A MESSAGE FROM OUR MANAGER: Pam Pagnani According to the Greenwich Multiple Listing System, the current inventory of single-family homes has crept up to 614, compared to 585 in the third quarter of 2014. The largest increase in active listings occurred in homes priced between $3 million to $4 million. Single-family sales have increased 3.5% as compared to the same time last year. For the year, sales have increased to 479 homes thus far, compared to 463 homes by the third quarter of 2014; condominiums have seen a 10.8% increase in sales as compared to the same time last year, totaling 154 units to-date. Townwide, 73% of single-family sales were comprised of homes up to $3 million, which remains Greenwich’s largest and most active market segment. Single-family homes sold between $5 million and $10 million experienced a healthy 45% increase as compared to Q3 2014, while fewer homes priced over $10 million sold during the third quarter of this year compared to the same period of last year. The average sales price of single-family homes in Greenwich townwide decreased by 9.4% to $2,500,000 compared to Q3 2014. However, the average sales price of condominiums increased by 17.5% to $1,016,000. All figures in this document are as reported by the Greenwich MLS (9/30/15)
