According to the Bay Area Real Estate Information Services, in most Wine Country markets the average sales price for single-family homes increased during the second quarter of 2016 versus the second quarter of 2015. Average sales price increased by 4% in Sonoma Valley, Q2 2016 over Q2 2015, from $974,400 to $1,000,000, 35% in Healdsburg, Q2 2016 over Q2 2015, from $1,100,000 to $1,500,000, and 41% in St. Helena, Q2 2016 over Q2 2015, from $1,400,000 to $2,000,000. After consistent increases in total sales volume during the second quarter of prior years, sales volume varied between markets during the second quarter of 2016. For example, sales volume increased by 42% in Healdsburg during Q2 2016 over Q2 2015 and increased by 8% in the City of Napa Q2 2016 over Q2 2015, but by contrast, decreased in the Sonoma Valley by 26% during Q2 2016 from Q2 2015. Similarly, the number of units sold varied throughout the region. The number of units sold increased in Healdsburg by 6% Q2 2016 over Q2 2015, and the number of units sold decreased by 7% Q2 2016 to Q2 2015 in the City of Napa. Additionally, the number of units sold decreased in Sonoma Valley by 28% Q2 2016 from Q2 2015. It is difficult to determine at this time whether these inconsistencies indicate a changing market, or merely an anomaly that will correct in the third quarter.
HEALDSBURG MARKET SUMMARY (SFH) The Healdsburg market for single-family homes continued to be robust in the second quarter of 2016. • Total sales volume increased 42% from $60,500,000 in Q2 2015 to $86,000,000 in Q2 2016. • Strongest price segment was the $1M and up category which had a 74% increase in sales volume between Q2 2015 and Q2 2016 from $37,700,000 to $65,600,000. • Average sales price of single-family homes increased 35% from $1,100,000 in Q2 2015 to $1,500,000 in Q2 2016. • The $1M and up category had a 29% increase in average sales price. • Units sold in Q2 2016 over Q2 2015 increased by 6% in Healdsburg, with the strongest price segment being the $1M and up category which increased by 35% during the same time
ST. HELENA MARKET SUMMARY (SFH) The St. Helena market for single-family homes also continued to be strong in the second quarter of 2016. • The average sales price of a single-family home increased 41% from $1,400,000 in Q2 2015 to $2,00,000 in Q2 2016. • Total sales volume increased 16% overall and 48% in the $1M and up price category between Q2 2015 and Q2 2016. • Total sales volume was $55,149,000 in Q2 2016, 92% of which (or $50,679,000) included sales volume in the $1M and up price category. • The $1M+ category showed a 40% increase in the number of units sold between Q2 2015 and Q2 2016.
