onstellation Home Electronics is deep into the latest compact, wireless systems available to control lighting, heating, cooling and security systems in the home. But the company’s showroom on Guadalupe Street also is a destination for all lovers of film, television and music. When you enter the shop, you’re going to be dazzled by the clarity of the pictures on numerous flat-panel TVs. And check out the gorgeous 802 Diamond speakers by Bowers & Wilkins. At about $15,000, they’re pretty near the top of the field, but Constellation offers a great selection of moderately priced speakers as well. “There still is a vibrant industry of high-end two-speaker connoisseurs,” said company president Jason Suttle. “It’s a hobby, and others just want a stereo. You’d be surprised how many people come in and spend $300 or so for a pair of speakers and a Sonos [wireless hi-fi] device.” In one corner of the showroom, fans of vinyl will be rewarded with a splendid selection of LPs courtesy of Dick Rosemont, about whom Suttle said, “I’ve never met anybody who knows as much about music and the history of music.” For 33 1/3 years, Rosemont owned the record store Flat, Black & Circular in East Lansing, Michigan. He is now a Santa Fe resident who keeps Constellation stocked with hundreds of 12-inch licorice gems. (This writer couldn’t resist a couple of 1960s jazz discs by Herbie Mann and Ornette Coleman.) A fancier annex of the showroom is the home-theater model featuring the new, ultra-high-resolution Sony 4K projector. “If you wanted to do a luxury dedicated media room like this with a 7.1-channel Bowers & Wilkins surround-sound speaker package, the five subwoofers, the 4K projector and the motorized screen, you’re into six figures,” Suttle said. “But you can have a wonderful home theater for $10,000 or so.” Constellation does equal parts basic service and system upgrades, such as the flat-panel televisions, wiring for high definition and wiring for networking. “The custom electronics guys, entertainment systems providers, have been around for decades, but now the role is morphing from entertainment into computer networking. In order to do what we do and make it work well, the client needs a robust and reliable home network. “We’ve always had a strong service/install component that’s based around retrofit wiring,” he said. “I had a lot of experience in that as an installer more than 20 years ago in Austin. When I came to Santa Fe it became more challenging, because of a lot of solid walls — not just adobe but ICF [insulated concrete forms] — and the lack of attic and basement spaces, but it can be done. Yes, it requires patching and painting in many cases, but in the end you can’t tell the wall was touched.” Suttle said Constellation’s networks offer uninterrupted streaming video even if you’re walking through the house. Again, this technology is a bit more challenging in the

Half of the company’s business is pushing the tech envelope with things such as motorized window treatments, energy management and control, centralized dimming and lighting control, and property-monitoring technology. Internet control is a necessary element of such systems. It allows the homeowner, from anywhere in the world, to open and close doors for people, to arm and disarm the security system, and to turn on climate controls to prepare the house for the owner’s arrival. Temperature sensors around the house, tied into a hightech thermostat, permit fine control of the environment, and energy management. The owner equipped with an iPad with Crestron software has the house controls in hand. “Efficient control of your lighting, heating and cooling is now expected in high-end properties,” Suttle said. “There can be more than a hundred light circuits in even a medium-size home and when you’re going to retire you
have to make this tour to turn things off. With a system like this, you can press a ‘Good Night’ button at your bedside and it turns the lights and TV or speakers off, maybe lowers the blinds, and sets the security system for nighttime mode. “When you’re leaving, you set the control to the ‘away’ state and it shuts down unnecessary things, lowers the heating and cooling requirement, and programs the lights to mimic the way you typically use the lights, randomizing your use over a few weeks.” “Today people are getting closer to wanting to watch television, check their e-mail, do Facebook, research a recipe, and shop on Amazon, all from their couch and using one device. Darlings, In my Valentine Special last month, I was able to include only a few photographs of Santa Fe’s real-estate couples (Who knew there would be so many?) and that kind of made me feel bad. Well, I didn’t exactly lose sleep over it, but I was afraid that you, my darling readers, might have, and then that thought started causing me to lose sleep. Sometimes, Buttercups, I just hate myself for being such a people pleaser. At any rate, I’m slipping in a few more photos, and I bet I still won’t be able to include all of them. How long must this go on, you ask. Quien sabe, muchachos (as well as muchachas). If you study the photos long enough, you’ll notice a couple of single Realtors thrown in (to see if you’re paying attention, which I am not today, so I can’t blame you if your thoughts are turning to the spring equinox coming up). Yes, Virginia, single Realtors still dominate the real-estate market, and new ones appear on a regular basis. Just recently, Linda Bissonnette joined Keller Williams Realty Santa Fe. Lemon Drops, you may think of Linda as the innkeeper at Lavender Sunsets, those sweet little vacation rentals on Gomez Road. However, as Paul Harvey would’ve hinted, that’s only part of the story. Linda was a Realtor with the Prudential Santa Fe office back in the Mike Hall Prudential days, but she dropped that to take what seemed at the time to be a more exciting offer: hairdresser on a movie set for a film scheduled to be made in Austin. She relocated to Austin, and after settling in, she learned one of those harsh Hollywood lessons: the movie never made it off the drawing board. Scissors in hand, Linda moved back to Santa Fe and began cutting and styling hair here, which turned out to be a lucky break for me (finally, Butter Beans, we get back to ME). Twenty years ago, while at a party at someone’s house somewhere on the northside, I ran into this woman in the hallway who said

to me, “That’s a terrible hairstyle for you. You need help, and let’s start with a new cut. I’m Linda, call me.” I did, and she was right, of course. Pobrecita, she got stuck with cutting my hair from then on, no matter what other career she was pursuing at the time. Now that she’s a Realtor once again, I suppose I’ll be forced to make other arrangements. Boohoo. Another new face on the real-estate scene is Chris Harris at Barker Realty. Officially retired from the U.S. Navy this month, Commander Harris (or, just simply Commander, as he is affectionately known around the Barker office) was on the USS Porter, a guided missile destroyer, and spent seven months off the coast of Somalia scaring the pants off those Somali pirates. Of course, Kittens, in a 25-year career, Chris did much more than that, but it’s a useful reference point to strike up a conversation when you run into him at an MLS meeting. When David Barker welcomed Chris into the Barker fold, it was a nostalgic moment for David, because he couldn’t help but think how Chris’ life reminded him of his own father’s life. In 1964, Commander Laughlin Barker retired from the Navy and returned to his hometown of Santa Fe to begin his next career, with his family of six children in tow. Commander Harris, at the time of his retirement from the Navy and his move to Santa Fe to begin his new career, has a family of eight children. Oh, those Navy boys. I wonder, Cream Puffs, was it something in the water? More pictures and fewer words, that’s my goal this month, which leads me to say, So long, Sweetpeas. Thank your loan processor Most homeowners, after their closing, agree that the most important ally a borrower has in the loan finance journey is the loan processor. Making friends with the processor is definitely the way to go. It will pay dividends in more ways than one. Get to know the processor and visit with her or him often. It is an understatement to say that paperwork has increased in the mortgage world. There are more requirements all the time. Fannie Mae continues to pressure lenders with new requirements. Who handles this increased paperwork? Who handles surprise requests at closing? Who is in the hot seat from beginning to end? Yep, it is the loan processor. The processors are the glue that hold mortgage companies together. They are responsible for most of the interaction and struggle with the underwriters. Because they are such an integral part of the
transaction, they have become even more valuable then your favorite loan officer. Be smart: check with the processor about your paperwork, appraisal and final approval. This will help get your loan closed in 30 days instead of three months. Smart Realtors have also learned to communicate with the processors. Asking a qualified loan processor for the status on a home purchase is the most accurate method of determining the loan approval timeline. Loan officers are often too busy. They are required to take good care of your loan by locking your rate at the optimal moment and working directly with the borrower to initiate the process and collect all necessary paperwork. But in all honesty, besides managing your loan, the loan officer is responsible for business development and has to be out of the office to do this well. So, as I said before,
when the loan originator is visiting with Realtors, it is the processor who must call asking for more documentation. It can be a lonely and thankless job. Why would anyone want to educate themselves so that they can talk to and understand the all-powerful underwriters? Why do they want to work in an environment that is stressful and often unappreciative? The simple answer is that they like helping people realize their greatest dream of home ownership. Great processors are hard to find and when you work with one, you will know it. Because I am the author of this tribute to loan processors, I am taking the liberty to say that I have the best. Without hard-working processors, any success in closing loans would be extremely difficult. When they say, “Jump, Jim,” I say “How high?” So, the next time you have an opportunity to work with a processor who is

Designing with flower mania can create anything they want. Floral artists will use any part of any plant to create tactile living works of art so beautiful, it’s hard to resist touching or smelling them. But beware, the flowers are often dried, leaving little or no scent. Marie Coburn, a floral artist living in Dixon, has been creating works of botanical beauty for over 20 years. Originally from California, Coburn turned her passion for collecting unusual plant matter on her trips into a lucrative business when she moved to New Mexico in 1989. A selfproclaimed hunter and gatherer, Dixon likes to bring her finds home, dump them on the floor and let the flowers guide her creatively. Her floral arts journey began when she decided to make her “mania” for flowers a business, aptly

It is a well-known fact that many artists and photographers come to Northern New Mexico for inspiration. The endless landscapes and bountiful elements of nature are enough to provide any painter or sculptor with plenty of creative fuel. But recording this native beauty doesn’t always just end up on a canvas. There is another medium regaining momentum where nature literally gets picked and arranged in a real, live creation. Known as botanical art, this art form is fast becoming popular with those interested in the beauty of our environment. Botanical art has been around since the earliest civilizations where it was used primarily to identify and illustrate the findings of plant biologists for study. Botanical art’s concentration has mostly involved the sketching and painting of plants, but there is a spinoff to the genre that goes one step further — incorporating actual organic materials into the pieces, a process called floral art. Floral art may sound like a fancy form of floral design, and in a way it is. However, floral artists aren’t limited in their matter or design structures; in fact, they
calling it Floramania. She describes it as “where the garden and the imagination meet.” While she loves finding plants in the wild, she started a garden on her threeacre property where she grows statice, hollyhocks, zinnias, marigolds, strawflower, native grasses, xeranthemum, and amaranthus, to name a few. An avid traveler, she found inspiration in New Orleans, Bolivia and Columbia, where she fell in love with masks and now produces an eclectic assortment, from Venetian-inspired to tribal carnivalthemed. And she doesn’t stop there. Saints, animals and cultural icons all hang on the walls of her studio, with an 8-foot sculpture of Our Lady of Guadalupe in the center. Her newest endeavor is creating encaustic pieces, a process which involves hot beeswax over pressed floral material. She likens these to watercolor paintings filled with real elements of nature. Her studio is a part of the annual Dixon Arts Tour, and is hard to miss, with a lifesize mannequin dressed in a chic floral ensemble greeting you on the front porch.

Her work can also be found at the Santa Fe Farmers Market, where she has sold her famous wreaths and fans for the past 14 years. A sense of place Have you ever noticed that you gravitate to a certain spot in your or someone else’s home or office, but cannot put your finger on why? We all need at least one of those spaces where we can completely unwind, be in the moment, or get into our flow. One of the jobs of an interior designer is to determine how one will likely use a space, and help make that experience optimal. There are a myriad of components that contribute to the comfort and contentment one feels in a space; they include lighting, seat comfort, and views. Yet other considerations are subjectivity to noise or other distractions, and accessibility to electrical outlets and other elements that support time spent in the space. While many of these things seem obvious, it can still be a lot to consider when determining how a space will look best, while ensuring that it will function well. Drawing from numerous consultations in which clients are not content with the way they feel in a given space, the most common areas for improvement are orientation, lighting and accoutrement. Orientation is at the top of the list of
what makes one comfortable aside from seating. It takes some analysis to understand what is the best positioning for each person depending on the desired outcome — productivity, relaxation or engagement with those around them. Are you left- or right-handed and therefore more comfortable with things and a viewpoint accessed from one or the other? What is your optimal view: out a window, or perhaps into adjacent rooms to observe activities and participate with others? Do you prefer a more open space or to
be “nooked” into a space, facing a wall or a corner, or even surrounded by buffers such as a tall piece of furniture or plants to alleviate distractions? We also empha-
size the importance of what you will see from your vantage point and making it harmonious, be it a well-executed landscape, a compelling composition of art and furnishings, or the view into the next room. In an ideal world, several vantage points can be enjoyed at once, for example window, fireplace, television, or a piece of art. Lighting is an obvious factor to the usability of any space. For ultimate comfort, you will want to have necessary task-light for reading, writing, craft, etc., balanced with additional ambient lighting for mood. Ambient light can be achieved with art lighting or spotlighting, dimmable overhead lighting, and well-distributed table lamps and standing lamps. The presence of natural light is, of course, favorable, as it is pure and feeds the soul. The ability to adjust the light to suit your mood or needs through window coverings and dimmers is an added benefit. When we settle into our favorite spot, we want to be able to truly settle in with all of the essentials. Having a throw for warmth, adequate surface space for a bev-

I think there’s a big need for properties in the $500,000 to $700,000 range.” Most other market indicators showed improvement over the situation a year ago. Home sales were up by more than 20 percent, from 1,350 in 2011 to 1,626 last year. dramatic, and long-awaited, reduction in the inventory of available homes is the most important factor coming out of an analysis of Santa Fe’s real-estate market at the end of 2012. The number of houses on the market was down almost 47 percent, from 2,272 at the end of 2011 to 1,212 in December 2012. That’s just a 10-month supply of homes, down from nearly a two-year supply a year ago. “Inventory is down, and I think there are buyers out there with a lot of pent-up energy,” said Meredith Haber of Keller Williams Realty Santa Fe. “I think prices have stablized. Also, inventory is down because people who didn’t have to sell their properties took them off the market until things have improved.

MaryJoy Ford, Sotheby’s International Realty, released a 2012 Year in Review paper. “During the 4th quarter of 2012, we saw a slight uptick in the market — a trend we hope to see continue throughout the 1st quarter of 2013 and beyond,” she writes. “Sales prices in all categories averaged 95.63 percent of the asking price during the final quarter of 2012. For sales of homes over $1M the ratio was 92.3 percent.” Ford’s data shows 231 land sales last year, the highest number since 2008. Haber said she’s had more activity in the past three months than during the previous year. “I started working as a Realtor in 1993

and then in 1994 we had a downturn. But it was nothing like we’ve just experienced.” Does she think Santa Fe may get back to the activity level and home-appreciation rates experienced in the early 2000s? “I think it will take some time, but I’m optimistic that Santa Fe is a really unique market,” Haber responded. “It’s a destination. It’s a small place and there’s a finite number of properties available. I think we’re going to be OK.” The national recession that began with the subprime mortgage crisis and was worsened with the failures of AIG and Lehman Brothers in September 2008 will likely leave a legacy of caution, even as the economy gets fully back on track. The banks’ reaction toward conservatism will be slow to change, but Haber said that doesn’t mean nobody can get a home loan. “I’ve had some cash transactions, but I’ve had other clients who have been successful getting mortgages. It is do-able.” On that legacy factor, David Dougherty, Dougherty Real Estate Co., said the banks will not soon be as “loose” as they were in the mid-2000s. “And you won’t necessarily see the large-scale developments. I don’t think we’ll see another Las Campanas for a long time.” Dougherty, who has worked in real estate for more than 30 years, started out 2013 feeling on the “warm and fuzzy” side about
what the year will bring, although he said there are still some clouds in the sky. “My statistics show that last year the average price of a single-family home in the city came down 13.65 percent but the sold volume went up, the implication being that as prices come down there are more buyers. All that bodes well for home prices because limited supply and increased demand would imply increasing prices,” he said, but added, “I do think the supply of good, nicely maintained homes is shrinking.” So to that, and to the fact that the supply of homes has finally diminished, will local builders respond? “I would think so, and the lag time is substantial,” Dougherty said. “Someone wanting to fire up a project right away, it’s going to take six months to a year or more. “Another important factor is that our feeder markets outside of Santa Fe [including Texas, California, New York, and Illinois] seem to be doing better than we are, so that will mean people coming here with a little more money in their pockets and being able to bid more for a house.” Dougherty believes the market and appreciation will come back, “but I hope not to what we had in 2005-2007. That was unhealthy. “The other warm and fuzzy thing of course is the mortgage rates. No matter how you slice and dice it, they’re incredible. You

Shopping for homes on Facebook? Today, whether you are an entrepreneur or small business owner or CEO of a global 100 company, you are still probably seeing social-media sites like Twitter and Facebook as free venues for marketing your products or services. Today, you will most likely ask your friends and their friends on Facebook for advice. You will read comments on blogs, real estate sites, car dealer Facebook pages and search to see what people are saying on Twitter in real time. Buyers today are more informed than anyone ever imagined. Information is more transparent and available than at any time in any marketplace. If you are a
buyer, you can most likely find as much information as the seller has on the product, home or service. At the same time, you have the opportunity to talk about your experience to your social sphere. The internet and social networking have given you the leverage of information and a social sphere of experience to help. When you are looking for someone you like and trust, your social networks are a new resource in your buying process. When information access has shifted towards parity, how people buy and sell anything in the marketplace changes, too. However, most sellers and sales professionals are not aware of this shift. It is time to pay more attention to what buyers are doing before they buy anything. It is no longer possible to misrepresent, overprice or even ignore customer service. If inflation eventually picks up, and it will, you may not see these rates again in your lifetime. Speaking of inflation, home ownership offers some inflation protection. Studies by Karl Case (of Case-Shiller) suggest that over the long-term, housing has tended to beat inflation by a couple of percentage points annually. That’s valuable inflation insurance, especially if you are raising a family and looking ahead 20 years or so.” Mark Banham of Barker Realty weighed in, “We believe the bottom hit in 2012, interest rates are projected to edge up this year and days on market have decreased significantly due to the lowest level of inventory since 2007. This is the first of four units being built in the new Compound at La Joya Escondida located off the dirt section of East Alameda Street, between Canyon Road and the Santa Fe River. Builder/designer Philip Alarid said he wants to do at least one unique feature on each house. The central standout feature here is the long barrel-vault, lined with travertine tiles, over the kitchen and dining room. “It opens up the space and we have LED lighting hidden along the long lower edges on both sides of the vault, which gives you a lot of light for very little cost,” Alarid said. The native Santa Fean has Kiva Homes LLC with partners Mike and Lynnette Mallory. The spec house, just completed in December, is being advertised as “the perfect Eastside pied-a-terre.” It’s 1,745 square feet with two bedrooms and two bathrooms, walls of hand-troweled plaster and floors of engineered white oak. Sustainability is a priority for Alarid. “I was able to get this house to the gold-level green standard. The HERS rating is 58, and you get a tax credit whenever you’re below 60.” Among the green features are exterior walls framed with 10-inch lumber to maximize insulation and a high-efficiency tankless hot-water system. The built-in wifi music system is controllable by means of the owner’s smart phone. The living room, warmed in the wintertime by a kiva fireplace, sports an entire wall of glass — french doors with sidelights and transoms — outside is a flagstone-paved patio with banco seating around a large fireplace. The living room boasts a carved feature beam, an architectural antique from India, purchased at Seret and Sons, as were several of the doors in the house. The living-room ceiling beams are ponderosa pine salvaged from the 2001 Cerro Grande Fire.

More rich wood shows in the mesquite-topped pony wall between the foyer and the dining room, and the slab of wire-brushed New Mexico pine on the big, curved ledge at the kitchen entrance. The kitchen is outfitted with Silestone-quartz countertops; a backsplash strip of decoratively painted concrete tiles from the Dominican Republic, which Alarid found at Statements; and a fine array of cabinets purchased from Joan Viele at Kitchen Dimensions. The main hallway turns turns left under a decorative ceiling groin vault and at the end is a wall with a nine-foot-tall trompe l’oeil mural by Mark Balenovic and Andromeda. It depicts a window open to a Tuscan country scene, and a broom leaning against the wall, all within an arched limestone frame. With the ceiling vaults and a few arched windows, Alarid had a European/New Mexico hybrid style in mind. New York’s Plaza Hotel also figures in, a reference the builder was aiming for in the master bathroom and its twin basins under twin tall, oval mirrors and special, old-fashioned light fixtures and faucets. The master bath has travertine floors with a dual radiant heat system, as well as a great tub and a walk-in shower with wood bench. In the second bedroom, the closet doors are cleverly disguised as a set of wood shelves. This is the house’s west-side, the sunniest room in the summer, and the house’s zoned air conditioning can be turned on to cool this room only. There are stylish lighting fixtures throughout, including in the fully finished and heated garage. Under an exposed lintel and a line of latillas, the wooden garage doors with strap hinges open (electrically) in carriage style. The property, 616 E. Alameda, Unit G, is listed by Gary Hall and Meleah Artley, Barker Realty, for $979,000.

Adding to the dangers is that as years of dirt and debris gather at wall bases, the grade around buildings gradually changes. Instead of water draining away, buildings are left in a crater, surrounded by a moat. Some of the more popular “high-tech” solutions we have developed for retarding the flow of moisture into wall bases rely upon a variety of synthetic materials known generically as “geo-drains.” When used correctly, these porous fabrics are used to trap water and carry it away. There is no limit to how these materials can be used; it only takes thinking like water to concoct them. For example, in the shallow, tight soils typical of canyon areas around Santa Fe, moisture is retained almost indefinitely, and a system must be designed to carry the water offsite. A 16” deep trench is dug along the base of the wall; geodrain material is laid facing away from the wall, with its edge inserted into a continuously slotted 4” PVC pipe. Trapped water drains into the pipe, which is sloped to drain to daylight or into a deep, gravel-filled drywell. Key to this system is positive site drainage, meaning that the trench is backfilled and compacted with clean, screened earth sloping away from the walls. This is just one example of the many different systems we have designed—each unique to the site’s particular conditions. In each case, common and inexpensive materials were manipulated to accommodate specific problems. n

Mulching? There’s an app for that Last summer, we released a roofwater calculator at www.permadesign.com. Now, we’ve just unveiled our new “mulch estimator.” The former calculates the average annual precipitation that lands on your roof, road, parking lot, sidewalk, patio, garden bed, or field. The latter estimates how many yards of mulch you will need for your next mulching project. Imagine… all this without having to get off your butt to find the tape measure. To use the new tool, just go to www. permadesign.com and click on “TOOLS” and then hit “NEW Mulch Estimator.” Enter your address, zoom in, and use your mouse to make polygons on your property. Each polygon describes an area, and instantly an estimate (based on a three-inch depth of mulch) appears at the bottom of your screen. What’s the best mulching material for an arid land? Pre-Columbian New Mexicans survived here for centuries using river rock for mulch. These easily accessible cobbles are great for shading
the soil and protecting seeds from winds, birds, and other forces of nature. Equally important is that rocks harvest water out of our thin, high-desert air. They soak up heat during the day and release it at night, and this convection process creates moisture. Remember the last time you picked up a stone from the earth? Most likely it was damp underneath. All mulches have five basic functions. First, they retain moisture (mostly from precipitation events). Second, they protect soils and root zones from high winds. Third, they insulate the soil from extreme temperatures. Fourth, they reflect and absorb light. Fifth, mulches increase the nutrient value of soils by creating microbial habitat. River-rock mulch, however, is not right for some modern sensibilities. Here’s a list of more-common mulches: straw, crusher fines, gravel, shredded bark, bark chips, pecan shells, compost, wood chips, and (free) shredded organic material from the transfer station.
My favorite mulch is straw. It comes in convenient packages. It’s light, and it slowly adds organic material to the soil. Straw is great at retaining moisture (as long as you don’t lay it down too thickly). It may look a little too bright and yellow at first, but give dead grass a little time in the sun, and it will turn brown like the color of the neighboring earth. Beneficial mycelium also thrive near straw, and there are few things better for your soil than mycelium. Another great mulch is called “crusher fines,” which are tiny pieces of rock left over from the gravel-crushing process. They’re tan and look as natural as the mesa herself. Since the particles of crusher fines are heavier and drain better than hard-packed caliche, crusher fines also won’t erode nearly as much as our native soils. Both straw and crusher fines can be good weed barriers, too, but they’re not perfect at preventing all weeds, so beware. Questions? Uranium in local water is natural The presence of uranium in aquifers in the Santa Fe area is documented by independent laboratory testing commissioned by private well owners and by free testing done during several water fairs. Most wells in the area contain detectable uranium and the level in many exceeds the drinking-water standard of 30 parts per billion (ppb). Well owners have expressed concerns and a study conducted in Nambé, as well as lab testing of samples from Española, document uranium “uptake” in garden vegetables irrigated with uranium-rich water. Is the uranium found in local groundwater naturally-occurring, a product of the chemical and mechanical breakdown of uranium-bearing rocks? Or is it the result of nuclear weapon production at Los Alamos National Laboratory (LANL)? A regional uranium isotope testing program, funded in part by the New Mexico Small Business Assistance Program and the NM Environment Department (NMED), was recently conducted to address this question. The industry standard for determining
the origin of uranium, whether natural or a product of nuclear fission to produce U-236, is to determine the uranium isotope composition of untreated water samples and compare the results obtained to standard isotopic ratios established in radionuclide research and published in the literature. The laboratory instrumentation used to determine uranium isotopes is known as thermal ionization mass spectrometry (TIMS). For the purposes of this regional uranium isotope study, raw water samples were collected from 13 private wells between Old Santa Fe Trail and Santa Cruz. The samples were collected this past October by representatives from NMED, LANL, and the Good Water Company. Other participants in this study included Indepth Water Testing and Environmental Geochemistry LLC. Water temperature, pH and redox conditions (oxidation-reduction potential) parameters were measured at the time of sample collection. In addition, stabilized specific conductivity measurements were taken to ascertain that the samples were
coming from the aquifer and not from wellbore storage. The TIMS analyses were completed in late December. In addition to the total uranium values derived during TIMS testing, total uranium values were also measured using mass spectrometry at the Scientific Laboratory Division, New Mexico’s state reference laboratory. Total uranium concentrations within the sample set ranged from 9 to 776ppb and seven of the 13 samples exceeded the drinking water standard. The critical parameter for determining the origin (natural or anthropogenic) of uranium in water is the isotopic ratio U-238:U-235 as determined by TIMS. The ratio of U-236:U-238 is an indicator of nuclear activities and an anthropogenic origin of the uranium, as U-236 does not occur in the environment. There was no detectable U-236 present in any of the samples analyzed, and because the U238:U-235 isotopic ratio in all samples is, within analytical uncertainty, consistent with the accepted reference standard for environmental uranium, it is concluded

that the uranium in the water samples tested in this study is consistent with a natural, geologic origin and is unrelated to nuclear weapon production at LANL. The results replicate the findings from an NMED uranium isotope study conducted in 1995. On owner utilities, maintenance... What is the real cost of homeownership? There are those one-time expenses, such as appliances, furniture and remodeling. Will the appliances need upgrading either now or in the near future? Don’t forget to check out the water heater, along with the heating, ventilation and air-conditioning systems. How about furniture? Moving from a one-bedroom apartment to a threebedroom house often means that you will need more furniture. Evaluate furniture needs and costs for your new home. Before purchasing a home that needs remodeling, ask a contractor to give you an estimate. It’s usually the ongoing expenses that surprise first-time homeowners. Principle, interest, taxes, and insurance (PITI) If you have a fixed-rate mortgage, the payment will remain the same for the life of the loan. Taxes and insurance may increase.
Homeowner association fees Fees or assessments for a condo, townhouse or single-family home with an association can increase yearly. Compare fees of similar properties line-by-line. Check what the fee includes; for example gas, electricity, garbage pickup, and water. Watch out for special assessments for capital repairs and improvements to common areas. Exterior maintenance Replacing the roof, painting the siding or trim, repairing stucco, sealing the driveway, sealing the deck, gutter cleaning or repair, septic system and well maintenance, and window replacements are just some of the additional exterior maintenance costs in owning a home. Some jobs you can do yourself, but others require professionals. Don’t forget the tools that go along with home maintenance: power washers, compressors, heavy-duty ladders, and power tools.
Interior maintenance If you’ve been renting, your landlord probably picked up the tab for repairs and general maintenance. Once you own your home, you’ll be footing the bill. You will need to maintain appliances, plumbing and electrical systems, carpets, floor and wall coverings, and so on. Utilities If you are renting, you’re probably used to budgeting for utilities. But the cost of heating an apartment can pale in comparison with the bills for an entire house. A Realtor can help you find out about the current occupant’s costs, but family size and usage will impact those numbers. Transportation Costs Don’t forget to calculate transportation costs whether by public transportation or your own vehicle. Be sure to budget for gas, oil, insurance, tires, and regular maintenance. Will you need to purchase another car to take care of all of the family’s transportation needs?

Getting used to the new normal Those of you who have been paying attention to our rainfall over the last few years know that it has not been normal. The monsoons have been later and lighter and as has been our winter precipitation, for the most part. Although I appreciated getting my vegetables in the ground earlier this year, they required much more watering than normal. Regardless of whether you want to call it climate change or just a local weather pattern, the weather is changing. To illustrate this point, I went back over the past decade and pulled the records of our annual precipitation. I noted the average as the midline and then plotted the actual above and below that. Normally our annual rainfall comes in a bit above or below our average of 13.55 inches, but the last eight out of 13 years we have witnessed a steady drying trend. The average over the past decade is about 0.5 inches below our long-term average. Those bygone years of 14- and 15-inch rains would be really great now, given that 2012 was a very dry year and hopefully not the start of another 2000like, five-year-long, below-normal event. 40

Outside irrigation is the water use most directly affected by diminishing rains. When less water falls from the sky we must increase outside watering of plants. This means we can either A) pay more monthly to keep our existing landscapes or B) adjust our landscapes for a new, drier normal. While option A may seem a viable solution, it is short-term at best. As the climate becomes drier, water prices will increase even more (due to more
pumping, more processing, and buying up more water rights at ever-increasing amounts). Given the expense of our local water, I highly recommend the latter alternative. Just like a dripping faucet, it will not fix itself and will cost more and become more annoying over time. There are a myriad of local landscape professionals who can discuss with you how to landscape properly for drier climates, thus allowing you

to change over time, and save both money and water. Conserving water will save you money while also positively impacting the environment. Clemens awarded by houzz.com By Paul Weideman n January, Clemens & Associates, Inc., was notified it had won a “Best Of Remodeling” award from Houzz, on online database of photographs showcasing work by building, remodeling and design professionals. The firm was chosen by the more than 11 million monthly users that comprise the Houzz community – the “Houzzers” who saved more than 124 million images of home interiors and exteriors to their personal ideabooks via the Houzz site, iPad/iPhone app and Android app. “Houzz has gotten to be a huge website that’s an idea resource for people,” said the awarded company’s principal, landscape architect Catherine Clemens. “They get images by having design professionals submit projects. I didn’t submit anything for the award. I just received notice that our portfolio was voted most popular by the Houzz committee.” Clemens said the portfolio showed projects she has done during the past 10 years. Clemens & Associates has been in business in Santa Fe since 1980. Her office is in the Lofts at Marquez Place; in fact Clemens was the first to move in when the lofts project was completed in 2004. Houzz, headquartered in Palo Alto, Calif., is designed to provide inspiration, information, advice and support for homeowners and home improvement professionals through its website and mobile applications. Looking through the wealth of photos is, on one level, a design-rich exercise in mousing or touchpadding, rather than turning pages in actual magazines like Dwell, Martha Stewart Living, Metropolitan Home, and Elle Decor. “It’s a very interative site,” Clemens said. “People visit and put your photos in their ideabooks. I’ll get an email once in a while saying that someone likes our work or asking where we got that or what color was that, what was your source on that. The site is mammoth, but it’s extremely wellorganized. It’s similar to Pinterest [which bills itself as “a tool for collecting and organizing things you love,” and also functions as a tool for seeing what other people love]. And it’s similar to what we do, tearing out pages from shelter magazines, collecting ideas.” So is Houzz just fun, or is it something that may actually generate clients for the professionals who are using it? In the past several years, many design and building firms have trimmed staff and perhaps have less time than ever for speculative ventures on the internet. “That’s a big question a lot of us have, whether social media is really a marketing vehicle,” Clemens said. “To me, web shopping is so huge now and you don’t have the professional input. It’s not like going to Leishman’s and working with a real person and actually seeing the recliners and other furniture. 42

“But there is a Houzz badge you can then put on your website. [Clemens now has a “Best of Houzz 2013” badge at the bottom of her home page.] And when people hit that, it takes you to the Clemens page at Houzz. Until I get to updating our site, that really helps. We got a client the other day who had seen our trucks and saw us on Houzz. My daughter, Elizabeth Clemens, entered all the stuff into Houzz for us.” Business has been a mite slow, but Clemens looks forward to a good year. “As the economy settles out, people still want to do good landscaping. My architect and builder friends have got more projects going, so I know the work that’s related to new homes is coming.” During the past year, her company did some patio lighting for the Inn and Spa at Loretto, but was also involved in more renovation jobs than usual — including some interior work. “I’m a landscape architect and also a contractor. I’m working with someone now on plaster and flooring and lighting for a porch, and we designed and built a guest house. Our work is very architectural and I love working with fabrics and colors and lighting. “Our specialty is fully developed outdoor room spaces and as a natural extension of that, one of the things that interests me is furnishing them: picking furniture and garden ornament.” She has a large repertoire of stores and catalogs she sources from, as well as having certain items specially made. She emphasized that people who are not able to redo
everything can still enjoy “spicing things up” with new furniture, for example. And she recommends using a design professional to avoid mistakes that will cost more later. “We streamline the process. People don’t realize that using a design professional can save you money because we can problem-solve in creative ways and help you to do it right the first time.”

More paper, but better for consumer Recently the Consumer Financial Protection Bureau (CFPB) announced a plan that focuses on the mortgage industry’s compliance with new consumer protections going into effect in January 2014. The CFPB is the federal agency that holds primary responsibility for regulating consumer protection with regards to financial products and services. It is important that everything is in place when it is time for the plan’s implementation and compliance. Everybody, consumer and industry, wins when the new rules are understood, applied, and carried out evenly and effectively. The title and settlement industry will be impacted as well. The present HUD-1 settlement statement is used to itemize services and fees charged to the borrower by the lender when applying for a loan for the purpose of purchasing or refinancing real estate. The form is completed by the
settlement agent. Since 2010, the HUD-1 settlement statement also contains what is referred to as a good faith estimate or GFE. This specifies estimated settlement figures provided by the lender. Borrowers may compare their GFE to the HUD-1 settlement statement and ask their lender or broker about any changes. That HUD-1 settlement statement as we have called it for a long time, will soon be called the settlement disclosure form. It is just a name change. This is CFPB’s third try in less than two years to make the statement more transparent and comprehensible to the average consumer and to call it something entirely different. Recently CFPB published proposed drafts of the settlement disclosure form. One of the proposed drafts consists of six pages and the other draft consists of five pages. So in two years we have gone from
a two-page HUD-1 settlement statement to, potentially, a six-page settlement disclosure form. The proposed forms combine the Truth-in-Lending Disclosure, which currently consists of two pages, and the HUD-1 settlement statement. The proposed forms clearly spell out the interest rate, interest change date with adjustable-rate mortgages, and frequency of interest rate change, along with the specified index and margins used to recalculate the interest rate. The proposed forms include detailed escrow account information, lender cost of funds, originator fees summary, and total interest percentage. One might ask, “What is the purpose of all of this?” Well, it will improve the consumer’s experience. As a consumer, I am in favor of anything that is better for me. The mortgage and title industry will expend a lot of additional resources in
