m 516.380.0538 | gdp@corcoran.com
North Fork | East Marion. You remember the feeling. You’re on holiday on the coast of some Caribbean isle or on the cliff of a European town overlooking the Mediterranean. Each morning when your head leaves the pillow you know you are on vacation with broad expanses of water dotted with boats and vistas of other shores. Much closer to home, only 100 miles from Manhattan, you can recreate that feeling each and every day when you develop this very private, nearly 12 acre waterfront, meadow-like parcel composed of two 5.7 acres lots spanning 350’ along the North Fork’s Long Island Sound. With all permitting work done on each lot, a savvy buyer would save hundreds of thousands of dollars and months of waiting to begin construction of a significant house, waterside pool, tennis court and even a guest house for those who would undoubtedly flock to help you enjoy your grand, new estate. The low, but stable bluff, provides easy access down a gentle pebbled path to the beach from where you’ll enjoy an abundance of aquatic activities while conversation and laughter will resound around the inevitable nighttime beach fires. The property affords ample opportunity to create your own vineyard, apple orchard or a field of wildflowers through which your driveway will meander right to your front door. Only a few miles from both the ferries of Greenport and Orient Point, this well positioned property provides easy access to everything that has made the North Fork the new sought after destination. At night, go into town for dinner at one of the waterfront restaurants overlooking Shelter Island or head to one of the many vineyards for a wine tasting. But on clear evenings, eat early as you might want to get back for some of the most beautiful sunsets anywhere, as the sun seems to disappear somewhere into the Sound leaving the horizon a purplish haze. Best of all, you won’t need a passport, a pat down or a plane ticket. Just get in your car and head East. When you get there, you’ll know...and remember.

BRING THE GARDEN TO DINNER
DINE ALFRESCO IN THESE LOVELY NORTH FORK RESTAURANTS BY HANNAH SELINGER
with the preserved apricot meringue cake, made with lemon curd and olive oil cake.
La Plage, in Wading River, often referred to as the most romantic restaurant on Long Island, offers outdoor seating beneath the twinkling of strung lights, a reminder of spring’s bounty. Enjoy an artisanal cheese plate, to start, or the Prince Edward Island mussels, served with a creamy basil pesto, polenta, and fresh tomatoes. Then, move on to a confit of duck, alongside a fresh chive risotto made with exotic mushrooms. The raw bar also features local clams and oysters on the half shell, with a Birds of Paradise mignonette, perfect for savoring in the spring breeze.
garlic butter and herbs, and brandade de morue. Charcuterie lovers can dig into foie gras, pate de Campagne, and duck rillette. All the classics, including a robust list of French wines by the bottle and glass, are right there. Sit outside, grab a glass of rosé, and adore the outdoors.
Spring is in the air on the North Fork, so make a reservation at any of these delightful dining destinations and enjoy the greenery from your perch at one of Long Island’s best restaurants. There’s no better way to enjoy the green spaces of the island than while dining. Here are some of our favorite picks.
After a brief closure for winter, the North Fork Table & Inn, in Southold, is open again, and diners can enjoy dinner outside in the restaurant’s petite patio, which is framed by green plantings and florals. Ordering the duck tot and caviar is a must. It’s a play on the traditional tater tot, gussied up with a plentiful quenelle of caviar and presented tableside beneath a cloche of smoke. (The dish comes as a supplement to the fourcourse menu.) The whole-roasted maitake mushroom, served as a second course, comes with a soft hen egg, cider-braised kale, and a white bean purée, and is a delight for meateaters and vegetarians alike. Seal the deal
At Demarchelier Bistro, guests can sit on the lovely outdoor patio and pretend they’re in Paris, not Greenport. The food is Parisian enough, after all, and so are the environs. The food recalls a little bit of France, from French sandwiches — jamon beurre, pan bagnat, croques monsieur — to onion soup gratinée, helix escargots with
Once the Jamesport Manor Inn, the Dimon Estate has been completely refreshed and is now serving bespoke meals both indoor and out (outside, you can relax by the garden in comfy outdoor chairs enjoying an aperitif or two). The fresh scallop ceviche, which comes with sliced jalapeño, jicama, red onion, avocado, corn, and citrus, is a bright and clean appetizer that primes the palate for more. Follow it with the braised short ribs, served over boursin polenta and alongside roasted asparagus, crispy onions, and a rosemary demi-glace. Instead of dessert, finish your meal with a slightly sweet Hudson, a cocktail made with Belvedere lemon basil vodka, fresh lemon juice, simple syrup, muddled basil leaves, and a splash of club soda.

START A GARDEN THIS YEAR!
BY ANNE HALPIN
Never tried gardening before? There’s nothing mysterious about it. Anyone can garden, and I believe everyone should, even if the garden is just a couple of plants in flowerpots. Gardening is the most rewarding of activities, giving us a chance to reestablish our connection with the natural world, and affording us the satisfaction of nurturing our own little bit of the Earth.
So, maybe this is your year to start a garden, and now’s the time. Give it a try — you might just find out that you enjoy it. If you have kids, get them involved too. Want more color in your life? Grow some flowers to enjoy outdoors or cut for a vase. Do you like to cook? Plant some fresh herbs — basil and thyme, parsley and chives, rosemary, dill, tarragon — they’re a snap to grow if you buy plants. How about vegetables? There’s nothing like the flavor of a juicy ripe tomato picked from you garden and
still warm from the sun, or crunchy sugar snap peas right off the vine.
We’re blessed with an abundance of local produce in summer from farmstands across the East End, so support our local farmers and shop there. But grow some of your own food and flowers, too. It’s not rocket science. Here’s how to get started.
First, pick a location for the garden. Look for a spot that gets full sunlight for 6 or more hours a day. If you haven’t got a bright enough place, try gardening in some big pots on the deck or patio. Make sure your garden spot is within reach of a hose unless you’re planning to install an automatic watering system.
The East End has some of the best farmland in the country, but my property has sandy soil that’s not very fertile, so I add compost and
other organic matter before planting. If this is your first garden, do yourself a favor and start small. If you want to hit the beach on some of those warm summer days, keep the garden small. You can always expand next year. You can lay out your garden in rows or beds, or in pots on the deck or patio.
Deciding what to grow is the fun part. If you want to grow vegetables, plant what you like to eat. Leaf lettuce, arugula and mesclun are good bets for beginners. So are snap peas and beans. Tomatoes are a must. Eggplant has pretty purple flowers, and the oriental and Italian types bear long, slender fruits that are never bitter. If you want to include some herbs, grow the ones you use most often in the kitchen. Want some flowers? Plant them in colors you like. To have flowers for cutting, choose colors that will complement the colors of your rooms indoors.

As the plants grow, give your garden some TLC. Pull the weeds before they get big and overwhelm your plants. Or at least try to get them out before they bloom and scatter their seeds all over the garden. Water when the soil feels dry below the surface.
And above all, enjoy eating your own homegrown veggies and bringing indoors some fresh flowers you grew to decorate your home!
SOIL TESTING
To understand the growing conditions in your garden it’s a good idea to get your soil tested. Home testing kits are available at garden centers.
A great resource is the Cornell Cooperative Extension’s Horticulture Diagnostic Lab. Gardeners can have a sample of their soil tested for pH and conductivity (soluble salts). Results can be sent via email or regular mail. Call them for information on how to take a soil sample from your garden and get it to them: (631) 7274126.

NOW TRENDING: AN EASIER HOUSEPLANT
THESE PRODUCTS MAKE GROWING THE GREEN STUFF
INDOORS AN ACTUAL CINCH BY
Behold the black-thumbed monster. I’ve never met a houseplant I couldn’t kill. Until last year, that is, when I invested in a new plant on the market, Easyplant, a statement piece that promised me it could overcome my ability to destroy greenery that wasn’t ersatz. Would I be able to overcome my inability to stop killing plants? Only time would tell.
I ordered a Dragon Tree, a spiky plant hailing from Madagascar in the tallest size (it measures several feet) in a Deep Navy pot ($249). Easyplant prevents over- and under-watering. A reservoir built into the pot allows you to fill it once per month; the water is then slowly distributed to the
HANNAH SELINGER
plant in a measured, perfect way. You can go on vacation without asking someone to stop by to water your houseplants, and the sleek, streamlined pots do not need to have a dingy plastic liner left underneath to catch spillover water. Everything is right in the container. It’s one of the most designforward planters on the market, with extra points for how easy it is to use (and how impossible the plant is to kill, I’ve learned).
Houseplants come in a range of sizes and styles, from money trees to rubber trees to palms. Those looking to add indoor botanicals to their homes with minimal effort and relatively moderate cost should consider Easyplant. Pots come in a ton of different colors, and plants can be selected to suit whatever light your home has the most of. After 18 months, plants can be repotted — so I’ll cross that bridge when I come to it.
Easyplant isn’t the only brand making indoor greenery that much easier. Lettuce Grow, which facilitates indoor vegetablegrowing with a starting price tag of $348, is worth considering if you’ve been missing out on crunchy greens in the colder months. This hydroponic machine relies on water that has been infused with nutrients and fertilizer to boost leaf and root growth. Roots grow long and outward, rather than into the ground, a visual reminder of how gardening actually works.
Lettuce Grow is a modern contraption that looks fashionable enough in any kitchen or sunroom. What’s even better is what
it produces: crisp lettuce and herbs and, if you can manage to teach yourself the ins and outs of pollination, tomatoes, cucumbers, and other members of the nightshade and melon families. The delight is in knowing that there’s very little fuss involved here:
nary a spade, hoe, or tiller in sight (and no soil to mess around with, either). The lettuce sprouts irrespective of the weather, and the veggies can emerge even in the coldest days of winter.
Like Easyplant, Lettuce Grow is designed to help gardeners who aren’t necessarily naturally inclined toward making things flourish on their own. The machine does require the occasional tune-up, and, yes, if you feel more ambitious about planting, you may find yourself buried in a book when it comes to pollination. But, for the most part, both Lettuce Grow and Easyplant are both easy on the eyes and easy on the mind. And that’s ok! We could all use a little assistance sometimes.

LATEST TECH TRENDS FOR YOUR HOME
BY ANNIE SISK
The right technological enhancements to your home can increase its value and enhance your enjoyment of it in myriad ways. They can keep you and your family safe and even help you reduce your utility bills.
Yet it can be a challenge to keep up with the latest tech trends. Technology is constantly evolving in leaps and bounds to the next thing, while you just want your smart home to be … well, smart about it all. You want it to make life easier. You want it to just work.
So what are the latest trends in smart home technology that you need to know? We’ve got you covered.
ENHANCED PRIVACY PROTECTIONS
Nothing is more important to you than
the safety and security of your property, your family, and your guests. Fortunately, tech companies agree with that assessment. That’s why many of their most interesting new developments are targeted towards the privacy and safety of your home and property.
For example, the next evolution in doorbell cameras may well be your own personal home drone camera. Go beyond monitoring for porch pirates with something like the Ring Always Home Cam. It can keep an eye on every window and every room on a single floor and while it’s available only by invitation so far, it may be headed for wider availability, depending on early feedback from users. From its dock inside your home, it conducts security rounds throughout your home and can be dispatched for controlled flights whenever you wish — and whenever
your Ring Alarm is activated.
CREATIVE USE OF ROBOT TECHNOLOGY
If you’ve been nursing Jetsons-inspired daydreams since childhood, this one’s for you: the Astro Robot. Your own personal digital assistant can follow you throughout your home, simply awaiting your next request. It can add to your home’s security by keeping track of those who enter your home and making sure they’re “on the list.”
With the addition of a serving tray, Astro transforms into a cute, tiny butler. You can also add a blood pressure monitor, a storage container, and even an accessory that will toss timely treats to your pet. Like the Ring Always Cam, you can purchase it only by invitation so far, and with limited quantities available, you may be in for a wait.

DEEPER INTEGRATION
With recent headlines trumpeting (or blaring the alarm over) the exploding capabilities of AI, or artificial intelligence, it’s easy to forget sometimes that AI has actually been around for fifty or so years. Admittedly, it hasn’t been capable of more impressive feats until recently, but this is one tech area that’s almost certainly destined to expand dramatically in the coming years.
AI is what helps power more intuitive and more deeply integrated smart-home technology. Combined with the connectivity provided by the Internet of Things, AI can provide a broader and more useful array of services to help reduce lifestyle friction and free up both your time and your energy for more worthwhile things.
Imagine a home assistant that can monitor your food preferences, spot an upcoming shortage, and place an order for you completely without your participation. As AI technology improves, it also becomes more adept at interpreting voice commands
and physical inputs, empowering it to create smart task and shopping lists, schedule your interior and exterior lights, and monitor and adjust your home’s thermostat and other environmental controls.
Finding ways for your smart-home elements to work together will continue to be a significant focus for tech companies. For example, one of the biggest stories in 2022 was the introduction of a unifying “translator,”
called Matter 1.0, a standard SDK, or software development kit, which enables different smart-home devices to “talk” to each other and integrate more fully, even when they’re built by different companies. Your Amazonbuilt home assistant can then understand signals and messages from your GE lighting and the Yale smart locks on your front door. Integration means your home devices work together to make a better environment for you and your family.
