Annual Report NY RANKED TOP MARKET FOR SELLERS IN THE COUNTRY

As we approach the fall season in real estate, the markets in Suffolk and Nassau counties are displaying significant year-over-year trends. The change of season often brings shifts in market dynamics, with inventory changes and price adjustments impacting buyers and sellers alike. This analysis provides an overview of current market conditions in both counties and insights into the trends shaping the local real estate landscape.

While inventory remains very low across Long Island, Suffolk County has experienced a recent increase in new listings, whereas Nassau County has seen a slight decrease. Despite these differences, home prices in both counties continue to experience double-digit appreciation year-over-year.

A recent Zillow study ranked the New York metro area, which includes Long Island, as the nation’s number one market for sellers, underscoring the competitiveness buyers face when searching for a home. Conversely five of the top ten buyer’s markets in the county are located in Florida with Cape Coral Fl as number one.

A key metric in this competitive market is the sales price versus list price ratio, which reveals how much buyers are willing to pay relative to the asking price.

Calculated by dividing a home’s final sale price by its list price, this ratio currently stands at 101.9% in Suffolk County for the 9,511 homes sold, indicating that homes are, on average, selling slightly above asking price. Nassau County reflects a similar trend with a 101% ratio for its 7,414 closed sales, showing sustained demand across the region.

Collaboration within the industry remains essential, with 81% of Suffolk County home sales and 70% of Nassau County sales co-brokered between agents from different companies.
