TIPS ON USING YOUR HOME EQUITY TO PAY FOR LARGE EXPENSES By Kati Collins, Banner Bank Considerations to keep in mind: 1. Know your options for fixed and variable rates, which vary with the prime rate. 2. Find out all of the associated costs and fees. 3. Understand the timeline for your project and your credit line. Once the repayment period begins, you will be responsible for paying down the principal and the interest.

What is a HELOC and how can you use it? Skagit/Island Counties Builders Association (SICBA), Washington, Publication Article

Whether it’s a new roof that just can’t wait or college tuition coming due, sizable expenses sometimes require financing. If you are a homeowner, one source of funds that may be available is a home equity line of credit, or HELOC. A HELOC allows you to borrow up to a specified dollar amount using the equity built up in your home as collateral. The amount you can borrow will depend on your home value and the amount you owe on your mortgage. The life of a HELOC is split into a draw period, HELOC lasting five to 10 years, followed by a Home Equity Line of Credit repayment period, which can be up to 20 years. During the draw period, you can borrow up to the credit limit, pay down part or all of the balance, and borrow again. How you use the money is up to you. Common reasons homeowners take out a HELOC: 1. Home improvements 2. Education costs 3. Travel or vacation 4. Unexpected expenses and debt consolidation There are situations where you cannot or should not use a HELOC, including financing business transactions or buying stock. You can talk with your banker about your plans for the line of credit. A HELOC is not the same as a home equity loan. A HELOC is a revolving line of credit, much like a credit card. A home equity loan is a term loan borrowed in a lump sum with a fixed interest rate that must be paid off with consistent payments over a set period of time.

We’re offering a spring HELOC promotion with great rates for applications submitted March 2 through May 1, 2020, and we look forward to assisting you If you think a HELOC fits your situation, visit your Banner Bank Burlington Branch at 301 E. Fairhaven Ave., or call us at (360) 757-9080. SICBAHomeShow.com

full program.indd 9

HELOCs offer benefits you may not find with other borrowing options. In some cases, a HELOC may provide immediate cost savings. There are minimal closing costs and your minimum monthly payment during the draw period can be interest only. Additionally, the interest rate for a HELOC may be lower, compared to other forms of credit and may even be tax deductible. Always check with your tax advisor to be sure. WOOD STOVES: PRE-EPA TO 2020 35 Years of Burning QuestionsÂ

Craft Stove has been in the hearth industry since 1985, which was 2 years prior to EPA regulation in 1987. The regulation began in some states in the US and now in 2020 is nation wide with a common standard of 2.5 grams or less per hour and the woodstoves of today are boasting efficiencies from 70-80%! Here are some of the questions that I have been answering for 35 years. Some of the questions are the same today as they were then. Q- The firebox is so small compared to my old stove how will heat the same? A- Old stoves/fireplaces needed volume and mass to heat. Now we reburn the gases that would have been lost up the chimney. More Heat! Less

SICBAHomeShow.com

full program.indd 10

Wood! Cleaner Air! Smaller wood is easier to split, carry and not to mention your Kids and Grandkids can help remember less weight easier to carry. Q-Why can’t I get as log a burn out of my new stove as my old one ? A-Old stoves only controlled the incoming air for slower sustained burn, less heat, more wood consumption and more pollutants hence EPA regulation. Man has reinvented fire! Now we control the burn with more air! Different places in the firebox to burn carbon gases. Since we are always taking some air into the firebox, we can achieve longer burn times (6-10 hours) by using smaller pieces of wood and interlocking them together to lessen the airflow.

10

Q-Are they going to outlaw wood stoves/ fireplaces? A-The hearth industry has been through several EPA standard changes over the years. The stoves/fireplaces only keep getting better! More Heat! Less Wood! Cleaner Air! There have been several wood stove change out

2020 SICBA Home & Garden Show

2/21/2020 6:13:15 AM

0

programs throughout the US and the out come has been amazing! Literally has changed the quality of lives in those communities. We have been fortunate to have had several of these change out programs in NW like Darrington, Tacoma, Everett, Marysville and more. The results are public record- check it out and you will be amazed! Q-Why doesn’t my stove/fireplace produce enough heat? A-The heat/energy is in the wood all you need is a well-maintained stove and chimney and chimney design is important, you will get heat! But if your wood is over 22% moisture content new stoves don’t like higher moisture. Water must be boiled from the wood before all the energy can be released. I just did some math less moisture equals more energy. More Heat! Less Wood! Cleaner Air! Get a moisture meter there cheap and proper wood storage see u-tube or something. Q-Round 2 of above question “why doesn’t my stove heat?“ A-Same as above answer and remember that the chimney runs cooler because of higher efficiency! Remember we have reinvented fire causing it to burn several times before releasing what emissions are left. Warming up you chimney equals More Heat! Less Wood! Cleaner Air! Q-What about the future of stoves and fireplaces moving forward? A-Science 101 carbon dioxide gas strengthens tree/plant fiber which releases oxygen. With so many of the new 2020 stoves/fireplaces achieving 1 gram particulate an hour and less seems like a great relationship to me.

WHY CHOOSE RED CEDAR? Western red cedar is a common tree in Pacific Northwest Coastal and Interior rainforests of British Columbia. The tree is one of the longest lived and most decay- and insect-resistant softwood species in North America. As a result it can grow to a great size. The Pacific Northwest First Nations have a long history of using western red cedar wood, branches, bark and roots for their houses, their transportation, their clothes, their household, fishing and hunting items, and for ceremonial and religious purposes. Measured on a standing wood volume basis BC has about 750 million cubic metres of western red cedar. More than half of that is found in the coastal region where it is the second most common conifer. Most of this is old-growth forest i.e., more than 250 years old. Close to 50 million cubic metres of the cedar growing in the coastal region is in parks and other protected areas. A significant amount is also included in the coastal "working" forest much of which has received, or is in the process of receiving, certification. "Secondgrowth" western red cedar is gradually coming on stream and, along with old growth, is harvested for the high value wood it produces. The amount of western red cedar harvested fluctuates around 6 million cubic metres per year, an amount determined to be sustainable within the Annual Allowable Cut for the province. Western red cedar wood is light in weight, uniformly textured, straightgrained and contains no resin. All these make the wood easy to work with. It is a preferred species in applications where decay-resistance, dimensional SICBAHomeShow.com

Light in weight, Uniformly textured, Straight-grained, Contains no resin. stability and good insulation value are important. The wood is used in many ways such as siding, decking, fencing, garden accessories, conventional and laminated house logs, utility poles, and specialty products such as interior paneling, musical instruments, and roofing shakes and shingles (often made from dead logs lying in forests).Although only sawmill residues are used in pulping, its excellent fiber morphology is sought after in the production of pure or mixed kraft pulps for the manufacture of specialty paper products. Western red cedar has been the subject of much scientific study, especially with regard to its unique chemical properties. The extractives in the heartwood affect its properties far out of proportion to the amounts present. These extractives give the wood its distinct character and significant new findings are being made on the extractives responsible for the high durability of red cedar. Uses for the wood oil and for the purified wood extractives are being developed. Oil extract from the leaves has been produced and sold in British Columbia since 1987. Research is ongoing to investigate the interrelationships between growth rate, wood density and wood durability under different silvicultural regimes. The data show that faster grown cedar is of lower wood density than old-growth but this will not affect its utility given that the major uses of western red cedar are for appearance or nonstructural products. Work on the durability of second-growth cedar is in progress. There are strong indications that the extractive content is much higher in vigorous young trees than in inner heartwood portions of old-growth trees of similar age since seed germination. This may be largely because extractives are slowly degraded by microorganisms in standing old trees.

Western red cedar is one of the world’s most thoroughly researched woods.

Quick & Easy Yard Makeover Ideas: Homeowners often look for ways to minimize yard maintenance, maximize home values, and add beauty to their current landscaping without breaking their budget. Continuous cement edging, also known as concrete curbing or borders, offers a very cost effective way to accomplish all three of these goals in a permanent way. Concrete borders are also flexible in size, shape, color and design, and can be added to different areas over time to keep your budget manageable. Because they are permanent, once they are installed your yard will reap the benefits for decades, and enhance the value of your home for the future.

Reduce Maintenance:

Cement Landscape Curbing is installed between the flower beds and grass, with the slanted edge level with the grass, so you can run your lawn mower along the border and cut all the way up to the curb. If you are stickler for using an edger, the curbing allows for a smooth guide to cut clean lines. Unlike rock, bricks, or pavers, the curbing won’t shift or allow grass and weeds to grow in between. Unlike wood, the curbing won’t rot. And metal borders are dangerous to children and pets, and plastic borders break, warp, and catch on the lawn mower. Concrete Curbing eliminates these maintenance concerns permanently. Since it keeps your flower bed contents in place, the need to replace bark, mulch, or rock year over year is reduced significantly saving you money for years to come.

Beauty in Many Forms:

Concrete curbing can be beautiful as a clean border to outline the areas of your yard that you wish to showcase, such as flower beds, pathways, fire pits, and tree circles. There are many dyes available to enhance color, stamps to create patterns, and sizes to accentuate any area of your yard. Because it is installed as a continuous pour, flowing curves, straight lines, and circles are all possible configurations with ease. Cement borders improve the value of your home and enhancing your landscape design. It’s an easy and cost effective way to set your home apart from your neighbors!

Practical Uses:

Concrete curbing can be used for any type of driveway, whether alongside gravel or right on top of asphalt. Keep your guests and delivery vehicles from accidentally intruding in your yard. Keep the yard from overtaking your gravel driveway, and minimize the number of times you have to top dress because the gravel has been pushed over the edge. This can save hundreds if not thousands of dollars over time! Create borders that can help divert rainwater in different directions, and tree circles to allow for easy mowing. The concrete borders are designed to last a lifetime, though in the off chance some repair is needed, it’s easy to tear out and replace specific sections.

Leave the Work to the Experts:

Concrete Curbing is extruded on site, from a small machine about the size of a wheelbarrow. There is little that the homeowner needs to do, other than help determine where it should go. Expert crews will complete all prep work, such as cutting sod, adding sand, etc, before completing the actual installation of the curbing. The homeowner can sit and watch with a cup of coffee. Most jobs are completed within a day and the curing process is quick, allowing for minimal disturbance of your yard and daily routine. Check out the possibilities!
