Previously we have discussed the subject of title insurance being regulated by the Superintendent of Title Insurance of the State of New Mexico. Not many of us as consumers may understand the real benefits of regulation, such as discounts, saving money on title insurance at the aclosing table. It is not only beneficial to the seller but to the buyer also. It is not uncommon to be asked for copies of our prior owner’s title insurance policy, loan title insurance policy, and the HUD statement (closing statement) from the previous closing. All of these are beneficial to us, the consumer. The priors will determine the discount and the size of the discount. When listing our home with a professional Realtor, we will be asked for such copies to benefit us and our buyer. If we are refinancing, we will be asked by the loan officer or escrow officer for a copy of the loan policy issued at the time of

purchase or the previous refinance. No matter how we are asked, there is a benefit to all of these requests. Owner’s policies may have discounts or credits referred to as reissue depending on the age of the original policy. The age is determined by the issue date of the policy. Refinance is not that much different. According to New Mexico law (59A-306.1. Premiums; refinanced property), “The premium rates for title insurance policies issued in connection with the refinance of an existing mortgage or deed of trust, where a prior loan policy has been issued and a copy of the policy or a closing statement evidencing the issuance of the policy is furnished to the insurer or title insurance agent showing title vested in the same borrower and covering the same property, shall not exceed the percentage of the basic premium rate promulgated or approved by the superintendent…” The rate charged based on the ba-

sic premium rate may be as little as 40 percent to not more than 80 percent of the basic rate. All based on the age of the prior policy issue date. Someone after reading this said, “Huh? What does this mean?” So many times we have to rely on others to lead us through mountains of paper and endless questions that only we can answer. All the time we have very little understanding of where we are and where we are going. Professional lenders, Realtors, and escrow officers have a wealth of knowledge. They work diligently to find the best route to the top with the least financial burden to us. They are all focused on providing us with absolute security and peace of mind. It is our right to be sure we get everything we pay for, without paying more than is allowed. Knowledge is said to be power. Knowledge will help us feel more comfortable at the closing table. Fewer using reverse mortgage after spike By Paul Weideman John Ruybalid does not know why the number of people wanting to do reverse mortgages has slid so dramatically in the past couple of years. “I do think the reason for the spike we saw in 2009 was from people losing money in the stock market and trying to figure out how to make ends meet,” said Ruybalid, a reverse mortgage specialist with Gateway Mortgage Santa Fe. The reverse mortgage is a way for homeowners aged 62 and up to borrow against their equity with no mortgage payment, as long as it’s the primary residence. Interest and mortgage insurance are added on to the balance each month and that’s repaid when the house is sold or at death. Meanwhile, the owner is still responsible for paying property taxes and homowner insurance and keeping the property in good repair. In 2005, more than 40,000 Americans participated in FHA’s reverse mortgage program, more formally known as the Home Equity Conversion Mortgage (HECM). The number climbed to over 110,000 in 2009, but it has dropped since then — to about 55,000 in the 2012 fiscal year. About 700,000 of the loans have been made in the last decade or so, up from much smaller numbers before that, according to a story about reverse mortgages last June at the internet site of the National Association of Realtors. The way the program works, the more valuable your home is, the older you are, and the lower the interest rate, the more you can borrow. One disadvantage is that upfront costs can be high. At closing, you will be charged an initial mortgage insurance premium of up to $12,510 (and over the life of the loan, you will also be charged an annual premium that equals 1.25 percent of the mortgage balance.) There will also be an origination fee of as much as $6,000 at closing. You can pay for most of these costs by financing them and having them paid from the proceeds of the loan.

Of course, that reduces the net loan amount available to you. The majority of reverse mortgages being done now are the standard, fixed-rate program. That gives you the maximum, one-time cash payment. If you do a variable rate, you have different choices, such as leaving it in a line of credit to draw on as you need it, or arranging to have monthly payments.

‘There is a huge part of the population that could qualify for a reverse mortgage, but they don’t know about it, and most mortgage loan officers don’t understand it.’

“These used to be much more expensive than they are today,” Ruybalid said. “And FHA came out with a Saver program a few years ago and that reduces the highest closing fee, which is the mortgage insurance, from a maximum of $12,510 to just $62.55. But there is a catch: you get significantly less money. That can be $50,000 or even $100,000. It depends on your age and the appraised value. “Every situation is different. You can have somebody who is just 62 trying to decide if he can retire or not and if he could get rid of the mortgage payment, he could retire and use Social Security to live on.” One caveat is that the reverse mortgage has to be the only lien against the property. “We have to pay off any existing mortgages. If you took out an 80 percent loan, and now you’re coming to me at 62 for a reverse mortgage and I can only give you 50 percent of the value, you’re short. You’re not going to be able to pay off that 80 percent mortgage. It won’t work, mathematically.”

Ruybalid said more than a dozen people pursue reverse mortgages each year in Santa Fe. “We have had some loss in value, so that doesn’t help. And some are distressed sales, short sales or foreclosures. Before, you would sort of discount distressed properties but now they’re so common, it’s standard to use them in an appraisal and not discount them.” Ruybalid said there will be some significant changes to the HECM program in 2013. First, it is likely that the standard fixed-rate program will disappear. In addition, lenders are going to have to put into place some kind of financial assessment to make sure people using the reverse mortgage program will be able to pay their property taxes and homeowner insurance in the future. HUD may require escrows for those things — an amount will be withheld from the money you get. “There is a huge part of the population that could qualify for a reverse mortgage, but they don’t know about it, and most mortgage loan officers don’t understand it,” Ruybalid said. “The number-one misconception is that you’re giving the house to the bank. Some people don’t like it because the interest is accumulating and reducing the equity so that the kids will inherit less. On the other hand, if you owe more than the house is worth, you’re not on the hook for that; it’s covered by the mortgage insurance. “Secondly, these are non-recourse loans, so the senior has no personal liabiliy for the debt: it is paid off when the house is sold. And it does not show up as a debt on your credit report.” Ruybalid said he is always glad to talk to people, at no obligation. His number is 690-1029. anta Fe businessman Felipe Delgado consolidated this property 150 years ago from lots owned by merchant Anastacio Sandoval and farmers. Subsequent owners included Levi Hughes and Charles Proebstel, who were the founders of the Santa Fe Builders Supply Co. (Sanbusco); and, from 1967 to 2004, Zane and Maryann Spiegel. The main house, facing on East Alameda Street and the Santa Fe River, was reportedly built in 1928 of pentile (blocks of a dense material once produced by the state penitentiary at Santa Fe) and was renovated and expanded in 1975. Six years ago, designer/builder Jay Parks added a half dozen condomimium units on the property; one of these, a handsome, 3,525-square-foot condo, is on the market. There are four bedrooms and four bathrooms. All of the exterior walls are adobe and interior walls are wood-frame. The unit boasts wood floors and hand-plastered walls throughout. Heating is both in-floor radiant and forced-air heating, while summer highs are moderated wth a refrigerated air-conditioning system. The living-room is graced with elegant wood windows with exposed lintels and a ceiling of vigas and coved plaster. T

he tower crane behind the old St. Vincent Hospital will be taken down on Feb. 20. That’s some kind of milestone in the big construction project under way there since the spring of 2012. The tall crane has been indispensable in two major aspects of the project to convert the 1954 hospital into a 200-room hotel: building a parking garage and an addition to the hotel’s south side. The addition walls are being built with AMVIC blocks, an insulated concrete form produced in Canada. (The last time such white blocks were seen on a downtown Santa Fe project was in 2007-2008, when another brand of ICF, Nudura, was used for the New Mexico History Museum.) These hollow polystyrene blocks are stacked like Legos on anchored rebar, then concrete is poured through the

centers. The walls of the parking garage use less-expensive steel framing. The garage, designed to accommodate 204 vehicles, follows the grade of the land, which falls off away from Paseo de Peralta — it’s a 10-foot drop from Paseo to the old boiler building, which will be converted to serve as a conference center. (The smokestacks will stay.) “The top of the highest part of the garage will be a halfstory higher than Travel Bug across the street,” said Drury’s Santa Fe project manager, Brian Nenninger. “We still have to pour the third level. The whole building is for parking except for a one-story, 4,000-square-foot building, on the Paseo end of the parking structure, which will have some kind of retail.” Besides all of the activity on the former parking lot between the old hospital and the New Mexico School for the Arts — both John Gaw Meem buildings — Drury has been

busy inside the future hotel. Virtually all of the interior walls have been removed. What’s left are the hefty, cement supporting columns. “This is a poured-in-place concrete building,” Nenninger pointed out. “It’s a pretty stout building; you can’t do too much to it.” The existing walls are made up of two layers of brick on the exterior and about eight inches of plaster and fireblock on the inside. The 10-inch voids between the two will be filled with insulation. The building’s overall insulation factor will be a huge improvement over its previous condition. The hotel’s main entrance, under a second-story postand-beam balcony with white wood balustrades and modillion cornice, will be on the south side, looking across a broad, paved area to the old boiler building and the northwest corner of the parking garage. It’s all being done in the Territorial Revival mode, tieing

into the 1954 building’s brick parapets and occasional, white-painted pedimented lintels. “The new building can’t be exactly like the existing; you want to be able to discern that it’s later, and that goes even for the brick coping on the roofline,” Nenninger said. “It will be a similar color, a similar reference, but not exactly the same.” The old hospital is brick, painted over. The addition on the south side includes two implied tower elements. “Meem used that on another façade so these refer to what he did, and they will be brick and painted but in a different shade from the original building. Everything else that’s new will be stucco.” The hospital was designed and built on a budget, which explains the fact that the E. Palace facades (and to some extent the Paseo de Peralta facades) are much more decorative — including with sections of ornamental brickwork between some windows — than the walls facing the former parking lot. The implied tower that Meem did is on an eastfacing facade. It’s the highest section of the series stepping away from E. Palace Avenue. The topmost of the four windows is one of the building’s fancier ones, with a Territorialstyle frame including a dentil cornice on the pediment, as well as a projecting, 8-post balcony element. “It’s just a flat wall section, but when you’re looking up, it looks like a tower. It’s a very creative gesture that Meem did.” When the hotel is complete, Drury may start immediately on the next phase: conversion of the 1908 Marian Hall into a 30-room boutique hotel. Or that may be put off for a year or two. Either way, the Marian Hall roof will be replaced this summer.

While the hospital interior was modified significantly over the years, Marian Hall next door “has quite a bit of historic fabric,” Nenninger said. As such, it will be changed

In the original sanitarium, you didn’t have your own bedroom; you had beds lined up, so the rooms were bigger and the Sisters over time changed the uses, including for a convent and a girls’ school, then later the state came in to use it for offices.” Drury plans to restore the old main entry in line with Cathedral Park, the glass atrium (enclosed sun porch) on the hall’s west end, and the verandas with their handsome white-painted wood railings and pickets. “Replacing all of those is an undertaking, but we have quite a few carpenters

in our workforce and there are quite a few excellent people locally who can do this kind of work as well.” Marian Hall’s historic chapel will be restored, as will the old dining hall. At the northeast corner of the property, across from the historic Willi Spiegelberg house (now Peyton Wright Gallery), the lawn area will be preserved and improved, but Drury will remove the bridges or “ambulatories” that were added a few decades ago between the hospital building and Marian Hall. Drury Plaza Hotel is the sixth or seventh in a new line of full-service hotels Drury has developed, althought selectservice hotels are still the company’s bread and butter.

For local reference, Nenninger said the new hotel will be “several steps above” the Drury location on Jefferson Street in Albuquerque. The company is also getting a reputation for sensitive “adaptive re-use” projects. Just before starting the Santa Fe project, Drury finished a historic remodel on a 90-year-old hotel in Wichita, Kansas. One of the organizing principles of the Drury Plaza Hotel master plan is a promenade that thematically extends the central path in Cathedral Park through the Drury property. Nenninger said that because that promenade and other landscaping will be completed in this same phase, the whole five-acre site will look finished when the hotel opens in the summer of 2014.

When close family and friends realize the fact of my relative sobriety, I sometimes see horrifying questions dart between their eyes. “Did he hurt anybody?” “Did he total his truck?” Or from deep within an age-old physiognomy, they

ask themselves, “Did he get time?” Luckily, nothing dramatic like that occurred in my accidental disinterest in alcohol. It all started when I was innocently beginning my first book, Roof-Reliant Landscaping. Since the State of New Mexico was paying for it, the manuscript had to be an essentially humorless text. I soon realized that the best time to write a book is after dinner and before breakfast, so the obvious problem for the green drinker in me was that I had no talent for writing an essentially humorless textbook with a post-dinner buzz or a pre-breakfast hangover. Fortunately for Green Drinks, the New Mexico Green Chamber of Commerce, and the owners of my Sweetwater-winebar soapbox, I plan to focus on none of this teetotalism. Instead, I’ll describe how over the last 20 years SFP has applied permaculture principles. We’re calling the talk “Marketing Lessons from Nature,”

because I do think there is a great deal to be gained by learning about how nature works. After all, she’s become pretty productive over the last 6 billion years here on planet Earth. In Permaculture: A Designers’ Manual, Bill Mollison nails it: “Cooperation, not competition, is the very basis of future survival and of existing life systems.” I like to say that cooperation is the driving force of nature. Of course, one can argue that capitalism is not “natural,” but, either way, people in business can still learn from nature and reap meaningful benefits. We tend to think that competitive excellence causes success, and there is much truth to the positive side of healthy competition. But successful business people are also great cooperators. You have to be when it comes to partners, customers, suppliers, subcontractors, and all of the other nodes of business from marketing to sales to production, distribution, and

all the way to collections. I’m no expert on modern economic theory, but if cooperation’s potential as a force in the economy isn’t the most overlooked fact of modern economics, I’d like to know what is. Exactly what are ‘points’? Potential home purchasers, hearing their loan officer quote “no points” think their closing costs will not include a fee to the lender. Well, maybe, but not necessarily. Points are defined as a percentage of the loan amount under discussion. They can be 1 percent, 2 percent, or any percentage of the mortgage amount. Therefore 2 points on a $300,000 mortgage would be a cost of 2 percent times the loan amount or $6,000. Today, several different terms are used to identify “points.” Confusing? You bet. You will find points referred to as mortgage fees, discount fees, and origination fees. So when you hear “points” or “no points,” have your loan officer produce a very specific cost sheet. Lenders are required to present a detailed good-faith estimate no more then three days after a loan application is submitted. So, submit your loan application and insist on that estimate being accurate.

I am working with clients who came into my office saying, “no points.” They had been thoroughly confused by what they had read and heard about points and had concluded that points were “evil.” So we sat down and delved into the full meaning of points. A simple calculation (shown below) emerged that helped them decide if paying points was beneficial or a waste of money. Determining if points are worth paying requires a calculation. If your loan amount is $400,000, the calculation is as follows. A fixed-rate loan at 3.5 percent with no points yields a monthly principal/ interest payment of $1,796. A fixed-rate loan at 3.25 percent with 1.5 percent in points (1.5 x $400,000 = $6,000) amounts to a monthly payment of $1,741. So, you can save $55 per month for a cost of $6,000 in points. That means that in 109 months (over 9 years) the $55 per month savings will return the $6,000. Each bor-

rower must determine if paying this extra fee is valuable. Of course, this calculation can change daily because interest rates can change each day. Your loan officer can calculate the benefits of points each day until you decide to lock your loan. Last year, I handled a refinance where another lender’s good-faith estimate showed in very small print that “the above figures do not include a 1% origination fee.” The borrower went to closing, saw the 1 percent and canceled the transaction. I completed the loan without the origination fee. Points, like the owner’s title policy, the appraisal, and insurance recording fees should be understood and approved by the purchaser. Mysterious closing costs are sometimes intentional. Don’t accept anything less than specific knowledge concerning the closing costs you will face at closing.

Personalized searching and privacy Recently, Facebook announced Graph Search to make it easier to search large quantities of your personal data on their site. The word “graph” makes this innovation sound like something purely mathematical. In fact, it represents a seismic shift in how social data is changing the social-networking world we inhabit daily. Facebook’s venture into the search world is more than competing with Google for ad revenue. Search is now social. We all are trained to Google for information. Now imagine the potential of a “social” search or layer available to the public by searching your social relationships, profile and social activity. If you are one of the billion-plus people on Facebook, then Facebook knows about you, your friends, your likes, and the friends of your friends who were once strangers in your social or business sphere. The bottom line is your information on Facebook is valuable data for advertisers and marketers. Facebook has found a way 38

to connect all your social dots and share them as a social graph, by using info in your posts, timeline, and newsfeed. For Facebook to be a financial success for its investors, they had to find a way to profit from knowing about you. Now they can reveal you as a personalized search result based on your Facebook presence. Personalized searching is something Netflix and Amazon pioneered. It is based on what movies or books and products you purchase. They guess what you would like to see or buy next based on your past shopping habits. Google ads that pop up on the sidebar in your gmail account are Google’s way of mining your email and calendar subjects and web searches to sell online ad space. Now Facebook can do the same thing based on your social profile and activity. You may not want to know what your friends think about the Santa Fe Opera or Indian Market or even their take on Santa Fe real estate. However, advertisers

and marketers want to know what your friends and their friends like in Santa Fe. I think you can see the privacy implications of this personal Graph Search. So did Facebook. They did anticipate your privacy concerns. There is a now a Facebook video explaining how to control what shows up about you. Although you cannot remove yourself 100 percent from being Facebooked in a personal search, you can do something to protect your privacy. You can change what is public on your profile. You can control who can see your posts in the past and future. You can hide who has access to your photo albums and Likes. The most important thing to do if your privacy is important to you is to check your privacy settings often. Facebook gives you the opportunity to control your privacy; however, it is up to you to find the time to do it. Once again, make sure you are attentive and comfortable with what you have posted, liked and shared on Facebook

ld Wood LLC, a local wood-products company run by the Old family, is having a slow winter, like many who are dependent on the building industry. But there are points of glimmer, many of them revolving around the firm’s development of wood-block floors. The blocks are cut across the tree trunk, so the rings of the tree are perpendicular to the floor. “One of my favorite jobs last year was the atrium next to the cafeteria at Santa Fe Community College,” said David J. Old. “That was entirely wood blocks, primarily burned pine, from the fire and flood at the Dixon Apple orchard. We did hazard tree removal there for the State Land Office.” Old Wood did wood-block floors for the Land Ocean restaurant in Folsom, Calif. (piñon) and the Starbucks in Napa, Calif. (mesquite), and is in line to do mesquite wood blocks for the rooms in the current La Fonda remodel. 40

The family business is headquartered in Las Vegas and has had its 2,400-acre ranch in Pecos since 1932. That’s the Viveash Ranch, which suffered a devastating wildfire in 2000. “We’re working with densely overgrown timber on the parts of the ranch that didn’t burn, which had been logged and mismanaged in the past. Just about everything that had never been touched, all virgin forest, burned.” For years, Old Wood has been known for its Douglas-fir plank floors. “We specialize in a quality rustic floor,” Old said. “And regarding the reclaimed side of all this, I don’t believe in tearing down historic barns for material. Our approach is sustainable, environmentally beneficial forestry.” Old doesn’t like the so-called floating floors, preferring glue-down wood floors. He noted that they work fine with radiant heat, as long as the wood is well-dried and made for the application. “Douglas-fir is extremely stable, but you can’t do huge wide planks glued straight to concrete, so

you’re using shorter lengths.” The company harvests, kiln-dries, machines, and selects wood to make the best floor possible. “We begin by selecting the right log,” according to a detailed description at douglasfirfloors.com. “We avoid crook, sweep, twist, wind shake and other defects. Once cut, we check each board and reject defects such as sap pockets, split and check, etc. The characteristic pink color of Doug Fir heartwood is what we seek.” Old Wood’s flooring lumber is cut “for the quarter” to maximize vertical grain. The six-inch plank floor is the company’s bread and butter, but Old also offers eight-inch, four-inch, and 2 ½-inch — this last type sawn from smaller trees that are often overgrown on the ranch’s north slopes. These yield “a classic and very elegant look.” Old Wood is a participant in the federal Collaborative Forest Restoration Program. “It’s almost made a liberal out of me, because without those grants, I wouldn’t be in


business, but we haven’t spent any of the money paying ourselves; we’ve spent it on capacity building. This is how we’re able to do a prefinished floor for Starbucks, because we were able to buy the machinery to do the molding.” The family works with the Alamo Navajo and Ramah Navajo on the restoration program. That involves training Navajo sawyers to cut piñon and juniper for end-block floors. “We hope to have fully finished product made from small-diameter reclaimed timber for the mass market within the next two years,” Old said. And then there’s the Kuwait project. Old said he has an agreement for a 140,000-square-foot job for that nation’s Ministry of Education, but he’s struggling to obtain letters of credit to cover a $350,000 deposit fom the Kuwaitis “We’ve been there, we’ve come back with the job in hand, for the largest-ever mesquite floor in the world, and I’m going to hire 10 people the day I start, and can’t get the banks to give us a letter of credit. I bought a sawmill and put it in Texas and the guy there is asking what we’re waiting for. I’m not in bad shape, but the banks want dollarfor-dollar collateral to write these letters of credit.” Meanwhile, Viveash is the study point for small-diameter timber. The family, and Navajo crews, are thinning the part of the ranch that didn’t burn, both for firewood (firewoodnm.com) and for wood blocks, which Old calls “the highest best use for the lowest grades of wood. If you try to make lumber out of 7-inch wood, it doesn’t work, but we’re getting good results making these wood blocks. It’s perfect, true vertical grain, so you’re walking on the tree straight up and down, as it were. And it’s gorgeous.” One of the other longtime purveyors of wood flooring is Alpine Builders Supply on West Water Street. Started in 1947 as a lumber yard, it’s a third-generation business today. Alpine sells several varieties of hardwood and softwood tongue-and-groove flooring in widths ranging from an inch and a half up to eight inches. “We have 2 ¼-inch white oak and red oak, typically in a number one grade, then we carry a select and better grade; that all sells for $3.95 a square foot,” said general manager Jamie George. “We have 1 1/2-inch red oak for $4.30; 1 x 8 Southern yellow pine is $2.30; 1 x 4 fir is $3.40, and for 6-inch it’s $3.60. This fir is all old-growth, clear vertical grain material. We also have 1 x 6 clear cedar, which is a little on the softer side.” George said the company’s oak flooring is from the Midwest and the fir and cedar comes from the Pacific Northwest. Floor Mart, 2911 Cerrillos Road, is also a third-generation business. Ralph Norman Raby founded it in 1958. The Santa Fe showroom (there are two more in Albuquerque) began in the Valdes Business Park in 2000, then moved to the current location seven years ago. What’s popular? “Hard surface, and I mean tile and hardwood and laminate,” answered salesman Jeff Cole. “Laminates come in the plank look or block look. We sell more laminate and hardwood than anything. “When I began selling flooring at House of Carpets here in 1994, we sold 70 percent carpet and 30 percent hard surface and in the time since then it has reversed, to where we now sell 70 percent hard surface and 30 percent carpet.

It has completely flipflopped.” People want real wood if they really want that look, but it is the most expensive flooring, he said, “Most of what we sell in that realm is engineered hardwood, which works on any kind of surface, including concrete and a radiant-heat subfloor. The only type of hardwood floor that’s recommended over radiant heat is your engineered or floating floor. That goes over an eighth-inch rubber cushion that has an integral moisture barrier. People like the floating floor because it’s easy on the knees.” Hardwood flooring ranges from $4 to $14 a square foot at Floor Mart. One factor to look at is the hardness rating of different types. “Maple is at the high end and that might be what you want if you have large dogs with claws. You might want a floor with a high hardness rating for your entry hall and other more public areas, and then you can have a softer wood for the bedrooms.” Hand-scraped wood, which has a weathered or distressed surface, is popular these days. There’s also more demand for sustainable bamboo — this flooring is $4 a square foot for the natural or darker “spice” colors, $4.70 for hand-scraped, and $8 for the strand-woven type. “One thing you have to watch out for,” Cole said, “is that a lot of companies don’t warranty bamboo in this dry climate. But I haven’t seen any problems with splitting or face-checking on the glued-down floors.” What’s new and interesting? “In materials, nationwide anyway, it’s vinyl planks and tiles with the wood appear-

ance. Mannington Adura luxury vinyl tile looks great but it hasn’t really caught on here yet, and the adhesive and grout are expensive. Floor Mart sells four types of stone: granite, marble, travertine, and slate. “Slate is very handsome, but it can flake apart on the surface, and we have a through-body porcelain tile that looks just like it.” The latter costs at least $7, whereas slate is about $3. “What we sell more than stone is glazed-porcelain tile and glazed-ceramic tile. Tile starts at a dollar a square foot. We have granites and marbles both for countertops or floors. The 12 x 12 tiles of marble for bathroom floors go for between $4 and $15. Onyx is more like $24, whereas the travertines range from $5 to $9. We also have Saltillo tile from Mexico.” That morning, Cole was in Eldorado measuring a house for a contractor who was buying materal from Floor Mart. However, 90 percent of what the company sells it installs, using more than a dozen crews that are based in Albuquerque. City faces complex supply issues Surface water and aquifer supply concerns are among the many issues City of Santa Fe water specialists are currently addressing. The uncertainties of drought and the possible consequences of climate change further complicate water-resource planning. Perhaps one of the best examples of predicted surface water shortages comes from the numerous studies of the Colorado River, from which about 70 percent of the water use occurs outside the basin. And what is the relevance of Colorado River basin studies for Santa Fe? San Juan-Chama Project water is a critical component of the water extracted from the Rio Grande at the city-county Buckman Direct Diversion and tributaries of the Colorado River source this water. Stakeholders in the San Juan-Chama Project were alerted in early December that their 2013 allotments could be reduced by as much as 20 percent. The Bureau of Reclamation’s Colorado River Basin Water Supply and Demand Study, released this past December, points

out the growing imbalance between demand and projected supply in that basin. In the median case of water demand versus supply projections (which incorporates climate change and estimated population growth), the deficit between demand over supply for Colorado River water is estimated to be at least 3.2 million acre-feet in the year 2060. Locally, the Bureau of Reclamation, the largest wholesaler of water in the country, has partnered with the City of Santa Fe and Santa Fe County to quantify the potential impacts of climate change on available water supply and to evaluate potential mitigation and adaptation strategies. A link to the final draft report, summarizing the 2012 workshop, Climate Change and the Santa Fe Watershed: A Preliminary Assessment, is available on the Water Resources portal of the Sangre de Cristo Water Division. Development of new water supplies is the riskiest approach to the demandversus-supply equation, while water-use efficiency, water reuse, and water conser-

Current incentives and rebates are summarized on the Water Conservation website: www. santafenm.gov/index.aspx?NID=2552 With respect to reusing water, the city is developing a revised Reclaimed Wastewater Resource Plan. This supply source is already part of the portfolio (for example, for the irrigation of public golf courses) and it is expected to play an even greater role in the future. In late January, Water Resources Coordinator Claudia Borchert conducted a public meeting regarding the use of reclaimed wastewater. The year 2013 will be a very interesting year with respect to water conservation decisions. Despite the last two years of record drought, the city has not imposed any additional watering restrictions beyond the existing ordinances specifying permanent (non-emergency) restrictions and the emergency Orange and Red stages. There are three reasons buildings settle: bad soil, poor construction and age. In Santa Fe, we find the causes fairly evenly split between soils and construction, with the spice of ancient adobe with no footing at all tossed in. Although there are only three causes, there are many more permutations than one would guess that can lead to disaster. In the case of soils, for example, sometimes they swell when they are wet, but often they collapse; sometimes they shrink as they dry and sometimes they “flow.” When poor construction practices are thrown in we find footings without reinforcement, footings on non-compacted fill and, a classic, slabs that are poured with the steel mesh left lying on the soil underneath, rendering the floor unreinforced. For each of the various combinations we have a solution. Where water from the surface or sub-surface is leading to uplift in expansive soils, we can install redundant interceptor drains and, over time, dry soils out. In the case of collapsed soils, we can underpin with the elegant helical pier system. We can even use piers to support and sometimes level broken slabs. The next time you have to climb out a window because the door is jammed shut, or when the toddler trips into the corner, give us a call.

Let’s get into detail on framing issue As a sequel to last month’s article on framing, it seems fitting to speak to yet another topic we are repeatedly asked to address: where and how to place art and objects on a wall? As often as this occurs, our approach is almost intuitive, yet there are certainly guiding principles at work that can be followed. Some of the overriding factors that come into play are height, centering and grouping. One or more of these can leave even the experienced placer stymied depending on the context, as invariably there are other elements that contribute to the ultimate decision such as the strength of the art, visual weight, etc. Hanging pieces quite high to create a floating effect is not usually desirable. One rule of thumb is to place framed art at eye level for the average person’s height. Typically this is five feet, five inches, with one-third of the piece above eye level and two-thirds below. If hanging over a piece of furniture, four to six inches above is optimal. Certainly deference must be given to other objects that may be in the same region, such as a lamp, sculpture, or vessel, adjusting the height accordingly to consider overlap or interference. We do go against the grain when warranted. For instance, a long, low, backless

bench may call for a linear piece hung noticeably lower to relate to the bench. We are believers in finding less predictable places to locate artwork, where it might be viewed from a seated position or as part of a grouping with other objects. Hand-in-hand with height comes the issue of placement from left to right. It goes without saying that the de facto approach is to center on the wall, or over a piece of furniture. Sometimes, however,

one-dimensional framed artworks with a different shape (perhaps a clock or art platter), or a multi-dimensional piece (sculpture, wall pockets, an architectural artifact). When forming such a composition, rather than the trial-and-error approach — which can leave your wall looking like a shooting range — we suggest finding an open area on the floor to experiment within until you are happy with the grouping and then translating the arrangement to the wall. the center is not so obvious. In these instances, we find the most predominant vertical lines that define the space, and center on those, if centering is desired. Centering makes sense when the piece is of good proportion to the space (that is, not too small in scale) and will be the focal point of the area. We often place art artfully “off.” This can be the case when a piece would get lost on a larger wall if centered. It is a way of quieting a stronger piece, by giving it counterbalance with a void of wall space. Sometimes, working asymmetrically creates a more dynamic, less predictable interior. Since single, separate pieces on a wall can become monotonous, we might form groupings. In addition to multiples or series all framed the same, hung in a linear row, or in pairs stacked on top of one another two to three inches apart, we enjoy creating varied compositions of woven baskets, pottery or glass using the wall space as canvas, in perhaps a Chihuly-esque fashion. Another approach is to incorporate pieces of the same medium, such as watercolors or oils, or with common threads of color, subject matter or the like. One can also punctuate a group of
