Selling your home this spring? The market is improving, and many homeowners are planning to list their homes for sale this spring. A bit of effort, early preparation, and a few simple tricks can help your home stand out from the pack. Let us get into buyers’ heads. Most buyers have an idealistic vision of the home they want to buy: a clean, clutter- and hassle-free way of living that looks more like a magazine than average household life. The most difficult part for homeowners is that it is difficult to “see” their homes objectively. Most have become accustomed to the minor blemishes, stucco cracks or scuffedup paint. Enlist the help of a Realtor, interior designer and/or contractor to help you prepare your home for presentation. The objective point of view these professionals bring may be just the edge you need. Focus on the basics. Your home needs to exemplify a fresh, clean, clutter-free environment. It needs to be free of any inconve-
nient or potentially annoying glitches, like a sticking deadbolt or loose doorknob. Most buyers don’t want to hassle with repairs or do significant updating to the home they purchase. Do your best to have your home in its best condition. Think about what can be done to update the kitchen or bathrooms, consider refinishing the cabinets, adding new drawer pulls and new plumbing and lighting fixtures. Also don’t underestimate the power a neutral color of fresh paint can have in perking up your home’s image. Remember, draperies and blinds can appear dusty, stained or just dated, carpets can be soiled or hold onto odors from pets. Replace shower curtains, bedding, pillows, and throws. Remove any furniture that isn’t in great condition, or consider slip covers. A modest investment in new linens, professional cleaning, and basic handyman repairs will bring great returns in selling
your home more quickly and closer to your asking price. Remember, buyers are shopping for a clutter-free life. Take down the knickknacks, reduce the family photos, and make space in your home for the buyers to imagine themselves there. Buyers open closets and drawers, so let there be space and organization in these places. Keep the outdoor spaces tidy, even if your property has minimal landscaping. A neat yard is appealing and presents itself as an open palette for the new owners to expand upon. Buying a home is a big event. Let your home speak of celebration. Have aromatic flowers in the house to freshen the air. Play music for showings. You don’t have to spend a fortune to prepare your home for sale; however, it takes time to de-clutter and prepare. A different take on space heating Most projects I design are fairly standard rainwater or thermal solar systems, but every now and then I get to do one that is far from routine. One such project involved space-heating a small master bathroom for a local couple with a high priority on living with a small energy footprint. A small electric heater would suffice for most folks. But these two, who receive monthly checks from PNM, weren’t about to have an electric heater diminish those checks and the joy they receive in cashing them. The master bathroom occupies the
northernmost room in the house and in the winter the temps hover around a chilly 58 degrees. It is adjacent to the master bedroom, so noise was a concern. From the beginning the idea hovered around how to retain and radiate heat at night. Building a small addition was a possibility, but seemed like overkill to warm such a small space. Fortunately, the owner recalled seeing an apparatus years ago — passive thermal storage tubes — that are used to collect and radiate warmth passively in rooms with southern exposures. They

are reasonably attractive, translucent and lightweight. The manufacturer had never installed these tubes in an active-solar system, but assured us they could handle temperatures up to 180 degrees, which was more than we needed. From here all that was needed was to find a low-energy, low-noise pump that could handle the lift from the bathroom to the roof. We settled on a DC pump that barely provided the lift needed but was extremely quiet and used very little energy. The pump would be powered with photovoltaic panels to avoid a new electrical load. Adding a single 4x10 solar thermal panel, we were ready to install. The temperature of the panel started reaching 120 degrees late in the afternoons with the bathroom heating to a comfortable 72 degrees in the daytime and a drop of 4-6 degrees overnight. As long as the sun shines, the room warms up, and when it’s cloudy, the room retains heat for a few days. So what seemed like a mission impossible not only became possible, it met the criteria of warming the room, low noise, no new energy consumption and low maintenance. And it didn’t look too shabby either. Warming a bathroom or other rooms with solar

tubes, actively or passively, is a great idea. The resulting system heats not only the north bathroom but releases heat into the adjoining master bedroom. It is quiet and should supply decades of heat with very little maintenance. Best of all, the owners still have their monthly checks from the power company. Bring on the sun! This interview series focuses on the people in Santa Fe’s real-estate industry. Judy Camp is qualifying broker at Keller Williams Realty Santa Fe.
How long has Keller Williams been here now? It was two years in September. That followed the dissolution of Prudential Santa Fe? That’s right. Fulton Murray [who was qualifying broker at Prudential Santa Fe and Prudential Sandia] was just sick of it and walked away. I tried to find somebody to buy the company. There were a lot of people employed both in this office and in Albuquerque. Our office has been running with a profit for two years. We owe no one, not a penny, not even the original investors; they’ve all been paid back. I think that’s a miracle, coming from a company that was bankrupt. Keller Williams employs a program that is more broker-centered, as it were? It’s a total different model. When I realized Prudential was going to hell no matter what I tried, I flew to Austin and met with the Keller Williams people. I said I don’t know much about you, but Santa Fe doesn’t need another traditional real-estate company, it needs something different, something that really fits the next thing in running a business, not just selling real estate. They’re different things, and the Keller Williams business model is incredible. How many were in the Prudential office at the end? There were 73 and we kept more than half. They didn’t know anything about it. It was just kind of a leap of faith, to tell you the truth. What made you think that Keller Williams was different enough to fill this void you perceived? Most of the old-school companies run with the model where the broker gets X amount and the agent gets X amount. When I first started in real estate in 1985, it was always 50:50 and the broker paid for everything. The sales professional begins to want more money, but still wanting the broker to pay for everything. The company dollar began to shrink, so they started adding fees to cover expenses such as advertising and copies. The thing that immediately caught my eye about Keller Williams is they said, Once we get X amount of money, we’re going to give you back your money. It’s the cap. Right. And after the cap, the money’s all theirs. Why doesn’t anyone else copy this if it’s so good? Because they don’t understand it. The company doesn’t stand in front of the associate. They don’t take a piece out of any relocation business or referral business. It’s all yours. Let’s talk about you. Where were you born? Raymondville, Texas. 16

What did your parents do? My dad was a homebuilder. He died when I was five. He was electrocuted on the job. My mom went from being a stay-at-home mom to being pretty frantic with a 3- and a 5-year-old. Then we moved to Bishop, right by the King Ranch. I grew up with horses and cattle everywhere. You start in first grade on one end of the street and graduate on the other end of the street. My undergraduate degree is from Texas A&I, which is part of Texas A&M now, and my master’s in education is from Stephen F. Austin. I taught school in Houston and I was an administrator, but I hated the bureaucracy. Someone said why not be a Realtor? You’d be good at that. I got my license and I never looked back. The same man offered me the company for $10,000. This was right at the beginning of the oil crash in Houston and I was so stupid. I took my money out of teacher retirement and did it. Leap of faith. I’ve always been a risk-taker. But I grew it to five offices. I sold my share in 2001 and I went to work for Prudential as a business consultant traveling and working with their offices all around the United States. One of them was here in Santa Fe. I’d been seven years on the road, so I was ready to stay put. Are you a fan of New Mexico chile? I love it. When I first got here, I couldn’t wait to get back to Texas to get some Texas-style enchiladas with the meat gravy, then at a certain point I was in Houston and
I thought I couldn’t wait to get back home for some green chile. What’s next for you? I just bought a house in Palm Desert. I play golf and the plan would be at some point that will be my winter home. Also I recently self-published a cookbook. Where are you selling it? I’m not, but when I put it on Facebook I got like 172 orders for it. I put some photos of a listing on Facebook yesterday and I saw it had been shared 19 times and today I got three e-mails saying, “We’re coming to Santa Fe. We want to see that house.” So, my list for last year was buying a house in Palm Desert, getting a new Range Rover, and finishing my cookbook. You got a new Range Rover? I did. How’s your golf game going? My handicap is not good. It’s like 24. Where do you like playing in Santa Fe? Marty Sanchez. Some of them are so difficult. I want to have fun. At Marty, you can get pars. I always say I play resort golf. I resort to whatever I need to do to have fun. What else do you like doing in your spare time? Gardening. I have vegetables and perennials. I live in Eldorado, in one of the first houses they built. I always say Eldorado is where the real people live. I like it because it’s diverse. You have families, retired people, young people with babies. I think it’s a wonderful place to live. Tell us about your family. I just got married to my partner in November and I have children by another marriage. What’s your take on the market? I’m really encouraged. I haven’t seen the prices rising to make sellers happy, but I have a lot of websites where I’ve been incubating leads and I’d say there are 1,500 people actively looking. So many people that have been “Gonna” and “Some day” have been here and they’re buying, and the price ranges are anywhere from $200 to a million. People had trouble selling their homes in other places to buy here. Yes. That’s been primary, because what people used to do was they’d buy a house and get a bridge loan until they sold their other house. Those loans went away but they’re starting to come back. Are you seeing demand for what’s called “aging in place” or “universal design,” for example homes with no steps and wider hallways? That’s what everybody wants. Sellers don’t want to hear this, but these houses that have the interior steps that were so popular. The baby boomers are being smart with their money and they want the home to last them.

New chapter for La Fonda By Paul Weideman

ery soon after a substantial renovation was completed at La Fonda on the Plaza, it was learned that the hotel was awarded a Four Diamond rating by AAA for the first time. Much of the work was invisible, upgrading plumbing, wiring and soundproofing, but it also meant new stucco, repaired windows and balconies, new rugs and artworks, and in some cases rebuilding rooms. Most of the venerable building’s walls are made of pentile, the dense, very hard material produced at the old penitentiary during the first half of the 20th century. But interior walls in the 1949 addition — in the middle of the block facing Water Street — were Pyrobar gypsum blocks, according to Barbara Felix, the most recent architect to be involved in La Fonda over the past 95 years. Those walls, which were awful in terms of sound transmission, were demolished and rebuilt in the recent remodel. Barbara Felix Architecture + Design (BFA+D) has been involved in design-related upgrades at La Fonda for seven years. On the recent job, the firm worked with local and regional artists to design new furniture and lighting, and with Robin Gray Design on guestroom rugs based on colcha designs. “What we were able to do is reinvigorate that romantic notion of Santa Fe,” Felix said. “I am an architect and a designer but really I’m a storyteller. I love the idea of pulling all those pieces together based on cultural and personal anecdotes.” Felix is a native of Fenton, Michigan, and did her undergraduate and graduate work at the University of Michigan. She first worked in architecture in Richmond, Virginia. Last year, her company celebrated 15 years in business in Santa Fe. One interesting detail about the 2013 La Fonda remodel is that the hotel remained open the whole time. That necessitated the use of Hek lifts, or scaffolding elevators, on the exterior to move materials in a manner that would not impact guests. The remodel did not add to the height of the 179-room hotel. The footprint was slightly increased in the addition of a stairway enclosure near the southwest corner, and a ramp was added to the rooftop Bell Tower Bar. “What is still to be done is the main lobby, the central space, but everything we’ve done, and the vision of the hotel, is not to change it but to clean it up,” Felix said. “It’s gotten kind of cluttered and there are competing stories. You go into the lobby and you have the old tile and the original Mary Colter/John Gaw Meem light fixtures, then you have some fixtures from the Rapp & Hendrickson work.” During the 19th century, a hotel on this site went through various incarnations as the Santa Fe House, U.S. Hotel, and the Exchange Hotel, according to the 2011 booklet From Every Window: A Glimpse of the Past, written for La Fonda by Barbara J. Harrelson. A much smaller La Fonda building than we see today was on the corner closest to the Plaza; it eventually grew to the south and the east. The hotel that opened in 1922 was designed by the Rapp, Rapp & Hendrickson firm (Trinidad, Colo.), which had also done the 1896 capitol, 1906 First Ward School, 1908 Marian Hall, 1914 Gross Kelly Ware-

& Santa Fe Railroad, then leased to the Fred Harvey Company, which ran it as a Harvey House for four decades. In 1929, Meem and Colter designed the addition that
includes the iconic bell tower feature at the corner of Old Santa Fe Trail and Water Street. The 1949 addition on Water was designed by Holabird & Root & Burgee out of Chicago. “It’s interesting to look at the back portion, which gets ignored because it’s not the Plaza side and it’s not the Meem side,” Felix said. “It’s clear that someone took photos and said, ‘Here’s what New Mexico architecture looks like.’ If you look at it straight on with the inset balcony, you think that looks OK, but then if you stick your head up underneath, all the corbels are two-by’s. They clearly never realized that corbels are big, fat pieces of wood.” Although these may be the most pathetically cosmetic wood features in the hotel, the fact is that none of the vigas in the building are structural, the architect said. She has been involved in La Fonda since two months before the longtime owner, Sam Ballen, died in February 2007. “At this point, today, the Ballen family has owned the hotel longer than the Harvey Company did. That’s pretty impressive,” she said. What do we see of Mary Colter in La Fonda? “There are no Colter drawings that can be directly attributed to the hotel, but she absolutely talked about her preferences on exterior features, on the towers and window placement. “If you look at the Rapp, Rapp and Hendrickson part, it’s definitely schlumpy: it has more of that melted-butter quality and the parapets are more uneven. When you look at the 1929 portion that Meem was responsible for, it’s very straight lines. I think what Colter brought was the feminine piece of the story. “The more I study Meem’s architecture, it’s beautiful, it’s well-thought-out, it’s well-detailed, but there’s a heaviness to it. Colter brought the delicateness, the lightness, and the storytelling.” In 1976, architect William Lumpkins added another chapter of the La Fonda story, converting an interior courtyard to La Plazuela restaurant. --—--—--—--—-Another highlight project of BFA+D — this one a joint venture with Tom and Sara Easterson-Bond, Wood Metal Concrete — was the Sky City Cultural Center and Haak’u Museum for the Pueblo of Acoma. “The Pueblo put out that proposal right after 9/11 and nobody was doing any work, and nobody knew if there would be any work. Sara and Tom and I felt it was a great opportunity. “There were a lot of firms with Native people and on some level I think we got it because we treated it like a competition. From the beginning we talked about how to integrate the art and culture, both historic and contemporary.” The cultural center and museum won a Citation Award from the American Institute of Architects-Santa Fe and a Special Jury Prize in Southwest Contractor’s Best of 2006/ New Mexico awards. Felix’ firm is planning a renovation of Acoma’s casino restaurant, a new dispatch building for the New Mexico State Police, and a couple residential renovations. The firm also is working with the Los Alamos School District as owner-representative on projects at Los Alamos Middle School and Aspen Elementary School, designed by Dekker/ Perich/Sabatini and Vigil & Associates, respectively. Some architects like talking about square feet and elevations, geometries and color and shapes. Felix, whose company motto is “Woven Architecture,” is interested in dimensionality.

Stay in a historic house full of fun things to see By Paul Weideman What to do When you’re facing foreclosure? everything you can think of! especially When you absolutely adore your digs. Luellen Smiley already had a crazily eclectic “job description” before the crash. Now she bills herself an Artventures and Lifestyle Columnist and her abode isn’t just a home, it’s Gallery LouLou, vacation home and gallery of photography, music and film. She and her partner Rudy Funk opened Gallery LouLou in a building on the San Francisco de Assisi Church plaza in Ranchos de Taos in December 2006. The inaugural exhibition featured photographs of rock ’n’ roll musicians and other Sixties counterculture figures by Baron Wolman, Jim Marshall, and Michael Zagaris. Seven months later, Smiley and Funk had to vacate the space due to lack of business. Smiley moved Gallery LouLou to her new home, a well-known, Dutch Colonial Revival house at 343 E. Palace Avenue. The building dates to about 1907, but it is remembered as the domicile of Elliott and Ethel Barker beginning in 1936. Elliott Speer Barker is perhaps best known as the forest ranger who took in a bear cub after it was rescued from a 1950 fire in the Lincoln National Forest. Under Barker’s authority, it became known as Smokey Bear, the “Only you can prevent forest fires” motto-bearer of the U.S. Forest Service. At one point the man was director of the State Department of Game & Fish, and he is the namesake of Elliott S. Barker Wildlife Area northeast of Cimarron. He married Los Cerrillos native Ethel Margaret Arnold. Barker was an expert on the mountain lion, pronghorn, and grizzly bear. Among his books are Ramblings in the Field of Conservation (1976) and Smokey Bear and the Great Wilderness (1982). He died in 1988 in Santa Fe, 101 years old. His wife, who was awarded the American National Red Cross Citation for her World War II efforts and was honored as colonel, aide-de-camp on the staff of Governor Bruce King, died in 1996 at age 102. The owners for much of the 1990s and 2000s were Susan Stockdale and Al Robison. They spent their first two years restoring the house’s systems, adding computer-network wiring, and replacing 11 windows with antiqued-glass fabricated by a La Cienega craftsman. The restoration won historic-preservation awards from Santa Fe and the State of New Mexico. Smiley, here since 2007, continues the stewardship of a Santa Fe standout — and it is a house boasting nothing of the Santa Fe Style. Like its owner, it is eclectic, loaded with cozy couches, egg-and-dart moldings on the door frames, and a unique living-room fireplace and a Heartland refrigerator that recall an earlier day. “I repositioned this as a vacation rental, because I had done that since 1996 in Saratoga Springs and other places,” she said. “I did everything I could think of to avoid foreclosure: vacation rentals, a boutique, a gallery, an antique shop, I rented it out for booksignings and script readings and weddings, parties, and other events. I had opera musicians here.” Smiley lives in an addition that was once Elliott Barker’s office. She keeps the house in good shape. The four bedrooms are very comfortable, peppered with interesting décor items such as framed photos of the actresses Charlotte Rampling and Jacqueline Bisset. That’s just the tip of the iceberg. Her collection of framed pictures is a veritable fantasia. You might notice the old, hand-painted photograph of women rodeo riders. But most striking are the black-and-white photographs: Philip Townsend photographs of The Rolling Stones (very young), of Elizabeth Taylor and Richard Burton, of Winston Churchill and Aristotle Onassis; and Jim Marshall photos of The Beatles. There’s a framed Vogue magazine cover of Smiley’s mother. “She was an actress in MGM musicals. My dad was a gangster and his partner was Bugsy Siegel. There are three reasons buildings settle: bad soil, poor construction and age. In Santa Fe, we find the causes fairly evenly split between soils and construction, with the spice of ancient adobe with no footing at all tossed in. Although there are only three causes, there are many more permutations than one would guess that can lead to disaster. In the case of soils, for example, sometimes they swell when they are wet, but often they collapse; sometimes they shrink as they dry and sometimes they “flow.” When poor construction practices are thrown in we find footings without reinforcement, footings on non-compacted fill and, a classic, slabs that are poured with the steel mesh left lying on the soil underneath, rendering the floor unreinforced. For each of the various combinations we have a solution. Where water from the surface or sub-surface is leading to uplift in expansive soils, we can install redundant interceptor drains and, over time, dry soils out. In the case of collapsed soils, we can underpin with the elegant helical pier system. We can even use piers to support and sometimes level broken slabs. The next time you have to climb out a window because the door is jammed shut, or when the toddler trips into the corner, give us a call.

About r.e. restrictions, covenants Have you been in a real estate closing and heard for the first time the words “restrictions” and/or “covenants”? Did anyone take the time to explain them to you or were you allowed time to seek counsel for clarification based on the contract you and the seller executed? Before going to the closing? I hope so. Covenants related to land are called real covenants that impose restrictions on land. A restrictive covenant is a provision in a deed limiting the use of the property and prohibiting certain uses. Restrictive covenants apply to a group of homes, and lots, specifically developments or subdivisions. They are usually put in place by the original developer and they are different for every area in Santa Fe. Restrictive covenants as noted above are deed restrictions that standardize appearance and control specific activities that take place within the development boundaries. When enforced, they protect property values. Deed restrictions by developers preserve the land values.
Covenants may also be imposed through homeowner associations and the association can be the enforcer. For example, for my property’s acreage, covenants allow only 21 chickens and two horses, and no breeding for profit. I am glad I read them before I bought four horses and 36 chickens! The enforcer is the association. Generally what you see in restrictive covenants is the allowed minimum-size residence and what types of construction are allowed. Other things you may see are setbacks, or, explicitly, how far the homes must be from the streets and interior lot lines. It provides specific easements for power lines, water, sewer, or roads, and any fees for road maintenance, or entry landscaping. They specifically state rules for changing or voiding the covenants. You may find rules about pets and other animals. Rules could prohibit owners from storing a vehicle that does not run or parking a recreational vehicle on the property.
Your real estate agent or the seller should give you a copy of the restrictions before you make an offer on the property. Be sure you have a contingency in your contract concerning your review of the restrictions. If no one has copies, then go to the county courthouse for a copy. When you receive a title insurance commitment, review it for restrictions and if a copy has not been provided, ask for it. Do not assume that there are no restrictions on undeveloped property. Go to the county courthouse and review the current deed on record. “No mobile homes” or “No commercial use” may appear in the deed, which can limit the property use. Look for easements giving rights to others to use the property. Be sure you understand. If there is a reference to a prior deed in the present deed, find the referenced deed and read it. Restrictive covenants do not address zoning or governmental regulations. But they may still affect the property use. You should be allowed to review the deed re-

strictions and have an exit or contingency clause in your contract. Deed restrictions may have a term of life. A real-estate attorney should be able to answer questions and interpret any unusual or confusing clauses. Innovations change brokerage ops Over the last two decades the realestate industry has gone through tremendous changes due to the advances of technology. Primarily, the dissemination of information has been transformed through computers. It used to be that brokerages considered their listings proprietary and in order to find out what was available in the market you would need to be a client of a particular firm. Now the multiple-listing service (MLS) provides a computerized database that instantly syndicates listings throughout the internet, allowing potential buyers to view virtually every detail of a home without leaving the comfort of their living room. When it comes to managing transactions, a successful real-estate broker can usually handle 18 to 20 transactions a year. After that point it becomes necessary to hire an assistant to manage the details. Since most brokers have more training in sales than they do in management, hiring and managing an assistant is sometimes counterproductive. There are now many companies such as My Out Desk in San Diego and Real Estate VS in Las Vegas, Nev., that provide virtual assistance to
brokers. These companies offer a range of services, from transaction coordination to preparation of valuation reports like the comparative market analysis (CMA), to prospecting, and social media. This new form of geo-arbitrage allows brokers to focus on their sales efforts and transfer administrative work to specialized virtual work centers around the globe where it is done faster and more efficiently. As for marketing properties, most brokers agree that buyers often have a hard time visualizing how a vacant home is going to look. Some companies use computerized animation to show buyers what they can expect. With virtual staging, a broker uploads photos of a vacant property and designers add furniture, artwork, and even houseplants to every room. The show “Property Brothers” shows how 3-D animation helps buyers not only visualize a renovation but estimate the costs as well. Soon a virtual showing, where the buyer can walk from room to room in an interactive virtual experience, will be as common as a property brochure. The most revolutionary changes appear to be happening in the capital markets.
Crowdfunding has undergone some legislative changes and now allows for “debt funding.” Up until recently there were only two types of crowdfunding allowed, charity funding (in which you simple give someone money) and reward funding (you get a reward for donating, such as a signed copy of a book). Companies like Kickstarter have proven that the internet is a powerful way for people to get their messages out and raise money for projects. Congress has approved a third form of crowdfunding called debt funding, where you can invest in a project with the expectation of a return. If a restaurant owner gets turned down for a loan from the bank, he can turn to crowdfunding and raise money for the restaurant from the public at large. Likewise, if residents of a community want a coffee shop on the corner, they can become investors in the coffee shop and recruit a business owner to that location by providing the financing. The implications for the real-estate market are staggering. The whole world seems to be moving faster and even though there are still a few

brokers around that thought the world ended when the MLS was created, change is inevitable. Innovation in how people buy and sell real estate is unstoppable. he living room of this new, splendidly contemporary condominim boasts a gas fireplace of simple, elegant design and glass doors on two sides out to balconies. The views from this fifth-floor unit take in much of northeastern Santa Fe, the Cross of the Martyrs, and the Sangre de Cristo Mountains beyond. Builder Jay Parks worked with designs by Dorman & Breen Architects, Albuquerque, on the condo located at 142 Lincoln at the corner of Marcy Street. It’s on the top story of the building now called The Lincoln — formerly Lincoln Square, formerly La Esquina Building, built in the early 1980s by the Bybee family and designed by Richard Halford. The ground level is retail users, as it was when this was an office building before conversion to luxury high-rise residential condominiums by Lockwood Construction and Pinson Brothers for the owner, Allegiance Realty Corp., Charleston. “We sold the big one, 3,100 square feet, nearly half of that in outdoor living space — a big, wraparound balcony — for $2.1 million,” said Gary Hall, who lists The Lincoln condos with Meleah Artley. This contemporary, 2-bedroom residence (Unit 501) has an exceptionally clean feeling. The walls are white Variance plaster and the main living space is accented with exposed

steel trusses and an upside-down “V” of hefty steel girders, all painted white as well. These contrast with the dark wood of the floors and kitchen cabinets. The open-concept floor plan has the kitchen and dining area right off the living room. Except for the built-in Sharp microwave oven, the kitchen appliance package is all Kitchen Aid; this includes the oven and 5-burner range in the granite-topped island, as well as the refrigerator and dishwasher. There is a glass-doored pantry. The simple, refined master bedroom also has doors out to a sitting balcony, looking down to City Hall and beyond to the Jemez Mountains. A closet in the master bathroom holds over-and-under washer and dryer. Unit 501 is 1,578 square feet, with two full bathrooms and a powder room. The highdesign faucets are from Kohler’s Stance line. Tips on vacation homes Every time I travel, I will pick up a realestate guide and look at potential vacation homes. After all, I chose the destination for travel because of a personal enjoyment for the area. Before making any offers, here are some things to consider: Motivation for Purchase: A majority of the owners I have the pleasure of working with are not in the vacation rental industry for its investment returns, as they are low compared to other real-estate investment options. These owners have made a decision that Santa Fe is their primary vacation spot and are planning to retire to the area. Offsets in operational costs and building of equity are an acceptable return. Rules and Restrictions: Check with homeowner associations and city regula-
tions before choosing a home. There may be outside factors that will prevent you from operating a vacation rental. Financing: Purchasing a second home will likely require a significant down payment of 20 percent or more. I recommend working with a mortgage broker who will have the ability to shop loans and rates from a wide range of lenders to help find the ideal form of financing for your situation. Understand the rental market: Check online to see the number of rentals in the area. One of the best places to check is VRBO.com. This will give a fair estimate of the number of rentals, prices being charged, and occupancy levels, all of which will help to determine annual rental revenue. To get more accurate fig-
ures, speak with a rental agent in the area with actual revenue and occupancy data by rental type. Calculate the costs: When calculating costs, consider property taxes, homeowner association fees, permit fees, insurance, utilities, phone, cable, internet, marketing costs, management fees and breakage as they can all add up quickly. Try your best not to underestimate costs as this can leave you in a sticky situation. Consider your usage: If you plan to use the property in peak rental times, be sure to take that into your financial analysis. In many seasonal destinations, a majority of annual rental revenue can come from as little as eight weeks in the year. This may completely change your perspective and help to rationalize your motivation.

Word-of-mouth marketing According to a recent report from Pew Research Center on social networking, as of September 2013, 73 percent of online adults use social networking sites. With this reality, it is critical for anyone in any kind of business to understand social networking as more than a marketing vehicle. It is a communication tool that has empowered customers. Word-of-mouth is now online and your customers are connected on social media sites and they are talking about their experience with your product or service. Buyers today are more informed than anyone ever imagined. They often know more about your competition than you do. They use their social networks on Facebook, Twitter, LinkedIn, Pinterest, Google Plus and YouTube for market research and recommendations. In 2014, it is no longer possible to misrepresent, overprice, or ignore customer service. Mix it up with help from Reside Home

By Paul Weideman wo months into their new venture, the owners of Reside Home are happily positive. “Today marks our 2-month anniversary,” Fenton said on Feb. 13, “and business has exceeded our expectations. People have been excited by the look and the price point. Our walk-in traffic is also terrific.” Neighbors of the new furnishings business at 340 Read Street include Zane Bennett Contemporary Art, Kowboyz, Tomasita’s Restaurant, and Barker Realty. Fenton was previously senior vice president and general manager for ACC Fine Furnishings, Santa Fe; his partners in Reside Home are Chris Martinez and Kendra Henning and Paul Henning. The building, at the corner of Guadalupe Street, was formerly occupied by Bosshard Fine Furnishings, a guitar store, and a gallery. Going way back, it was likely built to accommodate Capitol Auto Body, Martinez said. There was a Ford dealership right across the street, where the Design Center is today. The new showroom holds an eclectic offering in furniture as well as rugs, lighting, occasional pieces, artworks, and accessories. The owners believe in mixing it up, not matching it up. Thus the range “from modern industrial-chic to transitional rustic and refined.” “The idea behind what we’re doing was to bring something new to the Santa Fe market, bridging contemporary and tradi-

tional, with a price point more comparable to Crate and Barrel,” Fenton said. On this day, in between browsers and customers, he was selecting frames and fabric for their next floor set. “The whole store changes about May 15. The idea is to bring in a diverse collection of [sofa] frames, so people can sit in them and choose.” There are a dozen good-looking sofas on the floor. There’s also a huge clock on the wall. Bought from a Miami company, it has a Hugo steam-pump vibe. There are interesting table sculptures by Santa Fe clay artist Tamara Cameron. Large birds fabricated from galvanized sheet metal are placed high up on a wall — one is the beautiful, yellow Sky Lark, 60 x 54 x 16 inches. The birds are by Don Kennell, another Santa Fe artist. “We found him at the Recycle Santa Fe Art Festival in November,” Fenton said. “One of the things we really try to do with some of these local artists is show their art in context. Rather than seeing it on some sterile gallery wall, here you can understand more of how it might look in your house.” Kennell is the artist behind a huge, popular metal dog that was installed in Santa Fe Railyard Park two years ago. There is a mix of new and vintage pieces. “Our mantra is, For the way you really live. We try to show people that living with things that you mix is a much more authentic and interesting way to live.” For many of us, it can be difficult to see that bringing a certain piece of furniture into a house or room is harmonious, interestingly jarring, or simply wrong. “Modern design can reference not only the shapes
in the landscape here but the shapes in the architecture. Think about Pueblo style and it’s all about geometry and stair-stepping, and to introduce modern themes plays back into that.” He pointed out the pillows in the store — pillows with designs that he says offer opportunities to punctuate your decor, not necessarily blend with it. Here’s a small grouping: a fairly traditional chair next to an adjustable coffee table that references an architectural drawing table (from Go Home, Dallas) under a big, bold reprint of a 1968 Vogue magazine cover. That coffee table is $1,800. Most of the coffee tables in the showroom are about $1,000. Most of the sofas are approximately $2,500 and the club chairs are around $1,500. Against one wall is a whimsical accoutrement: a credenza covered with
hand-painted “bottle caps” fabricated from recycled tin. “When we bought this for the showroom, we thought it would just be a statement piece that we’d have for a while because we’re not sure anyone else is as crazy as we are, but Santa Fe people love it. We sold one a week and a half later.” A cabinet full of pillows is topped with a stuffed ring-necked pheasant. Here and there in the store are faux-fur throws, treasures of warm softness from Donna Salyer’s Fabulous-Furs in Covington, Ky. Along the showroom’s longest wall are removable feature walls created by Chris Martinez; he and Fenton were married in Santa Fe on Christmas Eve after 25 years of togetherness. “These are chalk-drawn aspen trees on a black ground,” Fenton said. “When we refresh the showroom in May, we’ll change them out with a more summery idea.” If you’re worried that you’re heading into
the hodgepodge zone at home, you can hire Reside Home for its design services. This represents about 40 percent of their business. (And designer Edy Keeler, Core Value Inc., leases office space in a loft at one end of the showroom.) “People may need help with balance and color, and placement,” Martinez said. He added that they work with clients to preserve particular items they love, and incorporate them into fresh design schemes. One of the hanging objects at Reside Home is a large stick chandelier with upright lights. “It’s handmade with hickory in Pennsylvania,” Martinez said. “There’s a secret stick you pull and a down-light comes on. This one is a natural finish but it can also be ordered in any Benjamin Moore paint color.” The chandelier is by Deanna Wish Designs, New Castle, Pa. Kendra Henning said they see a good share of people who are getting ready to settle into a new home. “Some of them want to embrace Santa Fe Style and others don’t. This showroom is an option for people who want to stay true to the region but not do it in a clichéd way.” She is head broker at RE MAX of Los

Allen Stamm’s ‘Swan Song’ I spent a quiet Friday, Feb. 7, this year. It was an anniversary falling on the same weekday of two memorials: my mother’s and Allen Stamm’s. I couldn’t attend both, for obvious reasons, but I can certainly say that while family and friends gathered in celebratory and nostalgic fashion at Libby Hancock’s house to celebrate Mom, my mind did wander now and then to Allen. Every Realtor in Santa Fe knows who Allen was. Everyone who ever bought one of his homes in Casa Alegre, Casa Solana, on Salazar and Kathryn Streets — and many other streets — also nods to the builder, even if they do not remember his name. In the post-war era, Allen’s houses set a standard for quality and affordability that I believe has never been matched. That in itself is a great story, but I will tell another. Allen was a client of mine. More specifically, he was a client of my father’s when, in 1955, my father established a water well drilling business in Santa Fe. In 1971, at Dad’s request, I took over the drilling business and, naturally, the clients. Allen
was one of the longest standing, my father having drilled a well for him in Sol y Lomas around 1957. During the ’70s, we maintained all of Allen’s pumping systems and wells and drilled one or two more. In 1980 we sold the drilling business and I moved on to other things. I have to admit that for eight or nine years Allen never crossed my mind. One of the pastimes that I moved on to was getting all my contractor licenses and joining the mid-1980s building boom. I built a few houses, pretty much hated every minute of it, never made much money, and finally decided to join the crowd and build a spec house. I had assets that I could borrow against, found an easy banker, and built a house on the theory that quality would sell. It might have, but I perfectly timed a market dive. I struggled through debt service, changed Realtors several times, lowered the price, and stood at the edge of extinction. Then Allen called. I have to this day no idea who had told him I was in trouble. He simply
said that he knew I was having a few problems and would I be willing to meet with him at Eric Sommer’s office in the next day or two. I do not have to make a long story short here; the story is short. To my astonishment (and Eric’s as well, I believe), Allen asked Eric to draft a short agreement by which he, Allen, would pay off the bank and give me a liberal amount of time to sell, in his terms, “the damned hous.e” He said it with a smile, having been, as he recalled, in my shoes a time or two in his life. Three months later the debt was paid. Allen had asked, appropriately, that I secure the note with another asset, which I was happy to do. It, remarkably, sold at a premium. Then? Well, Allen offered me a job overseeing a development off South Galisteo that he referred to as his Swan Song. The job gave me time to re-establish myself and move on. That my Mother’s and Allen’s memorials conflicted disturbed me at the time. I even thought about running out of Libby’s for a

half hour just to put in an appearance. That was a nonsense thought that passed almost immediately. I know Allen would agree; I also know that his Swan Song was my resurrection. New year, new mortgage options If it’s a new year, you can bet there are new mortgage regulations. New regulations from the Dodd Frank legislation and the new government agency Consumer Financial Protection Bureau (CFPB) have changed the climate for mortgage choices. CFPB has become one of the most powerful government agencies affecting your decision when choosing the type of lender that is right for you. For many years homeowners had plenty of mortgage lenders in the market. Federal- and state-chartered banks, national mortgage companies owned by major banks, and many mortgage companies created a very competitive market, benefiting the consumer seeking a home mortgage. In 2014, the number of lenders has shrunk. Almost all lenders have a fixed method of determining a rate, causing many loan officers to become ordertakers. Loan officers have left the business rather than deal with the strict regulations now in effect. A mortgage broker, without support staff, cannot handle all the com-
pliance regulations required. Here are the types of lenders remaining in the market: – Banks – Net branch lenders – Internet-based lenders – Credit unions and savings-and-loan institutions – Mortgage brokers Banks have pricing departments that determine the day’s pricing. There is little or no flexibility in the fixed rate of the day. The bank’s loan officer lacks the ability to consider variables. The rate is the rate, period. Net branch lenders have sprung up over the last few years. Net branches are primarily mortgage brokers that have banded together to form companies with centralized underwriting and pricing. Once again, there is a pricing person whose job is to fix the rate and cost of loan offerings each day. Credit unions are consumer friendly, with competitive rates. They are well
suited for home equity loans and consumer financing. Remember, they are owned by the members. Mortgage brokerage companies, unlike those described above, remain in a position to competitively price their mortgages. They represent multiple investors and have the flexibility needed to consider all facets of a loan request and the unique situation of the borrower. In a sense, they are the old-time method of financing. They must also handle the federal compliance but have retained the ability to negotiate the loan interest rate and closing costs. Oh, I forgot Internet lenders. Well, be very cautious with them. Most will not lock the loan until the approval in completed and the appraisal is paid. Be very careful. Use a local lender. So , take youe pick. You can go to a large bank. They will tell you what the rate is that day. Remember, they represent the bank. Or go to a net branch company. They are new and have limited options as

far as pricing. The mortgage company has the ability to be very competitive on your loan costs. They are more independent. The best advice is to shop hard and pick who you believe will represent your interests best and secure you the most economical home mortgage. Fighting winter’s warming temps The month of March can be a tricky one when it comes to weather. Named after the Roman deity Mars, also known as the god of war, March is a month that has lived up to its fighting reputation not only in military battles, but in nature. Marked by high winds and radically fluctuating temperatures, this month can seem like a combat zone for even the most experienced gardener. While it is still technically winter, the past month and a half has felt more like spring, and in some parts of the state, even summer. This January and February were New Mexico’s driest months on record, according to the National Climactic Data Center. Prolonged warm temperatures can bring molds, bad bacteria and insects that can destroy a garden in no time. The warm snap can cause plants like tulips and hyacinths to prematurely bloom, which means they will not bloom again later when they are supposed to. The same thing goes with fruit trees. If there are no more frosts, which is highly unlikely, then the fruit will develop. But those chances 44

are very slim, and that means trouble for the fruit farmers. Donna Nash, owner of A Woman’s Touch Landscaping, says she and her team started working in late January, the earliest she has ever started. “This is the warmest winter in 38 years; we’ve had
to get out there to protect and prepare for the worst,” Nash said. “Traditional landscaping methods are going to change in this decade — this erratic weather is a killer that takes growth and beauty as its casualties.” So, what can be done to prevent plant loss this season? While there is no quick miracle fix, Nash suggests practicing
preventive maintenance now as a way to help strengthen plants’ infrastructure and tolerance to drought. Supplemental watering is one of the best things you can do for perennials and trees. This can be done manually with a hose or buckets, or by soaker hoses, which use less water while providing even and steady watering. Greywater is fine to use, too. Please note, only water when it’s above 40 degrees during the day so plants can soak before evening temperatures drop. This is recommended weekly until spring. Amending the soil with organic mulches that contain micro-biotic nutrients is another way to protect plants and trees. Doing this will help strengthen the roots and retain moisture for later when the winds start. Your local nursery can recommend good winter mulches and nutrient-rich plant food. This month may feel like a war with the erratic weather, but if you help fortify your garden now, you may be on the winning side come spring. And please do not start planting during this warm snap. frosts will kill whatever you plant (except for winter perennials and vegetables). Wait until May 15. Cover thy walls Ever consider wallpapering? Many homes in our region are graced with plaster walls that offer their own subtle, tactile beauty. However, sometimes it is a good idea to break away from solid color and introduce a bit of whimsy or make more of a statement. Wallpaper has been around since the 1700s and is no doubt here to stay. It has made a revival in recent years and we have seen an outpouring of offerings from wallcovering manufacturers. If wallpaper sounds like an interesting prospect, but is new to you, a powder room or guest bedroom could be the perfect testing ground, and offer opportunities to delight and surprise your guests just as a good hotel design does. You might even find yourself spending more time in those rooms. Think past floral, sailboats, seagrass or flock. Although all of those options still exist, wallcovering manufacturers have made great strides in technology and actual content by working with a variety of talented designers to produce a wide spectrum of product. Now there is a range of wonderful textures, from faux shagreen, basketweave, mica, and stitched details to look like leather or patent leather. Reproductions of something natural or organic such as stone or woven grasses are designed to look very lifelike.
Graphic patterns are another big trend in wallpapers and are an easy way to make a bold statement. They are found in geometric, organic and scenic patterns, and their repeat can range from small to an entire wall’s width. A large graphic pattern can make a small room look larger, so a powder room is a perfect application. Wallpaper types are typically grouped into vinyl or paper, and each is appropri-

ate for different applications and budgets. Vinyl wall covering is often specified for commercial projects and most commonly seen in hotels and health-care facilities because it provides a durable and cleanable wall covering that meets applicable fire codes. It can also be used for a residential area that might receive abuse or high traffic. On the other hand, wallpaper is appropriate for residential use and can be made by machine or hand. Of course, the handmade options can be more delicate so those should be considered for outof-the-way areas such as a ceiling, a foyer focal-point wall, behind a headboard, or that powder room. Specialty handmade wall coverings include a magnetic-backed linen that would make a good magnet wall over a desk or in an office. Woven strips of maps and cinema posters are made into a wallpaper that could offer a colorful back-drop for a bedroom headboard or focal wall in a dining room. Other handmade papers incorporate glass beads and crystals. For commercial or public spaces, custom graphics can be printed on vinyl wallcovering and fitted precisely to the wall size to create large-scale installation pieces. If you are not quite ready to bedeck your walls, there are other ways to utilize

wallpaper and coverings. Try insetting them into a frame of either wood or steel to create a room divider or screen that offers some separation between areas, or within a large wall-mounted frame to create a backdrop for an artwork grouping. With the myriad of options out there, there is probably a wallcovering that is right for you and your interior. Consider the possibilities and new ways to make your interior sing.
