BY: East SONIA P. MORAN AR403neighborhood // The Village is the // largest of downtown San Diego, habituated in the southeast of downtown. Yet, it is the least developed area of the city. It consists of low scale warehouse commercial buildings and old houses. Its habitants are a mix of young new professional adults, students, low-income families, unemployed residents, and derelicts. It is a neighborhood that is slowly trying to urbanize. However, a variety of activities are happening, ranging from endeavors at educational institutions to entertainment at Petco Park. Due to its characteristics of being known as a commercial area, the advantage here was to approach a zone where people circulate the most to reinforce and activate the venues.

THE FIRST APPROACH TO THE DESIGN WAS TO DISTRIBUTE THE BUILDING INTO THREE CATEGORIES: PUBLIC, SEMI PUBLIC, AND PRIVATE. WITH THIS IDEA IN MIND, THE NEXT STEPS WERE TO CREATE PUBLIC INTERACTION AT ALL TIMES, TO ATTRACT PEOPLE TO ACKNOLEDGE THE ORGANIZATION, AND TO CREATE AN URBAN LIFE INTO THIS PARTICULAR CORNER WHICH HAS BEEN LACKING CIVIC LIFE.

THE USGBC’S OBJECTIVE IS TO EDUCATE THE PUBLIC ABOUT SUSTAINABLE DESIGN; BY PROVIDING TRANSPARENCY IN THE FAÇADE, CREATING A CIVIC AREA, AND RETAIL SPACES ON THE FIRST LEVEL, THE GOAL TO ATTRACT PEOPLE IS ACCOMPLISHED. Athmosphere THE IDEA OF CREATING PUBLIC INTERACTION IS NOT ONLY ACCOMPLISHED IN THE OUTSIDE BUT ALSO INSIDE THE BUILDING. THE CENTER CORE OF THE BUIDLING HAS A LOBBY AREA IN EACH LEVEL FOR THE PUBLIC AND WORK FLOORS; AND AN OPEN DECK AREA IN THE RECIDENCIAL LEVELS, THUS THE RESIDENTS AND EMPLOYEES CREATE A HARMONIC WORK/LIVING SPACE AMONG THEMSELVES. EAST VILLAGE STUDENT HOUSING CO-OP SAN DIEGO, CA The mission of the East Village Student Housing Co-op is to provide a quality, low-cost, cooperative housing community to student of the three Educational Institutions: City College, Newschool of Architecture & Design, and Thomas Jefferson School of Law. Students will control the politics and economics of the assets, as well as being responsible to manage and sustain the building’s needs in a democratic approach.
PROGRAM: the building will be divided in three fragmental functions: public retail spaces in the ground level, work spaces facing southwest, and residential units everywhere else. 1st level facing south, west, and north will have retail spaces because thus the public will have easy and fast access to it. this area will be activated 24 hours a day. retail spaces such as: bikeshop, cafeteria/restaurant, shops, and a office supply store. 1st level facing east and north is the entry to the students’ residence because this is a passive area. .the rest of the levels will have a convination combination of s.o.r, studios, 1 bd & 2 bedroom apartments. 2nd and 3rd level facing west side has office spaces only for students that are starting their own businesses. Top level will have recreational spaces such as a green roof decks, a swimming pool, and a generous size gym to keep students healthy. The integration of the park on the north side from the building will create an iconic point of encounter. people will be able to identify the center of the neighborhood when they refer to the library and the “student resident zone.” Site area: 160ft x 253ft Level 1: retail spaces, apartments Level 2 – 4: offices and apartments Levels 5& 21: community areas Level 6 – 20: s.r.o, studios, and 1 bedroom apt. Level 22 – 25: 2 bedroom apartments
S.W.O.T. ANALYSIS
STRENGTH: the east village neighborhood’s important assets are the educational institutions: city college, newschool of architecture & desing, and thomas jefferson school of law. WEAKNESS: The building is adjacent to a trolley track; which can cause unpleasant noises. it is stablished in a busy area where pedestrial and vehicular traffic occurs during petco game events. also to its south is imperial st. which connects to the i-5 and the 94 fwy; pick hours are between 12pm -2pm and 5pm – 7pm. OPPORTUNITY: The student co-op is conveniently located walking distance from education institutions. students will have easy accest to main transit terminal, this can encourage students to switch to public transportation thus we eliminate pollution into the city. THREATS: Derelicts dwell around area.
