A healthy end-of-year market in the Hamptons.

The Hamptons real estate market breezed through the election and is ready for the New Year, real estate agents say. Though numbers from this quarter have yet to be published, recent data showed that the fall started strong on the South Fork. Douglas Elliman reported $1,537,500 for its median sales price, an 8.5% increase from that quarter in 2023. Closings were also up, with 393, a 36% hike from last year — up 8.5% year-overyear. Corcoran Group saw a third consecutive annual decline in closings but still noted a record-high median price of $2,175,000.

THE FALL MARKET
Whatever grip November 5th had on buyers was released in the weeks following, said Paul
, an associate broker with Douglas Elliman. “We’ve had a number of closings, so you’re not hearing me complain, which is one of my natural states,” he chuckled about the season. “Now you know whether you want to buy something and whether something’s going to increase in value with the stock market.”
Brennan’s most notable recent sales included the 34-acre Rosewood Farm Estate in Southampton, which sold for $18,400,000, and 9 Hither Lane in East Hampton, which actor Sylvester Stallone purchased for $24,900,000.
Cindy Shea, associate broker and senior global real estate advisor with Sotheby’s International Realty, took note when an exclusive modern style listing quickly went into contract close to the asking price after receiving multiple second visits. The buyer’s agent had called Shea two hours after the listing went live, she said. “Why? Because a well-priced home will be immediately noticed by buyers,” Shea explained.
WHERE TO LOOK
Lesser-known areas like Quogue and Water Mill are gaining popularity. According to Corcoran’s third-quarter report, the former had the largest increase in closings for the third straight quarter and a 58% spike year-over-year. Water Mill’s median price nearly doubled from last year to $5,700,000, the brokerage found.
“In Hampton Bays you get a great bang for your
buck and the Springs in East Hampton is what we consider the last frontier,” said Cerio. “The Springs are really beautiful and untouched in a lot of spots, and you’re close to the Village, ocean beaches, Montauk and Amagansett,” he continued. However, “right now, people are scooping up things as fast as you can speak and the prices in the Springs are going up,” he warned.
“If you’re a first-time buyer with a $1,000,000 budget or so looking to get into the market,” Brennan suggests East Quogue and North Sea. “They sort of haven’t been discovered, so to speak,” he said.
TIPS FOR WINTER
When asked for a tip for Hamptons buyers, Brennan had one: “Write the check.” Don’t be “one of those people who say the market is
too high,” he advised. The market keeps rising, partially due to limited inventory, leaving those buyers repeating the phrase the following year. “If they bought the first time they said it was too high, they’d be OK,” he said.
“If you come out here and see something you like and it’s in your price point, do not think about it; buy the property,” Cerio agreed. “If you don’t, someone else will.” As for sellers, he added that the key is realistically pricing your home.
But before you sell your home, be sure to have somewhere else to go first, Brennan reminded. “You’re either going to Florida and getting out of this market, or you’re going to trade up,” he added. “It’s very difficult to replace what you have.”

Welcome to the holidays! Let’s raise a glass to the end of 2024, the beginning of a fresh new year in the always-changing world of Hamptons real estate. One interesting trend, which no one has paid much attention to, is the increase of listings in contract in time of writing (late November). This year, in one week, there are 34 listings in contract between Westhampton and Montauk. Same week in 2023, there were just 10, and in 2022, there were 16. Are these signs of a healthy, hearty market to ring in the new year? As always, we’ll know sometime in January.
ALL ABOUT JOY
Was it something we said, Joy? Longtime Hamptons lover Joy Behar seems eager to shed her rather lovely Sag Harbor Victorian. Granted, Joy is now 82 and still maintains a tough schedule on The View, so it could well be she’s downsizing to make her life simpler.
Having paid $4.75 million for the property in 2016, Behar is asking $10.95 million for the place. In 4,500 square feet of space, the house includes
four bedrooms and 4.5 bathrooms. That’s simply not enough when Aunt Marge comes to visit? No worries! The property includes a guest cottage, close to the pool. All this is set on a generous-forSag-Harbor plot of 0.63 acres.
The village house has a traditional aesthetic with a generous kitchen, living areas, and a spacious primary suite, most with cozy fireplaces. Even the guest house boasts a fireplace, which is fab — we’re fireplace people. A buyer without a network start salary could easily rent the cottage out, if desired. Of course, don’t worry that Behar will be homeless — she’s also the owner of an upper West Side apartment which she snagged in 2017 for $2.4 million.

FIRST TIME IN 60 YEARS
Back in the spring, the siblings Perlbinder, yes, the feuding developers, were shopping around a family mansion as a pocket listing. The ask was a cool $150 million. The brothers have now retained Corcoran superagent Tim Davis to
rep the oceanfront property on Daniels Lane in Sagaponack asking $85 million. This is the first time the estate has been on the open market in 60 years.
There is more than five acres of land, which includes 357 feet of ocean frontage, and, for extra privacy and quiet, the property borders land preserved by the Peconic Land Trust. The house itself is a gen erous 14,000 square feet. There are 10 bedrooms, 12 bathrooms and two half baths. Noted architect Peter Marino oversaw a 10,000-square-foot ad dition about ten years ago. Naturally, any selfrespecting Hamptons escape includes a pool, and this one also sports a greenhouse for year-round fresh vegetables and flowers for the house.
SLAM DUNK FOR WADE
Retired NBA star Dwyane Wade Gabrielle Union have purchased a waterfront Jamesport charmer for $2.6 million. How charming? Well, the house has been featured in Domino and Dwell magazines and is close to the Long Island Sound. NoFo powerhouse Sheri Winter Parker of Corcoran was involved, but since the deal was done off market, details are still sketchy, which is disappointing for us looky-loos.

It’s so common it’s a cliche: retirement-age New Yorkers flee to Florida. 62-year-old Fox News host Sean Hannity said on his radio show in January, “I am out. I am done. I’m finished. New York, New York, goodbye. Florida, Florida, if you can make it here, you can make it anywhere. But it’s great to be here.” Having sold his Oyster Bay property for roughly $12.7 million, Hannity has upgraded from his Palm Beach condo to an oceanfront estate in Manalapan. The new spread,
The residence, listed by Gary Pohrer and Nick Malinosky of The Exclusive Group at Douglas Elliman, last sold for $18 million in 2021. It was then renovated with new bathrooms, new floors and impact sliding windows. The property was listed initially for $29 million back in February, and had its price cut to $26 million before being scooped up by Hannity. He was represented by Vincent Spadea of Douglas Elliman.
The property is located on a barrier island with the Atlantic Ocean on one side and the Intracoastal Waterway on another, making for some incredible views. The 12,000-square-foot house offers two sections, one facing the Intracoastal
and one facing the ocean, which are connected by tunnels under the street, which also serves as an art gallery.

Prices in Manalapan, which is just a hop, skip, and a jump away from Mar-a-Lago, have skyrocketed in recent years. Back in 2022, tech titan Larry Ellison bought a 22 acre estate there, paying $173 million, which remains the most expensive home sale in Florida history.

As we pointed out above, sales definitely seem on the uptick. With a new president and a new Administration, at time of writing all guesses are valid about how much effect new policies will have on real estate. December is always a busy season as buyers scramble to close deals before the new year. There have been some notably high trades this year, such as La Dune in Southampton selling at auction in January for approximately $88.5 million. Will some lucky billionaires be unwrapping even more expensive estates this holiday season? Time will tell.

The colder weather has us all focused more on the interior of our homes. This season, we look around at the spaces we neglected while gardening and playing in the pool — like our bedrooms. Since we spend much of our time in these spaces sleeping, we tend to treat them like places to crash in bed or get dressed in the morning. Below, two of our favorite designers provide tips to give your sleeping chamber a little of what it gives you: tender, loving care.
RELAX AND RECHARGE
Think about your favorite features in your sleep space and use them as your starting point, advised Paul de Andrade, founder of the New York City design studio Studio Kestrel. Is there a gorgeous view, he asked, that you’d like to have right in front of you when you first open your eyes? A bright streetlight to block? Do the windows face the sunlight? Are there echoey walls or creaky floors to address?
Sounds and light are more important to consider in the design of a bedroom than most other spaces in the home. “This can often be a challenge but can also turn it into the ultimate retreat,” de Andrade said.
After all, your bedroom is your personal, private space and should be designed as such, agreed Susan Strauss, founder of Susan Strauss Design. “Other rooms in the home are shared spaces with family and guests, but the bedroom is a space to recharge and relax,” she explained. Her approach reflects a client’s aesthetic and lifestyle, “but most importantly, supports relaxation and fosters tranquility,” Strauss said.
TRENDY AND SEXY
Another important aspect of bedroom design is the balance of form and function, Strauss added. She focuses on function and fashion by adding a custom bed with hidden drawers or a bedside
table with a spacious cubby. “For a touch of style, I bring in thoughtful lighting such as statementmaking pendants or sconces,” Strauss noted, setting a serene and intimate mood. “Incorporate luxurious textiles, like velvet or silk bedding, and ensure the lighting creates a warm, soft glow,” she said.
To make your room feel trendy, experiment with naturally textured materials, like bamboo or reeded shades, and grasscloth wallpaper, suggested de Andrade. The designer loves a leafy pattern, which adds motion and softens the sharp, geometric lines often found in bedroom furniture. For a sultry vibe, curtains are key, he said. “Nothing is more sexy to me than sleek sheer ripple-fold curtains, which add a modern boudoir feel to the space,” the designer explained. “They can create a warm and magical filtered light during early morning or just before sunset.”
TONES AND TEXTURE
Regarding colors and patterns, “drenching” is the big word for 2025. There’s “color drenching,” in which all surfaces bear a single paint color, and “double-drenching,” which incorporates hues of two analogous colors.
For texture, “using subtle patterns and textiles, such as a gentle herringbone or a botanicalinspired wallcovering, adds just enough interest while keeping the focus of relaxation,” Strauss
said. A boucle settee, a crisp sateen silk duvet, or a rich, plush rug underfoot add depth and warmth without taking over, she added.
Strauss recalled a recent Long Island project in which the primary bedroom flooded with sunlight, allowing her to play with its reflections on the room’s decor. “The design feature on the wall behind the bed created a focal point with the subtle vertical millwork and the upholstered bed created a feeling of warmth,” she said of her creation.
In a difference of preference, de Andrade leans toward warm and moody colors that avoid reflecting light. “This can make the space feel cozy and safe on stormy nights or winter mornings,” he said. Deep plum, honey-ochre and dreamy mauve are among his favorite choices. When asked about recent work, “one of my favorite bedrooms from the past year was overlooking the Hudson River and treetops where the sunset every evening,” de Andrade recalled.
The walls were covered in a monochrome plum wallpaper with a foliage pattern, and the windows were draped in translucent gauzy curtains. “At dusk on the last day of the project,” de Andrade said, “it was like a little piece of heaven when the warm evening sunlight came cascading across the curtains and leafy walls.”

About a year ago, a fan of Abby Gruman’s Instagram asked if she would be up for decorating an almost ten-thousand-square-foot shingle-style house in Water Mill. The property belonged to the fan’s mother-in-law and the plan was to create a serene family home for summers and weekends. Before she heard the particulars, Gruman, the founder and principal of Abby Leigh Designs, found herself readily agreeing to take the project on. And why not? She’d always loved the Hamptons and had long had a special feeling for the area. Since many of the homes she’d worked on were located in New York City and New Jersey, this was a chance to strike new ground, albeit in familiar territory.
With seven bedrooms and eight-and-a-half bathrooms, a tennis court, and a swimming pool set on 4.5 acres of land overlooking horse stables, it was a large property by any measure. Yet the project had two little wrinkles. The first was that the interior design would require some ingenuity on Gruman’s part, as the homeowner hoped to kit the place out in a way that would suit three generations of family members. This did not give her pause for she loved a challenge. The second concerned the lead time. Everything, it seemed, would have to be wrapped up in just six short months.
Sometimes constraints inspire creative solutions. The homeowner requested interiors that were “crisp, clean, and modern,” a description that fits Gruman’s style to a T. Her client wanted rooms that were sophisticated enough for her adult children yet at the same time playful enough for her high-spirited young grandchildren. She envisioned a space in which the latter contingent could roam free with no chance they might wreck a oneof-a-kind piece of furniture, stain an upholstered chair, or scuff the walls beyond repair.
As a mother of two young children, Gruman got it. And so she covered the walls in one child’s room in star decals and wherever possible she chose items without sharp edges. She upholstered sofas in performance fabric and an ottoman in faux leather.
If there is a unifying theme to the design scheme it is the color blue. (All the family members are mad about the color.) To keep the interiors from appearing overly monochromatic, Gruman offset different shades of blue with creams and neutrals as well as a variety of prints and textures, particularly when it came to wallcoverings.
Thus in the main bedroom she hung a cream and blue-striped wallpaper, in another bedroom, a sea-blue grasscloth from Holly Hunt, and in still another a blue floral print from Serena & Lily. “The idea was to create a serene coastal feel,” she says. “We were going for that quintessential Hamptons vibe.”
Once she’d established the beachy color scheme, she turned her attention to the furniture. To meet her summer deadline, Gruman needed things she could lay her hands on right away. But with no antique treasures to speak of, much less anything that required a long lead time or iconic pieces with cult followings, Gruman feared the house might feel “like walking
into a showroom.” To dispel any hint of shop-feel, she intermingled hardwearing items from large retailers like CB2, Restoration Hardware, and West Elm with pieces acquired locally (ie. a pair of swivel chairs from Homenature in Southampton). To this mix she added a few bespoke items, including the sheer drapes from Holly Hunt that dress the living room windows.
Gruman is no design snob and in a few instances she sourced moderately priced, mass-produced pieces that were virtually indistinguishable from their custom-made counterparts. “I’m really picky,” Gruman says, “but I would absolutely use those pieces again.” On that front, among her favorites are a console from Bernhardt, a plaid cream rug from Stark Carpet in the living room, and a linen-upholstered bench in blonde oak in the entrance hall.
The mix of high and low looks just right. Everything hangs together to pleasant effect – proof positive that if a house is well-designed it can appeal to family members of all ages. “The property needed certain updates,” Gruman agrees, “but it had good bones, which made all the difference.”

Just an hour and a half flight from Miami, or three and a half from New York, Turks and Caicos is a collection of idyllic islands that’s attracted travelers and vacation home buyers for years. “Turks and Caicos is a great spot to vacation or live because of the friendly and welcoming people, the beautiful water and white sand beaches, and the ease of access from the U.S.,” says Patrick Staples, Global Real Estate Advisor for Turks and Caicos Sotheby’s International Realty.
Most visitors head to the main island, Providenciales (known locally as Provo), which offers soft, sandy white beaches, great snorkeling, and gorgeous beachfront resorts. Whether you’re planning your first visit or looking for a vacation home, here’s what you need to know about Turks and Caicos.
WHAT TO DO
Turks and Caicos is geared towards travelers who want to relax and unwind on the island’s awardwinning beaches, and most island activities take place on the water. On Providenciales, the most popular beach is Grace Bay, a screensaver-worthy stretch of white sand beach and turquoise water. If you’re here for the day, you can grab lunch at Omar’s Beach Hut, which serves fresh lobster, or Rickie’s Flamingo Cafe, which specializes in jerk chicken and conch fritters.

Many of the major hotels and resorts in Providenciales are located on Grace Bay. The area is home to Seven Stars Resort, a luxury resort with large one- to three-bedroom suites on 22 lush, landscaped acres. aris is always a good idea. (Probably an even better one now that the Olympics are over.) It’s more than a destination. You fall in love with the city. The movies always have. As magical as it is, there are times it can turn on you when it rains incessantly, or you’re crammed into the Metro like a sardine. But then you emerge and see something magnificent like the illuminated towering column in the Place de Bastille. And voila! You’re in Paris!

For first time visitors or even for a refresher course, it’s a good idea to get an overview of the city on a hop-on, hop-off tour bus or even a city bus like the number 69 which goes all the way from the Eiffel Tower to the Père-Lachaise cemetery. Forever: Tom Wesselmann &…” Out by the Bois de Boulogne, it’s a bit of a project to get there. A shuttle bus is provided where Avenue Friedland intersects with the Arc de Triomphe roundabout. You can even take the metro to the Bois de Boulogne but it’s a bit of a hike.
Churches are a must whether or not you have any religious inclinations. Iconic Notre Dame cathedral, which was devastated by a fire in 2019, is projected to reopen to the public this month following five years of reconstruction. My favorite, Saint Germain des Pres, built in 558, is considered the oldest church in France. It was ransacked a couple of times by those pesky Vikings but rebuilt and refurbished along the way. Enormous Saint Eustache has the largest organ in Paris which accompanies Sunday Mass to great effect. Numerous churches offer classical music concerts — advance tickets required.
Of course, Paris is known for fashion and food. Not every person you see on the street is a fashion plate, but they all seem to have an uncanny knack to tie a scarf just right whether it’s a silk treasure from Hermès or a 10€ bargain from the market. Watching The New Look series on Apple TV will give you an insight into just how important the couture industry is to the city.
And food. What can I say? Encyclopedias have been written. People devote their lives to it. Think Julia Child. You might want to rent the movie Julie and Julia. France codified cuisine and French chefs were always the leading practitioners in the kitchen. Only
in the last 40 years or so have American chefs and ingredients caught up. Still there are certain things you will want to eat in Paris — baguettes, croissants, pain au chocolat, raw milk cheeses, macarons. Do not pass go without visiting the Pierre Hermé flagship on Rue Bonaparte. Hermé is arguably the best pastry chef in the world and he came up with the somewhat revolutionary idea of introducing seasonal collections of macarons the way fashion designers introduce spring and fall collections. His most famous is the Ispahan, a combination of rose, lychee, and raspberry. My other pilgrimage is the Berthillon ice cream shop on the Ile St. Louis for their incomparable prune and Armagnac ice cream (agenaise), passion fruit sorbet, and many more flavors than you could possibly sample on a short trip.
Paris has 44,000 restaurants including 630 with Michelin stars that could require a second mortgage. Lunch is more affordable than dinner and easier to reserve. One vacationing couple I know chose to take their main meal at lunch in a number of notable museum restaurants. Bustling brasseries like Bofinger, which inspired New York’s Balthazar, are spacious and easier to snag a table. Choucroute garni is a specialty. We had a lovely meal at Guy Savoy’s Atelier Maître Albert, a chic modern restaurant in the Latin Quarter, where all the meats are wood roasted and there’s a prix fixe for 45€. Almost any spot is likely to have a decent steak frites and the ubiquitous warm chevre salad. And it’s always easy to make a picnic by picking up
a baguette, some cheese, some ham. An amazing ham store called Caractère de Cochon reasonably near the Place des Vosges, has one large case filled with cured hams and another with cooked hams, some flavored with rosemary or truffles — about 30 different hams. It’s so tiny they only serve one customer at a time while everyone else lines up outside, You choose your ham, and they suggest a cheese to pair with it on a baguette and off you go to picnic on a sandwich that gives custom-made new meaning. Plus they’re happy to sell you a bottle of wine and give you a couple of plastic glasses.
We signed up for a walking Pastry and Chocolate Tour organized by La Cuisine Paris, the Americanowned cooking school that also offers classes in everything from croissants to sauces. A charming and knowledgeable young pastry chef led our small group to a number of wonderful shops in the trendy Marais district. And there were tasty samples of macarons, merveilleux, and chocolate at each shop.
We were fortunate to rent an apartment with a view of the Eiffel Tower in the 7th arrondissement near Rue Cler, a tiny pedestrian market street which has everything from produce to flower stalls to an Alain Ducasse chocolate shop, butchers, a great cheese shop, some tiny restaurants and even a supermarket. Totally one-stop shopping. Living like this, you can pretend you’re a Parisian – if you can just tie the scarf right — until it’s time to go home.

The Fine Art of Patricia Feiwel. BY HEATHER BUCHANAN
They say the devil is in the details but for artist Patricia Feiwel, it is actually the angels. Feiwel’s work from her hand-woven textiles to intricate collages shows her fine eye for combining different elements whether it is yarn or found objects into a compelling composition. Her art currently being shown at the Women’s Art Center of the Hamptons in Bridgehampton entices viewers to spend time examining the layered objects in their minute scale to return again and again to discover something new.
“When I start a collage, or any art project for that matter, the only restriction I give myself is size — if a particular show gives you that restriction. Otherwise, the materials speak,” explains Feiwel, “I
never sketch an idea, I just start, and the work is about the process.”
In her studio in East Hampton, numerous boxes labeled watches, sequins, stamps, necklaces and ceramics indicate a process both expansive and controlled. The objects can be sourced anywhere from antique shops to flea markets to an auto repair yard. Feiwel says, “You see all the ‘stuff’ I have and the boxes of fabrics, etc. Mostly I collect my
materials along the way. I am always on the lookout. I will pick up just about anything that is shiny. In any newspaper or magazine, I will tear out anything that appeals to me on any level — from a picture of an earring to a piece of toast. I don’t question why.”
As a Libra it is not a surprise that Feiwel is about balance. Her trained and instinctual acumen is to know just where to place one object to counterbalance another, both literally or figuratively. Her creations can be inspired from numerous files and picture boards exploring “like things.” Feiwel will move the disparate objects around until she finds the perfect composition before she starts to glue or affix, checking for texture and color balance to be just right. She employs a sort of alchemy that morphs the discarded into the precious.
With an education at Carnegie Mellon in fine arts, she focused on weaving and ceramics. Unlike her contemporaries she was not drawn to painting. “As a weaver I can work with color differently than as a painter. You are physically creating it on the loom.” Feiwel enjoyed a successful career as Design Director for Fieldcrest-Cannon. Yet lest you think of that as any ordinary towel or sheet, inspiration could as easily be from Kandinsky as licensee Martha Stewart. She was influenced by abstract design and her parents (refugees from Vienna) who collected art. In her Springs home with her husband Donald, she has filled her own walls with well-known and local art, reflecting this Hampton's community where artists support one another.
Working in both the commercial and artistic realms she recounts, “Hand weaving gives you a freedom that working in industry doesn’t. But working in industry gives you access to a wider audience." Her primary design work led her to travel all over the US as well as Europe and South America. As manufacturing mills closed in this country, she designed lines for Indian and Chinese companies based in the US and woven overseas. Feiwel also
designed fabrics for Mary McFadden and Judith Leiber, and her creations made into fashion were carried by Henri Bendel, Saks and Bloomingdales, among others. A unique area that she developed was making “Biographic Boxes” that told a person’s story within a hand designed box. The first one was a 40th birthday gift for author J.K. Rowling, commissioned by her publisher. It included a tiny handmade quilt that had her favorite authors. Many boxes followed for authors, writers and actors. Today her collages and constructions are collected. Some favorites have been Oprah, Ted Danson and David Hockney.
Feiwel has the ability to scale from the minutiae to a large, handwoven fabric wall hanging perfect for a Hamptons home’s wall. “There is nothing that I love more than working on a new piece. Each one is different from the last, and I’m never sure where it’s going. That’s the challenge.” With maybe just a

The restaurant serves rock lobster and stuffed chicken breast, and you can’t leave without trying the island conch sauteed in coconut milk.
Another unique place to eat is the restaurant at Belmont Estate, a 300-acre farm and former 17thcentury plantation that harvests cocoa, nutmeg, and fruit. Head out here for a half-day tour of the farm or chocolate factory, and before you leave, enjoy a local three-course meal at the farm-totable restaurant overlooking the lush farms.
