elcome to Presidents’ Day weekend! On your marks, get ready, get set, go! It’s time to hunt down that fantastic summer rental. Or, better yet, move into your new Hamptons home.
has been on and off the market since 2016, had previously asked $150 million. It includes two mansions and four acres of oceanfront land. One of the houses, built in the late 1800s, is believed to have been designed by architect Stanford White; the other one was originally a guest
cottage. Torn down in the early 2000s, the newer building closely resembles the older one. The most recent brokers repping the property were Sotheby’s International Real Estate’s Harald Grant, Corcoran’s Tim Davis and Bespoke’s Cody Vichinsky.
Livin’ Large If you were the lucky purchaser of Mylestone, the enormous and enormously high-priced estate on Meadow Lane, Southampton, you’ll have plenty of room to spread out in. There are eight acres of oceanfront land and a 15,000-plus-square-foot main house. The final figure was $112.5 million, making it the highest priced trade in the area for 2023. Bespoke had the listing and Michael Koeneke of Compass brought the buyer. Or if you missed out on Mylestone, perhaps you were high bidder for La Dune, the similarly massive Gin Lane estate. One of the most expensive properties ever listed in the Hamptons, it summoned a winning $88.48 million bid at Sotheby’s, which includes a 12% buyer’s premium that goes to the auctioneers and the real estate brokers who marketed it. The property, which

Livin’ High in Georgica Another lovely historic estate has been recently listed, this time in the sought-after Georgica neighborhood in East Hampton. Situated on one of the highest elevations in the area, the $19.5 million property on Cove Hollow Road is repped by Paul Brennan and Martha Gundersen of Douglas Elliman. Set on almost three acres, the main house was built in 1906 in the popular Shingle Style. And of course, it is walking distance to the fabulous restaurants and shops in Sag Harbor, as well as Havens Beach. Asking just under $3 million,
the property is repped by Cynthia R. Barrett at Brown Harris Stevens. The house and land are petite, at 2,300 square feet and 0.08 of an acre, but both are typical for the area. Yet the property offers everything a new owner could need, including three to four bedrooms, a pretty gazebo, patio, and a garage with attic. The house’s vintage charm — think woodwork, hardware, and fireplaces — has been preserved, while the kitchen has been beautifully renovated to include an island. Livin’ Baldwin Alec Baldwin’s five-acre Amagansett property is back on the market, asking $19 million, a $10 million drop from its former ask. Scott Bradley and Michael N. One of the attractions of the property is the possibility of adding a second house, up to 10,000 square feet, as well as expand the main house, which Baldwin and wife Hilaria have expanded several times. The dwelling was originally a small saltbox on Main Street. The house was moved to Town Lane in the early 1900s, and was the home of a well-known local family until Baldwin and his former wife, Kim Basinger, purchased it in 1995.

arm and cozy Peach Fuzz, Pantone 13-1023, the new color of the year, replaces last year’s bolder, more audacious Viva Magenta. “At a time of turmoil in many aspects of our lives, our need for nurturing, empathy and compassion grows ever stronger as does our imaginings of a more peaceful future,” the company declares. Does this sound similar to the wellness trend in the hospitality industry? Yes, according to Pantone, the color of the year “captures the global zeitgeist, serving as an expression of a mood and an attitude on the part of the consumer.” With this year’s color, “we see an increased focus on community and people across the world reframing how they want to live and evaluating what’s important — that brings the comfort of being close to those we love,” says Laurie Pressman, Vice President of the Pantone Color Institute. “The color is one whose warm and welcoming embrace conveys a message of compassion and whose cozy sensibility brings people together and enriches the soul.” The introduction of Peach Fuzz marks the 25th anniversary of the Pantone Color of the Year program. An elaborate launch party in Manhattan featured branded merchandise from carpets to cellphones to makeup showcasing this airy, cozy color. The venue was decorated in everything peachy to illustrate how the color can be applied to rugs, furniture, walls, even a signature Bellini.

Official Pantone Color of the Year partners include Motorola, Shades by Shan, Ruggable, Ultrafabrics, Motorola, and Spoonflower all of which are offering products featuring the color. Rugs and fabrics are obvious, but Motorola? Yes, the new Razr 40 ultra cellphone is available in Peach Fuzz. We checked in with some designers to discuss how Hamptons homeowners might use this color. “Pantone is a company that provides guidance on colors across the spectrum from print to fashion and beyond. With this in mind, you can see where an unexpected color might be chosen,” says Paul Kropp, co-founder of Bakes & Kropp.

continues. “It’s a bold choice to use as any type of primary in the kitchen, but I’d prefer to use it as an accent color in small doses. My favorite way to use a color like this is as the interior of one or two very special cabinets where, perhaps, there are not even glass doors, but you open it and are delighted with a pop of optimism! A cabinet for drinking glasses or spices might be a good fit for this surprise.” Roxanne Mosieh Ginsberg, an interior designer working in the Hamptons and Palm Beach, gravitates towards natural stone such as quartz. “It’s important to remember that any color is not only something that can be used in paint and
textiles but also in stone and fixtures throughout the house. I start to think of beautiful rose quartz countertops that can be used in kitchens and baths. When I design kitchens and baths I start with the stone first. I also used it for a countertop in a woman’s office.” She also notes that there is a resale benefit in using high end stones in homes. “It can be marketed. There is a big price difference between saying porcelain floors or marble floors throughout.” In addition to stone surfaces, Ginsberg considers numerous options in wall papers. “A fabulous new paper I’m in love with is Water Lily Blush by Clarke & Clarke Kravet. It’s very much the color of the year. Also in a Bridgehampton project,
Floors can get into the act too. Ginsberg recommends Bolon, a Swedish vinyl woven floor covering for Hamptons pool houses for its durability. Their Artisan Quartz would fit this year’s color scheme. As a dealer for Missoni Home, she is also using Missoni pillows and throws which incorporate the peach color. The possibilities are endless whether you’re redecorating or simply want to add a pop of color.

W
hen the new owner of a grand house on a hill in Sag Harbor enlisted the interior designer Katie White to decorate its vast rooms, White thought it would be a straightforward project. Since the place was a new-build, purchased from a reputable builder, she wasn’t worried about structural problems. And the client was (for the most part) happy with the floor plan and finishes. The house had high ceilings, floor-to-ceiling windows, fabulous light, a gambrel roof and roughly 10,000-square feet of floor space, including a finished basement awaiting transformation into a home theater. The property overlooked a golf course. What could possibly go wrong? That was in the winter of 2020. White was looking forward to a shopping expedition with her client when the COVID-19 pandemic hit. Like every other interior designer, she suddenly found herself grappling with shortages and months-long lead times for everything from furniture and soft goods to textiles, rugs, and wall coverings. Gamely, she tried to make the best of the situation. “The client and I would meet on Zoom once a day. No one was doing anything or going anywhere,” White recalls. Since the homeowner couldn’t see things in the flesh, she went along with the designer’s recommendations. Luckily, says White, “she and I were very much on the same page and we finished the job by summer.” Another challenge was aesthetic. “The finishes were incredibly highend and we wanted to soften them a bit so that you’d remember you were at a beach house in the Hamptons,” says White. To this end, she incorporated different textures and what she describes as “subtle coastal elements” (think white bouclé ‘performance’ upholstery and natural fiber chair bottoms) while taking care to keep the overall look clean and modern. White notes that she gave a lot of thought to comfort. “The family

wanted to lounge and sit comfortably in every room so all our choices had to combine function with beauty.” Nowhere is this more apparent than in the primary bedroom, which she sought to transform into a sanctuary. “You walk into that room and you feel relaxed,” says White, who scattered alpaca rugs throughout that room. “They’re so super-soft underfoot that you want to sleep on them.” She hung alpaca curtains to match and a twine-like chandelier (made of abacá, a leaf fiber), which she chose because “it was light and airy and a discrete reminder that we were in the Hamptons. No seashells here!” A white gesso mirror also evokes beach house-style in a quiet way. Like the other rooms in the house, the space was so big that it required furniture of appropriate dimensions. “We could have put a bench in there but it would’ve been swallowed up by the depth of the room. Instead we went with two chairs for reading or watching TV. When a piece of furniture is too big for a room it makes the room feel too small and when it’s too small, the room can feel cavernous and cold,” observes White. To guard against the latter, she relies not only on floor plans but on elevations and 3D renderings. “All those tools really make a difference,” she says. “Everything in a room has to be in proportion — furniture, fixtures, even wall mirrors and art.” In most instances she went big, deploying outsize pieces to dramatic effect.

Plus it has a beautiful sheen that and catches the light.” There’s also a curving sofa of White’s own design, placed in such a way to create a natural division between a custom-made backgammon table positioned to one side of it and a reading nook on the other. White says the sofa “envelops you,” a feeling that could also apply to many of the rooms in the house. She attributes the success of the project to the creative freedom she was granted by the client. “In a time of uncertainty, she trusted my instincts and wasn’t afraid to take risks.”

Prague Reveals its Glories in Winter BY ALESSANDRA JENKINS

t’s hard to avoid superlatives when speaking of Prague. The capital of the Czech Republic is filled with more architectural beauty than the eye can handle. Wherever you look, there’s an amazing cathedral or a watchtower or a macaroncolored building that stops you in your tracks and leaves you gasping. The only problem is the glut of British stag partiers, rowdy fellows who swarm the city’s ancient squares during the warmer months looking for cheap beer, sunshine, and trouble. To avoid them, visit Prague in the winter. It’s cold, yes, but it’s also quiet (for a major city) and you might actually meet a few locals. of Prague’s less-touristy pleasures, namely its art and design. Here’s what we recommend. Soak up Art Nouveau. You may think you’ve never heard of Alphonse Mucha, but chances are you know his best-known work, a poster he created in 1894 depicting Sarah Bernhardt in the melodrama Gismonda. To see more, head to the Alphonse Mucha Museum. Using pastel colors and elongated shapes, the Art Nouveau artist forever changed the art of poster design. (Kaunický palác Panská 7, Prague 1) Get cubed. Before Picasso invented Cubism, there was the Czech school of Cubist architecture and design. The permanent exhibition at the Museum of Decorative Arts pays homage to the movement’s leading exponents and features their creations. Downstairs at the Galerie Kubista you’ll find collectibles, including Cubist-inspired furniture, coffee cups, and glassware, and works by contemporary young designers. There’s also a café where you can sit in Cubist chairs. (House at the Black Madonna, Ovocn´y trh 19, Prague 1) Let’s dance. A short walk from the Cubist corner, Prague’s National Theater is not to be missed. With its pastel-blue and gold interior, it feels like sitting inside a great big antique jewel box. Non-Czech-speaking visitors should try to catch a performance by the first-rate Czech National Ballet, which in recent months has performed commissioned works by internationally-renowned choreographers. (Národní 2, Prague 1) Enjoy the view. Cross the Vlatva River on foot via
the Charles Bridge, which connects the Old Town with the Lesser Quarter. Thirty saints on pedestals will oversee your safe passage. In fine weather, artisans selling jewelery and quirky artwork turn the bridge into an open-air crafts market. (Prague 1) Consider Kafka. On entering the Lesser Quarter, just off the bridge, hang right to the nearby Franz Kafka Museum. There’s not much to see in the way of memorabilia, but the exhibition is richly suggestive of the Prague-born literary genius’s world. “Franz Kafka was born into a myth called Prague,” reads the first wall text, which is worth the price of admission alone. (Cihelná 2b, Prague 1) Bet on modern Czech design. Because let’s face it: the shops selling “traditional” Bohemian crystal are for grannies. Cihelná spans the gap between old and new nicely. Hygge – The Danish Art of Contentment BY ISABELLA JENKINS
o, you haven’t heard of hygge, the Danish art of contentment? Well you’ll be hearing more and more about it. It has been named to Oxford Dictionaires' "word of the year" list. And, if you do a search on Amazon you will find many books on the subject, a game, recipes, candles, even a T-shirt. They all want to let you into the secret of why Danes are the world’s happiest people.
While there is no translation into English, many define hygge (pronounced “hue-guh”) as “coziness.” It is that and then some. It’s about doing things that make you feel good, especially around the home – from relaxing in a candlelit bathtub to hanging out with friends enjoying togetherness and conviviality. It’s about quietly celebrating life’s little moments and being in the moment. Call it Danish Zen if you will.
a Happy Life, a cookbook and wellness guide, the author has a section on “Twenty Steps to Nordic Kitchen Hygee,” which advises us to “master at least five ways to cook with nature’s original superfood: the egg” and “take the time to make a simple loaf of bread.” She also rhapsodizes on triple cherry gløgg, a mulled wine with cardamom pods and star anise that she calls “healthy hedonism.”
It wasn’t always thus. A century or so ago Denmark boasted a large empire and its people were as miserable as everyone else. But when its power began to wane, its citizens compensated by developing an insular mindset. While the country had looked outward for its power previously, it was time to delve inward: both inside the home and inside the person.
Images depicting hygge are often of a curled-up kitty, a smoldering fire, a pair of slippers, a pile of books by the bed, a bird’s nest – all meant to reinforce the idea of shelter. For some reason there seem to be loads of pictures depicting a mug of cocoa – you’ve got to love a philosophy where chocolate is a component.
While much centers around the sanctuary of home (eluding those frigid Nordic winters), the outdoors also has a place in hygge. Playing sports or just picking wildflowers – both are preferable to going to the gym or ordering a bouquet online. Forage for berries, take a hike, grab a paddleboard. Biking is a hygge pursuit too – but don’t do it on a high-speed racer but rather the slow kind with a woven basket. To appreciate nature is to hygge.
“It is a feeling of being warm, safe, comforted and well,” according to The Book of Hygge: The Danish Art of Contentment, Comfort and Connection. “To hygge is to invite intimacy and connection.” As you can see, the term is used as a verb as well as a noun and adjective. Danish philosopher Soren Kierkegaard captured hygge’s challenge when he wrote: “Most men pursue pleasure with such breathless haste that they hurry past it.” The sharing of meals and the act of cooking are huge in hygge. In How to Hygge: The Nordic Secrets to
Hygge encompasses embracing the mundane and is consciously practiced in everyday routines. Instead of sweeping the porch or making the bed with a feeling of resentment, you instead honor the sense of ritual. According to an article about the subject in the New Yorker, hygge is about “artisanal this and homemade that, fetishizing what’s rustic as authentic, what’s simple as sophisticated: urban American sophisticates already know this aesthetic; we’ve aspired to it for a long time.” Amen.

At These Colorful East End Restaurants BY HANNAH SELINGER

nstead of the winter blues, what about the winter reds? Or oranges? Or greens? This year, when the coldest month of the season has got you down, tuck into a restaurant — or two — and check out some of the dishes that are bringing vibrant color to the East End. We’ve curated some of our favorite dishes from this season: the ones that bring not only delight to the palate, but also delight to the palette. From sushi to salad, moussaka to pita, the East End offers up a wealth of culinary delights, in every hue. At the Topping Rose House, in Bridgehampton, a 22-room inn that is now home to Jean Georges at Topping Rose House, diners can indulge in one of the East End’s most colorful dishes: the vibrant red baby beets, served with crunchy Pink Lady apples and a coconut-lemon yogurt. Chef de cuisine Michael Houser has more than one colorful dish on his winter menu, though, for those in need of a little color pick-me-up. A dish of tuna tartare is served with green avocado, red and white spicy radish, and a compelling ginger marinade. The only thing better than looking at these bright masterpieces is actually eating them. Also in Bridgehampton, Elaia Estiatorio serves a beautiful — and extremely delicious — winter dish that is ideal for colder weather. Known as

moussaka, it’s a play on the more traditional lasagna. This version is made with layers of lamb, eggplant, potatoes, and béchamel, and a cherryred tomato sauce provides an eye-catching pop. Oranges and reds are also on the menu with the Arni Kleftiko: a slow-cooked lamb shank that has been wrapped in parchment paper along with carrots, potatoes, onions, and herbs and served beneath a simmering pool of Kefalograviera cheese and red tomato sauce. For all the colors of the rainbow — and then some — look no further than your local sushi counter. At Bamboo, in Southampton, the omakase experience, which features eight pieces of whatever is most fresh and unique, guests can also enjoy a colorful and eye-catching meal. Planks of crimson tuna. Thick slabs of terracotta salmon. Sunny yellow tamago. Verdant wheels of jalapeño. Equally colorful are the restaurant’s seaweed
salad — a symphony in green — and their sauteed green beans, all of which are likely to make one forget that the weather outside is, well, a little bit frightful. Amagansett’s brand-new iteration of Rowdy Hall is ready to accommodate the massive crowds lining up to dine at the new Hamptons hot spot each day. The so-called sabich — a falafel pita stuffed with colorful veg, like eggplant, cabbage, cucumber, tomato, and Moroccan-inflected carrots — is made even more tasty with the addition of hummus, tahini, and hard-cooked egg. A side of blistered shishito peppers with lemon aioli brings even more color to the plate. End the meal with an ode to all the colors: the seasonal sorbets change regularly, but all are available with warm caramel, hot fudge, and the most colorful part of the meal, rainbow sprinkles.

ptown, downtown, all around the town. Manhattan’s new restaurants, as designed as they are delicious, are ushering in a new era of refined dining. METROPOLIS BY MARCUS SAMUELSSON The ceiling is the star at Metropolis by Marcus Samuelsson. “In most buildings, the floor is the welcome mat,” says acclaimed restaurant designer David Rockwell. “But coming up the stairs, the ceiling becomes almost like an embrace and leads you through the space.” Visitors enter the underside of the Perelman Performing Arts Center (PAC) 8-story marble cube up a grand staircase and are guided through the lobby and restaurant by Rockwell’s spectacular glowing ceiling in undulating Sapele wood (African mahogany) ribbons with integrated LED lighting. The restaurant has no interior walls. The ceiling has places where the ribs drop down and create abstract chandeliers separating spaces such as a small performance stage, the bar, and the lounge. “Below that,” explains Rockwell, “the seating is broken up into smaller groups with banquettes with the goal of having many places for people to gather. This isn’t one big giant open room. The restaurant has 130 seats but doesn’t feel that way because the seating groups become rooms within rooms.” The ceiling is designed to be more than

aesthetic. Above the Sapele timbers is perforated metal with acoustical absorption. Unlike many fashionable New York spots, “You can have a conversation and actually talk to your guests,” says Rockwell. Because the $550 million PAC is the final edifice to be erected on the World Trade Center site 22 years after the tragic events of 9/11, it’s regarded as a symbol that New York is back. Rockwell explains that it was a particular challenge “to create a place with a sense of occasion that the building merited.” He lived in TriBeCa when the towers fell and has been involved in redeveloping the World Trade Center site “from day one.” “I think they knew my two great loves were theater and hospitality,” he says. Rockwell’s resume includes numerous restaurants such as Zaytinya, Nobu, and Wayan, as well as Broadway sets for such musicals as She Loves Me. He called in from Chicago, where he was working on set designs for Boop! The musical.

Likewise, chef/restaurateur Marcus Samuelsson says he considers it “a huge privilege and honor to be part of the cultural center. Because of where it’s located and the history, we want to make a restaurant inspired by the city.” Samuelsson had cooked at Windows on the World shortly before 9/11 and was involved in feeding first responders. “This is coming full circle.”
Samuelsson has been in the city for 25 years and feels like a true New Yorker. He has been “chasing flavors” here since 1994, when he first arrived at the high-end Scandinavian restaurant Aquavit and became the youngest chef to receive three stars from The New York Times at the age of 24. The diversity of race and culture was both thrilling and comforting for the Ethiopian Swedish chef. He has said that New York was the first place he truly felt at home. The multitude of flavors he chased are an inspiration for the Metropolis menu. When looking for his executive chef “it was about creating a New York restaurant with someone who had ties to New York,” Samuelsson says. Fortunately, executive chef Ed Tinoco, a Queens native who spent a decade as culinary director of the highly acclaimed Alinea in Chicago, was looking to come home. Together, they are collaborating on a menu that pays homage to the city’s incredible diversity of immigrants. A popular snack is fried olives with everything seasoning. “We were thinking through a bagel and what comes on top of it,” explains Samuelsson. Flushing-style oysters are served with XO sauce. “It’s the XO sauce inspired by that community,” says Samuelsson, “there are a lot of Chinese notes to that sauce.” The lamb trio, neck, sausage, and tenderloin, nods to the

West African community in Harlem and the Bronx. CAFÉ CARMELLINI Step into Café Carmellini and you could be stepping into the Gilded Age. Magnificent chandeliers hung from double height ceilings, white tablecloths, uniformed waiters. This is what nice restaurants used to look like. The 5,000-square-foot restaurant is located on the ground floor of the new Fifth Avenue Hotel, which was originally designed in 1907 by the renowned New York architects McKim Mead and White who built the Morgan Library and the Brooklyn Museum. The elegant restaurant was once the mansion of a prominent socialite. Swedish designer Martin Brudnizki underlines the breath-taking height of the cleanings by planting two sculptural trees in the middle of the dining room. Guests sit comfortably in blue velvet booths surrounded by rich wood paneling and beveled mirror panels which
reflect the golden glow of orb lighting. Balcony seating provides a bird’s eye view of the main dining room. The refined atmosphere is befitting for Carmellini’s return to fine dining. “Café Carmellini is my love letter to New York City. I want it to become a destination for New Yorkers and visitors to the city to feel transported, celebrated and warmly welcomed,” says the chef who has spent the past 30 years cooking in the city at highly acclaimed, although more casual restaurants, such as Locanda Verde. Here guests will feast on Lobster Cannelloni & Osetra, Red Snapper ‘Meunière,’ Rabbit Cacciatore, and Duck Tortellini. CAFÉ BOULUD The beloved Café Boulud reopened in December much to the delight of its many fans who were mourning its demise last May. The new location at 100 East 63rd Street is much closer to the newly reinvigorated midtown restaurant scene.
It reopened in partnership with the hospitality division of BARNES International Realty. The stylish space designed by Jeffrey Beers International features Art Deco and vintage accents throughout. Diners will be comfortably ensconced on velvet green banquets under vaulted ceilings. The black and white tile and varnished wood flooring is original as is the decorative clover shaped molding. Mirrored panels, sculpted bronze, gilded copper, and polished stone add additional accents. The restaurant also features a selection of works by famous European artists curated by Galerie Murlot. The elegant space may even signal a return of a dress code of sorts. The website states “business casual attire is strongly recommended. Athletic or leisure wear is not permitted, and gentlemen are not permitted to wear shorts or sandals in the dining room.” The original Café Boulud, for which the New York café is named, was opened by Boulud’s

grandparents over 100 years ago outside of his hometown, Lyon, France. Boulud opened Café Boulud in New York City in 1998 and has since expanded the brand to locations in Palm Beach, the Bahamas, and Toronto, with a new Beverly Hills location expected to open next year. “Creating a new home for Café Boulud has been my focus and priority for the last year,” says Boulud, alluding to the special place this restaurant holds in his heart. “The restaurant will be a vibrant celebration of my French roots and love for New York.” What’s to eat? Will the signature black bass in crisp potato crust (Daniel’s upmarket riff on fish and chips) be on the menu? You batcha! It will be in the traditional section along with a glazed sweetbread with ginger jus. A rotating seasonal section will change with offerings such as grilled salmon with citrus and roasted Pennsylvania duck with persimmon jam. A curried rainbow carrot tart with shallot compote will star in the vegetarian section. Thai dishes such as a peekytoe crab soup with pickled ginger flower and a roasted pork tenderloin with pork belly, sweet potato and kale will open a global section called Le Voyage. Executive chef Romain Paumier rides the range. He was most recently sous chef at Restaurant Daniel and prior to that sous chef at the previous location of Café Boulud.

Restaurant Daniel alum, will turn out classics such as a molten chocolate cake with salted caramel and mint lemongrass ice cream and a “baked” Mont Blanc with chestnut ice cream, ginger sorbet, and Swiss meringue. FOUR TWENTY-FIVE BY JEAN-GEORGES An architectural masterpiece is the perfect showcase for Jean-Georges Vongerichten’s awardwinning cuisine at 425 Park Avenue, the first full-block office building on New York’s grand boulevard in over 50 years. Designed by Pritzker laureate Lord Norman Foster, the 47-story building takes its place as an urban icon nearby the Seagram Building by Mies van der Rohe and Lever House by Gordon Bunshaft. The message here: Midtown is back! The restaurant occupies the first two stories of the tower. Diners enter through the cocktail lounge with awe inspiring 45-foot ceilings on the first floor and ascend a sweeping staircase to the mezzanine dining level. The 80-seat dining level features a glass fronted kitchen showing the chefs at work. The timber-paneled dining area cantilevers over the lounge creating a more intimate environment at the bar. A 24foot painting by the celebrated American artist Larry Poons animates the wall behind. A bespoke collection of furniture designed by Foster + Partners is made in walnut and burgundy leather.
This has been called a full circle moment for Vongerichten who began his New York career at Lafayette in the now demolished Drake Hotel diagonally across Park Avenue in 1986 and received four stars from The New York Times in short order. He made waves by abandoning traditional meat stocks and creams, relying instead on the brighter flavors from vegetable juices, fruits, light broths and herbal vinaigrettes. The young Alsatian native who had trained with such esteemed chefs as Paul Bocuse, Paul Haeberlin, and Louis Outhier was soon one of the chefs driving the American Food Revolution and now has 62 restaurants worldwide. At 425, he will rely on veteran chef Jonathan Benno, an alum of Per Se and Lincoln, to execute a menu befitting the grand space. n the case of the beguiling images created by Christa Maiwald, they literally look good enough to eat. Maiwald who is not only an accomplished artist but master baker places her delicious confections of cakes or cookies in unlikely places to create whimsical portraits. Her photo series “Landscape Cakes” features elaborately created cakes in different settings for effect. Maiwald recounts, “I found a tree on Cedar Street which blooms in the spring and got down really low because the petals were all over the ground. I made a vase cake to put amongst them. It was so pretty in the way the items blended.” In another case it was cakes which made up the double yellow line on a road leading

to the beach, not pristine sand but rutted in tire tracks. “It was a cautionary tale,” explains Maiwald. Yet it was not man’s encroachment on nature but man’s best friend which ultimately caused the problem. “A dog got out and immediately went for the cakes,” she adds with a laugh, “I had to go back to the kitchen to make more cupcakes and try the shoot again.” This was no problem for the “baker for a billionaire.” When Maiwald brought a cake to a dinner party, a guest who was a private chef admired her skill and hired her to create all the desserts for a high-profile East Hampton family. “I have baked all my life starting with the Betty Crocker box then later went to culinary school in New York City” she says, and when she combined her baking with her photography, it created a whole new medium. Another project of cookies with images of famous people required a week of cooking hundreds of cookies to get a three-minute shot of them in a bathtub for “Gently Down the Stream” in her “Cookies Crumble” series. Her latest work is photographing portraits of icons amongst edible confections from Lady Gaga to Julian Schnabel. “It’s hero worship,” she explains, “When I was getting my graduate degree at the Art Institute of Chicago I had so much admiration for what artists do. A friend said I was like a religious zealot. I even made ceramic cups with artists images and found their mailing addresses to send them.”
But while there are sweets for the sweet there are also sweets for the not so sweet. Utilizing another of her amazing talents, embroidery, she created a series of dictators on lampshades or bad employers who were embroidered on small aprons. There is the evil juxtaposed with the childlike. “I definitely work with the loss of innocence,” Maiwald says, her newest embroideries featuring babies rebuilding in their war-torn worlds. “I always keep two different things going, photography because it’s instant satisfaction and embroidery where a project takes months to complete.” Luckily her two cats seem to have an innate respect not to touch her yarn or edible creations. Reinvention is a theme for Maiwald who after a successful career in Manhattan as a video artist with exhibitions such as the Whitney Biennial went west to Los Angeles for the film industry then landed back in Springs in East Hampton to raise her family. She enjoys being part of a vibrant artists community locally and also has her work collected both nationally and internationally. Another of her many talents, children’s books will be on display at the Southampton Arts Center “Look At The Book” exhibition starting in February. Ultimately doing what you love is the best approach to a bittersweet world. “For me art is like Valentine’s Day every day because I just love the material I work with and the satisfaction of getting an image. It’s a wonderful thing you are allowed to do.”

Resilient South Florida Market Continues to Boom BY ALICE PHILLIPS
ne of the most startling statistics to come out of South Florida: the median price of single family homes in southeastern Florida has been on an upward trajectory for the past 144 months. For those of us who have to do the math on a double take: that’s twelve years of continual median price increases! Twelve years of median home price increases in the southeastern Florida market seem almost unbelievable – but maybe not so much, given that the last 4 years in the Covid/post-Covid marketplace has shown unprecedented growth and volume in Florida residential real estate. South Florida is the seventh-largest metropolitan area in the United States and the second-largest in the southeastern United States, trailing only the Washington-Arlington-Alexandria metro area. More than 6.7 million people live in the region, which encompasses more than 6,000 square miles and three counties: Miami-Dade, Broward, and Palm Beach. Gay Cororaton, Chief Economist at MIAMI Realtors® drills down into the numbers and forecasts a positively rosy outlook for Southeast
Florida’s home sales, identifying 5 major market trends in 2024: Downward trending mortgage rates. Cumulative rate cuts by the Fed, combined with slowing inflation may lead to the 30-year rate hitting a projected 5.25%, down from the high of 6.8% in 2023. Increase in existing home sales. The decline in mortgage rates will likely cause a bounce in existing home sales, with projected growth of 7%. Singlefamily home sales are projected to increase 8%; condominium sales are projected to increase 5%. Increase in home prices. Home prices will continue to rise at the more modest pace of 5% – a number that seems comparatively soft to the cumulative price gains of over 50% since 2019. Housing supply will remain tight. According to Cororaton, supply will remain steady at below 6 months, with tighter market conditions for single-family homes than condominiums. 2024 will remain a seller’s market in 2024 with 3 to 4 months’ supply as lower mortgage rates bolster demand while supply does not adjust as fast.
Market competition will increase. Demand will remain high across all market segments and demand will be particularly robust in the $1 Million plus market and the high luxury market. Supply has increased to about 18-24 months in the $1 Million plus market, which is on par with pre-pandemic levels. Contributing to the continuing uptick in the South Florida market is Florida’s “resilient and dynamic economy.” Cororaton asserts that the strength of South Florida’s housing market is underpinned by Florida’s sustained out-of-state and international migration induced by Florida’s low business taxes and no state income tax, and the continuing recovery of domestic and international tourism and travel. Furthermore, the one point reduction of the business rent tax (the “BRT”) from 5.5% to 4.5% also seems to be fueling the strong Florida economy. The BRT is the sales tax levied on Florida businesses renting or leasing commercial property. Over the past year, 23% of foreign buyer transactions in the United States occurred in Florida, resulting in Florida’s designation as the

top destination for foreign buyers. The surge in local home prices in South Florida is closely tied to this phenomenon of wealth migration. According to Cororaton’s analysis of the 2020-2021 migration data released by the Internal Revenue Service, inmigration contributed significantly to the region’s economic landscape. In 2021, South Florida’s household income experienced a remarkable boost of $16 Billion. Cororaton also forecasts a positive outlook for Florida home sales in 2024. With an anticipated 7% year-over-year expansion by the end of 2024, driven by a decline in mortgage rates to 5.25%, the market seems poised for growth. Cororaton predicts that prices will continue to appreciate at a modest pace of 5%, with varying impacts across different market segments. “In the low to midprice segment of the market, the lower mortgage rates will drive up demand from first-time buyers and renter households. In the high-price and luxury segment, the wealth effect from rising stock prices, a pickup in economic growth in 2024, and sustained migration of high-income households into Southeast Florida will push up demand,” explains Cororaton. Inventory for single-family homes stands at 4.4 months, signaling a seller’s market; condominium supply is 6.8 months, which may indicate the movement to a buyer’s market. New listings are up across all markets. All of that information is great – but how does it translate to specific markets within South Florida? For Palm Beach and West Palm Beach, Hamptons Real Estate Showcase turned to the Cregan Team of Sotheby’s Palm Beach office for a little more color.

“Palm Beach is idiosyncratic,” shares John Cregan, “the market doesn’t have much to do. The Palm Beach/West Palm market has been ‘flat-ish’ since Spring 2022. Sellers who are not overreaching and pricing properties correctly – or even at a little bit of a bargain – those properties are moving quickly.”
market, with well-priced homes selling for 94% to 96% of list price – as opposed to 100% plus.” Kilpatrick has a caveat, however: “Current pricing is certainly higher than before Covid, but the sellers are now more realistic and not trying to push the needle to make the prices higher. It’s a good time to buy if you’re a well-educated buyer.”
“Our core market in Palm Beach is $2M -$5M for condos and $8M-$14M for houses. Price-wise, we are roughly at 2022 levels. That being said, it’s important to note these levels are roughly double the pricing we saw pre-Covid.” As for inventory, Cregan notes that it’s moving up – if only slightly. “Inventory is creeping up. High prices are bringing out more sellers, and because this past summer was quiet, there’s a little more inventory to look at. The pace of sales is slower too: net-net we are looking at more inventory. Still, we are only at about 6070% of pre-covid supply levels.”
As a takeaway, the Cregan Team notes that there’s a premium for new construction, but there’s a way to find some housing at ‘relatively reasonable’ pricing. “There’s really good demand for new construction – it’s been the easiest thing to sell for the past year and a half. But anyone who wants to do a little work, a relatively minor project like a garage, can find great opportunities at a big difference in pricing.”
“Buyers are back and engaging, interest rates really do affect affordability,” states Jennifer Kilpatrick of Corcoran’s Delray Beach office. “Something as small as a single interest rate point reduction is enough to get people engaged and back in the market. It seems like most buyers feel like this downward movement in interest rates is the trend, and it’s encouraging those who have been sitting on the sidelines.” Kilpatrick also sees the market stabilizing.
