12 Acre No. Fork Soundfront Opportunity

North Fork | East Marion. You remember the feeling. You’re on holiday on the coast of some Caribbean isle or on the cliff of a European town overlooking the Mediterranean. Each morning when your head leaves the pillow you know you are on vacation with broad expanses of water dotted with boats and vistas of other shores. Much closer to home, only 100 miles from Manhattan, you can recreate that feeling each and every day when you develop this very private, nearly 12 acre waterfront, meadow-like parcel composed of two 5.7 acres lots spanning 350’ along the North Fork’s Long Island Sound. With all permitting work done on each lot, a savvy buyer would save hundreds of thousands of dollars and months of waiting to begin construction of a significant house, waterside pool, tennis court and even a guest house for those who would undoubtedly flock to help you enjoy your grand, new estate. The low, but stable bluff, provides easy access down a gentle pebbled path to the beach from where you’ll enjoy an abundance of aquatic activities while conversation and laughter will resound around the inevitable nighttime beach fires. The property affords ample opportunity to create your own vineyard, apple orchard or a field of wildflowers through which your driveway will meander right to your front door. Only a few miles from both the ferries of Greenport and Orient Point, this well positioned property provides easy access to everything that has made the North Fork the new sought after destination. At night, go into town for dinner at one of the waterfront restaurants overlooking Shelter Island or head to one of the many vineyards for a wine tasting. But on clear evenings, eat early as you might want to get back for some of the most beautiful sunsets anywhere, as the sun seems to disappear somewhere into the Sound leaving the horizon a purplish haze. Best of all, you won’t need a passport, a pat down or a plane ticket. Just get in your car and head East. When you get there, you’ll know...and remember.

14,000 SF Modern 8 Bedroom Pondfront Estate

Sagaponack. With a new attractive price and elements of scale and architecture that could not be reproduced in this location today, a beautifully landscaped acre on Crestview Lane along 125’ of Fairfield Pond plays host to a magnificent 14,000 SF, 8-bedroom modern estate recently completed near the ocean in Sagaponack. Masterfully scripted by Brian O’Keefe, the architect employed fundamental principles of balance, proportion, function, and beauty to synthesize classical design principles with a contemporary aesthetic. Charles Allem, principal of C.A.D International, was engaged as Design Director and Interior Designer with overall project oversight. His vision for this property was to create an experience driven by his client’s lifestyle. He established a color palette of taupe and beige punctuated by black. Charles embraced the use of natural honed materials as in bronze, stone, and leather. Complimented by hand woven linen textiles to achieve a casual sophisticated look and cohesive experience, he was able to achieve a restrained, sophisticated, and balanced residence that was both meticulously curated and eminently livable. Indeed, the drama gradually unfolds as you walk past the marble waterfall wall and through a marine -grade stainless-steel sliding door into a 9,000 SF contemporary sanctuary of wood and stone that reveals the expansive living room warmed by a fireplace. The modern Poliform designed kitchen anchors the center of the residence that flows to both the sumptuous fireplaced family room as well as the formal dining room augmented by a butler’s pantry. A bedroom suite overlooking both pool and pond completes this first floor. Upstairs the serene and privately sited master wing, with both pond and ocean views, offers luxurious onyx clad bath and dual closets. A continuous walkway, acting in the words of O’Keefe, as a “brise-soleil”, connects 4 additional bedrooms suites. Climbing from outside the second-floor office, a staircase finds the 4,600 SF roof deck, an amenity no longer permitted in this tony hamlet, offering bar, multiple seating areas and incredible 360° views out to the Atlantic and neighboring farm fields. An elevator descends to the 5,000+ SF lower level which includes screening room, recreational area, billiard room with bar, wine cellar, 2 staff suites and an entire wellness center with gym and spa that includes steam, sauna, hot tub. cold plunge and massage room. A spacious covered loggia provides for outdoor dining and the main level Foussena Grigia stone slab flooring extends out in all directions blurring the line between indoor and outdoor. And in fact, this covered patio with extensive built-in kitchen and comfortable seating overlooks the unique two-sided heated Gunite pool with a nearby sunken fire-pit framed by a stone courtyard. Elaborate landscaping by Edmund D. Hollander Design creates a verdant tableau while also forming a natural wall from neighboring properties. Amenities include a Crestron controlled environment with whole house audio, Reilly windows, Lutron controlled lighting and shades, extensive CCTV and a generator. Stunningly compelling and awaiting its next act, this incomparable and irreplaceable seaside estate is now available to preview. Exclusive. NOW PRICED $22.5M WEB# 870429

letter from the publisher

The Presidents’ holiday weekend in mid-February has traditionally marked the kick-off to the summer rental and sales season here in the Hamptons. Although with the warm weather we’ve been having this winter, things have gotten off to an earlier start than usual. Everyone is looking forward to another great season ahead. If you haven’t found your Hamptons dream home yet, I hope that you will in this issue.

Featured on this month’s front cover, Michaela Keszler of Douglas Elliman Real Estate presents an 1860s Federal-style mansion built for Hamptons summer society on South Main Street. Within the sound of ocean waves, the home has been meticulously renovated for 21st century living, even while recalling historic details from the past. This is a rare opportunity to own a true piece of history in the heart of Southampton Village.

This being our annual “Color” issue, Alice Phillips takes a closer look at Pantone’s 2023 choice for color of the year – Viva Magenta. The company is calling the new color “powerful and empowering.” We hear that East End designers are already gearing up to use this exciting and vibrant shade in their new projects this year.

Also in this issue, be sure to check out Nina Thomson’s “A Relaxed Affair,” showcasing a Montauk family surf lodge created for a local developer by the talented design team at Iconic Modern Home in Water Mill; Hannah Selinger’s “The Colorful Cocktails of the East End,” for five East End watering holes to enjoy some colorful libations on a cold winter evening; Heather Buchanan’s “Legacy of Love & Creativity,” featuring the visually stunning and spiritually awakening work of East Hampton artist Amy Zerner; Skye Sherman’s “Over the Bridge and Through the Palms,” for a closer look at how West Palm Beach has become a real hotspot in South Florida; Dawn Watson’s Hampton Habitués for some good news gossip about our notable East End friends and neighbors; Karen Dash’s Realty Check, for the latest scoop on the Hamptons real estate scene; plus much more.

Enjoy the issue!

GOOD NEWS GOSSIP ABOUT OUR NOTABLE FRIENDS AND NEIGHBORS BY DAWN WATSON

Berlinger uses the form to reveal the genesis and mechanics of Madoff’s fraud. Those close to the convicted felon might not feel like watching, as the series paints a compelling picture of conspiracy, negligence, and blatant disregard for the law. Ouch.

BAD BEHAVIOR / GOOD TIMES

NEW YEAR CHEERS

Before we do anything else, let’s give a big round of applause to East Hampton’s Steven Spielberg, who is fresh off Best Picture and Best Director wins at the Golden Gloves for his latest, The Fabelmans

The 2022 coming-of-age story, which is predicted to pick up several more honors as awards season progresses, is Spielberg’s most personal to date. The semi-autobiographical film, which stars Michelle Williams, Paul Dano and Gabriel LaBelle, is a love letter to the movies. It was written by Spielberg and

HOT TICKETS

A certain Water Mill resident is making history with her upcoming “Madonna: The Celebration Tour.” Showcasing 40 years of hits, the series of live concerts will be kicking off in July in Vancouver and heading to Madison Square Garden at the end of August. The “Material Girl,” who has earned a total of 57 legit hits — including 38 top 10s, which is the most ever of any female artist — promises to slay with all the biggest moneymakers, including “Borderline,” “Cherish,” “Like a Virgin,” “Vogue,” “Music,” “Holiday,” etc. etc. etc.

These concerts will surely be “A Ray of Light” for the “Lucky Star” and her fans. They are can’t-miss events!

MADE OFF MONEY

For those who love a true-crime docuseries (who doesn’t?), there’s Madoff: The Monster of Wall Street, now streaming on Netflix. Taking a deep dive into the former Montauk resident’s life of crime, the limited series includes interviews with whistleblowers, employees, investigators, reporters, victims, and even the biggest-Ponzi-schemer-of-all-time himself.

Set as a four-part financial thriller, filmmaker Joe

Since we’re on the subject, there’s another series that might be a bit more of a frothy watch. It’s The Traitors, starring Hamptons friend Alan Cumming and a slew of reality television stars.

Based on a Dutch series, De Verraders, the Peacock show features 20 contestants — including the likes of Kyle Cooke of Summer House, Brandi Glanville of The Real Housewives of Beverly Hills, and Kate Chastain of Below Deck — sequestered in a Scottish castle while they vy for a $250,000 prize.

Field, Jane Fonda, and Rita Moreno

So, our interest is piqued for 80 for Brady. Based on a true story about four best friends who decide to take a trip to football’s biggest day of the year so they can see their hero, quarterback Tom Brady, play in the 2017 championship.

Of course, the real reason we’ve got to see the movie is because it also stars one of our favorite Bridgehampton residents, Bob Balaban. That said, we have no idea what he’s doing in it, but are ready to watch just to find out.

TOXIC TV

It might be a little odd but it’s worth the watch for White Noise. Based on the U.S. National Book Award for Fiction-winning novel by Don DeLillo and starring the super talented Hamptons habitué Adam Driver and Greta Gerwig, this Noah Baumbachhelmed Netflix endeavor is one wild ride.

The tale centers on college professor Jack Gladney and his family, who must evacuate their comfy home due to a nearby chemical leak, which unleashes a noxious black cloud over the region. Lots of strangeness ensues.

We really love that that the Netflix flick features Amagansett part-timers Sam Nivola and May Nivola — the son and daughter of actors Alessandro Nivola and Emily Mortimer — as well as André 3000 and Kenneth Lonergan. This film is a winner just for the casting alone!

Cumming, who has been keeping himself quite busy of late, will also return for the second season of the Apple TV+ hit Schmigadoon! That series, an Emmy and AFI Award winner, stars Cecily Strong and KeeganMichael Key

Other notable East End friendly talents include Kristin Chenoweth and Jane Krakowski. The second season of the musical show starts streaming in early April. In the meantime, we can’t wait to see what Mayor Aloysius Menlove gets into in season two!

WHAT ABOUT BOB

Normally we wouldn’t be too excited for movies about the Super Bowl. No offense meant, just the truth. But we can make exceptions if they star Lily Tomlin, Sally

HOT SALES AND LISTINGS WITH A DOLLOP OF HAMPTONS GOSSIP BY KAREN DASH

HUGH JACKMAN RENTING

Hugh “Wolverine” Jackman, plus wife and family, will be spending the next months, including the summer, filming “Deadpool 3” in Vancouver. Therefore, they won’t be needing their stunning modernist compound in East Hampton, right on Gardiner’s Bay with a private sandy beach, and have decided to let some other well-to-do person or family use it, for a substantial fee, of course. The Jackman’s loss is someone else’s gain this summer, assuming that someone can pony up the $495,000 required for a Memorial Day to Labor Day rental.

Jackman and his wife, former actress and producer Deborra-Lee Furness spent about $7.5

million to purchase two homes on two adjacent waterfront plots of land back in 2015. The homes were razed and well-regarded modernist architects Stelle Lomont Rouhani were brought in to design a pair of replacement residences, one larger than the other. Both dwellings are beautiful in a simple and modern less-is-more manner. They’re set high on the bluff over the bay to maximize the views and every highend amenity was included. The listing is a co-exclusive with Susan Breitenbach of The Corcoran Group, and Paul Brennan and Martha Gundersen of Douglas Elliman.

BALDWIN PRICE CHOP

The actor recently dropped the asking price for his

Amagansett estate to $24.9 million. Alec Baldwin and his wife, Hilaria, had listed the property for $29 million back in September 2022. Originally purchased in 1996 for $1.7 million, a hefty profit is in the cards, no matter the final selling price. Extensively renovated over the years, the 10,000 sq. ft. estate stretches over 10 acres off Town Lane Road. There is an opportunity to build another home to create a multi-home compound. Scott Bradley of Saunders & Associates has the listing. Apparently looking for a simpler life, Baldwin recently purchased a 55-acre farm in Vermont. The couple is also apparently quietly shopping their Greenwich Village penthouse.

FRIENDS SELLING

Newly listed in Sag Harbor, the Friends of Bay Street are selling the waterfront property it bought only a couple of years ago with the intention of building a new home for the Bay Street Theater. The asking price is $25 million. Hal Zwick and Jeff Sztorc of Compass’ Hamptons Commercial Team are the listing agents. Friends of Bay Street purchased the property for just over $13 million in October 2020. Enzo Morabito and Adam Rothman of Douglas Elliman had the original listing at that time. The property formerly housed the Sag Harbor 7-Eleven, along with a variety of other local businesses. It’s been

THE LUXURY OF PAINT

You may already be familiar with the paint label Farrow & Ball, an English company that began in Dorset in 1946. Founders John Farrow and Richard Ball — a trained chemist and an engineer, respectively — met at a local clay pit, came together over a love of rich hues, and eventually sold their company, in the 1960s, to a man named Norman Chappell.

Since then, the label has continued to produce luxury paints, using original methods and recipes (no addition of plastics, for instance, and, as of 2010, an entirely new way of looking at paint, with a green-centric vision for the oil-based line, which are now produced in ecofriendly, water-based finishes). Farrow & Ball also produces wallpapers, and, as of 2012, the company runs an in-home color consultancy service, in which experts are available to curate tailored color palettes for individual interiors.

A Farrow & Ball home is a specific luxury home, to be clear, a home that is both upscale and understated, color-forward and reserved in ostentation. To see a room painted in Farrow & Ball is to recognize it immediately: the brand is defined by its moody blues and deep greens, its deeply saturated pigments that lend an air of sobriety to even the youngest and hippest of homes. The paint, in recent years, has taken off among the well-heeled; this is serious, luxury paint, for the connoisseur of design. And recently, they have added an astonishing 11 new hues to their line, colors that tend toward the playful and buzzy, yet another sign that the brand understands both the market and the current moment of design.

So does Tailor Tack, a blushing pink, not quite the millennial version, but rosy enough to soften a room.

A pink-hued Bamboozle is perhaps the most youthful of the new additions, although all of the brand’s new colors are embracing design’s current moment: color in appliances, accent walls, painted ceilings. If Farrow & Ball has always tended toward a deeper and more muted palette, this is their moment to embrace a different sensibility. Whirlybird, a mint green that recalls the refrigerators of the 1950s, feels right at home in today’s color-rich design sphere.

Kittiwake blue is as bright as a robin’s egg, certainly one of the more daring colors of this group of 11. Farrow & Ball’s palette of 132 colors, it should be noted, is remaining at 132 — as a result, the brand has chosen to archive certain colors, including House White, Pale Hound, Churlish Green, Pavilion Blue, St Giles Blue, Mahogany, Salon Drab, and Savage Ground. Unlike other paint brands, which are readily expanding the color wheel, Farrow & Ball’s concept is finite, a palette that reflects the vicissitudes and moods only of the current moment.

Will Bamboozle fit our whims and whimsies in five or ten years? Who can really tell. Though, for now, it does feel right to stare out into an accent wall that is not quite coral, not quite pink. You can find Farrow & Ball’s paints at Aboff’s Paints and Wallcoverings in both Wainscott and Southampton.

The goal of the new build in Ditch Plains was to transform the home into a modern surf lodge with a fun vibe in a luxe polished way for the family of avid surfers.

ICONIC MODERN HOME CREATES A FAMILY SURF LODGE IN MONTAUK

Art work, table lamps, beachy accessories, towels, bed linens, flatware, glassware, pots and pans. These are a few of the things with which the design and staging firm Iconic Modern Home has equipped houses they’ve been asked to decorate. “We draw the line at toilet paper, but everything else we can handle!” says Geoffrey Walsky, who runs the firm with his business partner, Teresa Kratzman.

The pair, who have an outpost in Water Mill, specialize in the design of turn-key homes and luxury rentals, property staging, and renovations. In addition to eastern Long Island, they work in New York, Chicago, Greenwich, Connecticut, and Palm Beach, Florida. Walsky, the firm’s creative director, deals with design. He’s got a passion for mid-century furniture, though increasingly he finds himself commissioning contemporary pieces. Kratzman handles logistics and just about everything else. Both have backgrounds in finance and it shows; they speak easily of “deliverables,” “end products” and “interactive relationships.”

Interactivity-wise, Kratzman says, “We spend a lot of time really getting to know our clients. It’s important to us to get a feel for who they are.” To this end, the two ask the home’s future occupants questions such as ‘What makes you happy?’ ‘What do you dream about?’ According to Walsky, the East Enders who come to them like to focus on the fun stuff, as the property in question is often a second or third home. For such clients, comfort is everything. Kratzman notes, “We always say, It’s not about us. We design for the way our clients live.” Walsky adds, “In some cases, we’ll even trade aesthetics for comfort.”

Most of their interiors, however, endeavor to be a successful marriage of aesthetics and comfort. Case in point: the six bedroom, 5,500-square-foot new-build beach compound

in Montauk that Walsky decorated and furnished. The client, Rich Perello, is a local property developer who had previously used Iconic Modern Home on staging projects. Having seen what the team could do, he brought them in while the project was still in the planning stages, thereby allowing Walsky to offer informed opinion when asked.

The property is within walking distance of Ditch Plains. It comprises a main house and an ancillary structure that serves as a rec room, office, and guest quarters. According to Walsky, his brief was to transform it into “a modern surf lodge with a fun vibe in a luxe polished way” for Perello and his family of avid surfers. “They’re all really into the outdoors,” Walsky explains, “and we knew it was going to be a house that would get a lot of use.”

“At one of our first meetings with the client,” recalls Kratzman, “he told us, ‘This can’t be a ‘Don’t Touch’ house.’” With that in mind, Walsky went on to create a series of multi-textured interiors that are the opposite of ‘Hands Off.’ To the contrary, the ‘Please Touch’ quotient throughout the house is a high one. There’s a low-slung upholstered sectional, natural fiber throws, a nubby rug in neutral tones, and lots of

52 DESIGNER SHOWCASE

warm wood in the open-plan living, dining, and cooking space.

And then there is Walsky’s choice of textural furniture, from the sculptural handmade birch lanterns over the kitchen island by Finnish design team Secto Lighting and Ethnicraft oak counter stools to the ten-foot-long oak dining table of Walsky’s own design. The decorating scheme works in concert with the structure’s architecture, playing up its high vaulted ceilings, oak details, and expanses of floor-to-ceiling windows glass sliders (which gives on a stone patio — the same stone as the one that paves the floors in the entrance hall).

Walsky’s achievement is to have furnished the space with contemporary pieces that look neither rustic nor mass produced. Clients often profess to love mid-century style, he says, but sometimes they get cold feet and request furniture that is brand new. On the other hand, they don’t want ‘same old.’ Walsky’s solution to vintage ambivalence is to focus on custom pieces. They look fantastic — and anyway, at the end of a long day surfing the waves, comfort rules.

THE COLORFUL COCKTAILS OF THE EAST END

February may feel grim, but these local cocktails aren’t. For a pop of color, follow our lead to the best beverages in town. First things first. Hit up the hamlet of East Hampton and add some color to your cocktailing at Fresno, David Loewenberg’s fine dining establishment, where the Ruby Rita is as gem-toned as its name betrays. Made with Rejon Silver tequila, triple sec, and a squeeze of fresh lime, this margarita will whisk you away to a beach in Mexico, no questions asked.

But what adds a splash of color to this already delightful libation is fresh-squeezed blood orange juice, a to-die-for shade of ruby red, particularly in the drab, gray middle of winter. If you prefer your cocktail with a little less of the good stuff, the Strawberry-Thai Basil Spritz, made with cane vinegar cordial and club soda, is a sunset-pink drink that will have you dreaming of spring.

The iconic East Hampton Grill has always been known for its plentiful martinis (the extra comes on the side, on ice). But if color is your passion, opt, instead, for the Jackrabbit, which offers up a pleasant orange hue, thanks to a mix of bright grapefruit juice and Campari. The cocktail, which also blends tequila, sour mix, and a hint of mint, is the antidote to a cold winter’s evening (although, truth be told, so is the restaurant’s comfort food —

especially the fist-sized shrimp cocktail, followed by the bone-in Rutherford ribeye).

Across the border and east into Amagansett, Coche Comedor’s frozen margaritas, topped with any manner of colorful cordials, like dark purple black currant, bright red sour cherry, and sunshineyellow mango. Shrubs, or vinegar-tart mixers that play off of the margarita’s natural sweet-and-sour quality, are also vibrant in flavor and color. Opt for a pink strawberry version or a raisin tamarind one and watch the rainbow of spring and summer come alive in your glass.

Sag Harbor’s Lulu Kitchen & Bar smells of wood smoke upon first entrance. Don’t let that detract you from the tropical ray of sunshine that is the Off to Shelter Daiquiri, a cocktail made with Pyrat Rum XO, Chinola Passion Fruit Liqueur, lime, aromatic spice, and grated nutmeg. Yelloworange in the glass, this drink feels and looks just like summer. The restaurant’s Ginger & Co., a nonalcoholic drink made with Seedlip 108, cucumber juice, lime juice, and ginger, is as green as a freshly mowed lawn, a verdant drink that is a useful reminder that spring does, in fact, lie in wait, just around the corner.

While you’re in Sag Harbor, hop over to K Pasa for

a taco or two and a taste of some of the restaurant’s extremely vibrant cocktails (and, if you’re laying off the liquor for a bit, mocktails). Frozen margaritas are available in a veritable rainbow of colors: orange (passion fruit or mango), magenta (prickly pear), or light pink (strawberry).

Jarritos, or the traditional Mexican sodas served cold — and in the bottle — are neon classics: lime green, mandarin orange, Day-Glo yellow pineapple. Pair it all with a grilled steak taco, served with bacon jam and crispy shallots and you have a meal that will make you forget all about the weather.

VIVA MAGENTA: DRAWING FROM NATURE AND HISTORY

Another year over, and a new year begins – with a new color from Pantone! Let’s all welcome Viva Magenta 181750, a brilliant red which represents a vibrant and exciting change from the past few years of mostly calming blues and distant grays intended to de-stress a world dominated by Covid concerns and complications. And Viva Magenta is anything but calm, being described by Pantone as vibrating with “...vim and vigor. It is a shade rooted in nature descending from the red family and expressive of a new signal of strength. Viva Magenta is brave and fearless, and a pulsating color whose exuberance promotes a joyous and optimistic celebration, writing a new narrative.” “Viva Magenta” – a proprietary name coined by the Pantone Color Institute – is a bright, vivid shade of pinkish-purple made by mixing equal parts of red and blue pigments. The name also conveys and generates a sense of excitement and expectancy: “viva” comes from the Latin word “vivus,” meaning “alive” or “vibrant.”

Pantone has been setting the color standards for the world since 1963, when it introduced the Pantone Matching System®. This system provided reliable color standards for the printing industry across the world by organizing color standards through a proprietary numbering system. Over the years, this color system has morphed into supporting all color conscious industries and materials including textiles, apparel, beauty, interiors, architectural and industrial design, plastics, pigments and coatings. Last year, Pantone went back to the lab for the first time in more than two decades to create the perfect, calming blue in Very Peri 17-3938 in the hopes of placing “the future in a new light.” Echoing the excitement and exuberance of embarking on the new future course set by Very Peri, the company describes Viva Magenta as “...powerful and empowering. It is a new animated red that revels in pure joy, encouraging experimentation and self-expression without restraint, an electrifying, and a boundaryless shade that is manifesting as

a stand-out statement. PANTONE 18-1750 Viva Magenta welcomes anyone and everyone with the same verve for life and rebellious spirit. It is a color that is audacious, full of wit and inclusive of all.“

The choice of the color of the year is not a snap decision, as Laurie Pressman, Vice President of the Pantone Color Institute, shares. “There’s a misconception that we gather a bunch of color influencers in a room one day and emerge with the ‘decision’. That couldn’t be further from the truth. The selection does not take place in one isolated meeting at a specific time of year. Instead, it is one long, continuously flowing conversation among a group of color-attuned people.” In seeking a new color direction for 2023, Pantone went back to nature – and history – to find the perfect red to fit the bill, choosing a hue developed from the red

of cochineal, a natural dye which has a long and storied history dating back thousands of years to ancient Phoenicia. Cochineal was widely used in North and South America by the Mayan and Aztec empires; 15th century Spanish explorers of the new world harvested cochineal to ship back to Europe where it was a precious commodity rivaling gold and silver.

What exactly is cochineal? In short, it’s bug juice. Cochineal (also known as carmine or carminic acid) is the chemical extract harvested from dried female scale insects which live and grow on prickly pear plants. The insects are dried, crushed and the cochineal pigment is extracted – a process in use for thousands of years and the resulting dye being used to color food, textiles and cosmetics for centuries. Pantone refers to Viva Magenta as “[r]ooted in the primordial” What could be more

primordial than a bug? The company further describes the 2023 Color of the Year: “PANTONE 18-1750 Viva Magenta reconnects us to original matter. Invoking the forces of nature, PANTONE 18-1750 Viva Magenta galvanizes our spirit, helping us to build our inner strength. In this age of technology, we look to draw inspiration from nature and what is real. PANTONE 18-1750 Viva Magenta descends from the red family, and is inspired by the red of cochineal, one of the most precious dyes belonging to the natural dye family as well as one of the strongest and brightest the world has known.”

So, how can you incorporate Viva Magenta into your home space? A powerful, unexpected and uplifting color, Viva Magenta immediately draws the eye when used to paint an accent wall; alternatively, use it to pack a happy punch with various accessories and textiles, including pillows and lamp shades. If you’re not yet ready to jump head first into the deep end of the Viva Magenta pool, try some magenta flowers in a white vase placed on magenta table linens with a few candles for a bright and striking table setting. While magenta lends itself very well to mixing with white, lighter shades of blue and green are also excellent color matches. Maybe you’d like to repurpose a tired chair or table? Try magenta –and to really make the color pop, skip flat paint in favor of a shiny or lacquer finish. Paired with a fun upholstery fabric, you’ve created an eye-catching accent piece. Viva Magenta is just happy – use it in your decor to put a smile on your face!

5 PRINCIPLES OF PASSIVE HOUSE BUILDING

SUPERIOR WINDOWS

While passive homes require an airtight envelope, they can still have windows. However, because windows have lower R values (insulation values) than wall material, triple glazed windows should be used instead of the double pane windows we typically see in the Northeast. Triple glazed windows employ three panels of glass, which increase insulation and reduce noise trade — meaning the interior of passive buildings tend to be very quiet as an added benefit.

SOLAR ORIENTATION

The passive house movement, which started in Germany, is a rigorous building standard that architects and homeowners can adopt, in order to greatly reduce a home’s environmental impact. Here, the word “passive” refers to the means, by which these buildings source heat passively from the sun, reducing energy consumption while prioritizing air quality, durability, and thermal comfort. Concerns that Germany and Switzerland have shared since the late 1980s have now begun to spread to the States, generating more interest in this building method.

A few years ago, I was the architect of my own passive-inspired house on the eastern end of Long Island. Below, I’ve highlighted 5 key principles of passive house building along with some reflections from my own experience.

AIRTIGHT CONSTRUCTION

Simply put, the way we built homes 20-30 years ago is not the way we should be building homes now. At the time, energy was cheap, and designing for maximum energy efficiency was not prioritized. As energy prices increased, there was a real push to analyze particular elements of the building

envelope. The culmination of that push became building science and passive homes. Passive house standards call for a sealed envelope, meaning that any openings or penetrations in the structure must be closed. By effectively sealing the building, energy spent on heating and cooling is greatly reduced. This characteristic of passive building helps new structures exceed most state energy codes. Where New York state code requires 3 air changes per hour, passive building requires 0.6, resulting in much lower energy bills.

QUALITY INSULATION / NO THERMAL BRIDGING

The more insulation a home has, the less energy it requires. The passive house formula, available via the North American Passive House Network, accounts for many aspects of the house such as dimensions, number of windows/window depth, perimeter of the building shell, and other very minute calculations, to determine the amount of insulation required for a structure. A key requirement of passive building is to prevent thermal bridging (the conduction of heat/cold from the exterior to the interior) by applying insulation to the exterior of the building’s sheathing.

As I like to say, “There is nothing cheaper than free heat from the sun.” Passive buildings make optimal use of our earth’s seasonal sunlight patterns. In the Northeast, it is best to position your building facing toward the south, adding overhangs to the roofing and windows that block out intense summer sun. This prevents the sun from heating the house to excess, while allowing in the low-tothe ground winter sun during the colder months.

MECHANICAL VENTILATION WITH HEAT RECOVERY

Because passive buildings are well sealed, a way to refresh the air inside is critical. ERVs are equipped with fans, one that draws fresh air into your home, and one that pulls stale air out. When the two airstreams pass through the ERV, a heat exchanger transfers heat and moisture from one airstream to the other. The ERV brings in fresh air and exhausts stale air in an economical way, ensuring stale air does not remain indoors and that proper humidity levels are maintained. Who doesn’t want fresh air in their home?

In my experience, the effort required to build a passive house is well worth it. Any additional costs tend to effectively pay the homeowner back in monthly energy savings, and because passive houses require less heating and cooling, you end up with reduced mechanical equipment costs.

LEGACY OF LOVE & CREATIVITY

THE ENCHANTED WORLD OF ARTIST AMY ZERNER BY

If you are looking for the magical and the mystical, the realm where the subconscious and conscious swim together, enter the land of artist Amy Zerner. With her husband and cocreator, writer Monte Farber, they have built an Enchanted World with more than 50 works sold internationally from books to games and tarot cards, ancient wisdom with a contemporary spin. Zerner’s art encompasses intricate collages both visually stunning and spiritually awakening. The art and artist are intertwined energetically whether it is her tapestries, illustrations, tarot card decks, fashion or jewelry design.

Zerner who has been in her home in East Hampton since 1967 says it was a twist of fate when her family pulled out a map of New York and she put her finger on Springs. It was home to many abstract expressionists and the house was just around the corner from De Kooning. Since her time in high school where she won an art award at Guild Hall, she has found the area a supportive environment. She sold her first artwork in a local shop to Julie Christie and met the Academy-Award winning set designer Tony Walton who commissioned her to do props for the play Uncle Vanya then the multi layered bedspread in Chicago. She shows regularly at the MM Fine Art Gallery in Southampton.

In 1986 Zerner was awarded a National Endowment of the Arts grant in the Painting category. She was the first artist working in fabric to be so awarded. It provided confirmation for the direction her art was

taking. Her home with Farber is now an intricately decorated, inspirational oasis, having added a large studio in 1987 to expand her craft. “People often comment how peaceful they feel here,” she notes.

Zerner’s collages are her personal alchemy of transforming remnants from vintage clothing, religious vestments, ribbons, trims, lace and fabrics sourced everywhere from the Marais in Paris to LVIS in East Hampton. She weaves themes into her tapestry of goddess, astrology, alchemy, mystical places and sacred spaces.

“My work is not premeditated; it is spontaneous,” says Zerner. “I have done preassembly sketches for only two out of the more than one thousand collages I have made. I directly assemble the image on a background fabric, choosing from my vast collection of elements the way a painter chooses her paint. Then I pin it down, and it gets sewn together if it’s fabric and glued if it is paper.” Zerner takes chaos and orders it into a mythical narrative.

Her gorgeous, one-of-a-kind, intricately created robes and jackets have been sold at Bergdorf Goodman for the last 22 years. She recounts, “When

I was a little girl, I drew queens and princesses, and now I sell my couture fashion to queens and princesses. One Saudi Arabian princess owns over eighty of my caftans, each one of them different and custom-made for her over several years.” Her robes and jackets have also been collected by Rihanna, Elizabeth Taylor, Patti LaBelle and Shirley MacLaine. In a stressful fashion world when she visits the store not only do they love seeing her designs, they love her and Monte’s energy. Zerner jokes, “Everyone is asking where is Monte and inevitability he is in a fitting room giving someone a tarot card reading.”

Film Producer Annmarie Sairrino of Ammo Entertainment is producing a film about the couple, “Amy & Monte: A Legacy of Love and Creativity.”

It is ultimately a success in life to have your outer world mirror your inner world. Zerner says, “I’m always trying to purify and clarify the imagery in my work. Monte and I feel we want to apply our art to help heal the Earth by helping to heal and empower those who walk upon it, as we learn to heal and empower ourselves.”

SOUTH FLORIDA MARKET IS OFF TO A STRONG START IN 2023

South Florida’s luxury real estate market is predicted to have another strong year and the area continues to be a sunny haven for homeowners looking for great weather and access to an exciting arts and culture scene. While the rest of the country may be piled under layers of snow, the only thing South Floridians have to shovel is the sand on our beautiful beaches. This month, we’re taking a look at a record-breaking condo sale in Palm Beach, a stunning Miami sale overlooking Biscayne Bay, and several standout listings, including a new build and several waterfront properties.!

PALM BEACH PRIME

New England Patriots owner Robert Kraft rang in the new year with a record-setting $23.8 million dollar condo purchase. The oceanfront penthouse at 110 Sunset Ave, Palm Beach is a four-bedroom, five-and-a-half-bedroom

stunner designed by famed architect Maya Lin and comes with a 1,300 sq.ft. terrace. The purchase is the priciest condo sale on Palm Beach Island, and the sellers were represented by Dana Koch and Paulette Koch of The Corcoran Group . “It’s a ‘wow’ penthouse

apartment, and there’s nothing quite like it from a size and scale perspective,” Dana Koch says. “The direct ocean panoramic views are unrivaled. These kinds of apartments are a rarity in Palm Beach, and that’s why the property fetched a premium.”

For another exceptional waterfront view on Palm Beach Island, check out one of the latest listings from Christian Angle Real Estate located at 1010 N. Lake Way, Palm Beach. The five-bedroom, four-bathroom residence is listed at $38 million, and the elegant home has a deep water dock and an expansive backyard with a swimming pool. The property is only minutes away from West Palm Beach’s attractions like the Kravis Center for the Performing Arts and The Square, a buzzy retail and restaurant district.

And if privacy is a priority, 302 Via Linda is a turnkey home listed at $19.995 million by Cristina Condon and Kevin Condon of Sotheby’s International Realty . Fully renovated and completed in 2020, the Henry Harding Regency-style home sits on over a third of an acre on Palm Beach Island and features four ensuite bedrooms and an open living room with a fireplace. Outside, there are two entertaining spaces around a sparkling pool and the addition of a covered dog run is great for pet owners.

MIAMI MOJO

Down in Miami, the real estate market is still seeing very high demand. Recently sold and closed for $16.7 million by the Alexander Team at OFFICIAL , 247 E. Rivo Alto Drive is a contemporary home with resort-style amenities. Completed in 2021, the six-bedroom, seven-bathroom home features a cocktail bar,

expansive floor-to-ceiling glass windows, and a stunning pool and spa, clad in Statuario marble that overlooks Biscayne Bay. Nestled on Rivo Alto Island, the most desirable of Miami Beach’s Venetian Islands, the property also features a third-floor rooftop deck that’s perfect for entertaining in style. The Alexander Team represented both buyer and seller.

Another highly sought-after neighborhood in Miami is Coral Gables. Filled with historic landmarks, high-end shopping, and world-class art museums, Coral Gables is the grand dame of

Miami neighborhoods. Listed for $28 million by The Jills Zeder Group , the seven-bedroom, sixand-a-half-bathroom estate at 9400 Old Cutler Lane, Coral Gables boasts 7,352 sq.ft. of indoor living space. The property has been completely upgraded and comes with a three-car garage and two-car lifts, ideal for car collectors. “Unique in every way, this home is a dream for the luxury buyer who seeks exclusivity, natural beauty, and ultimate luxury,” said Judy Zeder of The Jills Zeder Group. “It’s state of the art throughout, from its spectacular appointments to the luxurious garage and upscale kitchen.”

A FOOD LOVER’S TRIP TO CANCUN

AT THE HILTON CANCUN, ALL-INCLUSIVE TAKES ON A WHOLE NEW CULINARY MEANING

Was this a resort, or a street corner in Tulum? Another bewitching culinary option arrived at midday. The ceviche cart, clearly the resort’s most popular, required a little patience, as I waited in line for my made-to-order poolside snack.

My children, not fish lovers, preferred the taco truck, Maxal Taqueria, tacos al pastor, a spitroasting puck of pork, basted by pineapple and onion. Tortillas and meat were warmed through on the plancha, then topped with a shaving of pineapple, onion, and salsa.

In the winter of 2022, Juan Corvinos, a senior vice president at Hilton, made me a promise. Hilton Cancun, he said, the brand’s 715-room all-inclusive that opened in November of 2021, would deliver untold culinary delights. It was part of the brand’s ambition, after all, to reimagine the framework of what an all-inclusive resort could deliver in terms of food and beverage.

This past November, one year after Hilton Cancun opened its doors, my husband, two children, and I traveled to Cancun to check out the resort’s 12 dining concepts for ourselves.

That first evening, we were due to enjoy one of the hotel’s so-called Extraordinary Experiences, which are add-ons that guests can opt for in addition to the all-inclusive fees. On the beach, our table lay in wait, a beautifully lit cabana for four, where we enjoyed food from Auma, the hotel restaurant's open-fire mixed grill concept.

In the morning, we headed to breakfast at Vela, the buffet-style venue that offers an unparalleled view of the water. My children went straight for the sweet cereals and pastry tables, but I remained outside, where traditional Mexican tortillas were being flattened and warmed next to all the necessary accoutrement: a variety of salsas, refried beans, rice, vegetables, stewed meats, and shrimp.

While our kids spent the evening with the endlessly energized staff of the resort’s kids club, my husband and I ducked into Maxal, a casual dinner-only Mexican restaurant highlighting the country’s diverse cuisine. There, we sampled an Oaxacanstyle mole, made with black coffee and served with beef tenderloin.

My family and I settled into lunch the next afternoon at Sunan, an Asian restaurant with low-slung tables overlooking the restaurant. With its openair concept and casual vibe, Sunan was the perfect shady spot for a midday meal. There, the sushi — a tempura-fried tuna roll with yuzu and cucumber and a ceviche roll with shrimp and pickled onion — was impossibly fresh, and a teppanyaki bowl with chicken, shrimp, and crunchy vegetables, compelled even my often-picky children.

Even an adventure in the resort’s massive splash playground couldn’t distract my kids from La Churreria, the sweets shop with gelato, a panoply of colorful cakes, cinnamon and sugar-dusted churros, candies, and cupcakes.

But perhaps the trip’s most impressive meal was our final one, at La Luce, the property’s Italian restaurant that is open to guests for dinner (reservations recommended). Juan Corvinos had tipped me off to La Luce’s superlative pizzas, but I had my suspicions. Great pizza at an all-inclusive in Mexico? I’d see about that.

La Luce is framed by its pizza oven, visible from most of the restaurant, a set piece that defines the dining room. That dining room looks as decadent as any fine dining venue in any major city. The bar: backlit with onyx. The ceiling: lit from above with a thousand suspended lights.

We ordered pizzas; a salad of burrata, prosciutto, and grilled peaches; an heirloom Caprese; a minestrone soup. Our pies were chewy and pliant, charred though not burnt. They were shockingly good. We ate it all. I sat for a moment too long, expecting a check to arrive, the way I would after any meal, in any fine restaurant. It didn’t come. And then I remembered where I was, shook the surprise off, because this was, after all, part of the experience. It really was that good.

OVER THE BRIDGE AND THROUGH THE PALMS

WHAT’S HOT IN SISTER CITY

WEST PALM BEACH BY SKYE SHERMAN

West Palm Beach is on the rise — a steady but rapid rise. Palm Beach will forever be a billionaire’s hideout, but the ritzy island wouldn’t be the hotspot it is without the city of West Palm Beach just over the bridge.

A town first founded to house the workers bringing Henry Flagler’s vision of a world-class resort destination to life, West Palm Beach today is a destination in its own right with top-notch galleries, restaurants, arts and culture programs, entertainment, and more. With talk of the downtown core blossoming into Wall Street of the South, it’s time to take another look at the city you thought you knew.

If you’ve been to West Palm Beach but not within the last decade, you haven’t been to West Palm Beach. The city has transformed at the influx of billions of development dollars in the form of Class-A office and luxury residential towers along the waterfront and in the heart of downtown. And it’s not done yet: One developer has $1 billion in the development pipeline in West Palm Beach alone.

72
SPOTLIGHT
One Flagler The Square

Plus, with the arrival of New York institutions from Sant Ambroeus to Harry’s, the city’s recently migrated population of young professionals and seasoned bankers feel right at home — albeit with no threat of snow, sleet, or subway. And yes, there are fi guys a’plenty: various funds and firms have made the move to West Palm seeking a better tax climate (and better climate overall).

While the award-winning 20-story 360 Rosemary office building already made its debut in The Square, it was only the first of its kind. One Flagler is under construction on the waterfront, the first building in what is poised to evolve into a business district along Flagler Drive. Also in The Square, Related Companies has 515 Fern (planned to be the largest office building downtown), two mixed-use towers, and 575 Rosemary (luxury rental, retail, and offices) underway.

Jeff Greene is building One West Palm toward downtown’s northern end while Charles Cohen is soon to break ground on West Palm Point, an office tower meant to serve as a landmark gateway into downtown. The workforce moving into these architectural wonders will be housed in any number of luxury towers popping up in the city, from La Clara to Alba Palm Beach.

Home sales are setting record after record as the downtown densifies and the population expands by the day. While the 2020 pandemic accelerated its growth, West Palm Beach has long been a desirable destination — with or without neighboring Palm Beach.

A SOUTH FORK STAYCATION

THIS YEAR, TRAVEL DEEP INSTEAD OF TRAVELING FAR BY

You don’t have to travel far from home to travel well. Consider your own hometown a blank slate when it comes to impending travel. Want to go away for a weekend? Why not book a hotel right here. Settle in to your very own town, but see it from the eyes of a visitor. You might be surprised by what a new set of eyes can offer in terms of perspective. For your South Fork Staycation, here are some tips on where to stay, shop, eat, and play. Go forth!

WHERE TO STAY

The Shou Sugi Ban House, in Water Mill, offers more than just a place to lie your weary head at night. The guest studios, which accommodate one to two guests, offer private patios, saltwater pool access, gas fireplaces, custom furniture, organic linens, robes, and slippers, and even a complimentary welcome gift. And then there is the spa. Shou Sugi Ban House’s spa, which is open daily from 10 a.m. to 6 p.m. (except Tuesdays) includes indoor and outdoor relaxation lounges, a solarium deck, a thermal suite with various saunas and steam rooms, a full hydrotherapy circuit, and even an ice fountain.

WHERE TO SHOP

Since you’re sticking around near home, why not treat yourself to a luxury good or two from a local store? At Relax Hampton in Sag Harbor, you can find everything you need to kick back and… you guessed it. Cotton nightgowns, pajama sets, and even cashmere sweaters are all on offer here. It’s a cozy destination for the cozy things you need most in your life right now.

WHERE TO SNACK

Grab a cheese board to go at Sag Harbor’s Cavaniola’s Gourmet, where the most delicious curated delights await. From cheese to olives

to cured meats, Cavaniola’s has everything you need (including a wine store next door) for a snacky afternoon in the Hamptons.

WHERE TO PLAY

Depending on the weather, there are plenty of places to find outdoor joy in the Hamptons in the offseason. Take a drive to Montauk and hike along the impressive bluffs, which are far less crowded — but no less beautiful — this time of year. While you’re out at The End, head out toward the lighthouse and hike the Seal Walk, a mile-long hike where you can find sunning seals on rocks jutting out into the peninsula’s frigid waters.

WHERE TO DINE

For dinner, enjoy the fact that you can finally score a table at the toughest reservation to land in town: Nick & Toni’s. This three-decadesold East Hampton haunt elevates Italian food in an intimate and warm setting. An everchanging seasonal menu means that there is always something surprising and interesting for regulars to look forward to — though certain items, like the free-range chicken with pancetta and roasted garlic, have been on the menu for as long as anyone can remember.

EVERYTHING IS COMING UP ROSY

Viva Magenta 18-1750 is the color of the year for 2023. “It’s both powerful and empowering,” says Lee Eiseman, executive director of the Pantone Color Institute which has selected a color of the year for the past two decades. According to examples provided by the company during the virtual press preview, the color is crimson red, hot pink, fuchsia, raspberry, and maroon, all at once.

“There are so many ways to decorate using Viva Magenta!” says Tara Donovan, Style Director at Wayfair. “If you are a minimalist or have a mostly neutral palette in your home, adding one unit such as a large vase or set of dining chairs can make an artistic statement. For color enthusiasts, Viva Magenta pairs beautifully with shades of mint and hunter. And for all those monochrome fans out there, a whole room in Viva Magenta can be both bold and stunning. Just be sure to incorporate a mixture of tones and textures to add dimension to the space.”
