A MIESIAN HOME IN KEMAH By Penny Jones
The minimalist framework and free-flowing, open spaces of architect Mies Van der Rohe and the International Style represented a jarring, 180-degree shift from the revivalist architecture popular in the early 20th century. As Mies moved forward into the Modern Age, he referred to his buildings as “skin and bones” architecture and coined the famous phrase, “less is more.” Less is certainly more in this International Style-home on Clear Lake designed by the Miesian architect Edmund Furley. Furley softened his mentor’s severe concrete and steel signature with a mostly wood exterior in harmony with Texas Gulf Coast vernacular architecture but, in all other respects, the house is pure Miesian. Renovating designers J. Randy Powers and William Caudell restored and significantly updated the house with modern elements that enhance but do not disrupt Furley’s stringent design. Frosted glass-paneled front doors and windows intersperse the front and sides of the house to admit light but preserve privacy. No such restraint exists at the rear where, facing the lake, steel-framed, floor-to-ceiling glass doors and windows on both levels open the house to a vast panorama of water and sky. The house is a study in cohesion with cream-colored travertine floors and frosted glass doors throughout, tubular steel railings on interior and exterior staircases, and Bull Rock accent walls on both levels. Within the unconstrained living spaces, abundant natural light and pale walls create a bright, neutral environment ideal for the display of fine and decorative art. hen you look at Houston’s architecture landscape, you find an endless variety of styles and expressions. Tudor mansions sit on the expanse of River Oaks lawns, while Craftsman cottages cozy up to brand spanking new townhomes
in the Heights. Gleaming skyscrapers stretch ever upward in downtown, and restaurants tout their design schemes as much as their menus. The kaleidoscope of expression tells the story of Houston’s own can-do spirit, its diversity and its desire to show that
in all our stretching sprawl, there is great beauty. These are some of the architects who’ve put their stamp on that landscape, and their thoughts on what makes our city so unique.

“I
’m at a point now where I am working on homes for the children of people whose homes I built,” says Ed Eubanks. “There’s something wonderfully rewarding when they say to me, ‘And remember where my room was and how that looked…’” Since 1984, Eubanks has been specializing in custom residential work, as well as offering interior design services. About half of his clients opt to have the firm handle the architecture and interiors, and Eubanks says it’s not unusual for him to head off on a trip to Europe with a client, in search of antique doors,
or the last 44 years, Charles Ligon has loved seeing Houston’s architecture evolve. “People aren’t scared to invest in a contemporary house,” he says. “It used to be they’d be worried about its resale value, but now younger professionals are wanting that look, and we’re seeing more of it.” He says that’s wonderful for Houston’s landscape. “It shows how tastes are changing.” He likens it to his travels to Europe, where he recently visited his family ancestral estate in Malvern, England. The fourthousandacre estate features a home that was originally built in the 1200s. Ligon says that, looking at it, “you can see where the additions have gone on, and how the

He works across multiple styles, but is mostly known for traditional designs, although he readily admits contemporary is gaining an edge. “In many ways, Houston is still a southern city. But younger couples and professionals are coming here from other places where people are more

Colby loves to be the problem solver, saying some of his most satisfying work has come from taking a set of circumstances and working with designs he’d never dreamed of to find solutions for how the space should best work. f you’ve ever walked through the doors of Tony’s, Vallone’s or TABLE (on Post Oak) restaurants, you’ve seen Shafik Rifaat’s designs. For more than 35 years, he and his firm have lent their deft touch and fine appreciation for context and clarity to a variety of commercial and residential projects, including schools, homes and mixed-use developments. He’s the founder of the University of Houston’s graduate program in architecture and a tireless advocate of urban planning. When he talks about architecture, he does so with the combined intellect of an academic and the shrewd eye of a designer. “I believe in context,” he says. “There’s a difference in the way you design a building to fit in a town in Italy and an urban neighborhood in Houston.” Rifaat states emphatically that there must be a balance between form and function, that one shouldn’t be compromised for the other. In addition to an upcoming

ame’s fascination with architecture began as a boy when the voracious reader spent hours reading his grandfather’s books on the subject. To encourage him, his mother bought him even more architecture books, as well as a drafting board and supplies. “I’ve always been fascinated with homes,” he says. “We lived in historic homes when I was growing up, and even today, I’m constantly studying, looking to improve.” For the last 20 years, Dame’s designs have graced

the streets of Houston’s most exclusive enclaves, and Dame prides himself on finding new relationships with space. “Architecture, as you practice it, becomes more and more dynamic.” That philosopher’s attitude is part of what makes Dame a leader in the field, winning 32 Prizm awards for his designs. As much as he loves older homes, he realizes there’s a fine line between knowing when to refurbish and when to raze a structure. “Today, we build to a much higher code than we did in post-Depression and post-World War II America,” he explains. When he does renovate, however, he says doing so in a green, sustainable way adds to the allure of a home. Another part of what he loves about working in Houston is the city, itself. “I came here in the 1980s because
it’s where the work was. And I love the people, the weather – there’s such personality here, both with people and the architecture. It’s the right fit.”

he New Old House” is something principals William Curtis and Russell Windham take seriously. For them, it’s about marrying the past with the present, creating something that will last well into the future. In addition to architecture, the firm also does landscape design, and believes the two go hand in hand. Whether designing a beach cottage in Seaside, Florida or a grand home in River Oaks, the firm brings attention for detail and care for space to every project. “We look at how to bring traditional design sensitivities to today’s contemporary house,” says Windham. For the home on the corner of Timber Lane and Del Monte Drive, Curtis and Windham provided glorious gardens against a home design of stucco and antique clay that Curtis says fits into River Oaks’ personality. “It’s more eclectic than people realize,” he says. “Every home isn’t just a colonial or a Spanish
Revival.” A founding principle of their work is to take stock of what the character of a neighborhood is, and add to it graciously. “Our practice is based on the essence of traditional architecture,” says Curtis. Part of that is enhancing what’s there – not being a garish standout.

THE HEIGHTS In 1976, as America was busy celebrating its festive Bicentennial, the old Houston neighborhood known as The Heights was not exactly celebrating being way past its prime. As writer James Conaway observed in Texas Monthly that year, it was a “seedy, lower-middle-class enclave with horizons limited to once-fashionable homes divided into low-rent apartments, and guarded

by pickups on concrete blocks.” What a difference a few decades of rising demand, stylish rebuilding and soaring home prices can make. Conaway definitely wouldn’t recognize the place today. That’s good news for The Heights and good news for Houston – which saw today’s “neighborhood” born as a separate municipality with the
establishment of the Omaha and South Texas Land Co. back in 1891. It was a “streetcar suburb,” arguably Houston’s first suburb of any kind, and it included not only streetcars but streets, alleys, parks, schools and utilities. Like many another suburb over the decades that followed, Houston annexed The Heights in 1919. It was a nice place to live until the nationwide race out of
town that followed World War II. It’s a really nice place to live once again. “From a development standpoint, location is a huge factor in all this growth,” offers Sam Seidel of Southern Green Builders, who with partners is building a forward-thinking 11-home community called Porch Street on Adele. “At any point, you are five to fifteen minutes from downtown, and you can access the light rail, I-10 and I-45 with no problem at all. From an emotional standpoint, the eclectic, arts-driven feel of the neighborhood really resonates.” Or in the words of Stephanie Fruge of Front Porch Properties: “When I moved back from California, I ended up in The Heights and I fell in love with The Heights. It’s a small town within a big city.” As is often the case, the rediscovery of The Heights happened in phases, often without being recognized as such. Since the area had become “industrial” by the 1980s, it first required a few urban pioneers. Even on the now-gracious Heights Boulevard, many mansions had been subdivided into apartments, and smaller homes on lesser streets had fallen on hard times. Eventually The Heights became, thanks to artists and writers seeking lower rents, a kind of new Montrose. It wasn’t long before Houstonians with a bit more money wanted the rakish, artsy vibe and were willing to pay for it. With their arrival, The Heights began its trek toward being not just a bedroom but a community. Shops and restaurants, starting out utilitarian, eventually became destinations for the entire city, including eateries like The Glass Wall and the original Liberty Kitchen. And, as more and more people moved in with young children, or sought to remain there after having children, investment in the neighborhood’s schools grew. Today the elementary years are well handled, with the middle and high levels improving each year. To some, The Heights has become “Houston’s own mini-Austin.” To others, catching the sweep of longer, broader history, it’s a reminder of what Houston was about in the first place.

TANGLEWOOD To be worthy of your consideration, any neighborhood should point to a bright future. All the same, the graceful and elite area called Tanglewood near the heartbeat of so much Houston life points to its future by celebrating its past. It is a neighborhood that appreciates the value of moving forward with more than a touch of grace. “If it weren’t in the middle of so much growth in Houston, I’d say Tanglewood was a small town,” offers Ruthie Porterfield, a broker associate for Martha Turner Sotheby’s International Realty, who has sold homes in the neighborhood for more than three decades. “It has a southern lifestyle. One time an off-duty policeman saw one of the family dogs out on Chimney Rock, and he just took it home.
You don’t see that in a neighborhood anymore.” Built in what became the gathering place of The Galleria shopping, restaurant and entertainment area, Houston Country Club, I-10 and the I-610 Inner Loop, Tanglewood has been blessed for most of its existence with fast and uncomplicated access to most places its residents might work. Downtown is easy, a fact that came in handy when many of the oil executives who lived there kept offices downtown. Yet over the years, the same has proven true for the Medical Center as many top-ranked physicians and administrators chose Tanglewood, and it’s in the process of proving true again as oil companies like ExxonMobil build huge, shimmering new campuses north of

Houston. Both of Houston’s commercial airports are convenient as well. “Corporate people could always get where they needed to go,” says Porterfield. As a small but important afterthought in a city that always runs on its newcomers, she adds, “A lot of Houston natives always lived here.” That last should make the creator of Tanglewood, William Giddings Farrington, feel his faith in the area was justified. He started working on plans in the 1930s, took a deep breath in the real estate limbo brought on by World War II, and then opened for business in 1949. He took the name from Tanglewood Tales by Nathaniel Hawthorne, a favorite book of his daughter Mary Catherine. For her part, she later wrote and published a book of her own, titled
Tanglewood: The Story of William Giddings Farrington. To say the development failed to take off immediately is an understatement: not a single property was sold in the first six months. There were times, says Mary Catherine, that her father struggled to keep the faith. In a strange precursor to other, worse storms in the future, it was actually bad weather that caused flooding in other areas and convinced buyers to look at Tanglewood. Before long, the neighborhood of extra-large lots and excellent drainage was selling quite briskly.

THE WOODLANDS
To this day, celebrating its 40th birthday as what the development company that created it calls a “better hometown,” The Woodlands in north Houston still raises a toast to George Mitchell. The energy visionary, who passed away in 2013 at age 94, seems still very much alive in the collection of seven wooded villages, its total population having reached 107,000 and its job count passing 54,000. Born in the age of bedroom communities, The Woodlands development has grown up to be, for many, the entire house. “The Woodlands is a major economic entity for the Montgomery County,” says Roger Galatas, who went to work beside Mitchell in 1979, left as president in 2000 after the company was sold and still is a resident there.

“The thing that made The Woodlands successful in the early days, and the thing that continues to make it successful, is George Mitchell. It was his vision, his attention to detail, his tenacity, his commitment to doing something of quality. He believed it, and all the people he recruited to help him believed it too.” Galatas, who wrote a book about the development titled The Woodlands: The Inside Story of Creating a Better Hometown (published by the Urban Land Institute) sees only good things in the future, both short-term and long-term. At or near the top of anyone’s list is ExxonMobil’s decision to move one of its major campuses to 350 acres on the southern boundary of The Woodelands by 2015. The move
will bring between 10,000-15,000 new professionals to the area, along with several other companies that do business with Exxon. Even driving past The Woodlands affords a view of the two 30-story buildings housing another oil company, Anadarko, and representing the tallest structures between Houston and Dallas. In 2011 the Woodlands Corporation was acquired by The Howard Hughes Corporation, ending an ownership journey beginning in 1997 through Morgan Stanley, Crescent Real Estate Equities, The Rouse Company and General Growth Properties. According to Galatas and others familiar with the history, one of the true achievements – and always a part of Mitchell’s original vision – is creating
a self-sufficient community, complete with residential and commercial real estate, education, churches of many faiths and even first-rate medical facilities so close to Houston’s own world-famous Medical Center. All of this and more fits comfortably within a plan that, atypically for Texas, was actually all about the environment from the beginning. “Our simple theme was ‘Save the Trees,’” says Galatas. “We maintained a lot of the environmental aspects in The Woodlands, and we feel real good about that.”

Stephen Fox is an architectural historian and a Fellow of the Anchorage Foundation of Texas.
I’m often asked: What is the most characteristic Houston house type? It usually requires a lot of talking to explain that there is no one house type characteristic of Houston. Perhaps it’s because Houston is so eager to absorb new trends that it has examples of many different house types, but not one that you could say was distinctly Houstonian. In the nineteenth century, Houston possessed house types characteristic of the Gulf South. The Heritage Society has assembled such fine examples in Sam Houston Park downtown as the Nichols-RiceCherry House of about 1850 (a two-story southern townhouse) and the San Felipe Cottage of 1868 (a one-story Gulf Coast cottage). These are quintessential pre-Victorian southern house types. Today, Sixth Ward (between Memorial, Houston Avenue, Washington, and Sawyer) retains the largest collection of nineteenth-century house types in Houston. This is where you go to get a sense of what nineteenth-century Houston looked like. Picturesque Victorian house types, like those in the east end of Galveston, also proliferated in Houston. One of the largest repositories of Victorian house types still extant is in Westmoreland (between W. Alabama, Garrott, Burlington, and Hawthorne). What is slightly confusing is that Westmoreland was not developed until 1902, so it’s picturesque Victorian cottages are all of twentieth-century origin with one major exception. That exception is the only grand Victorian house that survives in Houston, the Waldo House at Westmoreland Avenue and Garrott Street. Built in 1886 in what is now downtown, the imposing twostory brick house was dismantled in 1902 and reconstructed, with modifications, between 1904 and 1905 in the new Westmoreland Addition. Houston Heights and Sixth Ward also retain Victorian houses, raised above grade with wraparound porches and peaked roofs. The turn of the twentieth century brought a reaction against Victorian architecture. The Craftsman bungalow, one-story high with wood clapboard or shingled walls, spreading roofs, and spacious porches, was the house type that most appealed to those seeking simplicity. Woodland Heights (between Houston Avenue, Pecore, Julian, and Euclid), developed in 1907, retains an excellent array of Houston bungalows as well as examples of the boxy, two-story house type called (because of its proportions) a Four Square. For those not ready to give up decorative excess, architects were prepared to offer the Colonial Revival:

two-story symmetrical houses raised on high foundations and faced with grandiose classical columns and tiered porches. The south end (what is today Midtown) was once thick with Colonial Revival houses built between 1905 and 1915. Very few survive. Westmoreland and the adjoining Courtlandt Place do retain several of the grandest Colonial Revival houses built in Houston. Beginning in the mid1910s sophisticated architects reacted against both the Colonial Revival and the bungalow. The house type associated with this reaction is the Country House, a two-story suburban house, usually based on a historic prototype (Georgian, Tudor, Spanish Mediterranean, French Provincial), designed to open to its gardens like houses in the country. Stylish architects rejected raised foundations, bulky proportions, overhanging roof eaves, and front porches. Elite neighborhoods near the Museum of Fine Arts developed in the 1920s (Shadyside, Broadacres, Shadowlawn) and the planned community of River Oaks were especially identified with the proliferation of suburban country houses in Houston. In new middle-income neighborhoods of the twenties, bungalows gave way to winsome suburban cottages whose steep roofs and brick siding sought to disguise the fact that they retained the typical bungalow plan (bedrooms lined up along the side of the house with exposure to the prevailing southeast breeze, living room-dining room-kitchen-back porch lined up on the opposite side). The Great Depression halted most residential construction until Houston’s economy began to recover in 1935. In River Oaks, Riverside Terrace, Braeswood (all begun in the 1920s), and new country place neighborhoods near Memorial Park, elite families built country houses. The house type that debuted in Houston in the 1930s was the California Ranch House. By the end of the ‘thirties, the ranch house had replaced the picturesque cottage as the dominant middle-income house type of Houston. Garden Oaks of 1937 (between N. Shepherd, Ella, West 38th, and W. 43rd) was built out with examples of the first generation of Houston ranch houses. In numbers alone, the ranch house is the house type most characteristic of twentiethcentury Houston. The paradox of the Houston suburban ranch house is that it is so pervasive it is hard to see it as historically distinctive. Fortunately, residents of Glenbrook Valley in

southeast Houston (Broadway between Sims Bayou and Bellfort) did recognize the value of this Houston house type. Today, Glenbrook Valley is the largest locally designated, mid-twentieth-century residential historic district in the United States. In the 1950s modern architecture, which had been introduced to Houston in the mid 1930s, caused a significant rupture. The best architects ceased designing houses based on historical models. As the
non-profit preservation organization Houston Mod demonstrates, Houston possesses a rich legacy of modern residential architecture from the 1930s to the present. But modern architecture was a minority preference. As architects of the country house generation ceased practice in the 1950s and ‘60s, there were no outstanding architects to take their places. Traditional design largely became the province of builders. The Houston suburban house of the 1980s,

with a two-story arched entrance portal, and the current crop of McMansions are the results of this trend. Only with the emergence around 2000 of a new generation of traditional architects in Houston, led by Curtis & Windham, did a reversal of this trend begin. One house type that does stand out as Houstonian is the Tin House, art dealer Fredericka Hunter’s nickname for houses faced with metal wall systems. Fredericka Hunter built the two earliest examples of Tin Houses in the west end neighborhood (bounded by Memorial, Jackson Hill, Washington, and Westcott) in the 1970s and ‘80s. In the early 1990s, young Houston architects began to produce additional examples in the west end. The Tin Houses are an extrapolation of the metal-faced warehouses that dotted the otherwise residential west end. They represent Houston architects’ efforts to design new houses that fit into their neighborhood setting rather than standing out. The quest for the Houston house reveals what an extraordinary array of different house types Houston possesses. In a city that has come to especially value its cultural diversity, residential architecture mirrors this condition more accurately than any single Houston house type could do.

Perhaps the boldest reuse on this list, the Elder Street Artist Lofts, doubles as the likeliest setting for a horror film. The site was used as a municipal cemetery in the 19th century, but after decades of neglect the mental ward of Jefferson Davis Hospital was built on top of it in 1924. In 2005, Artspace repurposed the abandoned red brick hospital building into artist’s lofts and featured 34 units offered at artistfriendly rates. The tortured souls rumored to haunt the building are still offered pro-bono rent.
1022 Westheimer has served as a cultural center of Montrose since the 70’s. The location was originally home to Mary’s, a beloved bar and gathering place for the LGBT community in Houston until it’s closure in 2009. In 2013, David Buehrer of Greenway Coffee took over, rechristening the space as Blacksmith. A prominent orange and black print paying homage to Freddie Mercury is the only specific remaining tie to the LGBT community, but the space retains its role as a center of Montrose.
3. Mongoose versus Cobra In 1915, Houstonians rode the streetcar down McGowen to Auditorium Grocery, just across the street from Auditorium Skating Rink.
Since the grocery store ceased operations, 1011 McGowen has been an auto repair shop, a stationery company, and a post office. The site no longer houses shops to serve daytime chores, now it is Mongoose Vs. Cobra, a nighttime hotspot for craft beer opened by Ian Rosenberg and Mike Sammons. The expansive brick wall lists the curated beer offerings, and the ivy growing on the building drives home that this is a spot that has seen Houston’s history firsthand.
10. Trader Joe’s

In September of 2011, Trader Joe’s announced plans that saved the Alabama Theatre from the Greater Houston Preservation Society’s list of endangered buildings. Built in 1939 by the Interstate Theatre Company (who also built the River Oaks Theatre), the Alabama Theater served as a movie theatre until 1983, when it transformed into a Bookstop store. After the closure of Bookstop in 2009, the Alabama Theatre’s future was uncertain, and possibly faced demolition until Trader Joe’s announced its intention to take over the storied space. The building celebrates its 75th birthday this year, and is still a special feature for the city.

11. New Living Rice Village was home to Wagner Hardware since the early 20th century, even as the neighborhood attracted higher end retail stores and customers. In 2008, owner Nancy Wagner was ready to retire, but not before incubating New Living, a sustainable home store. Once the Wagner family shut down for good, New Living took over the entire space, but kept the building as it was, even finding reuse for the pegboards where tools were once stocked. New Living has now completed the reuse circle, using repurposed and reclaimed materials to produce furniture inside of the store.
the space features so much creative reuse and repurposing from an earlier era. The space itself used to be a post-WWII era Bridgestone/ Firestone store. Additionally, the bar’s foot rail was reclaimed from a now defunct freight rail track. All of the original brick ceilings and ductwork are on display inside this Montrose space that has found new life and brought a lot of energy to lower Westheimer.
4. 13 Celsius The Rosenberg/Sammons team has a long demonstrated interest in creative reuse of historic buildings, with 13 Celsius being another prominent example in Midtown. Today 13 Celsius is a wine bar at home in a building that was once Jenning’s Cleaning and Dyeing Shop in the 1920s. In 2008 the team was awarded the Good Brick Award from the Greater Houston Preservation Alliance for their bold restoration and repurposing of the space.
13. DeLuxe Theater The historic Fifth Ward theatre has recently found new purpose as Texas Southern University has partnered with the Fifth Ward Community Redevelopment Authority and the City of Houston to create a performing arts theater and classroom space. Last inhabited by the Menil Foundation, the space is currently being renovated after 40 years of dormancy to add an educational focus to the historic entertainment venue.
5. Texas Medical Center John P. McGovern Campus In 2000, the Texas Medical Center John P. McGovern Campus took ownership of the Nabisco factory on Holcombe, known for its massive and beautiful skylights even more so than the Ritz Crackers that rolled out of the space. W.O. Neuhaus Associates took on the task of turning the factory into office space, while retaining the midcentury industrial feel of the original factory. That’s not all they kept though, apparently you can still smell the dough in some corners of the building.

If you ever find yourself in the market for batons or body armor, Central Police Supply on Houston Avenue will be your top search result. The shelves where you will now find handcuffs and utility belts used to house matza and dreidels. An Orthodox Synagogue was founded in this bright red brick building in the early 1900s by Eastern European
The average wedding planner may describe their job as “putting out fires,” and this takes on a more historical meaning at the Heights Firehouse, a popular wedding reception location. As the name implies, this Houston landmark is an historic firehouse built in 1914. The venue has kept the tin roof tiles, the narrow staircases, even the classic brass pole. Guests are firmly prohibited from using the pole today.
Not all imaginative building reuse has to originally involve a building. The space that our famed non-profit
Jews coming to Houston, and thanks to the group of Houston police officers who opened the supply store, it is largely still intact and in use.
14. Down House Imaginative reuse of our building stock is vitally important for our city to maintain its character, but for a Charles Darwin themed restaurant in the Heights it was an unconditional impera-
tive. The Treadsack team oversaw the evolution of what was once The Heights Bank into the popular restaurant and bar known for it’s focus on serving food from local farms and interesting prohibition era cocktails. This reuse has proved Down House is fit to survive in the Heights.
7. El Real The Tower Theatre building on Westheimer has seen a few creative reuses, including a Hollywood Video, although the current tenant El Real has proved to be the most resistant to the Internet age economy. Apparently delicious Mexican food is a timeless business model. Gone are the feature films, although El Real honors the original space by showing silent Mexican films on the same wall where Houstonians used to go to see the newest flicks. The focus is just more on the queso than the dialogue.

15. Rice Hotel 909 Texas Avenue is no ordinary address, originally the site of the Capitol of the Republic of Texas, and the less stately Capitol Hotel, the Rice Hotel enjoyed a long life from its construction in 1912 until its closure in the 1980’s. The site was razed in 1881 to build the Capitol Hotel. Soon after, William Rice purchased the hotel and renamed it eponymously to the Rice Hotel. After a long period of vacancy, in 1998 PageSutherlandPage undertook the renovation to transform the dormant hotel into a Post Properties apartment complex with mixed-use retail and restaurants on the ground floor. This is a prime example of creative reuse of a building, as well as the wakeup call that revitalized downtown development works.
The Sixth Ward is home to MECA (Multicultural Education & Counseling through the Arts), a great example of organic repurposing of a community building. The Dow School was built in 1912 to serve as an elementary school until its closure in 1991. MECA was started in 1977 as an ongoing project of St Joseph’s Catholic Church (also in the Sixth Ward), so when the space became open the organization was primed to expand into the old elementary school. Even as arts funding in public school has decreased, MECA has continued providing arts activities to members of the community of all ages and backgrounds, a natural new life for an historic elementary school.
bar OKRA Charity Saloon inhabits now wasn’t always a building, in fact it used to be a courtyard space between the two neighboring buildings! In the 1880s a barrel-vault ceiling was added, creating one of the city’s most beautiful buildings. Since then, the space has housed a casino, a barber shop, and a jazz club. OKRA Charity Saloon has managed to continue the “cool” spirit of the space, all the while doing good for the community.

the giant red brick building near the corner of Dunlavy and Westheimer is one of the city’s best secrets. Mark’s Restaurant makes incredible reuse of a 1920s era church, with the historic hand painted deco walls, high ceilings, and candles lighting the table tops that recall its original use nearly a century ago.
The City of Houston Permitting Center is a vital part of our city’s growth All new development has to stop through there at some point in the process. The City undertook the task of expanding their permitting center in Midtown and actually found out they could reuse an old building at 75% of the cost of new construction. The City worked with Studio RED Architects to transform a 1920s era rice factory into a new LEED certified central permitting center off Washington Avenue. The new center is cost effective, user friendly, sustainably built, and evidently proud of the architectural history of Houston.

The minimalist framework and free-flowing, open spaces of architect Mies Van der Rohe and the International Style represented a jarring, 180-degree shift from the revivalist architecture popular in the early 20th century.
