A MESSAGE FROM OUR MANAGER: Pam Pagnani According to the Greenwich Multiple Listing Service, across all sections of town, the $1 to $2 million sales price band represented the most number of single-family units sold and accounted for: 39% of total units sold. When viewing the various sections of town, the over $10 million price band had a 50% increase in the number of homes sold from one unit sold last year to three units sold this year. Cos Cob had the largest increase in the number of single-family units sold while Old Greenwich had an increase in the median sales price of single-family homes, up 13% from last year for the same period. Riverside’s homes trading under $1million saw the most activity for that section of town. Although the number of single-family units sold was down 12% North of the Parkway, there was a 29% increase in average sale price over last year. There were more sales in the $3 to $4 million and the over $7.5million price bands this year compared to same time last year. In particular, Sotheby’s International Realty – Greenwich represented the seller in the only transaction North of the Parkway in excess of $10 million this year. In the first half of 2016 town wide, the average sales price of single-family homes was down 9% and was down 27% for condominiums when compared to the same time last year. In addition, town wide, the number of single-family units sold was down 12% for the same time period. Today, there are more singlefamily homes and condominiums on the market compared to this time in 2015, with 697 single-family homes on the market and 151 condominiums compared to 588 and 107, respectively. On the whole, today’s buyers are knowledgeable of the market conditions thus pricing your property properly generally ensures a more successful selling experience for the property owner.
