Key components include Concierge itself, Agent Websites, Cloud CMA, ActivePipe (for email blasts) and Spire (for brochures). To access videos, start at the home page of Concierge, click the Education tab, then click “View All” in the How-to-Videos area.

You may have received a printed copy, or you can find it in Concierge by clicking on Documents and searching for “Marketing Guide”. New Listing Checklist 1. Submit documents. Provide listing documents and the New Listing Form (found in Concierge: Documents) to allsirsanfranciscotransactions@sothebyshomes.com. • Transactions enters the information into their database, Trident. • Trident feeds information to Atlas, the back-end of the website, 3x per day. 2. Provide website content. Use the Digital Marketing Form in Concierge: • Go to “My Listings” and click on the “+ Submit Marketing Info” button. • You must do this even if your listing is already visible in Concierge, in order to provide content for the website. • Include an MLS number on the Digital Marketing Form or via email. Due to Clear Cooperation, we no longer publish listings without an MLS number. 3. Upload photos. In Concierge, visit My Listings -> Manage -> Photos, or send a dropbox link or similar to allsirsanfranciscotransactions@sothebyshomes.com. • Maximum 50 high resolution images, including floor plans (minimum resolution: 1,800 x 1,200 pixels). • Order photos by dragging and dropping in Concierge. • A minimum of 10 photos are required for listings to feed to partner websites. • Please include photo credit information (photographer name). If you have a property video, send a downloadable link (not a view-only link on Youtube or Vimeo) to Transactions so they can process and upload it. If you have a Matterport 3D tour, send the link to Transactions so it will appear on our website.

All advertising materials should include the SIR name, logo, and office telephone number, and the agent’s DRE number. All advertisements must include the licensed name of the brokerage firm, and agent’s name as it is registered. All advertising and marketing materials must be presented in a manner that clearly shows that agent is a real estate licensee affiliated with SIR as an independent contractor. The name “Sotheby’s” may never be used in place of the name “Sotheby’s International Realty” as these are two separate brands. The name “Sotheby’s” refers to the auction house and may only be used in direct reference to the Sotheby’s Auction House. When referencing sothebysrealty.com or sothebyshomes.com, they should always appear in lower case with no spaces, and without a “www.” prefix. Advertising content shall comply with all applicable rules and laws, including Fair Housing, truth in advertising and lending, real estate broker laws and regulations, MLS rules, and the NAR Code of Ethics. When using the SIR logo, do not alter the font size, change the colors, add anything, rotate the logo, or scale it disproportionately. The SIR logo must be clearly visible wherever it appears; it should never appear less than 1” wide. Includes: checklists, ratification sheet, new listing form, modification form, ad forms, etc. (for multiple counties) SIR COMMISSION POLICY SIR’s commission rates are based upon the cost of services SIR provides, the value of these services to clients, and competitive market conditions. SIR’s commission rates are not determined in agreement with, or recommended or suggested by, any person not a party to a listing agreement with the Company. It is SIR’s practice not to disclose its full commission rate or fee in the MLS or other property information exchange. Therefore, only the cooperating broker’s fee as expressed in percentage of total sales price should be included on multiple listing forms or other property information for distribution to other listing service members except where the compensation offered to the cooperating broker is a percentage less a flat fee, which should be expressed as a commission (e.g., 3%-$250). The flat fee portion is taken off the top prior to the split between SIR and the agent. Offers of cooperating commissions are determined by the listing agent and SIR welcomes cooperation on all of its listings (unless expressly prohibited by an owner) and will share with cooperating brokers through the offers published in the MLS. At the offer presentation, agents should ascertain the total commission indicated (unless the contract indicates the commission is paid in accordance with a separate written agreement), as well as the commission being paid to the cooperating broker. Errors are borne by the agent.

Transactions, continued PAYMENTS TO AGENTS Real Estate law prohibits agents from being directly paid a commission absent the Broker’s express written authorization. Agents are paid commissions by SIR in accordance with each agent’s Independent Contractor Agreement and the terms and conditions of the commission schedule, as amended from time to time. Commission checks are processed and issued in accordance with the Company’s normal processing and accounting procedures. Generally, SIR does not advance commissions or pay commission draws, however, in its sole discretion, SIR may elect to pay an agent an advance commission if a written agreement exists, signed by the seller stating unconditionally that the Company and agent have no obligation to repay the advance if the transaction fails to close and the agent (and his/her spouse) has executed the Company’s Advanced Commission Repayment Agreement. The Company discourages any type of deferred commission arrangements, and in the event that an agent enters a deferred commission agreement without prior written approval, the agent will be responsible for paying SIR its share of the original commission that would have been due. We do not wire commissions unless there are special circumstances. Agents will be paid via check out of escrow when deal closes. ADMIN FEE A fee equal to 3.5% of the gross commission will be charged on the sale of all SIR listings and sales. Commission reductions must have written approval by management on properties listed at $10 million or more on a case by case basis. Agents who reduce fees without management approval will absorb the full reduction. SF CITY TAX: For San Francisco properties only: the SF city tax (formerly ‘payroll tax’/transitioning to ‘gross receipts tax’) is split equally between agent and brokerage. For example, as of March 2017 on a $1M transaction, at a 75% split, the agent cost is $74.18). Please Note: Programs herein may change yearly and as market conditions warrant. Check with the Office Administrator for most up to date version.

Referrals REAL ESTATE REFERRALS As a Broker or an Agent, you will have exclusive access to high-quality residential brokerage companies located in many of the worlds’ most sought-after destinations. The Broker-to-Broker referral network is intended to supplement the personal network that Brokers and Agents have developed over their professional careers. REFERRAL FEES Referral Fees to licensed real estate firms and/or agents shall be paid at the rate of 30% for company-owned offices and 25% for all other SIR offices or brokers of the side referred. To earn a referral fee, the referral must be made in writing on a form acceptable to SIR, accepted and signed by the Brokerage Manager prior to commencement of work with a buyer or seller. Referral fees are not to be paid to any seller, which shall include any member of the seller’s family, who qualified for a commission of less than 6%. PROCESS: • First find out if there is an office in the country/city where your client is looking to buy or sell. The quickest way is to go to sothebysrealty.com which has the most updated directory of offices. • If there is no SIR broker within the network, the Referral department will do its best to find a broker outside of the network. • It is crucial to fill out the Broker to Broker Referral form (located in Concierge) to ensure that your referral is officially registered so you can receive a referral fee. Because of the rapid growth of referral business, it is important to be organized so that proper credit is given. • Make sure to fill out the form completely. If you talked to a broker already, indicate it on the form under “Assigned Brokerage”. The Referral Department will advise you if they can refer a broker outside of our network. Please note that response time could take a day or up to a week. Keep in mind, when working with an overseas broker, patience is key! You may not get an answer from the foreign broker right away because of cultural diversities and different business practices. AUCTION CONSIGNMENT REFERRALS The unique relationship with Sotheby’s Auction House provides access to many of the world’s leading expert auction and appraisal specialists. This program offers a complimentary auction consignment appraisal for your real estate clients, friends or family. It also allows you to earn an Introductory Commission (auction equivalent to a referral fee) for fine and decorative art property which is sourced and successfully consigned to the Auction House, provided that the referral complies with Auction policies for the payment of Introductory Commission. Acceptance of the consignment will include a 10% referral fee of the gross commission income received by the Auction House upon sale to the referring Broker/Agent/OA, provided the contents sell in excess of $100,000 and the seller is not an existing auction client. Costs/Fees/Due Dates LICENSE RENEWAL It is the agent’s sole responsibility to meet all continuing education requirements for the renewal of his or her real estate license and to ensure that the Company has a current copy of the active license on file. Agents who fail to renew their license at the end of the license period have breached the Independent Contractor Agreement and may not perform any sales activities or receive any brokerage compensation during an unlicensed period. Contracts may be reactivated, in the sole discretion of the Company, if and when the license is renewed. REALTOR MEMBERSHIP DUES All licensees are required to maintain an association membership at all times. If at any time, an agent conducts any licensed activities through a professional association (“P.A.”), LLC or other permissible legal entity, the agent shall at all times cause the P.A., LLC or such entity to comply with agent’s Independent Contractor Agreement, as it may be amended from time to time, and applicable law. Agents shall indemnify, defend, and hold SIR harmless from any claims relating to or arising out of any acts or omissions of P.A.’s, LLC’s or such entity’s employees and representatives (except and only to the extent that such individual or representative is licensed with SIR, such individual has paid the required administrative fee to participate in the Legal Assistance Program, and such claim is a “Program Claim” as defined therein). Do Not Call Lists NRT provides access to the national “Do Not Call/Do Not Fax/Do Not E-mail” registries. To access these lists, please follow the following steps: As required by the Federal Trade Commission, if you make a sales call and the consumer requests “not to be called again” or makes a similar statement, you must immediately tell the consumer that his/her name, if provided, and phone number will be placed on our Company Specific Do Not Call List. It is your responsibility to place such consumer’s name, if provided, and phone number on our Company Specific Do Not Call List immediately after the call via the NRT Do Not Contact registry. How to enter Consumer information in the NRT Do Not Contact list: • Go to the NRT Gateway at http://nrtgateway.com and log in. • Click on “NRT Do Not Contact” • Click on “add a phone number” • Click on “save” after you have entered the information

You can change your default password as soon as you log in.
