Clean Power Properties Clean Power Properties is an innovative renewable energy company that generates land value for landowners and energy that will help the UK meet its renewable targets. Clean Power Properties (CPP) is owned and fully funded by Mountgrange Real Estate Opportunity Fund (MoREOF) and has appointed RLand Energy Limited (RLand) as adviser. MoREOF closed in 2009 with a total of ÂŁ300 million of committed equity and an acquisition capacity of circa ÂŁ650 million.
CPP undertakes the full planning and development process entirely at its own risk and expense. Our partners benefit from increased land values and long-term revenues. The CPP team has proven planning expertise and a 20 year track record of successful renewable energy project delivery. Sites are purchased subject to planning and vendors are offered the option of land value and/or electricity revenue share in consideration for sites.
RLand Energy has a coveted track record in the renewable energy sector, with a team that has delivered over 30 renewable energy projects in the UK alone. Projects have been taken from inception, through the planning and permitting process to commissioning and long-term operation and maintenance.
02
Clean Power Properties is targeting over 40 sites for renewable energy production in locations across the UK with the potential to generate over 350MW of energy. CPP’s existing project pipeline includes a wide geographical spread of sites and RLand Energy is mandated to identify new opportunities as well as to oversee the dedicated teams appointed to deliver planning consents, permits and, ultimately, completed renewable energy developments. 1. DEVELOPMENT SITE AREA: 6 Acres PROPOSAL: 10MW Advanced Combustion Technology Facility PLANNING AUTHORITY: Purbeck District Council The RLand team have recently secured planning consent for a 10MW Energy from Waste project at Dorset Green Technology Park, a 125 acre low carbon business park set in the Dorset countryside. This property will harness the potential of Advanced Thermal Technologies (ATT) to set new standards of low carbon sustainability. As an integral component of the Dorset Green Masterplan, which includes over 50 acres of residential development, the 10MW renewable energy plant has helped to generate additional land value and the opportunity to deliver a sustainable place to live and work.

Clean Power Properties’ energy recovery centres use both Anaerobic Digestion (AD) and Advanced Thermal Technologies (ATT). CPP’s projects are at the smaller end of the facility range, typically generating between 5-10 MW of electricity. This allows planning and policy requirements to be met more readily than larger energy schemes. CPP’s energy recovery centres are designed to fit seamlessly into the built environment whether on a standalone site or as part of a larger masterplanned development. The team’s innate understanding of property and renewable energy development makes CPP the ideal partner on a wide variety of sites whatever the constraints and planning complexities. Detailed due diligence is undertaken at an early stage to ensure resources are used efficiently and productively. When CPP commits to a project this decision is based on sound and thoroughly researched principles of renewable energy development.

CPP uses the latest proven technologies in their energy recovery centres. The composition of available feedstock determines the type of technology employed. Most of CPP’s projects use AD and ATT in combination and have a capacity of 8MW, sufficient power to supply up to 10,000 homes.

Biogas combined heat and power engine
CPP incorporates a combination of recycling and energy recovery facilities on their sites. • Clean, reclaim and recycle materials for further use and recovery off site. • Convert food and other organic wastes into clean gas through anaerobic digestion. • Utilise Advanced Thermal Technologies to create clean gas from the remaining relevant waste materials. • Use clean gases for the generation of electricity and heat.
No Incineration CPP’s energy recovery centres do not incinerate waste. The use of established modern processes also avoids smoke, smell, landfill and waste.

CPP’s sites are sourced by the RLand Energy team. Each site undergoes a staged due diligence process including a full assessment for energy production potential. The suitability of a site and size of project will be determined by a number of factors including: electrical connectivity, accessibility, environmental factors, feedstock, and suitability of technology.
Land and Amenity Requirements • Brownfield and underutilised land. • Standalone sites or part of large estate or mixed use development. • Site area 4-10 acres. • Minimum site width 75 metres. • Local network or National Grid high voltage electrical substation/overhead lines in close proximity to site. • Good site accessibility. • Access to good road networks and other communication links.
