Publisher’s Note Dear Readers, It is my pleasure to present to you the 25th Annual Edition of the Guide. Oh my! How things have changed in those 25 years! The readers we serve, the geographic market we serve, the advertisers we serve have all changed dramatically during that time.

Allow me to reminisce. The magazine was created in 1987 - the brain-child of Cary Evans, President of RMG and Rick Schlosser, VP of Marketing and Sales, Peachtree City Development Corporation – then called PCDC for short. There were no good publications at that time that sang the merits of living in Peachtree City.

The Guide to Peachtree City, as it was originally called, was tightly focused on Peachtree City and its real estate. The main advertisers were in and around Peachtree City. Distribution was by mail to the 5,000 homes and about 12,000 copies that were given out by the PCDC Information Office.

Over those 25 years the magazine has survived by expanding its geographic footprint to cover both Coweta and Fayette Counties. Our publication was one of the first publications to recognize that these two counties constituted a common market. The first big expansion came in 1996 when the title reflected the area to be Guide to Peachtree City and Surrounding Areas. Then we expanded again in 1997 when we became the Guide Covering Coweta & Fayette Counties. Today the Guide – Covering Coweta- Fayette Counties prints 60,000 copies once a year and copies are available in the company owned rack system throughout both counties all year long.

Lake McIntosh, more accurately called a water reservoir, is the newest in the region. It is nearing completion after many years in the discussion and planning stages. It follows Line Creek between the Line Creek Nature Center and TDK Boulevard, straddles both counties and will be a drinking water source for Fayette County.

WAT E R Although groundbreaking for the 650acre reservoir was held January 10, 2010, the water reservoir has been conceived for decades. Discussion about a drinking water reservoir along Line Creek was ongoing as early as the 1960’s, but it never came to fruition due to complications acquiring land. Attempts were continued through the 70’s but stalled due to environmental concerns and regulatory requirements.

But all that is in the past as contractors are in the final stages of constructing the dam and preparing to fill the lake. Tony Parrott, Fayette County Water System Director, hopes to see the gates to the dam closed by May 2012 and anticipates at least a year for the lake to fill up. The dam is located just west of Atlanta Regional Airport - Falcon Field in Peachtree City. Only one park is planned for Lake McIntosh at this point. The Fayette County Commission has approved the concept for a ten-acre park along the east bank of the lake near the dam. The County Commission has approved the park’s concept and as of early January Parrott said a request for proposals was close to being issued. The park will include a boat ramp and docks, fishing, walking trails, picnic shelter and gazebo, tot lot, restroom and parking for cars, boat trailers and golf carts. Only electric motors, row boats or sail boats will be allowed on Lake McIntosh and no bodily contact with the water is allowed, such as swimming, skiing or scuba diving. The park will be open from dawn to dusk and will be free for Fayette County residents. As of press time the decision whether a fee for out of county residents will be required was pending a decision by the County Commission. www.guidecowetafayette.com

Southern Conservation Trust The Southern Conservation Trust’s (SCT) Line Creek Nature Area in Peachtree City will become lake front property on its southern end once Lake McIntosh fills up. The lake project required portions of the trail to be moved and two bridges to be replaced. SCT Executive Director Pam Young explained that one smaller foot bridge is being constructed and installed by an Eagle Scout. “Another bridge passes over pretty rough terrain requiring the bridge to be larger and the construction is more complicated, so the contractor will do that one,” she said.
The Line Creek Nature Area is a 70acre public-access preserve on the Fayette-Coweta line. Public access to the site is off Highway 54 east right before Planterra Way in Peachtree City. The area, open dawn to dusk, features walking trails along a pristine stretch of Line Creek, a fishing pond with dock, a gazebo and picnic areas.
Fayette County. As of press time it was still being prepared and is not opened but Young said it is expected to open in April.
SCT is a 501 (c) 3 nonprofit organization that works to preserve land south of Atlanta. The Line Creek Nature Area is one of four public nature areas the Trust manages. The others include Flat Creek Nature Area, a 513-acre wetland in Peachtree City; Sam’s Lake Bird Sanctuary, a 56-acre site located on Old Senoia Road south of Fayetteville; and Morgan Grove, a new, 60 acre logged hardwood forest area and wetland habitat near the Flint River in east

Other lake-side parks in Fayette County include Lakes Horton, Kedron, Peachtree and Starrs Mill. No alcohol is allowed at any County parks. Lake Horton in south Fayette County, also a reservoir, is the largest at 780 acres and was completed in 1996. An 82-acre park there offers 2.8 miles of paved walking trails, boat ramps, picnic

There is a $10 out-of-county usage fee per vehicle/day fee and no cost to Fayette residents. No swimming, skiing or scuba diving is allowed. This goes for pets as well, which are allowed but must be leashed at all times. Horton is located on Antioch road in Fayetteville.
Fayette County purchased historic Starrs Mill Pond in 1991including a mill house, dam and 16 acres of land. This scenic area is often-photographed or painted and can be used for fishing, family gatherings or picnics. It is located at the intersection of Highway 74 south and Georgia highway 85.
Lake Kedron is a 235-acre reservoir formed by Flat Creek in north Peachtree City off Peachtree Parkway. A small county park with a boat ramp, docks and a playground are open to the public. The general public is allowed to freely access the lake from this park and fishing is allowed but only paddle, sail
used by Peachtree City residents or their accompanied guests. Other special uses for the lake are allowed only with City Council approval, such as an annual Dragon Boat Festival and two adult triathlons. However there are several parks around the lake that are free and opened to the public year-round.

Drake Field is about 10-acres of scenic open space near the Peachtree City Library on the shores of Lake Peachtree. It is the only area in Peachtree City where dogs are allowed off leash as long as they are under their owners’ voice control.

Georgia’s Newest State Park, Chattahoochee Bend. Playground that is specially designed so that children of all physical abilities can play together. A picnic shelter and restroom facilities are available. Battery Way Park is located off Battery Way street and features a lakeside tot lot, outdoor exercise equipment and picnic areas. See Peachtree City’s website at www. peachtree-city.org for more information on these areas. Northwestern Coweta County is the site of Georgia’s newest State Park, called Chattahoochee Bend. It is one of the state’s largest parks at 2,910 acres and arguable one of the most scenic, located in a horseshoe bend of the river and protecting 5 miles of shoreline. A boat ramp provides access to the river, which is attractive for paddlers, campers or anglers. More than six miles of wooded trails are open for hiking and nature photography and an observation platform offers easy views of the river 10

and forest, which has been left in its natural state.

Various camping options are available and a bathhouse is a short walk from camp sites. Covered picnic shelters can be rented for birthday parties, reunions and other gatherings. Geocaching is also a popular pastime here.
Another Coweta public water feature, this one man made, is the Lynch Park Pool at Willie Lynch Park on Richard Allen Drive in Newnan.
The park is open 7 a.m. to 10 p.m. daily and there is a $5 parking fee. More information can be found at www. gastateparks.org. Just across the Chattahoochee in Carroll County, a stone’s throw from Chattahoochee Bend Park, is the McIntosh Reserve Park. This 527 acre Carroll County park is rich with history. It occupies land once owned by Chief William McIntosh Jr., a high-profile and often controversial entrepreneur who helped settle this area in the 1800’s. The 4,200 square-foot pool features a water slide, a mushroom water feature, four lanes of recreational lap swimming, a splash fountain for children and several tables and shade umbrellas. It is open for 14 weeks from Memorial Day to Labor Day. The fee (at press time per the web site) is $2 per person for a day or $25 for the season. Fees are subject to change so contact the Coweta Recreation Department at 770-254-3750 or their website for fee updates and hours. Whether Fayette and Coweta residents or visitors are looking for a nearby day trip or a lengthier “staycation,” they can find plenty of water related, easy-on-the-budget family activities G right in their own backyard.

Lose It: I’ve been using it for the last two months and it is a great aid in the battle to lose weight. Set your goals and monitor your calories at every meal. It even charts your progress for you. Sound Hound: I love music, but it is hard to keep up with all of the new music. Especially when I’m driving and hear a song I don’t know – I just tap Sound Hound and it tells me the artist, song and in most cases the lyrics. Fandango: We check our movies before we go with Fandango. It tells us everything – where the movie is playing, times, and even a brief preview. We even order on line to pick up our ticket when we get to the theater.

The 104 bed, 362,376 square foot facility will feature state-of-the-art technology, patient-friendly features, and large windows that will provide natural light. Area Private Schools The Peachtree Region boasts a wide variety of private schools, from Montessori to parochial. These choices give families the advantage of being able to select a specific academic environment for their children.

In 2011, all 28 of the Fayette County School System schools met the AYP (Adequate Yearly Progress) requirements. The AYP, or Adequate Yearly Progress, is a cornerstone of the federal No Child Left Behind Act of 2001 and measures year-to-year student achievement. “Each year since the assessment was implemented, all Fayette County schools have made AYP,” says Melinda Berry-Dreisbach of the Fayette County Board of Education

GMC (Georgia Military College) Community College, a Liberal Arts Junior College less than 20 minutes from Peachtree City and Newnan, makes it easy to get a high quality education close to home. reached 110 million – with predictions of reaching 160 million by the end of 2012. It is expected that the Smartphone use in Fayette County is considerably higher. With the increased number of smartphones that is predicted, more and more users will be educated as to the many “new” uses of their phones. Every smartphone user that downloads a QR Code reading App like i-nigma and Red Laser (and dozens more) represents a new way for an advertiser to create a direct link from the reader to the advertiser. This is especially important to advertisers in crowded categories. If one ad out of ten ads in the category has a QR Code, that advertiser can divert the attention of the potential customer by directing them to a page that contains information about themselves, with nothing about the other advertisers in the group.
Another enhancement that will be added to the 20122013 Directory will be the option of advertisers to incorporate short videos on a web page that is linked via a QR Code on their ad. The Rotary Phone Book was started by the Rotary Club of Peachtree City over 38 years ago as a Community Service Project. During that time it grew from a few sheets of paper stapled together into the most read and used telephone book in Fayette County. Always keeping the original idea of serving the local community, the Rotary Phone Book has held down prices so as to make advertising small businesses very affordable. The Rotary Phone Book is a tax paying project and profits from the book are used to assist local organizations as well as international projects. •

New Mission There are many different reasons why men and women go into business, but Kirby and Gail Daras had a unique set of reasons. Kirby, the new owner-operator of Meineke Car Care in Peachtree City, and his wife Gail were both employed by the US Army. They were working at Fort McPherson and living in Tyrone when they decided last year that one of them should retire from the Army and the other would continue serving on Active Duty.
Kirby’s Kids Lily - Crabapple Elementary Lily is outgoing and wears her heart on her sleeve. Lily won a writing contest this past year when she wrote about her mother’s overseas deployment. Sean - Flat Rock Middle School Sean loud and full of energy. His limb difference doesn’t slow him down at all. He loves sports, drawing, playing video games and he is a black belt in karate.

Kirsten - Rising Star Middle School Adopted at age 7, she was the least exposed to the world when she came to the U.S.. She had never seen a birthday cake and thought you could eat crayons. Karate has helped her overcome her shyness, and she is now a black belt working on her second degree. Ryan - Junior at Sandy Creek High School Ryan is a straight A student. He’s in the command group of the Air Force Junior ROTC program, plays varsity soccer and runs cross country.

units. Kirby learned that he could be the stay-at-home dad when Gail was first sent to Germany in support of the Bosnia war. By 1999 the couple, after witnessing the plight of the children orphaned in the war zones began to discuss the idea of adopting their next child. That idea led to the adoption of not one but three children over a period of time. But their decision to adopt children was made even more complicated by deciding to adopt children with special needs who would be castaways in their countries of Kazakhstan, and China. A growing family of four children, three with special needs, made Kirby and Gail rethink how they could best manage this family and take good care of their children. They decided that Kirby would take retirement from the Army, and to purchase the Meineke Car Care franchise in Peachtree City. That move would require Gail to remain on active duty and Kirby to take care of the medical and educational needs of the family by working and living in Fayette County. The Daras family learned by creating their family through international adoption that families come in all shapes and sizes and colors. They say they don’t realize if people are staring at them anymore because they are so comfortable as a family. When asked if someone should consider adopting internationally special needs kids, Gail emphatically answers, “Yes–because after you bless them they are going to bless your lives ten times more”. •

Southern Living Idea House Returns to Senoia

In 2010 Southern Living partnered with the town of Senoia to create the Georgia Idea house, a Brownstone, with style reminiscient of row houses in Savannah. The project was an immediate success, and over 30,000 visitors came from all over to visit the home on the Gin Properties in Senoia. Two years later, an encore has been demanded, and will be received. “Great films deserve even better sequels, and we just couldn’t resist the opportunity to bring our readers the next installment in the renaissance story of Senoia,” said Kristen Payne, Executive Marketing Director, Southern Living. “We’re heeding the calls to serve up more from the town of 48

our award-winning 2010 Idea House.” The 2012 version of the Idea House will be a historic renovation of a cottage-style farmhouse. John Bynum Custom Homes has been selected recreate the home, which was designed by the architects at Historical Concepts. Tracey Interiors, and nationally-known interior design firm is responsible for the interior.
“We think American towns are moving away from impersonal subdivisions and toward a stronger sense of community, and Senoia in particular, blends the best of modern construction with the nostalgia of yesterday,” adds Payne. “The year 2012 will be a celebration of that sentiment through the restoration of one of Senoia’s oldest homes.”
The farmhouse revival project is expected to draw as many as 40,000 visitors from across the country, and Southern Living is scheduled to feature it the August 2012 issue. The home will be open for tours from June to December 2012, Wednesday – Saturday 11 AM – 5 PM and Sunday 1 – 5 PM. The Idea House will be closed on Mondays and Tuesdays.
