Vice President & Brokerage Manager Real Estate in the Wine Country flourished during the third quarter of 2020, with nearly each metric in every market showing strong, positive gains. Unprecedented times have brought buyers moving from large cities to less dense areas for a better quality of life. Properties in the Wine Country that were once considered desirable second homes are now being purchased as primary residences as more companies allow employees to work remotely; a societal trend that was accelerated by the pandemic. According to the Bay Area Real Estate Information Services (BAREIS), there was a significant increase in sales activity of single-family homes in Napa County in Q3 2020 compared to Q3 2019. In the City of Napa, we saw a 39% increase in number of units sold, to 316 units, a 16% increase in average sales price to $1.2M, and a 65% increase in total sales volume to $365M. In the St. Helena/Yountville market, there was a 12% increase in total number of units sold, to 47 units, a 5% increase in the average sales price, to $1.9M, and an 18% increase in total sales volume to $90M. In Calistoga, we saw an increase of 486% in total units sold, from seven units in Q3 2019 to 41 units in Q3 2020, and a 148% increase in average sales price to $1.8M over the same time period. A similar story was told in Sonoma County. The Sonoma Valley saw a 64% increase in units sold, to 193 units, a 53% increase in average sales price to $1.6M, and a 150% increase in total sales volume to $304M. The City of Healdsburg saw a 69% increase in units sold to 83 units, a 1% increase in average sales price to $1.5M, and a 71% increase in total sales volume, to $121M. The Sonoma Coast saw a 127% increase in units sold to 93 units, a 25% increase in the average sales price to $1.1M, and a 183% increase in total sales volume to $98M. Both Napa and Sonoma Counties saw a 42% increase in single-family homes sold in Q3 2020 over Q3 2019 despite the challenges of working in a pandemic and navigating wildfires. Historic low-interest rates and the urban flight due the work from home movement have changed the narrative of Wine Country real estate.
