She also purchased Morning Glory House, also in Bridgehampton, and flipped it, although she may have lost money on the deal.

WAS IT SOMETHING WE SAID, DREW?

Drew Barrymore’s charming Sagaponack house is in contract after less than a month on the market.

Kathy Konzet of Sotheby’s International Realty listed the property for $8.45 million.

A converted 1920s barn, the house (fittingly located on Old Barn Lane) was purchased by Drew about five years ago, paying $5.5 million for the spread. The building retains charming original details including old beams and floors, along with plenty of glass for a bright interior. Seven bedrooms and six bathrooms are located in the 6,850-square-foot house.

Outside, on 1.7 acres, the property boasts a number

of details great for Drew’s little girls, including a bocce court, a long lawn, flowering gardens and specimen trees. Of course, the property includes a gunite pool and poolhouse. It will be interesting to see where Drew lands next.

POST-MODDY IN THE DUNES

Time was that a non-oceanfront Amagansett spread would never ask $19.5 million. But that was then, and this is now. A handsome postmodern house, with a direct path to the beach, has been listed for a shade under $20 million by Jackie Dunphy and Greg Schmidt at The Corcoran Group.

The listing notes that the property “combines coastal luxury with a whimsical twist on old colonial architecture, featuring modern geometric elements.” What kind of geometric elements? Glad you asked—”repeating triangles and rectangles,

create a visually appealing design.”

LOTSA LAND FOR A REASONABLE ASK

The sprawling Southampton home of the late architect and designer Thierry Despont is in contract. The 34 acres on Majors Path was assembled by Despont over the years from various parcels. Following Despont’s death last summer, the property was listed by Paul Brennan, Michaela Keszler, and Martha Gundersen from Douglas Elliman Real Estate. Last ask was $18.4 million.

One of Despont’s most high-profile jobs was the stunning transformation of Bernie Madoff’s dated Montauk oceanfront house. The gorgeous results made the cover of Architectural Digest Other clients of Despont’s include Bill Gates, Calvin Klein, Annette and Oscar de la Renta ,

HERE COMES THE BRIDE

Congratulations to Millie Bobby Brown and Jake Bongiovi, who recently tied the knot in May. The Stranger Things star has been busy filming season five — the final of the cult hit — which will stream on Netflix in 2025. Spoiler alert: here’s what we know about the last season, which has been kept mostly under wraps.

FAMILIAR FACES

We are super excited about Apple TV’s new series, Presumed Innocent, especially as it stars some East End regulars and big-time Hamptons International Film Festival past attendees. Headlined by Jake Gyllenhaal (HIFF 2018), who also earns a producer credit on this one, and Ruth Negga, who famously captivated South Fork audiences with her breakout role in “Loving,” which premiered at HIFF in 2016 and then again with “Passing” in 2021, the limited series also features Gyllenhaal’s brother-in-law, Peter Sarsgaard who has participated in too many HIFF-featured films to count.

Based on The New York Times bestseller by Scott Turow, the screener stays close to the source material as it takes the audience on a wild ride of crime, obsession, sex, politics, and love. We are binge-watching this one!

LABOR OF LOVE

Big ups to North Fork screenwriter and director Tony Spiridakis, whose film Ezra premiered at the North Fork Arts Center to rave reviews. Starring Montauk’s Robert DeNiro and Bobby Cannavale (fun fact: the actor starred in the movie Angry Neighbors, which was set in the Hamptons and based on the book Lapham Rising by Southampton’s Roger Rosenblatt) the movie pulls no punches as it explores the struggles of raising an autistic child.

Directed by Spiridakis’ longtime friend and collaborator Tony Goldwyn, the feature also stars William Fitzgerald, Rose Byrne, Vera Farmiga, Rainn Wilson and Whoopi Goldberg. Spiridakis, whose previous works include Queens Logic and If Lucy Fell, is the Founder and Executive Director of the NFAC. Cool.

Almost 50 years since her very first Sports Illustrated Swimsuit Issue debut, Bridgehampton’s Christie Brinkley has graced the cover yet again. The supermodel stunner, who is also a successful entrepreneur and darn nice lady, has appeared on the Swimsuit edition on

multiple occasions. This time she joins other legends — Tyra Banks, Kate Upton, Chrissy Teigen, plus East End stalwart Martha Stewart, Gayle King, and more — on the magazine’s special 60th anniversary cover.

Brinkley also just launched a new clothing line. Called Twrhill, after her eclectic home, Tower Hill, it is all about giving summery and carefree Hamptons vibes.

BIG TIME BABY

We are over the moon that Southampton’s Jason Nower is making his way in the movie world with his 3 Nuts Studios partners, John Sheridan and Mike Lavin Their most recent project, A Bronx Tale: The Original One Man Show, starring Chazz Palminteri and based on his hugely successful one-man show, premiered in June to much fanfare at the Tribeca Film Festival’s “De Niro Con” in celebration of that legendary actor’s 80th birthday.

Nower, who is the Chief Broadcast Engineer at LTV Studios in Wainscott, and his 3 Nuts partners produced the Netflix special, Speshy Weshy in 2022. They named their partnership in a special nod to DeNiro — who signed on as an executive producer to their Bronx Tale feature — who quipped, “You’re the three nuts?” when he met them at a screening for the film last September.

TASTY DISH

Well done to Montauk’s Hanna Haar, a contestant on the second season of Food Network’s Ciao House. The chef, who has worked at Amber Waves in Amagansett and The Montauk Beach House, competed against 11 other culinary talents in the reality show, which is hosted by Bridgehampton’s Alex Guarnaschelli — a formidable chef, restaurateur and multi-series Food Network star — and Chef Gabriele Bertaccini of Italy.

Set on location at a villa in Puglia, the entire process has been an unforgettable experience, says Haar, but “the competition is narrowing down and heating up,” she says. “One wrong move and you’re home.” Chefs kiss.

An interior designer decorates a Montauk beach house in a glorious setting with understated élan

When Brooke Abrams undertook the interior decoration of an ultra-modern beach house designed by Bates Masi + Architects, she didn’t have to spend a lot of time getting to know the client. For not only had they worked together on the client’s other homes, but their friendship preceded their professional relationship. “She is one of my best friends,” says Abrams, “and we’ve known each other for almost twenty-five years.” The two had spent countless hours in each other’s homes and the client trusted Abrams’s judgement and discerning eye.

“I understand her family’s lifestyle,” says Abrams. “She and her husband love to cook and entertain and they’re amazing in the kitchen.” Design-wise, the couple “wanted everything very rich and luxurious.” And one more thing: a neutral color palate. This was extremely important to the couple, least of all because of the house’s privileged location (it’s nested into a scrubby hillside above the Atlantic Ocean). Abrams and her client were of one mind that the decoration should act as a foil for the natural beauty of the setting.

To make the most of that natural beauty, the architects inverted the traditional floor plan of the two-story house by situating the main living areas on the second floor. While Abrams says she’s not generally big on ‘upside-down configurations,’ “It’s a fantastic layout for them, since they have the entire top floor to themselves.” Guests have lots of privacy on the ground floor comprising guest bedrooms and a TV room, and, on a lower level, a gym and storage space.

“When the wall is fully retracted it’s like living in nature,” Abrams recalls. “You have the sea and the breeze and good smells and the sound of the water, plus amazing light,” notes Abrams. “It’s a very happy place.” A large skylight over the kitchen and dining areas are covered by a louvered system which both adds architectural interest and diffuses the sunlight that comes pouring in from the north and

In addition to unifying the interior space with the exterior space, Abrams sought to bring a sense of cohesiveness to the house. “It had a lot of beautiful pale woodwork in creams and beiges and greys,” she recalls. “Rather than introduce new colors, I felt it was important to stay within that neutral palate so that everything felt integrated.”

Abrams trained for years with the pre-eminent French architect, interior designer, and artist Thierry Despont and she is a dab hand at working with form and texture in interesting ways. For this project she layered wools, cashmeres, linens, silks, braided rugs, and sisal matting throughout. She also mixed hard-wearing modern classics such as a Restoration Hardware sofa with stand-out pieces such as the brass and leather light by Apparatus Studio that hangs over a cerused oak live-edge dining table in a charcoal finish. The table is bespoke, and Abrams matched it to a reproduction set of Pierre Jeanneret’s iconic dining chairs in pale-colored cane and bleached wood — all set against a neutral backdrop with minimal distractions. Where the dining area was concerned, the idea was to go for “something striking and elegant but not too heavy.” Abrams adds: “l loved the idea of

mixing the lighter chair with the darker table and then using a jewel-like light fixture as an accent. For me, wood elements are essential to adding warmth to a neutral environment. You elevate the design by adding interesting pieces.”

Abrams took a similarly cohesive approach elsewhere. Bedrooms feature blush tones, lots of soft furnishings in pale hues, alabaster table lamps, and warm beige throws, and painterly views of the silver-green hillside and the ocean beyond. In the living area, which adjoins the kitchen and dining areas, she mixed barrel-backed chairs upholstered in bouclé fabric with a black wooden surfboard-shaped coffee table. Neatly tucked behind the fireplace are a pair of sliding doors that conceal a television set and she arranged the furniture in such a way as to create two separate seating areas, one for sitting by the fire and reading or conversation and the other for watching TV.

In every room, the interiors enhance the scenery rather than overshadow it. “The style is a perfect reflection of the client’s way of life,” says Abrams. “The floor plan, the flow, the decoration, they all really work.”

The East End Is The Perfect Location For Creating These Cherished Gardens.

Cottage gardens possess an undeniable charm, exuding a lively and colorful blend of old-fashioned plants that epitomize informality. On the East End, a cottage garden could feature regional specialties like Montauk daisy and plants adapted to seashore conditions, such as bayberry, sea pink, sea lavender, fragrant rugosa roses, New England aster, butterfly bush, Russian sage, black-eyed Susan, perennial salvias, and even prickly pear cactus.

Do your summer plans involve entertaining outside? If you’re hosting — and planning on doing it the right way — we have tips to make your outdoor event the best one possible. Read on for our tips and tricks for summer 2024.

If you don’t have a pergola or a retractable shade, you can keep guests cool during a midday party by installing a shade sail. You can purchase sails online and install beautiful panels yourself — or even call professionals to put up these relatively inexpensive and streamlined looking — and durable — pieces of material, which will keep out sun, wind, and rain.

Looking to maximize the flow of your party? Set up a beverage station on a table or outdoor bar cart. This will help direct the traffic away from congested areas and will help guests navigate their way to the most important hub of your party: the drinks. Your drinks station should have an ice bucket, mixers, drinks, garnishes, glassware, and everything else your guests may need in order to serve themselves (assuming you don’t have a bartender working your party).

You can also create a signature cocktail for your event, which will help streamline the bar and will make it easier for guests to retrieve drinks at their leisure. Have some batched drinks poured and ready when guests arrive. The remaining cocktail can lie in wait at the bar, in pitchers or a punchbowl, along with instructions for service. It’s a great way to highlight your talents as a mixologist, add a little pep to your party, and keep the lines to the bar short and sweet.

When it comes time for guests to gather, arrange furniture to help facilitate their needs. Group chairs, couches, and side tables together to promote easy

conversation. If you need to, bring in extra hightop tables or patio chairs (you may want to consider renting a few extras, if you’re expecting a large crowd). Spreading out furniture around your patio and lawn areas will make it easier for guests to congregate in small groups.

You can also up the comfort quotient by accenting seating areas with extra pillows, throws, and Turkish towels — anything that is outdoor-friendly and dries quickly when wet. Then, dress up common areas with candles for when it gets dark. Old and unused brass, silver-plated, and pewter candlesticks that have been sitting at the back of a storage closet make for excellent eclectic outdoor décor. Mix them onto your tablescape and pepper them around common areas for a touch of warmth that will help set the mood for your soiree. Bistro lights — these days, you can even buy solar-powered ones, which require no plugs — add an extra-warm touch.

In the weeks leading up to your party, make sure your garden is in bloom. Weed out your garden beds, apply mulch where needed, and, if necessary, plant new and mature plantings for a backdrop that will make all your guests stare. And finally, don’t forget the entertainment. Although music is always great, there’s nothing more fun than a party with games. For outdoor entertaining, consider lightening the mood with something fun: bocce, horseshoes, and croquet are all great ways to get your guests in on the party.

Trends on display at the 2024 International Contemporary Furniture Fair

In the week before Memorial Day weekend, Manhattan’s Jacob Javits Convention Center was filled to the brim with leather, wood, stone and wool. It was the 2024 International Contemporary Furniture Fair (ICFF) and the 250,000-square-foot lower exhibition hall teemed with designers, dressed in their favorite fashions, scuttling around to admire each other’s designs.

The energy was palpable, noted Ann Petersen, senior director of brand and trade marketing for Lumens. The lighting retailer featured items from several brands including the Wallace Sofa from Gus* Modern and the Seal lounge chair from Audo Copenhagen. “The design industry was out in force – from emerging designers and brands to the icons of the industry, everyone was walking the fair and engaging,” she said.

We caught up with a few of this year’s ICFF designers to chat about what they saw at the show.

SUSTAINABILITY

Among the trends at the fair this year, sustainability was the most prevalent. From 3D printing on recycled

plastics to light fixtures fashioned out of sugar cane, the furniture industry is collectively taking a step toward saving the planet.

“The balance of tradition and innovation underscores a commitment to mixing ecological integrity with personalized design,” said Evelin Portillo, founder and creative director at Southampton-based St. Étienne Design. At its booth, her studio presented a collection featuring fabrics that are hand-woven using an ancient Mayan pedal loom technique. They are then dyed and stitched by master craftsmen, Portillo explained. “Designers are leaning into organic forms and natural textures, utilizing healthier materials, stone, and sustainable fabrics,” she said.

Designer Ian Love, based in the Hamptons and Brooklyn, saw a shift away from mass-produced products, “and a focus on sustainable design that is transparent about where and how it’s made,” he said. Love presented a collection of tables, seating, a mirror and wall art. “My booth was all handmade sculptural furniture and art all made with local trees that were taken down and salvaged before being thrown away,” he said.

ORIGINALITY

Instead of fretting about furnishings looking perfect and uniform, designers are embracing Mother Nature’s blemishes.

“Emphasis is now on authenticity and the tactile qualities of natural materials, celebrating their unique

imperfections and the craftsmanship involved,” Portillo explained. This was evident in the troves of stone, wood and other organic elements on the ICFF floor this year. “These materials are crafted into pieces that highlight environmental responsibility and timeless beauty, reflecting a deep appreciation for both nature and artisan skills,” she added.

Drawn to the natural world, Love said he succumbed to temptation and bought himself a mycelium lamp from the MushLume Lighting booth. “I also really loved [designer] Simon Johns’ clay side tables and light sculptures,” he said.

COLLABORATION

Throughout the show, it was clear that designers were working together. Numerous booths showcased not just the sponsors’ work but other artists as well. In the back, students from Parsons School of Design unveiled their innovations, including a Shoji screen illuminated with blue lightbulbs and a wood-like material made with mycelium byproducts.

“I felt strong community in the room, which will inspire the industry to keep creating and moving forward,” said Peterson, of Lumens.

At the St. Étienne display, the studio showcased sculptural art made together with embroidery artist Sarah Esmoingt to illuminate the power of women, Portillo noted. “These designs reflect a dedication to sustainability, the beauty of natural materials, and the collaborative spirit in the design industry,” she said.

HRES: What inspired the design and architectural elements for 4 Windy Hill Lane?

CB: The architectural design began as a minimalist farmhouse vision, inspired by a curated collection of photographs depicting residences that resonated with my personal taste. The unique characteristics of the site itself played a pivotal role in shaping the design as well. It’s the incorporation of modern features that truly distinguishes this home, infusing it with a distinctive character. The expansive glass walls blur the boundaries between indoors and outdoors, creating an immersive experience that makes one feel as though they are part of the natural landscape.

HRES: Can you provide more details about the property's layout and amenities?

Every day is Adopt a Shelter Pet Day in Southampton.

On April 30, 2024, the Southampton Animal Shelter Foundation (SASF) hosted Adopt a Shelter Pet Day for the entire community. The event presented: Meet the Animals, Shelter Tours, Puppy Yoga, Training Tips, Cat Q&A, Bunny Basics, and Kids Crafts. National Adopt a Shelter Pet Day, celebrated annually on April 30, got a boost this year when the Town of Southampton adopted a resolution that designates April 30 as Adopt a Shelter Pet Day within the Town of Southampton. Councilmember Michael Iasilli sponsored the resolution with the support of Councilmember Bill Pell, both animal welfare advocates.

Councilmember Iasilli says, “It was great to sponsor the first Adopt a Shelter Pet Day in the Town of Southampton. Raising awareness of the importance of adoption is critical to the wellbeing of our shelter pets. Additionally, underscoring the affordable veterinary care and amazing work of the Shelter’s volunteers and staff enhances our partnership and encourages residents to benefit from the services provided by the Shelter. I’m now looking forward to celebrating Adopt a Shelter Pet Day every year in our town!”

Beatrix Parash, Director of Operations at SASF from 2021 to the present (and from 2016-2019), a fierce advocate of responsible pet ownership, educates, counsels, and raises awareness about the crisis affecting animal shelters all over the country. As Parash describes, “SASF is a very

unique animal shelter on Long Island. It is the ONLY Open Admission Shelter in Suffolk County and a no-kill shelter that will take in any animal regardless of any behavioral, medical or age-related issues, unlike the many Restricted Shelters on Long Island.”

SASF is one of New York’s leading private non-profit shelters for all companion animals. The Shelter rescues dogs from kill shelters and dire situations across the country as well as overcrowded municipal shelters on Long Island and NYC. Their program socializes, integrates, and enriches the lives of shelter dogs and for many challenging canines, it is their last resort. The Shelter also has many wonderful cats in their open cat areas and two “Catios” where felines enjoy free roaming and playing. And

they welcome domestic bunnies, the third most abandoned animal. They have a low-cost Wellness Clinic that will spay/neuter, vaccinate and give a wellness exam to your pet and a Pet Pantry for the elderly and those on a fixed income, helping them keep their animals.

Tracy McLaren, Coordinator of the AdvoCats TNR Program at SASF helps humanely trap feral cats and their kittens in the Town of Southampton. The mother cats are caught and spayed and are returned to their neighborhood, while the kittens are neutered/spayed, vaccinated, fed and cared for at the Shelter, ready for adoption. As a result, the cat population in Southampton is more controlled and everyone, especially the cats are better off for it.

On Saturday, July 20, 2024, at 6 p.m., the 15th Annual Unconditional Love Gala, the signature gala for SASF, will be held under the tents at Wickapogue and Old Town Roads in Southampton. Supporting the gala directly supports the Shelter in saving hundreds of lives every year through rescue, medical services, training, adoption and foster programs. This year’s honorees include Dave Portnoy, founder of Barstool Sports, who will be receiving an Animal Welfare award, and his rescue pup, Miss Peaches, who will receive an SASF Paws of Purpose award. The season is in full swing in Montauk. Surf’s up and waves of wellness are washing over the hotels and restaurants. There’s enough crudo to sink a fishing boat, but not to worry about a shortage of burgers and fries or the iconic lobster rolls. Some very high-end chefs are on the scene and more keep coming. They only add to the allure of the world class surfing and fishing that define “The End.”

“Montauk draws outdoor enthusiasts,” says Corcoran’s Helen Stubbmann. “It’s the fishing capital of the world and has one of the best surf breaks on the East Coast. The views, the beauty, the water are everywhere.”

The Montauk Yacht Club, originally built in 1928, has reopened this season after a multimillion-dollar renovation. It is now managed by Proper Hospitality which is making

its East Coast debut, but ownership remains in the hands of Safe Harbor Marinas. It boasts the largest marina in the Hamptons with 200 wet slips that can accommodate everything from small day cruisers to 300-foot super yachts.

The Ditch Plains beach famous for surfing is less than three miles away. Tennis courts were upgraded, and pickle ball courts added. There are elevated wellness offerings, a state-of-the-art fitness center, and a spa opening this month. A new Ocean Club Montauk restaurant is helmed by Chef Jared McCarroll who is envisioning an East Coast version of his Ocean Club St. Barth’s.

No doubt he will be welcoming customers who frequent his island location in the winter.

“You’re kind of at the top of your game and you’re part of an exclusive club when you’re here already,” McCarroll says in a podcast interview. Expect red snapper tartare and wood-roasted beef with smoked beetroot ketchup.

More international flair is on offer at Mostrador at the newish Marram resort where a chef and restaurateur behind popular restaurants in Uruguay and Argentina hold sway. Their newest offering is a sizable paella. Marram, named for the beach grass that grows on the dunes, sits right on the ocean in the middle of an $11 million beach restoration project that stretches from Montauk to Fire Island.

It was recently purchased by KSL Capital for $78.5 million. Surf lessons are given here as well as yoga, guided meditation sessions, crystal

workshops, tarot card readings and s’mores at duneside fire pits.

If you never made it to Noma in Copenhagen, cofounder Mads Refslund, now of Ilis in Brooklyn, will be featured at a pop-up orchestrated by Brooklyn’s Fulgurances in collaboration with sustainable seafood wholesaler Dock to Dish, at Inlet Seafood Restaurant. Other top chefs in the four-dinner series from this month to August 26th include Nicholas Tamburo (Claud), Victoria Blamey (Blanca), and Riad Nasr and Lee Hanson (Frenchette). Ever popular Duryea’s is adding four standalone Sunset Cottages this month and doubling the size of its boutique. “There are very few offerings that combine good food and beverage hospitality with quality lodging,” says managing director Steven Jauffrineau. “There’s a clear shift toward wellness happening and we also notice it on the restaurant side with more demand for mocktails.”

Corporate chef Philippe Corbet oversees all the food operations in Montauk as well as at the Orient Point location and LuLu in Sag Harbor. The generous lobster roll will always be a best seller but there are clams and oysters and a soaring seafood tower.

Chef Dean Sayles and Piero Zangarini have opened a dock and dine spot called N’Amo (Italian for fishhook) in the former Le Fin space.

A new spot called Placebo, which highlights Puerto Rican flavors, is now open at Ruschmeyer’s Hotel, a lively part of the party scene.

Casa Serena will feed the Page Six celebs, political progeny and other party goers at the Surf Lodge where Chef Robert Sieber rides the range. Caviar, crudo, and grilled sea bass are on the menu.

A new live music schedule announced for Navy Beach restaurant includes CK Beats, Lina Maxine, and DJ Scotty. The restaurant is known for prime sunset views and one of the largest selections of rosé wines in the Hamptons. The restaurant’s philanthropic efforts center around its support of the Navy SEAL Foundation, for which Navy Beach has raised over $175,000 since 2013.

Solé East is emerging from a winter refresh/ redesign. The restaurant now includes a warm and summery feel with natural colors of white and dark wood accented with new furniture indoors and outdoors, seagrass chairs, and ambient lighting. There are pop up wellness programs and pool parties on weekends as well

as pop up retail shows. Yoga is offered to hotel guests on weekend through Yoga Lila.

The Montauk Beach House Bar & Grill now has a Greek accent with Molyvos alum Andres Zeron. Menu items such as lamb burgers with goat’s milk feta and cumin aioli, beef kebabs and dill-accented Greek salad will be served on the lawn with produce infused drinks from Mikola Jablanovic formerly of the Surf Lodge. A Melon Picante made with ghost pepper tequila and watermelon juice is hot stuff.

The queen of the wellness trend is still renovated Gurney’s Resort and Seawater Spa, the luxury resort right on a spectacular Atlantic beach. It’s 30,000 square foot Seawater Spa and Bathhouse features an indoor saltwater pool and a full menu of wellness amenities and spa treatments such as thalassotherapy. Even super fit guests get hungry.

Scarpetta at the Beach helmed by chef Jorge Espinoza is ready to indulge them with a modern Italian menu featuring half a dozen crudi, pastas such as short rib and bone marrow agnolotti, and a selection of fresh fish.

Between all the surfing and dining, be sure not to miss the Montauk Point Lighthouse commissioned by George Washington in 1792.

Montauk has some of the best waves on the east coast, attracting surfers from around the world. Ditch Plains, a popular surfing spot, offers longboard friendly waves. Legendary longboarder Tony Villar, has been surfing Montauk since the ’60s, performing accelerated drop-knee turns and side-slip 360s. Montauk Point offers the more advanced surfer steep takeoffs and long fast walls at Turtles, Alamo and Avalanche, located to the right and beneath the Montauk Point Lighthouse. It is the oldest lighthouse in New York State, built in 1796, and sits atop a 68foot high bluff, overlooking the ocean.

The Montauk Canyon Challenge, sponsored by SI Yachts and hosted by the Montauk Yacht Club, is an annual event, run by Richard Lucas and Chris Squeri, begun in 2011 to restore Montauk as the Northeast Premier Offshore Fishing Destination. The tournament has the largest money payout and number of boats on Long Island. It is a great opportunity to catch offshore tuna in the deep waters off Montauk Point. A portion of the proceeds go to Maggie’s Mission, a charity dedicated to fighting childhood cancer and supporting families affected, in honor of Maggie Schmidt of Long Island, who in 2017, lost her life to cancer at age 17. The tournament begins on Friday, July 12 at 7 p.m. and ends Saturday, July 20 at 3 p.m., followed by an Awards Dinner and Party at the Montauk Yacht Club.

Whatever activities you choose to enjoy in Montauk, always respect the environment, especially the ocean. Montauk’s fragile coastline, frequently battered by storms, needs continual protection and preservation to ensure this idyllic paradise will never end.

The First Literature Project at Guild Hall BY

Before texting, before penned letters, before even stone carvings and painted cave walls there was the word, the spoken word. The power of oral storytelling and its connection to the native Shinnecock land and its people is vividly on display at Guild Hall’s First Literature Project. Artists-in-Residence Wunetu Wequai Tarrant and Christian Scheider collaborated on bringing an ancient tradition alive in a very modern setting with advanced Virtual Reality 3D technology using the newly released Apple Vision Pro headset. Viewers are treated to the storytelling of Padawe originally written in English by Elizabeth Chee Chee Thunderbird Haile and newly translated and narrated in the Shinnecock language by Tarrant, Haile’s granddaughter.

Tarrant who grew up on the reservation and has devoted her studies to the reconstruction and revitalization of the Shinnecock dialect says of the exhibition, “We wanted to create an environment that was inviting and warm, the feeling of a lodge without being claustrophobic. We used the circle of storytelling log seats for viewers on a woven pine bough floor.” Once viewers look through the high-tech lenses they are transported as if the storytellers are sitting with them in the circle.

Scheider, who is an independent filmmaker and theater maker, knew Tarrant and proposed doing

a VR film about one of her grandmother’s stories. “I can’t stand modern technology most of the time,” says Scheider, “But here we could use new technology as a means of achieving an old kind of focus and way of listening.” Both were highly influenced by philosopher N. Scott Momaday who said, “The oral tradition is inestimably older than writing and it requires that we take words more seriously. One must not waste words. One must speak responsibly, one must listen carefully, and one must remember what is said.” They worked with Khora, a leading Virtual and Augmented Reality Production studio to produce the experience.

For those afraid of motion sickness or with an aversion to video games, fear not. Scheider specifically chose to create an atmosphere of natural beauty and serenity with only a few shots even using motion. Instead, the visuals focus on the storytellers and the pre-colonization purity of the coastal Shinnecock land. “As a filmmaker I wanted to strip away all of the gimmickry to have you really sit in the land which goes back thousands of years,” he explains.

Anthony Madonna, Guild Hall’s Patti Kenner Director of Learning and New Works who worked with both Tarrant and Scheider over two years to bring the exhibition to life comments, “You are immersed in an environment as opposed to an interactive space. Christian matched

beautifully the visual cadence to a vocal cadence. You are given time to absorb what you hear and what you see.” It is seeing life (pun intended) through a different headset.

The exhibit in partnership with the Padoquohan Medicine Lodge also includes hours of interviews with members of the Shinnecock Nation. The preservation of their stories and history is considered a sacred trust. An interesting concept of the language is that it is essential to speak the truth. In an era of misinformation and viral falsehoods, the first person veracity feels incredibly reassuring. Tarrant says, “The language is a gift from our ancestors and it encapsulates their world view. It is built into the grammar and based on their relationship with each other so why would you lie?” With respect for the land and animals such as the whales they hunted (a far cry from the bloody tales of Sag Harbor whalers) there is “no need to take more than what you need.”

Another important part of the project is working with local school students to video first hand stories. “We are showing them they don’t have to be just consumers of information,” says Tarrant, “They can be producers.”

The invitation is to take a step forward to step back in time to rediscover meaning. No emojis required.

Delray Beach has long been known for its eclectic arts scene, but the addition of several new restaurants and a sleek new hotel has elevated Delray’s reputation. If you’re looking for a beachside vacation in a charming beach town, here’s what to do for your next visit to Delray Beach.

WHERE TO STAY

Visitors to Delray Beach have a mix of established resorts and newer properties to choose from. The Ray Hotel is a newer edition, and its rooftop pool deck, Rosewater Rooftop, is a popular weekend and happy hour hangout. The hotel opened in 2021 with 141 modern guest rooms, a state-of-the-art gym, and a sleek lobby bar. Head to the hotel’s Asian restaurant, Akira Back, for Koren/Japaneseinfluenced bites like steamed octopus sashimi and wagyu short rib. The Ray Hotel is less than a mile from the beach, and the property’s many sculptures and art installations are a nod to Delray’s art community.

The Seagate Hotel & Spa is a long-standing

For a quieter meal, Delray Beach offers a few options. Downtown Delray boasts fine dining like Cut 432, a sophisticated steakhouse, and 50 Ocean, a second-story restaurant with views of the water and double-stuffed Maine lobster rolls on the menu.

WHAT TO DO

Just west of the beaches, Morikami Museum & Japanese Gardens is one of Delray Beach’s most unique attractions. The property opened in 1977 and offers guests a museum with over 7,000 Japanese artifacts, beautifully manicured grounds, and annual special events. The museum and gardens honor Delray’s early Japanese community, and the peaceful grounds are a perfect afternoon activity.

Where are most of your buyers coming from?

Our buyers tend to come from New York, New

Jersey, Connecticut, Massachusetts, Washington DC, Illinois, and California. We have a combination of tax refugees and political refugees from those states so that they can take advantage of the Palm Beach lifestyle! Lately, many of our buyers have been local. They made initial buys which I refer to as “placeholders” while they searched for another property. Now that our market has more of a sense of normalcy, we have been able to continue to educate our clients and they are able to move swiftly when the right property comes onto the market. Real Estate has always been a sport in Palm Beach.

Have higher interest rates had an effect on South Florida’s luxury real estate market?

Absolutely! Higher interest rates have slowed down the market here. That is part of the reason why there are fewer sales. It’s not that buyers can’t afford

to pay an extra point or two, it’s the fact that money was so cheap for so long that it has had an effect on buyers psyches. In addition, the rise in rates has kept potential sellers in their current homes because it doesn’t make financial sense for them as they are locked in at such low rates. Not only do we have fewer buyers, but we have fewer sellers.

What are some of the trends you’re seeing in South Florida’s luxury real estate market? Are there any specific areas in high demand now?

We’re seeing a barbell. At the super high-end, price does not seem to be any impediment to demand. And anything at the low-end that’s priced reasonably goes very quickly. It’s the buyer in the middle who seems hesitant right now. Plenty of showings, fewer contracts. They seem to be worried

they’ll top-tick the market and regret their purchase. The pending election is the current excuse to sit tight. Inventory has risen as a consequence and there are some very nice homes to choose from. It’s a real opportunity. We like to remind people it’s not like buying a stock — Nvidia is never going to pay you the dividend of a warm winter in Palm Beach.

What’s the quirkiest request you’ve ever received from a luxury homebuyer?

Maybe more fun than quirky, we have a client whose primary home is a town an hour north of here, but she really wanted to play in the terrific women’s tennis league at Palm Beach’s Seaview Park. Being a town resident nicely bumps your eligibility, so she and her husband bought a beautiful two-bedroom apartment in an oceanfront building just for the tennis league. She’s had a blast.

ELIZABETH DEWOODY — COMPASS

Are there any emerging areas that you believe offer significant growth opportunities?

The coastal West Palm Beach neighborhoods South of Southern, El Cid and the Northwood, are huge up and coming areas with significant growth opportunities. The West Palm Beach downtown development is on fire. West Palm Beach dubbed “Wall Street of the South” is booming with commercial buildings filled with top New York City finance firms — Goldman Sachs and Elliot Management to name a few. These companies are calling West Palm Beach home, and their employees are excited to relocate to South Florida.

Have you ever encountered any surprising or unexpected amenities in the homes you’ve listed...like a secret room? Basements are far and few between in Florida as we are at sea level. However, surprisingly, the closer you are to the ocean the higher the elevation. So, some homes on the Ocean have tunnels under the road to the beach and basements!

In conclusion, the South Florida market remains a haven for an ideal lifestyle, characterized by warm weather, low taxes, and a wealth of recreational opportunities. Society staples like the Sailfish Club, Everglades Club, and Bath & Tennis Club will never go out of style, but their solitary reign is over as additional private clubs pop up all over Palm Beach and West Palm Beach. Access will cost you — if you can get in — but the (selective, sophisticated) crowd waiting on the other side of these unmarked doors is worth the price.

CARRIAGE HOUSE

The newest private establishment to hit the Palm Beach social scene, Carriage House opened in 2022 in renovated landmarked buildings on South County Road, in the heart of town but a stratosphere of its own. Rumors say membership began at $250,000 but is now somewhere between $400,000 and $500,000. Interiors are closely held — the club has a strict no-photos rule and will cover your iPhone camera with a chic sticker upon arrival — but provide a stylish wonderland for members to gather, drink, and dine.

COVE CLUB

With the only “beach” in West Palm Beach, Cove Club brings European beach-club vibes to northern West Palm Beach at the base of the new Icon Marina Village luxury apartment complex. For an initiation fee plus annual dues that will set you back about twenty grand upon acceptance, members can arrive by boat or car and enjoy a restaurant and bar that’s poolside, beachfront, and waterfront — the only space of its kind in the city — as well as regular parties and programming.

Coming in 2026, Bellini Rooftop Club at the soon-to-be-built 25-story Mr. C Hotel & Residences — a Coconut Grove transplant in the heart of downtown West Palm Beach — promises an elevated space for dining, live music, and entertainment, plus access to the hotel’s fitness facilities and resort-style pool. (The building will also house luxury condominium units and a hotel.) Membership fees are expected to be about $6,000, a much more affordable alternative to the area’s other clubs, but the application and approval process is expected to be arduous.

With no name announced yet, the social club coming to the under-construction $1 billion Nora dining and entertainment district will further elevate the long-awaited revitalization of the northern end of downtown West Palm Beach. The membership fee likely will cost around $5,000, an accessible price point for the intended patrons of the neighborhood’s trendy boutique gyms, office space, hotel, and apartments.
