A LETTER FROM OUR PRESIDENT

Our summer season is in full swing on the Plateau. Summer concerts, art fairs, and outdoor sporting activities are keeping both our seasonal and year-round residents effortlessly entertained and their social calendars full. The real estate market, as predicted earlier this year, has started the shift towards more of an equilibrium. Demand has continued to exceed market supply, even with the gradual increase in inventory. As the supply chain continues to balance, we will expect to see a few price adjustments and a few more accrued days on market. This gradual balancing of the market is the necessary adjustment for its health and long-term stability. We are pleased to field more inquiries from those considering selling their property. As the market continues to level, our exceptional marketing platform will be even more crucial in delivering results for our clients and Silver Creek’s brokers. I am excited to announce that I have added two new positions to our in-house marketing team, Izaak Holsapple, Creative Director, and Delaney Asbury, Client Experience Manager. Their additions will provide more resources and expertise to our award-winning team, providing our clients and brokers with more opportunities for record-setting success. Travel opens a whole world and deeply changes one’s perspective. As a military brat, I grew up moving every two years and am extremely grateful for it. Traveling helps you see beyond your daily life and will expand your mind, create empathy and make unforgettable memories.

words by delaney asbury Since childhood, Interior Designer Carolyn Kendall has been honing her artistic skills by drawing, designing, and rearranging the homes of her friends and family. Fast forward twenty-six years and Kendall serves as the creative force behind the renowned residential design firm, Alcott Interiors. As a boutique operation, Kendall and her team of experts have been offering specialized high-end residential design services individually tailored to reflect each client’s space and taste.

Originally from Los Angeles, Kendall subsequently pursued her passion for design in Nashville where she completed her formal education and then worked for an architectural firm where she was exposed to the vast world of commercial design. That opportunity led to challenging projects at golf resorts, restaurants, and hotels across the United States — including the historic Broadmoor Hotel in Colorado. “Working on largescale projects helped me look at design without limitations,” Kendall recalled of her early days in the business.

Finding the root of her passion through the creation of intimate and artful spaces for her clients to enjoy subsequently marked the birth of Alcott Interiors in 1996. Since then, she has left her mark on the residential interior design world by bringing light and happiness into the homes of her clients through her skillfully refined design process. Central to her success, is the personal connection she makes with every client; to earn their trust, to understand their lifestyle, their wants, needs, and dreams for the ultimate home. Whether it is a challenging renovation project or a brand new build, Kendall and her team work closely with their clients to address every aspect of the design process and then render spaces that are functional, yet unique. “I can’t emphasize enough, the importance of reflecting, and enhancing my clients’ style,” Kendall said. In terms of a particular style, Alcott Interiors always welcomes a challenge. “From traditional to transitional, to rustic… I do a little bit of everything, and I really enjoy that aspect of design,” Kendall says, “working in numerous locations, and for people from all cultures allows me to think outside of the box as I bring the elements of what people love to the heart of their homes and businesses.” Alcott Interior’s thoughtful incorporation of historical and cultural styles and colors, rich fabrics, and custom accouterments creates opulent, yet inviting spaces that welcome friends and family to sit back and relax. “I love creating spaces where my clients can gather with the people they love. It’s rewarding to see them enjoying customized spaces where they can go to rest and recharge.” Much of the inspiration K e n d a l l channels into her projects stems from her extensive travels around the globe, including frequent trips to Paris. “Years of traveling abroad have provided me the opportunity to reflect upon the storied architecture where I can connect with other designers and explore local markets for one-of-a-kind pieces that ultimately might just find their way into the homes of our clients. Professionally and personally, I have grown a lot through my travels,” shares Kendall, who went on to say, “Connecting with other design professionals and educating myself about different cultures is a big part of what we do.” While the Alcott Interiors design shoppe is located in Nashville, Kendall and her team have since expanded to the Highlands-Cashiers Plateau, and have several notable projects currently underway. Artfully incorporating the distinct mountain aesthetic of Western North Carolina with the rich

and detailed design concepts that their clients have come to love, Kendall is enthusiastically exploring a new vision behind the expression, “mountain home.” “Living close to nature is important here, and I want to maintain that at the forefront,” Kendall says. “When visualizing a mountain house, people typically envision something rustic. I want my designs to be an expanded interpretation of that. hop in the bentley and explore an american icon: the pacific coast highway No vacation itinerary is quite as all-American as the road trip. Authors such as Jack Kerouac have waxed poetic about their memorable driving adventures and countless comedy films poke fun at chaotic families squeezed into vans, always running into trouble. While luxury travel is not one of the images that a road trip generally conjures up, meandering through a star-studded West Coast route in a fabulous ride is just that. A true road-tripping classic, California’s stretch of the Pacific Coast Highway — also known as California State Route 1, Highway 1 and the PCH — hugs the ocean for nearly the entire length of the state’s famed coastline. Running just over 656

miles, it is the longest state route in California and the second longest in the United States after Montana Highway 200. Weaving from Dana Point in the south to the tiny inland town of Leggett in the north, the PCH passes from the sunny beaches of Orange County through the glittering lights of Los Angeles, to the upscale cliffs of Malibu and Santa Barbara, charming Danish architecture in Solvang and Spanish-style adobe in San Luis Obispo, crashing waves of Big Sur, foggy hills of San Francisco, and finally onto the towering redwoods of Northern California.

To maximize the PCH experience, the right car is a must, and nothing says California coast more than a convertible. And not to be forgotten, a necessary detour on Rodeo Drive in Beverly Hills to pick up some chic sunglasses and a Hermès scarf for flawless convertible hair — road trip or not, this is still California. Chris was born in Germany and grew up in Washington, D.C. After studying at Georgia Tech and graduating from the University of Maryland, Chris moved to Ottawa, Ontario, Canada, where he lived for 22 years. In Canada, Chris worked as an on-air talent on numerous radio stations. He moved to Highlands in 2017 to take the job at WHLC. “I moved to the mountains to become the

voice of Highlands, little did I know how much the Highlands-Cashiers Plateau would speak to me.” An avid cook, Chris attended Le Cordon Bleu, receiving a Certificat de Traiteur, and loves sampling all the culinary delights the HighlandsCashiers area has to offer. JACKSON The Lake Toxaway, Cashiers, and Sapphire Valley areas have always been a huge draw for Rick and his family. Since the mid-90s, Rick and his family knew that one day they would like to own a second home where they could escape the heat and bustle of Atlanta. In 2008, they purchased a home on Lake Glenville where Rick, his wife, and three children— along with countless friends—have enjoyed the cool summers, beautiful fall colors, and the occasional snow during the holidays. Rick obtained his Georgia real estate license in 1998. He worked at a commercial real estate firm, specializing in residential development land in both suburban and in-town land tracts. In 2002, Rick starting purchasing his own investment property in the Atlanta area. His interests in real estate lead him into the Cashiers and Sapphire Valley market, and he obtained his North Carolina Real Estate License in 2014. When Rick is not busy selling real estate, he can be found outdoors playing golf, boating on Lake Glenville, or enjoying a motorcycle ride. He remains an active member at First Presbyterian Church of Atlanta, where he has taught Sunday School to four-year-olds for the last 21 years. SELF In search of mild temperatures and a place to unwind, Chuck Self made his first visit to the Highlands-Cashiers Plateau more than 20 years ago on a summer getaway with his family. During that short visit, Chuck realized that Western North Carolina was where he wanted to be. The desire for the mountain lifestyle led him to search for property in the area for several years until he found the perfect piece of land on which to build a dream home. Intended to be a second residence until Chuck’s retirement, the home soon took precedence; the lure of the majestic Blue Ridge Mountains inspired him to say “goodbye” to the intense pace, traffic, and heat of Atlanta when construction was completed. And so, the simplicity and splendor of full-time mountain living began.

“My wife and I have been coming to Cashiers and Highlands for about 10 years now and decided it was time to find our own place in the area. During a short trip, we did online research to try to find a realtor. When we first called Chuck’s office, we spoke with his assistant Riva (she’s fantastic) who was very diligent in learning a bit more about us and our wants and then getting us in touch with Chuck. That weekend, Chuck spent the better part of a full day with us looking at several different types of options to help us better understand the range of inventory. With as hot as the market has been it took us a year to finally land our home with several close calls and almosts along the way. R AY Ray Trine’s passion for all things real estate blossomed early in his life. After graduating with an accounting degree from the University of North Florida in 1971, he immediately launched his real estate career. Initially employed by Florida National Bank’s holding company, he later became CFO of American Federal Savings and Loan, financing homes and commercial properties and working on building and development projects. He quickly learned that he belonged out in the field making things happen, rather than crunching numbers in an office. By 1982, the Trine family included five children, five dogs, and four cats. Lake Toxaway offers abundant beauty, an active lifestyle, and rich history. But it’s the annual event happening in late July that may best define what makes this community so special. To say Lake Toxaway is special to Larry Bradner would be a significant understatement. The retired cable television and technology executive is the patriarch of three generations who have made memories at this Transylvania County mountain resort. Bradner is starting his 36th season in his third house here. He and his wife, Donna, visited for the first time in 1986, spending a relaxing weekend at the renowned Greystone Inn, then in its second year of operation. “When we stayed that weekend, it was pretty clear to us we had to be here,” Bradner says. The next Memorial Day, from a rocking chair on the porch of the historic Greystone, the then-35year-old agreed to purchase a hand-built cottage near the inn.

“It really is a multi-generational community,” Bradner says. “If a kid starts coming here at a young age, they don’t want to leave. They want to be a part of it, too.” A STORIED HISTORY

Since the late 1800s, Lake Toxaway—the largest private lake in North Carolina and the first artificially made in the Appalachian Mountains— has drawn not only families but captains of industry. Long ago, Henry Ford, Thomas Edison, Harvey Firestone, and members of the Rockefeller and Vanderbilt families visited the Toxaway Inn, a tony resort accessible by railroad (at the time, the steepest system in the U.S.), with the most modern conveniences of its day. Legendary tales exist of the iconic businessmen retreating to the lake in their Pullman cars to plan the future of the U.S. automobile industry. Built by a group of investors from Pennsylvania, including Edward H. “E.H.” Jennings, the fivestory, wooden structure—then the largest in the country—opened in 1903. French chefs prepared fine cuisine served on imported dinnerware, crystal, and sterling silver. Guests danced to a large orchestra and played games in the

“It turned out to be a magical place for my family,” he says, recalling fond memories of their young son freely and safely roaming about the property. Next, they lived on “the big lake,” the almost 700-acre Toxaway, before building on adjacent Cardinal Lake, about one-tenth of its size. Separated by a dam, the two private lakes are quite different, Bradner says. “You’ve got the ‘On Golden Pond’ experience with Cardinal, and the recreational boating experience with Toxaway.” Today, Bradner’s three granddaughters—ages 6, 10, and 12—find enchantment in the family’s purposefully-created children’s garden and spend hours on paddle-boards and kayaks in Cardinal Lake’s pristine waters. The couple is amid a major renovation and addition to their home, to better accommodate their son’s family and continue the legacy.

billiard parlor and bowling alley. The lavish inn commanded the shores of the lake, which eventually would become its downfall. In 1916, torrential rains caused Lake Toxaway to flood and burst its earthen dam, sending more than five billion gallons of water downstream, creating the iconic falls and scars on the mountain landscape that remain today. The inn survived the flood but couldn’t thrive without its lake. It never reopened, standing vacant and unused until it was torn down in the mid-1940s, its various species of wood and fixtures salvaged and sold at auction. “From the stories we know, the beds were made, and the tables were set for dinner when the flood hit, and they remained that way,” says John Nichols, a founding board member of the Historic Toxaway Foundation. “But everyone left after the flood.” Nichols lives in the picturesque, former Toxaway Inn caretaker’s cottage, a lakefront house built around 1900 and one of the few structures remaining from its early heyday. Wrapped by a wide porch with wood-shingle siding, the home sits across the lake from where the inn once stood. The 1960s ushered in a new era. This time, the investors hailed from Columbia, S.C., with visions of returning Lake Toxaway to its glory days. The group purchased around 9,000 acres around the lakebed for $50 an acre, rebuilt the dam, and restored the lake level to its original, 3,000 feet elevation.

Nichols’ grandfather, R.D. “Reg” Heinitsh, Sr., was among the investors. “The original idea was that it was going to be small, summer cottages and cabins,” Nichols says. “They expected to draw buyers from South Carolina and Atlanta.” Around its 14 miles of shoreline, investors began to develop what eventually became Lake Toxaway Estates, offering exclusive access to the water. For the next four decades, their Lake Toxaway Company would build miles of paved, private roads providing access from highways 64 and 281. Still the largest community in the area, Lake Toxaway Estates comprises several neighborhoods with outstanding amenities. The company also built Lake Toxaway Country Club (which began operations out of the Greystone Inn) as well as its golf course. In the 1980s, the lake’s story began to come full circle. Some of the country’s leading entrepreneurs, celebrities, and chief executives—this time from the beverage manufacturing, music, home improvement retail, aerospace, and brewing industries—now regularly visit or live in the area. Nichols, whose successful commercial real estate brokerage company is based in Charlotte, understands why. “They all have one thing in common: the desire to be near this tranquil, hidden lake in the mountains.”


RECREATION ON MOUNTAIN WATERS

Encircling Lake Toxaway are Hawk, Panthertail, and Cold mountains as well as its namesake peak. Fed by the Toxaway River and natural streams, the lake flows into a waterfall and river by the same name, crossing under U.S. Hwy. 64. “Toxaway” is an anglicized version of a Cherokee Native American phrase; however, there are two thoughts on its translation—“place of thunder” or “land of the red bird.” Because its developers created presentday Lake Toxaway solely for recreation and not as a reservoir or hydroelectric source, it maintains a consistent water level except for periodic maintenance. About 1,100 home sites dot the 5,000 acres along Lake Toxaway’s shores. Property owners and guests enjoy boating, paddling, skiing, swimming, and fishing. Access is restricted to property owners, and outside boats are not permitted, so traffic is minimal. Only two locations offer rental boats for residents and guests: Greystone Inn Rentals and Lake Toxaway Marina. Greystone guests tour Toxaway at sunset aboard Miss Lucy, a 24-passenger handcrafted mahogany boat made by the century-old Hacker-Craft Company. (Its name mirrors that of the original owner of the Greystone property, Savannah, Ga., socialite Lucy Armstrong Moltz.) Offering daily departures during the warm months, Miss Lucy also has limited availability by reservation for non-hotel guests. Its sister vessel, Lucy II, can seat 10 for a private cruise, while the Lightening Bug, a three-passenger electric cruiser, is also an option. Anglers appreciate the eight species of fish that swim in Lake Toxaway: rainbow and brown trout, large- and small-mouth bass, walleye, catfish, and blue gill. Because lake access is limited, a day’s catch can be plentiful. Open year-round, Lake Toxaway Country Club offers its members fine dining, a fitness center, an outdoor pool (part of its “Lake Club”), five Har-Tru tennis courts, pickleball, and championship

The trailhead for Panthertown Valley is less than five miles away. Both protected areas offer waterfalls, multi-use trails, trout streams, and panoramic views. “I [practically] have Panthertown for a backyard,” Bradner says. “There’s such a variety of activities here; it’s unusual to have the number of choices we do. The biggest issue is trying to figure out how you want to spend your day.” Opportunities for recreation and relaxation aside, Bradner says his favorite part of Lake Toxaway is the people. He recalls a time when he was recovering from a medical procedure and neighbors made sure he and Donna were well cared for. “I don’t think we cooked a meal for five weeks. It’s remarkable. People really do think of the community first. They really do rally.” GENEROUS COMMUNITY

croquet lawns. In recent years, the club has been “completely renovated” and expanded, Bradner says, earning two awards. Drawing upon a “lakeside lodge” theme, it added architectural accents and landscaping, along with a new entry hall, casual grille, a pool pavilion with a pizza oven, expanded patio and porch seating, and a game room for teens. A stand-alone pro shop with access to new locker rooms was added. And “it now has the best indoor/outdoor bar I’ve ever been in,” Bradner proclaims. In 2008, the club’s 18-hole golf course underwent a significant redesign by Kris Spence, nationally known for his architecture and restoration. Famed course architect and Western N.C. resident Tom Fazio designed its Golf Learning Center, a 20acre facility with a practice putting green, short game, and driving range. (The area has a deep connection to the game; a nine-hole course, one of the first in the state, was located near presentday Lake Cardinal in the early 1900s.) Dramatic, falling water lies beyond the lakes, particularly in the national forests and Gorges State Park, about 13 miles from Lake Toxaway.

For more than 17 years, the retired Alcoa executive has served Lake Toxaway Charities (LTC), an organization that supports more than 50 nonprofit organizations in Transylvania County and beyond. As its volunteer executive director for the past decade, Brown is quick to point out the five populations LTC serves: the hungry, the homeless, the abused, and those in need of education and healthcare. “We have a community culture of care and concern for others,” explains Brown. “In addition to the funds that are generated, we have more than 100 volunteers that support the various nonprofit agencies. It’s all about giving back.”

On July 23, the organization will hold its annual “Sports Day and Dinner Gala Dance” at the Lake Toxaway Country Club. Most of its annual fundraising, about $1 million, is generated during the oneday event.


“Our fundraiser is an all-day sports event with a thematic gala at night,” Brown explains. “People really enjoy the day’s activities as well as the cause.” LTC’s goal is to build an endowment to sustain its support for longer-term needs and growth. But it’s also built to respond to emergent needs, as it did when the 2021 flood severely impacted the Rosman community. Each year, a grants assessment team reviews the proposals from the agencies to determine how best to distribute the funds. But the support does not stop there, Brown says. “We do site visits. We look at financials. We continue to monitor and discuss the agencies’ goals and objectives and the effective use of the grant money.” LTC reinvests less than three percent of funds raised back into the organization for administrative support. And it tracks the number of people impacted—more than 12,000, or about one-third of the county, last year. “I tell my neighbors that less than three miles from where we are standing, there’s poverty and need. I remind them we are not the real world here.” LOOKING AHEAD

In 1985, Reg Heinitsh, Jr. purchased a majority of the Lake Toxaway Company stock from his father, took the reins, and continued the controlled development of Lake Toxaway Estates. When development was completed in 2003, the Lake Toxaway Company transitioned the lakebed, dam, roads, and common amenities to the care of the Lake Toxaway Community Association. True to tradition within the area, the third generation of the family now has ownership and oversight of the club, marina, and new development. Will Heinitsh, Reg Heinitsh III, John Heinitsh, and Mish Nichols are involved in day-to-day operations. While the community is rooted in a rich and notable history, many have their eyes on its future. “Although we started the Historic Toxaway Foundation to preserve and recognize the past, we also want to help plan its future,” Nichols explains.

Traditionally, commercial development has taken a backseat to the building of lakeside homes. Much of the area either lies within a protected community or a park, limiting its future development. Nichols and others would like to see a thoughtfullydesigned village “that fits with the history and charm of the area” where visitors and residents alike could gather among shops, restaurants, and maker spaces for artisans. Affordable housing for the local workforce could be part of the plan, as well. For now, a handful of locally-owned shops and restaurants—including The Grand Olde Station, which Nichols opened about a year ago—serve the Lake Toxaway area. Located at the site of the former train station where the well-heeled once arrived, the restaurant features a collection of artifacts and serves as a sort-of museum—a depot where the past meets the future. Breguet, Patek Philippe, Piaget, Vacheron Constantin, Rolex, Audemars Piguet, Breitling, Cartier and Hublot — all are recognizable as some of the top makers of luxury timepieces in the world. But that is not all they have in common. Aside from being examples of the best in watchmaking, these and scores of other top brands also happen to be, by no coincidence, Swiss. The small Alpine country seems to have perfected quite a few things: banking, skiing, chocolate and the keeping of time. “For more than four centuries, tradition, expertise, advanced technology and innovation have allowed the Swiss watch and clock industry to maintain its leadership on the world market,” says Jean-Daniel Pasche, president of the Federation of the Swiss Watch Industry. “There is a feeling that every item is chosen with great care,” she says. “Rather than being cold or sterile, there is a warmth to the design due to its emphasis on natural materials, large windows to let in light and bringing the outdoors in with greenery.” JEWEL IN THE CROWN

Switzerland’s domination of timekeeping is credited to 16th century Christian reformer Jean Calvin, who banned the wearing of ornamental objects after being named head of the church of Geneva in 1541. The goldsmiths and jewelers had to find something new to do and turned to watchmaking. The industry bloomed. By 1790, more than 60,000 watches were being exported from Geneva, with competition fostering both innovation and an attention to quality that is unmatched to this day. “Swissness” has cemented its place as a synonym for “haute horlogerie,” or high watchmaking. “Two words which, combined with renowned brands, guarantee the best choice for the consumer in search of a high-value timepiece,” he says. “But two words that also need resolutely protecting.” To do so, the country has a federal law in place that outlines strict criteria that a watch must meet to be considered Swiss-made: technical

development carried out in Switzerland, the movement must be made and cased in Switzerland, and a final inspection of the watch must be conducted in Switzerland. Also, 60 percent of the manufacturing costs must be incurred in-country. IT ’S COMPLICATED

The Swiss name has a lot to protect. The brands that operate under its marque are responsible for most major innovations in timekeeping over the last few centuries, including the first wristwatch, the world’s thinnest wristwatch and the waterproof wristwatch. “The brand has innovated since its foundation,” says Emmanuel Breguet, vice president and head of patrimony of Montres Breguet, and a direct descendant of A.L. Breguet, who founded the company in 1775. “We can say without pretension that Abraham-Louis Breguet was probably one of the main founders of modern watchmaking.” Beyond the complicated matter of a ticking clock, modern watchmaking has blossomed into a world of “complications,” or watch functions other than telling time: bells and whistles such as day and date, perpetual calendar, chronograph, moon phases and world times. One of the most groundbreaking complications dates to 1801: A.L. Breguet’s Tourbillon. Before then, watches were notoriously inaccurate thanks to the effects of gravity on the movements, but by housing certain components inside a rotating carriage, the Tourbillon was able to cancel them out. “Abraham-Louis Breguet was not only a watchmaker,” Mr. Breguet says. “He was also a genius who was ahead of his time. Indeed, in addition to creating innovative watch complications, he thought about the usefulness of each of them.” “For example, the guilloché [repetitively engraved dial] was not an aesthetic desire, but a way to capture the light on the dial and thus give a better readability of the dial,” he says. “I would [also] speak of the tact watch [1799], which allowed one to know the time by simply

touching the dial without the need to consult one’s watch in an impolite way. The anti-shock provision known as pare-chute [1790] allows a better resistance of the watch.” “Finally, I must also mention the self-winding watch called perpétuelle, which allowed the watch to wind itself without keys by the means of an oscillating weight.” WHILE THE FUNCTIONS of many complications have been replaced with more high-tech, 20thcentury versions, the traditional techniques are still used in high-end Swiss watches. They are seen by collectors and enthusiasts as a mark of true craftsmanship. In workshops throughout Switzerland, intricate details from mechanics to finishes are carried out by master craftspeople trained in the arts of haute horlogerie: expert guillochage artisans at Breguet, hand-finishing the movement components and cases at Patek Philippe, a crew of skilled gem and diamond setters at Piaget. With the help of their watchmakers, Swiss brands continue to perfect their crafts and push the boundaries of timekeeping ever forward. “Breguet has been recognized since its creation in 1775 for its avant-garde and innovative spirit, and the brand will continue to pursue this objective in 2022 and in the years to come,” Mr. Breguet says of his Swiss company. “[Its] great strength lies in the fact that, for two centuries, the brand has been in tune with the contemporary world by accompanying man in his progress.”

Luxur y labels are entering real estate, infusing their style into premier residences around the world

LIVING This is the future of branded real estate. “I think there is a need in the market to find something new, something fresh,” says Michele Galli, CEO of The One Atelier, an Italian firm that helps developers create a branded property from start to finish. “Developers are looking to lifestyle brands to differentiate what they offer to the market. The number of lifestyle-branded projects is continuously growing,” he says. It began with high-end hoteliers adding residential sections to their hotels. Big names such as the Ritz-Carlton, Mandarin Oriental and

Now luxury brands are getting in the game, partnering on developments that offer the same amenities with a fashion designer, jeweler or automaker’s touch. Already a major trend in the Middle East, lifestylebranded properties are spreading across the globe. The One Atelier has successfully completed two such projects: Büyükyali furnished by Fendi Casa in Istanbul, Turkey and Szervita Square furnished by Bentley Home in Budapest, Hungary. In the United States, brands are rapidly expanding their residency offerings, especially in Miami, where the Porsche Design Tower, Residences by Armani/Casa, Missoni Baia

Carlos Rodriguez, managing director of Sierra Blanca Estates in Spain, was inspired by the buzz around branded developments in Miami when he tapped The One Atelier to work with him on the first such property in Spain, the Epic Marbella furnished by Fendi Casa.

With such a prominent moniker attached to a person’s home, there certainly is a “trophy property” aspect to the developments, both Mr. Rodriguez and Mr. Galli posit. Buyers can match the brand of their home to their personality in the same way they would wear Chanel or drive a Porsche. But the quality of the residences and the level of services they provide are really the shining stars.

At €2.5–€7 million a pop, the villa-style apartments are loaded with Fendi Casa touches and the services and security of a luxury hotel. “The Costa del Sol is in a great moment right now, where we’re having a very strong market, but in that market, we really stand out by having the first branded development,” Mr. Rodriguez says of the residences’ location on the Mediterranean coast of southern Spain. “I think adding a brand to your development manages to create a market for pretty much anywhere in the world,” he adds. “It’s that wow factor.” Along with the area’s usual mix of Spanish, Northern European, Russian and Middle Eastern buyers, Mr. Rodriguez credits Fendi Casa with attracting new attention to Marbella from the United States, South America and Asia. The wow factor has managed to sell 60 percent of the 56 residences with about a year to go before they are finished and handed over. “Clearly, a branded development is a way to add value to the property. The brand is a stamp of quality, it’s a stamp of the right location, it’s a stamp that the services are going to be five-star,” Mr. Rodriguez explains. Over the past year, Sierra Blanca Estates has managed to sell a lot of the residences at Epic Marbella furnished by Fendi Casa online. No matter the luxury label itself, Mr. Rodriguez says “it makes the buyer feel safe because obviously the brand has a huge track record, whether it’s in fashion, the automotive industry or whatever it is. They’re only going to attach their brand to something that is really five-star.” “But truly, I think what we were really looking for was to make an iconic development,” Mr. Rodriguez says.

“The demand is for luxury properties that have services,” Mr. Galli says. “We had to consider the initial investment to create these facilities, but I would say it’s mandatory.” At the Epic Marbella furnished by Fendi Casa, these extras include a gym, spa, 25-meter swimming pool, a kids’ club and a concierge. “Our objective was to have the same lifestyle as if you were living in a hotel, a completely serviced community,” Mr. Rodriguez says. Even better, “all of these facilities are fully furnished by Fendi Casa,” he says. The One Atelier does not just slap any brand name onto a property, instead carefully considering the location and target buyers for the development. “When we sit down around the table with a client and we speak about which brand we could use, one of the elements to consider is who is buying these properties,” Mr. Galli says. “Where are they coming from? Which are the strongest brands in the area the buyers are coming from?” “There are several factors, but one of the most important is to also have a brand in which our client trusts,” he says. “This is very, very important.” Mr. Rodriguez says both the brand and partner chosen for Sierra Blanca Estates’ first such project were truly the right ones. “We thought that Fendi Casa had the right values and a timeless luxury,” he says. “The One Atelier was the tool we needed to bring this brand to Marbella. It’s a relationship for sure.” That relationship carries over not just between The One Atelier and the developer, but with the brand’s team during the sometimes two- to threeyear process.

“We work every day in close touch with the brand. It’s a journey with them as well,” Mr. Galli says. The One Atelier digs deep into the DNA of the chosen brand and identifies ways to transfer its codes into architecture and interior design. Colors, shapes and materials all play a part in evoking the same mood as the brand’s designs do. “Knowing the codes, you are able to create the feeling in even very big spaces, touching everything from the residences to the common areas to the facilities,” in the building, Mr. Galli says. Every detail — from the furniture to the wall coverings, the flooring to the landscaping — is built upon the backbone of the brand. For the Epic Marbella furnished by Fendi Casa, a lot of natural materials were used to evoke that Fendi Casa feeling: stone, wood paneling and travertine wall installations hark back to the brand’s headquarters in Rome. “The building where Fendi is located, the palazzo in Roma, this wonderful building, is covered by travertine,” Mr. Galli points out. “This is something very important for Fendi and very important for Rome.” “Small touches of something that is important for the brand,” he says. “This is part of their story. The story of the brand itself.” Storytelling is a big piece of every luxury label’s DNA and something that makes branded residences shine. “This is the Fendi Casa mood. That’s something that’s stuck with me,” Mr. Rodriguez says of the development in Marbella. “To be able to say where the inspiration comes from — you can see the clients’ eyes light up when you explain a little bit of the story behind it.”

A 2019 study by Savills International Development Consultancy showed the category, inclusive of hotel properties, has grown 198 percent in the last decade and fetches a 35-percent pricing premium. Although The One Atelier is sworn to secrecy as to which other brands it is working with, the company has several projects in the pipeline with other developers in Portugal, Russia, Saudi Arabia, China, Thailand and Mexico. The company also recently announced another prestigious Spanish project with Sierra Blanca Estates: the Karl Lagerfeld Villas, Marbella, a boutique development of five homes inspired by the legendary fashion designer. “We were thinking of which brand could be the right one to link to Fendi Casa, and the natural answer was Karl Lagerfeld, who was for 30 years the main designer of Fendi,” Mr. Galli says. “The relationship between Karl Lagerfeld and Fendi was always incredibly strong, and he was an iconic person, a fantastic artist,” he says. “There is an amazing story that we are building around his person and his passion.” There are even more plans that are in the works for the Marbella area. ”We truly want to change the heart of the Golden Mile in Marbella and bring more brands to the area,” Mr. Rodriguez says. THE PLATEAU with highlands motoring festival Last month, Highlands drew more than 2,500 visitors to admire American and European classic cars and take part in festival events— all for a worthy cause.

Motor Sports Association (IMSA) championship. In addition to the Porsches, about 60 American and European classic cars from all eras of the 20th Century were on display for judging. The always popular “One Lap of the Mountains” driving tour sold out, with a waiting list before the festival. A movie night and a casual party at the High Dive Tavern were also part of the weekend. Highlands Falls Country Club was the site of its gala fundraiser.

For a few days last month, it looked as though the wheels of time had turned back in downtown Highlands.

With beginnings as a one-day car show, today’s festival is a four-day, series of automotive events capped off by a gala fundraiser. Voted Best Concours by Classic Motorsports Magazine in 2019, the festival has become one of the most popular such events in the south. This year, it partnered with event sponsors Porsche Cars North America and Porsche Asheville. The German luxury sports car manufacturer was the marque for the festival’s centerpiece event, “Cars in the Park,” which focuses on autos from the precomputer car era—before 1990. More than 20 rare examples of classic Porsches, some of the finest examples in the world, were on display, including one of the final, 1979 Porsche 935s built. Known as “Peter’s Perfect Porsche,” it campaigned under the Brumos Porsche banner by American race car driver Peter Gregg, who achieved the perfect season that year, capturing the International

Classic and luxury cars from all eras made their way to the elevated mountain town June 9 through 12 for the Highlands Motoring Festival. Compliments and admiration flowed from automotive enthusiasts during the long weekend—the event’s 15th anniversary.

All the fun is for a worthy cause. Highlands Motoring Festival is a 501(c)(3) non-profit organization that supports local, human service needs. The 2021 event netted $81,000, equally distributed among three charitable organizations: The Literacy and Learning Center, REACH of Macon County, and the Community Care Clinic of Highlands and Cashiers. To date, the all-volunteer organization has raised more than $300,000. For the first four years, the Highlands Motoring Festival took place during the fall. It evolved into a summertime event, taking place each June almost every year since 2012. (A modified version was held in the fall of 2020 because of the pandemic.) The festival’s first marque class was Alfa Romeo, featured during the 2012 show. Previous marques also include British and Italian cars, Mercedes, and BMW. Narrow cobbled lanes crisscross Cannes’ elevated old quarter, Le Suquet, as they climb to the ancient castle and church that serve as the backdrop for July’s outdoor music fest, Nuits musicales du Suquet. Ditch the stilettos on a guided walking tour offered by the tourist office every Monday morning.

Few places in the world can get by on their good looks alone, but this seductive coastal curve stretching from Nice to Monaco is one of them. Its serpentine roads snake around cliffs sheltering picturesque coastal hamlets and tranquil blue bays. Fortified medieval villages recall the region’s tumultuous past, while stately villas surrounded by manicured gardens and high hedges suggest that the lap of luxury might actually have a ZIP code.

COCTEAU HOUR

The Riviera found a fan in writer, artist, poet and filmmaker Jean Cocteau, who left his distinct style around the region in places such as the Chapelle de Saint-Pierre des Pecheurs, filled with the artist’s handiwork and named for the patron saint of fishermen on the Villefranche-sur-Mer waterfront. Cocteau also frescoed the walls and ceilings of Villa Santo Sospir, aka the “tattooed house,” on Saint-Jean-Cap-Ferrat, which you can visit by appointment with its caretaker.

No one will argue that there is a better Riviera view than the one from Èze, or that it is not worth the heart-pounding climb up spiraling pedestrianonly streets to reach the Jardin Exotique d’Èze. Crowning the village 1,400 feet above sea level, its gardens and neoclassical church are a highlight of any Côte d’Azur vacation. ON THE MENU

Prince Wilhelm of Sweden’s former residence is now Château Eza, a stunning hideaway fit for royalty, where a chauffeured car for sightseeing is as easy to arrange as a candlelit dinner for two. Château de la Chèvre d’Or comprises a cluster of ancient homes at the top of Èze village surrounded by an outdoor pool, gardens and a dining terrace seemingly made for popping the question. As the world resumes former routines, homes are no longer passive spaces to rest. They are centers of life. In 2022, Ms. Murphy anticipates neutral color palettes, matte metallics and natural fibers to influence these selections. Of course, environmentally friendly products will continue their popularity. Look for those made of sustainable, compostable or recycled materials or repurpose objects from around the house. SLOW AND STEADY

Although one might assume that it is most efficient to tackle a full home organization all at once, ignore the temptation. Plans too ambitious may derail projects before they begin. “Start small, just one cabinet or drawer,” Ms. Murphy says. “Many times, clients try to organize an entire kitchen in an hour or two and then quickly get overwhelmed and give up.” Even seasoned pace themselves.

Multiple utility areas make sense for a family, Ms. Murphy says. “If batteries are stored in two places rather than just one, family members will be more likely to put things away in the proper spot,” she points out. HEART OF THE HOME

Few spaces of a house are as essential to daily functioning as the kitchen. “We live to organize kitchens and pantries,” Ms. Murphy says. “It is also among our most requested spaces to organize. We love the positive and immediate impact it can have on a client’s life.” It is not just about rearranging spice racks and silverware. From the onslaught, consider the collective needs of the household for seamless daily living. “When creating an organization system for the kitchen, think about everyone who will use the

Unsurprisingly, workspaces have been another common request. Despite having the space, not all affluent homeowners desire dedicated offices. Some instead opt for multipurpose rooms or carving out a work area in one of the general living areas. “We try to create workspaces that can quickly and easily be transitioned back into living spaces,” Ms. Murphy says. “For most clients they do not need a lot of supplies, so often we will arrange a basket with charging cords, notepad, et cetera, all of which can be stashed in a nearby cabinet once work is done for the day,” she says. Keeping work supplies out of sight outside of office hours facilitates a better distinction between work time and personal time. “As much as possible, we want our clients to still feel that their homes are a respite from the outside world and that work is not looming all night and weekend,” Ms. Murphy says.

Overarching themes in a home well organized are simplicity, livability and beauty — each a motivator for consistency. “Organizing is not oneand-done. Like most things in life, it should become a habit,” Ms. Murphy says.
