Project Requirements
Located at the gateway to New Jiangwan Town, The Springs is a 900,000 sqm integrated development comprising The Springs Residences – 877 exclusive apartments across a total area of 160,000 sqm and The Springs Center – a 740,000 sqm LEED gold standard Grade A business space. The development also includes a shopping center, serviced apartments, retail stores, a hotel and recreational facilities. The whole project consumes 70000m membrane sheet and around 1000 sikaflex sealant. Sales team and technical team of FFI, TM Sealing&Bonding work together to provide the customer profession technial know-how and after-service including the very beginning technical investigation, drawing review, sealing solution, application guideline, mock-up test, on-site application training and regular site visit. Sika's one-package product and service solution won great reputation in all parties involved in the project.
1st phase of the springs residence followed the traditonal window water-proofing solution-sealing both the sides of window with galvanized steel. The workers suffers a lot due to the complicated installation procedure including window size measuring, galvanized steel cutting&bending, pre-installation of galvanized steel and shape adjustment, gap sealing, metalic mesh welding on the steel, interior and exterior decorative coating. It's a nightmare when you find that 2 workers spend a whole day to finish just 1 window. SikaMembran Window System meets all these technical requirment and both investor and facade consultants are quite confident in the system after mock-up test, on-site application training and regular installation checking.
Sika’s Solution SikaMembran Window Sytem includes breathable PE membrane(SikaMembran Window Outside) and un-breathable PE membrane(SikaMembran Window inside). Sikaflex sealant are introduced to bond the membrane on concrete wall. One edge of the membrane is equipment with PSA tape so it could be easily attached on the smooth window frame. The other edge is bonded on the porous concrete wall with Sikaflex sealant. Workers could easily cut the membrane into required size with scissor or knife. Also, the 0.5mm flexiable memrbane sheet could be bended to any shape to fully contact the substrates surface. With double-side fleece backing, directly over-rendering became possible. So the installation procedure are
greatly simplified to membrane cutting, attaching on window frame with PSA, Sikaflex application on concrete, Pressing SikaMembran Window on top of Sikaflex, over-rending directly. Plenty of the application time are saved with the new solution, it cost just 30 mins for the worker to finished one window even for his 1st trail. What's more, 2 types of formulation differeciate the Sd value(equivalent air layer thickness), the Sd combination guarantee the condensation water inside of the wall could breath out with season changes. So water-corrusion and mould problems are avoided. The project consumes more than 70000m membane sheet and 10000 ssg Sikaflex sealant.
