An estate bursting with character THIS NAMBÉ PROPERTY ON THE MARKET IS ONE EMBODIMENT OF THE WORD “UNIQUE.” On its 40 acres is a rambling collection of buildings, adding up to 53 bedrooms and 46 bathrooms. One old house, known as the Jail House Ranch, is on the National Register of Historic Places. There’s also a beautiful chapel full of hand-carved benches, and a “Western town” section complete with a saloon. The amalgamation is called Ivjohaje Ranch by its longtime owner, the famous Mexican singer Juan Gabriel. As Realtors James Delgado and Ted Rivera describe it, the property “is the product of many years of accumulation and transformation” by the man known as “El Divo de Juarez,” who has recorded at least 50 albums and has sold somewhere in excess of 30 million copies. James Espinoza, a personal representative for Gabriel, said the singer bought the property in 1988 and lived there for nearly a decade. Tract 1 is 12.7 acres and holds the 3,000-square-foot main house (featuring a stunning outdoor kitchen and a solarium), several guest houses, the 1,050-square-foot chapel, the Western town, and a recording studio. The Jail House, 2,820 square feet on 2.25 acres, has four bedrooms and three bathrooms, six fireplaces, a swimming pool, and two guest houses. The Cable/Tucker house is 2,540 square feet on 2.4 acres. Additional tracts are mostly open land, some with acequias. The entire property is being sold in “as is” condition. The various buildings range from comfortably livable to decidedly decrepit. The history of this listing is deep and multifaceted. Much of it was part of an 18th-century country estate owned by Nicolás Ortiz III and his second wife, Josefa Bustamante, according to the book Old Santa Fe Today. Ortiz was killed by Comanches in 1769 and over the next half-century his heirs subdivided the land many times. Some of the parcels were purchased by Frenchman Juan (aka Jean) Bouquet, who gained renown for his orchard and his skill at fruit-tree grafting. Bouquet held a forage contract to furnish hay and grain for the U.S. military post in Santa Fe. He also operated a general store on the ranch. 1 8 FEBRUARY 2 01 5

Bouquet was a close acquaintance of Archbishop Jean-Baptiste Lamy and the bishop was a frequent visitor at the ranch. It was also popular with the military men from Santa Fe’s Fort Marcy, who prized its well water. Bouquet Ranch was a stopping place for Hispanic residents on their way to celebrate the feast day at San Juan de los Caballeros, according to family research by philosopher and author Claire Ortiz Hill of Paris. Juan Bouquet died at the ranch in 1898 and was buried there. It was inherited by his wife, Petra Larragoite de Bouquet, who was born in Santa Fe to Spanish immigrants Benito Larragoite and Feliciana Valdez. Petra was postmaster at Pojoaque for nearly half a century and was prominent in this area by virtue of her many associations, including with Loretto Convent’s Sister Magdalena. Ortiz Hill reports that Margaret Delgado de Ortiz (mother of Adelina Ortiz de Hill, a Santa Fe Living Treasure who died last October in the capital city) was a great-niece of Petra Bouquet and spent childhood summers at the Nambé ranch. The Jail House Ranch house is named from the time during the 1930s when inmates from the state penitentiary were working on the Nambé road. Rather than take them back each evening, the prison guards jailed them in the main room of the house. During the 1940s, the house on Bouquet Lane was owned by Dr. and Mrs. Thomas Shipman. Their neighbors were the Warings; Thomas Waring had been a teacher at Los Alamos Ranch School before opening his own school in 1939 on Upper Canyon Road in Santa Fe. The Waring School for boys moved to its new location next to the Jail House Ranch property in 1944. While well-regarded, it closed in 1950. At about this time, Pauline and Peter Cable owned one of the homes on what is now Ivjohaje Ranch. It was the Cables, partnering with metallurgist Martin Eden and designer Richard K. Thomas, who developed the special-alloy tableware known as Nambé Ware in the early 1950s. This fascinating property is listed by James Delgado and Ted Rivera, Coldwell Banker Trails West Realty, for $2,950,000, but a few of the parcels may be obtainable separately.

Adding to the dangers is that as years of dirt and debris gather at wall bases, the grade around buildings gradually changes. Instead of water draining away, buildings are left in a crater, surrounded by a moat. Some of the more popular “high-tech” solutions we have developed for retarding the flow of moisture into wall bases rely upon a variety of synthetic materials known generically as “geo-drains.” When used correctly, these porous fabrics are used to trap water and carry it away. There is no limit to how these materials can be used; it only takes thinking like water to concoct them. For example, in the shallow, tight soils typical of canyon areas around Santa Fe, moisture is retained almost indefinitely, and a system must be designed to carry the water offsite. A 16” deep trench is dug along the base of the wall; geodrain material is laid facing away from the wall, with its edge inserted into a continuously slotted 4” PVC pipe. Trapped water drains into the pipe, which is sloped to drain to daylight or into a deep, gravel-filled drywell. Key to this system is positive site drainage, meaning that the trench is backfilled and compacted with clean, screened earth sloping away from the walls. This is just one example of the many different systems we have designed—each unique to the site’s particular conditions. In each case, common and inexpensive materials were manipulated to accommodate specific problems. n HOME

he supply of homes for sale in the Santa Fe area was down a significant 8 percent in the 4th quarter compared to a year ago. Barbara Blackwell, 2015 president of the Santa Fe Association of Realtors, said that tightening of inventory has helped to restore “more competitive” prices. “Looking back over the entire year,” she said, “interest rates remained lower than expected, helping to attract buyers. The improved housing affordability coupled with new FHA lending products may entice more new homebuyers to purchase this year.” On the downside — barriers to a greater degree of recovery — are student loan debt, sluggish wage growth and a lack of sufficient mortgage liquidity, according to a year-end report from the association. Home sales in the City of Santa Fe and Santa Fe County rose by nearly 3 percent in the 4th quarter of 2014 compared to the sales level in the final quarter of 2013. The city/county median price rose by 8 percent. The volume of home sales in the quarter was up nearly 7 percent to $177.6 million. The median house price rose 11 percent in the city, to $310,500; the county median was also enhanced, but by less than 3 percent, ending at $389,000. Land sales were down 15 percent, but prices were up 25 percent. In short, the 2014 real-estate market continued a pattern of recovery from the late2000s financial crisis. The price gains were still positive, but less robust than last year, the SFAR report said. That was also true statewide. “New Mexico housing trends end 2014 slightly ahead of 2013,” was the title of a recent report from the Realtors Association of New Mexico. The state association had 16,916 reported home sales, a 1.2 percent increase over the reported 16,708 sales for 2013 and an 11.4 percent increase over the 2012 figure of 15,182 sales. The median price statewide in 2014 was $175,000, up slightly from 2013’s $173,000. “These figures indicate the New Mexico housing market is continuing to improve, though at a slower pace than 2013,” said Baro Shalizi, a longtime Santa Fe Realtor who currently is serving as president of the Realtors Association of New Mexico. What kind of growth will the Santa Fe market experience in 2015? “Indications are for improvement,” said David Dougherty. “It strikes me that the economy, at least nationally, is in an interesting, maybe once-in-a-lifetime situation with very low interest rates, moderate growth, and not deflation but disinflation, with lowering gas prices and people having a little more money in their pockets. We still have a lot of supply in housing but I think it is a bit less, which forebodes well, so all we need is demand.”

The extent of job growth resulted in an increase in homebuying confidence, but have banks loosened up on loans? “I don’t see any change there, but I do see people qualifying,” said the principal of Dougherty Real Estate Co. on West San Francisco Street. “There are more people working, people have more disposable income. The feds have helped a little bit with smaller down payments. You can now buy, in certain circumstances, for 3 percent down, so there is a group of buyers that has been added to the market. “I’m looking more, at least in our market, at the fact that buyers simply have more money. A lot of retirees have 401(k)s and savings that have been bolstered and they’re feeling a little better and they’re willing to take a little more risk and buy a home or second home.” Hasn’t the second-home market slackened in recent years? “What I’m seeing is maybe ‘transitional’ homebuyers. They’re living in Chicago or New York and they haven’t sold their homes yet but they know they’re going to retire and they know they want to come to Santa Fe and in some instances they’re willing to buy here before they sell. They’re going to be shifting their lives to Santa Fe, rather than buying second homes.” Early in the recession, Santa Fe’s real-estate market wasn’t doing too badly, but it began to be affected by the fact that potential buyers in Santa Fe’s “feeder markets” — including California, Texas, Illinois, New York, and Florida — were unable to sell their homes in order to buy in Santa Fe. “And now Santa Fe, being the classic contrarian,” Dougherty laughed, seems to be doing a little better than some other markets, for example Dallas and Houston, which, because of the oil and gas debacle right now, have slowed a lot.” On a point having perhaps nothing to do with the strength of the market, Dougherty said the vision of homebuyers is changing. “I’m sensing that traditional Santa Fe Style may be a little out of vogue right now. The Eastside is still strong; I still think it’s the strongest

But when you get to Las Campanas and some other areas, modern, cutting-edge, linear homes seem more to be in favor.” I asked Julia Gelbart, an associate broker with Santa Fe Properties, if there is still a desire for old-fashioned Santa Fe Style with saltillo tiles and vigas. “There’s always the Santa Fe panache, but I’ve worked with more people who go for the cleanness of contemporary design,” she said. “But whatever a buyer wants, we can find it. There’s enough diversity, in our market, in our prices, in our styles. “I do open houses almost every Sunday. You meet people from elsewhere who want to talk to someone who lives here and knows the market. I tell them, The next time you come to town, call me and I’ll give you what I call the Santa Fe sampler. Give me your price range and I’ll drive you all over the city and show you the house in that location at that price. For $600,000, for example, you can find houses in so many areas. “Very few people start out saying they don’t know what they want,” Gelbart said. “They all know what they want. They want to walk to the Plaza. Then the reality sets in. If they want a big gourmet kitchen, a big open floor plan, they’re not going to get that in their price range a block from the Plaza.” Both prices and home-sales numbers seem to be on the rise. “It depends on which stats you look at, but if the buyers get the houses they’re happy with, they don’t care about the stats. This is a real individual market. “A lot of the people who contact me are baby boomers and Santa Fe is perfect. We have all four seasons, good medical, and incredible culture considering our population, and so many interesting people.” In a discussion about inventory, Gelbart observed that many good houses on the market are being overlooked. “Part of it is the time of year and they might not have much curb appeal. But we have to get past that idea. I don’t think many of our houses have good curb appeal — they’re basically brown boxes — but they’re so special when you get inside.”

They want to know what they’re going to do with the rest of their lives, and they’re decision-makers. “The market has been slow, but it’s been an upward ascent. All of us busy Realtors know that we have people coming in. I already have July booked with buyers who are coming in.”

Artful beauty underfoot I have been asked the question many times in my career whether the rug should be the first decision in designing a room’s interior. This is a variable and is determined on an individual basis; it is unique to each space and each individual for whom I am designing. Other designers may have a different point of view and may begin the design of each room with a rug. There is no right or wrong to this question. Rugs are definitely an important part of the design of any room. There is a vast array of rugs in today’s marketplace. The fiber used in their construction varies from natural to synthetic.

I prefer natural fibers like wool, cotton, hemp, sisal, banana silk, and a variety of grasses. In addition to the various fibers available, there are many styles, including flat weave or pile. Each of these fibers has specific characteristics and is therefore more appropriate for a specific use or style. Fine wool rugs that are hand-knotted are very desirable and at the top of the price range. A very fine wool rug can be more than a thousand days’ work by a highly skilled weaver. A 9 x 12 rug is 108 square feet or 15,552 square inches. If the rug has 800 knots per square inch that equals 12,441,600 knots! A highly skilled

weaver can tie up to 12,000 knots per day. Fine rugs truly are a work of art and worth every penny spent. Rugs can anchor a seating area in a large room, as well as add color and texture and warmth to any interior space. Consumers can be rather confused about what rug to choose and even whether they should choose carpet or a fine rug. Rugs are woven by hand or are machine-loomed and range widely in price. Oriental rugs are generally produced in Russia, Turkey, India, Iran, Tibet, Pakistan, China, and Nepal. Persian rugs refer to a sub area of the Orient.

When referring to a Persian rug, the area referred to is more specifically the “Old Persian Empire” whose borders changed over its thousand-year existence. Iran since 1979 is the modern-day equivalent of Persia. Persian rugs are regarded as the finest rugs of all oriental styles of rugs by collectors. Genuine Persian rugs are hand-knotted and the individual design references specific townships and cities where they are created. A rug produced in these countries is a genuine oriental rug, handcrafted and of course one of a kind. I consider it to be a long-lasting investment that becomes something one would pass along from generation to generation. With proper care, an investment rug will last a lifetime. Darlings, I didn’t get to wish you Happy New Year because I was a slacker last month, but now I’m back, and my magnanimous editor, Paul Weideman, didn’t even spank me for going AWOL. (Kittens, I must admit I’m a little disappointed about that.) [Editor’s note: What?] This month, it’s Valentine’s Day. Here’s an idea for you and your sweetheart (which I personally don’t have, by the way, but I’m okay with that... I think). I’m sure it’ll be warmer by the 14th, and you’ll be ready to get outside and remind yourself why you live in Santa Fe, but you may not want to ski or hike. Instead, pick up a copy of Josh Gonze’s book, The Streets of Santa Fe: a Walking Tour from 1880 to the Present. Use it to take a self-guided (and romantic) tour down memory lane, when the Plaza was the place where people went to get everything from PJs to shoes, where they got haircuts and met up with friends for a Coke at the drugstore. Then stroll up Canyon Road and imagine it when family homes and farms flourished, and neighborhood grocers were within walking distance. Josh moved here from New York in 1999 because he had a job with Thornburg Investment Management. (Imagine that, Chocolate Drops, someone who actually came here for a j-o-b!) His fascination and love for his exotic new environs led him to become a history chronicler and preservationist. (He’s still at Thornburg, too.) We love it when people come here and fall in love. How romantic. Speaking of street scenes, I was thrilled to see Anna Marie Baca (Keller Williams) back on the local real-estate scene. From office manager for Trails West Realty on Don Gaspar many years ago, to successful Realtor at French & French for more than 10 years, to successful Realtor at Keller Williams in Albuquerque, to successful music teacher in public and private schools

in Albuquerque (she saw one of her young students, a 10-year-old girl, make it to Carnegie Hall), and now back to successful Realtor, this time at Keller Williams Santa Fe! In her off hours (as if Realtors have off hours), she’s completing her master’s in musicology at UNM. Unlike me, puppies, Anna Marie has never been a slacker. Welcome back, AMB. Home again, home again, that’s what David Woodard (formerly SFProps) said when he walked through the doors to his old office at Sotheby’s on Washington Ave. last month. Funny thing, Cupcakes, David was actually with Jim Cartwright when Jim opened the first Sotheby’s office in Sena Plaza way back in the industrial age. Linda Varela and Dana Pineda (the “no problem” girls at 231 Washington Ave.) are thrilled to see him again, because he keeps them entertained with his antics. And his wife, Lynn, keeps him working so she can spend his money on airline tickets to Oxford, England, where their daughter, Megan, lives with her husband and two very young children, who need babysitting grandparents. Whew, all these women need David. So many women and so little time, huh, David Darling? Matt Sargent (formerly SFProps) also relocated to Sotheby’s, and he’s in the Palace Ave. office. Growing up in Santa Fe, Matt’s appreciation for service and style were learned in his careers prior to real estate. As a waiter at the Coyote Cafe and Santacafé, he learned the rewards of providing excellent service (bigger tips). As an accomplished silver and goldsmith (he got to attend the Institute of American Indian Arts through his Osage ancestry on his mother Aleise’s side), he developed an eye for beauty and good design. These skills blended perfectly for his real estate career (17 years in the biz), and real estate led him to a romance and ultimate marriage eight years ago to Michaelene Madrid, his

closing agent at First American. Sweetpeas, didn’t I say he had an eye for beauty? Today, Michaelene is also a Realtor with Sotheby’s (part of the Neil Lyon Group). Another welcome addition to Sotheby’s is Linda Bissonnette (formerly Keller Williams Santa Fe), who is also in the Palace Ave. office. In her 25 years in Santa Fe, Linda’s life has revolved around all aspects of real estate: buying and selling, redesigning and remodeling a number of homes, and owning/managing rental properties. A travel enthusiast, she’s the one who introduced me to Ajijic, Mexico. Possums, here’s a secret I’ll share with you: Linda is a master at cutting hair. I’ll probably regret telling you this, because when everyone finds out, she’ll be in such demand that I’ll never be able to get another haircut. She might be so busy selling real estate that she won’t have time, anyway. I must remind her that my hair can’t take more than 7 minutes. Good god, she can do it while her car’s warming up. Dear Hearts, I’m so glad to see people changing offices again, aren’t you? For a while, there was so little movement that I was getting worried. I was afraid I’d have to start talking about something serious, like politics or global warming or electric cars. That’s just not me, Butter Beans, not me at all. Builder’s commercial chops tapped for residence By Paul Weideman

W

hile Sarcon Construction is best known as a commercial contractor, the Santa Fe company also builds homes. And for one current residential project, the owner hired Sarcon specifically because of the firm’s stringent commercial protocols. He began the house project with a local custom homebuilder, then switched to Sarcon, also working with architect Hunter Tidmore Redman and design consultant and owner’s representative Mark Little. During a recent tour of the northside property, Little pointed out distinctive design features including steel framing with sharp-cornered walls, deep crown moldings on the interior, black-steel windows with fancy but rugged handles, intriguingly offset roof trusses, and splendid stonework fashioned by J. Harris Marble & Granite. The homeowner ultimately chose to work with the commercial builder for more of a priority on deadlines and efficiency. Recent projects by Sarcon (which is celebrating its 20th anniversary this year) include Levan Hall at St. John’s College, Warehouse 21, and the New Mexico History Museum. The company’s president, Peter Brill, noted that the average high-end custom home in Santa Fe rivals the scale of average-size commercial projects in the city. “They require all these resources, with vendors and subs and suppliers, and the coordination is intense. “Also, as I understand it, most custom-home builders work on a cost-plus basis, so the schedule and budget are not priorities. We’re on a lump-sum basis and we work on a very tight schedule. You sort of reverse-engineer these projects and you have to be on top of them in a very urgent way. Something I think is also true is that we manage our subcontractors and I think in custom residential here, it’s often the other way around.” One bottom line is that this client (who requested anonymity) is coming from a domain, a business world, in which efficiency and accountability are paramount. “That’s right,” Brill responded. “I think a lot of people want accountability and somehow this market has convinced everyone that you don’t get that accountability, so people don’t expect it.” Asked about the challenges in this project, he said the client “made a lot of changes, and this design has a complicated

layout with lots of floor heights, so we were dealing with elaborate geometry in multi dimensions.” Brill lauded the work of his superintendent, Joseph Martinez. “He’s from Córdova and he’s very quiet and relentlessy smart about how to put things together. He figured it all out and how to really create what the client wanted. Then we have Katrien Deylgat, our project manager, who figured out all the schedules and money. With those two, one from a small village in Northern New Mexico and the other from Belgium, we’re able to achieve tremendous results. When a homeowner is involved in building a project, it’s a little bit easier if the project goes slower because it gives him time to pick out the finishes and to be a part of the process. Most people don’t have the luxury of being onsite every day to make sure everything is done in a timely manner. So I think the goal from the beginning was different, because he didn’t want an organic Santa Fe pueblo house; he wanted something very crisp and clean and that just requires different methods and materials, and the deadline he imposed required a different mindset.” Her client ended up working with a two-tier strategy, first focusing on the building shell and then in a second phase all the detailing and finishes — just as commercial spec projects are carried out with the later work focusing on improvements specific to the tenant. “Exactly, and that’s how we all approached it,” Redman said. “It’s been a learning experience for everyone, but I think it’s been really successful.” HO ME

A new tool to rate water efficiency Those of you who may have built or bought a new home in the City of Santa Fe over the last few years may be familiar with the terms “HERS Rating.” HERS (Home Energy Rating System) is a tool for measuring the energy performance of a home. It has become the standard method across North America for ranking homes in terms of energy efficiency. Much like the MPG (miles per gallon) rating on a car, a HERS rating describes how energy-efficient a home will be. But energy performance is not the only way to quantify a home’s efficiency. Water efficiency is all too important in this era of ever-growing scarcity of water resources. And homes are a major source of water consumption. Santa Fe is known as one of the most water-efficient cities in the country, and it would make sense that the City Different would spawn a Water Efficiency Rating System. And in fact we have. Thanks to the combined efforts of water-efficiency experts from the Santa Fe Area Home

Builders’ Association (SFAHBA), Santa Fe Community College and others from the Foundation for Building and Green Building Coalition, the launch of a new Water Efficiency Rating System (WERS) tool is imminent. SFAHBA’s Green Building Council provided a portion of the seed money to design and develop a mathematical model for measuring and scoring a home’s water efficiency performance. Major components of the tool include calculating typical water consumption from various plumbing fixtures based on their gallons-per-minute or gallons-per-flush rating, and the household occupancy level. It is a performance-based method that allows homeowners, architects, and builders to prioritize fixtures that are best suited to their personal needs/desires while reducing water use. The WERS tool also encourages the use of rainwater and greywater as sources of outdoor irrigation and indoor use (with proper protocols for health and safety).

The local developers of the WERS tool worked extensively with experts from around the country to assure the method would be appropriate across a national platform. Major national players included RESNET (the licensing agent of the HERS protocol) and major housing developers are taking notice of our efforts, as they look to adopt water-efficiency tools by which to rate homes. And with the coming 60-day session of our state legislature, efforts to renew and refund the Sustainable Building Tax Credit will likely find broader support with the inclusion of a WERS-type provision. It is likely that national organizations like RESNET will be looking closely at our locally crafted WERS tool as they begin including water conservation in their set of rating tools. This will only further bolster Santa Fe’s reputation as a leader in water conservation nationally, and help to influence lawmakers here at home for inclusion of conservation requirements in new policies.

All about Realtor designations Have you ever wondered what some of the letters following Realtors’ names mean? They represent designations or certifications that acknowledge the experience and expertise a Realtor has achieved in various sectors of the business. Realtor members spend a significant investment of time and resources in professional education. Certain designations have production requirements to further demonstrate expertise and/or mandatory re-certification. The National Association of Realtors (NAR) boasts many affiliated institutes, societies, and councils that provide a wide range of programs and services to assist members in increasing skills, productivity, and knowledge. NAR offers eight certification programs for Realtors: • At Home with Diversity (AHWD) provides real-estate professionals with training and tools to expand their business as well as home ownership opportunities for more Americans; • Broker Price Opinion Resource (BPOR) provides Realtors with knowledge and skills to perform accurate and professional broker price opinions (BPOs); • Certified International Property Specialist (CIPS) is focused on the international 3 8 FEBRUARY 2 01 5

real-estate market supported by brokers who travel abroad to put deals together, assist foreign investors, help local buyers invest abroad, or serve an immigrant niche in local markets; • The e-PRO training program is presented entirely online to certify brokers as internet professionals; • Graduate Realtor Institute (GRI) provides members involved in residential real estate with a solid base of information for their practice; • Military Relocation Professional (MRP) focuses on educating real-estate professionals about working with current and former military personnel; • Resort & Second-Home Property (RSPS) certification is for resort and second-home professionals from around the world; and • Short Sales & Foreclosure Resource (SFR) teaches Realtors to work with distressed sellers and the finance, tax and legal professionals who can help them. The Real Estate Buyer’s Agent Council offers a designation called ABR or Accredited Buyer Representative that focuses on all aspects of buyer representation. The Seller Representative Specialist or SRS is

the premier credential in seller representation presented through the Council of Real Estate Brokerage Managers. The Institute of Real Estate Management helps Realtors acquire management skills through educational offerings leading to the CPM (Certified Property Manager) designation. The SRES (Seniors Real Estate Specialist) designation program trains Realtors to profitably and ethically serve the real-estate needs of clients aged 50 and above. Real-estate professionals can also maximize their potential by earning the CRS or Certified Residential Specialist designation awarded to experienced Realtors who complete advanced training in listing and selling as well as meeting rigorous production requirements. Realtors can earn the CCIM (Certified Commercial Investment Member) through the CCIM Institute to become experts in commercial real-estate brokerage, leasing, valuation and investment analysis. The Realtors Land Institute offers the ALC or Accredited Land Consultant for professionals engaged in land brokerage transactions. The Green Designation presented by the Green Resource Council provides ongoing education, resources and tools so that Real-

Lastly, the Women’s Council of Realtors presents the Performance Management Network or PMN focusing on negotiating strategies, networking, business planning, and leadership development. Disinfecting private wells For public water systems, disinfectants are widely and successfully used to protect public health and to ensure that water is safely conveyed to the most distant connections. But for private well users, additional protection such as ultraviolet (UV), chlorination, or ozonation may be required. We estimate that about 10 percent of our well-water customers opt for the more convenient UV disinfection systems. That percentage is probably equally divided between customers who simply want the additional peace of mind and customers who have experienced unpleasant health issues from waterborne organisms. Medical professionals, when diagnosing the cause of intestinal complaints, do not always immediately correlate microbiologically contaminated well water with its possible symptoms. But installing UV sterilization systems is not simply a plug-and-play operation, because gthey have limitations with regard to water quality, including hardness, iron, and turbidity (clarity). We have seen amateur installations where UV systems are installed on rather complex water without proper

pretreatment and are placed first in an array of treatment components. UV should be placed at the end of the treatment array. We have seen cases when the homeowner leaves the UV in place and simply unplugs it when sufficiently annoyed by the countdown clock and its alarm that signals when it is time for the annual bulb replacement. UV systems should not be installed on well water in the absence of water testing. When harmful bacteria are confirmed by lab testing, after UV is installed and whenever plumbing lines are disrupted, it is highly recommended that the well and plumbing infrastructure be “shocked” using chlorine or 7 percent hydrogen peroxide. Chemical approaches to disinfection work by killing the microorganisms, but UV sterilization is a physical process that provides rapid and effective inactivation of bacteria, viruses and protozoa, rendering them incapable of reproducing and infecting. UV light is invisible and occupies the portion of the electromagnetic spectrum between X-rays and visible light. The range of the germicidal UV wavelength is between 200

and 300 nanometers (billions of a meter), with the optimal effective wavelength for DNA absorption being 254 nanometers. Although chlorination can also be used for well sterilization, UV offers the distinct advantage of neutralizing protozoan parasites such as Cryptosprodium and Giardia, which are chlorine-resistant. The pathogen Cryptosporidium garnered national attention in 1993 when more than 400,000 Milwaukee residents became ill with Cryptosporidiosis from a chlorinated surface water supply. Another effective technology for neutralizing bacteria, viruses and spores is ozonation. Ozone (O3) is simply oxygen with an extra molecule, which reverts to pure oxygen, the only by-product of this chemical-free technology, within minutes. Ozone systems typically consist of ozone generators located inside atmospheric water cisterns installed for low-volume producing wells or wells that have severe sediment issues. Without question, there are more opportunities for using UV systems to ensure sterilization of well water and when properly installed and maintained, and with appro-
