Blue Harbor Residential Building in Ningxiang, Hunan Project Background The project includes Building 7 and Building 12 of the Blue Harbour residential district located in Ningxiang County, Hunan province. The roof waterproofing area of the two buildings totals about 1600 square meters. These two residential buildings are constructed from prefabricated assembly plates with many seams and large movements. Since inverted waterproofing with traditional asphalt materials was adopted for the roof of the buildings in several residential districts developed earlier by the client, roof leakages occurred and became hard to repair. Furthermore, the interior decoration of the rooms became damaged. As a result, the residential district as a whole was not completed smoothly. Thus, the client put forward requirements for a reliable and durable roof waterproofing system which can accommodate deformations present in a precast structure and which can bear a standard pedestrian load.

Project Requirements After discussions and consultation it was decided to apply Sika’s liquid applied membrane to the two buildings with their exposed roof design. After the completion of other site works the roof waterproofing was applied. Considering the possibility of deformation of the precast panel structure, an all-inclusive roof waterproofing extending from waterproof sealing of the parapet wall to the exterior wall intersection was proposed to achieve seamless integration and eliminate leakage. This enhanced waterproof system adopted for the roof used specially reinforced materials which were applied to the dividing joints to adjust to any displacement and movements caused. In addition, considering the client’s requirement for reasonable pedestrian load, Sika used experience in application to projects abroad and, after completion of the waterproof layer for the roof, certain areas were marked off to form individual walkways. This not only met the client’s requirement for pedestrian load but also greatly improved the appearance so as to add another distinctive selling point to the residential buildings.

Sika’s Solution The reinforced Sikalastic®-612 liquid applied membrane waterproofing system was selected for this roof. A glass fiber mat and nylon fabric dual reinforcement solution was also adopted for the dividing joints. Since a lack of tight sealing to the original seam on the roof during the roof waterproofing process had caused structure‘s insulating layer to hold moisture, an vent hole for the roof was designed. Based on the site condition the order was to first clean up the roof and repair the parapet capping with a special mortar. After completion of all the preparatory steps, the entire reinforced waterproof system was carefully applied. Once each of the areas requiring specific attention had been successfully treated, the waterproof film was applied to the roof as a whole. In addition, after the construction of the waterproof layer, in order to meet the client’s requirement for a reasonable pedestrian load, the footpath was set aside in the best location.

In order to ensure smooth application of Sika’s liquid applied membrane waterproofing system, the company arranged professional and technical support personnel to liaise with the client and to provide technical support during the entire construction in the areas of layer design, technical demonstrations, detailed process instructions, base-layer treatment and application training. In addition it was also necessary to timely modify measures for the treatment of specific areas based on site base–layer and application progress, including additional vent holes and additional treatment for seams only. After smooth completion, inspection and acceptance of roof of the two buildings, Sika was given high praise by the client.
