Tips and Tricks to Get Your Home Clean Following winter months spent indoors, it’s important to take the time to get rid of the dust, dirt and allergens that accumulate in your house. Use these tips to get your home organized and clean.

Gather your arsenal. Save yourself time and hassle by organizing the items you’ll need, such as rubber gloves, scrub brushes, multi-purpose cleansers, etc. into one bucket with a handle.

Cover the basics. Make sure to dust, disinfect and clean all of your surfaces, as well as those areas that get the most use. Sanitize telephones, remote controls, door knobs and counter tops. Take down and launder curtains and wipe down window blinds using a damp sponge.

Tackle the kitchen. Focus on the key ar-

eas. Using a solution of half water,

half white distilled vinegar, wipe

down the plastic and glass compo-

nents of the refrigerator. Sprinkle

baking soda onto a damp sponge

and clean counter tops, stainless

steel sinks, the oven range, and

within your microwave. To remove

soap buildup in your dishwasher,

pour a cup of white vinegar in an

empty machine and run through

the cycle. “Most people are un-

aware that the kitchen sink is one

spot with the most germs,” says

Clay Nichols of DadLabs.com, a

website that helps modern dads

tackle the challenges of paternity,

one day at a time. Nichols under-

stands the challenges of juggling

a busy schedule and tackling

household chores. He suggests us-

ing the moments in between other

tasks to clean as you go.

Clean early and often. If areas of your house are forgotten for weeks at a time, dirt, dust and allergens can build up quickly. “Kids and pets can create a lot of mess in a house,” says Nichols, “It is important to clean daily, and in doing so, you free up your weekend for quality family time.”

Don’t forget to look high and low. Dirt and dust don’t only settle on the ground. To reach the tops of bookshelves and ceiling corners, use a high powered vacuum with a 12-foot premium stretch hose that allows for optimal cleaning reach. Weighing just 12 pounds, it’s easy to use in any part of the house, and the powerful wind technology helps remove even deeply embedded dirt within carpeting. For hard-to-reach areas, you can use the on-board attachments to get behind the couch, the refrigerator and along baseboards – it can even be used to clean upholstered furniture.

Check behind the lines. When cleaning carpets, flooring and baseboards, move furniture out of the way. If you’re looking to refresh a room, try placing key pieces in new spots. To get rid of the carpet indentations left behind by heavy furniture, place ice cubes an inch to an inch-and-a-half apart within the indentations and allow them to melt. The carpet fibers will absorb the moisture and begin to take form.

How to identify septic tank problems When septic systems are working properly, homeowners seldom give them any thought. However, if there is a problem with a septic system, things can get messy and expensive very quickly. The key to keeping septic systems running smoothly is prevention. Septic systems are installed in homes that do not have direct access to municipal sewer lines. Septic systems are typically found in rural homes or in towns that may not have the resources for extensive sewer piping. While a properly designed septic system can be trouble-free, maintenance is still essential. Because septic systems tend to be out of sight and out of mind, homeowners can forget about them. But ignoring your septic system can cause problems in the future.

How does a septic system work? Most septic systems have two main components: where the waste enters from the house and breaks down and a filtering system where the waste water exits into the ground. Waste travels from toilets and sinks to the septic tank, where natural bacteria help break down the waste. Then the remaining water flows out through a filter into the surrounding ground. Identifying problems Septic system problems occur when waste doesn’t properly break down, leading to system backups. At the least, you may notice odors coming from the drains or toilets in your home. Or you may realize that sinks aren’t draining properly or toilets are not

Be sure to heed the following:

flushing with the right amount of power. At the worst, toilets and the septic tank itself may overflow. Outdoors you could may notice soggy grass around the septic drain. Grass in one part of the leach field area may even be greener than in other areas. Each of these signs could indicate a septic system problem.

• Do not flush non-biodegradable items down toilet or sink drains. Cotton balls or plastic can clog the system. • Do not pour cooking oil or grease down sink drain.

What causes problems? The main culprits in septic system problems are blockages that cause the system to overflow or backup into the home. Septic tanks need to be pumped out at regular intervals. A professional inspection is also necessary. Flushing or putting difficult-to-degrade items into the system also can cause problems.

• Limit amount of food particles that enter the system. • Set up a regular maintenance schedule to keep the system working. • Advise guests what is and isn’t allowed to go down drains. Those without septic systems may be unaware.

Q&A

agents: what is their role QUESTION: In your comments regarding strategic walkaways you say that a contract is a contract, the collateral is the property, and if a borrower does not pay, the lender can get back the house. What has been the role of real estate brokers and salespeople in the mortgage meltdown?

ANSWER: Let’s look at the role of real estate brokers in a model transaction. First we have the “listing” broker, who represents the seller. The seller wants as much as possible from the transaction. If Smith offers $300,000, and Jones offers

$325,000, all things being equal, which offer would you take? In terms of financing, the listing broker represents the seller, not the buyer, and only wants to assure that the purchaser can actually go through with the deal. How the property is financed is determined by the purchaser and lender. Second, with a “buyer broker” the client is the purchaser and the broker is required to get the best price and terms for the buyer client. A buyer broker also wants the purchaser to get a pre-approval or pre-qualification from a mortgage lender to assure that the buyer will not make an offer on a property that cannot be closed because of insufficient finances. As to how a property should be financed, which loan to prefer, that continues to be a matter between purchasers and lenders.

Ask Our Broker By Peter G. Miller

I would like to see the system changed by expanding buyer broker obligations. In a 2006 speech to the nation’s real estate regulators, I said the scope of engagement for a buyer broker should be expanded to include a strong explanation of the lending system, especially toxic mortgages and their potential for default. “Consumers,” I said, “should be plainly told that interest rates can rise, that increases in home values cannot be guaranteed, that past performance does not assure future results and that information provided for stated-income (no doc) loans must be verifiable.”

Now could be the time to sell a new home and earn a slice of the real estate pie. Record-low interest rates and record-low housing prices are renewing interest in the floundering housing market for many people. “When sellers are interviewing real estate agents to market their homes, their primary focus is usually on the advertising that the agent will offer them,” says Jessica Goodbody of Weichert Realtors. Let us help you meet your marketing goals by advertising your listings in Real Estate Weekly.
