In Bel Air - Holmby Hills there were 9 single family home sales in August 2015, down from 10 in August 2014 and a 53% decrease from the 19 sales closed last month. The average list price for single family home sales in August 2015 was $2,308,556 compared to $3,042,500 for August 2014, representing a 24% decrease. For the three-month period from June to August 2015, the average list price was 1% higher than the same period of the prior year. Average sales price for August 2015 was $2,243,333, compared to that of June through August 2015, which was $3,392,660. These results indicate that the sale price is trending down. Comparing August 2015 to July 2015, Bel Air - Holmby Hills saw a 4% decrease in average sale price, and a 21% decrease compared to same month of the prior year.

AUGUST MARKET OVERVIEW In Beverly Center - Miracle Mile there were 19 single family home sales in August 2015, which is the same as August 2014 and a similar performance from the 19 sales closed last month. The average list price for single family home sales in August 2015 was $1,774,421 compared to $1,433,318 for August 2014, representing a 24% increase. For the three-month period from June to August 2015, the average list price was 21% higher than the same period of the prior year. Average sales price for August 2015 was $1,753,691, compared to that of June through August 2015, which was $1,797,675. These results indicate that the sale price is trending down. Comparing August 2015 to July 2015, Beverly Center - Miracle Mile saw a 9% decrease in average sale price, but a 22% increase compared to same month of the prior year.

In Beverly Hills there were 10 single family home sales in August 2015, down from 14 in August 2014 and a 41% decrease from the 17 sales closed last month. The average list price for single family home sales in August 2015 was $4,661,700 compared to $5,621,571 for August 2014, representing a 17% decrease. For the three-month period from June to August 2015, the average list price was 22% higher than the same period of the prior year. Average sales price for August 2015 was $4,448,453, compared to that of June through August 2015, which was $5,686,198. These results indicate that the sale price is trending down. Comparing August 2015 to July 2015, Beverly Hills saw a 22% decrease in average sale price, and a 15% decrease compared to same month of the prior year.

For the three-month period from June to August 2015, the average list price was 36% higher than the same period of the prior year. Average sales price for August 2015 was $3,634,736, compared to that of June through August 2015, which was $4,197,945. These results indicate that the sale price is trending down. Comparing August 2015 to July 2015, Beverly Hills Post Office saw a 30% decrease in average sale price, and a 1% decrease compared to same month of the prior year.

For the three-month period from June to August 2015, the average list price was 24% higher than the same period of the prior year. Average sales price for August 2015 was $1,402,203, compared to that of June through August 2015, which was $1,382,910. These results indicate that the sale price is trending up. Comparing August 2015 to July 2015, Beverlywood saw a 2% decrease in average sale price, but a 21% increase compared to same month of the prior year.

CONDOMINIUM SALES AUGUST MARKET OVERVIEW
In Culver City there were 25 single family home sales in August 2015, up from 13 in August 2014 and a 4% decrease from the 26 sales closed last month. The average list price for single family home sales in August 2015 was $1,041,320 compared to $880,230 for August 2014, representing an 18% increase. For the three-month period from June to August 2015, the average list price was 17% higher than the same period of the prior year. Average sales price for August 2015 was $1,061,880, compared to that of June through August 2015, which was $1,075,122. These results indicate that the sale price is trending down. Comparing August 2015 to July 2015, Culver City saw a 6% decrease in average sale price, but a 19% increase compared to same month of the prior year.

The average list price for condo sales in August 2015 was $654,520 compared to $592,953 for August 2014, representing a 10% increase. For the three-month period from June to August 2015, the average list price was 10% higher than the same period of the prior year. Average sales price for August 2015 was $636,895, compared to that of June through August 2015, which was $629,314. These results indicate that the sale price is trending up. Comparing August 2015 to July 2015, Downtown L.A. saw a 5% increase in average sale price, and a 9% increase compared to same month of the prior year.

In Hollywood there were 11 single family home sales in August 2015, up from 6 in August 2014 and a 8% decrease from the 12 sales closed last month. The average list price for single family home sales in August 2015 was $1,108,135 compared to $741,000 for August 2014, representing a 50% increase. For the three-month period from June to August 2015, the average list price was 11% higher than the same period of the prior year. Average sales price for August 2015 was $1,117,363, compared to that of June through August 2015, which was $945,849. These results indicate that the sale price is trending up. Comparing August 2015 to July 2015, Hollywood saw a 35% increase in average sale price, and a 52% increase compared to same month of the prior year.

The average list price for condo sales in August 2015 was $850,608 compared to $623,500 for August 2014, representing a 36% increase. For the three-month period from June to August 2015, the average list price was 25% higher than the same period of the prior year. Average sales price for August 2015 was $847,211, compared to that of June through August 2015, which was $782,195. These results indicate that the sale price is trending up. Comparing August 2015 to July 2015, West Los Angeles saw a 16% increase in average sale price, and a 37% increase compared to same month of the prior year.
