How To Floodproof Your Home Homeowners know no home is perfect. While the notion of a dream house is nice, every home eventually experiences a problem or two. Many problems are bound to occur sooner or later, but there are a few that diligent homeowners can prevent. One of those preventable problems is flooding. Any home with floor drains or plumbing fixtures below street level can flood, and this can be due to inclement weather, such as heavy rainstorms, local sewer system backup, or groundwater swelling. Flooding can even occur in the spring when melting occurs as the air temperature increases. While homeowners won’t be able to control the weather, they can take steps to floodproof their home. • Do some preventive landscaping. If the ground around the home’s foundation slopes toward the house, make some grading changes so that the ground slopes away from the home. • Insulate the heating ducts. Some home heating ducts are under the basement floor. In such homes, homeowners should make sure these ducts are properly insulated and watertight. • Make sure the vents all lead outside the home. The weather can cause moisture issues, but some moisture problems can come from inside the home as well. Clothes dryers and bathrooms are both internal moisture sources, and these sources should always be vented outside the home. • Clean gutters and downspouts. Gutters and downspouts should be cleaned to ensure water is effectively being diverted away from the home. Clean gutters and downspouts in the spring after a long winter, and do so again in the fall to keep fallen leaves from blocking the flow of water. Downspouts should extend four feet from the outside wall of the house. • Inspect the home at least once a year. Before buying a home, buyers often hire a professional inspector to ensure the home is safe and sound. But the inspections should not stop once buyers sign on the dotted line. To prevent flooding, homeowners should inspect their home’s foundation for cracks once a year. If the home has a chimney and fireplace, check for cracks there as well. If any cracks are discovered, consult a professional immediately. • Clean out basement drains. Basement drains should be cleaned annually from the house to the street. If the drains are still slow after cleaning, then clean them more than once a year. • When leaving the home for an extended period of time, turn the water valve off. Homeowners worried about flooding can calm those fears when going on vacation or another long trip by turn the water valve off at the source. Rise of the Townhome
Townhomes can provide the privacy of single-family homes with the convenience of multi-unit housing at an affordable price point By ERIK J. MARTIN CTW Features
Homebuyers who want to have their cake and eat it, too – in the form of a residence that lives like a single-family house yet offers the conveniences of an urban condo – are choosing townhomes, and apparently in greater numbers. The National Association of Home Builders reports that total townhome construction rose dramatically in recent months, from 11,000 starts in second quarter 2011 to 17,000 starts over the same period in 2012. Market share of townhomes currently is at 11 percent of all single-family starts, an increase from 10.4 percent in first quarter 2012. Why the recent spike in demand for townhomes? Stephen Melman, director of economic services and housing policy at NAHB, says buyers are more cautious about what they purchase today. “They are opting for the amount of shelter they need, and not more,” Melman says. “Generally, townhomes are priced more affordably because they are on smaller lots. Monthly energy costs are easier to manage in a townhome design. And more buyers are making choices to minimize maintenance costs and time.” Townhomes typically include two or more units per building; townhome units often feature a small yard, rear deck or patio. Many townhome communities have homeowner association fees that generally cover upkeep tasks such as lawn care, snow, leaf and waste removal, and landscaping.

An indication of townhomes’ wider appeal may be their changing floor plans. “For most of the last decade, the typical townhome floor plan was an entry hall, garage and one bedroom on the first floor; with the dining room, living room and kitchen on the second floor and a master bedroom and secondary bedroom on the third floor. This floor plan works well for couples with one or no children,” says Steve Bland, agent with Better Homes and Gardens Real Estate Gary Greene, Houston. But Bland says newly constructed townhomes favor a wider variety of homeowners: “Lately, we’re seeing more new-construction townhomes going back to a more traditional home style, with the garage and public rooms on the first floor and all three bedrooms – and maybe even a game room – on the second floor, or alternatively on the third floor.” Townhomes provide an ideal option for those who wish to own property in a more
established, walkable neighborhood near public transportation, highways, stores and restaurants, and popular urban amenities, which is why they appeal to many types of buyers today. “First-time homeowners like the idea of owning a house at an affordable price point, and young professionals and empty nesters enjoy the ability to live in a medium-densely populated area,” says Maike Scherer, CEO of Capital Home Management, Great Falls, Va. “And a townhome offers more privacy as compared to an apartment. They are a great long-term buy, and, in our experiences, are very easy to rent out.” Suzanne F. Schakett, senior vice president of builder products, National Builder Division of Envoy Mortgage, Houston, says townhomes are more popular in the Northeast, “but there is a growing demand in most markets across the country.” The disadvantages of owning a townhome include potentially high HOA fees, the possibility that the HOA board is too strict or not managed well, privacy issues and limited storage and yard space. Melman recommends shopping and comparing townhomes carefully before committing to a purchase, as well as seeking out word-ofmouth recommendations. Additionally, thoroughly review the covenants, conditions and restrictions (known as CC&Rs) to clearly understand the parameters, and learn exactly which maintenance tasks and services are included with the monthly HOA fees.

How to conserve energy around the house Rising fuel costs and a suspect economy has forced many homeowners to look for ways to cut costs around the house. Conserving energy is one way to do just that. And in addition to saving money, conserving energy also helps save the planet. Though preserving energy around the house might sound difficult, it’s actually quite easy, and you don’t have to sacrifice comfort to conserve. The following are a few ways to conserve energy around the house and help your bottom line and the planet at the same time. • Reduce hot water usage. Heating water for the home accounts for a significant percentage of your monthly utility bill. But many homeowners might not know just how simple it can be to reduce the costs of heating the water. You can trim between 3 to 5 percent off your utility bill for every 10 degrees you dial down the thermostat on your water heater. A water heater set in the range of 130 F won’t require as much energy to heat and hold water as one set around 140 F or above, and a setting of 130 F is enough to prevent bacteria from growing within the tank and still provide water that’s hot enough for a shower or bath. A water heater set around 130 F might also extend the life of the tank. That’s because chemical

reactions speed up in tanks that are hotter, accelerating the buildup of rust within the tank. • Install a digital thermostat. A digital thermostat makes it easy for homeowners to automatically turn down their thermostats during times of the day when no one is home. The thermostats can be programmed to turn up the heat shortly before you typically arrive home, so you won’t be forced to sit in a cold house when you get home, nor will you be forced to pay to heat a home while no one is there. The thermostat can also be set in the summer to allow the temperature in the home to rise without automatically triggering the air conditioning. When shopping for a digital thermostat, be sure to purchase one that is compatible with your HVAC system. Otherwise, the thermostat might not work properly. • Turn off the lights (and change the bulbs!). Perhaps the simplest way to conserve energy around the house is to turn off the lights in empty rooms. It’s easy for all residents of a home to turn on a light when entering a room, only to leave that room but keep the lights on. Homeowners may see changes in insurance premiums and mortgage payments in Sandy’s wake Now that Hurricane Sandy has passed, homeowners across the country are holding their breath, awaiting the impact that the disaster may have on their homeowner insurance premiums. Insurance experts are divided on whether homeowners will see changes in their policies. Richard Bunch, president/CEO of the Woodlands Financial Group, a Woodlands, Texas-based insurance agency, expects rates to rise across the nation for several “superstorm”-related reasons. “Sandy will create new catastrophe modeling that impacts the entire country. With the storm surge, wind and flooding spread across nearly 1,000 miles, the new models will increase exposure further inland,” says Bunch, who predicted that premiums will increase from 10 to 200 percent over several policy renewal cycles. Bunch predicts that reinsurance companies, which back insurance companies, would increase their rates to the carriers – fees that would be passed onto consumers. Bill Mills, vice president of SIA Group, an insurance agency with offices in North Carolina, disagrees: “One storm typically does not affect rates as a whole. But policy holders with a specific carrier that is heavy in that geographic area might be hit with changes to their policies and possible rate or deductible increases,” he says. If rates do increase, Jason B. Wolf, attorney/partner with Koch Parafinczuk and Wolf, a property insurance defense firm in Orlando, Fla., says it may not happen immediately. “Typically, state regulators need to approve increased rates,” Wolf says. “Most policyholders in the affected areas will probably see their rates increase whenever it is time to renew their policy.” Meanwhile, relief is available (on a case-by-case basis) to homeowners whose properties were damaged by Sandy and who have Freddie Mac or Fannie Maebacked mortgage loans. One option is forbearance on mortgage payments up to one year for homeowners living in Freddie Mac-backed homes in zones classified as major disaster areas by President Obama. Servicers dealing with qualified borrowers can choose to suspend foreclosure and eviction proceedings up to a year and also waive late fees or penalties and postpone the reporting of delinquencies to credit bureaus. Additionally, Fannie Mae-backed borrowers can be granted forbearance for up to 90 days, after which time additional forbearance may be given based on the degree of hardship. — Erik J. Martin

They are negatively amortizing loans, meaning that unpaid monthly interest is added to the debt so the principal balance grows over time. Payment is generally due when the borrower dies or moves, but the lender’s claims are restricted to the sale value of the property. The borrower’s limited liability is made possible because most reverse mortgages are FHA-insured. If the value of the house is not large enough to repay the debt, then the FHA steps in and covers any balance owed to the lender.
