You can also approach a hospice provider directly to ask about their services. They will work with physicians to help determine if a patient is eligible for hospice care. How - to choose an appliance BEFORE BUYING, CONSIDER WHERE THE APPLIANCE WILL BE STORED AND USED

Often the basic appliance unit is the same for several brands, but the price increases as the added features increase. This is true on major appliances… tall new models are energy savers.

Be sure where you’ll use it is wired adequately and that there’s an outlet available. Don’t use extension cords unless it’s absolutely necessary. Cords reduce efficiency and may be dangerous. Once you’ve decidedyou really need the appliance and that you have room for it… consider the original price tag plus any installation, operating and maintenance costs. Low operating costs may make energy-efficient models worth the initial higher price. For example: some new models of refrigerators and freezers are 50 percent more energy efficient than models 10 years old. Check the yellow and black Energy Guide Levels on major appliances for energy information.

CHECK THE COST OF CREDIT If you can anticipate buying an appliance, try to save a little each month so you can pay cash and avoid the cost of installment buying. You may even

get a lower price if you can pay cash. Anticipating your purchase will also give you time to get the information you need to buy wisely. If you know you’ll be buying a major appliance, start reading ads, consumer magazines and buying guides. Ask friends and relatives about the models they have and which features they use or don’t use.

WARRANTY OR GUARANTEE Take time to read the written guarantee… don’t just take the word of the salesperson. When you buy, remember to fill out and mail the warranty cards. Look for safety seals and seals of approval. The UL seal (Underwriters’ Laboratory) is probably the best known safety seal. Another seal, a blue star emblem, may be found on gas appliances. It means that the design and construction meet safety and performance standards of the American Gas Association Laboratories. Some magazines and other groups have seals of approval, too, but they vary in their worth to the consumer. Don’t assume that a seal assures quality. For the most part, appliances on the market do what they are designed to do. Your choice of brand and price will depend on personal preference and individual need rather than actual differences in function and quality. For more information on choosing appliances for your home, contact your local county extension office.

real estate agent Buying or selling a home is a big financial decision, yet many people avoid putting effort into finding the right real estate agent. Choosing the right agent can save you time and stress whether Finding the right real you are trying to a home or estate agent is everything. find would like to sell Real estate transactions are your home.

complicated, and if you’re like most home buyers, all your assets are on the line

All real estate agents aren’t created equal. The amount of formal education a realtor has, the knowledge they have about the neighborhoods you want to buy into and the real estate listings they have access to vary widely. Many people use the terms “realtor”, “real estate agent” and real estate broker interchangeably, but they aren’t mutually inclusive. A real estate agent is a person who has a real estate license from the state in which they practice. A realtor is a real estate agent who has earned additional certification from the National Association of Realtors. A real estate broker is a realtor who has yet more training and a different license than real estate agents or realtors. For the most part, the exact title of the real estate professional you work with isn’t as important as the level of commitment, energy and local knowledge he or she may have. But trying to find the real estate agent who embodies all the above can still be a challenge. Read over the following tips for choosing a realtor (or real estate agent, or broker) and you’ll be ahead of the game: • There are a few types of real estate agencies out there - small ones, large ones, franchises and independent agencies - but don’t

get too hung up on the differences. The individual agent is more important than the agency. • Know what type of representation you’re looking for. Most real estate agents are seller’s agents, meaning they on’y represent seller’s interests (to the disadvantage of the buyers). This is great if you’re a seller, but if you’re looking to buy a home inquire about buyer’s agents brokers who represent the buyer’s interests in real estate transactions - at any agency you look at. • To find the find the right agency, do some legwork. Explore the neighborhoods you’re interested in buying into and look for realtors/ brokers nearby. • Search for real estate agents, not individual homes or properties. You may be looking through your newspaper’s real estate section one day and fall in love with a home that a particular real estate agent is listing. The long-term relationship you have with your real estate agent is more important than any particular home. • Look for experience. The real estate profession has a high rate of turnover, which means lots of untested agents are constantly moving in and out of agencies. Ask how long they’ve been practicing. • Look for commitment. Many real estate agents only practice on a part time basis and they might not have the time or drive to give you the attention you deserve, In the end, choose the agent that represents the best combination of knowledge, experience and responsiveness and who seems to understand you and your needs.

Remember, however, that just because an agent is independent he or she does not represent all insurance companies.

SHOULDN’T YOUR POLICY COME WITH AN AGENT? “Trust all of your insurance needs to our team of professionals.”

NARROW THE FIELD You may want to identify possible insurance agents. Coworkers, friends and others you trust are great reference resources. Check with them to see what agent they use and if they are happy with that choice. If you have decided on a single insurance company, that underwriter’s website will often list its agents working in your area.

TALK TO THE AGENTS The insurance agent you hire will potentially be working on your behalf for many years to come. Interview them just as if they were a potential employee. Find out their areas of expertise and how much experience they hold. Find out who will handle your account day to day – the agent, or someone in the office. Ask how often they will review your needs and how the agent might identify coverage gaps.

More options and over 400 years of experience to help you make the right choice.

IT’S YOUR CHOICE WHAT DO YOU WANT? Before choosing an agent, it is a good idea to identify the types of insurance for which you may be shopping – auto, home, life, health, disability, long-term care or other types of policy. A single agent who handles all of your needs may be in a better position to save money on multiple policies and to watch for gaps in your personal coverage.

In the end, it is important that you feel comfortable with an agent. If you don’t, choose someone else. A good agent is a good listener. They suggest insurance coverage based on what you really need and can afford.

How - to

choose a builder/contractor

The first and perhaps most important thing to require when considering a contractor is proof of insurance and state licensing. These items are critical, and serve to protect both you and the contractor. A local builders’ association is a good These days, buying a home means place to start to obtain more than just looking at the a list of builders who structure. Buying a home now means construct homes in your area. The local talking to the builder as carefully HBA website is as you shop for a home www.hbawest.com. Other good places to find information are in the classified section of the newspaper and internet. Local real estate agents, friends and relatives can also help provide this information. Another way to gather information is to drive around and look at subdivisions and houses that are being built. Make a list of the information you have

gathered, and questions to ask others about the builder, and to ask the builder themselves. A good way to get the answers from homeowners is to drive around areas of interest when residents may be outside. Ask builders for the addresses of some of the work they have done so you can visit them.

Questions to ask homeowners are: • Are you happy with your home? • If you have had any problems, were they fixed promptly and properly? • Would you buy another home from this builder?

Questions to ask builders are: • How long has your company been in business? • Who do I contact for customer service after the sale is complete? • Do you use state-of-the-art energy features? Take into consideration the design of the home as well when looking to buy.

• • • •

Are there enough bedrooms and bathrooms? Is there enough storage space? Is there enough extra space for particular hobbies or an office or exercise room? Is the lawn large or small enough? Buying a home should be done with patience and caution, making sure all the important questions are asked before the deal is complete.

WHAT YOU SHOULD KNOW

• Scan advertising in newspapers, search the internet and talk to builders and friends. Gather all the information possible. • Drive around to home under construction. • Home buyers need to know if the home they’re buying is a good quality home built by a reputable builder.

choose a farm market

Local The produce you purchase from a local farm market is grown within a few miles of the store and often picked just hours before it’s cleaned and put on the shelf. The store owner knows his growers by name Our area is as well known as any in the and is one of theit country for its bountiful harvest of best customers. Because of that world class fruits and vegetables. And relationship, they nowhere will the fruits of the earth give the owner be more abundant, fresher or tastier their very best

than the locally grown foods we can purchase at roadside stands and local markets

Seasonal Ever wonder where blueberries in February come from? Here’s a hint: It’s not Hamlin Township. Farm markets don’t sell produce from Chile in the middle of Winter. And

you don’t have to worry about what super big careless factory farm workers in foreign countries might have given the foods you eat. At a farm market, your blueberries, strawberries, peaches, plums, nectarines, tomatoes, sweetcorn and everything else you love come rom right down the road. It comes from your neighbors. Exceptional Go to any store in say, Chicago and try to find bigger, juicier, or sweeter blueberries, raspberries and strawberries than you can find in a Mason County farm market. Don’t even think about eating Frankenfarm Red Delicious apples when you can crunch into locally grown Jonathans, Honey Crisp and sweet Tangos. More Fun Farm markets aren’t just about being locally grown either. At a good market you will find

dozens of handcrafted, local jams, jellies, preserves, sauces, mustards, pickles, honeys, syrups, baked goods and dried fruit. Expertise Your farm market owners and staff will often know great recipes. They can give you growing advice for your own garden, and they have years of experience learning which varieties of plants and which tools work best in our local climate and soil. Think outside the box next time you want something good, and chances are you will be delighted with the results. Buying at a farm market is like eating at Grandma’s. There’s love from the first planning to the final fall harvest, and you will love it right back!

How - to choose a lawn service We all enjoy a beautiful lawn, but few of us are nuts about the blood, sweat and tears needed to make your lawn look beautiful. Fortunately, especially if you have – as many people do these days – well over a 40-hour work week, help can be inexpensive. What’s your time worth, anyway?

Lawn maintenance Landscaping Dethatching Leaf removal Tree and bush trimming Fertilization Irrigation servicing Snow removal

“Setting Cutting Edge Standards!” Complete lawn maintenance, landscaping, & snow removal 15+ years of experience • Fully Insured

If you work long hours and hate the thought of grinding through a wet, overgrown lawn every weekend, when you should be having fun, you might consider hiring a lawn care service to take care of the chores for you.

Like everything else, mowing jobs can be both good and bad. A professional Lawn Care Specialist will first consult with you about the desired height of your grass. The standard recommendations, of course, are that blades of grass be three inches high, and that no more than one third be trimmed when mowed. But that’s up to you. The fact is that many beautiful lawns are much shorter than three inches. Another thing you’ll notice about skilled lawn care professionals is that they often mow on the diagonal and will occasionally change their patterns. That’s because grass will be more resilient, uniform and likely to stand up if it isn’t mowed exactly the same way time after time. Some prefer to bag their clippings, but in doing that, you take the added nutrients in your lawn away. Instead of bagging, mulching is recommended to minimize the amount of clippings left

on your lawn, and put those important nutrients back into your lawn. It is also recommended that you dethatch your lawn in the spring to remove the excess mulch. Dethatching in the spring rejuvenates your lawn from the weight of the snow over the winter and promotes healthier growth. Good lawn care specialists will know about how often they need to hit your lawn, and you can put the whole operation on auto-pilot while you sip ice tea poolside. However, make sure you have a clear understanding of how much money you’re willing to spend over the course of a season. Every five days might be good in May. Come August, it might be every two weeks. Set a spending limit and you won’t have to worry about a surprise in the mail. Frankly, good lawn care specialists are evident around town. When you see the local lawn company at work, see how good the work looks. Look at the equipment, too. One of the ironclad rules of good mowing is to keep mower blades sharp. If the equipment is filthy or dented and scratched, you might wonder what shape the blades are in. Blade damage is inevitable, but it’s no excuse for a shoddy mowing job. It can never be said too much: Make sure your lawn care service is licensed and insured. And whatever you do, don’t allow just anyone to mow your lawn. Sure, mowing looks easy. But what happens when your uninsured, careless, socalled professional puts a rock through that brand new picture window while mowing your lawn?

Looking for the best full-service salon can be the most difficult part of the experience. When considering hair, nails and tanning, there are certain things you should look for.

HAIR • Ask your friends and acquaintances about their stylists. If you see someone on the street who has a haircut you admire, don’t hesitate to ask for the stylist’s name. Most will be flattered and only too happy to tell you. • Pick a salon with a good reputation and ask for a stylist who specializes in your type of hair, or choose based on what you’ve heard. • Schedule a consultation, for which the salon shouldn’t charge. • Find out as much as you can about that particular stylist, how long he or she has been in business and what products he or she prefers. • Evaluate the stylist’s own hair to see if it’s chic and healthy-looking.

NAILS • Make sure the manicurist’s license is current and displayed. • Study how the manicurists work at a prospective salon. Metal tools should go straight into disinfectant after use, and nail files and buffing blocks should be brand-new for each client. Since dirty nail care equipment can harbor and pass on tenacious fungal infections, consider taking your own tools and polish for your manicurist to use. They can be kept at the salon for you. • Observe how the foot baths are cleaned and if fresh hand towels are used for each customer. • Stop any snip-happy manicurist who

tries to clip your cuticles. They tear more easily as they grow back, can look ugly and are more vulnerable to infections and fungus. A manicurist should use cuticle softening oil after a warm soak, then gently ease them back with an orangewood stick. • Go glamorous and get gel nail tips for $20 to $40, but bear in mind that you’ll need to return regularly for fills as the nail grows out. Or get a silk wrap to strengthen existing nails. Tips soften and weaken nails, but can cure chronic nailbiting.

TANNING • Start with 5 to 7 minutes of exposure to the sun or a tanning lamp, and gradually increase the time as your body becomes more tanned. • Start with a sunscreen with an SPF factor of under 15, but no less than 8. • Keep skin moisturized with after-sun lotion – preferably with aloe – to make your tan last. • Always protect your eyes while tanning. • Tanning booths and beds subject your body to the same general kinds of rays as the sun emits. You can get sunburned in a tanning bed.

FACIALS • More and more women have discovered the deep cleansing and beauty benefits of facials. Facials are complicated, however, and require a number of steps and ingredients. These may include steam, exfoliation, extraction, creams, lotions, masks, peels and massage. Done well, a facial will make you feel fresh, alive and young!

Are the groups small or large? How often do the children bring friends home? These are practical matters you must consider.

THE MAGIC OF COLOR

You may have heard that dark colors make a room look smaller. It’s true. So you should stay away from dark colors, right? Wrong! If your objective is to create a warm, cozy, and sheltered look, a smaller “feel” is exactly what you want and dark, rich colors like warm browns and rust, can work great. If a dark color is what you love, and it helps you capture the mood you want, go for it! Pastels and color tints tend to enlarge a space. These colors create a restful and soothing mood. They’re ideal when you want a formal, orderly and romantic tone. Strong contrasts of color that are lively, exciting and energetic can be a bold statement for your family’s style of living.

CHOOSING THE RIGHT CARPET “TYPE” FOR YOU

To shop with confidence, you need to know what kinds of carpet are available and what each is designed to do. All carpets begin with a “loop pile”. To make a “cut pile” the tips of loops are sheared off, which produces the smooth finish velvets and other styles. Cut pile carpets are by far the most common type bought by consumers because they have the most luxurious look and feel. Here are some different carpet styles: Multilevel Loops, Level Loop, Cut and Loop or “traceries”, Velvets, Saxonies or “Plushes”, Textured Saxonies, and Friezes.

OTHER CARPET BUYING CONSIDERATIONS

Avoid bargains. Cheap carpet is easy to spot; it’s thin, lightweight and flimsily made. Buy good quality padding; it absorbs up to 90 percent of the impact of foot traffic. A higher investment in carpet padding will extend the life of your carpet. It’s worth the extra initial cost.

WHERE SHOULD I GO TO PURCHASE FLOOR COVERING?

Always buy from a reputable dealer. If in doubt, contact the Better Business Bureau. Independent dealers are a good bet. They usually have a wide selection of custom goods at their disposal, plus better grade carpet pads and qualified installers.

How - to know about italian cuisine Italian cuisine has always been adventurous. Thanks to Americans’ increasingly Do you still think Italian food sophisticated is all about pizza, pasta and tastes, a variety garlic? If so, get ready of authentic dishes can be for a culinary thrill. discovered wherever you go. Here are some of the ingredients Italian chefs bring to the table:

VEAL While veal certainly isn’t exclusive to Italian cooking, Italian chefs have arguably done the best job of complementing and highlighting its tender, moist flavor and texture. There are literally hundreds of ways to prepare veal in Italy, and scallopini is just the beginning. Veal dishes can be both light or rich, and Italian chefs often improvise to fine-tune the flavors of their dishes.

CHEESES Parmesan is just the beginning. Did you know that mozzarella was once, and sometimes still is, made with the milk of water buffalo? According to the editors of The Silver Spoon, one of the definitive Italian cookbooks, at least 451 varieties of cheeses are used in Italian recipes. By now, for example, many of us have enjoyed Gorgonzola, an Italian blue cheese. Other favorites are assiago and provolone. Ricotta is a sweet, dessert-like cheese that, once tasted, can become quite addictive. Finally, at an authentic Italian restaurant, you won’t find grated cheese served in a cardboard container. Instead, cheeses such as

Romano and Parmesan are grated fresh and often right at your table.

SEASONINGS AND SAUCES Some aspects of Italian cooking are similar across the country, and regional variations are common. Among the traditional ingredients of tomatoes, garlic, and olive oil, you’ll find a variety of cream and tomato sauces, and a creative mix of simple ingredients for a phenomenal blend of flavors. Expect to find pine nuts, corn bread (polenta) rice dishes (risotto), fresh basil, juniper berries, wild mushrooms, artichoke, dill, anise, fennel, mustard greens and even zucchini flowers when in season. One favorite sauce is pesto, which is thousands of years old. While there are variants, pesto is often an olive oil sauce with crushed basil, garlic and pine nuts.

WINE AND DINE Italy is home to many world-class wines, both red and white. At an authentic Italian restaurant, you’ll be presented with a wide array of wines to sample and savor. You don’t have to settle for a cheap Chianti. Your waiter/waitress will be an expert on wine pairings so don’t hesitate to ask their advice in selecting the perfect wine to accompany your dish.

Ludington daily new/HOW TO GUIDE

How - to

choose

an auto repair shop

Trust the Midas Touch™. www.midas.com

One of the best ideas for vehicle maintenance and repair is to find a qualified shop to first prevent problems, and, should one occur, be able to find it efficiently and fix it.

GOOD IDEAS • Look for an auto repair shop before you need one. Avoid being rushed into last minute decisions. • State or local law may require the repair shop Today’s vehicles may not to be licensed or quite be the space shuttle, registered, and but they are far removed you should ask from the days when that to see current little clicking sound could be licenses. • Find a repair diagnosed by any mechanic shop that honors your vehicle’s warranty. • Shop around among comparable shops for the best deal.

FINDING THE RIGHT TECHNICIAN Look for shops that display various certifications like an Automotive Service Excellence seal. Certifications indicate that some or all of the technicians have met basic standards of knowledge and competence in specific technical area. Make sure the certifications were recently obtained.

REPAIR CHARGES Always get and keep a signed written cost estimate for the work to be performed. Make sure the estimate specifically identifies the condition to be repaired, the parts needed and the anticipated labor charge.

Make sure the estimate states that the shop will contact you for approval before performing any work exceeding a specified amount of time and money. Some shops charge a flat rate for labor on auto repairs. This published rate is based on independent or manufacturer’s estimate of the time required to complete repairs. Other shops charge on the basis of the actual time the technician worked on the repair. Even though you bring your car in with a specific problem, additional repairs may be recommended. Ask if there will be a diagnostic charge if you decide to have the work performed elsewhere. Many repair shops charge for diagnostic time.

PREVENTIVE MAINTENANCE Since many parts of your vehicle are inter-related, ignoring maintenance can lead to failure of other parts or an entire system. Neglecting even simple preventive maintenance, such as changing the oil or checking the coolant, can lead to poor fuel economy, unreliability or costly breakdowns and could invalidate your warranty. The best way to keep a vehicle in good condition is to follow the manufacturer’s maintenance schedule in your owner’s manual for your type of driving. If you do not have an owner’s manual, contact the manufacturer to obtain one or to get a recommended maintenance schedule.

good tannins and a good steak can make a superb combination. People often pair Zinfandel with venison and elk, Pinot Noir with quail or duck, or – again – with steak. A good Zinfandel is peppery and goes well with spicy dishes. With pasta and other spicy Italian or Mediterranean dishes, you really should try some Italian varietals, as well. There’s Chianti, of course, which has a unique flavor. Other Italian reds include Barbera and Barbaresco. You can almost never go wrong pairing wine and food from the same country or region, which often have been refined for centuries to accompany each other. So many consumers are overwhelmed with where to begin the journey with hearing aids. Here are some practical steps to take. 1. Ask friends or family who they know that is reputable. Do not be afraid to ask for names of referrals. Also, asking your family physician is a great start. 2. Internet hearing aids. I advise you do not order these. Size, technology, and a good test are paramount on a good fitting and this cannot be done remotely or on a computer.

3. Discount chains. Some make their own hearing aids and have low quality and limited function for different environments. Some have good product, but the lack of seasoned trained professionals for adjustments and follow up can be very difficult. They may also not accept or bill for insurance for hearing aids. 4. The average selling price in the US per ear is $2200, or $4400 a set. Do not let that dissuade you from seeking help. Hearing aids can be purchased for less if your budget cannot afford the average. Ask about warranty, batteries and service. Most people include these as part of the package. 5. Does insurance cover hearing aids? Some plans do cover a portion of the hearing aid cost. Have your card ready for your appointment and the front office staff can check for you. 6. Should I see an ENT Dr. first? A good hearing test can determine if you need to see an ENT. Some ENT offices also sell hearing aids, but, in general, that is not their main practice. Each hearing aid office should be willing to work with your family physician or ENT to provide a copy of your hearing exam.

There may be a fee for doing so, or at very least you might have to secure the demo with a deposit. In office demos should always be free. 9. 30-day trial period in which to return an unsatisfactory device? The state of Michigan requires a 30-day trial period. You would pay for the hearing aids and would be charged a restocking fee. This fee covers professional services and time with your provider. This cost varies widely so ask first. I have seen as high as 10% of purchase price. 10. Make sure the office is open 5 days a week. If you have a problem and you have a part time office for service this can be a real inconvenience. 11. Pellet stoves burn small, compressed pellets of wood to heat the home. These clean-burning stoves offer a much higher level of energy efficiency than traditional wood stoves and fireplaces, and produce virtually no smoke. When choosing a pellet stove for home heating, consider factors such as maintenance, design and size to find the model that best suits your needs.

in British Thermal Units, or BTUs. Choosing a unit that produces too much heat for your home is a waste of money, and can make your home uncomfortably warm. A unit that's too small may not provide enough heat on colder days. As a rule of thumb, a stove rated at 60,000 BTUs can heat a 2,000 square foot home, while one offering 42,000 BTUs can heat a home measuring 1,300 square feet. Maintenance Removing ash represents the biggest maintenance requirement associated with a pellet stove. The type of stove you choose can significantly affect ash accumulation and maintenance. According to the EPA, top-fed stoves often fill with ash and require a great deal of cleanup. Bottom-fed stoves, where pellets enter from the

base of the stove, push ash out into an ash pan for easier cleanup. Type Pellet stoves come in two basic models, including freestanding units and fireplace inserts. If you have an existing fireplace, a pellet stove insert can tie directly into your existing chimney, but will prevent you from using the fireplace to burn wood. Freestanding models require a separate exhaust vent, but offer greater flexibility as to where you can place them in the home. Power Supply Most pellet stoves come with an auto-start ignition for easy operation. If the power goes out, you won't be able to use your stove. If you plan to use your pellet stove as your primary source of heat, or you live in an area with frequent outages, choose a pellet stove equipped with a battery backup system. Appearance While comparing features of different pellet stoves, don't forget to consider how the unit will look in your home. These stoves can blend in with the decor or serve as a focal point within a room. Find a model that comes in a color and style that works with your home design. If you like the cozy feeling of watching a fire burn, look for stoves with glass windows that allow you to watch the pellets smolder.

Issues such as water and air pressure, reactions between pipe materials and contaminants, the location of elbows and U-turns, the intersection of different drains, vertical Although we don’t think of and horizontal plumbing and drains very distances, and often, they’re just like our damage from external sources vehicles and health: a little can all affect preventative maintenance your drains and and care will go a long way plumbing. Here are to prevent problems. some tips to ensure that your drains are routinely free of debris, and that - ew! - they don’t smell bad or back up: • Run a little hot tap water down the drain after every use. Hot water does a better job than cold water of breaking up gunk, and it kills more germs. • Try to avoid letting hair accumulate in the bathroom drains. After a time, accumulated hair can become as hard as a rock and hard to reach. A quick swipe with a piece of tissue every time you use the sink or shower will help. • To take care of odors in the kitchen, pour a handful of baking soda into your drain once a week or so and run hot tap water for a minute. A lot of people also pour vinegar or lemon juice into the drain and let it stand for a while. Then they run hot water through the drain. • There are all kinds of drain cleaners at the store. They’re not all made equal, and you’ll especially want to make sure your cleaner is approved for your pipes. Make sure it’s safe for plastic pipes and garbage

disposals if you have them. Many people treat their sink drains once a month with these strong chemicals. Be careful, of course. Most of these cleaners are not only harsh but toxic. • All of this advice applies to toilets as well. Today’s low-flow flush systems often don’t have the “oomph” that older units provide, and you need to be extra careful not to flush too much, or inappropriate material. • Sometimes, only a professional can handle your problems. You should call a licensed plumber for anything beyond regular drain cleaning and unclogging of drains. You can help avoid damage from tree roots, which is very common, by flushing two cups of rock salt or two cups of copper sulfate down the toilet during the final flush of the night. Do it again in two weeks, and again in six months. Don’t use both chemicals simultaneously, and expect to flush two or three times to get them down. When you need a plumber, you’ll probably need someone right away. Make sure you get to know a good plumber before an emergency strikes. That way, you’ll feel confident that you’re doing business with someone of good character. Besides looking at advertisements, it’s a good idea to ask friends and business acquaintances who they would recommend. Find out how long your plumber has been in business - experience really makes a difference in how quickly a professional can grasp and solve a problem. Be sure to select a plumber who can provide service on short notice for emergencies and who returns your calls promptly.

If you’re paying for repairs yourself be aware there are different ways of making repairs, and multiple repair methods can be correct but lead to a big price difference. The old maxim about looking “too good to be true” may be a signal that you should compare the repair methods as well as prices. Ask your friends for recommendations. It’s best to find out which local businesses have great reputations. Finally, when you receive your estimate, ask about the shops warranty. Rust repairs will not be warrantied at any shop but for other auto body repairs look for a minimum one-year warranty on the parts and a limited lifetime warranty on repairs and paint. How - to hire the right accountant Here are some tips that will help you find the right accountant for home or business: • Think about Almost everyone needs a what you really good accountant from time need. Most businesses hire both. And while many accountants can handle all of your needs, you may need specialists for certain aspects of your business or investment portfolios. • Consider the source when obtaining referrals. Get them from people you trust and whose business acumen you respect. Don’t rely on casual acquaintances for such an important decision. • While many people are familiar with the term, “Certified Public Accountant,” there are several certifications available that will work perfectly well with your needs. Don’t let the initials on the accountant’s business card get in the way of working with the right one, but do make sure your accountant is formally certified to practice his or her specialty. • Tax preparation can even be done by non-accountants. But for relatively little money, a good CPA will turn your taxes around quickly

and spot opportunities to secure the best possible refund. • Your accountant’s fee schedule should be the least of your concerns. Market pressure will ensure that most of the accountants in a geographical area will be within a narrow range of fees. What you want is someone with whom you feel comfortable. • He or she should be well versed in tax and investment laws and regulations, and scrupulously honest, of course. But you also want someone who’s empathetic – just as with a physician, someone who has a good “bedside” manner. You want to work with an accountant who takes a sincere interest in your financial wellbeing and who keeps up with business trends. • Make sure you and your prospective accountant agree on how aggressively he or she will handle income tax reporting and tax deductions, and don’t expect your accountant to step into questionable or unethical territory. A good accountant will err on the side of caution. • Once you’ve established a relationship, expect your accountant to be prompt. The best will always have time to consult, even in the midst of tax season. If your accountant keeps you waiting too long, find another. Finally, respect your accountant’s need for time to prepare statements and taxes. Often, your accountant will ask you to honor deadlines – especially during tax season – and you should. Also, help your accountant (and save money) by having your tax paperwork well organized.

fireplace insert The installation of a fireplace insert can turn an occasional source of warmth into a convenient and easy-to-use supplemental zone heater that can help control high home heating bills while protecting winter air quality.

FIREPLACE INSERT BASICS

Fireplace inserts are designed to enhance the operation and appearance of an existing woodburning fireplace, whether masonry or factory-built. Fireplace inserts are made from cast iron or steel and have self-cleaning glass doors that allow the dancing flames of the fire to be viewed while the insulated doors remain closed, making the fire more efficient. Many manufacturers also augment the operation of fireplace inserts by offering stateof-the-art features such as fans and thermostatic controls. (depending on the fuel).

ENHANCED EFFICIENCY

Almost all North Americans with older wood-burning fireplaces can benefit from the installation of a fireplace insert. Generally, older fireplaces have efficiency ratings of just five to ten percent. This low efficiency is due to the open combustion design that allows an abundance of heated room air to be drawn into the fire, causing the

fire to burn too fast and wasting energy. In contrast, a fireplace insert is an insulated, closed-door system that slows the fire down and increases the temperature of the fire to facilitate more complete combustion. This closed combustion system can assist in generating efficiencies of above 65 percent in many cases which can translate into more heat output. And, when it comes to burning wood, an EPAcertified wood-burning fireplace insert can also reduce emissions from wood burning to almost zero.

VARIETY OF FUEL OPTIONS

Determining which fuel type to select when purchasing a fireplace insert depends on the cost and availability of the fuel, the desired efficiency and heat output, as well as the level of maintenance requirements and the desired appearance of the fire by the user. While most fireplace inserts manufactured today are extremely efficient, the choice is often dictated by a person’s individual needs.

SELECTING A FIREPLACE INSERT

Much like any other appliance, it is important to spend the time to choose a fireplace insert that fits your needs and your lifestyle, whether more formal or relaxed. Before making a final decision, visit a specialty retailer for experienced advice. A specialty retailer is a trained fireplace insert specialist. He or she can arrange for the safe and reliable installation of a fireplace insert by a certified professional installer. These experts are also the best source of information about how to correctly operate a fireplace insert, and can suggest a proper maintenance program.

It cannot be over-emphasized: tree work can be dangerous. Make sure your contractor is insured and responsible for damage and injury.

outdoor wood furnace HOW IT WORKS The standard wood furnace looks like a small metal shed with a chimney. It stands anywhere from 30 to several hundred feet from your home and it works by circulating water These freestanding heat through two supply sources are cleaner, heat exchangers. more efficient and more The first is the sophisticated than many furnace itself, in people realize. which the wood is used to heat a surrounding jacket of water. The second is inside the house. Heated water is circulated through to the house via underground insulated piping, where it then transfers heat into your forced air furnace, boiler or radiant floor heating system. While bypassing the need for expensive fossil fuels, it works with your existing equipment and enables you to control the temperature with your thermostat. Plus, your outdoor wood furnace will heat your home’s water. You can also heat multiple buildings. Since the wood is consumed outside, in a fully enclosed furnace, you won’t have to worry about messy wood in the house, chimney fires, carbon monoxide or deterioration of your indoor air quality. Nor will you have the smoke, ashes, smells and soot buildup that you get from most ordinary indoor wood stoves. When you consider wood, it’s also much more environmentally friendly than fossil fuel. Burning it only releases the carbon dioxide that the wood would naturally release into the atmosphere over time; there is no net increase to

atmospheric carbon dioxide. The best models offer superior insulation, metal that resists warping, secondary combustion for efficiency and long, clean burning so that you’re not out in the snow at all hours tossing wood through the door. The same companies often manufacture corn and wood pellet furnaces. In farm country, shelled corn and pellets can be very inexpensive. While they won’t cut your bill to zero, like wood, they’ll cut it by half.

IS IT RIGHT FOR YOU? This is most economical for people who have abundant supplies of cheap or free wood. Most users have at least a couple acres of land from which to cut a steady supply of wood while growing more. More often than not, outdoor furnaces are found in rural locations, with generous space between neighbors. This isn’t necessary, but you should check local zoning restrictions and regulations before ordering one for your home. In an efficient wood furnace, the smoke is not usually an irritant, but you should be careful about the furnace’s placement, which is something your dealer can help with. You’ll have to be willing to stoke your furnace at least once a day, too. But, except for extraordinary cold and wind, once a day will do it. Do you hate high heating bills? Assuming you’ve got the wood, this furnace is the answer. People have reported saving over $4,000 a year in heating costs.

TIRED OF RISING HEATING COSTS? Classic Outdoor Wood Furnace • Urethane Insulation - Best R Value • Large, Insulated Cast Iron Door • Ripple Top Firebox and HeatLock Baffle Increased Heat Transfer Area • 25 Year Limited Warranty Available For the maximum performance and life of your furnace, always insist on using Central Boiler authorized system parts and accessories Dear Friend, Have you been considering purchasing a Classic outdoor wood furnace? If so, you should know the Classic outdoor wood furnace will only be available to purchase for a limited time. It is expected that by April or May of 2015, the EPA’s New Source Performance Standards (NSPS) ruling will go into effect, and emission limits will be introduced that would prohibit the retail sale of new Classic model furnaces as well as all other conventional up-draft outdoor furnaces in the United States. Classic furnaces purchased prior to April or May of 2015 would not be affected by this ruling. For 30 years the Classic furnace has been helping people save thousands of dollars every year on heating costs. With innovative determination, Central Boiler has adapted to the upcoming change and developed a highefficiency, low-emission E-Classic down-draft furnace to replace the Classic. (Unfortunately, Pallet Burners will be discontinued and have no direct replacement models.) Because time is running out, sales of Classic furnaces are rapidly escalating. Central Boiler has recently increased production to fulfill the rising demand, but now is the time to purchase a Classic furnace at a reduced price. Give us a call or stop by and see how to get your Classic before they are no longer available. You don’t want to miss this opportunity!

choose an apartment When you’re looking for an apartment, three components need to fit; you, the apartment, and the apartment community.

When you check out an apartment, check out the company that manages it and staff who come with it. Just as you know a good on site staff can make your life pleasant, so every apartment community recognizes the value of a good resident.

CHECKING OUT AN APARTMENT

One of the first things you should take note of as you drive in to your appointment is the apartment community’s curb appeal. Is the community clean and neat? Is there adequate lighting? Is the landscaping appealing? An apartment community that takes good care of the buildings and grounds will typically take good care of residents! Once you arrive try to get a feel for the staff that maintains the apartment community. Is

the staff friendly and pleasant? Are they well informed about the community and able to answer your questions? When viewing the apartment you should take note of the condition of the entryway and hallway leading to the apartment. Is it clean and orderly? When entering the apartment you should look at the condition of the carpet to see if it looks clean and well kept. Are the walls in good shape? Has the apartment been painted and cleaned since the last resident moved out? Is the size adequate for your needs? Is there enough storage space? Are there any “deal breakers” as far as the condition of the apartment? Some of the questions you should ask • When is the apartment available? • How much is the rent? • When is the rent due? • How much is the security deposit? • What are the terms of the lease?

• What length of lease terms are available? • Are pets allowed? • Is there emergency maintenance service? • Are there any rules about subletting or roommates? • Are you allowed to make any modifications to the apartment such as painting it. • Are there laundry facilities on site? • What utilities are included? • What criteria need to be met in order to qualify for the apartment – such as credit criteria, income, etc.? You may want to bring any information you think you may need in order to lease the apartment with you the day of your appointment. If you decide to fill out an application you will need to know things like your social security number, driver’s license number, along with information such as phone numbers and addresses for your employer, landlord, and personal references.

Learning how to buy meat from a butcher may be difficult at first, but soon enough you will begin to reap the rewards. Learn the different types of meat cuts. Your

Learning about the different cuts of meat ahead of time can help speed up your visits with the butcher, but also give you access to meats not on display at the front counter. These cuts often include tri-tips, shanks, short ribs and sweetbreads. Much more than fresh meat. Just about every good butcher has special recipes for sausages, jerky, bacon, corned beef, prime rib and ham. Buy exactly as much as you want. Empty nesters especially enjoy butcher shops because they can purchase whatever quantity of beef they need. At the big box, you may have to take three or four

Often, the larger quantities (sometimes called “meat bundles”) have a great deal of variety. Have it your way. How many times have you been despondent over the skinny steaks offered by your box store? With your family butcher, you can get that T-bone two inches thick if you like! Plus, your butcher can give you all kinds of advice on how best to grill it. Get ready to be introduced to some new ideas. Explore the trade-offs of choosing one material over another. Ask about durability. • Don’t fret if you look inside a cabinet and find veneer-covered plywood or particle board. They are sometimes less likely to warp than solid wood. • To save money, purchase cabinets with less expensive wood, which can be stained to your taste. • Besides quality, determine whether you need in-stock or custom-manufactured cabinets. Factory-made cabinets can be very good and save money at the same time. • There are a number of ways to save money without sacrificing beauty or utility, but you’ll need to make sure you select a cabinet vendor who knows the topic and is willing to answer your questions. Ask why one line, or one style is more expensive than another. Ask for alternatives that might save you money without sacrificing aesthetics. • Don’t hesitate to ask if your salesperson can come to your home to measure and offer advice. You might even want to consult a designer, who may or may not be affiliated with your vendor. • Your cabinets may someday need to appeal to prospective homebuyers. Think about whether your favorite style today will stand the test of time and appeal to the next owners of your house.
