Unlike me — but let’s not focus on that today, Chickadees. Let me talk about a few people in Santa Fe you might already know but don’t really know. Our first example, Darel Varela, is a receptionist at Santa Fe Properties at first glance, but a dedicated child advocate upon closer look. A native New Mexican, Darel grew up with a passion for music. Not only has she been playing the saxophone since she was 8, she also plays guitar and sings. Seeing music as an avenue for teaching young children about life, Darel started a children’s choir for boys and girls ages 7-14 years. (They call themselves “God’s Squad.”) They meet weekly to practice, and their performance venues include churches, schools and retirement and care centers. The children told me they get back much more than they give when they see the smiles on the faces in their audiences. Pumpkins, if you have someone in your life who needs a smile, well, then, call Darel and arrange for a performance by God’s Squad. You’ll make a few children very happy. If you know anything about the Special Olympics in New Mexico, you probably know Christian Woodard, a participant. Currently, MaryAnne has made an even bigger commitment as she is chairperson of the board of directors for 2013-2014. One of her heroes is famed Santa Fe artist Dan Namingha, who several years ago donated 10 of his paintings to FFC to be sold, with the proceeds providing the seed money for the Youth Leadership program. whereabouts. Susan Kline and Lynden Galloway (formerly of Santa Fe Properties) are now ensconced in their new Sotheby’s offices at the corner of Palace and Armijo. They’ve always loved that beautiful old adobe with the pitched roof, and they like being able to stroll down tree-lined Palace for a light lunch with clients on the patio at La Posada. I also think that Susan has an idea in the back of her mind that if they have to work on weekends (What Realtor doesn’t?) she’ll drag Lynden to one of the weekend yoga classes at La Posada’s spa between appointments. Susan always seems to have an idea in the back of her mind for all her men, whether a business partner (Lynden) or a life partner (George). And I’ve seen them go along with most all of her ideas, but Lynden may put his foot down this time. A couple of weeks ago I stopped in First American Title to chat with two of my old friends, Jana Lujan (branch manager and senior escrow officer) and Julie Duran Gonzales (escrow assistant). We reminisced about “the good ol’ days” when First American Title was Territorial Title and Abstract, and their Christmas party was THE event of the year. (I’m pretty sure it was before MADD.) They both cut their teeth in the title business at Territorial. Jana started as an understudy to her mentor and predecessor, Mark McFerrin, and Julie started there as a wild and crazy teenage errand girl. They actually gave Julie the keys to a vehicle and trusted her to deliver papers to Realtors and attorneys. (Apparently, she had a driver’s license). Good gawd, y’all, now they’re both grandmothers! Interior designers’ focus: Show House By Paul Weideman
T
his weekend (Oct. 5-6) is the debut of Show House Santa Fe, a fundraising focus on interior design that organizers hope will be an annual event. The show house features rooms transformed by 10 of the best interior designers in Santa Fe. “We wanted to benefit a local charity,” said event founder David Naylor. “Getting 10 designers to agree on something was amazing, but when we focused on the charity we found we took flight, we really found our wings.” The tour and an Oct. 11 “Fashion Fusion Party” both benefit Dollars4Schools.org, a local organization that funds programs from requests by teachers and principals in the Santa Fe Public Schools, the New Mexico School for the Arts, Santa Fe Indian School, and New Mexico School for the Deaf. The home chosen as the “stage” for Show House Santa Fe is on the market. Located at 41 Sunflower Drive in Las Campanas, it is a 4,106-square-foot adobe with a guest house on nearly 2 acres. It’s listed for $895,000 by Ashley Margetson of Sotheby’s International Realty. Naylor said the designers wanted a classic Santa Fe home that was “intimate and not a contemporary house that would only accept contemporary furnishings. You would think that 10 designers who are always interested in being forward wouldn’t want that, but that is what we wanted.” The fact is that the envelope of the basic Santa Fe Style home accommodates a good many interior-design possibilities. “That’s right, and we got just that, a classic Buzz Bainbridge adobe house with all the classic architectural elements.” In her marketing materials for the house, Margetson wrote that “Bainbridge has a feeling for building a house that is comfortable and stylish, practical and beautiful, livable and elegant. This one is classic Santa Fe.” The Show House Santa Fe designers, besides Naylor (David Naylor Interiors) are Jennifer Ashton of Jennifer Ashton Interiors; Jackie Butler, Artgraze; Pam Duncan of Wiseman & Gale & Duncan Interiors; Emily Henry, Emily Henry Interiors; Edy Keeler, Core Value Interiors; Annie O’Carroll, Annie O’Carroll Interior Design; Lisa Samuel, Samuel Design Group Interiors & Boutique; and Paul Rochford and Michael Violante, Violante & Rochford; as well as landscape designer Catherine Clemens, Clemens & Associates. Naylor and Ashton have collaborated on the dining room, reflecting on the early-1900s work of Austrian fashion designer Emilie Flöge. “We are inspired by her life and celebrate her fashion story of unique design details, including geometric patterns, light layers and textures,” according to a statement by the two Santa Fe designers. Millicent Rogers is the image behind the team of Henry and O’Carroll’s working in the home’s living room. Rogers was a Standard Oil heiress who in 1947 escaped the East Coast for Taos, where she became an avid collector of indigenous art and a jewelry designer. Duncan bounced off the “renegade, modern spirit” of Coco Chanel in her design for the master suite. She and
her designer collaborators — Deborah Anderson, Gloria Devon, Janet DeLuzio and Barbara Templeman — pictured Chanel working here during her “black and white period,” then toned down the white to a pale taupe in recognition of the bright sunlight. Rochford and Violante, addressing a guest bedroom, chose Brunello Cucinelli as their fashion inspiration. Cucinelli is known for the fine textiles he uses in his designs, and for a “classic look” that is “both modern and timeless with an effortless quality of sophistication.” Samuel chose Calvin Klein in her work in the other guest bedroom, which she has transformed into an office. “His work is always clean, modern, sophisticated, sexy and minimal,” she said, adding that that formula is in line with her own design aesthetic. The iconic image of Katherine Hepburn relaxing in a pleated, white evening dress, designed with the couturier Valentina, was adapted by Keeler for this houses’s foyer
space. “Our clothes so reflect our lives, and much of that casual elegance has also been interpreted in the interiors we have loved, through the decades,” she said. In the powder room, Butler made a somewhat tongueand-cheek interpretation based on Guillaume Henry. It includes a custom-made shower curtain that bounces off one of Henry’s powder-blue coats, and toilet-seat cover that reflects one of the fashion designer’s signature removable collars. Show House Santa Fe tours take place on Oct. 5, 6 and 12, from 11 a.m. to 6 p.m. and on Oct. 11 from 11 a.m. to 4 p.m. Tickets, available at the door, are $15 each, or $10 if you’re a student. The Fashion Fusion Party is 5-8 p.m. on Friday, Oct. 11; admission is $50. This one features Jack DeBartolo 3 from the Phoenix firm DeBartolo Architects. He gives a lecture on “Architecture + Mission” at 5:30 p.m. on Monday, Oct. 7, at the New Mexico History Museum. An accompanying workshop, titled “Rethink/Redesign/ Redeploy,” is held from 1 to 5 p.m. Sunday, Oct. 6, and from 8 a.m. to noon on Monday, Oct. 7. Tickets are $15, students $5. Governments, get with the program! If we had to choose between water and energy conservation, which would we pick? This may sound like an odd question, but in fact if you look at our local, state and national government policies, it’s clear that we have elected to support energy conservation while placing very little emphasis on saving water. Today, we can receive a wide array of rebates and tax credits for installing solar electric and solar hot-water systems. These either generate electricity (photovoltaic systems) or help eliminate its need (for example for hot water or space-heating systems). Here in New Mexico there is a state income tax credit for installing solar systems, but no tax incentives for conserving water. The same situation exists on the federal level. New Mexico offers a 10 percent personal income tax credit (up to $9,000) for residents who purchase and install certified home solar power
systems. The federal government offers a 30 percent tax credit. The website www. dsireusa.org provides a comprehensive, state-by-state list of the rebates/credits available for solar installations. Why it is that we have elected to conserve energy over water? The energy crisis of the 1970s is probably part of the reason. Unfortunately, it took a crisis for us to enact legislation that was the right thing to do. But without water, we cannot survive. Yet our state offers incentives for energy conservation and no incentives for water conservation. Things must change! Santa Fe, Albuquerque and a few other New Mexico communities have taken it upon themselves to promote water conservation. These programs are great; however, they do not even start to compare with what is available for energy conservation. Other states far surpass New Mexico in aggressively promoting water conservation.
Oklahoma created the “Water for 2060 Act” which provides grants for innovative pilot programs that will serve as models for other communities in the state. Rhode Island initiated a 10 percent tax credit for the installation of cisterns to collect rainwater. In a state with abundant sunshine, it’s a great idea to harvest the power of the sun and thereby reduce air pollution and save water. Yet in a state with a growing population, potentially diminishing water resources and in an area that is prone to droughts, conserving water should be a priority. There are many, many ways we could go about incentivizing water conservation; the above are just a few examples. With water we can create energy, but with energy we cannot create water. Water is limited, and when it’s not available, it’s downright priceless. Let’s not wait for a crisis to save this precious resource. Let’s

To share or not to share If William Shakespeare were alive today and connected to his world with a Facebook account, “to share or not to share” may have been a post Hamlet would have written. Five centuries later, over 1 billion people connect around the globe and tell their stories and share their daily life, often by the minute, on their Facebook accounts. Often, what is missing is a gut answer to the question of what is appropriate or too much information to share. Today, Facebook makes it possible for us to share our thoughts, feelings and opinions on anything or everything by posting comments, links, pictures and videos to your Facebook timeline. Timeline is the newer Facebook profile. It is where you can tell your story from “beginning to middle to now” according to Facebook. It is also the place where posts you are “tagged in by others can appear in the News Feed, search and other places,” also according to Facebook. Most likely these other places are unknown to 22

you and perhaps even the NSA as our world has become a stage online for others to see and discover. The public nature of social networking makes it possible to read conversations, connect to links, see photos and videos all freely shared into the gigantic Facebook ocean of our stories. Given the public face of social networking, it is beyond important to pay attention to not only what you share but also what your Facebook friends or friends of friends share. It is much easier for you to make the choice about what to post next than monitor your Facebook friends and their friends who are strangers to you. Here are some common-sense tips on what is too much information (TMI) or information most people agree is uncomfortable to see. First, if you do not feel comfortable sharing this information in person to any friend or stranger, then do not post it on your Facebook timeline for everyone to
see. It is truly that simple. Sharing personal information online with people you do not know is both foolish and risky. For example, you call in sick and then brag on Facebook how you took the day off from work to party. If you forgot your boss is also your Facebook friend or friend of friend, your job could be at risk. Kids are another example where people share TMI. Everybody loves kids and so do predators. When you post photos of your son’s 10th birthday party which include pictures of all his friends, share family pictures only with people who do not share them. Avoid bragging he is home alone after school. Another security risk is posting your home address and telling everyone you are on vacation. Burglars and identity thieves have Facebook accounts, too, and look for this information. Remember, anything you share can be shared or leaked. Social networking is more about sharing than privacy. Million-dollar homes and jumbos Some interesting statistics are coming in on “affluent” homebuyers across the nation. The National Association of Realtors website, Realtor.org, reports that from June 2012 to June 2013, million-dollarplus home sales were up 31.8 percent in the western United States, and the U.S. average was up 25 percent. Here in Santa Fe (city and county), we sold 11 $1 millionplus homes from June 2012 to June 2013, which is an increase of 0 percent over the previous year. Why the difference between our area and the nation? Some may point out that prices have dropped. Homes that were $1.4 million in 2006 are priced under $1 million today, so there is less inventory to compare. And Santa Fe housing sales have had a history of lagging the national and western markets. However, our turn to rebound is right now, according to many sources. Many Santa Fe Realtors tell me that they
had their busiest summer in sales in many years, so it will be interesting to see the latest statistics once they are released. CNN Money reported last March on the five best markets to buy a home, and Santa Fe was No. 3. Home prices are forecast to rise 9.1 percent (annually) over the next five years — the second highest price gain in the nation, according to Fiserv. A recent national study by Spectrem’s Millionaire Corner reported that 11 percent of affluent investors said they would put their homes on the market in the next one to 12 months. If this holds true for Santa Fe, we may see an increase in listings. Financing for million-dollar homes continue to be a relative bargain. As I write this in late September, jumbo-loan rates are in line with rates for conforming (under $417,000) loans. After the Ben Bernanke announcement in June that the
Federal Reserve Bank would cease the government bond-buying program next year, rates went up more than a percentage point on loans of $417,000 and less. Jumbo rates, however, held steady and offer tremendous opportunity for both fixed and adjustable rate mortgages (ARMs). Why would affluent buyers take out a loan if they could pay cash? The mortgage-interest deduction adds up to a lot of money – an estimated $131 billion nationally in 2012. Jumbo mortgage loans can offer tremendous tax benefits, depending on your overall financial situation. Whether you are considering refinancing an existing 30-year, fixed-rate loan or ARM to a lower-rate 15-year, fixed-rate jumbo; purchasing a new home with a jumbo loan and selecting a 5- to 7-year ARM with the intent to pay it off in a few years; or taking out a traditional 30year, fixed-rate jumbo, don’t miss out on

Superintendent of Insurance rules Title insurance companies and agents in New Mexico are regulated at the federal level by the Real Estate Settlement Procedures Act (RESPA) and the State of New Mexico. In the 1980s, title insurance in New Mexico became a state-regulated industry. It was a regulatory responsibility of the Public Regulation Commission until July 2013. Now the business of regulation of title insurance falls under the office of the Secretary of State in the office of the Department of Insurance and Superintendent John Franchini. Franchini’s office regulates and enforces the rules and rates. The rules and rates, changes, addendums, forms, and corrections are reviewed every two years. Everyone has the opportunity to present opinions and statutory information. Attorneys, actuaries, and economists present their studies, projections, and market conditions from the past and for the future. The code provides each November of each odd numbered calendar year to 38

consider promulgation of premium rates and any matters related to the regulation of the business of title insurance deemed necessary by the Superintendent. The Superintendent may promulgate premium rates and forms of title insurance policies only after a public hearing. The Superintendent shall file a notice of closure of the administrative record. He shall issue a decision within 60 days following the filing of notice of closure of the administrative record for the public hearing. The decision may be delayed if the Superintendent finds the data and information presented are incomplete, inaccurate or otherwise insufficient to determine whether a change in rates is warranted. In any event the period of time allowed for the Superintendent to issue a decision shall commence from the date such additional data and information are furnished. This year’s hearing is scheduled for Nov. 4-5 in the Office of the Superintendent. The legislature in 1995 mandated the
creation of a New Mexico Administrative Code (NMAC) to improve access to rules filed by state agencies. Newer standards were adopted in February 2000. The NMAC compiles state rules and organizes them by subject, making it much easier for the public to find specific rules filed by state agencies. All title insurance companies and agencies must comply with codes and rules promulgated by the Superintendent of Insurance and the NMAC. The Superintendent has codes and rules that his office must comply with and enforce. Title companies and agencies must use approved forms and rates without modification in New Mexico. Title companies and agencies are required to file annual financial information. That information becomes public information. The financial data is usually due July 1 each year. Many codes, rules, much data, and information go into title insurance rules and rate making before a single policy is issued.

success. But designers need to know the limits of the materials they use. Otherwise good design just produces mediocre buildings. Bill Agnew had this statement of practical architecture printed on the first page of his firm’s brochure. But the personality of the late Jaconita architect, who loved cars and cooking and many other things, also shows in the first lines from one of his columns for The Santa Fe New Mexican, this one from May 11, 2005. “Let’s see now. I could buy a plain little two-bedroom, two-bath home on a sixth of an acre down on the south side of Santa Fe for about $180,000. Or I could buy a nice no-bedroom, no-bath 551-horsepower Bentley Continental GT, with a pearl-blue paint job and a shine as deep as a hot tub, for about $180,000.” He went on to write about appreciation, acceleration, and other qualities from two of his favorite domains. William Chalmers Agnew died on July 28, 2013. “He chose architecture because he’s one of those people who could think of eight things at once, and he got along with everybody,” his widow, glass artist Flo Perkins, said on the back porch of the Agnew home. “He just did it and he did it well, but he was also a private guy. There were like 200 people at his service and I only knew about 50 of them. “He was also an outdoorsman. He loved hiking and camping. Before I knew him, he and a friend built an alternative school in Rangeley, Maine, and they’d take the students hiking on the Appalachian Trail. One of them came to the service.” On the wall of the kitchen is a picture of Julia Child. It was a reminder of the day when she taught Agnew how to cook an omelet as part of a presentation she did at MIT. He got his master’s in architecture there, following studies at the Webb School at Claremont and a bachelor’s degree at Harvard University. He and Perkins met in Cambridge in 1976 and they married the following year. His first job was as a draftsman for Gregory K. Hunt in Bangor, Maine. When the couple moved to New Mexico,

he first worked for architect Mark Jones. He then started his own company and, in April 1990, he hired Paul Mifsud. A little more than six years later, Agnew and Associates Architects became Agnew & Mifsud Architects. For their own home, Perkins and Agnew found a property they fell in love with in Jaconita 32 years ago. “It was 90 feet wide and 900 feet long and at the front were two 10 by 10 adobe rooms with one cord with a light bulb and a wood stove and an outhouse,” Perkins recalled. “Those rooms are the bedrooms in the first house we built on this property.” In 1987, they moved into the new house they constructed at the rear of the long strip. Probably the best-known project from Agnew’s design portfolio is the Bradbury Science Museum in Los Alamos, which was completed in the spring of 1993. He and Mifsud also did the Hampton Inn, White Rock Shopping Center, East Park Office Park, and Oppenheimer Place in Los Alamos County. They designed many affordable and senior affordable condominium and apartment projects in New Mexico, Texas, and Colorado. Those in Santa Fe included Ventana de Vida on Pacheco Street and Casa Rufina on Rufina Street. A feature story about the firm in the November 2008
issue of Builder/Architect magazine said human scale was always important: “For example, their recent Pacheco Street project, Ventana de Vida Senior Apartments, intersperses multifamily homes with smaller, freestanding pitched-roof buildings. “The result is a high-density project that still feels residential and blends with the surroundings.” Agnew designed the houses at Villas at Las Estrellas on Santa Fe’s north side. He also did spec houses in Jaconita, Velarde, and in the La Tierra area. Once in a while his firm would do the typical “Santa Fe Style” house, but he preferred the Northern New Mexico style, which shows in his own house. “He was a regional architect but he didn’t like what he called the mudball style,” Perkins said. “He liked the norteño style with the pitched roof and the big portal. But he wouldn’t say that. He was very personal.” In the late 1990s, Agnew worked with contractor Jim Oberlander on the restoration of a century-old Jaconita farmhouse with adobe walls two feet thick. It subsequently was awarded a place on the National Register of Historic Places. Perkins said her husband was in many respects essentially a Californian. “That means you’re either into surfing or cars, and Bill was born in Pasadena so it was cars.” He was pretty democratic about that hobby, although he did ultimately prefer BMWs and Porsches. “Something that Denise McCluggage [retired race-car driver now in Santa Fe] appreciated about him was that he could tell you the NASCAR standings and then he could tell you the Formula One standings. He liked it all, and he was an amateur mechanic. There must be 20 car-magazine subscriptions here. “It was cars, cars, cars. We were married 36 years and I think we probably had 52 cars.” Agnew was 65 when he died of complications from West Nile encephalitis. “When he got sick, I took over,” Mifsud said. “Our last project, he had not yet started a pro-bono addition to the Española Animal Shelter and I took that over; it’s going up now.” Besides his wife, Agnew is survived by two sons, two sisters, and many cousins, nieces, and nephews.

Copper in the body and in the home our local water supplies? Based on the laboratory results of regional well-testing programs, as well as results from testing commissioned by clients, there is only a trace of copper in area well water (when properly sampled at the well and not in the home). For public water systems, the level of copper is regulated under the Safe Drinking Water Act and monitored by the New Mexico Environment Department. The primary standard (actually a “treatment technique action level”) for copper is 1.3 ppm or mg/L (parts per million or milligrams per liter) and the secondary standard (for cosmetic and aesthetic effects) is 1.0 ppm. In the City of Santa Fe 2012 Water Report, the copper levels recorded at the Buckman Road Water Treatment plant ranged from 0.0014-0.0031 ppm, comparing favorably with copper levels in local wells. Most household copper problems (blue-green staining and pinpoint copper pipe leaks) in our area, whether with well water or city water, are attributable to infrastructure issues. The most common
In a recent study conducted at the University of Rochester Medical Center and published in Proceedings of the National Academy of Science, it was postulated that copper in drinking water, even at a dosage of one-tenth the EPA’s maximum contamination level or MCL, accumulates in small blood vessels in the brains of laboratory animals (mice) and plays a role in the abnormal beta-amyloid plaque buildup that is characteristic of Alzheimer’s Disease. This is a particularly interesting medical finding because copper has long been considered an essential trace element, is found in a wide variety of our foods, and is a common ingredient in vitamin supplements. The multiple roles of copper in physiologic processes as well as a listing of foods high in copper are provided in a publication by the Linus Pauling Institute’s Micronutrient Information Center at Oregon State University. Even though removing copper from drinking water in the home is straightforward, what is the risk of finding high levels of naturally-occurring copper in
cause of copper problems is galvanic or dissimilar-metal corrosion, which is commonly (and improperly) called “electrolysis.” Galvanic corrosion occurs when electrochemically dissimilar metals are in contact, such as where the water main enters the house or at a water heater connection. The rate of corrosion may depend on several factors, including metal type, hardness, and electrical conductivity of the water, oxygen concentration and pH (acidic and potentially corrosive below the neutral level of 7.0 pH units). Another cause of copper corrosion is improper electrical grounding. The corrosion potential of metals can be predicted from the galvanic series, which arranges the electropotential of various metals in saline water. When a galvanic couple is formed, one of the metals becomes a negatively charged cathode (attracting positive ions/gaining electrons – reduction reaction) and corrodes more slowly than would be normal; the other metal becomes a positively charged anode (attracting negative ions/losing electrons – oxidation reaction) and corrodes faster

than normal. A way to minimize galvanic corrosion of copper pipe is by using dielectric unions or couplings, which contain an insulator to inhibit electrical conductivity. Smaller, still luxurious Las Melodias It was a cold winter morning that luxury developer Lyle Anderson was out walking with Zannie Garcia on her Santa Fe Ranch just north of town. Stopping for a moment to take in the beauty of the land, they heard the sound of bells off in the distance. Asked where the sound came from, she answered that it was the bells of the St. Francis Cathedral and only during the cold stillness of winter could you hear them at her ranch some 15 miles away. Anderson was so moved by the experience that he decided to purchase a 5,000-acre parcel of her ranch and call this new development Las Campanas, The Bells. Fast forward some 20 years and Las Campanas is a mature luxury community that has weathered its ups and downs and is poised for the future. For most people the very words Las Campanas bring to mind million-dollar homes and resortstyle living. What many people don’t realize is that it offers a variety of lifestyles, and not all the homes are of the large, million-dollar variety.
Enter Michael Sivage, a second-generation homebuilder and developer most recognized for his family business, SivageThomas. Astute to the economic changes in the wind, the family sold the company to Pulte Homes in 1993 and Michael Sivage looked to San Antonio, where his new company, Michael Sivage Homes and Communities, grew to be the largest in that market. He then returned to his beloved New Mexico to set up a base of operations in Albuquerque. The president of Sivage Luxury Homes, Adrian Calderon, was tasked with creating housing for the Santa Fe market, specifically the Los Santeros neighborhood of Las Campanas. Lyle Anderson originally platted the Los Santeros neighborhood with smaller lot sizes for homes that were 2,500 square feet or less. Calderon laid out the master plan for what is now Las Melodias de Las Campanas. That’s “the melodies of the bells” and Calderon crafted musically inspired street names such as Camino de Colores and Avenida Malaguena and homes with names like
Baritono, Contralto, and even Soprano. Las Melodias sits on the premium north tip of Los Santeros and offers luxury homes with golf course and mountain views. Michael Sivage presents a variety of single-level or two-story homes with prices ranging from $400,000 to $700,000. Improved building codes over the last few years mean that new homes are far more efficient and well constructed than they were even five years ago. Second-home and vacation-home buyers are looking for newer and smaller homes than a decade ago, so it appears that Mr. Sivage is right on track, again. Phase one of Las Melodias is already 50 percent sold out and there will be a launch party for the project’s second phase on Saturday, Oct. 12, from 1 to 4 p.m. You don’t need to play golf to live in Las Melodias; the quality of life is not dependent on being a club member. If you want the resort amenities, Las Campanas club memberships are available and so far about half of the homeowners in Las Melodias have joined. With or without

Ins and outs of shooting a house Photographing a private residence for a magazine editorial spread entails many of the challenges I encounter shooting properties on the market, but are approached with a different philosophical point of view. The purpose of property shots for a residence on the market are to accentuate the house so that it looks most advantageous to a buyer, and spells out the beauty, as well as the “nuts and bolts” of what a potential buyer will be attaining on a purchase. The purpose of an editorial spread in a magazine is entirely different. A photographer needs to evaluate the property with his or her eye, and give the reader a view of how the residence feels in a much more artistic and personal way. It’s less about commerce, and more about art, conveying the artistic aspects of a residence, its beauty and coziness, what makes a house 42

a home, and putting the reader in the homeowner’s shoes. The way it’s shot is a mixture of big room shots, tight vignettes, and everything in between, also finding angles that convey beauty, luxury, comfort, and all the other feelings that make a home inviting. There is normally a story accompanying the images, where a writer is assigned to interview the homeowners, interior designer, builder, and architect. Often images are photographed in conjunction with the angle of the story, describing favorite aspects of the home, its furnishings and art, and other subjects and personal stories of those involved. The images reflect the story, and the story reflects the images — it’s a very collaborative effort in many ways, and very individualistic as well. The final edited and Photoshop’d im-
ages are given to the art director of the magazine, who may or may have not been on the shoot, who will then take over and work her or his magic designing the spread. The photographer will normally give more images than needed, so that the art director has options to work with. A good art director will put things together in a way that flows and presents the “story” in an even more creative way to the reader. I’ve been fortunate enough to have worked with some of the top magazine art directors out there, and I’m often amazed with how they put the photographs together to create a beautiful spread. It’s all about collaboration with talented people, everyone contributing to the final goal of a beautiful magazine spread of a private residence that brings enlightenment and joy to the reader.

This interview series focuses on the people in Santa Fe’s real-estate industry. Carol Hamilton is a broker with Coldwell Banker Trails West Realty.
Where did you grow up? I was born in Miami, Florida, and I’ve been making my way west. I went to high school in Idaho Falls but I’ve lived in more than 100 cities. My dad moved around a lot. The pro is that I’m comfortable anywhere I go. The con is that I don’t have friends that go way back. What did your father do? He was an electronic engineer with Beckman Instruments, which was pretty cutting edge in health-care diagnostics. When you were in high school in Idaho, what did you want to do in your life? I either wanted to be Samantha in Bewitched or a ballerina. I didn’t have realistic dreams. I ended up being a nurse, because my dad got sick and died and I thought I could save somebody else’s dad’s life someday. But the bureaucracy in hospitals isn’t a good thing. I went from there into marketing and fitness. I was an aerobics instructor through my 30s. Then I got a divorce and I moved to the Grand Canyon. I was a bartender at the El Tovar Hotel right there at the South Rim. That’s an old Harvey hotel. I was a Harvey Girl. We had to wear black knickers and black vest. Unless you were tall and thin, you looked really bad in them. At 32 I went back to college and got a degree in interior design. I moved to Santa Fe and it was hard knocks. I did the shuffle, as they say. I worked as a hostess at El Nido and I distressed furniture for American Country Collection. My break was when I got out of interior design school I was really good at AutoCad and it was hard then for architects to take the time to learn it, so I was hired to do their drawings. Working in that field, I learned about building and I met a lot of builders. I was hired by Cristo Construction, Casita Concepts, and Jim Salopek, who had Masterpiece Construction then. Because of my interior design background, I started working with some of them to select finishes. You were on the Parade of Homes this year. The house I was involved with was on Sunflower Drive. That was by M43, LLC, which is Jim Salopek’s. It’s a small, custom homebuilding company that I have an interest in. I was the interior designer on that one. [The house won a “Best Design” award in the Parade of Homes competition element.] The year before we had one on Sobre Los Cerros, off Fin del Sendero. Jim previously had Integro with Shirley McDougall. Integro built about 20 houses in Aldea de Santa
Fe. I was their first customer. I built the first single-family house in Aldea in 2003. Tommy Gardner was project manager out at Aldea at that time. He was, and I eventually went to work with Tommy at Santa Fe Realty Partners. How long have been a real-estate broker? Since 2003. By then I was building my own homes so it was a natural step. And by 2008 that business was far exceeding my building business. What companies were you with? At first I went to French & French Fine Properties because I was friends with Linda Horn and she was there. After that I was with Santa Fe Properties, ReMax One, and Prudential before I came to Coldwell Banker. Jonnalyn Grover’s cool, huh? Jonnalyn’s very cool. I’m just amazed that our desks aren’t full. We have the most amazing office and the most amazing support staff and the most amazing tools from Coldwell Banker, and Jonnalyn’s available 24/7. Sometimes I hear that brokers like small offices because of the small-office feeling, although they have to take care of things like the copy machine and the vacuuming themselves. Or they like a larger office because all of that’s taken
care of, but then the company takes a bigger cut of your commission. I don’t mind putting paper in the machine. And I do like the fact that I know everyone, I know a little about everybody’s families. I prefer small towns, so it’s natural. I’m here. I’m staying put. I’m making money. Talk about the market. Realtors always tell me they’re busier than ever, yet I haven’t seen any dramatic spikes in home sales or building permits. As Realtors, we’re a bunch of optimists. We are seeing signs of stabilization and we’re blowing that up to mean recovery, because we have hope. Home prices are going down and home sales are going up. So we’re busy and I think as long as we’re busy, we’re happy. I am, anyway. Are you doing more work for each closing as compared to 2006? Oh, yeah. You go back to basics, which is always hard. Is the internet an advantage? It is, but I’m still not sure about the effectiveness of social networking. You still need to be out there. The best thing about the internet is that sometimes you can complete a whole transaction vicariously, even if the buyers are in California and the sellers are in New York City. But the Realtor is in the middle, helping with negotiation and other things, right? The sellers are still disappointed because they have to take a hit, so nurturing is important. There are many hats you wear. In one recent deal, the buyers are both attorneys and the seller is an attorney. Yikes. That could be scary. That’s where you polish up your people skills and act as the calm in the storm. It’s like, Let’s not talk about sueing each other. And actually every single deal is like this: it can bring up the worst and the best in everyone. What do you like doing in your spare time? I like skiing a lot. I bought a season pass early last year and then I broke my ankle in January — I slipped on the ice in front of my house. If I can get back into my ski boot this winter, I’ll be happy. I just love being outside and I love water. I have family in California and Florida, so I have good water and I’m pretty good at water-skiing and scuba-diving. Are you married? Do you have kids? No, two years ago I had a breakup after a 20-year relationship. I moved into a tiny casita downtown and I have a 6-pound chihuahua. We go exploring downtown a lot. I don’t have kids, I have nieces. Our family was all girls. Our family pictures are all women, and if there are husbands around, they’re hiding. When we all get together, they find other things to do.

More owners seeing equity advantage Housing demand, from move-up buyers or existing homeowners selling their properties to replace them with more expensive homes, is on the rise as home equity levels improve. As home prices continue to increase, so does demand from move-up buyers, who are now able to provide a substantial down payment on a new home after gaining value on rising equity. An important sign of a healthy and sustainable recovery is increased housing turnover driven by trade-up buying, which is more or less discretionary spending. These buyers are typically more responsive to market conditions and financial incentives.
Much of the desire for move-up buyers lies behind rising mortgage rates. They know if they don’t move now, they might be kicking themselves all over again in three months. Historically, rates remain very low, but experts predict they will continue to gain steam as we move into 2014. According to Daren Blomquist, vice president of RealtyTrac, 18.5 million homeowners — 40 percent of all homeowners — have at least 20 percent equity in their homes, putting them in a prime position to sell. “In addition, we show 8.3 million homeowners who are on the equity fence, and should have at least 20 percent equity in the next 15 months if
home prices continue to appreciate at the same rate we’ve seen over the past 15 months,” Blomquist said in an interview with HousingWire. Blomquist noted that if 5 percent of these 8.3 million homeowners list their homes for sale, that’s an additional 415,000 homes that will be available for sale in the coming months. The increase in the share of equity sales reflects a market that is fully transitioning from investor purchases of distressed homes to primary home purchases by households. The housing market continues to improve as more previously underwater homes gain equity due to recent upward movements in price.

UnderstandingAdobe
El Visionario: a remembrance Alfred von Bachmayr was nothing if not a visionary. I believe it was 1995 when I met him at the Casas de Escudero, a Habitat for Humanity project just west of Camino Alire on West Alameda. I had a vested interest in the housing there because one of my employees and his family were the likely recipients of a residence. A year or so previous to my involvement, my son, Jess, had contributed the time, effort and brain damage to see to it that the family was legalized and able to participate in the program without any shadows. Memory fades, but I believe Alfred contacted me because of my connection with Cornerstones Community Partnerships, the organization that was restoring the historic adobe churches in New Mexico. He was looking to take adobe into the 20th century, on the cusp of the 21st, by experimenting with compressed earthen block (CEB) technology.
To this end, through Habitat, he purchased a CEB machine. The principle is that by taking the elegance of earth building and modifying it to decrease the prodigious amount of labor required for adobe construction, the most common building material on the planet might become an affordable housing solution. The machine intakes soil, slightly damp, and extrudes blocks that can be laid directly into the wall. I totally subscribed to the idea, and we went forth to build five homes. My employee and family are still happily residing in one of them. I was enthused enough by Alfred’s idea that I explored the technology by buying two machines, not for the altruistic purposes that he was committed to, but to see if I could make them work in the for-profit world and, conceivably, take the concept to scale. In a word, I built two “for profit” homes that barely broke even, and when I took the technology to a mas-

After the Casas project, Alfred and I connected casually off and on for many years. When he came up the with idea of using old pallets in a creative way for roof trusses in Cd. Juárez, Mexico, I looked a bit doubtful, I’m sure. But when he came to me with “a little adobe project” in Agua Fria Village, he hooked me again. Why not, he asked, take this little ruin and make it into something? The ruin was an old, two-room house overlooking the dry Santa Fe River bed, with a failed roof, no footings, and seemingly hopeless in its derelict state. We converted it, for Esperanza Shelter, into a wonderful, warm space for kids from battered families. Success cannot be solely judged on whether an idea or life’s work is practical

on a commercial basis, nor in it’s potential to be taken to scale. Where I failed and Alfred succeeded is that he managed to house many, many people — and did it in the personal, exuberant manner that was his goal, his gift and his legacy. Choosing right investment property As property managers specializing in commercial, vacation rental, and longterm unfurnished rental, we are constantly questioned as to what makes for the best investment property. First, it is important to understand one’s goals in purchasing investment real estate. Is the goal to have a second home and defray expenses? Or is it to achieve the greatest monthly cash flow with the fewest headaches? Regardless of your response, it is paramount to first understand your goals before making a decision, as well as the pros and cons of the different investment property alternatives. Long-term unfurnished rentals — The most common real-estate investments are in unfurnished long-term rentals that will provide the greatest return with the absolute minimum capital outlay. In most markets it is feasible to find reasonably priced homes that will perform well in the rental market. Investors can expect regular monthly cash flows and minimal
vacancy time. At the same time, they can also take advantage of certain tax benefits. However, for many investors, not having regular access or use of the property causes them to search for other alternatives. Whether you decide to manage the property yourself or hire a reputable local management firm, the headaches are kept to a minimum as the Owner Resident Relations Act governs these types of relationships. Vacation rentals — While not all realestate markets offer vacation rentals as an effective investment tool, many markets around New Mexico do. Investors looking to utilize a vacation rental as their investment tool need to be prepared for significantly higher capital outlays, as the top performing vacation rentals can be relatively quite expensive. However, this investment tool provides for regular owner access and enjoyment. While you can’t expect to cover all of your expenses, you can still expect a modest cash flow.
The difficulty with vacation rentals is that while they are considered a real-estate investment, in reality, you are entering the hospitality business and servicing those individuals who have paid top dollar for their vacation can often be difficult to satisfy. Commercial rentals — Investors looking for the greatest return and fewest headaches often turn to commercial real-estate investments. These can provide the highest cash flows as most often tenants are responsible for the majority of expenses. However, prime commercial space is not cheap and entering this market without experience in commercial real estate can be challenging: most of us understand what home ownership entails, but not the nuances of owning a commercial property. While commercial properties typically provide the greatest return, they can also be the hardest investment tool for which to find quality tenants and owners should be prepared for longer

vacancy times. Regardless of the investment tool one chooses, the first step is identifying one’s goals and understanding the nuances of each different investment type. There are three reasons buildings settle: bad soil, poor construction and age. In Santa Fe, we find the causes fairly evenly split between soils and construction, with the spice of ancient adobe with no footing at all tossed in. Although there are only three causes, there are many more permutations than one would guess that can lead to disaster. In the case of soils, for example, sometimes they swell when they are wet, but often they collapse; sometimes they shrink as they dry and sometimes they “flow.” When poor construction practices are thrown in we find footings without reinforcement, footings on non-compacted fill and, a classic, slabs that are poured with the steel mesh left lying on the soil underneath, rendering the floor unreinforced. For each of the various combinations we have a solution. Where water from the surface or sub-surface is leading to uplift in expansive soils, we can install redundant interceptor drains and, over time, dry soils out. In the case of collapsed soils, we can underpin with the elegant helical pier system. We can even use piers to support and sometimes level broken slabs. The next time you have to climb out a window because the door is jammed shut, or when the toddler trips into the corner, give us a call.

Harvesting seeds for next season Known as the “Harvest Month,” October is the time of year where gardens get their final clean up in preparation for the winter months. Deadheading, raking and storing are all on this month’s agenda. But before you cut that last withering zinnia or bag the end (hopefully) of the locust pods that created abstract art on your neighbor’s driveway, you may want to think about next season. Next season, already? As Robert Louis Stevenson once said, “Don’t judge each day by the harvest you reap but by the seeds that you plant.” Sure enough, now is the time to consider which plants you’d like to see make a comeback and the best way to do this is through harvesting seeds before the
winter takes hold. While not all plants have seeds that can be reused, the ones that do are worth their weight in gold. Saving the seeds now is a sure way to save you money next year as well as the hassle going out to buy new plants that may not be available, especially if they are unique varieties. The process of collecting seeds is simple and something the whole family can enjoy. Children can learn much by making a game out of who can get the most seeds while learning to respect the cycles of the plant world. To begin the process, it is important to remember to keep flower heads on the plants. Deadheading is often necessary throughout the season, but you’ll want to
keep some heads on, since that is where the seeds are stored. Certain plants will drop seeds automatically while others require you to physically gather them. Some plants hide their seeds inside pods, fruits or berries. The seeds need to ripen until they are to the point of dispersing them on their own, so make sure the flower has finished its bloom cycle. Seeds are ready to harvest when they are dried out and brittle. If you pick pods too early, the seeds will be green (not ready) and if you wait too long they will have already dispersed, which can lead to volunteers (new plants) in places you may not want to see them. It is important to never harvest wet seeds. Always wait for

dry weather. Seeds are typically easy to spot as they change color from green or white to tan, brown or black. Use a small, plastic or paper bag when collecting these and make sure to mark the bags with the proper names of the plants you collected from. Seeds from both perennials and annuals can be used; however, flowers from a hybridized plant may not bloom true to type. If collected and planted, it will resemble one of its parent seeds, so don’t expect the plant to look exactly like it did this season. Storing the seeds is fairly easy. You’ll want to keep them in a cool, dry, dark place where moisture can’t get to them. It’s that easy.
