PRESSURE EASING It’s a brand-new year, and we’ve got new resolutions, new opportunities, new challenges, and a renewed sense of hope for the year ahead. 2022 marks the start of our third calendar year into the COVID-19 pandemic. We’ve learned to adapt to a new normal; things that once seemed temporary have become staples in our everyday lives. However, one thing has remained the same throughout the past year, and that’s the fact that the pandemic has continued to affect people’s housing needs and preferences. The 2021 housing market was one for the history books. Sales prices soared to new heights while inventory hit rock bottom and homes sold in record time. The strong seller’s market of 2020 only strengthened in 2021, with historically low inventory and incredible demand. Low mortgage rates continued to fuel demand despite the increase in competition and rising home prices. Like the previous year, 2021 was marked with multiple offer situations, bidding wars, long lines at open houses, rising prices, and an ever-growing pool of buyers. Despite seeing fewer homes on the market, we still saw an increase in sales across Long Island. In Nassau County, closed sales were up 26.2% from 2020, with a total of 15,895 sales. The median sale price was $640,000, up 11.3% from 2020, with sellers receiving on average 99.3% of their asking price. By the end of 2021, there was a 1.6-month supply of inventory with a total of 2,216 homes for sale. Over in Suffolk County, there were a total of 19,243 homes sold in 2021, a 12.6% increase from the year prior. The median sales price was $505,000, an increase of 13.5% from 2020, and sellers received an average of 101.4% of their asking price. The year-end inventory saw a 1.4-month supply, with 2338 homes for sale. NAR Chief Economist Lawrence Yun predicts many of the 2021 housing market trends will continue in 2022 but at a more moderate level. While home sales are projected to remain strong, they will be tempered by the continued limited supply, higher sales prices, and rising interest rates. Home prices are expected to continue to rise, but at a slower pace compared to last year. Homeowners who choose to sell in the coming months can expect to see plenty of buyer activity while mortgage interest rates remain low. However, we expect interest rates to rise this year, with the Federal Reserve estimating 3-4 rate increases for 2022. Surging home prices coupled with rising interest rates will lead to affordability challenges for many buyers, as higher mortgage rates leave buyers with less purchasing power. Buyers looking for a new place to call home will have to navigate through a competitive market and be ready to jump as new inventory hits the market.
