Are Your Fall Lawn and Garden Priorities in Order? Fall is a pivotal time for lawn and garden care. If you want a beautiful spring yard that’s a masterpiece, there are important steps to take now to ensure everything from grass to gardenias bloom. In fact, experts say there are five steps every yard or garden enthusiast should take in the fall - but many don’t. Fertilize in the fall -
While many homeowners are tuned in to fertilizing their lawns in the spring, late summer through mid fall is really the most important time to fertilize. Make your own mulch

Plant bulbs deep - A
common mistake made when planting flower bulbs is placing them too shallow. For best results, plant in the early fall, and place them two to three times as deep as they are tall to give them the best chance of living through the winter.

Lengthen the life of your plants
- Some plants that many consider seasonal can really survive year after year. For example, if taken care of correctly, mums can add color every fall to your flowerbeds. Planting mums using a plant food such as Mum Food from GreenView with GreenSmart prior to ground freeze allows roots to establish. For added protection against potentially harsh winter elements, surround the base of the plant with two inches of bark mulch or collected fall leaves.

Save perennial pruning for spring - Gardeners are divided on when to prune perennials - spring or fall. A Shadow Shrinks As home prices rise, a smaller ‘shadow inventory’ gives a brighter outlook Finally, some bright housing news. Prices nationally rose 2.5 percent this past June, according to CoreLogic Inc., a Santa Ana, Calif., housing research firm. Moreover, prices at the end of the second quarter jumped from the previous quarter by percent increases not seen since the housing boom years. Lots of experts have declared we’ve seen the bottom.
One reason the worst may be behind us is because the so-called “shadow inventory” has been in decline. CoreLogic defines the shadow inventory as the homes that are about to go into foreclosure, are in the foreclosure process or have been taken back by the lender but aren’t yet on the market for sale. Using that definition, CoreLogic

reports that nationwide, the shadow inventory consists of 1.5 million homes, significantly less than 2.1 million during the darkest period in 2010. The outlook is brighter in states where foreclosures aren’t stalled in lengthy court proceedings, the so-called “judicial foreclosure” states, says Michael Orr, director of the Center for Real Estate Theory and Practice at Arizona State

In Arizona, for instance, shadow inventory is not a threat to the upward price momentum. “This is primarily because we are very quick and efficient at foreclosures and short sales and are working through delinquencies at a faster rate than other states,” Orr explains. “The problems are most severe in those states where delinquency rates are still rising: Arkansas, Hawaii, Washington, Oklahoma, New Mexico, Mississippi, and almost all states in the Northeast. In Florida, Illinois and Nevada, delinquencies are still very high, but at least they are now falling.” A more encompassing definition of shadow inventory includes homes whose owners want to sell but are waiting for better price levels, adds Rick Borges, president-elect of The Appraisal Institute, the global trade group for real estate appraisers. The danger is that when these sellers see prices start to climb, many homes will suddenly come onto the market, which could reverse price increases, Borges says.

Make your home more energy-efficient Did you know that being green saves money, especially around the house? Homeowners annually lose hundreds of dollars to inefficient appliances and a drafty home. Making simple changes can benefit the planet and your bottom line. Choose the right appliances Appliances in your home as well as certain behaviors can have a considerable impact on how much energy is consumed. The Energy Information Administration reports that the average home uses approximately 1,000 kilowatt hours (kwh) each month. Kwh is measured by multiplying the number of 1,000 watts of electricity used by the number of hours the device is in use. Every appliance has a different measure of electricity usage. Here are some examples of common appliances in the home and how much energy they consume in one hour, courtesy of Bright Hub. Electric clothes dryer: 6,000 watts Washing machine: 425 watts Refrigerator : 188 watts Dishwasher: 200 watts Central AC: 6,000 watts Window AC: 1,300 watts Flat screen TV: 150 watts LCD TV: 213 watts Vacuum: 1,100 watts Freezer: 273 watts Water heater: 473 watts Toaster oven: 1,200 watts Coffeemaker: 1,200 watts Desktop computer: 95 watts DVD player: 25 watts
Selecting energy-efficient appliances and using them in a conservative manner can reduce energy usage and the cost of your monthly utility bill. Try to run high-wattage appliances during the evening or early-morning hours when energy rates may be reduced. Also, if the weather will be warm, running these appliances during cooler hours prevents the home from heating up even more -- possibly requiring the additional use of an air conditioner. Unplug appliances when they’re not in use to avoid vampire drain. Many appliances still draw a small amount of power even when turned
off. Also, be sure to properly insulate and position appliances so they can run at the highest level of efficiency. Energy audit You can request or hire individuals to conduct an energy audit or home energy assessment. According to the U.S. Department of Energy, the audit will assess how much energy your home consumes and evaluate what measures you can take to make your home more energy efficient. If you prefer to do an energy audit yourself, you can look at a few key areas around the home where there may be air leaks or inefficient uses of energy. First, turn off any combustible appliances, such as water heaters and furnaces. Make sure the windows are closed, then turn on exhaust fans in the bathroom and kitchen to suck the air out of the rooms. Feel around outlets, doors, windows, baseboards, fireplaces, and attic hatches for any apparent leaks. Use a stick of incense to easily see the flow of air in the incense smoke.
If any leaks are found, address each one. This generally involves recaulking or sealing around points of entry. The DOE says the potential energy savings from reducing drafts in a home may range from 5 percent to 30 percent per year. Additional steps There are other steps you can take to make a home more efficient. • Install solar panels to draw power from the sun. • Plant deciduous trees or bushes on the south- and west-facing areas of the home. The leaves will shade the home during the summer months and fall off to allow sunshine in during the winter months. • Plant bushes by the front door to act as a wind buffer. • Use skylights to add light and warmth from the sun to the home. • Think about using motionactivated lights in the home. • Install a new programmable thermostat. • Check the insulation in attics and basements and install new if the insulation you currently have is no longer efficient. Save energy and money by making easy adjustments and improvements around your house.

But for borrowers who qualify, you can turn back the terms of your mortgage so that your lender pays you, instead of the other way around – in the form of a reverse mortgage. A reverse mortgage is a special type of loan for an older homeowner whose mortgage typically is paid in full but who desires to withdraw the equity from the home for extra money to pay for things like home repairs, medical expenses and travel. reverse mortgage. “Many seniors today have found that their savings and retirement accounts have dwindled with the current economic situation,” says Becky Koontz, a reverse mortgage specialist with Frost Mortgage Banking Group, Albuquerque, N.M. “With the higher cost of gas and food, Social Security checks just don’t stretch far enough for many. Eliminating the monthly mortgage payment can provide significant financial relief and contribute to a higher quality standard of living for many seniors.” Michael LaCour-Little, director of the Real Estate and Land Use Institute in the Mihaylo College of Business and Economics at California State University, Fullerton, says a reverse mortgage is a worthy, viable option for seniors who wish to remain in their homes – provided they understand the advantages and disadvantages. “It allows an older homeowner to convert their housing equity into tax-free cash, either a lump sum or payments over time,” LaCour-Little says. “There is no underwriting; the borrower does not need good credit or income; and the loan is not repaid until the homeowner either dies or moves out of the property.” Additionally, the loan in a reverse mortgage is “nonrecourse” – meaning the lender can only seize the home as collateral if the borrower defaults – and mortgage insurance covers any shortfall if the value
of the home is insufficient to cover the outstanding debt. The biggest drawback of a reverse mortgage is that it can be relatively expensive in terms of closing costs, fees and higher interest rates that typically accompany this loan. There’s also the risk that the balance on the loan will exceed the value of the property – leaving nothing for heirs. A better alternative for some borrowers may be to sell the home or downsize to a smaller, less expensive home, says Scott Withiam, housing counselor supervisor for the nonprofit American Consumer Credit Counseling in Newton, Mass. “In the worst-case scenario, a [reverse mortgage] borrower with just enough equity could reduce his or her immediate costs, but in the long run might not have enough income in five years to still maintain the property taxes and homeowner insurance along with the cost of living. In that case, they could lose their home,” Withiam says. Koontz says 95 percent of all reverse mortgages are government-backed, home equity conversion mortgages. Generally, higher-priced homes will opt for a conventional mortgage because their allowable loan amounts are higher than the FHA, which insures HECM mortgages, allows. Conventional
reverse mortgages, however, tend to carry higher fees. Many of the large banks have pulled out of the reverse mortgage market in recent years. In their place, borrowers can turn to smaller banks and mortgage lenders to apply.

When a loan is sold, the sellers (the loan originator and the “packager” who pulls loans together on Wall Street to create mortgage-backed securities) make certain promises to the buyer. If there are problems with the loan, such as non-payment during the first 120 days, the loan sellers can be forced to buy back the mortgage, something called a putback. In the past few years, however, lenders claim they have been forced to buy back loans because of small clerical errors – even though the mortgage is actually being paid. The result is that the loan process has become excruciatingly precise, because lenders want to avoid what they see as unfair putback demands. In early September, the Federal Housing Finance Agency proposed a new rule that is

expected to go into effect in January. The new standard – to be used by Fannie Mae and Freddie Mac – says lenders “will be relieved of certain repurchase obligations” if the borrower makes full and timely payments for 36 months. Also, lenders who modify mortgages under the government’s Home Affordable Refinance Program will get “warranty relief” after 12 payments. Starting in January, lenders will have fewer worries about clerical errors and putback demands because of the new FHFA standards. That should make loan applications faster and easier for everyone.
