The Upper Cape

BOURNE | FALMOUTH | SANDWICH | MASHPEE

The number of units sold in the Upper Cape has increased by 2% in 2013 as compared to 2012. Bourne has experienced a 2% decrease in the average selling price of a single family unit and a 1% decrease in condominium units. Bourne’s Single Family unit sales are down 6% and condominiums are up 5%.

Single Family sales in Mashpee have increased by 15% and condominiums by 8%. There has been a 9% increase in the average selling price of single family homes and a 4% increase in condominiums.

Falmouth Single Family units are down 1% and condominium sales have decreased by 21%. Falmouth has seen a 15% increase in the average selling price of a single family home while there has been an increase of 12% in condominiums.

Sandwich’s Single Family unit sales have increased by 2% and condominiums have declined by 21%. Sandwich’s average selling price of a single family has increased by 15% while condominiums have decreased by 30%.

The Mid Cape

BARNSTABLE | YARMOUTH | DENNIS

The number of units sold in the Mid Cape has increased by 2% in 2013 as compared to 2012.

Yarmouth single family units are down 3% and condominums are down 21%.

Barnstable’s average selling price in single family homes has increased 9%, while the average selling price of condominiums has remained flat . Over the same time frame in Barnstable, both closed unit sales are up. 6% for single family units and 8% for condominums.

Dennis single family units are up 11% and condominums are up 1% for 2013 vs 2012.

The Lower Cape

BREWSTER | HARWICH | ORLEANS | CHATHAM | EASTHAM

The five Towns comprising the Lower Cape have experienced a relatively flat level of activity in 2013 when compared to 2012. The number of units sold in the Lower Cape are up by about 3% in 2013 as compared to 2012. Brewster has seen a 3% decrease in single family unit sales year over year, and condominiums are up by 2%.

Orleans experienced a 7% decrease in average sales price for single family homes, while condomium prices increased 8%. Chatham experienced an increase in single family sales year over year of 27% while Eastham posted a decline of 1%.

Unlike Brewsters decline in single family units, Harwich saw an increase. Harwich performed with a 15% increase in single family sales and a 3% increase in sales of condominium units.

The Outer Cape

The Outer Cape experienced a 15% decrease in unit sales year over year.

Truro performed with a 3% increase in single family sales and an 11% decrease in sales of condominium units.

Wellfleet sales of single family units declined 14% while pricing decreased by 0%. Condominiums are down by 5% in average selling price with a 0% increase in unit sales.

Provincetown saw a 31% increase in the average sales price of single family homes and a 5% increase in the sales price of condominium units. Unit sales were down 16% for single family homes and condominiums were also down 22%.
