Is it Safe to Invest in Real Estate Again?

J

ust a few years back during the real estate boom, flipping homes and investing in residential real estate was all the rage - until the bubble burst and buyers nearly became an endangered species. But new data show that real estate investors are becoming more active in the market, as evidenced by survey results from online real estate firm Move, Inc. released in late spring. The survey found that investors will be more active in their local markets and outnumber typical homebuyers by three to one over the next 24 months, and 69 percent of investors say it will be easier to find properties in the near future. Additionally, 62 percent of investors are paying more attention to home values in their local markets, with only approximately 43 percent indicating it will be harder to find bargains in the next six months. Twenty-seven percent of investor respondents said they’ll purchase a primary residence as a first-time buyer as their first real estate investment, and nearly half plan to live in their investment property until it’s sold or turned into a rental.

he housing market has not yet rebounded to pre-recession prices, when buyers seemed to be stepping over one another to bid up the price of homes. Today’s sellers may be lucky to get asking price, with the reality being a certain percentage below. However, that doesn’t mean sellers should accept bottom-of-the-barrel offers. There are still ways to get the best price possible on an offered home. With sellers hoping to get the most possible for a home and buyers interested in spending the least, it’s sometimes a battle of wills when it comes to hashing out a confirmed price in the world of real estate. Sellers who wonder whether they’ll struggle to get a good offer can hedge their bets in the right direction by employing a few strategies.

Give people what they want: Buyers often prefer updated kitchens and bathrooms. Most buyers out there are not looking for “handyman specials.” They want a relatively turn-key property. A kitchen or bathroom that is an eyesore can repel potential buyers. Home shoppers may be more inclined to go closer to asking price if some of the bigger-ticket items are already completed.

Gettin g Back Your Bucks Home Improvements That Yield Good Returns Each year, homeowners spend billions of dollars improving their homes. While those improvements are intended to improve the home for all its residents, such improvements are also intended to increase a home’s value. Projects that contribute the most to a home’s resale value are the most attractive. This year’s “Cost vs. Value Report” from Remodeling magazine examines the relationship between remodeling costs and resale value. The following projects were some of the best for homeowners looking to improve their home and the home’s resale value at the same time. • Entry door replacement (steel): Removing an existing entry door and replacing with a new 20-gauge steel door proved to be a homeowner’s best friend, recouping 128.9 percent of its cost at resale. Among midrange projects, this one recouped the most money by a landslide. • Attic bedroom: Converting an unfinished attic space to a 15-by-15-foot bedroom and a 5-by-7-foot bathroom with a shower also proved worthwhile to homeowners. Such a project recouped 83.1 percent of its $49,000 price tag at resale. * Minor kitchen remodel: For homeowners looking for smallergoskagit.com/reweekly

scale projects, a minor kitchen remodel, which includes installing new raised-panel wood doors on cabinets and drawers as well as replacing older appliances with more energy-efficient models, boasts a smaller price tag and a solid return. The project involves adding a backup system with the capacity to provide 70 amps of emergency power. That project recouped nearly 59 percent of its initial cost at resale, making it one of the few projects that saw its cost recouped figure increase from 2008-09. • Siding replacement (fiber-cement): Among projects categorized as upscale, no project fared better than siding replacement (fiber-cement) when comparing recouped values. Replacing existing siding with fiber-cement siding that’s factory primed and factory painted recouped almost 84 percent of its initial cost at resale. • Window replacement (vinyl): Replacing 10 existing 3-by-5foot double-hung windows with insulated, low-E, simulated-divided-lite vinyl windows is also a good bet for homeowners looking to improve their home and its resale value. Also considered an upscale project in spite of its relatively low price tag (roughly $14,000), this project recouped an average of 79 percent of its initial cost at resale.
